BRASS III’s last condo project called Leger, which was completed in the first part of this year in Terwillegar, sold out by the time it was 100% completed, making it one of the most successful projects in southwest Edmonton between 2015 and 2017. This means West Ritchie homes are also likely going to sell fast.

RENEWED OPTIMISM SLOW BUT STEADY GROWTH AWAITS With 2017 ending with the economy and housing market showing signs of recovery, there are further reasons for renewed optimism in 2018. In its 2018 Housing Market Outlook, ReMax points out that oil prices continue to stabilize, and the capital region experiences slow but steady job growth. Properties in mature neighbourhoods remain in highest demand due to proximity to the downtown core and amenities and typically favour sellers, while suburban neighbourhoods further away from the citycentre typically favour buyers, ReMax says. What does all mean? It translates to five-per-cent growth in average prices in Edmontom, year-over-year, to $375,788 for 2017 from $357,916 in 2016. ReMax forecasts prices to climb another two per cent in 2018 to $383,304. A variety of new infrastructure projects, including construction on the Valley Line expansion of the LRT system, are expected to contribute to increased activity in the coming years.

One of the biggest investments you will make in your lifetime is your home. You will likely shop with more scrutiny than you would for anything else, and with good reason. Whether you’re in the market for a newly built single-family home, condo or townhouse, make sure you are working with a reputable and trustworthy builder. EVOLUTION OF LICENSING
Mandatory builder licensing came into effect Dec. 1, 2017. Prior to that, there were no minimum qualifications required to be a home builder in Alberta. This put consumers at risk of falling prey to unqualified builders. The goal of builder licensing, under the New Home Buyer Protection Amendment Act, is to help ease the burden on home buyers by clearly identifying the good builders and weeding out the unqualified ones. This new bill requires builders to show they are knowledgeable in home construction and are in good financial standing. Beyond that, builders must also maintain an active license to build new homes and secure warranty coverage which provides further protection. WHAT THIS MEANS FOR HOMEBUYERS

Other great sources to find a reputable builder are the Building Industry and Land Development Calgary Region (BILD Calgary Region), Canadian Home Builders’ Association – Edmonton Region (CHBA – Edmonton Region) and Urban Development Institute Edmonton Region (UDI Edmonton

There are four grocery stores nearby, along with a YMCA, rec centres, golf courses, Londonderry Mall, restaurants, cafes, pharmacies and more. It’s also close to Christy’s Corner and the shops at Skyview Power Centre. “We’ve been holding on to this land for five years now. It’s such a great location and we wanted to build something special here,” says David Phan of P2000 Developments. They build one project at a time, and wanted to make sure the time was right and community was established for their homebuyers. Phan: “Everything is already there, so it’s a very attractive location.” Of course, location is not the only thing Phan focusses on. “We also wanted to build something with a beautiful exterior,” David Phan explains. He continues: “Something that’s pleasing to the eye, first and foremost.” That includes The Harmony’s wrought iron fencing around the building and stone pillar accents. Gone are the typical vinyl or stucco exterior, and instead the building features hardie boards that are water and hail resistant. Phan also has a keen eye on green building practices, and is installing a metal roof on The Harmony—something typical for commercial not residential buildings. “Basically, you don’t need to replace the roof in the building’s lifespan, so we’re not using resources that need to be replaced in the future.” There are LED lights throughout to reduce energy consumption and R40 rooftop insulation that can reduce building energy costs by up to 40%. The Harmony has modern bachelor, one-bedroom, one bedroom + den and two-bedroom suites that range from 463 sq. ft to 915 sq. ft. (One unique feature of the bachelor condos are built-in, custom Murphy bed). All suites have quartz countertops in the kitchen and bathrooms, stainless appliances, and luxury vinyl board flooring throughout (with a lifetime warranty). The custom-made kitchen and bathroom cabinetry are two-toned and come with soft-closing hinges. French doors separate the suites from the balconies, and are designed to keep in the heat during the winter. Plus, all suites come with window coverings and in-suite washer and dryers. Suites range from $173,000 to $300,000, and preselling starts this October. Move in is expected to begin in mid-2018.

e all want our homes to feel timeless and our décor to last forever, however, boredom sets in and we just need a change. Some decorators work in trend after trend and can maintain a cohesive look. Others struggle and have to start from scratch. Just like a great outfit, you need to know what is timeless and what can easily be switched out to breathe new life in. That’s where trends come in, here’s my top list for 2018 – Happy New Year Everyone!
1. TONE ON TONE Looking for peace and simplicity – tone on tone is your go to palette. Entire homes are designed with this in mind, it takes a lot of discipline and a keen eye to make this work. It can flatline easily and become very boring. 2. BOLD LAMPSHADES Strong interest in pleated, patterned and even wicker lampshades. Perfect way to get a sophisticated, decorated look. 3. CURVED SOFAS Mixing in curved instead of the same old “L-shape” sofa is a fresh way to inject interest. Helps to divide a room, look fabulous from every angle, hug a fireplace perfectly. Perfect addition to a rectangular room! Curvy is beautiful – 70’s inspired silhouettes always deliver on style. 4. ABSTRACT GEOMETRIC ART Bring some excitement to your space, create tension between traditional landscapes and portraits, add an abstract, bold painting to your home. 5. HERRINGBONE FLOORS Clients want unique, special, you can’t get any better than a custom designed herringbone or chevron floor. From traditional to contemporary, this is a stunning addition to any home.
6. FRINGED PENDANTS 2018 is pushing for an eclectic mix of styles. Mixing materials and metals is all the rage, it adds whimsy and frivolity. 7. BOLD SEATING We’re heading back to the bold sofa! For many years designers have pushed clients into neutrals for their larger furniture pieces – for longevity. Today, we’re pushing for a bold hit of saturated colour – must be textural though – velvets, chenilles, mohairs.. CANADIAN HOUSING STARTS GAIN IN NOVEMBER Driven by demand from the multi-unit segment of the market, Canadian housing starts trended upward in November with 226,270 units, compared to 216,642 in October, according to Canada Mortgage and Housing Corp. (CMHC). This trend measure is a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “The trend in housing starts reached its highest level in almost 10 years this November, reflecting a second consecutive increase in multiple starts,” says Bob Dugan, CMHC’s chief economist. “This largely reflects construction of multiple units in Toronto, where evidence of overbuilding is low due to the decreasing inventory of completed and unabsorbed multiple units and strong demand.” Edmonton saw an .08-per-cent decrease in singledetached housing starts, with 400 in November 2017

compared to 436 at the same time last year. Multiple-unit starts decreased .04 per cent to 526 starts in November 2017, down from 550 last year. Total starts in Edmonton overall decreased by .06 per cent with 926 starts in November compared to 986 last year at the same time. Calgary starts saw significant increases, with 390 single-detached dwellings in November 2017, a 13-per-cent increase from 346 at the same time last year. Multipleunit starts increased significantly to 1,114 in November, up from 399 the previous year. Total housing starts for the month reached 1,504, up from 745 last November. CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of Canada’s housing market. In some situations, analyzing only SAAR data can be misleading, as they are largely driven by the multi-unit segment of the market which can vary significantly from one month to the next. The standalone monthly SAAR of housing starts for all areas in Canada was 252,184 units in November, up from 222,695 units in October. The SAAR of urban starts increased by 14.4 per cent in November to 235,412 units. Multiple urban starts increased by 16.9 per cent to 175,016 units in November. Single-detached urban starts increased by 7.5 per cent, to 60,396 units.

NATIONAL HOUSING STRATEGY BEGINS TO ADDRESS HOUSING NEED IN CANADA by WAYNE KARL
After more than a year of consultations with everyday Canadians, experts, stakeholders, think tanks and provinces and municipalities, the federal government recently unveiled Canada’s first ever National Housing Strategy. Billed as the tool that will help reduce homelessness and improve the availability and quality of housing for Canadians in need, the 10-year, $40-billion plan aims to: 52 NextHome.ca | Downtown
• Reduce chronic homelessness by 50 per cent • Remove more than 530,000 households from housing need • Create four times as many new housing units as built under federal programs from 2005 to 2015 • Repair three times as many existing housing units as repaired under federal programs from 2005 to 2015, and • Protect an additional 385,000
households from losing an affordable place to live. “Everyone deserves a safe and affordable place to call home,” Prime Minister Justin Trudeau said in announcing the Strategy. INVESTMENT UNDER THE PLAN INCLUDES:
• $15.9 billion for a new National Housing Co-Investment Fund • $8.6 billion for a new Canada
Community Housing Initiative in partnership with provinces and territories, and $500 million through a new Federal Community Housing Initiative • $4 billion for a new Canada Housing Benefit launching in 2020 in partnership with provinces and territories, and • $2.2 billion to reduce homelessness “The National Housing Strategy will create a new generation of housing in Canada,” says Jean-Yves Duclos, Minister of Families, Children and Social Development and Minister Responsible for Canada Mortgage and Housing Corporation. “It will promote diverse communities and will build housing that is sustainable, accessible, mixedincome and mixed-use that will be located near transit, work and public services.” Though details on some of the inclusions are still to come, the home building industry is generally positive about the Strategy. “With regards to the Canada Housing Benefit, CHBA has long recommended such a measure to help low-income Canadians participate in the wider housing market,” says Kevin Lee, chief executive officer of CHBA. “The vast majority of Canadians in core housing need have an income problem, not a housing problem. This Benefit can provide them support and choice, rather than tying them to specific housing units.” CHBA had also recommended the introduction of a “portable” housing benefit that would support low-income individuals directly, rather than subsidize buildings. Data released by Statistics Canada recently confirms that more than 836,000 households need income support based on their rent-to-income ratio. This means that more than three-quarters of households designated as in “housing need” live in adequate

housing, but can’t afford it. CHBA says it was also pleased to see the federal government commit to a new public engagement campaign to encourage inclusive communities. A national “NIMBY to YIMBY” campaign (Not-InMy-Back-Yard to Yes-In-MyBack-Yard) has also been a CHBA recommendation to support the development of complete mixeduse, mixed-income communities. Inclusive communities can promote inclusiveness and greater housing affordability, as well as fairer treatment of newcomers to housing. One area where the Strategy comes up short is the issues of housing supply and affordability. “While the Strategy acknowledges the social value of home ownership, and the key role of market housing in meeting the housing needs of Canadians, it does not address issues of supply and affordability,” according to the Building Industry and Land Development Association (BILD). These issues are top of mind with Canadians, especially younger families and those working hard to achieve a middle-class life. BILD has maintained that a complete National Housing Strategy must address the full “housing continuum” – from social

housing and housing assistance measures, to market rental and ownership housing. “Otherwise, deteriorating affordability will simply increase demand for social housing and other types of assistance.” Real estate expert, author and educator Don Campbell says that while the Strategy sounds promising initially, the proof will be in future legislation. “As with many of the recent provincial and federal government announcements, the reality, versus the marketing, will be hidden in the legislation,” he told NextHome. “The ideas and policies, although based in problem solving, aren’t often implemented towards the stated goal. It is difficult to see how much more ‘affordable’ rent will become, even with the proposed $200 federal rental subsidy, if policies, like those (recently) legislated in Ontario and being discussed in BC, reduce supply right as demographic demand is increasing. “We should all be prepared for a flurry of announcements and headlines over the coming months as more details are brought to the forefront,” Campbell adds. “But, once again, the true story will come out in the piece of legislation.” DEC 29, 2017 - JAN 26, 2018 53
