10 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

t was about this time last year that parts of Alberta were left reeling from severe rainfall and flooding, and homeowners were learning the hard way about home insurance and new-home warranties. Indeed, you wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty. But when it comes to buying a new home, you should be even more diligent. Some people may be so excited about their purchase that they’re more interested in choosing finishes

than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how newhome warranties work. Just like for cars or electronic devices, all manufacturers and products are not created equal. Learning about your new-home builder’s warranty – before the time when you actually may need it – is a crucial part of the homebuying process.

//INDUSTRY UPDATES – CHBA - ALBERTA

IT ALL ADDS UP

for Edmonton » by JIM RIVAIT

JIM RIVAIT

Jim Rivait is Chief Executive Officer of CHBA – Alberta. Starting his career working in government, Jim spent the last decade working in the private sector specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

Homebuyers are big on numbers – square footage, number of bedrooms and bathrooms, EnerGuide ratings – the list of significant digits goes on and on. Home builders also keep track of numbers to help them recognize and respond to market trends. Fortunately, you don’t need to be the economic analyst at a major home builder to understand many of the key factors influencing the price and availability of homes in Edmonton. And you won’t need a calculator for this list because we’ve already crunched the numbers. BUILDING EDMONTON

2,357 – The number of single-family homes builders started work on in the Edmonton area in the first five months of this year. 7 per cent – Increase in the number of homes built so far this year when compared to the same period in 2013. 5,970 – The number of single-family homes built in the Edmonton area in 2013. 5.5 per cent – Increase in the number of new homes built in 2013 compared to the year before. 3.2 per cent – Edmonton’s share of Canada’s population. 7.8 per cent – The percentage of all new homes built in Canada last year that were constructed in Edmonton. $553,535 – The average new home price in Edmonton according to CMHC. 16 per cent – Increase in the average price of new homes from April 2014 compared to a year earlier. RESALE RISING

7,788 – Number of homes sold in Edmonton through the Multiple Listing Service during the first five months of 2014. 12 per cent – Increase in number of MLS sales so far this year. $364,654 – Average MLS price for homes, including townhomes and apartment units, sold during the first five months of 2014. 5 per cent – How much MLS prices have risen this year. PAYING THE RENT

1.4 per cent – Apartment vacancy rate in Edmonton. $1,180 – The average rent for a two-bedroom apartment in April 2014. 14 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

$103 – Increase in monthly rent since April 2013. 6.4 per cent – Percentage rent increase. FIRST – Edmonton’s rank among Canada’s major cities for rent increases. Add up all these numbers and what you get is proof that Edmonton’s strong economy is encouraging people to buy new homes because the price of resale homes is rising and rents are also moving up. Here are a few more numbers that we think are pretty exciting both for our industry and the community. $6.5 billion – Economic impact of residential construction in Edmonton for 2013. 49,700 – Number of jobs created by Edmonton investment in residential construction. $3.1 billion – Wages generated. Those numbers tell you that Edmonton boasts an experienced community of builders that can offer homes in styles, locations and prices to meet our city’s diverse demands. And that residential construction provides a major boost to the city’s economy. Crunch your own numbers and you may decide it’s time to start building personal equity or to move up to a new home with the latest features. Your CHBA builder can help you figure out all the details.

The Estates

at Waters Edge R

ecreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles. This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor activities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large. Home designs are created in-house by the Waters Edge Architecture Team to keep turnaround time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

16 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyer’s needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality. Lot prices start in the low $100,000’s, and two bedroom residences with completely landscaped lots start in the low $300,000’s. Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

//IN THE NEWS

Canadian home sales up in May According to new statistics released by The Canadian Real Estate Association (CREA), national home sales activity posted a sizeable month-over-month increase in May 2014. The number of home sales processed through the MLS Systems of Canadian real estate Boards and Associations rose 5.9 per cent from April to May 2014. This marks the largest month-over-month increase in nearly four years. Sales rose in four out of every five local housing markets in May, including almost all large urban markets. The largest gains driving the national increase were posted in Calgary, Greater Toronto and Montreal. “The monthly increase in May activity was widespread among local housing markets, with some 80 per cent of them reporting stronger sales compared to April,” says CREA President Beth Crosbie. “Over the past 25 years, that widespread a monthly sales increase has been recorded only a handful of times. Even so, the improvement varied by location.” Actual (not seasonally adjusted) activity in May stood 4.8 per cent above levels reported in the same month last year, and 3.8 per cent above the 10-year average for the month of May. May sales were up from year-ago levels in about 60 per cent of all local markets, led by Greater Vancouver, Fraser Valley, Calgary and Greater Toronto. Monthly activity trailed levels reported last May in Montreal and Halifax-Dartmouth. The national trend for new listings has mirrored the trend for sales in recent months. The number of newly listed homes rose 3.8 per cent in May, marking a fourth straight monthly gain. Also in line with sales activity, new listings were up in about 80 per cent of local markets. “In markets where supply had become tight, we expected sales to improve in tandem with listings,” says Gregory Klump, CREA’s chief economist. “Had it not been for such a brutal winter that delayed the launch of the spring market, the improvement in new listings and sales would likely have been more spread out over the past few months.” Combined sales over the past three months are roughly in line with the 10-year average for that three-month period.

May sales were up from year-ago levels in about 60 per cent of all local markets, led by Greater Vancouver, Fraser Valley, Calgary and Greater Toronto. Monthly activity trailed levels reported last May in Montreal and Halifax-Dartmouth.

22 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

The actual (not seasonally adjusted) national average price for homes sold in May 2014 was $416,584, up 7.1 per cent from the same month last year. The national average price continues to be skewed upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s largest and most expensive housing markets. Excluding these two markets from the calculation, the average price reaches a relatively more modest $336,373 while the year-over-year increase shrinks to 5.3 per cent. The MLS Home Price Index (MLS HPI) provides a better gauge of price trends because it is not affected by changes in the mix of sales activity the way that average price is. The Aggregate Composite MLS HPI was up by 4.98 per cent year-overyear in May, which is slightly smaller than gains of 5.03 per cent and 5.19 per cent in April and March respectively. Year-over-year price growth gained strength for two-storey single-family homes and townhouse/ row units, and lost a bit of momentum for one-storey single-family homes and apartment units. Year-over-year price gains were led by two-storey single-family homes (5.98 per cent), followed closely by price increases for one-storey single-family homes (5.19 per cent) and townhouse/row units (5.04 per cent). The price increase for apartment units was comparatively more modest (2.93 per cent). Year-over-year price growth varied among local housing markets tracked by the index, with the biggest gains having been posted by Calgary (10.12 per cent), Greater Toronto (7.08 per cent) and Greater Vancouver (4.27 per cent).

Job market becoming increasingly stable: CIBC report

Job stability in Canada, which was projected to be a thing of the past, is stronger than it ever has been with those holding a job with the same employer for five years or longer sitting at a record high, finds a new report from CIBC World Markets. The CIBC report found that there is a near-record high 60 per cent chance that Canadians with stay with an employer after completing their first year on the job with the retention rate hitting nearly 95 per cent for those having five or more years at a company. “This stable and boring job market is the complete opposite of what was envisioned not too long ago,” says CIBC Deputy Chief Economist Benjamin Tal, who coauthored the report with CIBC economist, Nick Exarhos. “The job market of the ‘new economy’ was supposed to permanently alter employeremployee relationships and workers were seen as becoming increasingly disposable, with the implication that job stability would tumble.” But Tal says the opposite is happening, driven by the changing needs of employers in the country that has seen vacancy rates rise without a corresponding decrease in unemployment. “Rising survival rates between years of employment and increased stability makes sense in a world where there is a low supply of newly unemployed – and presumably still qualified – individuals. The situation today keeps employers motivated to keep workers they have. At the same time, a large overhang of long-term unemployed reduces the motivation of lower skill employees to branch out.” Looking closer at the unemployed in Canada shows a diverging pattern between those with in-demand skills and those without. The share of those unemployed for roughly three months or less has been approaching cycle and all-time lows recently. On the other hand, the number of those who have been unemployed for 27 weeks and longer remains at elevated levels. The authors conclude that this means the sticky unemployment rate of the past couple of years is largely due to stagnation in long-term unemployment as opposed to an increase in the number of newly unemployed. “The abnormal relationship between recent vacancy rates and unemployment suggests that large swaths of those unemployed are not what employers are seeking,” says Tal. “A discontinuity between the types of workers desired and those that are available in the ranks of the unemployed would explain how a growing number of unfilled vacancies could co-exist with a higher level of

unemployed – and potentially unemployable – individuals.” And for those individuals who have been unemployed for longer stretches, the trend of people staying in their jobs longer makes it even more difficult to find a vacancy they are qualified to fill. He notes that, unlike past recoveries, this one has also seen stronger pay increases amongst higher paid professions relative to others. Canadians with higher levels of relevant education and training – who are unlikely to be those stuck in unemployment – have more bargaining power than those who are engaged in less remunerative professions. These changes are taking place at the same time that an aging Canadian workforce has driven a decrease in the country’s labour market participation rate. Canadians 55 and over have seen their share of the country’s working age population climb nearly four per cent since 2008, with those 25 to 54 falling by roughly 2.5 per cent over the same time. An overall aging population has driven this change but this understates a deeper deterioration as working Canadians 55 and over are rapidly reducing their level of jobmarket engagement. Since 2007, the number of older self-employed individuals has risen much faster than in any other age group, seeing their share in total self-employment rise strongly. Tal notes that Canadians have to go a little higher these days to climb over the employment bar with an aging population shrinking the workforce coupled with a growing skills mismatch. “But the current environment also suggests that once that higher bar is cleared, a career featuring higher stability lies ahead.”

Alberta residential construction GENERATES $17.9B INVESTMENT Alberta’s residential construction economic impact hit $17.9 billion annually, as investment in home building and renovation climbed, according to a new study for the Canadian Home Builders’ Association – Alberta (CHBA – Alberta). Investment rose more than 17 per cent or $2.7 billion in 2013 over the previous year. The work produced more than 100,000 jobs for Albertans and nearly 25,000 jobs elsewhere in Canada. Wages totaled $7.9 billion. The value of new home construction reached $9.7 billion while renovation work totaled $6.7 billion. Expenditures such as realty and legal fees added $1.5 billion. “Builders broke ground on almost 100 new homes a day last year and construction is forecast to rise again in 2014. Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. Unlike many major consumer purchases, most of that investment stays in the local economy,” says Stephen Amonson, president, CHBA – Alberta.

Buying a new home or starting a major renovation is a giant vote of confidence in Alberta’s future and the strength of the housing market. 30 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

The new economic impact report for Alberta was prepared by Will Dunning Inc., a consulting firm that specializes in housing market analysis, and is based on actual results for 2013, and includes investment, direct and indirect employment and wages paid. The report shows almost a fifth of all new homes built in Canada were in Alberta – well above the province’s 11.5 per cent share of the national population – and the highest proportion since 2007. “The pressure is on Alberta’s housing market with both rents and existing home sales rising fast. New homes are needed to keep prices from rising out of reach of many Albertans, especially first-time buyers. The last thing Albertans searching for a home need are more “new neighbour taxes.” Costs imposed by governments in the form of taxes, levies, permits and fees must be controlled if Alberta is to offer a quality of life that attracts new workers and investment,” says Jim Rivait, CEO, CHBA – Alberta.

//HOMEBUYERS’ HELP

Yard of dreams EXPLORING TODAY’S HOTTEST

LANDSCAPING TRENDS AND IDEAS » by SHANE’S LANDSCAPING & CONTRACTING LTD.

One of the easiest ways to add luxury and tranquility to your lifestyle is to redefine how you look at your backyard, and what can be done to make it beautiful. In

the past, the majority of people used to think about their backyards as just a piece of land where you can plant flowers, grow vegetables and let your dog out to do its business. Today, you can do so much more with what you have, from creating a personal oasis from the hustle and bustle of everyday life to extending the comfort of indoor amenities to an outside living space. Here are some of the best backyard trends of 2014: CREATE AN OUTDOOR LIVING ROOM

Instead of strictly using your backyard for utilitarian purposes, expand your relaxation territory and develop an outdoor living room. Create the same atmosphere that is found in your indoor living room by integrating large, comfortable outdoor sofas and ottomans. Let your backyard be your playground and use bold 32 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

colors. Experience a level of unparalleled intimacy by strategically placing outdoor lights that can be adjusted to the desired intensity. Hold a “summer kick-off” party after you install weather-proof flat-screen TVs and stereo systems. Control the temperature by setting up ceiling fans to circulate warm summer air and heating lamps to breathe warmth into your outdoor living space. WATER TO INVIGORATE THE SENSES

To bring a calming element into your space, introduce a flowing water feature. The soothing sounds of bubbling water streaming from a constant source can add a sense of tranquility that rivals most day spas. There are many different ways you can integrate flowing water,

including cascading waterfalls and custom-made fountains. Ponds are another route you can take when considering placing water sources in your space. Koi and other aquatic life transforms your backyard into a relaxing Eastern-style garden. ELIMINATE THE INDOOR/OUTDOOR BOUNDARY

Take advantage of a large outdoor living space and eliminate stifling walls. Incorporate retractable screens that disappear when not in use. If you are uncomfortable with the idea of a completely open space, consider installing a set of French doors with Phantom’s retractable door screens to form a nearly invisible separation between your indoor and outdoor rooms. In today’s modern outdoor areas, many people enjoy integrating plush fabrics and treatments to add comfort to their porches and patios. Motorized retractable screens can deliver shelter from the sun and the bugs, letting you spend more time relaxing on your outdoor couch with a good book. INSTALL A SOURCE OF FIRE

What good is a luxurious outdoor living space with all the amenities of an indoor room without a good source of heat? If you really want to tie your project together, think about integrating either a built-in fireplace or a fire pit. These attractive, useful heat sources are ideal for romantic nights alone with your significant other or large family and friend get-togethers. It doesn’t matter if you are in the middle of a frigid winter or relaxing during a cool summer night, chilly weather can ruin a great mood. However, with a decent-sized fireplace or firepit, you don’t have to run indoors to stay comfortable. You wouldn’t be the first person to consider placing a fire source at the center of your outdoor space. Careful to check bylaws when deciding where to place any fire source. According to a recent survey conducted by the Society of Landscape Architects, firepits and fireplaces enjoy a 97 per cent popularity rating. Shane’s Landscaping & Contracting Ltd. specializes in residential, estate and acreage landscape construction. From patios to water features, driveways, retaining walls, lighting, walkways, fences, irrigation, garden beds, boulders, barbecue, fire pits and the new synthetics grasses, we can help make your landscaping beautiful. //MAKE YOUR MOVE

Read and understand your contract for a

successful move » by CHUCK RESNICK

CHUCK RESNICK is vice-president of marketing and operations, Two Men and a Truck Canada. twomenandatruck.ca

There’s an old rule in business: what is not in writing was never said. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead. The first thing to do is find a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, find out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions, and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail. When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible. In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing.

36 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur. We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to be dropped off somewhere else first, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading partway to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day. It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it. At Two Men and a Truck Canada, we follow The Grandma Rule: we treat everyone the way we would want our grandmothers to be treated – with dignity, courtesy, respect, honesty and trust We all want everything to go smoothly on moving day – and when we communicate and work together, it does! Chuck Resnick is Vice President, Marketing & Operations at Two Men and a Truck – Canada. Visit twomen.ca

What’s in a new-home warranty? » by WAYNE KARL

WAYNE KARL

is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. He can be reached at

What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it fi ling a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Indeed, nearly every new home built has some form of defect, however small. Such is life when you’re building outside, dealing with the elements and working with natural materials. In most cases, issues get resolved, and builders large and small are getting better at responding to customer concerns. Still, there are unscrupulous – or worse, illegal – builders that try to circumvent everything from relatively minor registration fees to taxes, all under the guise of “saving you money.” But when a problem arises, good luck getting it resolved. That’s why it’s important to ensure your builder is registered with the appropriate new home warranty underwriting body – to provide the peace of mind, as well as to learn what parts of your new home are covered, for how long, and what the steps and procedures for recourse are. BECAUSE STUFF DOES, INDEED, HAPPEN. TYPICAL FIRST-YEAR CLAIMS INCLUDE THE FOLLOWING:

» PAINT: Inadequate application or coverage » DOORS: Improperly installed or finished » FLOORS: Damaged, cracked or installed with gaps » DRYWALL: Blemishes on walls, ceilings or corners » STAIRS/STEPS: Inadequately built » WATER/MOISTURE: Moisture inside the home » CONCRETE: Cracking » BASEBOARDS: Improperly installed » TRIMS: Improperly installed or finished » CABINETS/VANITIES: Improperly installed or finished You can understand how prevalent such “defects” could be in new homes, and how action is required in many cases. Most times, the matters are resolved without issue.

HERE’S A MORE DRASTIC EXAMPLE

INVOLVING 23 HOMES FROM ONE BUILDER IN A SINGLE DEVELOP-

MENT. THE CASE WAS IN ONTARIO,

AND THANKFULLY, BACKED BY THE WARRANTY UNDERWRITER:

» After the homes were built, the water table shifted, causing differential soil settlements » The problems arose three to five years after construction » 23 homes were monitored and repaired over five years » 10 homes required major repairs – causing the homeowners to be relocated to hotels for an average of 38 days The cost to the warranty provider to rectify the matter? More than $5 million. The cost to homeowners? Zero. The benefit of having the peace of mind of a fully backed warranty? Priceless. Do you think that would happen if your home was built by an unregistered or illegal developer? More and more builders are improving their customer service – as they should. With real estate and new home prices rising, homebuyers, understandably, expect more. So, what’s in a new-home warranty? In short, your builder is not just building your home, it’s building a relationship. How strong is yours?

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™

How to find

a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.

For more advice, including detailed information about contracts plus worksheets you can use when interviewing contractors, visit HiringAContractor.com For a listing of builder and renovator members, contact the Canadian Home Builder’s Association - Edmonton Region. Call 780-425-1020 or visit their website at chbaedmonton.ca Get it in Writing! provides information to help you make informed choices when you build, renovate, or repair your home. This program is managed by the Canadian Home Builders’ Association with support from the Government of Canada.

Ambleside touted as

Neighbourhood But don’t take our word for it. Take Craig’s. Or Ivy’s.

One will tell you of the sweet pleasure of having a handful of golfing choices minutes away from your front door. The other will share the excitement of a “super-ginormous” park visited daily by a growing base of fans, young and old.

“Dad and me walk to the park every day,” boasts local tike, Ivy. “He loves the slide.” A short drive away, (yes, pun intended) you’ll find three golf courses and one of the city’s best and biggest rec centres. Even closer, the Anthony Henday, which can quickly connect you to virtually any of the city’s major hotspots whether you’re a family man or just starting out. Closer still, Currents of Windermere featuring enough amenities to make any outing worth your while including the city’s only licensed movie theatre. Best of all, “Everything’s just a hop, skip and a jump away” as Ambleside has been boasting since breaking ground in 2007.

“There are literally 10 things I can do right now within five minutes of my home,” tells Melissa, Amblesider since 2009. “From biking and golfing, to going for coffee or out to dinner and a movie, to libraries, to dog parks to swimming to hockey to shopping to… pretty much anything you can think of.” “It’s not just your home,” she continues. “It’s your home-base for every aspect of your life. We feel really lucky to live in Ambleside. It seems like everyone we talk to wants to live here!” *Part of the 10 Best Neighbourhoods in Edmonton survey conducted by Banister Research and Consulting Inc., August 2013. Windermere and its communities, including Ambleside made the list. We’re hoping for the same in 2014.

Is your outdoor space a bit of a killjoy?

For those of you seeking inspiration to spruce up your small patio or balcony space, I have some fabulous design tips from my own outdoor living area to help get you started. First things first, consider how you want to use your space. Do you want to lounge with friends or have dinner around a table with family? In this space I created for myself, I opted for a living-style hangout area, where I could sun on the sofa when I needed to relax. When it comes to your space, always keep sizing in mind. I chose to go with small profile arms and lower backs

//OUTDOORS...continued

Before

In small spaces, try to stay away from adding too many different colours with plants and decor. Keep it simple so that it is easy on the eyes, creating the illusion of a larger area. Last but not least, I added a water fountain to drown out the road traffic and to give the effect of being near a lake. It’s also a nice visual and conversational piece. I hope these tips help spark your creative juices. Remember, your patio becomes an extension of your home, make it flow from the inside out with a stylish design that everyone can enjoy. Happy patio season!

on my outdoor furniture, so that I didn’t close in the space or make it seem cramped. When dealing with a balcony in the city, privacy is always an issue. I found this great white lattice at The Home Depot that I turned sideways and attached to the balcony railing. I added greenery in front for an intimate and functional privacy screen. The other thing I did was add an umbrella, not to block the sun, but to block the view of the neighbours above me – taking away that fish bowl feeling and creating a relaxing outdoor room. Adding planters of different heights to any balcony helps keep the space interesting and cosy. Choosing low maintenance plants ensures they will look great all summer long without the fuss. Bring the indoors outside, by adding mirrors or decorative pieces, such an outdoor shag rug, or solar lanterns for ambiance at night. For that extra touch of comfort, I added a small fire ball heater to the coffee table, for warmth and mood lighting during night time entertaining. Plus, it doesn’t take up much space or need firewood. 70 NEW HOME GUIDE | JUL 4 - AUG 1, 2014

SHOWHOME REVIEW//

Tristate Homes

European styling in the heart of St. Albert

Y

ou’ll find a taste of European styling in the latest Tristate Homes show home in St. Albert. The company’s Malbec showhome is a masterpiece of sophistication wrapped in modern European flair. With a spacious, well thought-out floorplan and impeccable design, it’s no surprise this model received an award in the best two-storey home category. Located in the Erin Ridge North community in St. Albert’s northern edge, the 2,142-sq.-ft. Malbec’s contemporary style doesn’t detract from this being a functional family home. Entering the home is like walking into a calm oasis. White on white is the main theme here, but is accented with darker engineered hardwood floors and contrasting natural walnut and glossy white cabinets for a classic look with a modern twist. A scraped ceramic stone tile in the mudroom, foyer and bathrooms is a non-slip design that is both practical and adds

beauty and texture. The mudroom off the double front-attached garage is equipped with a handy bench and storage cubbies. A convenient laundry room is also found in this area. Both the main and second floor have nine-ft. ceilings, and the foyer is open to above which further enhances the sense of spaciousness. A flex area off the foyer can serve as an office or as a dining room. A wall separates this area from the great room, but the modern style double-sided fireplace not only adds ambience but also acts as a uniting element between the flex room and the great room on the other side. The open concept for the kitchen and great room works well here. The linear kitchen is JUL 4 - AUG 1, 2014 | NEW HOME GUIDE 73

definitely European style. The crisp white upper cabinets and white subway tiles as well as the white-hued quartz countertops might sound clinical. It’s anything but. It is beautifully balanced with custom natural walnut-stained lower cabinets and cabinets on the outer edges of the kitchen. A large island with undermount sink, a corner pantry with plenty of storage, and stainless steel appliances including a built-in oven and microwave plus a high-end cooktop, add to the functionality of this kitchen. The sunny dining nook just off the kitchen has an open view of the backyard. Here, the coffered ceiling with potlights is one of the small but significant details in this home. Large, built-in art niches that flank either side of the fireplace in the great room tie in with the idea of coffered ceilings and provide a nice cohesive touch. A neutral toned, stain-resistant carpet leads to the second floor. Details such as the iron rail inserts again add to the home’s style. Two kids bedrooms, one with a walk-in closet and the other with a large reach-in closet, have convenient access to the main bathroom equipped with a shower-tub combo. The large bonus room over the garage is bright and comfortable, a perfect spot to relax with the family at the end of the day.

A feeling of calmness pervades the master suite. Here, the white on white theme is simple but sophisticated. The ensuite has a spa-like soaker tub, a walk-in shower and a private water closet. A feeling of calmness pervades the master suite. Here, the white on white theme is simple but sophisticated. The ensuite has a spa-like soaker tub, a walk-in shower and a private water closet. The dual vanity with quartz countertop, has a full length mirror and plenty of lower cabinet space. Custom built-in shelves in the walk-in closet provide more than enough room for clothes and accessories. The showhome includes plenty of customizations; however, it can be built with Tristate’s Signature specifications starting at $516,319 (includes house, lot and GST). It will appeal to families, but also to those who are looking to downsize from acreage living. An elementary school is going in across the street and a Costco and Save-on-Foods are minutes away.

The family oriented community of Erin Ridge North is enhanced with landscaping details, extensive greenspaces, parks and ponds, and walking trails that are integrated with St. Albert’s trail system in Red Willow Park. Tristate Homes is a fast-growing homebuilder with a long-standing reputation for building quality custom, semi-custom and estate homes. Unlike many builders, they also understand the importance of revitalizing Edmonton’s inner neighbourhoods by building infill homes and providing complete renovation services. The reputable and award-winning builder can help you envision your home and they invite you to drop by the Malbec to see what your home can be. Visit the showhome at 103 Everitt Dr. N. Monday to Thursday 3 to 8 p.m., weekends and holidays noon to 5 p.m. Fridays by appointment only. For more information, visit tristatehomes.ca or call 780.418.5533.

COMMUNITY PROFILE//

MCCONACHIE Stage 7

A community coming to life

N

ew subdivisions are certainly plentiful in the Edmonton area these days, and some may think it takes a keen eye to spot the difference between them. But that isn’t so with northeast Edmonton’s McConachie Stage 7 by developer, Ranger Realty. With parks and winding tree-lined trails, McConachie is a family-oriented community with an abundance of both natural and commercial amenities nearby – as well as major thoroughfares. And that’s making it one of the most desirable new community’s in Edmonton.

McConachie Stage 7 is situated at 167C Avenue and 59–62 Streets, making the community’s location exceptional. It’s near The Shops at Manning Crossing and Londonderry Mall, and there are plentiful professional amenities minutes away including schools, banks, doctors, gyms, supermarkets, restaurants, cafes and more. It’s also proximate to the Anthony Henday, allowing for quick and easy commutes for anyone working in other (and all) areas of the city. And for those preferring public transportation, there are bus stops aplenty, and the LRT is close by. Outdoor activities are also abundant throughout the McConachie community. In fact, the entire community backs onto a picturesque natural park area. And not only do residents enjoy multiple parts and playgrounds in and JUL 4 - AUG 1, 2014 | NEW HOME GUIDE 79

around the neighbourhood, but there are also lots of walking and biking paths, and storm water ponds, too. Plus, future phases include a school and park site, and nature preserve. Residents of McConachie Stage 7 can enjoy both duplex and singlefamily home options by Sangam Homes Ltd., Bethpage Homes, Sha-Ture Homes Inc. and White Eagle Homes. (Duplexes by White Eagle Homes start at $369,000, while $489,000 will get you into a single-family home in the area.) Bethpage’s homes in McConachie are great examples of the lovely homes on offer throughout the entire community. Their homes range from the 1,833-sq.-ft. DeHalliwand to the 2,692-sq.-ft Bristol. There are 140 lots in Stage 7 subdivision, and because it’s an open

area, any builder can build a house on one of the lots. That means residents can pick and choose the home – both inside and out – that suits their style. (Stage 7 builders are building in both craftman and modern styles. And some lots, especially those on corners, are large enough for three-car garages.) Those who don’t find the perfect match in Stage 7 only have to wait a few weeks until McConachie Stage 11 will be ready for house construction (by July 15). Two more stages are in the works for this year (Stage 12 and Stage 17), providing even more selection for potential new home buyers. With a variety of home builders and lot options to choose from, this is the perfect time to join the flourishing neighbourhood of McConachie. For more information about McConachie Stage 7, contact Louie Raj with Ranger Realty Co. Ltd. at 780.478.7791.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01 02 03

Calculate the combined monthly before-tax income of you and your spouse. Divide by three. This figure is the monthly payment you can afford to make on your home. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most firsttime buyers take the 25-year amortization.)

05

06 07

Add to this your estimated monthly heating costs and monthly property taxes. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Multiply this figure by the amount you need to borrow. Divide by 1,000. » Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL: The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-R ATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
