hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer and close the deal; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping;

›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. We hope you enjoy this issue of New Home Guide. Let us know what you think! We’d love to hear from you.

What type of home?

When answering this question, be sure to take all factors into consideration

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type. Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself housepoor is not a wise decision, and the best news is that with the variety of product available from builders today, you are

sure to be able to find a new home that suits your taste and budget. It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future. And as a number of stories in this issue illustrate, builders offer excellent, award-winning homes to suit just about everyone. Get out there and explore!

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Mortgage Types All mortgages are of two basic types: Conventional: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. Insured or High-Ratio: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

Mortgage OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. Open mortgage: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. Closed mortgage: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. Portable mortgage: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

The Estates

at Waters Edge R

ecreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles. This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large. Home designs are created in-house by the Waters Edge Architecture Team to keep turnaround time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

20 NEW HOME GUIDE | MAY 9 - JUN 6, 2014

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyer’s needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality. Lot prices start in the low $100,000’s, and two bedroom residences with completely landscaped lots start in the low $300,000’s. Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

In the details…

LIGHTING I could write an article each month for the next two years and still not have covered everything you need to know about lighting. It is the single most important choice when establishing personality and mood in your home, and it can be the most frustrating. One of the most important decisions you need to make is your metal colour. Gone are the days of choosing chrome and having it match – unfortunately finishes vary greatly from manufacturer to manufacturer, and the absolute worst thing is to special order a light fixture and have it the wrong shade of silver – trust me you can tell! My best advice is to choose wisely, especially if the lights are in the same room – either order those lights from the same manufacturer or if you can’t, then order a finish sample.

The key to your lighting is knowing how and when to mix-and-match your finishes, and when not to. For example, I’d never mix rubbed oil bronze and chrome – they are just too far apart on the style scale for me, whereas chrome, and burnished gold or champagne are a great pairing. Start your lighting collection by finding your feature light or “inspiration”. It must be an absolute must have and check the price, make sure your ok paying for it. This fixture will set the tone for all the others. Tackle each room – one fixture at a time, slowly working your way through your home. I also highly recommend finding a good manufacturer’s collection that compliments your inspiration piece – it’s wise to do this in case you can’t find that one fixture, you’ll have your collection as a “go to” for that room.

What to look for in a manufacturer collection is a variety of sizes and installation types. A good collection will have a pendant (large, medium and small), flush and semi-flush mounts, wall sconces, and varying sizes of chandelier. Here’s my collection I’m currently working on now. The home is a contemporary build, with clean lines, lots of texture, neutral black and white palette. Gold or Chrome - which would you choose? GOLD SCHEME: In the gold scheme, I’ve pushed the finishes into an eclectic mix of gold, black, crystal and chrome. The gold finish warms the high contrast in the black and chrome, and overall makes the lighting scheme feel mature, sophisticated and approachable. Because my client loves the bling - my “go to” manufacturer collection for this scheme would Kalco Lighting – Allegri – Vermeer Collection. http://allegricrystal.com/collection/vermeer/ CHROME SCHEME: This combination has been done to death, however, I push the boundaries by mixing a traditional wall sconce with a trendy pendant fixture. Black, Chrome and Crystal will let the homeowner change the interior furnishings and

drapery colours to whatever they want, whereas the gold scheme will boss the colour tones around a bit. The Chrome collection is crisp, clean and definitely Hollywood glamour. My “go to” collection for this lighting scheme would be Crystorama – Chelsea Collection. http://www.crystorama.com/searchadv. aspx?searchterm=chelsea Photos compiled are from websites that Marie shops at, various items chosen are befitting the mood and depict best choices for this article. Should you want information on any of these products, please contact interiorsBYDESIGNinc.

//FUNDAMENTALLY SPEAKING

BUYING YOUR FIRST HOME?

Four tips to help guide your decision » by WAYNE KARL

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at

wayne.karl@wall2wallmedia.com

or follow him on Twitter at Twitter.com/WayneKarl

When you’re buying your fi rst home, you are sure to be fi lled with many important questions. How much can you afford? How much will it all cost? Where do you really want to live, and can you afford the area? And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your fi rst home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow.

1

How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stress-test” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates.

2

How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

3

Where do you want to live? This

question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town.

4

What type of home do you want?

Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome, duplex or condo?

Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better. 36 NEW HOME GUIDE | MAY 9 - JUN 6, 2014

Alberta’s economy to top the provincial growth rankings in 2014:

RBC ECONOMICS Alberta’s economic expansion will increasingly be fuelled by gains in a broad spectrum of sectors, and will launch the province to the top of the rankings in terms of real GDP growth in 2014, according to the latest RBC Economics Provincial Outlook. RBC forecasts Alberta’s economy to grow by 3.7 per cent in 2014 and 3.5 per cent in 2015. “Since 2010, investment in energy resources in Alberta have been massive and will continue to generate substantial direct and indirect activity

in the province,” says Craig Wright, senior vice-president and chief economist, RBC. “We are actually seeing the provincial economy enjoy strong performance across a wide-range of sectors – this will be another key theme in Alberta’s growth story this year.” RBC notes that exceptionally strong population growth in particular – at 3.5 per cent in 2013, the strongest rate in 30 years – will further reverberate across consumer-dependent sectors, including housing, retail trade and various personal services industries. RBC anticipates an increase of 4.7 per cent in home resales (to 69,400 units), 7.5 per cent in housing starts (to 38,700 units) and 5.2 per cent in retail sales in 2014. “Alberta’s recovery since the 2008-09 recession has been nothing short of spectacular,” says Wright. “Between 2010 and 2012, Alberta’s economy grew at 4.5 per cent per year, more than double the average rate in the rest of Canada’s provinces.” In 2013, Alberta experienced substantial gains in export markets, crude oil and bitumen production, consumer spending, the housing market, and non-residential capital investment in sectors other than oil and gas extraction. RBC notes that in addition to rapid population growth, support on the domestic side of the economy came from a strong labour market, with 67,900 new jobs created, representing twothirds of all the net new jobs in Canada. For 2014, RBC says solid growth in sectors other than non-residential construction will outweigh any anticipated slowing in the pace of growth in capital expenditures in the energy sector. Statistics Canada’s latest P&PI survey revealed that while capital spending on non-conventional oil resources will push further into record territory, it will moderate substantially to 2.3 per cent in 2014, down from an average of 24 per cent annually between 2011 and 2013.

Self-employed?

Take note of CMHC’s changes in product offerings

As part of the review of its mortgage loan insurance business, Canada Mortgage and Housing Corp. is discontinuing its Second Home and Self-Employed Without Third Party Income Validation mortgage insurance products, effective May 30, 2014.

Self-employed Canadians can still qualify for CMHC insured financing through CMHC homeowner products with a validation of their income using traditional methods.

CMHC helps Canadians meet their housing needs and contributes to the stability of the housing market and finance system 46 New home Guide | may 9 - jun 6, 2014

“CMHC helps Canadians meet their housing needs and contributes to the stability of the housing market and finance system,” says Steven Mennill, senior vice-president, insurance. “As part of the review of its mortgage loan insurance business, CMHC is evaluating its products and services to ensure they are aligned with these objectives.” As a result of changes to CMHC’s mandate to contribute to the stability of the housing market, benefitting all Canadians, while effectively managing and reducing taxpayers’ exposure to risk, CMHC is undertaking a review of its mortgage loan insurance business. This is the first set of changes resulting from this review. CMHC Second Home and Self-Employed Without Third Party Income Validation will remain available for new mortgage loan insurance requests submitted to CMHC before May 30, 2014, regardless of the closing date of the home purchase. As is normal practice, complete borrower and property details must be submitted by a lender to CMHC when requesting mortgage loan insurance. Combined, CMHC Second Home and Self-Employed Without Third Party Income Validation account for less than three per cent of CMHC’s insured business volumes in units. Given the limited use of these products, their discontinuation is not expected to have a material impact on the housing market.

//industry updates – chba - alberta

Buyers can be choosers Today’s new home market presents opportunity » by jim rivait

jim rivait

Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

You’re not imagining things. Lots of people you know – family, friends and co-workers – are planning to buy a home this year. Nowhere in Canada is that intention stronger than right here in Alberta. A new poll conducted for RBC shows almost three out of 10 Alberta residents plan to buy a home this year. Job stability and manageable debt levels are among the top factors for committed buyers. In Edmonton, where the economy is strong and home prices still a pleasant surprise for recent arrivals from Toronto or even Calgary, many buyers have no trouble putting a checkmark next to those factors. Interest in home buying is especially high in the 25 to 34 age group, with nearly nine out of 10 survey respondents rating homeownership as a very good investment. Home builders are responding to the demand from Edmonton’s young and growing population, by starting work on more than 1,300 new singlefamily homes – up 16 per cent in the first three months of the year.

Buyers will find new homes in many sizes, styles and locations. This wide assortment of options is especially important because the days are long gone when families were almost the only people buying property. RBC found that single buyers now represent more than a quarter of the market. First-time buyers are also a growing force. When checking out the market, the advantages of buying a brand new home quickly emerge – particularly now, when sellers are gaining the upper hand over buyers in the resale market. For starters, you choose the builder and have an opportunity to assess their track record. Once construction is underway, you can see your new home take shape to ensure everything is going as planned and that you are satisfied with the results. New-home buyers also get the latest and greatest technology. Better insulation and more efficient equipment ensure that modern homes are always the right temperature. The same innovations help lower the costs to heat and cool a home. Indoor air quality in your new home will be excellent – no lingering smells from previous residents and their pets, or mold problems caused by leaks or excessive humidity. Moisture levels will be comfortably controlled. And new homes raise the bar on safety another notch. Building codes are constantly being reviewed and standards updated. New construction ensures you enjoy the benefits of these advances, from more intelligent design to the peace of mind that comes with hard-wired smoke detectors. The many advantages of new homes add up to a big boost in confidence when making such a major purchase. So does a 10-year warranty – plus the advantage of a professionally designed maintenance schedule that will help keep your investment in top shape. Edmonton builders are busy, but they always have time to help people plan their new home. Talk to one today. The Canadian Home Builders’ Association – Alberta represents new home builders, renovators, developers, trade and supply companies and professional services. Check the CHBA Edmonton Region website for local builders.

Young Canadians to put their money where their house is:

RBC Poll

Young Canadians feel that housing remains a very good investment, according to the 21st Annual RBC Home Ownership Poll. Nearly nine-in-10 (86 per cent) of those aged 25 to 34 believe that owning a house or condo is a very good investment, up from less than eight-in-10 (78 per cent) in 2013.

This sentiment has echoed into buying intention, as likelihood to purchase has increased in nearly every region in the country. Interest from the 25 to 34 age group has increased significantly from one-in-four (25 per cent) in 2013 to nearly half (41 per cent) of respondents in 2014. This change in buying intention points to a renewed confidence in young buyers who may have felt that buying wasn’t an option last year. “The increase in the number of those who feel the housing market is a good investment, as well as the number of those who intend to buy, really highlights that Canadians have no doubt in the strength of the housing market and want to participate more than they have in recent years,” says Erica Nielsen, vice-president, home equity finance, RBC. “These findings, which are uniform across Canada, are the result of a number of factors, including job stability and having saved enough for a down payment.” While the majority of Canadians (62 per cent) intend to buy a home with their spouse or partner, more than one-infour (28 per cent) Canadians intend to buy a home by themselves. The top factors considered by those who intend to buy this year include the stability of their job situation and manageable debt levels. Confidence in these areas indicates that Canadians are more mindful of their finances than in 2013, which directly impacts the ability to afford homeownership. Among those likely to buy a home within the next two years, four-in-10 will be first-time homebuyers. 64 New home Guide | may 9 - jun 6, 2014

“The increase in buying intentions across the country gives the strong signal that there is renewed confidence in the market, but also that Canadians are more prepared this year to take that step into homeownership,” says Rachel Wihby, senior manager, home equity finance, RBC. “We want to make sure that Canadians have access to the advice they need when they are buying a home. Often, there are things that first time homebuyers may not think of that can ensure they are more prepared, like budgeting for closing costs or getting a home inspection. We want to help set them up for success.” For Alberta, specifically, the province saw an increase in likelihood of purchasing this year, up to 28 per cent in 2014 from 22 per cent in 2013. Perceived home price increases may also be key for Albertans, as more than half (52 per cent) believe that home prices will continue to rise next year.

Fixing your credit history: Steps to getting back on track » by Gail vaz-oxlade

At university, Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year. Last year, when Dixie applied for a car loan, she was turned down because of her less-thanperfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar? If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake: ›› they make their payments late ›› they go over their credit limits ›› they have a b’zillion credit cards in their wallets ›› they miss making their payments, or worse ›› t hey stop making payments completely when they feel there’s no end to their misery. If you’ve fallen behind and your credit record has become tarnished, where should you go from here? First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish

a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history. Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be.
You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise.
Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card – which will take from six months to a year – you can ask for the security requirement to be dropped and your deposit returned. Thinking of hiring a credit-repair company? Don’t bother.
Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

Buying a property solo or with friends or family? TD advises on specific considerations when taking a less conventional approach to buying property

Today’s homebuyers don’t always look like the traditional nuclear family of the past. As a recent TD survey

discovered, a quarter of Canadians who bought a home in the last 24 months – or are planning to in the near future – did so on their own. Furthermore, four in 10 Canadians think buying property – whether a primary residence or vacation home – with friends or family members is a great way to get started. With this shift towards non-traditional ways of purchasing property, planning carefully can help avoid potential bumps on the road.

“Whether buying a home on your own or together in partnership with family members or friends, many of the guiding principles remain the same,” says Michelle Snow, associate vice-president, retail products at TD. “Start by setting a realistic budget, talking to a mortgage specialist for advice and taking the time to make an informed decision. Whether buying alone or with someone else, the first step is to decide how much you are comfortable spending, and what the down payment will be. market may move fast, but that doesn’t mean you have to rush your decision.” Whether buying alone or with someone else, the first step is to decide how much you are comfortable spending, and what the down payment will be. Homebuyers pooling their resources may be able to make a larger down payment on their purchase, and there are benefits to this. For example, homebuyers who put down 20 per cent or more may avoid paying for mortgage default insurance. The premiums for mortgage default insurance are calculated as a percentage of the mortgage and paid up front or by adding it to the principal portion of the mortgage. Eliminating or decreasing this premium can result in significant savings over the lifetime of the mortgage. “Once homebuyers set their budget and down payment, they can take their prospective monthly mortgage payment for a test-drive and ‘pay’ into a TFSA or savings account,” says Snow. “This two-fold solution allows the homebuyer to see how comfortable the monthly mortgage payment is before locking in, and save for a larger down payment at the same time. For co-purchasers, it opens the line of communication to talk about how these monthly payments will work after the purchase.” While agreeing on a budget and down payment are essential, the conversation shouldn’t stop there, Snow advises. Co-purchasers also need to agree on the key characteristics they want in a property, and what they are and are not willing to compromise on. For example, will the primary residence be a house or condominium? If it’s a second home to be used as a vacation 76 New home Guide | may 9 - jun 6, 2014

destination, will it be a cabin in the woods or a cottage by the water? Once these decisions are made, consider how the associated costs, like taxes, insurance, utilities, repairs and maintenance fees will fit into the overall budget. “The last thing new homeowners want is an unwelcome surprise when they’re about to sign on the dotted line,” Snow says. “Whether purchasing alone, or with a co-purchaser, a mortgage specialist can help navigate home financing questions well before they’ve entered the house hunt, so they can make informed decisions that can save money and stress in the long run.”

The psychology of mortgage pre-approval 94 per cent of homebuyers say getting pre-approved reduced stress of looking for a home If you’re a first-time homebuyer, get pre-approved for a mortgage. This is the central message from a new report from BMO Bank of Montreal.

The report shows that for first-time homebuyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford. The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved. “Seven out of 10 first-time homebuyers say when they walk into a home, they know right away if it’s the right house for them,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”

The report also showed the following for those that had gone through the pre-approval process: » 5 9 per cent feel the pre-approval process was stressful »A lmost half (48 per cent) were worried they wouldn’t be pre-approved »H owever, after going through the preapproval process, more than 87 per cent of respondents said it was simple; and » Th ree-quarters (79 per cent) said it gave them the freedom to look at homes without having to worry about financing “We want to provide advice to first-time homebuyers well in advance of their purchase in order to guide them to their potential, reduce outside debt and get used to the costs of owning a home with a down payment savings plan,” says Ms Parsons. “Thinking about the pre-approval process often brings out feelings of stress, often because of a misunderstanding of the process. With the right support and guidance from a financial advisor, stress can be significantly reduced and buyers are free to focus on choosing their perfect house.” BMO offers a number of products and services that can help first-time home buyers make a responsible home buying decision. For example, the BMO Home Buyers Guide provides advice and information designed to guide buyers through the process of financing, choosing and purchasing a new home. The value of homeownership still worth the wait: Genworth Canada study

Highlights

According to a national survey commissioned by Genworth Canada, homebuyers are working harder and longer to save for a down payment and remain confident in the long-term benefits of buying a home. The annual poll, completed in conjunction with the Canadian

Association of Credit Counselling Services (CACCS), asked 1,507 Canadians questions about their financial well-being and preparedness. “Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour,” says Stuart Levings, chief operating officer of Genworth Canada. “With a stable economy and real estate market, Canadians appear to have more confidence in the value of homeownership and see their goals of homeownership and financial well-being as more achievable.”

Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour 88 New home Guide | may 9 - jun 6, 2014

Homebuyers are thinking more about smart home investing » 17 per cent say now would be a good time to buy a home, with a slightly higher proportion among first-time buyers (19 per cent ) » Up since 2013, two-thirds of respondents (64 per cent versus 58 per cent) feel that housing prices will increase in the next 12 months » Half expect to take one to two years to save for their down payment, with an increasing number (29 per cent versus 21 per cent) saying it will take three to four years » 53 per cent are worried they might miss the perfect house because they don’t have enough saved for the down payment » 67 per cent say their goal is to pay off their mortgage faster, up from 62 per cent in 2013 Homeownership is a valuable asset both financially and emotionally » Nine out of 10 people agreed that owning their own home gave them a greater sense of emotional well-being » Nine out of 10 people thought homeownership may mean more work To help get Canadians thinking about their financial well-being, Genworth and CACCS are launching a mobile version of the Financial Fitness Score tool. The tool helps people determine how well they are managing their finances and provides useful information that is based on their financial fitness level. The relaunched version now allows consumers to access the tool from any mobile device or platform. To find out your Financial Fitness Score visit financialfitness.ca

Water features…

The choices are endless » by Shane’s Landscaping & Contracting Ltd. for certain – all water features will add beauty and movement to your landscape. Consider why you want to have a water feature and what’s most important to you. Is it simply to enjoy the beautiful sights and calming sounds? Does the prospect of growing plants in water intrigue you? Is a set of bubbler rocks on the frontyard your ideal? Having a clear picture in your head (and on paper) of what you hope to achieve will go a long way toward making sure it becomes a reality. Calling a qualified landscaping professional for some advice is a great place to start. Location, location, location

Incorporating a water feature into your home’s landscaping design is a welcome addition to a property’s overall appeal. The soothing sights and sounds of running water are calming and can also mask unwanted noise such as nearby traffic or neighbors. Water features of all kinds attract birds and other wildlife that are enjoyable to observe. By adding plants, decorative rock or a custom koi pond to the water feature, you can create the illusion that you are off somewhere in “nature” while sitting in the comfort of your own backyard. Decisions, Decisions, Decisions

Decide on the type of water feature. Ponds set into the ground, waterfalls, streams, large bubbler rocks – the choices are endless. You also have to choose the style of the feature, which ranges from completely natural looking, made with native materials, to highly formal. When you see a design you like, take a picture or clip it out and build a file for future reference. What suits one gardener’s tastes may be unappealing or impractical for others. However, one thing is 90 New home Guide | may 9 - jun 6, 2014

Study your space carefully and consult with your landscaping professional to determine the best place to situate your water feature. If possible, pick a location which can be viewed not only from your yard, but from the inside of your house, too, such as near the kitchen window or deck. After all, if you’re going to the trouble of adding a water feature, you might as well have multiple opportunities to enjoy it. A qualified landscaping professional should have a photo album or a website, so you can easily view other projects and water features that have designed and constructed. By taking some of this advice into consideration, the process of achieving the “yard of your dreams” will be easier. A quality outdoor living space will not only make you the envy of the neighborhood and be a welcome sanctuary for your family, children and pets for years to come, it will also increase the value of your home. It is important to hire a landscaping contractor who has extensive experience in the industry, and is a full service landscaping company. Shane’s Landscaping & Contracting Ltd. specializes in residential, estate and acreage landscape construction. From patios to water features, driveways, retaining walls, lighting, walkways, fences, irrigation, garden beds, boulders, barbecue, fire pits and the new synthetics grasses, we can help make your landscaping beautiful. Planning your landscaping is an exciting time and we are here to help. Our team of friendly, knowledgeable and hard working staff can make your landscaping dream a reality. Capital gains versus income – intention matters by George E. Dube Question: If you hold a property for 23 years and then sell it, is the income treated as a capital gain or as income? Answer: Many people wrongly believe that holding a property for a given period of time will ensure the profits on sale are treated as capital, and thus are only 50 per cent taxable, versus treating the gain as income, which would be 100 per cent taxable. Tax case law illustrates this. In Bordine vs. The Queen (2010 DTC 1293 (TCC)) the owner acquired land in 1977, sold it in 2000 yet the amount was still considered income. Intention matters! While the length of ownership is an indicator, the ownership period is not conclusive. Do not let others tell you that simply by owning the property for two or five years, for example, you are guaranteed a taxable gain. Nothing can be further from the truth.

92 New home Guide | may 9 - jun 6, 2014

Knowing, and being able to prove, what you were planning to do with a property at the time of purchase is a key factor in determining whether the CRA will treat the property as a capital gain vs. income. Knowing, and being able to prove, what you were planning to do with a property at the time of purchase is a key factor in determining whether the CRA will treat the property as a capital gain vs. income. Having a discussion, and documenting your intentions, with your accountant can save you considerable taxes down the road.

don’t let your stuff

The closets are full. The junk drawer is overflowing. The piles have piles, and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Take a closer look and separate “need” from “obligation,” “sentimentality” and “just in case.” You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you?

Off-load off-site storage If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.

Let go of “obligation clutter” This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why: ›› You have no duty to keep gifts forever. The last thing the gift-giver would want is for their gift to become a burden. ›› It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need. ›› If you’re keeping things for your children, consider asking them if they are even remotely interested in having them. Remember, they will have their own tastes.

Don’t let excuses keep you stuck When editing your closet, you’ll make all kinds of excuses to keep things. Here’s are the most popular excuses I’ve heard, and my response to them:

96 New home Guide | may 9 - jun 6, 2014

Liberate your linen closet Let go of the sheets and towels that are torn, stained, or stored just in case. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays together neatly together.

1. I t will come back in style. Yes, it will. But the fabric and cut will be different and everyone will know you’ve been holding on to it since 1978! 2. It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself for your weight loss by buying new clothes. 3. I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the shame. 4. I wore it on my first date. Don’t let sentimental items take up closet space. That’s like allowing the past to crowd out the present. Take a picture and let it go. 5. Someone bought it for me. They’ll never know that you got rid of it, and even if they find out, they’ll understand. 6. It needs repairs. Put a deadline on it and let it go if you miss it. 7. I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

Bedrock Homes

– Maple Crest showhomes

M

aple Crest is a new community nestled in Edmonton’s southeast between Whitemud Drive and the Anthony Henday east of 17 Street, on 38 Avenue. The neighbourhood is surrounded by acres of natural greenspace, and it’s against this setting that you can settle into a Bedrock Home. The award-winning home builder currently has stylish duplex showhomes in Maple Crest, and opening May 31, a single-family showhome. Located at 623 and 625-40th Avenue, the Birk and Camden two-storey duplexes are surprisingly jam-packed with features that make them feel like a single-family home. The 1,325-sq.-ft. Birk and the 1,396-sq.-ft. Camden are designed so there is no wasted space. Both models have generous windows, plenty of counter and cabinet space and modern décor. may 9 - jun 6, 2014 | New home Guide 103

The Birk, which recently won Best Multi-Family Townhome/Duplex in its price range at the CHBA-Edmonton housing awards, is a three-bedroom home perfect for a young family. The L-shaped kitchen, which features a flush eating bar and a corner pantry, is open to the cosy great room and dining nook that leads to the rear deck. You’ll also find a laundry centre in the mudroom conveniently located off the garage. Upstairs are two bedrooms and a master which includes a generously sized walk-in closet and ensuite with a five-ft. walk-in shower. The main bathroom features a shower/tub combination which completes the second floor. The Camden showhome features an upgraded interior. It boasts an island in the kitchen, maple cabinets, granite countertops and stainless steel appliances. A stylish corner fireplace is the focal point in the great room. A niche above the mantel is perfect for a television or artwork. With two master bedrooms on the second floor, the Camden is a great option for young professionals or downsizers. Each bedroom has its own ensuite and spacious walk-in closet. The second floor also has a loft at the top of the stairs, a comfortable area to relax at the end of the day. Starting at $327,000 for the Birk and $340,000 for the Camden, these duplex homes have proven quite popular and are selling quickly. The price includes the lot, net GST, all legal fees, six appliances, blinds, rear deck and landscaping. It also includes fencing and a professional moving company to move you into your new home. Starting May 31, Bedrock will also have a new single-family showhome open for viewing in Maple Crest. Located at 738-37A Avenue, the Kennedy is a 2,231-sq.-ft., two-storey home.

...these duplex homes have proven quite popular and are selling quickly. The price includes the lot, net GST, all legal fees, six appliances, blinds, rear deck and landscaping. It also includes fencing and a professional moving company to move you into your new home. This home is designed for a large family, as there is the option of having up to seven bedrooms. The floorplan has one bedroom on the main floor with a full bathroom, four bedrooms on the second floor plus a large bonus room and a second floor laundry. Two more bedrooms are located in the basement. Instead of requiring a larger lot, the plan fits on a 26-ft. building pocket which reduces the cost of ownership and makes it affordable for large families. The Kennedy starts at $466,000, including lot and net GST. Maple Crest is conveniently located close to the Whitemud and the Anthony Henday, making travel to other areas of the city a breeze. Schools, shopping and restaurants are also close at hand. Just minutes down the road on 17th Street is the Meadows Community and Recreation Centre.

This new facility houses indoor arenas, a swimming pool, a gym and fitness centre, plus a library. Maple Crest boasts 300 acres of natural area, including a 51-acre wetland and wildlife reserve, ravine woodlands and tree-lined trails and paths – a beautiful setting for residents, along with beautiful homes from Bedrock. For more information on Bedrock’s duplexes and single-family homes, visit bedrockhomes.ca. Duplex showhomes are open Monday to Thursday, 3 to 8 p.m.; weekends and holidays, noon to 5 p.m., at 623 and 625-40 Avenue. The new single-family showhome opens May 31 at 738-37A Avenue.
