For those who are making a physical move to a new home, congratulations! Whether you’re moving now or hope to be soon, you may already be feeling it – the shift from the pure excitement of getting a new home to pure planning/panic mode as you think about moving. I keep saying this, but I’ll say it again because life is precious: Buying a new home is an exciting event, and it’s worth putting in some preparation time to minimize stress and maximize enjoyment. Unless you’ve got a Mary Poppins-style bag (which would be amazing), you’re going to need some help sorting through your belongings, packing them up and transporting them to your new home. On page 28, we talk about how to make your move cleaner and Greener for your own sake, as well as that of the community and the planet. Also, watch out for moving scammers – unfortunately, they’re out there and very skilled at disguising themselves. According to a recent poll by CIBC, Canadian Millennials are dreaming of becoming homeowners but most aren’t planning for it – 76 per cent haven’t saved enough for more than a quarter of a down payment. And a whopping 60 per cent believe that renting is just as costly as owning a home. Surprisingly, the poll found that despite higher housing costs, homeowners are saving more each month than renters or those who live at home. In most cases, renters have a bonus opportunity to grow their savings because they don’t have the same monthly costs as homeowners. Yet according to the poll, it appears this isn’t a priority; of the renters and liveat-homers who intend to buy a home, less than half (45 per cent) have created a monthly budget and only 18 per cent have met with a financial expert. “In the past, buying a home was really the trigger for getting serious about savings,” says Kathleen Woodard, senior vice-president, CIBC. When someone plans to buy a home, they reduce their spending so that they can save more to help achieve their goal. INCOME PROPERTY WORTH THE HEADACHE

Being a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords can benefit financially. Respondents who own a separate rental property say they earn on average $2,189 per month – 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income. CONCERNS

The survey finds that the majority (80 per cent) of homeowners agree that renting out space in their home makes financial sense but value their time and privacy too much to pursue it. Further, 30 per cent of landlords say

their top concern is dealing with unexpected costs for maintenance and repairs. WORTH THE HEADACHE

Despite this, more than half of landlords (52 per cent) believe it’s “worth the headache.” Of those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). Another 20 per cent have invested for long-term property appreciation, and only 14 per cent cite future occupancy by themselves or their children as their main reason to invest. “High housing costs and the growing appetite for additional revenue streams make renting out space a popular choice, especially among younger Canadians,” says Jamie Golombek, managing director, Tax and Estate Planning, CIBC Financial Planning and Advice. “While most homeowners believe the tax benefits alone

make an income property a worthwhile investment, it’s critical to understand how it fits into your overall financial plan and be mindful of all of the tax implications of going this route so you can make the most of the venture.” 5 TIPS FOR POTENTIAL LANDLORDS

1. Be clear about your income expectations – you’ll have to pay tax on rental income, and expect to spend one to two months of rental income on property maintenance and repairs. 2. FIVE WAYS TO MAKE A CLEANER, GREENER MOVE

We need to think of the environment with every activity – even moving day can be cleaner and greener, and it doesn’t take much effort. Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions for making your move a cleaner, greener process: 1 | PLAN AHEAD. Waiting until the

last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than having them end up in a landfill site. 2 | RESEARCH. Survey local

Also note that these items cannot be thrown out with your regular garbage. Look up specialized

moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations such as women’s shelters, scout troops and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste but can also be a big help in support of a good cause. We’re emerging from a weird time in the history of mortgages and housing in Canada. After 10 years of skyrocketing house prices, especially in Vancouver and Toronto, the ride seems to be coming to an end. The housing market has begun the soft landing that many predicted, as more inventory has come to market and the pace of sales slowed without a crash in prices. Mortgage rates are up, too. After bottoming out in late 2016, rates have begun climbing steadily. The current mortgage rates in Canada are up more than a full percentage point, currently hovering just above the three-per-cent mark. Following 10 years of unusual activity, this return to normalcy has many people wondering: “How much house can I afford?” And given the uncertainty of what’s coming next, the answer is not as simple as it may once have been. Just do the math with me. The formula for affordability is a combination of the mortgage you can get approved for, plus your down payment. Mortgage affordability is based on a ratio of your income to expenses. Your gross debt service ratio is the sum of your mortgage payment (principal and interest), property tax, home heating cost, and 50 per cent of condo maintenance fees, divided by your pre-tax income. work out to a maximum of 39 per cent. Your total debt service ratio factors in your other obligations, such as car payments and credit cards, and can add up to no more than 44 per cent of your income. Simple math shows that someone earning $50,000 per year can afford to spend $1,625 per month on their mortgage, property tax and heat. But recently changed mortgage rules require homebuyers to pass a mortgage stress test. To get approved for a mortgage, you now have to show that you can stay within the debt service ratios at a much higher mortgage rate than you actually will have to pay. Even if you can get approved for a mortgage rate of 3.09 per cent, you have to qualify as if you’ll be paying the Bank of Canada’s benchmark qualifying rate of 5.34 per cent.

That’s a substantial difference, and it erodes a great deal of mortgage affordability. For most, it means a loss of around 20 per cent in buying power. Under the stress test, a Canadian earning $50,000 per year buying a home with property taxes of $300 per month and heating costs of $150 per month can afford a purchase price of only $271,000 with a 20-per-cent down payment. Will interest rates continue to rise? Probably, yes. That’s why the stress test is there – to help provide a buffer that will keep you from running into trouble when your mortgage comes up for renewal. But just as you will want to leave a little breathing room when you buy your house, you should consider your ability to swallow a significant rate hike when your mortgage comes up for renewal. A mortgage payment calculator can help you test what your mortgage payment will be under different scenarios to ensure you’ll be able to continue making mortgage payments if and when rates go up. On Sat., May 26, more than 800 people enjoyed the grand opening of Terrace Park in southeast Edmonton’s Laurel Green community. FIRST-TIME BUYERS A new survey by TD reveals that more than half (56 per cent) of Canadian first-time homebuyers are afraid they’ll forget to take a crucial step as they gain their foothold on the property ladder. Thankfully there are ways to financially prepare and reduce stress for first-time homebuyers. Of those polled, 24 per cent say that the homebuying process is stressing them out, while 21 per cent admit they are simply overwhelmed. The survey findings also reveal that 71 per cent of first-time buyers are worried about being hit with unanticipated costs during the homebuying process. At the same time, only 39 per cent are taking steps to reduce their debt and less than 28 per cent are working to improve their credit score. “First-time buyers often enter the process with lots of unanswered questions,” says Marc Kulak, vice-president, TD Bank Group. “By anticipating expenses and adopting sound financial behaviours, you are setting yourself up for success.” For first-time homebuyers looking to ease anxiety and stress during their homebuying journey, TD offers the following tips and advice: MANAGE ANY EXISTING DEBT

HOW TO AVOID A MOVING HORROR STORY

When buying a home, you will likely consult with a team of trusted professionals — a mortgage broker, a lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence can invite untold problems. Case in point: The following example admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five furniture pieces on behalf of my son, a university student. After calling several firms, I selected a local moving company, explaining that drop-off would be about 100 kilometres away. We agreed on price ($350) and time (9 a.m.), and all details were confirmed in a “contract” exchanged via email. The crew was on time the next

morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: • The company I originally contracted the job to was inexplicably unavailable to actually do the move the next morning, and apparently passed it off to another firm. • My original contact, who was easily available the night before, suddenly was nowhere to be found. • Once the truck was loaded, the fee increased to $450. • Upon arrival at the destination, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” • “Sure,” I said, “right after I call the police.” With that, the sordid tale ended. The job was not complete and we were left to move the furniture indoors, becoming the victims of one of the top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” John Levi, president of the Canadian Association of Movers (CAM), told me. CAM offers the following tips on how to avoid being scammed by unscrupulous movers: • Find reputable movers through the CAM, BBB or provincial government consumer protection agencies

• Ask three movers for estimates in writing • Get the terms and conditions in writing • Ensure your goods will be protected for loss or damage • Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fix a bad situation after the fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. N O - N O’S INTERNATIONAL LANDSCAPE DESIGNER CARSON ARTHUR SHEDS LIGHT ON FOUR OF THE BIGGEST GARDENING MISHAPS TO MULCH OR NOT TO MULCH

For years, I’ve rallied against homeowners using bright red mulch. In my opinion, red mulch in the sun is the only thing you see when looking at a garden. It overwhelms the plants. Finally, there is some science to support my dislike for the “fake” stuff. While some mulches are organically dyed, many of the new products are chemically treated, and the chemicals slowly leach into the soil. If you are determined to go for colour (there is purple and blue now too), choose a product that is safe for the environment.

BE AWARE OF BIG DECK SYNDROME

This is when homeowners invest lots of money and build a large deck or walk-out on the back of the second storey of their homes. Don’t get me wrong – I’ve seen some amazing constructions done by talented contractors, but eventually the homeowner is going to realize that their beautiful deck is a giant stage and they have just put themselves in full view of every one of their neighbours. Two tips to keep in mind: Plan for privacy as part of the design and use an environmentally friendly wood. These come pre-treated in rich brown tones that look great. My personal favourite is MicroPro Sienna.

FRONT GARDEN FRUSTRATION

Every single house, in almost every single neighbourhood in Canada, has a garden jammed up against the house under the front windows. Very few of these are successful because this is a challenging spot for plants to grow. Instead of placing the garden up against the house, move it out by two to three ft., and put a band of gravel behind it. The gravel allows you access to the home for things like cleaning windows, but it also forces you to plant forward, allowing the plants some space from the home itself. The best part: As the plants grow, no one will see the band of gravel from the sidewalk!

PRIVACY, PLEASE!

Have you planted a row of cedars to create privacy? Many homeowners have. The issue I have with them is that there are very few successful examples that are healthy, full and green. Instead, I see hedges that have one tree in the middle that has died and turned reddish-brown. Or, the hedge itself has lost all of its branches at the bottom, creating an ugly gap that we try to fill with Hosta plants or other doomed perennials. Trying to create privacy with a triangle is a tough challenge! In the case of cedar, the skinniest part is at the top, right where we need the most coverage. Instead of just a cedar hedge, try planting a pair of cedars with an ornamental pear tree. By layering trees that are different shapes, you can create more privacy significantly faster.

Gardening versus Landscaping There’s a misconception that landscaping is the same as gardening when it comes to the value of your investment. Gardening is all about the plants and using plants to create visual interest. Adept gardeners can create impressive displays of colour and interest that can add value to a home. Landscaping includes plants and gardens, but landscaping also encompasses the manipulation of land and usable space. Landscaping includes things like outdoor kitchens, walkways, patios, decks, fences, water features and shade structures. As a result, landscaping costs are on average significantly higher than the costs involved with putting in a garden. So, often homeowners set their budgets based on numbers associated with gardening and not with the true expense for landscaping. When pricing an outdoor renovation for my clients, the landscaping costs are often 10 times more than the plant budget. hen I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an eight-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it.

DINING

Anyone can put patio furniture in their backyard, but accessories can help completely personalize a space When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from Home Depot (homedepot.ca) was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover.
