Contemporary Living. Just Off Whyte Avenue. WEST RITCHIE – 80TH AVENUE Situated within Old Strathcona, Edmonton’s premier cultural centres, West Ritchie – 80th Avenue, by boutique builder BRASS III, offers Edmontonians sleek contemporary condo living in a vibrant community.

BRASS III

West Ritchie – 80th Avenue prime location in Ritchie means there’s ample shopping, dining, cultural amenities as well as Whyte Avenue’s famous nightlife all within walking distance of the condos. The project is also only

THE FI R ST 1 5 SA LE S!! a 10-minute walk or three-minute bike ride from picturesque Millcreek Ravine. For those who work downtown or study at the University of Alberta, West Richie - 80th Avenue is steps from transit and close to the city’s newly installed separated bike lanes. “BRASS III has been around for over 30 years. As a boutique builder, we do smaller projects and only one project at a time,” says sales manager Troy Stetson. That means they can tailor projects for the location, have a close eye on quality control and they’re very hands-on with during the building process to ensure their vision truly comes to life. Their vision for West Ritchie - 80th Avenue? Modern luxury. And luxurious they are, with practical upgrades throughout. Suites range from 850 sq. ft one bedroom and one bathroom to the massive fifth-floor 1,845 sq. ft home with three bedrooms and three bathrooms. Ninefoot ceilings and extensive pot lighting make the homes feel bright and spacious. Homeowners can choose from four designer colour palettes, and all homes include hardwood and tile in living spaces and carpet in the

bedrooms. Kitchens have stainless steel appliances, quartz or granite countertops, and modern cabinetry with soft-close drawers. There are spacious balconies with gas hookups for barbecues, in-suite laundry and state-of-the-art USB ports throughout. Stetsont says by design, the project has no extra amenities like a gym. “Instead, we think the money is better utilized to provide the best soundproofing available, higher-end finishes throughout the suites, common areas and lobby. This also keeps the condo fees lower and more stable over time.” And besides, with its location, there are plenty of gyms and other lifestyle amenities right out the door. Both sustainability and security are also very important to BRASS III. Homes in the West Ritchie project all have high efficiency furnaces, sun-stop argon-filled triple-pane windows, LED lighting and dual flush toilets. And the front entrance, rear entrance, parkade and bike storage lockers are well lit and have security cameras. Unique to this project is the builder’s interpretation of people’s evolving transportation habits. There is a residents car (yes, a car for all homeowners to use) located in the underground parkade, perfect for those who choose to live car-free but require one from time to time. There’s also a car sharing parking stall in visitor parking, and secure interior bike storage. Thanks to BRASS III’s understanding of what Edmontonians want in a home, their reputation feeds their business. “Many people who live in a BRASS III project move on to another BRASS III project when they move,” explains Stetson. “And a lot of our units are sold by word of mouth because of our reputation.” Pre-selling for West Ritchie - 80th Avenue has already begun, and suites start at $299,900. BRASS III’s last condo project called Leger, which was completed in the first part of this year in Terwillegar, sold out by the time it was 100% completed, making it one of the most successful projects in southwest Edmonton between 2015 and 2017. This means West Ritchie homes are also likely going to sell fast.

EDITOR’S NOTE

RENEWED OPTIMISM SLOW BUT STEADY GROWTH AWAITS With 2017 ending with the economy and housing market showing signs of recovery, there are further reasons for renewed optimism in 2018. In its 2018 Housing Market Outlook, ReMax points out that oil prices continue to stabilize, and the capital region experiences slow but steady job growth. Properties in mature neighbourhoods remain in highest demand due to proximity to the downtown core and amenities and typically favour sellers, while suburban neighbourhoods further away from the citycentre typically favour buyers, ReMax says. What does all mean? It translates to five-per-cent growth in average prices in Edmontom, year-over-year, to $375,788 for 2017 from $357,916 in 2016. ReMax forecasts prices to climb another two per cent in 2018 to $383,304. A variety of new infrastructure projects, including construction on the Valley Line expansion of the LRT system, are expected to contribute to increased activity in the coming years.

5 WAYS TO ESCAPE EDMONTON’S WINTER CHILL by JIBRIL YASSIN

on using in-house roasted beans or BRU’s state-of-the-art machinery. Make an excuse to visit a cafe you haven’t yet seen with friends and family! 4. Geek out at the Telus World of Science

1. Play board games The last few years have seen a great number of board game cafes pop up in the city. Spots such as Table Top Cafe, Hexagon Board Game Cafe and The Gamers’ Lodge are making it easier for you to gather with a group of friends and play through some exciting rounds of board games. For a small fee, you’ll have access to a massive collection of games – enough to play to your heart’s content while enjoying hot drinks and food. These game cafes, a new phenomenon in western Canada, provide a unique experience, a must-visit for any Edmontonian looking to make the most of their time. 2. Visit the Art Gallery of Alberta A longstanding favourite: Besides offering jaw-dropping exhibits 18  NextHome.ca  |  South Central

and shows featuring major international artists and local stars alike, the Art Gallery of Alberta offers a myriad of activity within its walls. The late-night Refinery and Vibe art parties are great for older crowds looking for a cool night out. The AGA doubles as a community hub, too, offering art classes aimed at both adults and kids looking to express their creativity and burgeoning talents. 3. Go for coffee You might have heard the city is host to a burgeoning coffee culture. Local cafes such as Transcend, Iconoclast Coffee Roasters, BRU Coffee + Beer House, and Credo provide comforting environments and also put their own individual spin on crafting a great cup of java – whether it’s Transcend’s insistence

5. Break out and escape Another phenomenon staking its claim in Edmonton and sure to make its presence known during the winter – escape rooms. Scattered across the city, rooms like Breakout and Logiclock are perfect group outings thanks to their brevity and endless challenges. Teams will have to solve puzzles and outlast their competitors; to do so, you may have to defuse a bomb, head to space, solve mysterious cases or prevent a major global outbreak in only 45 minutes. Edmonton offers a stunning array of things to see and do yearround; there’s no reason to go into hibernation this winter when you can keep yourself busy with some proactive indoor fun instead. With dropping temperatures and fast-chilling air, here are a few indoor options to beat the cold and have some fun at the same time.

Like the AGA, the Telus World of Science has a constant presence you may have started to take for granted. Boasting a massive IMAX theatre that now projects in 4K and has ever-changing programming and thought-provoking exhibits and events, the Telus World of Science will be sure to rekindle the inner kid in you again and again.

Homeowners rely on Reliance™ for heating, cooling and water heating

When it comes to home heating, cooling and water treatment systems, many Canadians have come to rely on the expert services and quality products provided by Reliance Home Comfort. In business for more than 50 years, 1.7 million customers in cities from Vancouver to Ottawa have chosen Reliance whose core value is “We’re not comfortable until you are.” “That’s our company’s motto and it’s what makes us different than others in the industry,” says Daniel Murphy, Director of Builder Markets. “We’re a big believer in customer service and we’re proud to be recognized by Waterstone Human Capital as one of Canada’s 10 Most Admired Corporate Cultures because of our high standards and customer service.” “We’re also different in that most of our customers rent our products,” he explains. “If they rent the equipment (such as a water heater, furnace, air conditioner or water filtration) they never have to worry about it…we provide peace of mind because there are no unexpected costs they have to face.” “We fix the equipment, provide regular maintenance and, eventually things wear out and break, so we replace them at no cost to the customer,” Daniel says, adding they have a solid team of professionals who service the equipment and respond “efficiently

and quickly” to calls to ensure customers are comfortable in their homes and have hot water when they need it. Reliance is a member of the Canadian Home Builders Association – Edmonton Region and works closely with home builders to offer rental services to home buyers. By renting instead of purchasing the systems, homebuyers can have the highest efficiency systems available and save on the capital cost of the equipment; capital that can then be used on upgrades or spent elsewhere. Reliance The Furnace Company (formerly The Furnace Company) and its team members have been servicing Edmonton and surrounding communities for the past 15 years. As well, Reliance has also operated in Calgary for close to four years, and, Daniel says, they’re pleased to have entered the U.S. market a few months ago in Atlanta, Georgia. For more information on Reliance Home Comfort, visit the website at reliancehomecomfort.com/ edmonton.

On HGTV’s Brother vs. Brother, The Property Brothers Jonathan and Drew Scott fix poorly used storage with some creative closet customization by ELISA KROVBLIT KEAY

Jonathan and Drew Scott are widely recognized as The Property Brothers, the hit HGTV show now in its sixth season. Their other show, Brother vs. Brother, now five seasons in, has proven to be just as entertaining. The Scott’s combined realtor and renovator skills, personalities and real estate savvy make for some spectacular TV. In one episode of Brother vs. Brother, Drew and Scott waged the Beachfront Battle, and though both properties were beautiful, The 26  NextHome.ca  |  South West

Galveston Beach House was a solid win for Drew. Even the closets were gorgeous! While the Scott brothers aren’t likely to pay you a visit, you can share in the secret to customized closets and bring the beauty,

organization and function into your own home. In Beachfront Battle, Drew used modularclosets.com to transform the closets in the Galveston Beach House. No mere crossbar and top shelf, the spaces featured on Brother vs. Brother showcased how to maximize storage in these basic closets. There are many options for customizing a closet and maximizing functional storage. These range from do-it-yourself solutions that can be bought off the rack at a local hardware store, to fully custom-built spaces that cater to a homeowner’s every need. In today’s new home and condo market, where real estate is at a premium and storage is slim, it makes sense to get the most mileage out of any storage space. There are seemingly endless choices when it comes to custom closets. Zev Lapides, director of online sales at modularclosets. com, says, “Choosing closet parts is like anything else. The more you add, the more it will cost, but the more you will enjoy your closet.” One of the benefits of a wellorganized closet is that it reduces the demand for furnishings. In a small bedroom, this can mean the difference between comfortable and cramped. Eliminate the need for a highboy dresser and a chest of drawers, and now you’ve got ample floorspace for a roomier,

AFTER

more minimalist feel without sacrificing storage. “Many people opt for a wellequipped closet instead of furniture,” says Lapides. “This gives you the ability to keep the bedroom clean and neat, leaving all your clothes in a closed closet.” And if you’re sharing closet space with a significant other, Lapides says, “We usually try to keep his and hers separate. It makes it much easier to keep organized and neat.” You already know who the neat one is in your relationship, so imagine what a well-organized closet may mean for you. With inspiration from the gorgeous examples on Brother vs. Brother, some smart closet design and a few functional and fashionable accessories, you, too, can have an organization transformation in your closets. ADVICE | BILD ALBERTA REPORT

BUILDER LICENSING THE ONLY WAY TO TRULY PROTECT HOMEBUYERS

CARMEN WYTON

One of the biggest investments you will make in your lifetime is your home. You will likely shop with more scrutiny than you would for anything else, and with good reason. Whether you’re in the market for a newly built single-family home, condo or townhouse, make sure you are working with a reputable and trustworthy builder. EVOLUTION OF LICENSING

Mandatory builder licensing came into effect Dec. 1, 2017. Prior to that, there were no minimum qualifications required to be a home builder in Alberta. This put consumers at risk of falling prey to unqualified builders. The goal of builder licensing, under the New Home Buyer Protection Amendment Act, is to help ease the burden on home buyers by clearly identifying the good builders and weeding out the unqualified ones. This new bill requires builders to show they are knowledgeable in home construction and are in good financial standing. Beyond that, builders must also maintain an active license to build new homes and secure warranty coverage which provides further protection. WHAT THIS MEANS FOR HOMEBUYERS

This means that when newhome buyers choose a builder in 30  NextHome.ca  |  Beaumont / Leduc

Alberta, they can feel confident they are getting a quality product from a reputable builder. The addition of warranty coverage means that consumers have a reliable resource to go to should something go wrong. FINDING A LICENSED BUILDER

Wondering if a builder you’re considering working with is upto-date with a license? Check out the Builder Registry that is now available on the Government of Alberta’s Municipal Affairs website. Other great sources to find a reputable builder are the Building Industry and Land Development Calgary Region (BILD Calgary Region), Canadian Home Builders’ Association – Edmonton Region (CHBA – Edmonton Region) and Urban Development Institute Edmonton Region (UDI Edmonton

Region) websites where you can search through Member Directories for each city. BILD Alberta members have been securing warranty coverage and serving homeowners with integrity while meeting industry standards for more than 40 years. New home warranty is a complex issue. Check back next month to learn more.

Carmen Wyton is CEO, Building Industry and Land Development Alberta Association (BILD Alberta), the unified voice for the land development, home building and renovation industry in Alberta. bildalberta.ca

Christenson Developments:

Building Community Connectivity

L

ocally owned and operated, Christenson Developments proudly offers award winning homes in thoughtfully planned communities throughout Alberta. At their foundation, Christenson Developments believes in the importance of building connections within their communities and beyond. With their extensive experience, they have developed award winning communities that feature intelligent, thoughtful and social living environments for the growing active adult market. The Christenson Developments team has a track record of offering new housing and lifestyle choices in Edmonton’s mature, established neighbourhoods, including the award winning Creekside community in

Ritchie, as well as Railtown in Oliver, serving downtown Edmonton. Urban Villages offer town homes, coach homes, active adult condominiums, seniors life lease and assisted living choices; all situated near park-like walkways and ravines. These intelligent, functional spaces offer residents new products, renewal, and diversity in neighbourhoods that typically consisted of single family homes. The company is driven towards creating logical and sustainable community plans, but their focus is not limited to individual neighbourhoods. The larger objective is to connect these innovative urban villages with other amenities and interesting nodes and clusters, involving the bigger picture of city

building. Connectivity creates active transportation corridors, encourages more comprehensive long term planning, and takes future growth and changing demographic demands into consideration. Prior to this trend, aging neighbourhoods were often faced with the challenge of having no amenities in place to satisfy the diverse needs of an aging and socially changing population. Concerns such as a lack of social areas and supportive services for the elderly, or convenient access to transit, bike lanes and walking trails that lead to shopping, churches, restaurants, and professional services, all play a role in communities losing longterm residents.

The urban village concept promotes the idea of healthy lifestyles through walkability in communities, and is becoming popular with adults of all ages. “ A mature neighbourhood that is injected with an active urban village will often flourish, bringing growth and renewal, and becoming more attractive not only to retirees, but to young families wishing to be near existing schools and employment nodes. Mature active couples whose children have grown and moved away, now want to return to familiar treed neighbourhoods, with the ability to walk to shops and social amenities, and live in well maintained, energy efficient homes that allow them the freedom to travel. As Christenson Developments owner President, Greg Christensen states, “the urban village concept promotes the idea of healthy lifestyles through walkability in communities, and is becoming popular with adults of all ages. It’s not just about exercise; it’s a chance to meet your neighbours, connect and rebuild that spirit of that community.” As Christenson continues to build and invest in the connectivity of communities, they are becoming more innovative and experienced at anticipating and satisfying a wider range of public needs. To stimulate discussion, to educate, and to interact with the public, Christenson Developments created and sponsored a free public event on September 30th at MacEwan University. Connectivity, The Healthy Walkable City Lecture, Workshop, and Walk strived to promote, discuss, and encourage revitalization and the transformation of poor planning and built form into healthy, active, and walkable communities. The natural flow and fusion of transit, bike lanes,

pathways, community hubs, with good design and infrastructure, are all key components to the effective connection of communities throughout our city. The interactive Connectivity event was held with hopes to identify some of the barriers that stand in the way of connectivity and achieving a walkable and bikable city. It gave attendees an opportunity to learn more about sample projects and initiatives through workshops and speakers. Christenson and his team plan to continue engaging in projects that create more connectivity and urban villages throughout our city. To encourage the continued advancements of developments of this nature in the future, Greg Christenson has recently created

the Christenson Professorship of Sustainable and Healthy Communities, an endowment professorship funded through his charitable foundation, at the University of Alberta Faculty of Engineering for market driven applied research and pilot projects. Christenson explains, “It is time for our industry to move from doing transactional work to doing transformative work. I believe that models for urban villages, with the simple concepts of walkability and building social communities, will continue to rejuvenate neighbourhoods in our city for decades to come.” To learn more about Christenson Developments, visit cdlhomes.com.

The Harmony THE PERFECT BALANCE OF DESIGN, AFFORDABILITY AND LOCATION

M

ost people today are looking for some sort of balance in their lives. Whether that’s finding work/life balance or balancing time with family and time with friends, very few people have perfect harmony in their lives. So for those seeking balance between where they live and affordability need to look no further than P2000 Development’s new project, The Harmony in northwest Edmonton. Located in the newly established community of Baranow, The Harmony is perfectly located for anyone who likes having lifestyle and professional amenities within walking distance. There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

For more information about The Harmony, visit theharmony.ca or visit the sales trailer onsite at 14904 – 125 Street NW Edmonton

FIVE REASONS TO LOVE LIVING IN TRUMPETER

Anthem United is well known for its thoughtful processes in developing new communities in Edmonton, Calgary, BC and California. Trumpeter by Big Lake is a serene community on the northwest edge of Edmonton, surrounded by nature but still connected to all areas of the city with Anthony Henday, 184 Street and Yellowhead Trail just minutes away. You’re downtown in 20 minutes, at the airport in 30 minutes, in St. Albert in 10 minutes. With nearly 235 species of birds on the nearby Big Lake, Anthem United has carefully considered all aspects of its masterplanned community of Trumpeter. Recognizing the ecological sensitivities of the area, everything from the location of homes, walking paths, storm ponds and even lighting, has been thoughtfully worked into the surrounding natural area. If you don’t believe this, read what those who actually live there have to say. Resident Teresa Marshall highly recommends Trumpeter. She describes her neighbourhood as being “down to earth and a great place for young families. What makes it outstanding is the mixture of young families, singles and retired couples. The people make the difference.” Marshall says the trails are a great place to meet the neighbours who are running, walking their dogs or simply enjoying nature. The benefits of living in Trumpeter go beyond nature and good community with quick “access to public transit and just 20 minutes to the Clareview LRT.” Both Edmonton and St. Albert amenities are just a short drive away – whether you are looking for shopping, hospitals or recreation, everyone’s needs are met. 42  NextHome.ca  |  Spruce Grove / Stony Plain

1. Great for young families, great for all ages 2. Connectivity with neighbours 3. Easy access to amenities 4. Lots of greenspace and walking trails 5. Nature all around in trees, ponds and wildlife

Another resident chose Trumpeter after looking for two years for the perfect place for their young family. They ideally wanted acreage living with city advantages and Trumpeter fit the bill perfectly. They purchased a lot with a view of woods, pond and nature at her finest. She spoke about sitting on their deck watching the deer, birds and spectacular northern lights, something that the bright city lights wouldn’t have shown. They love that their children can climb trees, catch frogs and see wildlife in a community whose members genuinely care about each other, plus, no worries about

busy streets. This resident says they “feel a real sense of connection with neighbours regardless of their age.” Further, they appreciate “how Anthem United adapted the housing and landscaping with an awareness to the nature surrounding Trumpeter.” Residents of Trumpeter can even watch its namesake bird, the Trumpeter Swan, stretch its wings as flocks get ready for their long flight south. Why stretch your wings and move to Trumpeter? For peace of mind, nature, accessibility, great neighbours and superb community planning.

2018 INTERIOR DESIGN

TRENDS… by MARIE HEBSON

W

e all want our homes to feel timeless and our décor to last forever, however, boredom sets in and we just need a change. Some decorators work in trend after trend and can maintain a cohesive look. Others struggle and have to start from scratch. Just like a great outfit, you need to know what is timeless and what can easily be switched out to breathe new life in. That’s where trends come in, here’s my top list for 2018 – Happy New Year Everyone!

1. TONE ON TONE Looking for peace and simplicity – tone on tone is your go to palette. Entire homes are designed with this in mind, it takes a lot of discipline and a keen eye to make this work. It can flatline easily and become very boring. 2. BOLD LAMPSHADES Strong interest in pleated, patterned and even wicker lampshades. Perfect way to get a sophisticated, decorated look. 3. CURVED SOFAS Mixing in curved instead of the same old “L-shape” sofa is a fresh way to inject interest. Helps to divide a room, look fabulous from every angle, hug a fireplace perfectly. Perfect addition to a rectangular room! Curvy is beautiful – 70’s inspired silhouettes always deliver on style. 4. ABSTRACT GEOMETRIC ART Bring some excitement to your space, create tension between traditional landscapes and portraits, add an abstract, bold painting to your home. 5. HERRINGBONE FLOORS Clients want unique, special, you can’t get any better than a custom designed herringbone or chevron floor. From traditional to contemporary, this is a stunning addition to any home.

6. FRINGED PENDANTS 2018 is pushing for an eclectic mix of styles. Mixing materials and metals is all the rage, it adds whimsy and frivolity. 7. BOLD SEATING We’re heading back to the bold sofa! For many years designers have pushed clients into neutrals for their larger furniture pieces – for longevity. Today, we’re pushing for a bold hit of saturated colour – must be textural though – velvets, chenilles, mohairs.. Shown here are a compilation of images and items found online to compose Marie’s article.

CANADIAN HOUSING STARTS GAIN IN NOVEMBER Driven by demand from the multi-unit segment of the market, Canadian housing starts trended upward in November with 226,270 units, compared to 216,642 in October, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The trend in housing starts reached its highest level in almost 10 years this November, reflecting a second consecutive increase in multiple starts,” says Bob Dugan, CMHC’s chief economist. “This largely reflects construction of multiple units in Toronto, where evidence of overbuilding is low due to the decreasing inventory of completed and unabsorbed multiple units and strong demand.” Edmonton saw an .08-per-cent decrease in singledetached housing starts, with 400 in November 2017

46  NextHome.ca  |  West

compared to 436 at the same time last year. Multiple-unit starts decreased .04 per cent to 526 starts in November 2017, down from 550 last year. Total starts in Edmonton overall decreased by .06 per cent with 926 starts in November compared to 986 last year at the same time. Calgary starts saw significant increases, with 390 single-detached dwellings in November 2017, a 13-per-cent increase from 346 at the same time last year. Multipleunit starts increased significantly to 1,114 in November, up from 399 the previous year. Total housing starts for the month reached 1,504, up from 745 last November. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next. The standalone monthly SAAR of housing starts for all areas in Canada was 252,184 units in November, up from 222,695 units in October. The SAAR of urban starts increased by 14.4 per cent in November to 235,412 units. Multiple urban starts increased by 16.9 per cent to 175,016 units in November. Single-detached urban starts increased by 7.5 per cent, to 60,396 units.

NATIONAL HOUSING STRATEGY BEGINS TO ADDRESS HOUSING NEED IN CANADA by WAYNE KARL

After more than a year of consultations with everyday Canadians, experts, stakeholders, think tanks and provinces and municipalities, the federal government recently unveiled Canada’s first ever National Housing Strategy. Billed as the tool that will help reduce homelessness and improve the availability and quality of housing for Canadians in need, the 10-year, $40-billion plan aims to: 52  NextHome.ca  |  Downtown

• Reduce chronic homelessness by 50 per cent • Remove more than 530,000 households from housing need • Create four times as many new housing units as built under federal programs from 2005 to 2015 • Repair three times as many existing housing units as repaired under federal programs from 2005 to 2015, and • Protect an additional 385,000

households from losing an affordable place to live. “Everyone deserves a safe and affordable place to call home,” Prime Minister Justin Trudeau said in announcing the Strategy. INVESTMENT UNDER THE PLAN INCLUDES:

• $15.9 billion for a new National Housing Co-Investment Fund • $8.6 billion for a new Canada

Community Housing Initiative in partnership with provinces and territories, and $500 million through a new Federal Community Housing Initiative • $4 billion for a new Canada Housing Benefit launching in 2020 in partnership with provinces and territories, and • $2.2 billion to reduce homelessness “The National Housing Strategy will create a new generation of housing in Canada,” says Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation. “It will promote diverse communities and will build housing that is sustainable, accessible, mixedincome and mixed-use that will be located near transit, work and public services.” Though details on some of the inclusions are still to come, the home building industry is generally positive about the Strategy. “With regards to the Canada Housing Benefit, CHBA has long recommended such a measure to help low-income Canadians participate in the wider housing market,” says Kevin Lee, chief executive officer of CHBA. “The vast majority of Canadians in core housing need have an income problem, not a housing problem. This Benefit can provide them support and choice, rather than tying them to specific housing units.” CHBA had also recommended the introduction of a “portable” housing benefit that would support low-income individuals directly, rather than subsidize buildings. Data released by Statistics Canada recently confirms that more than 836,000 households need income support based on their rent-to-income ratio. This means that more than three-quarters of households designated as in “housing need” live in adequate

Everyone deserves a safe and affordable place to call home.

... the reality, versus the marketing, will be hidden in the legislation. — Don Campbell

housing, but can’t afford it. CHBA says it was also pleased to see the federal government commit to a new public engagement campaign to encourage inclusive communities. A national “NIMBY to YIMBY” campaign (Not-InMy-Back-Yard to Yes-In-MyBack-Yard) has also been a CHBA recommendation to support the development of complete mixeduse, mixed-income communities. Inclusive communities can promote inclusiveness and greater housing affordability, as well as fairer treatment of newcomers to housing. One area where the Strategy comes up short is the issues of housing supply and affordability. “While the Strategy acknowledges the social value of home ownership, and the key role of market housing in meeting the housing needs of Canadians, it does not address issues of supply and affordability,” according to the Building Industry and Land Development Association (BILD). These issues are top of mind with Canadians, especially younger families and those working hard to achieve a middle-class life. BILD has maintained that a complete National Housing Strategy must address the full “housing continuum” – from social

housing and housing assistance measures, to market rental and ownership housing. “Otherwise, deteriorating affordability will simply increase demand for social housing and other types of assistance.” Real estate expert, author and educator Don Campbell says that while the Strategy sounds promising initially, the proof will be in future legislation. “As with many of the recent provincial and federal government announcements, the reality, versus the marketing, will be hidden in the legislation,” he told NextHome. “The ideas and policies, although based in problem solving, aren’t often implemented towards the stated goal. It is difficult to see how much more ‘affordable’ rent will become, even with the proposed $200 federal rental subsidy, if policies, like those (recently) legislated in Ontario and being discussed in BC, reduce supply right as demographic demand is increasing. “We should all be prepared for a flurry of announcements and headlines over the coming months as more details are brought to the forefront,” Campbell adds. “But, once again, the true story will come out in the piece of legislation.” DEC 29, 2017 - JAN 26, 2018  53
