The prolonged slump in oil and gas has challenged the province’s economy and housing sector over the last couple of years, but things are finally looking up. “A member survey showed home starts are expected to rise a modest 5.7 per cent in 2107,” Donna Moore, CEO of CHBA – Alberta, recently told New Home Guide. “That optimism likely reflects gains of almost 50 per cent in oil prices last year that are raising consumer comfort levels after a couple of tough years for the economy.” By mid-2017, more manageable inventory levels and improving economic conditions should support a modest gain in single-detached starts, echoes Canada Mortgage and Housing Corp. Need another reason to consider buying a new home in Alberta this year? How about the new carbon taxes? “(These) will no doubt have Albertans looking more closely at their utility bills and considering how to reduce costs,” says Moore. “Investing in an energy efficient home that saves you money and offers greater comfort will make more sense in 2017 than ever before.”

2017 Interior Design Trends… By C. Marie Hebson I’ve found these to be the most consistent in what is hot for 2017 interior design trends. As with any good design, knowing when to use these items and when to not is the key to any successful interior design, my rule of thumb is if you are not 100% in love with an item — don’t buy it! Happy New Year everyone! 1. WALLPAPER (AS ART) Expect bold new designs mixed with technology, think of your wallpaper as art and not just a pattern. It truly is the new way to add real wow factor. 2. SHADES OF GREEN-ERY Pantone has named ‘Greenery’ as its color of the year. The color is representative of fresh beginnings and works well with raw organic texture. Green has and always will be a favourite go to for me in interior design. 3. UNDERSTATED LUXURY Understated palettes is gaining momentum for 2017, there is a new appreciation of luxury that is quiet, sophisticated and personal. 4. ECLECTIC STYLE AND MIXED PATTERNS Design does not just have to be one dimensional and themed by a specific genre of influence. This trend was spotted at New York Fashion Week in the fall of 2016 mixed patterns and is taking off in home decor. 5. RAFIA, RATTAN AND PARCHMENT A more relaxed look is on the way, pay close attention to Scandanavian design companies to see more of this trend.

OPEN, COMMUNAL LAYOUTS Open, communal living spaces where friends and families gather to eat, converse, write, work, entertain, and even sleep, will continue to gain popularity as a way to get comfortable in a world of rapidly accelerating changes. 7. STRONGER MIX OF TRADITIONAL AND MODERN An appreciation for antiques is definitely on the rise with the younger generation. Incorporating antique and vintage pieces into modern designs, creating beautiful, layered settings is on the rise for 2017, which also fits with #4’s eclectic styling. 8. ACRYLIC AND LUCITE Acrylic and lucite bring a sense of order and weightlessness, a nice mix from typical glass – high quality Lucite makes a unique statement in any room. 9. TEXTURE, TEXTURE, TEXTURE Engaging texture into a colourful design or in a neutral palette, texture is absolutely essential in making it truly memorable. 10. ARTISANAL (INSTEAD OF DIY) For years now the world has been obsessed with DIY, designers however are looking towards items that are more artisan than the quick and easy DIY.

Moreover, the new mortgage stress test implemented in October 2016, which is currently 4.64 per cent, means some prospective homeowners will either have to lower their budget or continue saving. “It is too soon to measure the impacts of this policy change,” says Will Dunning, Mortgage Professionals Canada Chief Economist and author of the Annual State of the Residential Mortgage Market in Canada report. “The survey finds that among potential homebuyers who expect to be subject

to that test, their ability to buy a home will be impaired. As a result, they also expect that there will be negative impacts in the overall housing market and in the broader economy.” Homebuyers are seeking various avenues to achieve their down payment; personal savings is still the primary source of their down payments, but homebuyers are more likely now than ever before to rely on other sources including, loans from financial institutions and withdrawals from RRSPs. There is also a larger dependence on the “Bank of Mom and Dad.” Many parents have enjoyed rapid increases in their home values in the past decade and a half, affording them the ability to assist their children.

WITH THE COSTS of buying and maintaining a home on the rise, Canadians are increasingly relying on secondary suites to help mitigate the costs of homeownership. According to a new report by Mortgage Professionals Canada, Canadians who purchased their home within the past two years reflect a “new normal” in the Canadian housing market. Thirty-four per cent of first-time buyers think it’s important to generate income from their properties, and 13 per cent of homeowners undertook renovations to add space for a rental unit. The report contains data obtained from various sources, including an online survey of 2,000 Canadians. According to the respondents, current homeowners renting a secondary suite indicated that it was a necessity, with 24 per cent stating, “I need to rent a room/unit in my home to afford my mortgage,” and 15 per cent acknowledging that they “would have to make major lifestyle changes if [they] did not have rental income.” “Creating income remains a useful tool for first-time homebuyers,” says Paul Taylor, president of Mortgage Professionals Canada. “People are looking for ways to make owning a home more affordable. Generating income allows them to reduce their mortgage more quickly.” Each year more than a third of mortgage holders take actions that will shorten their amortization periods, such as creating and renting a secondary suite. For homes purchased during 2014 to 2016, the average contracted amortization period is 22.4 years. The most recent buyers expect that, on average, they will repay their mortgages in 18.8 years, which is 3.6 years shorter than their average contracted period. RECENT CHANGES FOR MORTGAGE

insurance in Canada are intended to reduce housing activity in Canada, with the aim of slowing the growth rates for house prices and mortgage indebtedness. Many mortgage applications in Canada will be stress-tested using a benchmark interest rate that is currently 4.64 per cent. By contrast, actual rates in the mortgage market are 2.5 per cent or lower. Opinions on the potential impacts vary, with many economic commentators expecting that the reduction of resale market activity will be in the range of eight per cent or slightly higher. Canadian housing market economist Will Dunning explores the housing market and economic issues, in a report called Slamming on the Brakes. The report agrees that an eight-per-cent initial impact seems realistic, but concludes that there will be subsequent effects. Ultimately, housing market activity will be reduced by at least double (and potentially triple) the eight-per-cent factor. There will also be negative effects in the broader economy. “There is a cliche that it isn’t speed that kills, it’s the sudden deceleration,” says Dunning. “A drop in housing activity that is larger than the government expects would have further consequences that it does not expect, including falling house prices in many parts of the country and related economic damage.” 44 YPNEXTHOME.CA

An eight-per-cent drop in housing starts would cost 25,000 jobs. Doubling the impact would cost 50,000 jobs. » Lower housing starts will reduce how much housing will be available in future. Because there will be less movement out of rentals into home ownership, vacancy rates will be reduced and rents will rise more rapidly, aggravating challenges for tenants.

“The government is aiming to reduce the risk of a housing market implosion,” says Dunning. “The new policy is based on a future event that is possible, but has a low probability of occurring – that in five years, mortgage interest rates could be more than two points higher than they are today. In so doing, it is creating a risk that is also possible, and seems to have a higher probability of occurring – that its policy could have severe negative effects for the housing market and the broader economy.
