hether you’re relocating from one coast to the other or moving to your first place out of your parents’ home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence. If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.
If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide. Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved. Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly. Happy moving!

hen you’re buying a home, particularly your first home, you will need the advice of several professionals: builder, lawyer, mortgage broker or banker, financial advisor and so on. But none of them has the personal stake in the deal that you do. Indeed, it is your transaction, your future and, ultimately, your money. This is why it’s essential to ask questions. Don’t understand something? Ask. Don’t get a satisfactory answer? Ask again. Take this scenario brought to our attention by Alyssa Richard, CEO of ratehub.ca. First-time buyers who are looking to buy together with a buyer who is not a first-timer, can still use the Home Buyers’ Plan to withdraw $25,000 from their RRSP, tax-free, for a down payment. But they cannot
claim the First-Time Home Buyers’ Tax Credit of $750. “Another surprise had to do with land transfer tax rebates. In Toronto, qualifying first-time homebuyers can claim a total rebate of up to $5,725 for both the Ontario and Toronto land transfer tax. If you’re buying with someone who is not a first-time homebuyer, many first-time buyers assume they can’t claim those rebates. But you can – 50 per cent is yours to claim.” Instead of being able to claim the full rebate of $5,725, you could claim $2,862.50, which of course is better than nothing.” Whatever your own circumstances, take the time to ask those challenging, if difficult, taxing questions. The answers could save you hundreds if not thousands.

Bedrock Homes’ Henley Heights new showhome

edrock Homes’ new Montana showhome, located in west Edmonton’s Henley Heights community, is a delightfully bright and modern home that’s sure to fit most tastes. The Montana is a 2,284-sq.-ft, threebedroom home with a main floor den, large open living/kitchen/dining area and features a split staircase with large bonus room upstairs. As soon as you walk in to the showhome – through what would be the front-attached garage, you are struck by the home’s crisp and clean atmosphere, thanks to the light grey walls and subtle, light grey ceramic tile flooring. To your left is a half bathroom with sleek fixtures, and a large closet for coats and extra shoes. Directly in front of you is a walk-through pantry, making access to the kitchen a breeze and putting away groceries effortless. Now let’s pretend you’re coming into the house from the front door. The third is the main bedroom with enough room for the usual accoutrements and a chaise lounge. Next up are the two bedrooms which are spacious, bright and tastefully decorated in splashes of colour. There’s a lot of buzz about off beat housing styles whether they be tiny homes the size of closets or shipping containers repurposed as residences. The reality is that most people favour tried-and-true options when looking for a place to live. The enduring popularity of the singlefamily home – even among younger buyers – illustrates that in a big way. A new survey by American home builders found that buyers in their 20s and 30s overwhelming want a singlefamily home. Only a tenth want to live in the centre of cities and nearly half have zero interest in high-density living. This group, sometimes called Millennials because they became adults after the year 2000, show a strong preference for suburbs. They also crave space – four out of five would like a home with three or four bedrooms. Features on the “most-wanted” shopping list included a separate laundry room and lots of storage space with linen closets, a walk-in pantry and garage making the top 10 list. While these are the results of a U.S. survey, a look at the Edmonton marketplace shows that the single family home is still a winner with home hunters. Builders here started work on almost 7,000 new single-family homes in 2014 – the most in seven years.

LIGHTING MISTAKES TO AVOID BY C. MARIE HEBSON
1. Relying on Only One Light Source. The key to good lighting is layering light at different heights. Don’t rely on one kind of light source, mix a variety of overhead, floor and table lamps. Warm ‘pools’ of light draw people in and create intimacy. 2. Not Thinking About Wattage. Mood is everything, and who wants to dine in bright light? 60 watts for the dining room, brighter when reading, 75 to 100 watts for the living room. Keep overhead lights to 75 watts, with 60 watts on each side. For bathrooms - the best lighting is at eye level, not overhead, which creates shadows. And the best light is diffused light from a white or off-white lampshade. 3. Don’t Go Overboard With Recessed Lighting. Use recessed lighting sparingly. Too many fixtures turn your ceiling into swiss cheese! Be mindful of where you place that kind of lighting. Limit overhead can lighting to functional areas such as bathrooms, closets and laundry rooms — the light is too harsh and flat for your living areas, unless you go to smaller halogens. 4. Overhead Lighting That’s Too Bright. There’s nothing worse than bright lights that make you feel like you’re onstage. Use dimmers and soft white bulbs in every room, including bathrooms.

5. Forgetting About Dimmers. Lighting is everything. It creates atmosphere, drama, and intrigue in a room. The easiest way to accomplish this is with a dimmer switch, best places for dimmers are living, dining, theatre, master bedroom and your ensuite. 6. Light Switches Placed in the Wrong Place. I prefer to locate light switches about 36” above the floor. That way they stay out of the way of the art on our walls. Switches should be about 1½” to 2” off the side of the door casing. 7. Neglecting Your Closet. Your closet needs attention, too. I prefer recessed lighting and/ or track lighting in walk-in closets. The recessed lights stay clear of moving clothes in and out, undermount puck lights are key in lighting up (or down) lighting on shelving. Having good lighting in your closet is essential.
8. Using same collection throughout. Don’t pick a collection and put that everywhere in your home, that is so boring! Find your inspiration fixture that sets the tone then find complimentary fixtures for each key area that relates to that space. EG: Dining Room, Foyer, Kitchen Nook, Kitchen Island, Master Bedroom etc. 9. Thoughtful mix of finishes: You don’t have to match you can mix your finishes - within reason. On Jan. 21, Governor Stephen Poloz announced that the Bank of Canada (BoC) was dropping its overnight rate by 0.25 per cent, from one per cent to 0.75 per cent. It was the first time the rate had been changed in nearly 4.5 years. First, if you read the news or happen to follow even a few personal finance experts on Twitter, you probably got the sense that it came as a surprise – and it did. Until a few months ago, everyone expected Canada’s economy to finally pick up in 2015, and for interest rates to go up along with it. Unfortunately, as you’ve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy. Profits are down, people are losing jobs… and the BoC’s decision to cut its rate was meant to do one thing: encourage banks to drop their Prime rates, so Canadians who were feeling the negative impacts of what’s been happening in the oil industry could keep up with their existing debt commitments.

Conversely, at first, the banks chose to ignore the BoC’s rate cut and refused to lower their Prime rates. Stating concerns that dropping interest rates further would actually cause Canadians to take on more debt they couldn’t afford to repay, versus help those who were feeling the itch, the banks didn’t want to budge. Finally, one week after the overnight rate was dropped, the big banks all lowered their Prime rates – but only by 0.15 per cent, not the full 0.25 per cent. There’s no telling how long this will last, or if the banks will drop their Prime rates further, but here’s what it means for you.
Unfortunately, as you’ve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy. If you’re a homeowner with a variable mortgage rate, your bank’s decision to drop its Prime rate will result in a smaller monthly mortgage payment. A 0.15-per-cent decrease won’t save you much – maybe $40 per month on a $400,000 mortgage – but it’s still something. And if you are carrying extra debt or want to make a lump sum payment on your mortgage later this year, use this savings to help you do so. If you’re thinking about buying a home this year, don’t let these lower interest rates make you think you can afford an extra-large mortgage. There’s a lot of uncertainty surrounding this rate cut, and we don’t know how long it will last. It’s really important to buy a home that is below your maximum price limit and to stress test your mortgage; that means tacking on two per cent to the current interest rate and seeing if you could still afford the payment, if interest rates went up. The banks are right to be concerned about Canadians taking on more debt; that’s what happens in low interest rate environments. Take this rate cut for what it’s really worth: a chance to pay down your current debt sooner.

Luxury homes SEE DOUBLE-DIGIT INCREASE IN SALES » by LYDIA MCNUTT Luxury homes are selling like hotcakes in Canada’s major markets, according to Sotheby’s International Realty Canada’s latest Top-Tier Real Estate Report. That upward trend is expected to continue well into 2015, with historically low mortgage lending rates, a solid Canadian economy and an ongoing flow of immigration, migration and foreign investment into Vancouver, Calgary, the Greater Toronto Area and Montreal. The report examined properties sold in the $1-millionplus range between Jan. 1 and Dec. 31, 2014, analyzing sales volume, the number of days on market, and the percentage of homes that sold over asking price. Canada’s big four all saw double-digit gains in the sale of luxury homes. The GTA led the pack with a 38-per-cent increase over 2013 – head and shoulders above Canada’s priciest market of Vancouver, which saw gains of 25 per cent, and Montreal’s 21 per cent. Calgary’s more modest increase of 16 per cent is attributed to fluctuations in the oil market, which introduced uncertainty to the luxury market. With demand up and inventory down, luxury homes favored sellers in 2014, showing a drop in days on market and a rise in the number of homes sold over asking price in the GTA and Vancouver. Now that a new year is upon us, many of us like to regroup and think about how we can make changes to maximize storage and rid ourselves of unneeded items. Nothing could be more important as you move into your new home! As a first-time homeowner, it’s sometimes tempting to move everything with you for those “just in case” moments. Starting fresh has its advantages when it comes to making the most of storage options to max out their usefulness. No matter if you are moving into a new house or condo, no one ever says they have enough closet space, so making the most of what you have is critical. Investing in closet organizers in the bedroom that provide shelves, both short and long, hanging as well as drawers and shoe storage will be invaluable. You will be happy you took the time to do this as you move in and create a new life and new routines. Leaving a closet undone will simply waste space in the end. Another area to make sure you maximize space is in the front hall closet. Being Canadian means we have a lot of different seasonal coats and footwear and this needs to go somewhere! Think about adding shelves, drawers and hooks to this closet as well. Make sure the doors to the closet are swing doors if possible and not sliders, as sliders can make closet access difficult. Another place to create useful organization is the linen closet. Be sure to update this space with lots of shelving prior to using it. A tip that

will help maximize your storage within your linen closet is to tightly fold each sheet set and then place them inside the corresponding pillowcase. This will help you stay organized, allow you to see all of the linen sets and will keep everything together. Store unused items in bins that fit under a bed or purchase a new bed with built-in drawer storage under the mattress as this is a big area so make sure gets used, particularly in a condo! This is a good place to store out-of-season items, as they will be out of sight and mind until they are needed.

Tax tips for the homebuyer TAX CREDITS TO EASE THE PAIN OF THIS BIG-TICKET PURCHASE Buying a home is a big investment and a financial commitment – especially as a first-time homebuyer.
Many first-time homebuyers are generally recovering from the first year of moving into their dream home, and all the associated fees, unanticipated closing costs and expenses to maintain the home.
The Home Buyers’ Plan (HBP) is a program that allows you to withdraw up to $25,000 from your Registered Retirement Savings Plan (RRSP) to buy a qualifying home for yourself or for a related person with a disability
There are a couple of tax credits that homeowners should be aware of when filing their 2014 tax returns. THE HOME BUYERS’ PLAN (HBP) is a program that allows you to withdraw up to $25,000 from your Registered Retirement Savings Plan (RRSP) to buy a qualifying home for yourself or for a related person with a disability. RRSPs aren’t just for retirement anymore. This plan lets first-time homebuyers access their retirement savings tax-free, to increase their down payment and decrease their mortgage amount – and interest paid. The HBP withdrawal limit is $25,000 – tax-free – for each you and your spouse, for a combined total of up to $50,000 toward your down payment or other home-purchase related costs. In order to take advantage of this plan, your RRSP contributions must remain in the RRSP for at least 90 days before you can withdraw them under the HBP. Generally, you will be required to repay all the withdrawals to your RRSPs within a period 15 years to avoid paying tax on that sum. You will have to repay an amount to your RRSP each year until your HBP balance is zero. If you do not repay the amount due for a year, that amount will have to be included in your income for that year, and you will be taxed.

THE HOMEBUYER’S TAX CREDIT (HBTC) is a federal tax credit of up to $750 is available to qualified fi rst-time homebuyers or homeowners who have not owned a home in the previous four years. Th is tax credit was introduced in 2009 to ease the burden of closing costs for fi rst-time buyers.
Do you qualify for the HBTC?
» Neither you, your spouse or common-law partner may have lived in a house that either of you owned in the year of purchase or any of the four preceding years. » If you are a person with a disability or are buying a house for a relative with a disability, you don’t have to be a fi rst-time homebuyer to qualify. However, the home must be purchased to allow the person with a disability to live in a more accessible dwelling or in an environment better suited to their needs and care. » A qualifying home is a housing unit located in Canada that already exists or is being built. » A share in a co-operative housing corporation that entitles you to possess, and that gives you an equity interest in a housing unit located in Canada, also qualifies. However, a share that only provides you with a right to tenancy in the housing unit does not qualify.

time when the only thing an RRSP was used for was saving for retirement, but this is no longer the case. These days, you can use your RRSP as a savings plan for a down payment on a home, among other things. It’s fair to say that the RRSP has become Canadians’ favourite savings account.

The problem with RRSPs being all things to all people is that its wider scope, its greater flexibility, its move from a hands-off-don’t-ever-touch-thismoney retirement plan to a you-canuse-it-whenever-you-can-justify-it savings account is that the process of identifying your investment strategy has become more complex. Most people say they don’t have enough money to maximize their RRSP and set aside a non-registered emergency fund, which explains the overlap between retirement savings and other types of savings that take place within an RRSP.

The first question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” The fi rst question to ask yourself when choosing investments for your RRSP is, “When am I going to use this money?” If you’re using a portion of your RRSP savings as your emergency fund, then keep that portion of the RRSP assets fairly liquid so you can access the money in an emergency. If you’re tapping into your RRSP to buy a home, you’ve got a short- to medium-term investment horizon and must choose investments that suit. So you’ll have to forgo equities in favour of a more-conservative investment portfolio. Since you don’t have the time to wait out the bumps in the road that are part of the equity-investment experience, you have to settle for less return. Being clear on how you plan to use your RRSP dollars is especially important when those dollars are being contributed to a spousal plan or the contributing spouse could find money withdrawn from that plan taxed in his or her hands. The rules for withdrawals from a spousal RRSP state that if money is taken from a spousal plan within three calendar years of a contribution, that money could be taxable at the hands of the original contributor, defeating the original income-averaging strategy. Make spousal contributions by the end of the calendar year as opposed to in the fi rst 60 days of the new year, since spousal contributions are measured on a calendar-year basis.

If you delay your contribution, you’ll end up extending the withdrawal period by another calendar year. Perhaps the toughest part about using your RRSP for myriad purposes is keeping track of which of your RRSP dollars is for what. Here, consolidation may work against you. Instead, consider opening a separate RRSP for each of your purposes and file your statements based on what you’re trying to accomplish. Separate accounts will not only help you stay focused on the purpose for which you are saving, it will allow you to keep your time horizon in perspective. While the money in your RRSP is yours and you decide how to spend it, don’t sacrifice your long-term goals for short-term ones. It’s easy to get focused on a single objective to the exclusion of all others. To be balanced, look at what you want your savings to do for you long-term, medium-term and shortterm. If you’re saving for a home, instead of putting this year’s total RRSP contribution into your “Home Ownership RRSP,” consider dividing it equally between home ownership and retirement. It will take a little longer to get into your dream home, but when you do, you won’t be behind in terms of retirement planning.

Timing is everything, and when it comes to ensuring a successful move, that statement is pretty much true. Even if it’s not “everything,” using some careful planning and forethought helps “everything” happen efficiently. The point is, as soon as you decide to move, start your thinking process, explore your options and take action. First, are you going to move yourself, or will you hire movers? It’s best to book the truck or the moving company at least a month ahead, and preferably more. Keep in mind that because of more cooperative weather, late spring, early summer and early fall are the most popular times of the year for moves. If you wait too long to book, you may have trouble getting someone during those seasons. And don’t forget, June 30 is the busiest moving day of the year!
The less “stuff” you move, the easier and less expensive the transfer. Next, are you going to pack or take advantage of professional packing services? If you are thinking DIY, start collecting/buying boxes and packing material. Remember that professional movers usually sell standard-size boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Last, but not least, what do you want/need to move? Now is the time to purge all of those unnecessary items that have been at the back of closets and basement corners for months, and often years. Following is a handy reference for what to do when. A MONTH BEFORE THE MOVE …
› De-clutter, sort, pitch, give away, donate to charity, host a yard sale – whatever – but pare down your goods. › Obtain and change-of-address cards from your local post office. › Notify magazines, insurance companies, banks, credit card companies, schools and employers of your change of address. › Start using up food and perishables to minimize what you throw out on moving day. › If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 2 WEEKS TO 1 WEEK IN ADVANCE…
› Make a “survival closet” of items you will need to clean the place once furniture is moved (broom, dustpan, cleansers), and even snacks that you can grab quickly during the process. › Either start packing or make sure your mover begins. Label boxes as you pack with both the contents and which room each will go into at your new digs. Write the destination room on the top and sides of each box. › Schedule disconnects for utilities and phone, but make sure you still have the use of your phone line on moving day. At the same time, arrange for hook-ups at the other end. › Cancel newspapers, cable TV, security system monitoring and any companies you use for services such as cleaning and lawn maintenance. › Send out change-of-address cards. THE DAY BEFORE THE MOVE…
› Clean out, defrost and dry the fridge and freezer. › Get to a bank or bank machine and take out enough cash to tide you over. › Pack a last-minute essentials bag/box. › Arrange for children and pets to be looked after elsewhere on moving day. ON MOVING DAY…
› Double and triple check rooms, closets, the garage and basement to ensure that you have all of your things and the areas are left clean. › Don’t forget to carry your own (family’s) valuables, cash and relevant to the move and all other important documents.

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
