This is what never paying another repair bill could feel like. Discover the benefits of renting your water heater.

Homeowners in Alberta have traditionally owned their water heaters. So why change now? When you rent with Reliance The Furnace Company™ you enjoy peace of mind knowing that you’re covered for most repairs or replacement costs.* Discover why 1.4 million homeowners rent their water heaters with Reliance.™

Homeowners rely on Reliance™ for heating, cooling and water heating

When it comes to home heating, cooling and water treatment systems, many Canadians have come to rely on the expert services and quality products provided by Reliance Home Comfort. In business for more than 50 years, 1.7 million customers in cities from Vancouver to Ottawa have chosen Reliance whose core value is “We’re not comfortable until you are.” “That’s our company’s motto and it’s what makes us different than others in the industry,” says Daniel Murphy, Director of Builder Markets. “We’re a big believer in customer service and we’re proud to be recognized by Waterstone Human Capital as one of Canada’s 10 Most Admired Corporate Cultures because of our high standards and customer service.” “We’re also different in that most of our customers rent our products,” he explains. “If they rent the equipment (such as a water heater, furnace, air conditioner or water filtration) they never have to worry about it…we provide peace of mind because there are no unexpected costs they have to face.” “We fix the equipment, provide regular maintenance and, eventually things wear out and break, so we replace them at no cost to the customer,” Daniel says, adding they have a solid team of professionals who service the equipment and respond “efficiently

and quickly” to calls to ensure customers are comfortable in their homes and have hot water when they need it. Reliance is a member of the Canadian Home Builders Association – Edmonton Region and works closely with home builders to offer rental services to home buyers. By renting instead of purchasing the systems, homebuyers can have the highest efficiency systems available and save on the capital cost of the equipment; capital that can then be used on upgrades or spent elsewhere. Reliance The Furnace Company (formerly The Furnace Company) and its team members have been servicing Edmonton and surrounding communities for the past 15 years. As well, Reliance has also operated in Calgary for close to four years, and, Daniel says, they’re pleased to have entered the U.S. market a few months ago in Atlanta, Georgia. For more information on Reliance Home Comfort, visit the website at reliancehomecomfort.com/ edmonton.

EDITOR’S NOTE

MAKE 2018 YOUR YEAR TO BUY A NEW HOME

WAYNE KARL MANAGING EDITOR NextHome

With the year ending on a positive note – the economy and housing market showing strong signs of turning around – 2018 is shaping up nicely. Important signposts such as growth in GDP, employment and wages are all trending up. Interest rates, though forecast to rise slightly over the next two years, are expected to remain favourable. And homeownership affordability in Edmonton is still among the best in Canada. Housing starts – another important sign of economic health – are also trending in the right direction. Canada Mortgage and Housing Corp. estimates starts in Edmonton to rise to 11,900 next year and 12,600 in 2019. Average prices are also showing growth – from $379,000 this year to $385,00 in 2018 and $393,000 in 2019, CMHC says. Meanwhile, population, employment, average earnings and net migration – key drivers of real estate demand – are all on an upward path All of this amounts to a great opportunity for prospective homebuyers in Edmonton. If you’re in the market for a new home, make 2018 your year!

4 WAYS TO CELEBRATE THE HOLIDAY SEASON IN EDMONTON by SARAH SUSSMAN

Joel. If you are a chocolate lover, rejoice! And if you want to leave it to the pros, head to one of the Christmas markets around the city to stock up on locally made artisan treats (and gifts) for the season. LET THE MUSIC MOVE YOU

GET IN SOME PLAY TIME

A holiday tradition for many, Alberta Ballet’s annual performance of The Nutcracker is a must-see classic Christmas production that tells the story of Clara and her Nutcracker Prince with a cast of more than 70 dancers. Transport yourself to a magical land filled with adventure, love and holiday magic. In its 46th year running, The Edmonton Singing Christmas Tree at the Northern Alberta Jubilee Auditorium is an Edmonton favourite for a reason. The production features a 35-ft. singing Christmas tree along with a full orchestra, dancers, singers, performers and more. All proceeds are donated to the Edmonton Christmas Tree Foundation. Looking for fun? YEG Social 18  NextHome.ca  |  West

Painting hosts themed paint nights for all experience levels, plus admission includes supplies and a step-by-step paint demonstration. On Dec. 11, head to The Gamer’s Lodge to learn how to paint the Grinch. TREAT YOURSELF

Get into the festive spirit by heading down to City Market Downtown for a gingerbread house workshop led by Meat Street Pies owner and baking expert Jon Avis. Admission includes all the fixings, a $5 gift card to the City Market and more – all taking place at 11 a.m. on Dec. 9 and 16. Want to take Christmas dinner up a notch? Get Cooked is hosting a three-hour custard tutorial on Dec. 13 led by Doreen Prei and Kathryn

GET A LITTLE WILD

No holiday season is complete without a visit to the Edmonton Valley Zoo for Zoominescence. For the entire month of December, the zoo lights up with its annual festive light installation. Bring the whole family – there will be plenty of festive activities for all. There is so much to see and do around Edmonton this holiday season, so get out and enjoy the city with the ones you love most.

$370,484, up 0.06 per cent from September. Single-family homes sold for an average of $431,654, up 0.23 per cent from last month and up 1.44 per cent from last year. The average condominium price was $242,887, down 3.74 per cent over last month and 0.45 per cent compared to the same period in 2016. Duplex/rowhouses decreased slightly to an average of $340,740, down 0.55 per cent from the previous month but up 1.15 per cent from 2016. “We continue to see stability in the allresidential average and median prices, and this stability has been primarily due to strong sales of single-family homes, which are a staple of our marketplace,” says James Mabey, chair of the Realtors Association of Edmonton. Unit sales were down across most categories. Condo sales were down 8.17 per cent month-over-month, and down 7.12 per cent year-over-year. Duplex/rowhouses decreased 10.06 per cent month over month and were down 5.30 per cent compared to last year. Single-family home sales increased in October by 3.69 per cent and only decreased slightly by 0.59 per cent compared with October 2016. “Inventory is still higher than average, which has given buyers a larger selection and more time to make their choice,” says Mabey. “We will likely see average days on market grow as long as the inventory remains higher than last year.”

FIVE REASONS TO LOVE LIVING IN TRUMPETER

United Communities is well known for its thoughtful processes in developing new communities in Edmonton, Calgary, BC and California. Trumpeter by Big Lake is a serene community on the northwest edge of Edmonton, surrounded by nature but still connected to all areas of the city with Anthony Henday, 184 Street and Yellowhead Trail just minutes away. You’re downtown in 20 minutes, at the airport in 30 minutes, in St. Albert in 10 minutes. With nearly 235 species of birds on the nearby Big Lake, United has carefully considered all aspects of its master-planned community of Trumpeter. Recognizing the ecological sensitivities of the area, everything from the location of homes, walking paths, storm ponds and even lighting, has been thoughtfully worked into the surrounding natural area. If you don’t believe this, read what those who actually live there have to say. Resident Teresa Marshall highly recommends Trumpeter. She describes her neighbourhood as being “down to earth and a great place for young families. What makes it outstanding is the mixture of young families, singles and retired couples. The people make the difference.” Marshall says the trails are a great place to meet the neighbours who are running, walking their dogs or simply enjoying nature. The benefits of living in Trumpeter go beyond nature and good community with quick “access to public transit and just 20 minutes to the Clareview LRT.” Both Edmonton and St. Albert amenities are just a short drive away – whether you are looking for shopping, hospitals or recreation, everyone’s needs are met. 24  NextHome.ca

1. Great for young families, great for all ages 2. Connectivity with neighbours 3. Easy access to amenities 4. Lots of greenspace and walking trails 5. Nature all around in trees, ponds and wildlife

Another resident chose Trumpeter after looking for two years for the perfect place for their young family. They ideally wanted acreage living with city advantages and Trumpeter fit the bill perfectly. They purchased a lot with a view of woods, pond and nature at her finest. She spoke about sitting on their deck watching the deer, birds and spectacular northern lights, something that the bright city lights wouldn’t have shown. They love that their children can climb trees, catch frogs and see wildlife in a community whose members genuinely care about each other, plus, no worries about busy

streets. This resident says they “feel a real sense of connection with neighbours regardless of their age.” Further, they appreciate “how United Communities adapted the housing and landscaping with an awareness to the nature surrounding Trumpeter.” Residents of Trumpeter can even watch its namesake bird, the Trumpeter Swan, stretch its wings as flocks get ready for their long flight south. Why stretch your wings and move to Trumpeter? For peace of mind, nature, accessibility, great neighbours and superb community planning.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION

M

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

For more information about The Harmony, visit theharmony.ca or visit the sales trailer onsite at 14904 – 125 Street NW Edmonton

INSPIRATION | DESIGN SECRETS

Janette Ewen Decor and lifestyle expert Janette Ewen partners with Home Depot to bring you spectacular ideas for setting up your home this holiday season Getting festive and decorating the home has become a bit of a style obsession. While it can be a walk down memory lane for those who sentimentally use the same ornaments every year, with all of the gorgeous, on-trend pieces each holiday season, it’s always fun to introduce something new. It’s about decorating the home – not just about trimming a tree and hanging garland. Seasonal decor extends beyond Christmas and 30  NextHome.ca  |  North West

by ELISA KROVBLIT KEAY

embraces the season. Colour combinations move beyond red and green, drawing from current styles – from stark black and white to a bright, bubblegum palette. Style ranges from elegant to traditional to rustic. Have fun and add a designer touch to your holidays. This year, style maven Janette Ewen partners with Home Depot to bring you her top tips for trimming the tree.

JANETTE EWEN’S TIPS FOR TREE DECORATING 1. PICK A LOCATION. Choose a low-traffic area away from fireplaces and heaters and secure your tree in place. Try placing your tree in a planter box for a more modern look or add a tree skirt for a traditional feel. 2. PRUNE TO PREP. If you’re using a live tree, study it from a distance. Prune any small growths that jut out from the top and bottom of the branches. 3. FLUFF TO PERFECTION. With a faux tree, fluff and shape the branches to hide the trunk and make the tree look fuller. Be sure to check the branches from different angles to spot any neglected areas. Wear gloves to protect your hands. 4. ILLUMINATE. When selecting lights, choose a strand colour that matches your tree so the wire will be easily hidden. Start at the base of the tree and work your way up, wrapping lights around every branch from trunk to tip and back. 5. ADD GARLAND. Start at the top of the tree and slowly increase the amount of garland between each row, as you work your way down. Plan to use two strands of garland for every vertical foot. 6. PICK A THEME. Stay true to your personal style by decorating your tree to reflect the style of your home. Ornaments don’t have to match perfectly to look flawless – just remember to repeat and have fun with it. 7. PREP THE AREA. Place towels or blankets under the tree to protect fragile items in case any accidents occur. Hang antique or delicate ornaments near the top of the tree, where they will be less likely to get knocked off. 8. SHOWCASE YOUR FAVOURITES. Start by placing ornaments with sentimental value in prime positions and follow up with more dominant pieces to establish a rhythm. Next, hang large ornaments, spacing them evenly around the tree and fill in with any medium- and small-size decorations. 9. EVALUATE. Always take a step back when decorating to see which areas need filling. Hang a few

ornaments closer to the trunk to create depth and interest and don’t forget the back of the tree. Finish dressing your tree by adding any specialty items, such as clip-on ornaments, faux flowers or icicles. 10. PLACE YOUR TOPPER. Whether it’s an angel, a star or an oversized bow, remember to use a topper that complements the profile of your Christmas tree. For a tree with a traditional full silhouette, opt for a more brilliant topper such as a star or an angel. For narrow or slim trees, try an elongated topper to enhance its slender form. Janette Ewen is a leading decor and lifestyle expert. Former editor at Chatelaine, Canadian House and Home, and Chocolat, Ewen co-hosted Inside the Box with Ty Pennington, and is a regular guest on 14 national television programs including Cityline, CTV Morning, and Breakfast Television. janetteewen.com

AF-290 CALIENTE

COLOUR

TRENDS

by

E

very year interior forecasters present their ideas and colours that represent how the world is reacting to interior design, architecture and fashion to inspire, to push boundaries and to set new trends. Benjamin Moore is the only one forecasting colour, everyone else is dark, black, shadowy, sombre. So, I’m going to embrace the passionate colour of Benjamin Moore’s Colour of the Year, Caliente AF-290 instead. Strong, radiant, passionate and full of energy. Caliente is the signature colour of a modern architectural masterpiece; a lush carpet rolled out for a grand arrival; the assured backdrop for a book-lined library; a powerful first impression on a glossy front door. The eye can’t help but follow its bold saturation of colour and smile. We need passion and patriotism in our lives, embrace Caliente in your interior design palette.

Here are a few of my favorite spots to shop for decorating ideas: Martha Stewart, Realsimple.com and (of course), Houzz.com.

Christenson Developments:

Building Community Connectivity

L

ocally owned and operated, Christenson Developments proudly offers award winning homes in thoughtfully planned communities throughout Alberta. At their foundation, Christenson Developments believes in the importance of building connections within their communities and beyond. With their extensive experience, they have developed award winning communities that feature intelligent, thoughtful and social living environments for the growing active adult market. The Christenson Developments team has a track record of offering new housing and lifestyle choices in Edmonton’s mature, established neighbourhoods, including the award winning Creekside community in

Ritchie, as well as Railtown in Oliver, serving downtown Edmonton. Urban Villages offer town homes, coach homes, active adult condominiums, seniors life lease and assisted living choices; all situated near park-like walkways and ravines. These intelligent, functional spaces offer residents new products, renewal, and diversity in neighbourhoods that typically consisted of single family homes. The company is driven towards creating logical and sustainable community plans, but their focus is not limited to individual neighbourhoods. The larger objective is to connect these innovative urban villages with other amenities and interesting nodes and clusters, involving the bigger picture of city

building. Connectivity creates active transportation corridors, encourages more comprehensive long term planning, and takes future growth and changing demographic demands into consideration. Prior to this trend, aging neighbourhoods were often faced with the challenge of having no amenities in place to satisfy the diverse needs of an aging and socially changing population. Concerns such as a lack of social areas and supportive services for the elderly, or convenient access to transit, bike lanes and walking trails that lead to shopping, churches, restaurants, and professional services, all play a role in communities losing longterm residents.

The urban village concept promotes the idea of healthy lifestyles through walkability in communities, and is becoming popular with adults of all ages. “ A mature neighbourhood that is injected with an active urban village will often flourish, bringing growth and renewal, and becoming more attractive not only to retirees, but to young families wishing to be near existing schools and employment nodes. Mature active couples whose children have grown and moved away, now want to return to familiar treed neighbourhoods, with the ability to walk to shops and social amenities, and live in well maintained, energy efficient homes that allow them the freedom to travel. As Christenson Developments owner President, Greg Christensen states, “the urban village concept promotes the idea of healthy lifestyles through walkability in communities, and is becoming popular with adults of all ages. It’s not just about exercise; it’s a chance to meet your neighbours, connect and rebuild that spirit of that community.” As Christenson continues to build and invest in the connectivity of communities, they are becoming more innovative and experienced at anticipating and satisfying a wider range of public needs. To stimulate discussion, to educate, and to interact with the public, Christenson Developments created and sponsored a free public event on September 30th at MacEwan University. Connectivity, The Healthy Walkable City Lecture, Workshop, and Walk strived to promote, discuss, and encourage revitalization and the transformation of poor planning and built form into healthy, active, and walkable communities. The natural flow and fusion of transit, bike lanes,

pathways, community hubs, with good design and infrastructure, are all key components to the effective connection of communities throughout our city. The interactive Connectivity event was held with hopes to identify some of the barriers that stand in the way of connectivity and achieving a walkable and bikable city. It gave attendees an opportunity to learn more about sample projects and initiatives through workshops and speakers. Christenson and his team plan to continue engaging in projects that create more connectivity and urban villages throughout our city. To encourage the continued advancements of developments of this nature in the future, Greg Christenson has recently created

the Christenson Professorship of Sustainable and Healthy Communities, an endowment professorship funded through his charitable foundation, at the University of Alberta Faculty of Engineering for market driven applied research and pilot projects. Christenson explains, “It is time for our industry to move from doing transactional work to doing transformative work. I believe that models for urban villages, with the simple concepts of walkability and building social communities, will continue to rejuvenate neighbourhoods in our city for decades to come.” To learn more about Christenson Developments, visit cdlhomes.com.

ADVICE | MORTGAGE INTEL

SHOULD YOU TRY TO PAY OFF

YOUR MORTGAGE EARLY? ALYSSA FURTADO

Paying off your mortgage ahead of schedule has traditionally been a part of a healthy financial plan. Until the last 10 years or so, you could expect to pay between five and six per cent (or higher) interest on your mortgage, which made quickly paying off your mortgage a no-brainer. But with mortgage rates hovering closer to 2.5 or 3.0 per cent, paying off your mortgage early is no longer necessarily the best option. Instead, investing may be a better option. Let’s look at why. As of early November, the S&P/TSX Composite Index has averaged an annual return of 5.69 per cent over the last five years. This return is higher than current mortgage rates, which means you could potentially see a greater return by investing the money instead of putting it towards your mortgage. Of course, there are no guarantees when it comes to the stock market. Markets fluctuate and year-over-year returns are hard to predict. If the idea of fluctuating returns unsettles you, you may be better off with the guaranteed returns of paying off your mortgage ahead of schedule. PAYING DOWN YOUR MORTGAGE

While investing may be a better option, paying off your mortgage ahead of schedule has its own unique benefits – namely, 42  NextHome.ca  |  Downtown

peace of mind. Eliminating a mortgage payment frees up tens of thousands of dollars per year in after-tax income that you can use for investing, saving, travel or working less. Living mortgage-free makes you less dependent on your employer and less vulnerable to job loss. Paying off your mortgage early will save you thousands of dollars in interest that would otherwise be paid out to your lender. DIVERSIFICATION STRATEGIES

One key error both die-hard investors and die-hard mortgage payoff proponents make is failing to understand the role of diversifying your investments. The adage “don’t put all of your eggs in one basket” rings true in both scenarios. If you hustle to pay your mortgage off quickly, the result is 100 per cent equity in a piece of land with a home on it. But a paid-off home is illiquid and difficult to tap into if you need a

sudden influx of cash. You could use a home equity line of credit (HELOC) – but then you’d be back in debt – which is just what you struggled to free yourself from. THE BOTTOM LINE

At the end of the day, as with everything, balance is key. The best strategy is to use a mortgage affordability calculator to help you choose a home that’s not too expensive, allowing you to put some money away for retirement and give you the option to pay down your mortgage early. Alyssa Furtado is founder and CEO of RateHub.ca, a website that compares mortgage rates, credit cards, highinterest savings accounts, chequing accounts, and insurance with the goal to empower Canadians to search smarter and save money.

THE LAST WORD

Q+A WITH CARMEN WYTON, CHIEF EXECUTIVE OFFICER, BUILDING INDUSTRY AND LAND DEVELOPMENT ALBERTA ASSOCIATION (BILD ALBERTA) by WAYNE KARL recently named the first BILD Alberta Board of Directors. Everything that comes after is about obtaining the desired state – connecting with members, enhancing member value and exceeding member expectations as a united voice for the industry. NH: How has your career to date

prepared you for this new role as CEO? You don’t have a direct background in home building… Does that give you the benefit of a fresh perspective?

and gets behind local projects in tangible ways. I am thrilled to be a part of the association in this time of change and harmonization.

CW: I am confident that my past experience as a leader, an association executive, the advisory roles I have had with government and my ability to build highperforming teams gives me a good foundation to take on this new role. I don’t have any pre-conceptions about what has or has not worked in the past. I don’t have any biases as to what should come first or is most important. This is likely to encourage me to be more open to every discussion, idea and suggestion… To me, they will all be innovations. The BILD Alberta team is expert in its field and the Board of Directors has set forth a clear vision. The most important contribution I can make is to provide leadership… I’m ready!

NH: How is the merger going?

NH: Much of your background is

CW: I am very impressed with the

in government and stakeholder relations. How important are those tasks for the association?

Last year, the Canadian Home Builders’ Association - Alberta merged with the Urban Development Institute Alberta to form the Building Industry and Land Development Alberta Association (BILD Alberta). Now, BILD Alberta has appointed its first CEO – Carmen Wyton, former Chair of the Canadian Society of Association Executives – Edmonton, and founder of the Women’s Health Coalition of Alberta.

NextHome: What about the home building industry interested you to join BILD Alberta? Carmen Wyton: I have had the privilege of working with land development and home building organizations throughout my career in the social sector. All of my experiences have shown an industry that genuinely cares about the communities it works in 44  NextHome.ca

process that was undertaken to bring the associations together. The amalgamation strategy has stayed true to course and we

CW: Associations play a key role in creating dialogue and

bringing industry, government and community together around common goals and opportunities. I have built my reputation around developing collaborations, creating frameworks that can track and measure performance and influence change, by identifying where common interests are. When true collaboration takes place, systems can change – not instantly, but with continuous progress, sustainability and benefits to all stakeholders. NH: What are the key challenges

you see facing the industry? CW: Every industry faces regulatory challenges… Gaining a better understanding of the challenges facing BILD Alberta is one of my first priorities. My past experience will lead me towards examining political and economic factors that are affecting industry and consumer confidence, and environmental considerations

that need to be top of mind to work effectively with members, stakeholders and government. As quickly as possible, I will catch up to work that has already been done and enhance relationships with influencers where I can. NH: The greatest opportunities? CW: There are a lot of moving parts affecting the land development, home building and renovation industry in Alberta. Everything from procurement policies, building and employment standards, municipal government act and more I’m sure I will learn about quickly. The key will be making sure that BILD Alberta is at the table and recognized as a credible, responsive and informed partner to explore changes. NH: What do you hope to

accomplish in your tenure?

CW: Being new to the industry, my first 90 days will focus on gaining a better understanding of the industry and the most critical issues and opportunities. I will meet with as many members as I can to understand their needs and foster a relationship that is built on trust, transparency and accountability. Operationally, I will continue to implement the amalgamation strategy, bridge relationships with constituency associations, create integrated systems for business and member engagement, and create a high value proposition to being an engaged member of BILD Alberta. The team’s success will be measured by our ability to advocate for the land development, home building and renovation industry at the provincial level. We win when the organization comes together as one voice for the industry.
