ost experts expect interest rates to remain at or near their historical lows through most of 2015. This is good news if you’re in the market for a mortgage. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and could well be lower than posted bank rates, which are currently hovering around three per cent for a variable rate. With a pre-approval in hand, you’re protected if rates rise; if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers, since it means you don’t have to wait to get financing approval on a home when
you put in an offer. This is an especially good tool to have when markets are hot. Removing the “conditional on financing” clause could mean your offer is accepted first since you already have your financing in place. So, when will rates rise? It’s anyone’s guess, but most experts agree it’s unlikely there will be any significant movement next year. However, we can’t assume that will be the case, and you shouldn’t wait too long to get pre-approved for a mortgage. It can take a few days. Many lenders offer online pre-approvals to make the process faster and easier. Start the New Year off right by taking advantage while you still can.
Tis the season To be tax planning? That doesn’t sound very jolly, but experts say preparing now makes for a merrier deadline
D
ecember has begun and the end of the year is in sight, and even though RRSP contribution and tax return filing deadlines are months away, it’s the perfect time for Canadians to begin preparing. Indeed, experts suggest the best tax planning takes place during the year – not at deadline time.

Consider, for example: » A new poll from CIBC indicates 31 per cent of Canadians don’t expect to meet the financial goals they set for themselves at the beginning of the year. » 22 per cent didn’t set any financial goals at all, and » Only 13 per cent met all of their financial goals for the year
CIBC and other financial institutions say a comprehensive tax strategy includes contributing to a Registered Education Savings Plan, donating to charity and conducting a careful review of all your investments. This latter step can include reviewing your RRSP contributions, and looking for ways to contribute more; as well as taking advantage of the opportunities afforded by a TaxFree Savings Account. To be sure, most Canadians would rather be enjoying holiday festivities. But with the end of the year in sight, and then the real RRSP and tax deadlines not that far off, time spent on these matters now will yield merrier occasions come tax return time.

Buyers love
APEX’S HEARTLAND IN COCHRANE
» by HEATHER RYAN
W
ith the charm of small-town living, a peaceful, natural setting and a great selection of housing styles, buyers are discovering there is a whole lot to love about Heartland in Cochrane. “People comment all the time that they love the small town feel and the friendliness of Heartland,” says Cathey Tracey, senior area manager for Excel Homes, the exclusive single-family home builder in Heartland. “Heartland is a beautiful, family-oriented community and we get a lot of people moving here from Calgary because of the lifestyle, and they find it’s a better value – they can get more house or a bigger yard for their dollar.” Ideally located at the edge of the Foothills on the west side of Cochrane off of Hwy. 1A, APEX Developments is crafting Heartland that offers new-home buyers the feeling of living in the country yet there is a wide range of amenities close at hand. 10 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
Heartland welcomes residents and visitors alike with extra wide centre medians that are extensively landscaped with aspen trees and river rock, and “there is lots of greenspace and pathways,” Tracey says. “We also have space designated for commercial development to provide neighbourhood conveniences.” There are several housing choices available that appeal to a wide range of buyers, from first-time buyers looking for affordability to those seeking more space in a move-up home, as well as empty nesters and those looking to downsize. Currently building in Phase I, Excel Homes is crafting single-family, double front drive garage homes with 10 different models available ranging from 1,528 to more than 2,500 sq. ft., starting from the $425,000s. “We have a really good selection of lots available, including those backing on greenspace, some across from greenspace and
APEX | Heartland in Cochrane
those on quiet streets – we really have something for everyone,” Tracey says. She adds that the single-family lots range from 32- to 38-ft. wide. Excel has two showhomes in Heartland – Weston, a 1,735-sq.-ft. two-storey, and Ainsworth, a 2,108-sq.-ft. two-storey. The Westin is a popular plan with buyers providing plenty of storage, great use of space and an open design. The Ainsworth also presents the open concept design with a dynamic open-to-above entry and many sought after features. Home designs throughout the community have been inspired by the beautiful natural setting and feature Alpine, Prairie, Homestead and Arts and Crafts architectural styles that are highlighted by steep open-ended gables, stone details and columns, low slope pitch roofs and clean lines. As well, Excel is crafting two-storey townhomes, featuring three bedrooms and 2.5 bathrooms ranging from approximately 1,300 to 1,500 sq. ft. and starting in the low $300,000s. Four townhome showhomes – Wilton, Birchfield, Stapleton and Paxton – are open for viewing.
Birchwood Homes is also building The Range townhomes in Heartland starting in the low $200,000s. A big attraction to Heartland is its convenient location being the gateway to Banff and Kananaskis Country, 10 minutes to camping and an easy 20-minute drive to Calgary’s west side. Residents will appreciated that it’s just minutes to downtown Cochrane, where they can enjoy an array of retail choices from big box stores to boutique shops, restaurants, services, recreation facilities, schools, parks and playgrounds and pathways. They’re also just a five-minute stroll to the river to walk the dog, enjoy a scenic picnic or cast a line. As well, the new Tuscany LRT Station is open, and just a few minutes up the highway is the LRT at Crowfoot, and both benefit residents who work downtown. For more information on Heartland, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends and holidays, noon to 5 p.m., or visit heartlandcochrane.com DEC 5, 2014 - JAN 2, 2015 | NEW HOME GUIDE 11

Phenomenal response to Creations by Shane Homes’
URBANA in NOLAN HILL » by HEATHER RYAN
N
ew-home buyers eager to make a home in a fabulous new collection of street towns crafted by Creations by Shane Homes in the prime northwest community of Nolan Hill came out in full force for the launch on Nov. 15. “The response was phenomenal; we were supposed to open at noon, but we had people coming through the doors at 11 a.m.,” says area manager Deb Gearey. “A lot of people had done their homework already online, so they came here excited and wanting to put a hold on a home.
14 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
“We even had people who were looking at buying elsewhere, change their mind when they learned what Urbana has to offer,” she says. “Everyone was impressed with the high standard features and the fact that there are no monthly condo fees.” Creations by Shane Homes blends affordability with an array of outstanding sought-after features and smart designs with Urbana in Nolan Hill, which consists of 96 two-storey street towns. We released 30 homes for the launch and 22 were put on hold by enthusiastic buyers,” Gearey says. “The comments from buyers have been really positive; they love that all the homes come with a detached double garage that is insulated and drywalled, front and rear landscaping, a vinyl deck or concrete patio and a no-maintenance chain-link fence along the side of the yards.” Inside, buyers appreciate the exceptional standard features such as nine-ft. main floor ceilings, wide plank laminate floors, granite countertops, stainless steel appliances, upgraded tile backsplash, choice of two different cabinet styles, upstairs

laundry, owner’s suites with ensuites and walk-in closets – and all at an affordable price starting in the upper $300,000s to low $400,000s. Urbana offers five different models to choose from, and Gearey says the Aldyn model, which ranges from 1,368 to 1,378 sq. ft. and features a dual master bedroom plan, will be attractive to buyers who want to share and build equity. “With the tight rental market, this home is ideal for two roommates because of the design and it offers the affordability to get into homeownership without monthly condo fees.” Other models and their highlights include: the Ardis, 1,463 to 1,473 sq. ft., boasts a handy phone and charging shelf next to the pantry in the kitchen and two secondary bedrooms – one with a sitting area; the Deco, 1,510 to 1,542 sq. ft., has a unique front entry with closets on either side and niches that flank the entry in the great room; the Milan,

1,553 to 1,580 sq. ft., has an awesome front lifestyle room and corner walk-in pantry in the kitchen; and the Verto, 1,525 sq. ft., features an expansive island and flush breakfast bar in the kitchen along with a handy four-shelf pantry and two secondary bedrooms – one which features a larger, deeper closet for extra storage. The home designs, affordability and quality are attracting broad interest “from fi rst-time buyers to families and downsizers,” Gearey says. “It’s really a favourable place to raise a family.” She notes buyers are also drawn to Urbana’s outstanding location, which is within walking distance to the Symons Valley Ranch Farmers’ Market, and a new Sobeys, Starbucks and Super Wal-Mart are planned for the area. Residents are also minutes away from great shops, services, groceries and more at Beacon Hill and Creekside Centres, and have convenient access to several major routes including Stoney, Sarcee and Shaganappi Trails offering ease of access to downtown, across town and the airport. Q&A
ASK AN EXPERT by HEATHER RYAN
WARM YOUR HOME’S DECOR FOR THE WINTER SEASON Q: Do you have any tips for warming my home’s decor during the winter and holiday season? A: “During the winter you want to add warmth to your home by bringing in rustic elements to make it cosy,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. “Adding faux fur blankets, throws and pillows on sofas and beds will make those rooms feel warmer and we’re seeing a lot more hand-knit pillows and cushions that add warmth and look great.” “You can also add warm metals like copper, bronze, and rose gold for accessories such as lamps, vases, and wall art,” he says. “In the winter I also fill my home with candles. Battery-powered candles with mini LED lights have come a long way; some are even made of wax so they look very realistic and some even give off a scent.” If you want to get rid of that stark feeling in a room, Macdonald suggests using grasscloth wallpaper, “which is making a comeback. It can really make a room feel cosy; you can put in on all walls in the bedroom and the effect is outstanding.” As for winter colours, he notes, that “gone are the days of burgundy and hunter green, a lot of people are warming their home with deep navy, camel and cashmere colours that look warm and updated.” Forby theHEATHER holiday season, ASK AN EXPERT: RYAN Macdonald sees two new trends in decorating developing. “The first is the vintage 1920s look with a lot of art deco, hurricane lamps, mercury glass ornaments and vases, beaded table runners and ornaments. “The second is the rise in non-traditional Christmas colours so we’re seeing hot pink and apple green, oranges and rust colours, and white and sky blue.” Macdonald also notes a trend toward using table runners instead of table clothes this year, and “the newest trend in outside decor we’re seeing is adding permanent Christmas LED lights in the eaves that remain out of sight most of the year.” And, while outside, he says, don’t forget to dress up the front porch by filling empty flower pots with willow branches and pine boughs and adding a festive mat and wreath.

Genesis Land Development Corp.’s Saddlestone community offers exceptional living in Calgary BEAUTIFUL SIDE-BY-SIDE HOMES WITHIN VIBRANT, AMENITY RICH COMMUNITY In a city with high housing demands, Genesis Builders Group knows what consumers want – stylish and high quality homes. Their solution: The Arden, a side-by-side home in the Saddlestone community, designed specifically for Calgarians who expect better value and appreciate luxury finishes and great design. Surrounding the beautiful homes of Saddlestone is a robust community where neighbours gather on the weekends, and where families can enjoy picturesque ponds, bike paths and walking trails. HOLIDAY
table DECOR Âť by LISA CANNING
I am a big believer that decorating for the holidays should be fun and simple. Th is table took me 20 minutes to set up and was made up of items I had mainly in storage. For a modern take on table decor here are my favourite tips. START WITH A MODERN COLOUR PALETTE Especially in an urban setting, a modern colour palette can be really fun to experiment with at the holidays. I chose to go with various shades of purple, using ribbon and various sized ornaments loosely strewn on the table. There is a regal nature to

purple that is very fitting to the holidays. Other fun combinations to try include shades of navy and teal. SHOP YOUR HOUSE Almost everything on the table I had in storage. A decorative candy dish was instantly made into holiday decor by placing small ornaments in lieu of sweets. A large glass floral vase filled with ornaments adds instant glamour and height to the
I chose to go with various shades of purple, using ribbon and various sized ornaments loosely strewn on the table. tablescape. Candle-holders, which I use year-round, add a lovely shimmer and glow so essential for a holiday party. Spools of ribbon that I had in storage can easily be re-used to wrap a gift after my party. Especially in a small space where storage is at a premium, being able to use items beyond a holiday context is a great strategy to maximize space. LAYER AND VARY YOUR HEIGHTS & TEXTURES What makes a tablescape most interesting, holiday or non-holiday, is variety in texture and height. In this setting, I used flowers in a casual arrangement with leafy greens adding lots of height. The scale of the large Christmas balls provides great contrast and the entire arrangement is grounded by loosely strewn ribbon. I love the contrast of the glittery ornaments against the natural texture of the ribbons. Mixing your heights and textures keeps the entire spread visually interesting and sets a glamorous backdrop for your guests.
HAVE FUN The holidays are a fun time to be whimsical. I picked up these adorable cocktail napkins in the check-out aisle on a recent client shopping trip. While I might not use these for the day-to-day, a little bit of humour and whimsy at the holidays is always appropriate.

A lot is not just some piece of land or pile of dirt that your new home will be built on. In essence, it is the foundation for your home and future as a result. When looking for that perfect new home in Calgary that will best suit your wants, needs and lifestyle, it’s important to get just as excited for shopping for a lot as the home itself. Here are a few things to keep an eye out for if you plan on building a new home from scratch in the near future. DIRECTION One of the most crucial aspects of choosing the right lot is to consider its directions relative to the movement of the sun. For example, a lot with its front facing east and back facing west will have lots of sunlight coming into the front of the home during the morning and vice versa in the afternoon – perfect for those backyard family barbecues in the summer.
28 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
That set-up might also be favourable for those looking to do their morning yoga outside in the shade. On the other hand, lots facing north and south are more likely to have a new home that will stay cooler in the summer because of less sunlight entering its windows throughout the day, although these properties usually get a full day of sun in both the front and backyards. LOCATION
After deciding on what new community you’d like to build in, you will want to start considering where exactly it is you would want to live. Cul-de-sacs, for example, are perfect for families, as they have little traffic going in and out, resulting in a quieter and safer setting to live in for you and the children who love to take playtime outside. If you are looking for more space, then consider finding a corner lot to build on. You’ll have much more lawn area to work with and may find that it takes away that “congested” feeling you may have experienced before when living between two other properties in a typical row set-up. BUDGET Having a budget and sticking to it is the best thing you can do when buying new. However, I cannot stress enough how important it is to find the right lot (and home) that will fit your wants, needs and lifestyle best. Paying a small percentage over top your budget to get that bigger backyard, corner lot or cul-de-sac location in the community you want may give you 100 per cent satisfaction in your purchase with absolutely no regrets. At the end of the day, it’s crucial that you are happy with the chosen lot, and can see you and your family growing and creating lasting memories with one another on this foundation of your future. Calgary currently has a ton of opportunities for new-home buyers looking to build a customized home on a pre-selected lot. Is it time for you to find that perfect lot?

O Christmas tree Every year, my family gets into a holiday debate: whether to purchase a real tree or one of the faux variety. There are benefits and costs to both options, but the scientific community has gotten behind the theory that until the fake trees no longer use PVC and leads, which are very hard to recycle, the real tree is the way to go. This suits me just fine, because when it comes to holiday traditions, the smell of real pine in the home is at the top of my list. SIMPLE TIPS FOR CHOOSING A REAL TREE:
Traditionally, any time after the 1st of December is perfect to either visit a tree farm or the local tree stand. This is because colder weather encourages more of the sap from the tree to leave the main trunk and settle in the roots. These dormant trees hold their needles significantly longer. If you are purchasing a tree that has already been cut, keep an eye on the location and see when they get their fresh shipments. Like fresh-cut flowers, a freshly chopped tree will last much longer in your home. THREE MOST COMMON VARIETIES OF TREES:
Pine – With longer needles, the pine tree has a very specific look as your Christmas tree. My grandma always wanted the pine because that was what she grew up with. For ornaments, the longer pine needles and the shape of the branches make it tough to really have a lot on the tree; however, you need less to make it look full! When it comes to scent, the pine is somewhere in the middle and won’t overpower your home. Clean-up with the longer needles is significantly easier, but don’t use the vacuum! Those long needles can really jam the filter. Spruce – One of the most popular varieties, the shortneedled spruce, has long been a staple in the home come December. Perfect for ornaments and great for smell, the spruce is also one of the more economically priced trees. The spruce does have a downside, however. Spruce trees are the first to lose their needles because of our warm homes. Those small needles get everywhere, and if you have carpet, you will be pulling sharp barbs out of the pile for months. Fir – My personal favourite and the Cadillac of Christmas trees. While the fir is not known for a strong scent, the soft short needles and great branch structure make it ideal for hanging lights and ornaments. Firs are also one of the best options for longevity, keeping their needles for up to six weeks. I love the look of the Fraser Fir because of the silver colouring under each needle. The downside of the Fir tree has to be the cost, often double the other varieties. A six- to seven-in. Fir tree can often cost in the hundreds, which is a steep price for something decorative in your home that you recycle after a few weeks. 30 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
Any of the three tree options will be great in your home. Just make sure you use my tree preservation recipe to keep it lasting.
› 4 Cups of fresh water › 3 Tbsp. of sugar, which acts as the food for the tree › 1 Tsp. of vinegar, which acidifies the water promoting more absorption › Few drops of tea-tree oil or bleach to prevent mould growth in the water If you use this mixture every third watering for your tree and make sure that the tree stand never runs dry, you’ll significantly prolong the enjoyment of your tree. Make a big deal of getting your tree, go to a local tree farm or lot, and have a great time picking it out. Stop for hot chocolate or cider somewhere on the way home! And when the holiday season is over, make sure your tree is disposed of properly at a recycling centre.

//NEW HOMES & REALTORS
Realtors can help you
BUY YOUR NEXT NEW HOME » by HEATHER RYAN
When shopping for a resale home, most people acknowledge the need to turn to a realtor for help. But does the same hold true when you’re shopping for a new home? Laura Jobb, a realtor and new home consultant with CIR Realty, says it’s a good idea to use a realtor when buying a new home, as it benefits both the buyer and the new home builder. “A realtor can help bridge the gap between the buyer and the builder,” says Jobb, who worked for two well-known new home builders before becoming a realtor. “Buyers always have questions during the purchasing process, but they often don’t have the time to go back and forth with the builder’s sales person, and many of my clients prefer getting the information from one person and don’t want to deal with anyone else but me, so I act as a
Laura Jobb
go-between and get them the info they need. “Similarly, if the builder requires some information from the buyer, a lot of times it’s something I can get quickly for them rather than having to wait for the buyer to respond,” she adds. “A number of builders also appreciate realtors because we’re bringing them buyers.” A major benefit to using a realtor to buy a new home is having “someone in your corner who can help you make decisions and make the process enjoyable,” Jobb notes. A realtor can also provide their client with comparisons, showing them what is comparable on the market in the community they want to live in and comparing the home they’re interested in with models from other builders. “Typically, you have three or four builders on a showhome parade and it helps to have someone who can give you an unbiased opinion and help you compare all the features of the home, the promotions available, standard specifications and upgrades – there is a lot of consider, more than just the prices,” Jobb explains. “It can be confusing, so having a realtor can help you make your decision with more confidence.” Buying a home can also be an overwhelming experience, she says, especially for first-time buyers, because beyond selecting the right home, buyers need to consider factors such as getting a mortgage, a lawyer and planning the move, and a realtor can help with all those details. “I assist my clients through the whole buying process up until time of possession,” Jobb says. Further, a realtor can help buyers select community, which can be difficult for newcomers to the city. “A realtor can take the time to help narrow down communities that best suit your needs whether that’s being close to schools, works, shopping; a realtor can do the legwork for you,” she explains. And, despite any belief to the contrary, using a realtor for your new home purchase doesn’t cost you anything. By using a realtor, you get the benefit of having someone with experience to help you buy a home at no cost so it makes sense to use one. If you’re looking to buy a new home, contact Laura Jobb, CIR Realty, 403.830.6716 or email ljobb@cirrealty.ca DEC 5, 2014 - JAN 2, 2015 | NEW HOME GUIDE 31

CALGARY THE NO. 2 CITY IN ALBERTA
for real estate investment » by WAYNE KARL Calgary is not only Canada’s “hottest” housing market, it’s also the number two city in the province when it comes to real estate investment. This, according to the latest provincial ranking from the Real Estate Investment Network (REIN), one of Canada’s leading real estate research and education organizations for investors and homeowners. The group recently developed a new ranking system – REIN Score – that rates real estate investment markets across Canada in a way that allows investors to compare markets across provinces and across the country. The REIN Score measures each city or town on five different categories for a total of 50 points including: Economic Risk (possible 12 points); Yield Growth Potential (possible 12 points); Investors’ Insights (possible 10 points), Political Climate (possible eight points) and Accessibility (possible eight points). “We wanted a more concise and detailed report that reflected the depth of our research,” says Melanie Reuter, director of research. “We realized that not all investors are alike and that everyone has differences in their risk threshold. Some want quick, high yields and are willing to take a chance to get a more dramatic return, while other investors are happy with slow and steady appreciation and decent cash flow. There are different measures of success and the new ranking acknowledges that.” “The two most important criteria are the economic risk with a big focus on existing and future jobs and job growth, and the growth potential of yield,” says Reuter. “Will the going-rent rates mean your cash flow is good in relation to the house prices, and is there potential for more and larger growth as the local economy improves? “It is also important to take into consideration the political climate of a community and whether it has a solid growth plan, cash flow squashing taxes, and whether it has restrictive rental policies. If you can raise rents to match demand or your property taxes are expensive compared to other communities, your current and existing cash flow is compromised.” The report also takes into consideration the immediate and long-term impacts of Canada’s demographic changes. Will communities continue to attract the two largest cohorts: an aging population and a very different Generation Y? Edmonton grabbed the top spot in the ranking over Calgary, but only by a single point. 34 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
“Edmonton edged out Calgary only because the properties are not as expensive,” Reuter told New Home Guide. “Although rents aren’t as high, there is often better ROI. The two do battle back and forth, for sure. It is often easier for investors to get into the Edmonton market, as the down payment requirement is less.” “The formula of job creation = more people moving in = higher housing values is evident in Calgary,” REIN says in the report. “The market is hot.” Calgary’s pro-business, pro-economic development attitude will encourage housing demand in the mid-term future, the group says. CRAFTSMANSHIP » by BRAD JACKMAN

n the middle of winter with the holidays on everyone’s mind, landscaping may not be on many homeowners’ radar. Landscape 360 would like to highlight a few ideas homeowners can contemplate over the winter. Hiring a landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some, unsure of where to begin, what you want it to look like and who to talk to. Have a plan. You can never call a company too early to plan for the following season’s project. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. Landscaping your new home will require breaking your project into categories and allocating your budget accordingly.
Landscape 360. Professional Landscape Construction 36 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
Custom woodwork is one of many options to incorporate into your landscape. Custom woodwork is one of many options to incorporate into your landscape. Decks, pergolas, fences, retaining walls can all be built a number of different ways. Like most aspects of landscape construction, choosing the right material is key. Your options include spruce, which can be used for decks and fences but is a lower grade lumber and typically requires a solid or semi solid paint or stain. Pressure treated is another great option; this is spruce or pine chemically treated with wood preservatives. This protects the lumber from the elements, and improves the longevity of the wood. Pressure treated lumber is excellent for retaining walls and fences. Cedar is strongly recommended for decks, pergolas and privacy screens/ walls. It withstands our climate and has an extraordinary natural beauty. Cedar

needs to be treated with stain or oil to prevent the wood from turning grey. It requires more maintenance than your other options, but the sacrifice is worth it. You should expect to stain your cedar deck every other year depending on sun exposure, traffic, pets and usage. Kayu is also an option for homeowners who crave a high-end deck. It is an exotic hardwood that is used throughout the world on docks, ships and many high traffic areas. Kayu withstands all weather conditions and is a perfect complement to any landscape. Composite decking has become extremely popular in recent years and the technology used to create this product has come a long way. It can come in many different textures and colors and is built to withstand our harsh climate. No maintenance is required with composite and it is a great product choice for families with pets. Quality craftsmanship in woodwork is as important as the product you are choosing. Many landscape companies do not address all aspects of landscaping. Find an organization that will complete the task from start to finish and handle any subcontracting required. Remember, there are many different approaches to outdoor projects. The final result will fall between what you can plan and budget for and what your landscaper is capable of creating. When deciding which landscape company to hire, do your research. Ask to see their portfolio, view their website and look into some of the products yourself. Most importantly ask lots of questions. Landscape construction can be done very differently. Hire a company which uses quality equipment, utilizes the best products available and installs everything professionally.

Interest rate hike unlikely in 2015: BMO » by WAYNE KARL

Relax, Canada, not only is the real estate market not going to experience a U.S.-style crash, as some pundits continue to predict, but there’s isn’t even going to be any significant interest rate hike in 2015. This, according to Douglas Porter, chief economist of BMO Financial Group. He suggests the Bank of Canada may, at best, raise its influential overnight target rate by a quarter-point. BoC has held the rate at one per cent for four years. BMO itself, in its Home Buying Report released in late October, inadvertently stoked the flames of concern. The report indicates the majority of Canadians currently in the market for a home would be forced to change their buying plans in the event of a two percentage point rise in interest rates. Th irty per cent would be forced to reduce their price range and settle for a less expensive home, while another 13 per cent would be priced out of the market. And this, at a time when prices in the three hottest cities – Calgary, Toronto and Vancouver – are rising faster than family income, further straining affordability. A two-point interest rate hike is highly unlikely, however. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Home Guide. “We do believe that at long last rates will begin to creep higher next year, but we are only looking for quarter-point hike by the Bank of Canada.”
Continued rapid price gains in Calgary, Toronto and Vancouver will increase those cities’ vulnerability to a shock – whether economic, interest rate or otherwise, BMO says in the report. Porter suggests there may be some price cooling in these markets next year, particularly in Calgary and other cities with ties to the oil and gas industry, since oil prices have fallen notably in recent months. “We would also look for somewhat slower price gains in Toronto and Vancouver, but both of those markets have proven to be amazingly resilient – largely thanks to relentless population inflows to both,” Porter says. “I’m not sure that any other large city could step into the void at the top, and we expect a notably milder national price increase next year.” But if Canadian real estate has demonstrated anything lately, it is its ability to surprise. “The dominant story in recent years has been the consistent surprises to the high side by the Canadian housing market.”

10 WAYS to be the
perfect party host » by SARA DUCK
Peggy Post, great-granddaughter-in-law to the famous American etiquette writer Emily Post, shares her top tips for entertaining with style and grace during this busy season. INVITE CLEARLY
Include necessary information for your guests in the invitation, such as where the event will be held, what time and the dress code expected.
THE LIST
Preparing your guest list carefully is key to a successful party. Creating a congenial guest list ensures a comfortable and enjoyable evening for all.
KEEP CALM AND PLAN ON
Set your menu ahead of time, ensuring you’ve checked all of your guests’ dietary restrictions and that you have enough food for the entire evening.
ACCEPT OFFERS OF HELP
Th rowing a party can be enjoyable, especially if you approach it with simplicity. If someone offers to bring something, look at your menu and suggest accordingly.
WATCH THE CLOCK
Expect guests to arrive on time and plan to be ready 15 minutes ahead so that you can warmly welcome them. Th is includes having your table set, bar stocked and bathrooms ready with extra tissue and essentials.
42 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
THE SPARK
As host, you set the tone for making your guests feel comfortable and welcome. Make sure to circulate the room, introduce guests to each other, engage in interesting conversation. No talk of politics, please!
BE ATTUNED TO GUESTS’ COMFORT
When it comes to your guests, be on the pulse to their needs. Offer seconds to those who may be a little shy to ask for more and look out for wallflowers shying away from conversations.
FLEXIBLE AND GRACIOUS
Your soufflé falls. Or one friend arrives with an unexpected guest. The ruined dessert? Have a fallback. The uninvited guest? As discourteous as it is for someone to spring a surprise on you, be gracious. No polite host would ever send an uninvited guest packing.
START THE MEAL GRACEFULLY
Signal when guests can start the meal, as you may need to finish off the last details in the kitchen and don’t want the food to get cold. Give a welcome speech and invite everyone to start.
SHOW APPRECIATION
Thank people for coming as you bid them goodbye. And don’t forget to thank anyone who brought you a gift.

Moving into your new home for Christmas 1A
COCHRANE
» by DONNA MOORE
DONNA MOORE
Executive Officer, Calgary Region Home Builders’ Association 403.235.1911 crhba.com
If you’re one of the many Calgarians who bought a new home earlier this year so you can move in by Christmas, then you’ll know planning a move on top of the holidays can be stressful. Moving at Christmas is one of the most difficult times of year, because not only do you have the festive season to prepare for, there is the added pressure of packing, unpacking and ensuring the home is ready for you and your family. Further, a move during the holidays can be especially confusing for young children who worry about whether Santa can find their new address. So take the time to reassure them that all will be well and despite all the chaos of moving keep up your traditions such as putting out milk and cookies for that jolly old elf or hanging up their favourite decoration. Once you’ve gone through the final inspection with your builder and have taken possession of your new home, the race to move begins. One of the best ways to minimize the stress is to be organized. Write out of list of everything that needs doing so you can check things off when the tasks are completed.
44 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
1 Also, rather than tackling the job of moving yourself or enlisting the help of friends and family – who are also likely facing their own festive pressures – consider hiring a professional moving company to help with the packing and unpacking to lessen your load and your stress. When you’re packing at your old place, it’s a good idea to make sure your Christmas decorations are packed together and clearly marked so they are easily accessible when you get 22X to your new home. This way you might not have time to unpack everything before the big day, but at least the new PRIDDIS place will be decorated with festive cheer. If this is your first home and you don’t have decorations, or can’t locate the old ones, don’t worry. Hanging a wreath on the front door, putting up a tree (even a small one), setting out red and green scented candles and playing some TURNER VALLEY Christmas music are a few easy ways to make your new abode seem more festive and comfortable. There’s also a lot to be said for buying all new decorations – it’s a new home so why not go with a new look. Of course, with stacks of boxes still left to unpack, entertaining friends and family in your new home may be daunting, so consider doing something that is less elaborate. Have some egg nog or other festive cheer on hand, serve a simple tray of cheese and crackers and/or veggies and dip and you have the makings of a party that will toast a new home and a new year. It’s also easy to agonize over cooking the traditional Christmas meal when your dishes still need unpacking and you can’t find your favourite roasting pan. Rather than stress yourself over how you’re going to get it done, consider options such as ordering in a festive meal, or having takeout. If you’re having a simple meal you can still make the table festive with candles and a colourful paper tablecloth and napkins. Alternatively, you can ask another relative to host the Christmas dinner – that would take all the pressure off trying to put something together. An added bonus to moving in at Christmas time is that it gives your family a chance to start some new traditions and celebrate a new beginning in a new home. And, take the time to record the event so you have lasting memories of your new home – one that you and your family will enjoy for years to come. Merry Christmas!

//MORTGAGE MOGUL
Mortgage solutions for the self employed » by JASON ELDRIDGE For years, it has been very difficult (to say the least) for clients looking for mortgage financing to get qualified if they were self employed. Thankfully, those days are long behind us. The development of mortgage programs to assist those clients who are either sole proprietors, commissioned sales people, individuals who work in an industry where tips have a significant impact on overall income level, or those who have formed an incorporation or limited company, have made it so much easier to qualify for mortgage financing. Some of the key enhancements include minimal down payment amounts and documentation to prove income. Self employed clients may now purchase a home with as little as 10 per cent down and refinance up to 85 per cent of the value of their principal residence (if you can’t provide confirmation of your income). In most instances, you will be asked to provide a Notice of Assessment to confirm that you do not owe any personal income tax, yet you can state your actual income without having to prove it (Genworth will determine the reasonableness of this income). In order to qualify under
the Genworth Business For Self program, you must not have been operating your own business for a minimum of two years, otherwise you will have to prove your income. In fact, you could start your own business tomorrow, as long as you were in the same line of work for the past two years. You must also have a strong credit history. If you are purchasing a home with at least a 20 per cent down payment, you do have the option to increase your amortization beyond the 25 year standard in order to keep your monthly payment lower. However, if your credit is currently bruised or perhaps there were a few issues in the past, we have alternative lenders that will assist in these situations. They, too, require only a minimal amount of paperwork in order to meet the employment verification process. You may or may not need a higher down payment or equity position, but this will be determined based on the overall presentation of an application. While I have only pointed out some of the fundamental changes to the self employed programs, some of the lenders will have their own unique features and qualifying requirements for these programs. As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01 02 03
Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
48 NEW HOME GUIDE | DEC 5, 2014 - JAN 2, 2015
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)
05
Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 07
Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.
» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS
You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
