ew-home buyers are often driven by different influences, but there’s no doubt lifestyle is an increasingly important factor. Whether you’re considering a home near the beach, a golf course or a city penthouse or pied-à-terre, you’re likely looking to compensate for what you don’t have in your current residence. The amount of living space is usually the issue – either too much or too little. Most young families are looking for more living space, which is why builders are designing homes with interiors that maximize every square foot of living space to make the most of your money. As we get older, the quest for living space may take a different direction.

Downsizing is usually the answer, although many homeowners with existing homes in suburban or rural areas are acquiring townhomes or piedà-terres in the city. An urban location gives owners and their friends a chance to enjoy the social and cultural activities of the city without having to drive for hours to get home. In today’s hectic world, your new home will be your retreat, so it’s important to find a home that suits your needs and lifestyle. ven though the first day of spring is March 20 (something Mother Nature largely ignored), April usually offers more signs that the season has actually arrived. Temperatures begin to rise, rain rinses away winter’s residue, and in a matter of days (we hope), tree buds sprout and green will wash around us. It’s also the natural time of year when people renew their commitment to living Green. When it comes to buying a home, newly built product today is miles ahead of that from 25, 20 and even 10 years ago. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Edmonton housing market brisk and balanced

Buoyed by a strong outlook for the energy sector, Edmonton’s housing market is posting brisk gains, according to The Conference Board of Canada’s initial Housing Briefing: Bubble Fears Overblown. The resale market is balanced overall. The sales-tonew-listings ratio has drifted higher since 2010. Sales rose briskly in 2013 and price growth is picking up along with sales.

Single and multiple-unit housing starts typically post similar volumes in Edmonton, but multi-family starts surged last year. With single starts also up slightly last year, overall housing starts grew in 2013. Yet, the ratio of housing starts to population growth is hovering slightly below its historical average. Nationally, and in some local markets, Canadian house prices may be headed for a modest decline, but fears of a housing bubble are exaggerated. “Mortgage costs, not just house prices, are the principal deciding factor for potential homebuyers,” says Robin Wiebe, senior economist, Centre for Municipal Studies. “Mortgage rates are expected to rise this year, but not dramatically, because the Canadian economy remains in a slow-growth mode. “The housing market may undergo a correction, but it is more likely to be a soft landing than a bubble bursting.” Fears of a housing bubble hinge on ratios of house prices to apartment rents and to incomes. The Conference Board’s view is that while these ratios are high, they are also misleading. Better indicators of affordability are the ratios of mortgage payments to rents and to incomes, and neither presents much cause for alarm about a housing bubble.

Amid all the ongoing talk of mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news comes from RBC Economics Research’s latest Housing Trends and Affordability report. After two straight quarters of modest deterioration, housing affordability improved mildly in Canada in the fourth quarter of 2013, thanks primarily to income gains and still-low mortgage rates. “The relative strength in income gains in Canada offset the minor increase in homeownership costs in the final months of 2013, meaning that homes were more affordable for those looking to buy,” says Craig Wright, senior vice-president and chief economist, RBC. The RBC report notes that household incomes outpaced a modest rise in mortgage carrying costs associated with buying a home at market value in the fourth quarter, which contributed to the improvement in affordability. Easing price gains in most markets across the country and marginal increases in mortgage rates kept the rise in mortgage carrying costs subdued. The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments,

utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability. For the Alberta market, owning a home at market value became slightly more affordable for most housing categories in the fourth quarter. RBC’s measures fell by 0.5 percentage points (meaning it became more affordable) to 34.6 per cent for two-storey homes and by 0.2 percentage points to 32.7 per cent for bungalows. The measure for condominium apartments edged higher by 0.1 percentage points to 19.9 per cent – still the most affordable of all provinces in the country. Constructive

Standard condominiums remained flat at 20.3 per cent, while detached bungalows became slightly less affordable, with the index rising 0.1 per cent to 33.3 per cent.

Edmonton’s builders got a jump start on spring by bumping up the number of single-family homes under construction by a healthy 25 per cent in the first couple of months of the year. That’s almost 900 more homes in a city coming off a strong year when starts climbed to nearly 6,000. Optimism about our city’s prospects is also lifting home sales and is sure to have many people thinking about buying their first home. To get ready, they have been watching their spending to save for a down payment, setting a budget and talking to parents about whether they can help out. In Alberta, these first-time buyers are planning to put 15 per cent as a down payment. A new survey by BMO also shows that buyers here plan to spend substantially more than other Canadians. They are also watching the market – with 40 per cent resetting their purchase time line due to rising real estate prices. But with our city growing three times faster than the rest of the country, delaying a purchase is not likely to bring any price breaks. Calgary has already set new record prices and “Edmonton is within a hair of peak levels as well,” says Robert Kavic, senior economist with BMO Capital Markets. He called a recent report, “Alberta Bound … for Another Housing Boom.” The same factors that have economists such as Kavic singing our praises are helping to convince renters to buy into the Edmonton market.

Employment is growing in Alberta at 3.8 per cent per year – that’s compared to almost no growth elsewhere in Canada. And the energy sector boom is spilling over to create jobs in construction, trade, professional services and hospitality. Along with plenty of jobs, come the highest wages in Canada, Kavic says. “Wage differentials between Alberta and the rest of Canada continue to widen. Consider that the average hourly wage rate is $6 higher in Alberta than in Atlantic Canada, the widest gap in decades.” Looking ahead, the traditional Alberta advantages – low income taxes and no provincial sales taxes – will continue to attract new residents even if other parts of Canada recover from the economic slump. The strong employment picture, along with growth forecasts that far outshine the national average, point to a tightening supply of homes for sale. Fortunately for buyers, BMO says we have not returned to the wild times last decade when new homes were snapped up at a frenzied pace. Edmonton stands out within the province as a place where new-home buyers continue to have a wide range of choices. Even better, paying for a mortgage takes a much smaller bite out of household income now than during boom times. Kavic joins other economic observers in predicting that home prices will rise and home builders will respond to market demand with more construction. “This is clearly a case of superior economic and demographic fundamentals at work, not a bubble rearing its head.” All signs point to a busy construction season. And plenty of reasons to start putting your money to work building equity in a valuable asset – your new home – rather than a rent bill that’s sure to keep on rising. CUT-OUTS Remember making paper snowflakes as a kid – the juxtaposition of positive and negative space generates a dramatic result between solid and transparent, open and closed. Alberta schools offer the most choice in Canada: FRASER INSTITUTE Alberta continues to offer parents the greatest degree of school choice in Canada, according to a new study by the Fraser Institute, an independent, non-partisan Canadian public policy think-tank.

“School choice empowers parents, and a growing body of research confirms that students benefit when parents have educational choices and schools are forced to compete with one another,” says Jason Clemens, executive vice-president of the Fraser Institute and co-author of Measuring Choice and Competition in Canadian Education. The study analyzes the public system, independent schools and home schooling, to determine the degree of choice available to parents, and the level of school competition across Canada. Some provinces rely on choice and competition within the public system while others rely more on independent schools to provide choice. PUBLIC SCHOOLS

Total enrolment in public schools in Canada ranges from a low of 87.5 per cent of students in British Columbia and Quebec to a high of 98.8 per cent in Prince Edward Island and Newfoundland and Labrador. Too often, however, observers falsely equate high public school enrolment with lack of parental choice and competition. For instance, Alberta and Ontario offer a great deal of

parental choice within the public school system. Both provinces provide four fully-funded public education systems: English public, French public, English Catholic and French Catholic. Additionally, Alberta, unlike any other province, also fully funds charter schools. In contrast, British Columbia, Quebec and the Atlantic provinces offer only two choices within the public school system – English and French public schools, although second language schools are quite limited except in New Brunswick. INDEPENDENT SCHOOLS

Enrolment in independent schools varies from a low of 0.9 per cent of students in New Brunswick to a high of 12.5 per cent in Quebec, while BC (12.1 per cent), Manitoba (7.4 per cent), Ontario (5.1 per cent) and Alberta (4.6 per cent) also have active independent school systems. Parents outside of Ontario, Alberta and Saskatchewan (which all fully fund certain types of religious schools, mainly Catholic) must look to the independent school system for religious education. Financial support for independent schools varies by province and also contributes to enrolment disparity. All four western provinces and Quebec partially fund the operating costs of independent schools. Ontario and the Atlantic provinces provide no public funding for independent schools. And no province provides capital funding. HOME SCHOOLING

While all 10 provinces permit home schooling, Alberta, which provides $1,641 per home school student, has the highest percentage of home school enrolment (1.6 per cent). In most other provinces, home school enrolment sits below 0.5 per cent. “Because provinces have autonomy over education, the degree of school choice and competition varies across Canada. Parents in Alberta enjoy choice in both the public and independent school systems, Ontario relies largely on the public system, while Quebec and BC rely more on independent schools. And unfortunately for parents in the Atlantic provinces, they’re afforded the least educational choice and competition in Canada,” Clemens says.

Well, it’s settled. We’re selling the house. My husband and I love our area, but we’re bursting at the seams. If only our house had a little more room – well, maybe two or three more rooms! – we’d never leave. If you’ve decided to make a move, your choice is likely the result of some other major milestone in your life. Maybe you’ve graduated from university and landed your dream job. Maybe you’re getting married and want to plant your roots. Perhaps, like my family, you’ve outgrown your current home. So, here we are: the “For Sale” sign is up and our schedule now revolves around showings – the bane of my existence. Strangers size up our home, sit on our sofa, scrutinize the decor, and snoop through the closets and cabinets. I wonder how many of these “prospective purchasers” are serious buyers versus browsers? And, well, everyone who walks through the front door has got to be the one, right? Boy, this is already taking a toll, and it’s just the beginning! Deciding to move is an emotional experience. The experts will tell you that you have to detach from the process. Think objectively. Leave your feelings at the door. But parting with something as personal as a home is easier said than done.

Don’t think of it as spending money, rather as saving you hassle and avoiding mistakes that could cost you a bundle in the long run. Mortgage Broker The broker’s job is to find the

best interest rate and terms. Aside from potentially saving you thousands in interest over the life of your mortgage, you don’t have to pay for this service. Sound too good to be true? Mortgage brokers are compensated by the lender who gets your business, so let them do the legwork while you reap the rewards. Real estate agent This is your guide, especially if

you’ve never bought or sold a home. An agent can advise you on the best neighbourhoods and homes to meet your budget and lifestyle, and will negotiate on your behalf to get you the best deal on your buy. If you’re considering a DIY sale, how much time can you devote to marketing, showings and closing the deal? That alone is a full-time job, and you probably already have one of those. Real Estate lawyer Don’t skip this step in the

interest of saving a few bucks – it’s a drop in the bucket, in the grand scheme of things. A home is an investment of hundreds of thousands of dollars, so do your due diligence.

Home inspector The money pit is a scary reality

many homebuyers jump right into, and one that can be avoided. A home inspector will identify components in your potential home that are missing, broken, unsafe and not up to code. While you may be tempted to forgo this condition of purchase – especially if you find yourself in a multiple offer – do so at your own risk! It can be difficult to think impartially about something as personal as a home, which can complicate things when it comes to pricing, staging and selling it. A professional, objective opinion certainly makes “detaching” a little easier.

Cambrian Crossing Area Structure Plan approved by council Rohit Land Development has announced that the revised Area Structure Plan (ASP) for the up and coming Cambrian neighbourhood in Sherwood Park was unanimously approved by all the voting Strathcona County Council members. The company would like to thank the

Strathcona County council members and administration who worked with Rohit Land Development to support the plan, as well as the Strathcona County residents who were consulted to ensure their needs and desires were represented in the changes. The previous ASP was adjusted to increase the residential capacity of Cambrian, located in the urban service area just north of Yellowhead Trail on Clover Bar Road, providing a solution to the decreasing supply of developable land in Sherwood Park – the third best place to live in Canada, according to Money Sense Magazine. This development will ensure a continued lot supply in Sherwood Park, allowing existing residents the opportunity to relocate within their community and also provides affordable options for first-time buyers to stay within the community they grew up in and love. The ASP also focuses on the unique location of Cambrian by providing residents the luxury of benefitting from the highest percentage of neighbourhood open space in Sherwood Park, including access to the Old Man Creek park and trail system that will run through the community. Adding a school site to the ASP along with being located only minutes away from Emerald Hills Commercial Centre and the new Strathcona Community Hospital, will have Cambrian residents close to services and amenities. In addition to those offsite amenities, the Cambrian plan incorporates significant opportunity for walkable neighbourhood commercial services. This complete community will feature a broad mix of housing ranging from ravine estate homes to entry level affordable housing and all products in between. Going Green, in more ways than one Achieving a healthy home and environment – while saving money » by Wayne Karl When buying a new home today, most buyers expect the latest and greatest in energy efficiency – everything from heating and cooling, to windows and insulation, to the water system and appliances.

And most new-home builders in the Edmonton area deliver on these features – in spades. Some buyers, however, strive to go the extra Green mile, to use as little energy as possible, still living in a comfortable and healthy home – all the while saving money. For those purchasers, one Edmonton company strives to help consumers reduce the carbon footprint associated with their home, while maximizing savings in operating it. De Waal Developments Ltd., a small volume builder, specializes in highly sustainable and energy efficient homes in infill neighborhoods. What does that mean, exactly, when today’s new homes are far more efficient, healthier, cleaner and less expensive to operate than those built 10, 15 and 25 years ago? It can mean huge savings. Consider, for example, that typical new homes built to building code standards will have an EnerGuide rating of 72. “Increasing the EnerGuide rating by just one point results roughly in a three- to five-per-cent reduction in energy consumption,” says Koen de Waal, president of De Waal Developments. “An EnerGuide rating of 88 reduces the home’s energy consumption by between 51 and 85 per cent.

We obviously needed to eat, so we got lunch. Should we save the receipt for lunch to put as our expense for the year-end? Does that mean it would be tax deductible?

Answer: Meals and entertainment are tricky expenses, and subjective and confusing in practice. Plus, there are plenty of exceptions. Assuming that someone owns a few properties, and they are out of town a distance of 40 kms and you’re there more than eight hours (in some cases 12), then the meals are more likely deductible. Alternatively, if you are having a meal with a prospective tenant, supplier or accountant, then there are no time or distance restrictions – they are deductible, as there is a clear business purpose. The primary issue in Canada Revenue Agency’s mind is similar to what you indicated in your question. You obviously had to eat, so the CRA is saying “Why should real estate investors get to deduct their meals at work when nobody else does?” Practically speaking, I don’t think it hurts to do this now and again, but this would be an administrative concession from the CRA, as compared to a technical ability to make the deduction.

Unpack your common sense for a smooth move » by Chuck Resnick When it comes to moving, a little common sense goes a long way in transporting your belongings to your destination so that they arrive in good shape and on time.

Considering the importance our “stuff” has in making us feel comfortable in our surroundings, these items deserve special thought and care. Thinking ahead is the best thing you can do when it comes to making arrangements and packing. Organization should be your mantra, efficiency your goal. If you are doing the packing, look ahead to lifting, stacking and unpacking the boxes during your move. People often run to the grocery or liquor store to pick up cartons, and then use newspaper as cushioning. Although this approach can save you a few dollars, in the long run, you may pay for it in stress, time and broken items. Instead, think about purchasing cartons and packing paper from the professional mover you’ve chosen. The boxes come in uniform small, medium and large sizes, which are easy to stack in a moving truck or van. Trust me, this convenience is huge on moving day. Unlike newspaper, packing paper does not leave behind ink that then has to be cleaned during an already hectic time in your life. During the packing itself, be generous with whatever you are using to cushion your things, especially fragile items. People often cram too much in each box in an attempt to keep the number of cartons down. As good as that sounds, it can backfire, as too many items with not enough cushioning may shift during transportation and damage each other. In addition, someone will have to lift each box and place it into the moving vehicle. Packing too many heavy items into one container can result in no one being able to pick it up, or worse yet, the box breaking from the weight. Common sense will tell you that heavier items should be packed in smaller boxes, and vice versa. Did I mention labeling? Again, a little common sense goes a long way to success at the other end. When you pack the moving vehicle, remember to place the boxes you’ll need first, last — and label accordingly with the contents and which room it goes into. Even better, if you are driving to your next residence, place

things such as garbage bags, tissues, dish liquid, etc. into the car. You should also carry valuables such as jewelry, your laptop, important papers and the like separately from the bulk of your items. Another way to apply common sense to packing is to look at each item with the thought, “Do I really need and use this?” Especially if you are moving from a house into a condominium suite or apartment, paring down possessions is important. The fewer things you move, the less your move will cost in terms of time and money. And speaking of money, if your budget allows, hire movers to do your packing and transporting. We do this every day, and we have it all down to an efficient system. Professional movers want our moves to go smoothly as much as our clients do. Everyone is born with common sense, but few use it. If you are planning a move, I encourage you to be one of those savvy few!

First-time buyers’ increase budgets, while rising prices cause delays: BMO HOME BUYING REPORT

First-time home buyers have increased their budget to an average of $316,100 – up from $300,000 in 2013 – according to the BMo 2014 FirstTime Home Buyers Report. However, the average down payment percentage

has remained unchanged from last year at 16 per cent ($50,576). The report, conducted by Pollara, also revealed the average expected spend by major city:

“Among the many considerations for those trying to get a foot in the door of the real estate market for the first time, the most important of all is building a substantial down payment,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Buying a home is one of the most important financial decisions one can make, and typically represents the largest form of savings for Canadian households. It’s crucial that those planning to buy are well prepared and have considered all options available to them.” Parsons added that it isn’t surprising to see real estate prices causing delays in this demographic’s buying timeline. “In a real estate market such as Canada’s, where prices have been consistently rising, those who put off their purchase need to ensure that the rate at which they are saving outpaces price gains. Otherwise, they may find themselves further behind in the long run.” According to BMO Economics, rising prices in urban markets are causing many first-time buyers to adjust their buying plans. “High prices in a few major cities, and the fact that prices are outrunning incomes in Toronto, are turning off some first-time buyers, while forcing others to go deeper into debt,

ocated in the new northeast Edmonton community of Vita at Crystallina Nera are two stunning front-attached-garage show homes by Homexx, both completely different in vibe and style, yet at the end of the day, both with the same practicality and quality that Homexx is known for. When you walk into the 2,133 sq. ft three-bedroom, two and a half bathroom Birch show home, you forget that you’re in an Edmonton suburb. In fact, you feel like you’re in a trendy, well-designed, high-end loft in any city’s core. That ambience is evident as soon as you walk through the front door. The light beige/grey porcelain tile and light walls make for a bright and open entrance, as does the modern self supporting full glass railing on the staircase situated in the middle of the main floor as you enter in from the front entrance. The glass enhances the open feeling concept of the home, and also adds a delightful touch of chic and sleek to the main floor. Just left of the entrance is a half bathroom with modern

The dark glass coffee table and near-space-aged leather couch give the living room a modern but subdued vibe. The last feature to highlight is the 8 foot solid maple doors throughout the main floor. With 9 foot ceilings standard in this model, they make the home truly unique. Walking from the living room to the staircase, you pass more brick detailing as well as notice the high, dark-wood baseboards. Speaking of the staircase, you

The ensuite includes a glass walled shower, large tub, double sinks, granite countertops and the same light porcelain tile flooring found around the home. The mud room has a bench, and built in custom shelving unit. The large closet doors off the garage entrance are rich, dark wood as is the door to the walk-through pantry. The Cedar’s staircase has maple railings and black metal spindles, a stark contrast from next door. When you walk from the entrance to the open-planned living area, you go from light porcelain tile floors to an amazing, rich yet rustic almost amber large-planked engineered hardwood floors. The kitchen has a very large island with light granite countertops and a double, inset, black silgranite sink. The kitchen features esperesso cabinets, a glass tile backsplash and stainless steel appliances. The attached dining room epitomizes the style of the home. The rich distressed wood dining table and bench juxtapose the cream-coloured leather dining chairs, giving the dining room a cozy but rich feel. The living room is focused around a built-in craftsman style fireplace with white-toned tile mosaic surround and comfortable seating perfect for a family.

The richly stained maple railing continues the craftsman style of the home and leads you upstairs, where you’ll find the bonus room (to the left of the staircase) that has huge windows, a sectional couch and glass coffee table. Along the hallway and to the left of a large expansive run of solid maple railing are two bedrooms, both with large closets, decorated in warm hues. The bathroom on this side of the second floor, continues the same design features in the home. To the right of the staircase is the laundry room and the master bedroom. The master has a balcony off its front wall, featuring custom glass railing and plenty of room to enjoy a morning coffee. The ensuite features a tub with a beige glass tile mosaic, barrel ceiling and shelving details, glassed-in shower (with tile mosaic) and a walk-in closet. Overall, The Cedar is a cozy home, decorated for classic tastes. 34th Annual Awards of Excellence in Housing Gala

A sold-out crowd of 1,700 people attended the 34th Annual Awards of Excellence in Housing on March 15, 2014 at the Shaw Conference Centre.

The awards, hosted by the Canadian Home Builders Association – Edmonton Region (CHBA-ER), recognized the best of the best in sales and marketing ideas, outstanding products, superior home building and exceptional neighborhoods in the Edmonton region. CBHA-ER received 851 entries this year, which were then narrowed down to the finalists. The James Bond-themed evening was all glitz and glamour, complete with martinis (shaken, not stirred), plus an Aston Marten on display for all to admire. More than 60 awards were handed out during the evening in various categories, including multi-family, single-family, renovations, neighborhood development and sales and marketing.

The evening finished on a high note with the coveted Builder of the Year Awards. Kimberley Homes was awarded Builder of the Year for Small Volume (less than 100 homes per year). This is the fourth year in a row Kimberley Homes has won, and the fifth time in six years. Homes by Avi was awarded Builder of the Year for Large Volume (more than 100 homes per year). Homes by Avi is no stranger to bringing home the big prize. The company was crowned provincial Builder of the Year in September 2013 Carrington Communities captured Builder of the Year for MultiFamily. The win is the icing on the cake for the company, which is celebrating its 40th year in business, and which has built more than 12,000 units in Edmonton over those years.
