uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you
can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. Many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. he past year certainly presented some interesting times – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side as 2015 begins are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 21. Many experts don’t expect
rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings that we’re taking on more debt than we should. Fixed versus variable rate? Long versus short? Open versus closed? These are among the questions you may be pondering as you prepare for your next steps as a homebuyer. Your best strategy? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Relax, homebuyers, CANADA’S HOUSING MARKET IS NOT OVERVALUED » by WAYNE KARL
As far as mortgage expert Calum Ross is concerned, Bank of Canada Governor Stephen Poloz doesn’t know what he’s talking about. At least when it comes to Canada’s housing market. In releasing the Bank’s semi-annual Financial System Review in mid December, Poloz warned that house prices could be overvalued by as much as 30 per cent. Th is, plus consumer debt loads, are the two biggest risks to Canada’s economy. When someone the stature of the BoC governor issues such a warning, people tend to get a little nervous. In this case, those people are homeowners and prospective homebuyers. But, is there reason for them to be nervous? “The BoC has been warning about household debt for some time, so this is not new news,” Ross, president and principal broker at Calum Ross Mortgage, Toronto, told New Home & Condo Guide. “But the commentary on housing values is surprising, especially given the scope of the Bank of Canada’s mandate. “Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy.” While aggregate debt is something of a concern, Ross says, it is total payments after tax, compared to after-tax cash flow – and not total debt levels – that get households into financial trouble. 20 NEW HOME GUIDE | JAN 16 - FEB 13, 2015
“Factually, household net worth has never been higher in Canada, and this means households could essentially liquidate assets and wipe out the debt. “Saying there is a Canadian housing market is not that dissimilar from saying there is a Canadian temperature – the term itself is irrelevant. The person who lives in a house that went down in value because of local labour markets does not care about Toronto, Calgary or Vancouver’s theoretical overvaluation. Unless I missed something, supply and demand set price, and it is a long established fact that low interest rate environments make real asset prices go up. Not surprising that price levels on a whole are trending up. The relevant figure is value compared to inflation and real wage growth.” At its recent series of Housing Outlook Conferences across the country, Canada Mortgage and Housing Corp. said it didn’t see overheating as a serious concern.

What happens in between is no more relevant than the total cash you have in the middle of a game of Monopoly. If you buy and hold, real estate as an asset class has proven to be a better hedge against inflation than any other asset class.”

Last year marked a significant milestone in the mortgage world: It’s now been more than four years since the Bank of Canada last adjusted its influential overnight target rate. Yes, more than four full years. In its latest announcement on Dec. 3, the BoC again held firm at one per cent – where the rate has been since September 2010. And with rates expected to remain at these historical lows until mid-2015 at least, the window of opportunity for those looking for a home remains wide open. If you could lock in at a low rate over 10 years, for example, that gives you the comfort of knowing what your mortgage payments will be over that period, while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there has been some talk recently about cooling prices and softening sales. But even if that were to happen in your market and housing type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing. Indeed, a recent study from CIBC shows the number of Canadians taking advantage of low rates to pay down their mortgages sooner declined last year, compared to

2013. Some homeowners, it seems, are being lulled into a false sense of security. Experts stress that even as rates remain low, buyers should explore everything from putting down a larger down payment to taking advantage of pre-payment options to “stress-testing” your mortgage at a higher rate to ensure your fi nances can accommodate rate fluctuations or other unforeseen circumstances.
Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust and who knows their business, and explore the options that are best for you. One day, perhaps next year, the mortgage landscape will change. And if you’re among those homeowners who have been somewhat spoiled by continuing low rates, you could be could be in for an unpleasant surprise. Take advantage of today’s low rates while you can, but also spend the time necessary to find a broker or banker you trust, who knows their business, and who can help you explore what options might be best for you. More so than in any other area of homebuying, you’re going to rely on this advice – now more than ever. It will prove to be time well spent.

Canadian real estate in 2015 » by WAYNE KARL By all accounts, 2014 was a good year in Canadian real estate – and in some areas a great year. Here are five things to watch in Canadian real estate in 2015. ‘OVERHEATING’ IN THE HOUSING MARKET Bank of Canada Governor Stephen Poloz spooked many Canadians in December when, in releasing the Bank’s semi-annual Financial System Review, he said that house prices could be overvalued by as much as 30 per cent – 30 per cent. Only weeks previous, the chief economist for Canada’s housing agency, Canada Mortgage and Housing Corp., reassured Canadians that overheating wasn’t a serious concern. “The housing market does have a fairly bright outlook,” Bob Dugan told New Home Guide. “We don’t see overheating as being a problem in any of the markets across Canada,” he says. “Some markets are stronger than others, particularly in western Canada.” We also sought insight and reaction from a leading mortgage broker, Calum Ross. “Respectfully, the Bank of Canada is no more qualified to talk about the specifics of the housing markets than the Canadian Real Estate Association is qualified to comment on monetary policy,” he told New Home Guide. “Saying there is a Canadian housing market is not that dissimilar from saying there is a Canadian temperature – the term itself is irrelevant.”
MORTGAGE RATES In its most recent interest rate announcement, the Bank of Canada once again held its influential overnight target rate at one per cent – where it has sat since September 2010. Most economists don’t expect any notable rate increase in 2015, including BMO’s chief economist Douglas Porter. But if rates do begin to inch up, the impact will be interesting to watch. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Home Guide. “We do believe that at long last rates will begin to creep higher, but we are only looking for quarter-point hike by the Bank of Canada.”

Daytona Homes gives back to Inner City School On Friday, Dec. 12, 2014, Daytona Homes and its entire staff took part in donating holiday gifts, books and computers to Delton School in Edmonton. More than 200 Daytona employees came together from Edmonton, Lethbridge, Grande Prairie, Regina and Saskatoon to spread holiday cheer to the deserving inner city school. Daytona Homes’ President Tally Hutchinson explained that the donation to Delton School was made because “they don’t have a lot of resources, they’re challenged every single day, and they have nearly 400 children.” The Daytona team’s goal was to share the magic of the season with the students of Delton, while also providing a much needed resource of computers – ensuring “a constant and continual impact on these (children’s) lives.” The majority of Delton’s students have very limited or no access to computers and the Internet, and as school principal Nancy Weber, explains “96 per cent of the student population is what’s deemed as socially vulnerable.” With Daytona Homes’ donation of 30 Chromebooks, students will now have the opportunity to access similar technologies as other students across Edmonton, overall better preparing them for Junior High and High School. All the children at Delton School were surprised in their classrooms with holiday gifts, and teachers were also given a gift to acknowledge their commitment to their students. OIL AND GAS Canadians are loving the cheap gas at the pumps these days – freeing up coin for us to spend on other consumer goods – but falling oil prices could cause a farther reaching economic shake-up. Is it a short-term blip or a more prolonged development that could lead to dramatic change? TD Economics, for one, forecasts downgrades in economic growth in the oil-rich economies of Alberta, Newfoundland and Labrador and Saskatchewan. In its latest Provincial Economic Forecast in December, TD said real GDP growth in Alberta is expected to fall from its recent trend rate of more than four per cent to 2.3 per cent over the 2015-16 period. Accordingly, after topping the 2014 growth charts by a wide margin, Alberta is expected to trail Ontario (2.5 per cent) and BC (2.4 per cent), where activity is expected to gain a step relative to 2014. A prolonged oil and gas slump could also affect the real estate markets in Alberta – but experts say any slowdown will only bring the province more in line with growth in the rest of Canada. MATTAMY HOMES’ ACQUISITION OF MONARCH CORPORATION “Buy land, they’re not making it any more.” This famous Mark Twain quote rings true in the recent announcement by Mattamy Homes that it is acquiring Monarch Corporation. It’s huge news in the home building industry, but it’s also interesting from a general business and consumer news perspective. 56 NEW HOME GUIDE | JAN 16 - FEB 13, 2015
Why? First, it’s a success story: a Canadian company buying the Canadian division of U.S. builder, in this case Taylor Morrison Home Corp., which builds homes in Arizona, California, Colorado, Florida and Texas. Mattamy builds homes in the Greater Toronto Area, Ottawa, Calgary and Edmonton. Second, the motivation for the deal: land. Land availability and rapidly rising acquisition costs are a growing issue for builders – and therefore buyers. A run-up in land prices in Ontario in the last few years, for example, is one of the reasons Taylor Morrison decided to sell Monarch. By acquiring Monarch, Mattamy quickly gains Monarch’s existing land tracts, most of which have been approved for development. Mattamy, primarily a lowrise builder, also gains an immediate foothold in the fast-growing highrise market. TORONTO, SPECIFICALLY MAYOR JOHN TORY As if being mayor of Canada’s largest city isn’t difficult enough – some say it’s the toughest job in Canadian politics, certainly at the municipal level – Rob Ford drew a lot of negative, unwanted attention TO’s way. On the one hand, Mayor John Tory can’t help but present the city and the mayor’s office in a brighter light. On the other, his predecessor left him with quite a mess. Among Tory’s challenges: uniting a previously divided council, improving relations with the provincial and federal governments, and – the big one – transit. If Tory has his way, by the time his first term is up in four years, construction of his SmartTrack transit system will be well underway. Toronto’s real estate market, meanwhile, is expected to continue humming along, though affordability is becoming a growing concern.

Here are five tips to help you choose the best materials and upgrades when planning the kitchen in your new home or condo: 1. Consider your material choices
Tremendous advancements have been made in materials technology in terms of appearance and durability. Think of porcelain tiles rather than ceramic, as they are more durable and you can have smaller grout lines. Choose quartz counter tops for a durable and repairable counter top. Another option is soapstone. Soapstone is new to the solid surface lineup, although itâ&#x20AC;&#x2122;s been around a long time. It is naturally heat-resistant and easy to maintain. You can have integrated sinks, with soapstone, included within the counter top. 2. Add more lighting, not less
You can never have too much lighting, because you can just turn it off or add a dimmer! Add cool pendant lights over islands for extra lighting as well as a decorative element. These are like jewelry for the kitchen. They also give you the opportunity to add an additional punch of colour that you can carry throughout your design. 3. Take advantage of better cabinet storage
Developments in cabinet shape and technology have led to much better interior storage options. There are things such as magic corners which make blind corners much more usable. There are also cool pantry units, which pack in a lot of food items on the market now. And be sure to invest in cutlery dividers where possible so your drawers stay organized. Beverage stations are also becoming a big trend and look lovely when they are built into your design. 4. Make your backsplash a focal point
Pick amazing tiles or patterns to add to this area. After all, it is at eye level so it is quite visible. Do add tile inserts and even consider painting on your backsplash tile. To make your backsplash look perfect, hide electrical outlets within the upper light valance. This way the entire backsplash is completely clear of plugs and switches! 5. Think beyond white for cabinets
Although white cabinets still sell the best, there are other good neutrals which do well in Canada. Think about painted grey cabinets, pale blue, espresso brown or even natural cherry, as these all are classics here and give you a special look. With finishing technology, all colours are available and will wear well. When considering your cupboards, it is also a great time to think about integrated appliances. This is when your appliances are flush with the cabinets, and are paneled in the same material as the cupboards. Buying a new home can be very costly and stressful. feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. Enter Make Do Month. Th is is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money! When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do! January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays, you’ll no doubt be happy to stay home for the fi rst couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. Th is is Make Do Month. Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious save you money. I’ll bet you’re pleasantly surprised.

a new attitude » by HELLEN BUTTIGIEG Everyone has a list of things they’d like to accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Keep your New Year’s resolutions. If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing will add up to seven hours a month and 84 hours a year! Commit to 15 minutes every day and make organizing part of your daily life. Tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date. This ensures that it won’t be forgotten or misplaced and frees up the mental energy unfinished business consumes. Time-saving ways to shop. Pressed for time? Rather than wasting time running back and forth to the store, consider shopping online. The time and gas savings usually offset the cost of shipping. Some sites offer free delivery when you spend a minimum amount. To save costs, keep an ongoing wish list and buy only when you have several items on the list. But make sure the site is secure before entering credit card information (look for the padlock in the browser window).

Keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. You’ll be amazed at how effective this technique can be in keeping rooms tidy with minimal effort. Tidy doesn’t mean perfect. Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet. Purging for “fraidy-cats.” If you keep every paper that enters your home because you’re afraid you might need it someday, here’s a way to ease the fear. Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. Store your sheets in sets in the linen closet. For each set, fold the flat sheet, the fitted sheet and one pillowcase. Place the set inside the remaining pillowcase. These tidy packages stack nicely on the shelves and make changing the sheets quick and easy. Fabric softener sheets tucked into the linen closet will keep bedding smelling fresh. Encourage filing, discourage piling. Keep extra file folders in the back of your filing drawer, and have a label-maker handy. Having these supplies ready to go will encourage you to quickly create new files as you need them rather than pile papers on top of your filing cabinet “just for now.” Accomplish more in your day by knowing your style. Understand your high/low energy periods and schedule your daily tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
