Think you can’t afford a home? It’s more affordable than you first thought

M

uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This winter, many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

High performance in lowrise Challenges notwithstanding, there’s no denying the strength of lowrise homes

N

o doubt you’ve heard the adage, “Buy land, they’re not making it anymore,” originally a quote from Mark Twain. What you may not realize is how prophetic this sentiment is becoming across Canada. In many markets, land availability – or rather a lack of – and consumer preference is causing home building activity to grow up more than out. There is no shortage of proof of how popular highrise homes have become as a new home choice, due to price point, proximity to amenities and other reasons. And builders are constantly improving the art of maximizing land use, introducing a variety of creative multi-family home options. Indeed, many cities are seeing a shift towards higher-density housing, while lowrise starts are seeing more concentration in surrounding communities. The challenge with lowrise homes is not weakening demand, but rather low levels of supply because of a lack of available land and other regulatory issues. The net result for lowrise homes is lower levels of supply and higher prices. Since such issues are not going to be resolved overnight, lowrise opportunities that do come available are usually snapped up by the market. For qualified buyers, this means continuing strong performance of this home type.

Connect Homes

A new division of Qualico

Just when you thought you knew exactly what was available

in the Edmonton market in terms of new homes, another option pops up. Literally. Qualico is excited to announce the introduction of their new home division, Connect Homes. “Connect Homes is a new slant on how homes are built in Edmonton. Customers of these homes can pick out the home they want, and we build it in a plant and deliver it in about 90 days. That means our customers get a semi-custom home in just three months,” explains Dave Armstrong, General Manager at Connect Homes. Available in the middle of March – in the community of Laurel in southeast Edmonton – Connect Homes is featuring their 1,200 to 1,500 sq. ft duplexes, which are perfect for that first-time buyer, someone just moving into the city or someone who needs quick possession but still wants their own personal touches. “You have a full range of options with us, anything from flooring or cabinets, a specific kitchen layout, high-end countertops, fireplaces and nine-ft. ceilings. And because of our advanced engineering and building process, you can make changes inside the homes very quickly without changing the timelines.” Armstrong: “Everyone wants something right away, but right now it’s about 10-months-plus wait to get want you want. Neither does the weather. Because Connect’s homes are all built in an environmentallycontrolled plant, the weather doesn’t influence how quickly you move in to your home. Your entire home (except for the foundation) is built in the factory and delivered to your lot when you’re told it was going to be ready. ith spring just around the corner, the daffodils and tulips aren’t the only new things about to pop up around Edmonton. For the first time in a couple of years, a new phase and showhomes in Ambleside in Windermere (southwest Edmonton) are opening this spring. “In these phases, we’re selling frontattached-garage homes and something we haven’t had available in some time: reardetached homes. Plus, coming in May, we’ll have a semi-detached product ready for

buyers,” says Jenn Brown of Ambleside. The front-attached garage showhomes will be open on Feb. 17, during the community’s sixth annual Family Day Frolic. Buyers can choose from homes by some of the city’s premier builders: Kimberley Homes, Marcson Homes, Kanvi Homes and Bedrock Homes. There are already three rear-laned show homes available to tour by Homes by Avi, and the semi-detached showhomes by Marcson will be ready in late spring and the semi-detached by Averton will be open in the summer. So, you’ve finally purchased a new home. Saved your pennies until they were dollars. Did the appropriate research to find an ideal neighbourhood with the right amenities. Worked through dozens of floorplans with a litany of builders. Negotiated the best deal possible. Borrowed enough money to get a queasy feeling in your stomach. Went back to the sales centre and signed the purchase agreement which is now approved and then – nothing. First nothing for days, then weeks and maybe a month or two.

Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is...

After all that hard work by the buyer, there is kind of a natural expectation your builder will put every one of his staff and resources into building your home. After all, it’s a big deal - right! Well, most builders follow very formalized building processes and as hard as it may be to believe, they generally are working on more than one or two homes at a time. Check with your builder to determine what their specific building process is, but generally they follow similar steps. Those days and weeks when apparently nothing is going on with your house are indeed a busy time, in which the lot is being secured from the developer and registered if in fact the builder did not own the lot. I break the process down as follows and it might help in understanding why building a home can seem so slow, when in fact it’s probably not.

Stage 1 - The Paperwork The first part of building a home is preparation to build. This includes finalizing details of the home structurally and aesthetically. The home plan needs to be plotted onto the lot, a permit needs to be obtained from the city and all the trades need to be scheduled in advance to make sure they are available in an organized and cohesive manner. One major issue that happens here is obtaining the city permit. This is generated by a fairly small department that only has so many staff and during very busy periods (like spring or when the economy is booming) it can take extra weeks to get this vital piece of paper before any field work can begin.

The next sign of life is a framing crew creating floors, walls, stairs, ceilings and roof etc. This is an especially fun experience as your home rises from the ground (phoenix like) and becomes real. It is a time of tremendous pride for the owners. At this time you want to visit the site every day to watch the progress, but don’t. Framers will be moving around doing work on a few homes at a time so there will be some waiting periods for sure. Next are the windows and doors and then a period of waiting as the “specialists” arrive. These include electricians, plumbers, furnace installers, insulators and drywallers. You may have to wait a bit on each of them as they’re in high demand and depending on the timing and scheduling proficiency of previous steps they may be double booked by this point in construction.

Stage 3 - The Finish Following structural work, comes the interior and exterior finishing. Again, handled by specialists. Painters, flooring installers, carpet installers, tile setters, cabinet and countertop people, and finishing carpenters. Each follow the other in a timeline often impacted by some inconveniences that may add a day or even week to the finishing of your home. The point of this article is to allay fears that “no activity” on your home for a few days or even weeks, is not something to stress about. It’s almost predictable. Don’t call and harass the builder. Often, whatever is occurring is beyond their control and it is in their best interest to finish your home as fast as possible – because that’s when they get paid. Building a home is a complex transaction and some patience and a clear understanding of your builder’s process is a really good way to mitigate stress during those endless waiting periods.

Report finds Canadians plan to

save nearly $10,000 in 2013

Alberta housing market among the top in Canada

by Jim Rivait National TV news programs have devoted a lot of air time in the last few months to Canada’s housing market, but as far as Albertans are concerned, a lot of the coverage could be about some foreign country. Real estate markets are local, so just because there is talk about a “correction” in housing prices in Toronto or Vancouver that does not mean the same factors are in play in the strong economies of Edmonton or Calgary. Relying on Canada’s housing forecast to guide a home purchase in Alberta is as impractical as expecting that a national weather forecast will help you decide whether to prepare for a big blizzard or a warm day. In a vast country such as Canada, some areas will be attracting heavy snow while others get sunny skies. Housing markets are the same way – some may be cooling after a long hot spell, while other areas that never experienced a heat wave won’t change much at all. A recent housing trends report from ReMax illustrates the regional realities of Canada’s housing markets. Albertans appear more confident about the market, with only seven per cent expecting home prices will fall. That total soars to 24 per cent for BC and 10 per cent for the country overall. Young buyers are also more strongly represented in Alberta than the rest of Canada. Adults aged 18 to 34 make up 37 per cent of the pool of likely homebuyers across Canada, according to the ReMax survey of 1,109 people who intend to buy a home in the next 24 months. “The greatest percentage of younger buyers can be found in Alberta, where they represent 40 per cent of the purchasing pool,” ReMax says in a report. “Job opportunities abound and salaries are generous as a result of a robust economy, and housing is still relatively affordable in the province.” Perhaps the youth movement in Alberta also helps explain why people in this province are more likely than the national average to choose urban over suburban living. Half of Albertans favour urban properties compared with 35 per cent nationally. Only 24 per cent of Alberta buyers are looking for a place in the suburbs compared to 32 per cent of Canadians. And the suburbs were even more popular in both BC (39 per cent) and Quebec (34 per cent). 84 New home Guide | feb 15 - mar 15, 2013

Just 10 per cent of this province’s buyers want a home in the country, significantly less than the 16 per cent of Canadians dreaming of a rural property. Alberta’s low unemployment rate and high wages mean homebuyers here have higher incomes than their Canadian counterparts. Only nine per cent of buyers in the province earn less than $50,000 a year, while more than 25 per cent of Canadian buyers are in this income group. It’s the same story at the top end of the income scale, with 38 per cent of Albertans earning more than $100,000 a year, compared to 24 per cent nationally. Albertans are also prepared to pay more for their home. Just 21 per cent have their eye on a property under $250,000 – the target price for 38 per cent of Canadians. The $250,000 to $500,000 price range appeals to 58 per cent of Albertans, while only 42 per cent of Canadians are prepared to go that high. And in the $500,000 to $1 million category, Albertans lead 17 to 10 per cent. These statistics help demonstrate that Alberta homebuyers have a different outlook than buyers in other Canadian markets. That’s a good thing to keep in mind the next time a TV anchor person starts talking about the “national” housing picture. Indeed, as many experts suggest, the best tax planning should begin during the year – not at tax deadline time. How else would you explain that, looking at the bigger picture, we are seemingly even more short-sighted: personal finance and taxes are not subjects that are taught to any depth in our public education system. Despite the potential strain of these family priorities on their retirement savings, more than half (57 per cent) of Canadians aged 18 to 54 say their parents’ retirement experience has shaped their expectations of retirement. “While Canadians may see their parents’ retirement experience as a model for what to expect, the reality is that their retirement may not be the same, particularly if they are part of the sandwich generation with both aging parents and school age children,” says Amalia Costa, head, retirement strategies, RBC. “Canadians know that juggling competing financial priorities creates enormous strain on both time and money. A financial advisor can make it easier to develop a retirement plan to balance your financial commitments and family life.” Retirement will likely look different for the next generation of retirees, as employer-sponsored pension plans become more rare. The RBC poll found that one-quarter (26 per cent) of Canadians (aged 18 to 54) expect a pension income from an employer to be their primary source of income in retirement and, similarly, fewer than one-in-five (18 per cent) of them have a defined benefit pension plan. “The growing demands on time and money can make meeting retirement goals a challenge, but Canadians don’t have to do this on their own,” adds Costa. “Taking the time to meet with a financial advisor is one of the best investments you can make in your financial future. Costa provides the following practical advice to help you live for today and save for tomorrow: » Show me the money: Look for hidden sources of contribution funds. If you have debt, take advantage of lower interest rates to reduce your overall borrowing costs and free up some of your monthly cash flow. For example, you can do this by consolidating higher interest credit card balances into a loan or home equity line with a lower interest rate. » Automate your savings habit: Get into the good savings habit of paying yourself first by setting up an automatic contribution plan to coincide with your payroll deposit. The funds will come off the top and are often not missed. » Start thinking about your retirement income plan: If you are within a few years of retirement, switch your focus to establishing your retirement income plan. Translate your vision for the lifestyle you want in your retirement into financial requirements and work with an advisor to learn about your new sources of retirement income and how these will fund your new lifestyle.

Canadians relying on RRSPs for retirement but not necessarily contributing: Scotiabank Poll

With the RRSP contribution deadline just weeks away,

Scotiabank’s annual Investment Poll found that two-thirds of Canadians who plan to retire say their RRSPs will be their source of retirement funding (65 per cent), yet half of Canadians say they do not plan to contribute to their RRSPs this tax season (49 per cent). “We want to encourage as many Canadians as possible to consider contributing to an RRSP and take advantage of this important investment opportunity as part of their overall financial plan,” says Mike Henry, senior vice-president, retail payment, deposits and lending, Scotiabank. “It is a bit worrying that people might be relying on investments that they have yet to make. Even making small contributions every month or year can really help your plans down the line.” In addition to their RRSPs, top sources of retirement funding for Canadians include their savings (60 per cent), the government (57 per cent), work pension (52 per cent) and selling their home (22 per cent). Two-thirds of those who expect to retire say they are concerned about not having enough money to support their retirement (68 per cent). Four in 10 of those who expect to retire in the future (41 per cent) think they will need less than $300,000 for their ideal retirement. Over the past five years, Canadians say they have saved an average of $24,469 (this is down from the $31,824 they reported saving over a five year period in 2011). The study also found that four-in-10 Canadians who are currently saving for retirement (44 per cent) have been doing so for the past one to 10 years. As well, more people are setting aside less than $200 each month (43 per cent versus 34 per cent in 2011). “As I like to tell my pre-retirement clients, there is no one dollar amount that you’ll need for your retirement as every person’s idea of retirement is unique,” says Bev Moir, senior wealth advisor, retirement planning at 96 New home Guide | feb 15 - mar 15, 2013

The majority of those planning to hold off on retiring say they have pushed their retirement back by five to nine years (58 per cent). A smaller group of Canadians say they plan to push it back by 10 or more years (27 per cent).

beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6 | Set up your in baskets Create an in basket with two bill folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and put the bill it in the appropriate folder. Recycle all the marketing crap in the envelope. Create a second in-basket with three folders labelled “bank statements”, “bills paid” and “tax receipts.” WEEKLY 7 | Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule – you’ll need about 30 minutes – to pay your bills. Always pay your bills in one place – a place that you’ve equipped with the following: your bill paying system, a spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler, return address labels and a recycling bin. When you pay a bill, write the cheque or transaction number, amount paid and the date you paid it on the bill. Put the paid bill in your “Bills Paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your folder so you don’t forget it. MONTHLY 8 | Reconcile your bank statements When your bank statements come in, put them in your inbox folder. Make a date when all your statements are in (it will depend on when you receive them) to: ›› Review your statements to make sure there are no mistakes

ANNUALLY 11 | Revamp your budget Review your budget using last year’s credit card and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why or look for ways to trim. 12 | Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/ budgeting purposes.

As I edge closer to celebrating my first half century on this planet, I find myself using the phrase “If I knew then…” more and more – which got me thinking about the next wave of first-time homebuyers, and what pearls of wisdom I could bestow on them. I had an interesting conversation with a colleague the other day regarding property values in Vancouver. He relayed me a story of a friend who had bought a house on the west side of Vancouver in the mid 1990s and it is now worth more than four times the amount he paid. In terms of equity, it was the equivalent of winning the lottery. We pondered the question, what will people be saying 20 to 25 years from now? Is it quite possible that a young 25-year-old couple today might look back in the year 2033 and say “If only we had bought that house back in 2013? Why didn’t we? Oh yeah, there were new mortgage rules and a lot of global uncertainty….”

Here are a few things that I’ve learned about real estate 1 Real estate has peaks and valleys, but there has never been a future peak that is lower than the past one. Just give it time. 2 Time is your ally. Time can turn any bad real estate decision into a good one. 3 Equity is your safety net. It can supplement a pension and give you financial options in later years. 4 Your mortgage is a forced savings program. So let’s assume that 20 to 25 years from now, you’ll be looking back and saying to yourself one of two things › I’m sure glad I bought that first house, or › I wish I had just bought something back in 2013 A lot of people are in this situation today and paralyzed by all the noise around them. And in the absence of facts or perspective, fear will take over. So what are the factors that are influencing your decisions today? this could be to your advantage. Many first-time homebuyers are unaware that you can still buy a home with as little as five per cent down. The main rule change that impacts your ability to afford a home is that you can no longer access a 30-year amortization. Your payments will now be determined based on you paying off that mortgage over a maximum 25-year period. Although this does make your payments a little higher in the beginning, it increases the amount of equity you build with each payment (remember your forced savings plan). In addition, the rule changes imposed by the government have had the exact effect they were hoping to accomplish, which was to slow what was becoming an overheated housing market. Again, this is to the advantage of first-time buyers because it will help to bring house prices back within your range. GLOBAL UNCERTAINTY There is no doubt that we live in an age of global uncertainty and face the threat of financial chaos in Europe and a pending credit crisis in the U.S. However, this is not the first time our world has faced these challenges, and it won’t be the last. The key factor to look at is what you can control in your world. Ask yourself about your own employment options – your own employment future. The key to creating long-term wealth in real estate through equity is your ability to afford your monthly mortgage payments and making them consistently over a long period of time – regardless of what is happening on the other side of the world. If you do so, one day you’ll wake up and realize two things: 1 Your mortgage is paid off, and 2 Your house is worth more than the day you bought it – regardless of what happened during the years in between.

So if you’re a first-time homebuyer in 2013, here’s my advice to you: create a budget that you can afford and be comfortable with. Buy a home that does not put a strain on your budget. Focus on taking baby steps and don’t get overwhelmed by the big picture. Make the monthly payments into that forced savings program called a mortgage, and then let time be your friend and real estate will do what it has done for many generations before – eventually go up as your mortgage goes down – and that is what we call “creating equity.” And then maybe, just maybe, as you’re about to celebrate your first half century on this planet, you‘ll look back and say, “I’m glad I got started in 2013.”

Housing market ‘soft landing’ to dissipate by mid-year: BMO Canadian Housing Outlook 2013

Experts on the Canadian housing market

from BMO Financial Group and the industry participated in the inaugural BMO Housing Panel for 2013 to discuss the past year and provide their outlook over the next 12 months. According to Sal Guatieri, senior economist, BMO Capital Markets, after a decade-long boom, the so-called soft landing appears to be underway in most regions; the expectation is that this trend will continue into 2013. “Home sales and housing starts will continue to moderate and prices will generally stabilize in most regions in 2013,” says Guatieri. “In the year ahead, the housing market will be supported by moderate job growth, steady immigration, growing demand from echo boomers entering their prime first-time home buying years, and a gradual shift toward more single-person households.” The real estate market will benefit from continued low interest rates, with the Bank of Canada likely on hold for another year, he adds. Guatieri also notes that Alberta and Saskatchewan could buck the national trend and see higher prices due to continued healthy economic growth and wage increases. Meanwhile, pricier Toronto and Vancouver are likely to have a bumpier landing than most other regions, with some prices declining moderately. Affordability and consumer preference Conrad Zurini, Broker of Record, ReMax Escarpment Realty, says affordability is in question in major cities including Calgary, Toronto and Montreal, with first-time buyers likely staying out of the market for the first half of the year. Zurini adds that those looking to upgrade will still dominate, given lower interest rates. “People who are into walking, lifestyle and entertainment, the farm-to-table trend and buying local are going to fuel that market for the first half of the year. “These consumers are all about amenities and lifestyle – they’re very established economically,” says Zurini. Consumers buying for the first time will likely look to other cities in search of greater value. “These buyers move with opportunity, following employment and searching out homes with their desired space, ultimately single-family residential homes,” he says. “In 2013, consumers will be paying close attention to the investment side of their buying decision.”

Mortgage and financing advice John Turner, national director, specialized lending, BMO Bank of Montreal, outlined a number of factors buyers should keep in mind for financing the purchase of a home. “The pre-approved process remains a very important keystone in the home buying process, whether you’re a first time homebuyer or a move-up buyer,” says Turner. “Generally speaking, most folks will need to borrow most of the purchase price of the home, so getting a pre-approved mortgage is a smart thing to do even before the home search starts.” Turner adds that the down payment buyers are able to afford is another important aspect, and that there are strategies buyers should put in place to ensure they can maximize that amount – ultimately lowering their overall housing costs. “There are a number of different strategies to save for a down payment. With RRSPs, for instance, customers can withdraw up to $25,000 for the purchase of a home,” he says. Turner also reminds that consumers who pay off their debt quicker pay less interest, and that most mortgages have options embedded in them that help to save money in this way. “At BMO, we’ve been encouraging customers to take a shorter amortization for some time,” he says. “In addition, rates are as low as they’ve ever been, so it’s certainly a good time to take advantage of this to pay off your debt sooner so you can retire comfortably and with as little debt as possible.”

whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often, when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by

1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. MORTGAGE TYPES ALL MORTGAGES ARE OF TWO BASIC TYPES: CONVENTIONAL The buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property. INSURED OR HIGH-RATIO: A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONS You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
