Buyers get more for their money with zero lot line homes
in Nolan Hill NEW-HOME BUYERS are embracing
the opportunity to save money and get a larger home on a smaller lot with Shane Homes zero lot line models in northwest Calgary’s Nolan Hill. “Buyers like that they can get more for their money by buying a home on a zero lot line,” says Dave Gearey, coarea manager with Glenn Jorgensen. “They can get a large home with a front attached double garage at a more affordable price because the lot is narrower. Hanging a welcoming wreath on the front door. Unwrapping a special gift from a loved one. All these and more are magical moments of the holidays that you will come to treasure while celebrating Christmas in your new home. But, if you’ve bought a new home earlier this year with the idea to move in by Christmas, before you can enjoy these moments you’re going to be dealing with the stress of moving on top of the holidays. Moving is often stressful all on its own with handling packing, unpacking and ensuring the home is ready for your family without the addition of thinking about preparing for the festive season. Not to mention that it can be hard on young children who worry about whether Santa can find their new address. So you’ll need to take the time to reassure them and keep up your youngsters’ favourite holiday traditions to make them feel that all will be well. Once you’ve gone through the final inspection with your builder and have taken possession of your new home, the race to move begins. One of the best ways to minimize the stress is to be organized. Write out of list of everything that needs doing and check things off once tasks are completed. Also, rather than tackling the move yourself, enlist the help of friends and family or, better yet, hire a professional to do the packing and unpacking to lessen your load and stress. Knowing that Christmas is around the corner, here’s a good idea for packing: Make sure your Christmas decorations are packed together and clearly marked so they are easily accessible when you get to your new home. This way even if you don’t get around to unpacking everything, you’re able to still decorate your new home with festive cheer.

If this is your first home and you don’t have decorations, keep things simple. Hang a wreath on the front door, put up a tree (even a small one), set out red and green scented candles and play some Christmas music – this will make your new home seem more festive and comfortable. There’s also a lot to be said for buying all new decorations – it’s a new home so why not go with a new look? With stacks of boxes left to unpack you may also find it diffi cultCommunities to Airdrie entertain friends and family, so, again, keep it simple. Have some egg nog or other festive cheer on hand, serve an already-made tray of cheese and crackers and/or veggies and dip that you can get at the store and you have the makings of a party. Further: don’t agonize over cooking the traditional Christmas meal when your dishes, pots and pans still need unpacking. Rather than stress yourself consider options such as ordering in a festive meal or having take out. You can still make a simple meal festive by adding candles and a colourful paper tablecloth and napkins to the table. Alternatively, partake in a Christmas dinner at the home of another family member or friends – that would take all the pressure off trying to put something together. An added bonus to moving in at Christmas time is that it gives your family a chance to start some new traditions and celebrate a new beginning in a new home. Take the time to record the eventSWsoCommunities you have lasting memories of the first Christmas in your new home – one that you and your family will enjoy for years to come.

Alberta and Calgary economies and housing markets to improve in 2016 AFTER A CHALLENGING 2015, the Alberta and Calgary economies – and housing markets – can look forward to better times next year and 2017. “Lower oil prices have had an impact on Alberta’s economy this year affecting capital investment, energy exports and consumer spending, and in turn, the province’s housing starts,” says Lai Sing Louie, CMHC’s regional economist for the Prairie and Territories Region. “New construction declined by about 20 per cent in 2015. However, oil prices are forecasted to rise next year and in 2017 as US crude oil production declines. This will help Alberta’s economy return to growth in 2016 and 2017.” In Calgary, total housing starts in 2015 are expected to decline by 30 per cent to 11,900 units after reaching a record high in 2014. The impact of lower oil prices on Calgary’s labour market has weakened employment growth, slowed net migration, and increased uncertainty among prospective homebuyers. “Housing starts in 2016 are forecast to decline an additional 16 per cent from 2015, but increase slightly in 2017,” says Richard Cho, principal market analyst for Calgary. “Calgary’s labour market conditions, income growth and net migration are not expected to improve in the next two years. Inventories in the new home market
will rise moderately while the resale market will be well supplied. Collectively, this will limit the pace of new construction and keep housing starts from posting a strong rebound.” “Strength in the multi-family sector will push total housing starts to 16,400 units in 2015 in Edmonton,” says Christina Butchart, CMHC’s principal market analyst for Edmonton. “However, this strength will dissipate in the closing months of 2015, and throughout 2016 as slower economic growth and reduced net migration lead to softer housing demand.”

Add warmth to your winter decor and get decked out for the holidays Q: How can I add warmth to my home during the winter and what’s new in decor this holiday season? A: “Now that the weather has turned colder you’ll want to add warmth to your home by bringing out those throws, pillows and quilts for your sofas and changing your bedding with a winter duvet to make it cosy,” says Kal Macdonald, interior design supervisor for Shane Homes and Creations by Shane Homes. “In the winter I also like to fill my home with candles to create a softer feel.” For the holiday season, Macdonald sees two new décor themes. “The first is ‘Winter Wonderland’ featuring frosted ornaments of white and silver and even all white. The second is what I call ‘Champagne’; it replaces the traditional gold with softer Champagne or platinum colours.

“The colour I’m seeing a lot of this season is blue – dark blue, topaz, bright blue –people can pop it into either theme and it will look great,” he notes. “Additionally, the 1950s look is in, so people will see vintage ornaments very similar to ones they may remember from their childhood.” There is also a growing trend toward making homemade decorations from wood, textiles, fabric, wool and twine. “You can make your own decorations as a fun activity on a cold day for the whole family and really bring out the spirit of Christmas.” With the advances in LED lights, they are being incorporated into the designs for many decorations this year such as wreaths and garlands. ASK AN EXPERT: by HEATHER RYAN “You can use an LED garland and place it into a large hurricane lantern or a glass box to make things sparkle,” Macdonald says. “You can also fill hurricane lanterns with fake snow, wood chips, potpourri, coloured Christmas bulbs or mix together walnuts, cranberries and cumquats for a nice display with a candle on top.” A trend this year when decorating outside, is to hang a festive banner with words such as Noel on them instead of hanging a wreath on the front door. “We hope you enjoyed the tips and wish you a happy holiday from all of us at Shane Homes.”

5 simple ways to prepare your home for winter By Cody Battershill
So you’ve found your winter clothes in the bottom of the closest and have likely already stocked up on your favourite hot drink and soup. You are ready for below zero temperatures, but what about your new home? Is it ready to endure the cold months ahead? The cold is coming, and in a city like Calgary, there’s no telling how soon or late the deep freeze will hit. As a homeowner, it’s important that you take precautionary steps in order to prevent any damage while also adding an extra level of “warmth” to your place. Here are five simple ways to prepare your home for the winter to come. Check for cracks While you would expect your home to not have any cracks after buying new, there is the possibility that a window sill, for example, isn’t completely sealed and is leaking air. Do a quick inspection of your home’s interior and exterior for any cracks or leaks and seal them using the appropriate material. If you aren’t sure what is best, ask your local home department store for a recommendation. Check your attic insulation The attic is a likely place for your home to lose heat from the inside to its cold surroundings, especially if the contractor happened to miss a spot or two when blowing loose insulation fill inside. Do a quick check for evenly spread and tight insulation across the ceiling line. If need be you can always add extra insulation to keep more warmth in, although there is a fine line between adding the right amount and adding too much. Consult your local home department store for a recommendation on how much to add and what R-value insulation you should use if you’re not sure. Consider window insulation It would be strange if your new home didn’t have energy-efficient windows already. However, you can always add to their insulating capabilities by adding window treatments or coverings such as plastic insulation. It’s a very affordable way to keep the heat in and the cold out during the winter season. These window kits can be found at your local home department store.
Furnace filters Stock up on furnace filters and check them regularly during the winter. A dirty filter will impede the efficiency of your furnace as air flow is restricted, and in dire cases could cause a fire although highly unlikely. Clean the eavestrough Get on top of the roof carefully with your tool of choice, usually a spatula, broom or even your hand with a set of gloves works great, and remove all the clutter from your eaves trough. If possible (and not too cold outside) grab the hose and spray out any remaining residue. Having blockage in your rain gutters can cause water and snow to accumulate and freeze, causing ice dams that can create unwanted water flow (which will freeze and expand) into the base structure, window sills and even into your home itself. In addition, make sure your gutter spouts are draining well away and efficiently carry any of Mother Nature’s precipitate well away from the base of your home. Wishing you the best winter yet!
