ONE OF THE KEY MEASURES for the future of any community is the affordability of housing. That’s why in the Vancouver and Toronto markets housing affordability has become a near obsession. RBC Economics regularly compares affordability in different Canadian markets to determine what proportion of household income is needed to cover homeownership costs – mortgage payments, utilities and property taxes. Across Canada, the average is a fairly alarming 47 per cent of income – just keeping a roof over your head takes nearly half of the money that comes in each month. That doesn’t leave much budget room for the rest of the monthly bills. Thankfully, the vast majority of Canadian cities are far more affordable, with two predictable exceptions – Vancouver and Toronto – that tend to raise the national average because of their sheer size. Pity the poor folks in Vancouver, where a single-family home buyer needs a stunning 126 per cent of their monthly income to pay for housing. “Clearly, owning a singledetached property at current prices in Vancouver is a luxury that very few locals can afford,” RBC says in its most recent report. Toronto is way up there, too, at 72 per cent of income. Victoria is the only other Canadian city where housing costs exceed 50 per cent of household income. The Edmonton market is a different case. Here, a household should expect to spend 38 per cent of their income to pay for their home. That’s 26 YPNEXTHOME.CA

very close to what it’s been for the past five years and in the same range as Montreal and Ottawa. RBC described the affordability situation in Edmonton as “neutral,” compared to the way Vancouver has “skyrocketed” while Toronto has reached the “most stressed level in the past quarter century.” Edmonton new home prices have also remained so remarkably stable that Todd Hirsch, ATB Financial chief economist, recently said they would qualify for the “most boring” award. “The current recession in Alberta has done very little to knock down prices for new homes. This may seem surprising, but it is consistent with prices in the existing home market. Resale prices for homes in Edmonton haven’t slipped at all, and Calgary prices are down only slightly,” Hirsh wrote in a recent report. In the new home market, Hirsch noted that prices are stable because builders have reduced the number of housing starts in response to lower demand. In Edmonton, builders have pulled back by about one-third from last

year on the number of single-family homes under construction. Even so, they have broken ground on another 2,600 new single-family homes – an average of 10 every day – in the first eight months of 2016. At the same time, the inventory of unsold new homes has declined through the summer – another sign of stability and an industry that is matching supply with demand. While stability doesn’t generate the same kind of sensational headlines as the Vancouver housing market, it is reassuring for anyone considering buying their first home or making a change to meet their current needs. And, finally, what type of home do you want? The answers are very individual: it really depends on your situation – from the amount of your down payment to where you work to whether you have kids to other personal circumstances. For your enjoyment while you live in your home, as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a long-term view when buying a home, it’s also important to not look too far down the road. Let’s be honest, your first home may not be your dream home, and your needs and desires are sure to change throughout the various stages of homeownership. So, while the answers to the above questions are specific to circumstances, there are also some common guidelines you can follow. 28 YPNEXTHOME.CA

1. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. Experts also suggest you “stresstest” your plan to see how well you could cope with higher mortgage payments brought on by rising interest rates. 2. How much will it really cost? Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. 3. Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether

your transportation options include mass transit or only driving. Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or a small town. 4. What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semidetached, townhome, duplex or condo? Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better. Young homebuyers – welcome to Alberta By Stephanie MacDonald

THEY SAY THAT THE UPSIDE to a down economy is increased affordability. So should young homebuyers be looking to buy in Alberta? Between weak oil prices and giant wildfires, Alberta has had a bad couple of years – to say the least. Unemployment is up and consumer confidence down, but for people secure in their employment and who may have been waiting to get into the real estate market, this could be your time. Research institutions such as the Conference Board of Canada and the Alberta Government Treasury Board are predicting a modest improvement in Albertan prospects in 2017. There are a few factors that could assist improving Alberta’s economy, one being the massive construction effort that will be needed to rebuild Fort McMurray “as displaced residents return to their Fort McMurray homes and as oil production resumes,” says the Conference Board’s June report. “Rebuilding will get under way, and we expect to see only a small negative impact on the economy for 2016 as a whole but a positive and bigger impact in 2017.” Other factors contributing to modest growth may be the foreign investors wishing to avoid BC’s new 15 per cent tax, and the predicted gentle rise in the value of oil worldwide. The Alberta Government Treasury Board and Finance Report says despite weak demand and rising inventories, home prices have been resilient. “The New Housing Price Index has remained relatively unchanged for the last nine months to May and the Alberta average resale home price has declined five 30 YPNEXTHOME.CA

per cent from the November 2014 peak to June 2016. By comparison, between July 2007 and March 2009, the average resale price fell by 12.5 per cent. The price stability is partly a reflection of the balanced housing market leading into the current recession. Price levels in Alberta have remained relatively subdued compared to sharply rising prices in Toronto and Vancouver.” Some industry insiders also don’t see foreign investment putting new pressure on Alberta real estate, but that’s a good thing. “Port and waterfront cities have always appealed to foreign investors,” explains Sherilynn Milsom, an investor in Edmonton. “Prices can soar in such cities even when the economic fundamentals don’t seem to support higher values. If you’ve ever walked into a beautiful store and thought, I could just live here! Retail spaces have the same design challenges that residential spaces have: a long and narrow layout, without much light or architectural details. If your looking to transform your room from dark and drab to sophisticated and swoonworthy, then take notes as this is your perfect interior design article!

Whether you’re designing your home or a cool new retail space, there are basic design principles to keep in mind to make it feel chic and luxurious. And remember, it only takes one wrong decision to throw the end result out of whack, so choose thoughtfully and carefully. Here’s how: USE ARCHITECTURAL DETAILS TO DEFINE A LOOK Many times simple architectural details like adding mouldings, rounding a square pass through, creating an arch or adding built-in bookshelves can do wonders to transform an existing space. TELL A DESIGN STORY When working with my clients, I want to be sure I definitely listen to their needs, that includes budget, function and maintenance for an interior design. Then I delve one step deeper and create a sensation or mood for each room. More often than not, it can be accomplished with artwork and accessories, sometimes we need to create special cabinetry and or zone the activities as needed. Stay true to your design vision and the style genre you are wanting, if it’s a show home, then create a client or personality for each room and have the design reflect that creative outline. BE CONSISTENT Whether it’s your home or a retail space, the most important thing is to be consistent with the idea that you are carrying throughout the project. Every room can be different but they must all have a common thread, an accent color that repeats throughout your home. I call this harmony and flow, and it is all too often forgotten in interior design. With these basic design rules, your sure to have success creating a chic a luxurious space for yourself!

5 things to look for – and 5 to avoid – when buying a home By Wayne Karl

MOST PEOPLE HAVE AN IDEA what they want when buying a home – proximity to transit and schools usually ranks near the top. Buyers’ criteria may vary depending on their age and location. Single professionals looking for a downtown condo would likely key on proximity to mass transit. Young families in the suburbs, on the other hand, might rank schools and parks at the top of their list. When it comes to the value of your home, however, certain neighbourhood features have very distinct influences – positive and negative – that you should be aware of. For example, realtor.com, the official website of the National Association of Realtors in the U.S., recently produced a list of the worst neighbourhood features that drag down your home value. Its counterpart north of the border, 90 YPNEXTHOME.CA

the Canadian Real Estate Association and its website, realtor.ca, doesn’t have an equivalent list for the market here, so we assembled one – from an informal poll of realtors and other sources. Here, then, are five things to look for – and five to avoid – when looking for a home. 5 THINGS TO LOOK FOR Mass transit: This isn’t just for convenience, though being able to walk to a subway, LRT or commuter train is the wish of many homeowners. Experts rank walkability to a subway station as the number one thing homebuyers are willing to pay for – so it has a very real positive impact on property values. Research shows that homes located 500 to 800 metres from a subway stop increase by 10 to 20 per cent in value more than average. And in a downturn, these properties will drop by 10 to 20 per cent less.

Schools: This may be more important for young families than single professionals or Millennials, but overall, properties close to good schools and school districts are at a premium. (And be sure to avoid poor school districts.) Think convenience in dropping off the kids, less worry about long commutes, syncing up with daycare or requiring them to become “bus pupils.” And when it comes to resale, you’ll find lots of people looking for just this kind of home. Walkability: Speaking of convenience, proximity to amenities such as shops, services and restaurants ranks high on most buyers’ lists. Being able to walk to them, within reasonable distance, is golden. Builders know this, and more and more of them masterplan their communities to make sure such essentials are nearby.

Parks: Lifestyle is becoming increasingly important – and in some cases, a concern – these days, especially for the thousands upon thousands of Canadians choosing to live in condos because of their affordability. Generations of Canadians are now growing up as condo dwellers, so nearby parks, trails and other escapes are increasingly essential. Major highways: Besides living reasonably close to work, most homebuyers also want to be close to friends and family. But these days, with rising prices increasingly determining where you buy, easy access to major highways and thoroughfares is the next best thing. And thank goodness many Canadian governments are spending billions on infrastructure to help make it all happen. “The features that are most important to homebuyers are reflective of what they value as individuals,” says Adil Dinani of Royal LePage West Real Estate Services, Burnaby, BC. “Generally speaking, neighbourhoods that fall within excellent public school catchments, are close to rapid transit hubs and have access routes are highly sought after. “The notion of walkscore also plays an important role in desirability – residential neighbourhoods that are in proximity to urban conveniences such as cafes, grocers, restaurants and

parks are generally very attractive and can positively influence the value of homes.” 5 THINGS TO AVOID Busy street or intersection: While proximity to highways is high on the list of positive influences, there’s such a thing as being too close. The concern here is two-fold: high volume of motorist traffic; and the danger that represents to pedestrians. The same is true with being too close to a subway or train station – and studies show a definitive drag on property values. Cemeteries: Superstition or not, many people find it just too creepy to live adjacent to any kind or size of cemetery. Some may find it cool, but the greater likelihood is that far more potential future buyers will be turned off at the prospect. Lifestyle Welcome to suburbia. This is a beautiful, newer community offering large homes, upscale condos and pleasant neighbourhood for those who don’t mind the commute to work. Most residents own their home and have above average incomes. A comfortable lifestyle is evident here. Walks around the neighbourhood ponds, trips to the shopping centre and backyard barbecues are all regular weekend activities. Vibe This community looks and feels like most newer suburban neighbourhoods. Wide streets, lined with two-storey homes with attached garages, break off into culde-sacs, conveniently connected by multi-use trails. These connecting walk ways lead to several parks and around well-landscaped storm water ponds, perfect for evening walks or to find a spot for an afternoon picnic. Meet the neighbours The majority of residents here are established professionals in their 30s through early 50s, and more than half of households have children living in the home, while the rest

Drive north and you’ll be on Highway 15 or the Anthony Henday ring road in mere moments. There are bus routes through the neighbourhood that will take you to the Claireview Transit Station. Here you can catch the LRT straight downtown. The good, the bad & the rest Hollick-Keynon, Brintell and McConachie are literally on the northeast edge of the city. Once you’re off Manning Drive, the neighbourhood is quiet with minimal traffic, but there will be a commute to work. This is, however, the best location in Edmonton for the many who work in the industrial areas in and near Fort Saskatchewan with
