Yes – the side yard. Too often we neglect this space – and it becomes that walk of shame. This spring – put your creative pants on and think outside the box. Finish off the side yard to intrigue and titillate the senses of what’s to come – enjoy your side yard. 1
1. Add and interesting gate… Not only does it add security and privacy – it can add a sense of drama and an alluring anticipation of what is to come.

2. Mix up your path materials… Don’t just throw grass on the side – be creative, use various rocks, stepping stones, plants. Shown here is a more contemporary take on side path, but it is ethereal and compliments what is to come in the yard beyond.

3. Water fountain… Tucking it around the side will have people wondering where the relaxing splashing noises are coming from. The other advantage to a trough like this is that the sound can be enjoyed from inside the house as well as outside.

has raised key questions about how to help the community rebuild the homes that were damaged or destroyed. This column was written shortly before the re-entry was to begin, but we already know that it will be a challenge to ramp up construction from the very low levels before the fire to meet a sudden rush of demand. Like all Albertans, our Association has looked for ways to help. CHBA - Alberta has been meeting with government and industry representatives to offer our expertise on how to co-ordinate a response. Our CHBA locals in Edmonton and across the province have also raised hundreds of thousands of dollars to help support evacuees forced from their homes. Looking ahead, we anticipate that a number of people returning to Fort McMurray will be very suddenly plunged into the process of making decisions about a new home. New-home buyers typically spend a lot of time doing research – educating themselves about builders, prices and features. They also spend a lot of family time discussing what they want and need in a new home – both today and in the future. While the people returning to Fort McMurray will face different timelines and circumstances than most new home buyers, they still have access to the same tools to help guide them through the process step by step. section of our website, consumers will find information to walk them through the process, understand contracts and what to expect during various stages of construction. There are a lot of things to take into consideration and these checklists will help ensure that none of them are missed. CHBA also developed the Get It In Writing materials for consumers planning a major renovation that would be useful for Fort McMurray residents who face major repair work before they can return to their homes. These resources are recommended reading for all consumers who want to buy or renovate a home. They would be especially valuable to Fort McMurray residents who may be targeted by the unskilled and unscrupulous so-called builders who always seem to descend on disaster zones. We’re already hearing about some who claim they can get people into new homes faster and cheaper than companies with years of experience building in Alberta. Unrealistic promises should always set off alarm bells, and this is even more the case than in the difficult and uncertain environment of a disaster area. One important safeguard against
incompetence or fraud is Alberta’s mandatory new home warranty program. Good builders – including all CHBA members – recognize that warranty coverage on a family’s most expensive purchase is essential. In 2014, the Alberta government made it a requirement for all builders to provide a warranty for all new homes and major renovations. This will help screen out companies that do not have a track record in Fort McMurray or anywhere in Alberta. We all want the best for the people of Fort McMurray after this traumatic experience. As an association, we hope to help make it possible for people to rebuild their homes and lives with the least possible stress. BC AND ONTARIO aren’t just superstars in residential property, they rock in the commercial real estate world as well – home to the 10 top malls in Canada. It’s well documented that these two provinces are home to Canada’s most expensive and most active housing markets. Now, a new study from commercial real estate services firm Avison Young shows they are also the top performers in retail sales. What’s the correlation? We’ll get to that in a minute. The study shows that BC and Vancouver were the leading province and city for retail sales growth in 2015, at 6.6 per cent and 9.9 per cent, respectively, followed by Ontario at 4.5 per cent and Toronto at 5.4 per cent. Toronto’s Yorkdale Shopping Centre was Canada’s most productive mall, with retail sales of $1,610 per square foot, displacing Vancouver’s Pacific 36 YPNEXTHOME.CA

reeling from the recent wildfire disaster, it wasn’t just Alberta communities, governments or the Canadian Red Cross that pitched in to help out. Indeed, the home building industry in Alberta immediately stepped up, intent on lending a helping hand. “We have only preliminary information, but direct cash contributions by CHBA members in Alberta have topped $200,000 already, and many fundraisers are planned,” Paul Cashman, spokesman for the Canadian Home Builders’ Association – Alberta, told New Home Guide. “Members are also collecting donations for relief agencies at showhomes, helping to distribute emergency supplies to evacuees, matching employee donations and pledging to make a contribution to the Red Cross for each new home sold.” “Crystal Creek Homes is making a donation to the Red Cross to support the needs of this devastated community, and encourage all of our trade partners and suppliers to do the same,” says Crystal Creek Homes, a builder active in Edmonton, Calgary and Airdrie, Alta. “We are proud to be an industry that steps up in a time of need, and we expect that this time will be no different. One factor to consider is that the slowdown in construction in the oil sands may provide a pool of skilled labour that will help companies build up capacity. “New home construction in Alberta was also down by almost half in the first quarter so there is more potential to shift resources around the province than a couple of years ago. Canadian home sales set record in April NATIONAL HOME SALES in April 2016 rose to their highest level ever, according to the Canadian Real Estate Association (CREA).
Highlights from CREA’s latest stats include: » National home sales rose by 3.1 per cent from March to April. » Actual (not seasonally adjusted) activity was up 10.3 per cent compared to April 2015. » The number of newly listed homes was little changed (-0.2 per cent) from March to April. » The MLS Home Price Index (HPI) rose 10.3 per cent year-over-year in April. » The national average sale price climbed 13.1 per cent in April from one year ago; net of the Greater Toronto Area and Greater Vancouver, it was up by 8.7 per cent year-over-year. Sales were up in April compared to the previous month in about 70 per cent of all local markets, led by the National Capital Region and Edmonton. Following small declines the previous month, activity held steady in the Greater Toronto Area (GTA) and edged lower in Greater Vancouver. “National home sales set new monthly records over the past two months, even as activity in Greater Vancouver and the GTA appears to have topped out,” says CREA President Cliff Iverson. “With almost three-quarters of all local markets posting sales gains in April, there are plenty of other places where sales are climbing as we head into the busiest time of the year for homebuyers. As always, your local realtor remains your best source for information about sales and listings where you live or might like to in the future.” “Supply shortages and tight housing market conditions have become selfreinforcing in the GTA,” says Gregory Klump, CREA’s chief economist. “The Greater Vancouver Area appears to be heading in that direction too. significant home price gains may entice some homeowners in these markets to list their home for sale, the issue for many is that the decision to move means they would also be looking to buy while competition for scarce listings is fierce. As a result, many homeowners are deciding to stay put and continue accumulating capital gains. That’s keeping listings off the markets at a time when they are already in short supply.” Actual (not seasonally adjusted) sales activity rose 10.3 per cent from one year ago to shatter all previous records for the month of April. It also marked the second highest level for transactions for any single month and stood 16.5 per cent above the 10-year average for the month of April. Activity was up from year-ago levels in about 70 per cent of all local markets, led by a number of markets in British Columbia as well as the GTA. The Aggregate Composite MLS HPI rose by 10.3 per cent on a year-over year basis in April 2016, the biggest gain since May 2010. For the third consecutive month, year-over-year price growth accelerated for all Benchmark property types tracked by the index. Two-storey single family home prices posted the biggest year-over-
year gain (12.3 per cent), followed by townhouse/row units (9.8 per cent), one-storey single-family homes (9.4 per cent) and apartment units (7.9 per cent). While nine of the 11 markets tracked by the MLS HPI posted yearover-year price gains in April, price growth among housing markets continues to vary widely. Greater Vancouver (25.3 per cent) and the Fraser Valley (25.6 per cent) posted the largest gains, followed by Greater Toronto (12.6 per cent), Victoria (12.0 per cent) and Vancouver Island (8.2 per cent). By contrast, home prices fell by 3.5 per cent and 2.4 per cent in Calgary and Saskatoon, respectively. The actual (not seasonally adjusted) national average price for homes sold in April 2016 was $508,097, up 13.1 per cent on a year-over-year basis. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s tightest, most active and expensive housing markets. If these two housing markets are excluded from calculations, the average is a more modest $369,222 and the year-over-year gain is reduced to 8.7 per cent

in Canada now costing more than $500,000, many young people need all the help they can get when it comes to coming up with the down payment for their first home. If you’ve just started saving and are looking for ways to give your down payment fund a boost, the five tips below will help you save more money faster to afford the home of your dreams and leave you with a smaller mortgage. 1. Make a tax-free withdrawal from your RRSP If you’re a first-time homebuyer, you can make a tax-free withdrawal of up to $25,000 tax free from your RRSP under the Home Buyers’ Plan (HBP). This means a couple purchasing their first house together can each withdraw up to $25,000 from their RRSPs, for a total of $50,000 towards a down-payment on their first home. The money must be paid back over a period of 15 years beginning in the second year after you made a withdrawal. 2. Use your tax refund If things such as unused tuition credits, moving expenses or RRSP contributions will net you an income tax refund when you file your taxes, resist the temptation to spend it! Instead, save it as part of your down payment fund. Your income tax refund is one of the easiest ways to quickly boost the balance of your down payment without putting any strain on your everyday budget. 66 YPNEXTHOME.CA

Cutting your daily coffee from your budget will probably only save you a few hundred dollars per year, which won’t go far if you’re planning to buy a home anytime soon. However, if you’re spending more than $100 a month on expensive cable packages or pricey gym memberships, axing these from your budget and redirecting the cash to your down payment fund will give it a noticeable boost. You don’t have to give up everything to become a homeownership but you should prioritize the goal over non-necessities you won’t really miss.
Your parents raised you, took care of you when you were sick, and prepared you for life. While you may feel bad about asking for a handout, many young Canadians expect financial support when buying a home. In fact, a 2015 BMO survey finds that 42 per cent of first-time buyers actually expect their parents or relatives to help pay for their first home. And 40 per cent of first-time buyers say they wouldn’t be able to afford a home without financial help from family. For many young people, the down payment for their first home will be the largest sum of money they’ve had to save up so far, so it’s no surprise they find the task daunting. However, with commitment and a plan, you’ll be able to save up the down payment you need in order to afford the home you want. 4. Find a side hustle to fund your goals One of the easiest ways to really ramp up your savings for a down payment is to dedicate an income stream to achieving the goal. You might be reluctant to put a few more hours in at a second job if you’re already working full-time, but if working evenings and weekends will make your home ownership dreams come true, it’s a worthy sacrifice.

A T-Rex Tea Party in Meadowview! ON SUNDAY, MAY 15, Qualico
Communities welcomed guests to its T-Rex Tea Party at Meadowview’s Dino Park. From noon to 4 p.m., families came out to the community’s unique playground and enjoyed fantastic food and activities. The fun-filled park was built in commemoration of the Hadrosaur fossil that was found during Meadowview’s construction in 2013 and includes a Dinosaur Tree House, Rope Bridge, Fossil Find Dig Table, a unique 100-ft. zipline and so much more. for painting great looking walls

AS A NEW-HOME OWNER, you have
two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls and give it a shot. This is not to say that all new homes are adorned with builder beige, but unless you were able to pick multiple colours in the paint and finishes of your space, chances are your home could probably use a new coat. I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful knowledge about colour and paint. 74 YPNEXTHOME.CA
So before you tackle any painting job, big or small, follow these simple rules for a seamless finish. 1. Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last, it won’t squeak when rolling or rust when washed. 2. Buy a sleeve with a plastic centre The sleeve is the furry cylinder that you put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work
ends up looking poor. 3. Buy a large paint tray! This is so much easier, as you can pour almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray. 4. Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint.

5. Avoid tiny strokes in a small area When applying the paint to the wall – do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lie out the paint better and faster. 6. Apply the recommended amount of paint Apply the recommended amount of paint to the wall. People often try to stretch their can of paint a little farther by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a certain thickness to give you the right colour and durability. Too little paint compromises this! 7. Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even. 8. Always use two coats of paint Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint. 9. Store your paint cans upside down Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (Place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool dry area
for storage. When the can is turned right side up again, it mixes before you dip your brush in.

10. Buy a good paintbrush Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot! I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle
BONUS TIP Can’t find an opener for your paint can? A screwdriver or keys will work, but if you are Canadian the best thing ever is a loonie or toonie to open the lid of a paint can! It’s always available and super strong for this type of job. Thanks Canadian Mint for the convenient opener! Even if you are not the best painter and not using the best paint, great tools will make the job easier, faster and it will look better! If you follow these simple rules, your newly built house or condo will turn into your home in no time.
