Homebuyers are big on numbers – square footage, number of bedrooms and bathrooms, EnerGuide ratings – the list of significant digits goes on and on. Home builders also keep track of numbers to help them recognize and respond to market trends. Fortunately, you don’t need to be the economic analyst at a major home builder to understand many of the key factors influencing the price and availability of homes in Edmonton. And you won’t need a calculator for this list because we’ve already crunched the numbers. BUILDING EDMONTON
2,357 – The number of single-family homes builders started work on in the Edmonton area in the first five months of this year. 7 per cent – Increase in the number of homes built so far this year when compared to the same period in 2013. 5,970 – The number of single-family homes built in the Edmonton area in 2013. 5.5 per cent – Increase in the number of new homes built in 2013 compared to the year before. 3.2 per cent – Edmonton’s share of Canada’s population. 7.8 per cent – The percentage of all new homes built in Canada last year that were constructed in Edmonton. $553,535 – The average new home price in Edmonton according to CMHC. 16 per cent – Increase in the average price of new homes from April 2014 compared to a year earlier. Canadian home sales up in May According to new statistics released by The Canadian Real Estate Association (CREA), national home sales activity posted a sizeable month-over-month increase in May 2014. The number of home sales processed through the MLS Systems of Canadian real estate Boards and Associations rose 5.9 per cent from April to May 2014. This marks the largest month-over-month increase in nearly four years. Sales rose in four out of every five local housing markets in May, including almost all large urban markets. The largest gains driving the national increase were posted in Calgary, Greater Toronto and Montreal. “The monthly increase in May activity was widespread among local housing markets, with some 80 per cent of them reporting stronger sales compared to April,” says CREA President Beth Crosbie. “Over the past 25 years, that widespread a monthly sales increase has been recorded only a handful of times. Even so, the improvement varied by location.” Actual (not seasonally adjusted) activity in May stood 4.8 per cent above levels reported in the same month last year, and 3.8 per cent above the 10-year average for the month of May. May sales were up from year-ago levels in about 60 per cent of all local markets, led by Greater Vancouver, Fraser Valley, Calgary and Greater Toronto. Monthly activity trailed levels reported last May in Montreal and Halifax-Dartmouth. The national trend for new listings has mirrored the trend for sales in recent months. The number of newly listed homes rose 3.8 per cent in May, marking a fourth straight monthly gain. Also in line with sales activity, new listings were up in about 80 per cent of local markets. “In markets where supply had become tight, we expected sales to improve in tandem with listings,” says Gregory Klump, CREA’s chief economist. “Had it not been for such a brutal winter that delayed the launch of the spring market, the improvement in new listings and sales would likely have been more spread out over the past few months.” Combined sales over the past three months are roughly in line with the 10-year average for that three-month period.

The actual (not seasonally adjusted) national average price for homes sold in May 2014 was $416,584, up 7.1 per cent from the same month last year. The national average price continues to be skewed upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s largest and most expensive housing markets. Excluding these two markets from the calculation, the average price reaches a relatively more modest $336,373 while the year-over-year increase shrinks to 5.3 per cent. The MLS Home Price Index (MLS HPI) provides a better gauge of price trends because it is not affected by changes in the mix of sales activity the way that average price is. The Aggregate Composite MLS HPI was up by 4.98 per cent year-overyear in May, which is slightly smaller than gains of 5.03 per cent and 5.19 per cent in April and March respectively. Year-over-year price growth gained strength for two-storey single-family homes and townhouse/ row units, and lost a bit of momentum for one-storey single-family homes and apartment units. Year-over-year price gains were led by two-storey single-family homes (5.98 per cent), followed closely by price increases for one-storey single-family homes (5.19 per cent) and townhouse/row units (5.04 per cent). The price increase for apartment units was comparatively more modest (2.93 per cent). Year-over-year price growth varied among local housing markets tracked by the index, with the biggest gains having been posted by Calgary (10.12 per cent), Greater Toronto (7.08 per cent) and Greater Vancouver (4.27 per cent).

Job market becoming increasingly stable: CIBC report
Job stability in Canada, which was projected to be a thing of the past, is stronger than it ever has been with those holding a job with the same employer for five years or longer sitting at a record high, finds a new report from CIBC World Markets. The CIBC report found that there is a near-record high 60 per cent chance that Canadians with stay with an employer after completing their first year on the job with the retention rate hitting nearly 95 per cent for those having five or more years at a company. “This stable and boring job market is the complete opposite of what was envisioned not too long ago,” says CIBC Deputy Chief Economist Benjamin Tal, who coauthored the report with CIBC economist, Nick Exarhos. “The job market of the ‘new economy’ was supposed to permanently alter employeremployee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.” But Tal says the opposite is happening, driven by the changing needs of employers in the country that has seen vacancy rates rise without a corresponding decrease in unemployment. “Rising survival rates between years of employment and increased stability makes sense in a world where there is a low supply of newly unemployed – and presumably still qualified – individuals. The situation today keeps employers motivated to keep workers they have. At the same time, a large overhang of long-term unemployed reduces the motivation of lower skill employees to branch out.” Looking closer at the unemployed in Canada shows a diverging pattern between those with in-demand skills and those without. The share of those unemployed for roughly three months or less has been approaching cycle and all-time lows recently. On the other hand, the number of those who have been unemployed for 27 weeks and longer remains at elevated levels. The authors conclude that this means the sticky unemployment rate of the past couple of years is largely due to stagnation in long-term unemployment as opposed to an increase in the number of newly unemployed. “The abnormal relationship between recent vacancy rates and unemployment suggests that large swaths of those unemployed are not what employers are seeking,” says Tal. “A discontinuity between the types of workers desired and those that are available in the ranks of the unemployed would explain how a growing number of unfilled vacancies could co-exist with a higher level of

unemployed – and potentially unemployable – individuals.” And for those individuals who have been unemployed for longer stretches, the trend of people staying in their jobs longer makes it even more difficult to find a vacancy they are qualified to fill. He notes that, unlike past recoveries, this one has also seen stronger pay increases amongst higher paid professions relative to others. Canadians with higher levels of relevant education and training – who are unlikely to be those stuck in unemployment – have more bargaining power than those who are engaged in less remunerative professions. These changes are taking place at the same time that an aging Canadian workforce has driven a decrease in the country’s labour market participation rate. Canadians 55 and over have seen their share of the country’s working age population climb nearly four per cent since 2008, with those 25 to 54 falling by roughly 2.5 per cent over the same time. An overall aging population has driven this change but this understates a deeper deterioration as working Canadians 55 and over are rapidly reducing their level of jobmarket engagement. Since 2007, the number of older self-employed individuals has risen much faster than in any other age group, seeing their share in total self-employment rise strongly. Tal notes that Canadians have to go a little higher these days to climb over the employment bar with an aging population shrinking the workforce coupled with a growing skills mismatch. “But the current environment also suggests that once that higher bar is cleared, a career featuring higher stability lies ahead.”

Alberta residential construction GENERATES $17.9B INVESTMENT Alberta’s residential construction economic impact hit $17.9 billion annually, as investment in home building and renovation climbed, according to a new study for the Canadian Home Builders’ Association – Alberta (CHBA – Alberta). Investment rose more than 17 per cent or $2.7 billion in 2013 over the previous year. The work produced more than 100,000 jobs for Albertans and nearly 25,000 jobs elsewhere in Canada. Wages totaled $7.9 billion. The value of new home construction reached $9.7 billion while renovation work totaled $6.7 billion. Expenditures such as realty and legal fees added $1.5 billion. “Builders broke ground on almost 100 new homes a day last year and construction is forecast to rise again in 2014. Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. Unlike many major consumer purchases, most of that investment stays in the local economy,” says Stephen Amonson, president, CHBA – Alberta.

The new economic impact report for Alberta was prepared by Will Dunning Inc., a consulting firm that specializes in housing market analysis, and is based on actual results for 2013, and includes investment, direct and indirect employment and wages paid. The report shows almost a fifth of all new homes built in Canada were in Alberta – well above the province’s 11.5 per cent share of the national population – and the highest proportion since 2007. “The pressure is on Alberta’s housing market with both rents and existing home sales rising fast. New homes are needed to keep prices from rising out of reach of many Albertans, especially first-time buyers. The last thing Albertans searching for a home need are more “new neighbour taxes.” Costs imposed by governments in the form of taxes, levies, permits and fees must be controlled if Alberta is to offer a quality of life that attracts new workers and investment,” says Jim Rivait, CEO, CHBA – Alberta.

There’s an old rule in business: what is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing.

If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Again, this will cost you time and money – two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it fi ling a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, nearly every new home built has some form of defect, however small. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when a problem arises, good luck getting it resolved. That’s why it’s important to ensure your builder is registered with the appropriate new home warranty underwriting body – to provide the peace of mind, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures for recourse are. BECAUSE STUFF DOES, INDEED, HAPPEN. TYPICAL FIRST-YEAR CLAIMS INCLUDE THE FOLLOWING:

In small spaces, try to stay away from adding too many different colours with plants and decor. Keep it simple so that it is easy on the eyes, creating the illusion of a larger area. Last but not least, I added a water fountain to drown out the road traffic and to give the effect of being near a lake. It’s also a nice visual and conversational piece. I hope these tips help spark your creative juices. Remember, your patio becomes an extension of your home, make it flow from the inside out with a stylish design that everyone can enjoy. on my outdoor furniture, so that I didn’t close in the space or make it seem cramped. When dealing with a balcony in the city, privacy is always an issue. I found this great white lattice at The Home Depot that I turned sideways and attached to the balcony railing. I added greenery in front for an intimate and functional privacy screen. The other thing I did was add an umbrella, not to block the sun, but to block the view of the neighbours above me – taking away that fish bowl feeling and creating a relaxing outdoor room. Adding planters of different heights to any balcony helps keep the space interesting and cosy. Choosing low maintenance plants ensures they will look great all summer long without the fuss. Bring the indoors outside, by adding mirrors or decorative pieces, such an outdoor shag rug, or solar lanterns for ambiance at night. For that extra touch of comfort, I added a small fire ball heater to the coffee table, for warmth and mood lighting during night time entertaining. MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.
MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
