hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make
sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

t was about this time last year that parts of Alberta were facing severe rainfall and flooding, and homeowners were learning the hard way about home insurance and new-home warranties. Indeed, you wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. But when it comes to buying a new home, you should be even more diligent. Some people may be so excited about their purchase that they’re more interested in choosing finishes
than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how newhome warranties work. Just like for cars or electronic devices, all manufacturers and products are not created equal. Learning about your new-home builder’s warranty – before the time when you actually may need it – is a crucial part of the homebuying process.

What do today’s new-home buyers want? Answers to that question and many more are found in a new survey of Canada’s new-home buyers. The CHBA Home Buyer Preference Survey reveals new data in more than 50 areas of home design, building features, buying preferences and demographics. Conducted by Avid Ratings Canada, the survey is based on responses from more than 12,000 recent buyers, so it provides a lot of solid data to help builders understand and satisfy a broad range of customer needs. Start with the question of who is buying new homes. Nearly half are members of Generation X (the one that came after the Baby Boomers) with Millennials representing another 38 per cent of buyers. Single couples with no kids are the largest group buying new homes. They are just one of the distinctly different categories of buyers. New homes also attract singles, growing families with children, downsizing families, semi-retired or retirees seeking a mixed-age or age-restricted communities, investors, and vacation home buyers. Quality and energy efficiency are areas where buyers don’t want to compromise but a fi fth of buyers will choose a smaller home to lower costs. The most popular choice of house style on the market remains a two-story single-family home. Walk-in closets and energy efficient appliances top the “must-have” list for new-home buyers. Buyers also want their new community to provide the same high quality of life as their new home. Walking and cycling paths, parks and recreation centres and fully landscaped communities lead the way for the majority of consumers. When it comes to finding their dream home, Canadians have embraced the power of technology – regardless of age. An overwhelming 85 per cent of Canadians start searching online and more than half find social media a useful tool.
The new computer tools that allow buyers to see how their home will look are a hit with almost all buyers. House hunters are also reaching beyond the traditional circle of friends and family for opinions about what to buy, with 89 per cent using online customer reviews to guide their decision. These are just a sampling of the findings from the latest homebuyer preference survey. Successful home builders are always looking for ways to be at the leading edge of the marketplace as well as keeping on top of code changes and introduction of innovative new fi xtures and appliances. Customer surveys offer valuable insights that professional homebuilders such as CHBA members use to offer their Edmonton customers – of all different kinds – the right home at the right price. Th is was the fi rst year for the CHBA/Avid survey, but it won’t be the last. Smart builders know that the foundation of customer satisfaction is understanding what today’s new-home buyer wants and needs. As a Canadian, and an avid BBQ’er, my back yard is just as important to me as my kitchen. A well-thought out exterior design will give you years of enjoyment. For your next outdoor project, put it to paper first with these important tips. 1. M ake your backyard a destination. Budget for your yard like you do your interior, include the accessories that make it comfortable, like furniture and lighting. We tend to forget about the soft stuff for outside. 2. Be eco-conscious: Use less expensive pressuretreated lumber for structure. Incorporate environmentally-friendly materials like concrete, which is sustainable. 3. Think outside the box. Run your fence boards horizontally for a contemporary feel, add whimsical statues, or hang outdoor artwork. Remember, less is more, bigger is better – don’t over crowd your yard with “small stuff”. 4. Invest in perennials and plant in rich, new soil rather than purchasing new plants every year. Who and what to believe? » by WAYNE KARL For homeowners, when someone says your home is drastically overvalued, naturally, you worry. If you’re a prospective homebuyer, such news might cause you to delay your purchase. That’s the power of housing valuations. The problem is, who and what to believe?

Here are some recent examples of Canada’s housing valuations, from a variety of sources: Deutsche Bank: overvalued by 60 per cent Bank of Canada: overvalued by 30 per cent International Monetary Fund: overvalued by 11 per cent TD Bank: overvalued by 11 per cent Canadian housing economist Will Dunning: undervalued by nine per cent With such a wide variance in valuations, and using differing measures, who to believe, indeed? “Far too many foreign economists try to make overly simplified statements about foreign housing markets they don’t understand enough about,” Calum Ross, mortgage broker and real estate investor, told New Home Guide. “Above and beyond the traditional measures, there are a number of less tangible measures, such as the stability of social, political and economic systems at the federal, provincial and municipal level. “Canada represents one of single largest countries in the world and going from coast to coast, Canada is home to a very diverse group of people with local economics that are vastly different,” Ross says. “Saying there is a Canadian housing market is no less ridiculous than saying there is ‘Canadian temperature.’” Thankfully, Canada Mortgage and Housing Corp. (CMHC) added some context recently in its House Price Analysis and Assessment (editor’s note: for more information, flip to page 56), which provided a market-by-market snapshot by Canada’s larger centres. The report attached a risk level – low, moderate or high – for the major cities, using risk factors of overheating, acceleration in house prices, overvaluation and overbuilding. With Regina and Winnipeg, of all places, being the only major centres earning “high risk” assessments, CMHC’s

report reminds everyone that housing markets must be assessed on a micro level, not wide-swathing national viewpoints. Canada’s most expensive market, Vancouver, earned a “low risk,” while Toronto, the other market often mentioned in conversations about overvaluation, was ranked as “moderate risk.” “From a pure economic theory standpoint, when interest rates are low, then real asset prices will go up,” says Ross. “Real estate is one of the most interest-rate-sensitive sectors of the global economy. When it comes to mortgages, what we know is that people have a tendency to buy payments and be less concerned with total debt. The lower interest rates and longer amortizations allow for lower payment and as long as payments stay affordable – many people won’t get caught up with the sticker shock of more expensive real estate prices.” So, who to believe, next time you see a report on Canada’s housing valuations? Well, a Canadian source such as CMHC is a good start. Otherwise, as experts stress, remember to look at your individual market for a clearer indication, not the national assessment.

June 30 is the busiest moving day of the year. If you’re planning to move on that day, it is time to book your mover now. Two Men and a Truck - Canada has created guidelines to help customers make any moving day as stress-free as possible. One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff. In your new place, have toilet tissue ready for each bathroom, along with hand soap and towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. Basic kitchen items will be handy too, such as dish
detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Remember a note pad, pen, scissors and pertinent phone numbers you may need, such as utilities companies (for both ends of the move), family members, real estate agent, lawyer and cable company. You’ll also need basic tools. Think about the first 24 hours in your new place. You’ll need linens, soap, alarm clock, a change of clothes, phone chargers, important papers and money. Be sure that your survival items are packed into the moving van last or transported in your vehicle with you. When you arrive, you’ll be fully prepared to begin life in your new home.

Canada’s continuing low interest rate environment has Canadians thinking now is the time to lock in a longterm mortgage. A new poll from CIBC reveals the majority of Canadians, 74 per cent, would opt for a medium or long-term mortgage if they were to acquire, refinance or renew a mortgage today. Twenty-seven per cent think now is the time to look beyond the traditional five-year fixed mortgage for a term of up to 10 years. “Canadians are recognizing that today’s historically low rates won’t last forever and some are looking for ways to bring predictability to their finances over the long term,” says Barry Gollom, vice-president, mortgages and lending at CIBC. “Most Canadians tend to opt for a fixed rate over five years when choosing a mortgage today. With more than one in four Canadians now saying they would choose a longer term of seven or 10 years, we may be seeing the start of a shift to longer terms.”

BENEFITS OF A LONG-TERM MORTGAGE
Locking in to a fixed rate, medium or long-term mortgage can reduce the stress that can come with following interest rates. “If interest rates rise in the next year or two, homeowners with shorter term mortgages or variable rate mortgages could see their payments move higher,” Gollom says. “Having a medium or longer term fixed rate can act as a measure of stability and protection – especially for those who have recently bought their first home.” The prospect of rising rates may not be something Canadians have to worry too much about in the near term. During its interest rate announcement on May 27, the Bank of Canada announced it was going to hold its overnight lending rate at 0.75 per cent. “The overnight rate has only been sitting at 0.75 per cent for a little less than three months now, after Governor Stephen Poloz finally decided to cut it down from the one per cent it had held steady at for nearly 4.5 years,” says Alyssa Richard, founder and CEO of RateHub.ca. “That decision was made in January, in an attempt to shield highly indebted Canadians from the negative impacts of the significant drop in oil prices (and job losses that have occurred as a result).” CIBC says the shift to longer term, fixed rate mortgages signals growing interest by Canadians to gain greater control and certainty over their largest financial obligation. With a consistent and predictable mortgage payment at today’s low rates guaranteed for many years, Canadians may have the opportunity to pay down their mortgage faster and minimize interest costs, which will help to keep them on track for their broader financial goals. “Finding an expert who can crunch the numbers on a variety of mortgage options while factoring in your other debts, your savings goals and your personal risk tolerance is an extremely important part of the evaluation process,” says Gollom.
