GGH DOMINATION AREA MARKETS TOPS IN ONTARIO

Toronto is often cited as Canada’s hottest real estate market. Now, areas surrounding the city – those that help make up the Greater Golden Horseshoe – are being celebrated in their own right. Indeed, in a new report from the Real Estate Investment Network (REIN), which ranks the top 10 places to invest in real estate in Ontario over the next five years, the GGH dominates. Ottawa earns the number one spot on REIN’s list, but GGH locales make up most of the rest of the top 10, including Toronto at seven. Which GGH markets earn spots two and three and many others in the rankings? See the complete list on page 54. The common characteristics that earn these markets such a distinction include economic growth, diversity and strength, among other factors. HOUSING SUPPLY A TOP PRIORITY FOR POLICY MAKERS, URBAN PLANNERS AND DEVELOPERS

Housing needs to be a priority in the Greater Toronto Area. Through 2041, the GTA is expected to be one of the fastest growing metropolitan areas in North America, with approximately 115,000 net new residents per year. Where all these new people will live is one of the biggest challenges the region needs to grapple with, especially given the present tight housing supply and the pace of new home building, which is mired by bureaucracy and red tape. How policy makers, urban planners, developers and existing residents address the housing supply challenge will shape lives and communities for the next generation. In about a month, candidates for municipal elected office will begin to declare their intention to run in this year’s municipal election. In the run-up to the election, the Building Industry and Land Development Association (BILD) will profile some of the challenges facing housing supply in the region to help inform readers and spur discussions on this important topic. To understand public sentiment, BILD recently asked attendees at the National Home Show to share their thoughts and opinions about housing issues in the GTA. We received input from more than 1,000 attendees and, given the housing market over the last few 16 NextHome.ca
years, the results were telling. For those people we engaged, affordability of housing remains a high priority, but surprisingly almost half the respondents were not aware of municipal taxes and fees levied on new home development that are embedded in the final price of the home. When informed of the existence of these added costs, almost two-thirds of people underestimated the impact of these embedded taxes on the final sale price of a new home. Our engagement also revealed an expectation gap. The overwhelmingly stated preference of housing by respondents was for larger dwellings in less dense communities, or the more traditional single-family home, but because of government intensification targets, significantly less of these types of homes are being built today than even a decade ago. The result is high demand and high price for fewer inventory options. Lastly, the appetite for local action was palpable. More than two-thirds of respondents felt that local governments are not doing enough to encourage the building of homes that people can afford, and less than one-quarter felt that municipalities and councillors are doing enough to appropriately plan for future housing requirements in the region. This sentiment appeared driven by concerns shared by almost three-quarters of respondents on their (or their children’s) ability to purchase a home in the GTA in the future. Not surprising, then, more than two-thirds of respondents
indicated they would support municipal council candidates who pledged to fix the housing supply issue as part of their election platform. While this was not scientifically structured third-party-conducted research, it does outline that people are concerned about housing and that municipal candidates need to engage on the topic. The lead-up to decision day provides all of us with opportunities to have a discourse on the future of the GTA and housing’s role in shaping the communities where we live, work and play. FOREIGN BUYERS ARE THEY PART OF FORD NATION?

The provincial election will soon be upon us and the new leader of the Progressive Conservative Party of Ontario, Doug Ford, recently expressed his disapproval of government intervention in the housing market. Surprisingly, Ford specifically mentioned that he would eliminate the foreign buyers’ tax. Will those comments impact your decision on whom to vote for? The non-resident speculation tax was implemented by the current Liberal government as part of the 16-point Fair Housing Plan announced last April, which helped cool our runaway real estate market in southwestern Ontario. There is no doubt that foreign capital played a part in the bubblelike conditions in the York Region market during the first quarter of 2017. However, was that a shortterm anomaly, or a trend that will re-emerge if Ford repeals this nonresident tax? In the mid-1990s, the new condominium apartment market was just starting to recover and developers were launching 15- to 25-storey towers. As the market improved, investors purchased units and foreign buyers took down a small percentage of the sales. Developers reacted to this increased demand by supplying more units, with most downtown Toronto towers being 45- to 24 NextHome.ca | GTA
75-storeys today, with buildings featuring as many as 700 units. Most foreign investors lease their units, and have created much needed rental supply. On the flip-side, there is very little supply of ground-oriented (single-detached, semi-detached or townhouse) product available for sale in the new housing market. So, foreign demand doesn’t result in more supply – it results in higher prices. If you’re looking for a new ground-related home, perhaps you’ll want to vote for someone other than Doug Ford for this reason. But before you do, there is more to consider.
Most of the foreign buyers are not buying from existing foreign owners, so every dollar transferred from a foreign country increases Canadian wealth. The homeowner who sells to a foreign buyer at a premium could invest those profits into their business and hire new people, boosting the domestic economy. They could take that money and buy a new car, assist their children with their down payment on a new property, pay
for their kids’ university tuition or donate to charity. All these options boost the economy and help local Canadians. What if the foreign buyer hires locals to renovate the home, adds two basement apartments, and rents the home to a family and two single people. The seller benefits, the construction company benefits, and the tenants benefit, but the folks who lost the bidding war do not. There is certainly a lot to think about on the topic of foreign buyers. How much more are they paying than a domestic buyer? How does that extra five per cent of demand impact the rest of the market? Are they buying now to move to Canada later? What about the money generated from the tax? What is it being used for? Do we want to lose that revenue source? It won’t be an easy vote this year, and housing will be front and centre in the debate. Hopefully you now have a few more things to consider on the foreign buyer front.

UNDERSTANDING HOW DIFFERENT TYPES OF DEBT AFFECT YOU INVESTMENT LOANS

We’ve been taught to believe debt is bad. However, that’s not always the case. Good debt will often increase your future net worth, while bad debt will do the opposite. Here’s a quick overview of what kind of debt is good or bad: STUDENT LOANS
A student loan is a good debt because an investment in higher education usually leads to greater earning potential and the ability to find a good-paying job. That additional income will add up over your lifetime. And if you get a federal or provincial loan to help pay for your education, the Canada Revenue Agency (CRA) allows you to claim the interest paid on your tax return.
A loan to start a business or used for investment purposes is another example of good debt. Having a business on the side or a full-time basis can pay off over the long run if you’re successful or you find a buyer. Another option is to borrow to invest in a number of different types of investments, such as stocks. The CRA will usually allow you to deduct your interest costs if the investment produces interest income or dividends.

CAR LOAN CREDIT CARD DEBT
This is probably the worst kind of debt because the rates can be very high. Many rewards cards are around 20 per cent, while department store cards can be closer to 30. If you make only the minimum payment, it can take years for you to pay off your credit card debt. And you’ll end up paying back a lot more than you actually borrowed. Missing a payment or two will hurt your credit score. Make sure to pay off your balance on time every month or it may be harder to qualify for a mortgage in the future. 28 NextHome.ca | GTA

A car loan is usually considered bad debt because the vehicle is a depreciating asset. In fact, it loses value as soon as you drive it off the lot. While a vehicle helps you get around, it’s hard to see how a vehicle improves your net worth – especially if you consider the annual cost of gas and insurance. However, a car may be a necessity if you don’t live in the city or if public transportation is difficult to access. MORTGAGES
A mortgage is mostly considered good debt because a home will
likely appreciate in value. But a mortgage can be a bad debt if you buy something that’s barely affordable. While a financial institution may approve you for a large mortgage, it doesn’t mean you should spend as much as you can. Doing so will possibly leave you house poor with little left over for necessities or emergencies. A better kind of mortgage is for a rental property. Buying a home for rental purposes will give you an extra stream of income and can help pay down the mortgage faster. If the property increases in value, it will turn out to be an even better investment. THE BOTTOM LINE
While good debt does exist, keep in mind that it might not be the case all the time. Whatever you do with your money, you should be responsible and don’t take on more debt than you can handle. Today’s first-time new-condo buyers have a lot of tools at their fingertips, from the Internet to social media to smart phones and publications such as NextHome. They also have a tsunami of information to sort through when it comes to what is available and where. Whether you use a spreadsheet on the computer or plain old paper and pen, before you start shopping, sit down and list your priorities. In fact, make two lists: Must-haves and nice-tohaves. Then, be honest about your lifestyle and preferences to help narrow down your choices. Of course, location and price are critical, and before you can really zero in on those, you need to understand your finances and what you can afford. Get preapproved for your mortgage, then think about features, finishes and upgrades. Keeping track of which appointments are included in the purchase prices at prospective condos can make a big difference in determining value and comparing fairly. Keep in mind that many features that were previously considered upgrades have now become standard in many buildings. Before you plunge into upgrading, take a good look at what the builder is offering. Do you want hardwood flooring throughout your main living areas? the condo you’re considering, it may be a great way to spend your upgrade dollars. We hear all the time how important kitchens and bathrooms are when it comes to selling a home, so consider your choices in these rooms with future resale in mind. Are you an avid cook? There may be kitchen upgrades that will make your job easier, and these may find their way to your must-have roster. Many first-time buyers don’t do much cooking but may still enjoy the practicality and appearance of granite on their counters, or the effect of valance lighting. Of course, your prioritized list should already contain items relating to location, amenities, suite configuration, size and price. If you do not own a vehicle, living near public transit is a must. People who swim regularly for exercise will want a building with a pool. And so on. The good news is that in Toronto, we enjoy the largest and most sophisticated new condominium market in North America. Nowhere will you find
more choices, features and finishes available than right here in our great city. Remember that every piece of real estate you buy is an investment, whether you live in it or not, so think through your choices carefully before you sign on the bottom line. However your final list turns out, when you move into your new condo suite, everything will be sparkling and new. Make your list, check it twice, and enjoy the fact that your new condo will be beyond nice! DESIGNER JO ALCORN CREATES A STREAMLINED OFFICE WITH MASCULINE TOUCHES 36  NextHome.ca
During my design career, I have worked on many office spaces, but this particular project was very exciting for me because my client wanted a streamlined design with masculine details. The space was in dire need of a transformation because it was used to store the “unwanted.” You know, the stuff you accumulate in life but just can’t throw away. Here is how I tackled the project. First things first – I wanted to set the tone of the room by creating a dramatic wall treatment. I used MDF shiplap by Metrie (metrie.com), which covered almost all the walls in the office. I installed baseboards from the Pretty Simple Collection to finish off the room, and all the trim was painted with Benjamin Moore’s Decorator’s White – CC20 (benjaminmoore.com). The only wall that I didn’t add shiplap to was the back wall; here I installed a stunning, open bookshelf. I made this wall really stand out by painting a dark colour behind it in Benjamin Moore’s Wolf Gray – 2127-40. Next, it was time to choose the furniture, and I aimed to keep things custom and masculine. I worked with Harkel Office (harkeloffice.com) and its new West Elm Workspace line, produced exclusively with Inscape. I was able to completely customize everything. From choosing among many different patterns for the chair and sofa upholstery, to the finish on the bookshelves, I was able to find exactly what would work for my client. In today’s busy and everchanging world, it’s a must to have a TV in an office. For this space, I chose a Sharp 55-in 1080p HD TV by Roku (roku.com). It has a great remote control, but it also has a mobile app, so you can control everything from your
smartphone, and even cast music, photos and videos to the big screen. While the design of any space is important, an office has to be equipped for function. In this office, I installed the new Velop Whole Home Wi-Fi system (linksys.com). This system blankets an entire home or office with Wi-Fi, no matter the size and shape. I also love the look of the system, as it can be easily incorporated into the decor. I love to include personalized artwork into offices. I chose to get all the artwork in this space from Posterjack, Canada’s photo art experts (posterjack.ca). I uploaded gorgeous personal photos from the client’s recent vacations and fun memories from their cottage. Of course, you can see my love of dogs also shines through in this space with photos of their family pooch. I used a myriad of Posterjack’s different options, like its canvas minis, lacquer frames, woodstand prints, acrylic blocks, and more. It allowed me to create a great diversity of photo art in this space. I then swapped out a small ceiling light for a stunning, artistic piece from Harkel office. It has a dimmer option, so my client can adjust, depending on the natural light coming in from the large windows behind the desk. My favourite part of any design project is the finishing touches! I had so much fun shopping at HomeSense (homesense.ca) where my budget went a long way. I was able to find a wide-assortment of masculine accessories such as bookends, globes, greenery and more. Finally, I topped it off with the perfect cushions and curtains that were made for this space.

Good cooks care about the way staples are stored in the kitchen. Karen Mordechai, food photographer, founder of Sunday Suppers, and cookbook author, has six smart suggestions. Buy in smaller quantities and avoid overcrowding. “I’ve learned over the years to purchase food in a more thoughtful manner,” says Mordechai. “Sometimes, that means shopping more frequently, but I’m okay with that. I love having a refrigerator that feels approachable and inspiring.” Establish distinct storage zones. To avoid a free-for-all, store like with like to introduce predictability and order. In most fridges, the bottom shelf is the coldest zone, making it ideal for meat; beverages do well on the top shelf; vinegar-based condiments (such as ketchup and mustard) belong in the door compartments, which are less chilly. Leftovers, meanwhile, should be clustered at eye level where they’re sure to be noticed. Practice first in, first out. Commit to a once-a-week fridge cleanup and clear-out. “I find this very therapeutic,” says Mordechai. “It always inspires a kitchen-sink meal or two, such as a frittata, a soup and a big salad.” Use enamel, ceramic and glass containers. Unlike plastic, they can go directly from fridge to oven to table (and your food doesn’t have to mingle with things like BPA and phthalates). Label containers with washi tape to keep track of contents and dates.

DESSERT STAND Sara Duck shows how to make a customized three-tiered dessert stand. The best part? It dismantles easily for quick storage! YOU WILL NEED THE FOLLOWING MATERIALS AND TOOLS BEFORE YOU START: • Three plates (small, medium and large) in your style of choice • Handle hardware. I sourced mine from eBay • Safety glasses – because accidents can happen! It’s best to be safe! • Power drill
• 1/4-in. ceramic drill bit • 1/4-in. diamond drill bit • Sharpie marker • Ruler • Gorilla or Duct tape • Piece of wood
STEP 1: On the front of the plate, find the centre by using a ruler to measure and mark a dot. STEP 2: Turn the plate over and put a piece of reinforced tape such as Gorilla or Duct tape in the centre, on the back of the plate. Smooth out any air bubbles. The tape helps to keep the plate from splintering once you begin drilling. STEP 3: Turn the plate face up. Place a piece of wood under the plate to avoid damaging your tabletop. Put safety glasses on! Drill a pilot hole using the 1/4-in. ceramic drill bit in the centre marking. Apply a good amount of pressure while drilling this pilot hole, so the drill bit doesn’t slip. A pilot hole does not go all the way through the plate. Make a strong indent without going all the way through; this will help the next bit drill easily to the plate. STEP 4: Sprinkle a little water on the plate (to avoid burning out your drill), attach the 1/4-in. diamond grit drill bit and drill hole all the way through the plate. Depending on the quality of the plate, this could take 15 seconds or a few minutes. Be patient – don’t rush this process. STEP 5: Once the holes are drilled, assemble the plates using hardware.

TARION ANNOUNCES FINALISTS FOR BEST HOME BUILDERS AS CHOSEN BY THEIR CUSTOMERS Tarion has announced the finalists for the 2018 Homeowners’ Choice Awards, the only awards that give Ontario’s new-home buyers the power to have their builder recognized for excellent customer service. Presented by Tarion, the awards recognize outstanding customer service in four builder categories: Small, Medium, Large Volume and Highrise. “The journey to homeownership can be bumpy or smooth depending in large part upon the builder,” says Howard Bogach, Tarion president and CEO. “These awards are an opportunity for owners of newly built homes to recognize the builders who made that journey rewarding and enjoyable through service excellence.” Every fall, Tarion engages a third-party research firm to conduct a province-wide customer satisfaction survey of new-home owners in their first year of ownership – specifically, homeowners who took possession between Oct. 1, 2016 and Sept. 30, 2017. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship – from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to after-sales service. Award recipients will be announced at a luncheon in Woodbridge on May 1, 2018.

A new report shows that, besides Ottawa in the number one spot, GGH markets occupy most of the top 10 areas forecast for growth, diversity and strength in real estate performance over the next five years. The report – REIN’s Top 10 Ontario Cities – helps homebuyers, sellers, developers and investors decide whether now is a good time to buy, or sell, a property in their target city. For 26 years, the Real Estate Investment Network (REIN) has been providing independent research and analysis reports on housing markets across Canada and has earned its reputation as a dependable source in providing unbiased research and analysis. Studying 36 economic and market factors, REIN identifies Ontario real estate markets that are poised to outperform over the rest of the province. sporting events have not always left a positive legacy once they depart the host city. What did the Canary District get right in creating an entirely new neighbourhood after the 2015 Pan Am/Parapan Am Games? Ken Tanenbaum: First, there was
a very well-constructed publicprivate partnership initiated by Infrastructure Ontario to effectively transfer delivery and revenue risk to the private sector. Second was the detailed and thoughtful planning completed by Waterfront Toronto in deep consultation with the West Don Lands neighbourhood committee. 60 NextHome.ca
And, third, the assembly of an effective team with the capital, resources and experience to execute the plan. This team was committed to design excellence and flawless project delivery. NH: When Dundee Kilmer was presented with the opportunity to become involved with Canary District, which ideas behind the mixed-use development excited the company the most?
award-winning Precinct Plan, a unique chance to design and develop an urban mixed-use master-planned community. Of particular interest was the opportunity to design a complete downtown community comprising midrise buildings and showcasing some of Canada’s best-in-class architecture. Development of the Canary District allowed Dundee Kilmer to create vibrancy to a longneglected area in the city, leaving a legacy and positive impact after the Games. We envisioned a transformation of the 35-acre, former industrial lands into a resilient, sustainable, LEED Gold certified community that connects with some of Toronto’s most vibrant neighbourhoods. Similar to the adjacent Distillery District, the Canary District was an opportunity to design and develop a dynamic walkable community with multiple parks and a network of biking paths that includes the awardwinning Corktown Commons. Dundee Kilmer was attracted by the opportunity to curate the retail into a destination community of health and wellness shops and restaurants. NH: What do you feel was the

most visionary or unique aspect of
Parapan Am Games Athlete’s Village was an opportunity to take part in accelerating the revitalization of the West Don Lands with Waterfront Toronto’s
the Canary District development? Lester: The transformation of
the neighbourhood, from its beginnings and colourful history
to the gateway of the Front Street Promenade that it has become today. Dundee Kilmer was able to bring together a team of visionary planners, architects and consultants to amplify the potential of the site. Most would agree that Front Street Promenade is a visionary element to the success of Canary District. Its diverse and unique retailers, coupled with themes of health and wellness, alongside the community pillars such as the Toronto Cooper Koo Family Cherry Street YMCA Centre and George Brown College residence, speak to the inclusiveness and liveliness that the Canary District offers. NH: Families are attracted to the parks and other amenities. But how important is it for developers to be creating affordable housing for Millennials close to where they wish to work? Lester: Many of our clients are
not only families, but also firsttime homebuyers and young professionals. The fourth and most recent phase, Canary Commons, was designed with this market in mind. Today’s Millennials want to be close to work and the financial core, but cannot afford to purchase a freehold home in the current landscape. Canary Commons’ suite mix included two- and three-bedroom suites for more than 66 per cent of the inventory. Very few condominium buildings in the market offer such a wide variety of larger suites at various price points. We believe in creating homes that reflect the wants and needs of the people who live and work in the greater community, so that they can grow and flourish in their neighbourhood through their many stages of life. For example, the TTC 514 Cherry Streetcar stops in the Canary District and provides direct access to the downtown core in less than
12 minutes. Our residents can live, work, shop, dine and play at their doorstep without the burden of owning a car. This paints an image of what many millennials aspire to, and can now easily attain in the Canary District. NH: The 2015 Games were the impetus behind Canary District. What other downtown neighbourhoods could be transformed organically without the spark of such an event? Tanenbaum: We have a supply
issue in the housing market in the GTA, and see great opportunity for the Province and the City to leverage their land holdings and adopt a model similar to what was utilized in the Canary District. We see the masterful work completed by Daniels in Regent Park, and Kilmer and Dream are involved with an outstanding team in Port Credit on the former Imperial Oil refinery site to develop a complete community at scale, in deep collaboration with The City of Mississauga and neighbouring community groups. Recognizing that we have a housing supply issue should be enough of an impetus to get things done at scale.
NH: What is the Canary District’s biggest lesson in city-building that it gave to Toronto? Tanenbaum: It demonstrated that
the “power of the moment” is an incredible and positive force. All stakeholders were aligned in getting the project done so that athletes would be in beds when they arrived in Toronto in the summer of 2015. We need to aspire to more such “moments.” World Cup 2026, Expo 2030, a global showcase for Google’s Sidewalk Labs, and Amazon’s HQ2 are examples of [such] possibilities.
