CRISIS? WHAT CRISIS? ONTARIO MARKETS STAND THE TEST OF TIME

WAYNE KARL MANAGING EDITOR NextHome EMAIL: wayne.karl@nexthome.ca TWITTER: @WayneKarl

Remember the global financial crisis of 2008 and the “great recession” that followed in 2009? Entire companies were wiped out, some sectors of industry were never the same, and many people saw their personal wealth take a serious hit. Through it all, one thing that withstood this test and others over the years since – Ontario housing markets. Indeed, a new report from ReMax shows that between 2007 and 2017, average home prices more than doubled in the Greater Toronto Area (119 per cent to $822,681) and Hamilton-Burlington (110 per cent $576,418). In just 10 years. Value appreciation in Kitchener-Waterloo hit 81 per cent; 63 per cent in London-St. Thomas; 62 per cent in Windsor; and 44 per cent in Ottawa. Lower borrowing costs helped to jump-start the province’s real estate engine, creating one of the most dynamic housing markets in recent history, ReMax says. For existing homeowners, especially those who purchased early in the decade, the equity gains exceeded all expectations. Will the next 10 years bring similarly spectacular growth? Not likely. But having excelled through that 2008-09 scenario – about as bad as it could get – and with the proven popularity of these centres as places to live, we shouldn’t be surprised if it does.

ADVICE | BILD REPORT

WORKING TOGETHER TO PLAN FOR GROWTH

DAVE WILKES

What goes into the cost of building a new home or condo development is more than meets the eye. It’s not only the cost of the land, the excavation of the site, the materials and labour, but also the fees municipalities across the region charge home builders and developers to build the infrastructure required to service new development. Infrastructure includes parks, libraries, roads, transit, sewers and emergency services. Investing in infrastructure benefits existing and new homeowners and those working in offices throughout the region. This investment is paid for by fees, known as Development Charges, that are charged to builders and developers by local governments across the GTA, but ultimately paid for by the newhome owners and businesses of Toronto. The fees vary depending on infrastructure needs in specific areas, as well as the type of unit being built and the number of people who are expected to live in or utilize the space. For example, a new onebedroom condo in the city of Toronto is currently assessed a development charge of $17,138. A non-residential non-industrial building is assessed a development charge of $207.52 per square metre. Current proposals that 16  NextHome.ca

are being considered by the City would approximately double those charges. Our members recognize and accept their responsibility for supporting the infrastructure that is required to service new neighbourhoods. But as municipalities across the region look to replace aging existing infrastructure, we are concerned that new neighbourhoods will be asked to disproportionately absorb the costs. There is no doubt that we need to reinvest in our cities, but these costs should be the responsibility of all of us, not just shifted onto those buying new properties. The numbers back up our concerns. Altus Group, a leading provider of data solutions to the real estate industry, indicated in a recent report provided to BILD that in Toronto, residential property taxes rose two per cent on average annually between 2009 and 2016, while Development Charges increased an average of 14.3 per cent per year between 2009 and 2018.

Our industry is committed to working with our partners in municipalities to fund growth, but we must ask the tough questions about how we pay for infrastructure in an equitable, transparent manner and how we ensure that these costs are shared fairly between development charges that are paid by new development and property taxes that are paid by all. We are all responsible for ensuring that we build the type of cities we want. How we answer the question of who pays for what, and the share of the costs between new and existing tax base, will define the types of cities we build and the costs of the homes and offices in our cities. We need to find the right balance so that new homes are affordable and not priced beyond the reach of all but the wealthy. On behalf of those who purchase new homes and offices, BILD intends to ask these questions this year as part of the fall municipal elections.

Dave Wilkes is President and CEO of the Building Industry and Land Development Association (BILD), the voice of the home building, land development and professional renovation industry in the GTA. For the latest industry news and new home data, follow BILD on Twitter, @bildgta, or visit bildgta.ca

ADVICE | TARION REPORT

DISPUTE RESOLUTION HOW TARION HELPS WHEN YOU AND YOUR BUILDER CAN’T AGREE ON REPAIRS

HOWARD BOGACH

After you buy your new home and move in, you might notice that some things need fixing. If you and your builder disagree on whether the new home warranty covers what you want repaired, Tarion is here to help. Tarion acts as a dispute resolution body. This means it is our responsibility to resolve disagreements about warranty coverage when you and your builder are unable to do so. The first step is to submit your warranty claim to Tarion by filling out the appropriate warranty form. If you register for MyHome or download the MyHome app, you can fill out and submit your form easily from your computer or mobile device. When you submit the claim, you trigger what is called a “repair period.” This is a specific number of days that your builder has to resolve all the items on your form that are covered by the warranty. During this time, Tarion Warranty Services staff are available to help you. They may get actively involved in trying to help resolve these warranty issues between homeowners and builders. If your builder doesn’t fix all your warranty items by the end of the repair period, the next step is to request a conciliation. Conciliation is a process – it might include a visit to your home or 22  NextHome.ca  |  GTA

what we call a “desk assessment,” which involves a review of all the documentation. It is through conciliation that a Tarion warranty representative – acting as a neutral and impartial decision maker – will determine if the items on your claim form are covered under the warranty and need to be resolved. As a homeowner, you have an important role to play in a conciliation. It is up to you to provide the background information about your claim. This could include written documents as well as other things like photos, videos, digital files and even physical objects. If you need documents or information from the builder to support your claim, Tarion can require the builder to provide them. Once the conciliation is done, you will receive a Warranty Assessment Report that explains Tarion’s decision. It’s important to note that not everything may

be covered – such as a hairline crack in your basement floor. If Tarion agrees that your claim item is covered, your builder is given a final 30 days to resolve it. If this doesn’t happen, we’ll resolve your claim directly with you. Some homeowners are reluctant to go through all these steps because they fear it might negatively affect their relationship with their builder. But it’s important that you protect your rights and your investment. If you and your builder find yourselves on opposite sides over repairs, know that we’re here to help. Howard Bogach is president and CEO of Tarion Warranty Corp For more information, visit tarion.com or find on Facebook at facebook.com/ TarionWarrantyCorp.

Lumina, the final building to join ELAD Canada’s Emerald City community in North York, offers a sophisticated, dynamic lifestyle, allowing you to embrace every day to the fullest. Comprising a planned 13-storey tower and seven-storey Oasis Suites, Lumina features an array of meticulously designed one- and two-bedroom suites with flex options, and threebedroom suites. Conceived by ELAD Canada and designed by WZMH Architects, Lumina is the ultimate reflection of the thriving community in which it resides. It fits perfectly into the family-friendly enclave ELAD Canada had envisioned upon entering the GTA’s new-home industry more than a decade ago – a vision that would go on to become the successful masterplanned community in the North York area known as Emerald City. One of the community’s most exciting qualities is its inclusivity and family-friendly design. Positioned to heighten your sense of community, Lumina features shared access to amenities at The Peak and The Point, so that every day, life is enhanced. Spend quality time in the family play lounge, take a dip in the indoor pool or hot tub, have a restorative sweat in the fitness and yoga studio. Or take advantage of the theatre room and multi-purpose room with common

lounge and billiard table, for gatherings large and small. Ideally situated close to Don Mills subway station, and within easy access of Hwys. 401, 404 and the DVP, Emerald City’s prime location is the epitome of access. It’s also just across the street from Fairview Mall, and plays host to the newly built Parkway Forest Community Centre with aquatic centre. A reflection of Emerald City’s liveliness, Lumina is nestled amidst eight other world-class condominiums, together forming

the landmark that is now one of North York’s most successful master-planned communities. Flanked by tall, vibrantly coloured sculptures by Canadian artist Douglas Coupland, the community has already reshaped the neighbourhood. In a constantly evolving market, ELAD Canada’s strength lies in its ability to remain nimble, and able to tailor the condo suite mix, size, layout and amenity offerings to reflect current demands. Lumina at Emerald City is an excellent example of this approach. Lumina is your final chance to own a new condominium at ELAD Canada’s illustrious Emerald City. Construction starting soon. Renderings are artist’s impression only. Certain design elements are subject to change without notice. Some renderings include a freehold commercial component which is not a part of the condominium. Condominiums are priced from the high $300’s. Register at emeraldcitylife.ca or call 416.492.0001. FEB 17 - MAR 3, 2018  29

ADVICE | THE CONDO BOARD

NOISE COMPLAINTS HOW TO DEAL WITH THESE REALITIES OF CONDO LIVING

JEANHY SHIM

Noise complaints are among the most common issues that property management and condo boards have to deal with. However, there are many different types of issues which require various responses. The first rule of any noise complaint is documentation – either in writing to property management or by calling your concierge or security, who will record the date, time and nature of your complaint in their incident log. What happens next typically depends on the type of noise complaint:

1 | NOISY PARTY IN THE

COMMON AREAS, SUCH AS THE PARTY ROOM, ROOFTOP LOUNGE OR BARBECUE AREA

When a resident wants to use common area entertainment spaces, they should sign a “contract” with the condominium corporation, agreeing to the fees, terms and conditions and rules for use of the space. Therefore, condo boards can mitigate and manage potential problems by ensuring the rules are explicit and clear with respect to noise – such as what time all noise must stop (which must comply with city bylaws). Rules can also require residents to hire a security guard for their event. This way, if there is a noise complaint, your concierge or security staff have the clear 30  NextHome.ca  |  GTA

authority to handle the situation in the moment simply by enforcing the terms and conditions of the rental agreement. If the host resident remains non-compliant, then security can call the police, if they feel it’s necessary.

2 | NOISY PARTY IN YOUR NEIGHBOUR’S UNIT If your neighbour is having a noisy party, you can try to deal with the situation yourself by speaking directly to your neighbour, or call security to report your complaint. Security should then personally go to the offending unit and ask them to keep the noise down. If the situation improves for a while but then recurs, security should be notified each time. This way, if the host resident remains noncompliant, then security can call the police if necessary.

3 | NOISY PETS Although dogs and other pets are typically considered by their owners as “part of the family,” they are really permitted in condominium apartment buildings only at the discretion of the condo corporations. Some condos do not allow any pets; however, most do

allow domestic pets but subject to guidelines as to the type, number, size or weight and compliance with the common terms and conditions of communal living as set out in the Condominium Declaration. Therefore, pets that are consistently noisy can be subject to the same noise complaint procedures as outlined above, based on the rationale of disturbing the reasonable quiet enjoyment of condominium living.

4 | CRYING BABIES More families are choosing to raise their children in condominiums, so there will be times when babies cry, including the middle of the night. Please have compassion. Remember that no parents like to see their babies cry or in distress and know that they’re doing whatever they can. The parents likely feel as frustrated and upset as you do, and like you, they also probably need their sleep because they have to go to work in the morning. FIRST INNISFIL VETERINARIAN AND FAMILY CHOOSE RADIANCE TOWNHOME

Innisfil’s first veterinarian, Dr. Amrit Saini, right, and his wife Parvin have invested in a Radiance townhome.

Today, Dr. Saini’s parents also live with them, and he has three associate vets working for him. “It is not surprising that more families are moving here all the time, and that this development is so successful,” Dr. Saini says. “The community is close to parks, schools, shopping, restaurants,

recreational facilities and more. Growing up, our son enjoyed water sports, skiing and other activities in the area. This is an excellent hometown for young families, retirees and everyone in-between.” A visionary entrepreneur, Dr. Saini monitored the town’s growth over the years. When he

Dr. Amrit Saini is always looking toward the future. In 1998, he opened the first veterinary hospital in Innisfil, because he believed the town would grow over time. Recently, he and his wife Parvin, purchased a contemporary townhome at Radiance, DIAM Developments’ new community located at 7th Line and Webster Boulevard. With the first release now sold out, the developer is preparing to launch sales at the second release in early spring. Says Dr. Saini, “Our townhome may become an investment, or possibly a home base for our son, a University of Guelph student.” Either way, Dr. Saini has great faith in this purchase. “I have seen the potential in Innisfil for over 20 years,” he says. “This is a developing area that still has a small-town appeal. We have Lake Simcoe and ski hills nearby, and we’re close to both Barrie and the GTA. For us, Innisfil is a great place to raise a family.” He should know. Innisfil Veterinary Hospital is situated on a three-acre property at 1538 Innisfil Beach Rd., where the Sainis also built a home and raised their son.

It is not surprising that more families are moving here all the time, and that this development is so successful, Dr. Saini says.

learned about Radiance, he did some research and drove around town to see what other new communities were popping up. “I was at the Radiance Presentation Centre opening, and I really liked the modern urban look of their designs,” he adds. “The community is very close to the new GO Train station, so I believe there will always be a demand for homes in the area. Other locals to whom I have spoken agree with me. “In addition, DIAM’s prices were more attractive than their competition.” In fact, prices at Radiance are 30 to 40 per cent lower than they are for similar developments in Markham and Richmond Hill. The Sainis purchased a 1,539-sq.-ft. town with three bedrooms. “It will be beautiful,” he says. “When I moved here 20 years ago, Innisfil seemed like a distant northern place with plenty of snow. But I saw it as a community with tremendous opportunity. That’s also how my family and I see our townhome purchase at Radiance.” For more information, register at radianceinnisfil.ca or call 905.497.6993 as DIAM prepares for its next release this spring. NOBU RESIDENCES TORONTO Nobu Residences Toronto, the highly anticipated highrise anchoring Canada’s first Nobu Hotel and Nobu Restaurant was recently honoured with a prestigious International Interior Design Association Award for its presentation gallery. The IIDA Global Excellence Awards honour and celebrate outstanding originality and excellence in the creation of international interior design and architecture projects from around the globe. Interior design firm Studio Munge, which envisioned the space and is overseeing the interior design for the integrated residences, hotel and restaurant, and principals from developer Madison Group were recognized during a ceremony on Jan. 20 in Paris, France. North America’s first integrated Nobu Residences, Nobu Hotel and Nobu Restaurant was announced in summer 2017 at a media

event in the presentation gallery attended by Nobu Hospitality founders, chef Nobu Matsuhisa, Academy Award-winning actor Robert De Niro and Hollywood producer Meir Teper. The gallery uses controlled natural light to maintain the luxury brand’s exclusivity, and to transport visitors into a modern oasis representative of the Nobu lifestyle. The interplay between the ethereal living elements and the lack of natural light allows guests to absorb themselves in the tranquil atmosphere, evoking a desirable cadence for one’s residential life. “Unlike most presentation centres, the Nobu Gallery is a completely immersive experience that allows visitors to suspend outside influences,” says Josh Zagdanski, vice-president, HiRise, Madison Group. “When we first discussed concepts with the visionary team at Studio Munge, they understood that the Nobu lifestyle is not only the

embodiment of sophisticated materials that will enhance the building, but that the space must capture a specific sensibility that people identify with. The Nobu Gallery is a very special environment and perfectly heightens that feeling. We are immensely proud that it is being recognized globally.” Absent of all natural light, the space transforms into an intimate succession of lounge seating illuminated by soft, ambient lighting. Oversized black and white portraits autographed by Matsuhisa and De Niro welcome guests into the model suite. A model kitchen and living room invite guests to experience the brand’s offerings through elegant marble surfaces and refined modern furnishings while suspending the hustle and bustle of the cosmopolitan downtown experience outside the presentation gallery’s boundaries. Construction for Nobu Residences Toronto is expected to begin this year.

WINS PRESTIGIOUS AWARD FOR PRESENTATION GALLERY

Last summer I was walking downtown and I noticed people making a fuss. A man was lying on the ground and his face was blue so I knew something was wrong. I quickly knelt down beside him to perform CPR. I got to just over 30 chest compressions and then he started to breathe again.

Nobody in the crowd knew how to perform CPR. But I knew because a year before I had downloaded the Mikey Young At Heart App. Going through the app’s videos and quizzes gave me the confidence I needed to act fast and without fear.

ADVICE | CONDO PRO

ROI IN THE GTA HOW CONDOS PROVIDE REAL ESTATE INVESTORS A GREAT RETURN

BARBARA LAWLOR A column about investing in condominium real estate may seem like it belongs in a business magazine, but then again, condo investors come from all walks of life. They may be major players with millions of dollars who recognize outstanding value and potential when they see it. On the other hand, they may be empty-nesters who purchase a suite while their post-secondary-aged children are in school, in order to build equity over those years rather than pay out for a dorm or rent. At Baker Real Estate, we also see families who look at their purchase as a way to save toward their children’s future education, seniors who are realizing far less from their savings than they anticipated and need supplemental monthly income... the list of specific circumstances and reasons is long and varied. One thing all of these investors have in common is an appreciation for the return on investment that will likely come along with owning a condominium suite in Toronto or the GTA. Traditionally, real estate has proven to be a wise investment, particularly over time. Look at those who had the foresight to purchase condos several years ago. Today, they are reaping the rental and equity benefits of this burgeoning market. Although real estate was previously considered secondary to stocks 38  NextHome.ca  |  GTA

and mutual funds, it is quickly gaining its proper place as the wise investment of the masses. It is tangible and understandable, whereas stocks and mutual funds require specialized knowledge and often entail more risk. Here are a few tips if you are thinking of investing in a condo for the first time. 1. Buy in the very best location you can afford. It has become a cliché over the years, but it really is about location, location, location. 2. Make access to transit second on your list of important considerations. It will be easier to rent if transit lines are close by. Today’s condo rental rates will seem more attainable if young professionals can commute without owning a vehicle. 3. Research the builders you are looking at to learn about their reputations and track records. You want to make your purchase with confidence. 4. Carefully consider what amenities are in your prospective buildings. A major

draw of the condo lifestyle is having features such as fitness facilities, party rooms, theatres and the like right in the building – and not having to clean, repair or maintain them. 5. Ask about Green features in the condominium that may lower utilities costs. 6. Buy sooner rather than later. Condo prices continue to go up. With low mortgage interest rates still in effect, now is the time to invest, whether you intend to offer your suite for rent or live in it. acts as a great accent colour.

Kitchens are one of my favourite spaces to design, style and decorate. They are the heart of the home and also our most requested design project. As a result, I am always keeping upto-date with the latest in kitchen design. The trend that I love for 2018 is moody cabinetry. Darker cabinets are a way to make a bold statement. However, if your kitchen isn’t dark and moody, not to worry! There are also plenty of great styling tricks that will help keep you and your kitchen ahead of the trend curve. When

it comes to the finishing touches in any kitchen, it’s all about the styling. A great way to modernize your kitchen is through an accent colour – whether it’s painting a feature wall or through your small appliances and cookware. Blues are always eye-catching and classy, while red can add a real pop and modern twist. If you prefer a more muted tone-ontone look, natural wood elements and warm metals such as brass will add a nice balance. A popular trend in kitchen styling is to prop your counters

with bigger scaled items than normal; maybe using a big, beautiful open cookbook or large antique vase. Even oversized florals or leafy branches will do the trick. A word to the styling wise; don’t place items on your counter that don’t belong in the kitchen. Always keep your space looking natural and real. Finally, it’s important to leave some empty areas, show some space and be sure to keep it clean and tidy. A few modern styling elements can keep your kitchen looking stylish and current regardless of its age.

INSPIRATION | Q&A

Chef, author and TV personality Laura Calder’s new book, The Inviting Life, is an inspirational guide to homemaking and hosting in the millennium. We sat down with her to discuss everything from hosting tips to her favourite kitchen items.

Why were you inspired to write The Inviting Life, and not another cookbook?

LAURA CALDER’S

Invıtıng LIFE by SARA DUCK

42  NextHome.ca

Food has always been about the context for me. In my cookbooks, you’ll find a lot of looping in and around the recipes in search of the greater value of good eating, its civilizing effects, and so on. I’d reached a point where I wanted to get the recipes out of my way so I could explore those broader areas more deeply and articulate my philosophy. What does The Inviting Life mean to you? It’s about the value of making a welcome home for ourselves and others, of seeing home not just as a place where we lock ourselves away, but as a place we can open up and use for the greater good.

You like the idea of approaching decorating the same way French women dress – “effortless, unselfconscious with individual flair.” How can homeowners find their home style?

Do you have a fail-safe recipe?

Being sensitive to what truly lights us up on the inside is important – and can save us a lot of money. When we choose the things that delight us every time, we build an environment around ourselves that’s a true reflection of who we are. The other thing is not to copy. Take ideas and inspiration, of course, but we should always make things our own in the end.

How can everyone get into the “home-cooking habit” and build a cooking repertoire?

As a chef, what is your ideal kitchen look and layout? I need a clean kitchen, but otherwise, I’ve learned to be fairly flexible because I’ve moved around a lot. I dislike sterility in kitchens, preferring them to feel like rooms, which is why I like a lot of things in view, rather than hidden away in cupboards – baskets of onions, pots hanging on hooks, that sort of thing. I also prefer kitchens that aren’t too, too big. Otherwise, it’s like jogging around a track just trying to make a cake. A galley kitchen or basic U-shape have always worked best for me. When it comes to whipping up your fabulous fare, what are your essential kitchen items? A microplane grater is something I don’t know how I ever lived without. It’s in my hands several times a day, for everything from citrus zests to parmesan to nutmeg to garlic. I’m also very keen on my Korean mortar and pestle. It’s unlike any other I’ve tried. The inside has sharp ridges that will turn things like peanuts into butter in a matter of seconds. I got mine in Korea, and I cannot fathom why they’re not for sale here on every corner.

Tarragon chicken is fast, elegant and loved by basically everybody. That and some green beans with toasted almonds, and dinner is done.

We all learn by doing, and so the main thing is to do it. Force yourself to buy raw ingredients rather than ready-made things, and it will get you started. My husband’s daughter used to come over here, open the fridge and say, “There’s nothing to eat!” Twenty minutes later there’d be a frittata and a salad on the table, and she’d be saying, “Where’d this come from?” Now, when she sees nothing but ingredients, she’s more likely to recognize the possibilities in them. What are your best budgethosting tips? People should be generous according to their means and not stress about trying to match, dollar to dollar (what the Jones might have done). If you’re going to make something cheap and cheerful, you can always manage expectations by announcing the fact right at the invitation: “Come for a bowl of chili on Friday!” or “Pancake breakfast Sunday at 10!” Picnics are a great way to bring people together, too, without having to blow the account. It’s potluck with a bit of romance: Everyone contributes, and you can eat on blankets on the lawn (or even on the floor, if you’re indoors). BYOB, of course. How can hosts get out of the kitchen and mingle more with guests? Unless you have a brigade of staff, there’s one way, and that’s by having things ready in advance with only minimal last-minute touches required.

If you could host a dinner party and invite three special guests (past or present), who would they be and why? Madame de Staël is an historical figure I’ve always admired. She was an 18th-century Frenchwoman of letters who ran a celebrated salon in Paris and was one of Napoleon’s arch-rivals. Carla Bruni (the singersongwriter and wife of the former French president Nicholas Sarkozy) because she’s one of the best examples of a woman who lives life on her own terms. Carolina Herrera, the fashion designer, because she is the epitome of elegance.

NEW LOWRISE HOME SALES WHY DID THEY DROP IN 2017?

BEN MYERS The Building Industry and Land Development Association (BILD) put out its monthly release of Altus Group numbers in late January, and it was another banner year for new home sales in 2017. The release noted that the 44,143 new homes sold in the Greater Toronto Area (GTA) last year, the fourth strongest annual total in the GTA new housing market since Altus Group started tracking the data in 2000. However, the release also noted that just 18 per cent of the sales (7,714 units) were for lowrise housing such as single-detached homes, semis and townhomes – the lowest number of lowrise transactions in more than 15 years. Sales were down by 57 per cent annually! How can the highrise market be so strong and lowrise market be so weak? There are two major factors, the first of which is affordability. The average asking price of unsold lowrise inventory in the GTA market rose to a whopping $1.22 million, which was 23 per cent above last December’s benchmark price of $995,116. So yes, prices are rising rapidly in the face of slower sales. How can that be? That brings us to the second major factor: Supply. You can’t buy what doesn’t exist. At the start of 2016, there were approximately 4,000 unsold new lowrise housing units spread across the GTA in various sales offices. That year, developers released 16,000 units 50  NextHome.ca  |  GTA

for sale. Fast forward to the start of January 2017, there were just 1,800 unsold units, and developers released just 11,000 units for sale. Overall this represents a 44-percent decline, year-over-year. So, sales were down for two reasons, prices got really expensive during the boom in the market in early 2017, and there was nothing to buy. When the market cooled after the Fair Housing Plan, some developers held off launching units. Slower demand, lower supply and high prices in the second half of the year resulted in record low new home sales. A more minor factor is some developers are finding it difficult to locate enough construction crews to build their homes, so they use prices as “inventory control.” Set the price well above market to control how quickly the units sell, to ensure there is always a certain amount of work to be done at their office and smooth their build-out process. Some move-up buyers are still concerned about the value of their resale home, but remain interested in the new home

market. According to the inaugural Residential Real Estate Round Up Report, by Bullpen Research & Consulting, Brampton remains the top suburban community in the GTA among prospective new-home buyers. However, the average project has pricing starting from $965,000, so pricing is still a barrier, especially with the new mortgage rule changes and increasing interest rates. There are still deals to be had in the new home market, so do your research and connect with an experienced realtor. Good luck. Ben Myers is President of Bullpen Research & Consulting, a boutique real estate advisory firm, that works with land owners, developers and lenders to better inform them of the current and future macroeconomic and site-specific housing market conditions that can impact their active or proposed development projects. MIXED-USE DEVELOPMENTS MAY REDUCE HOUSING AFFORDABILITY: STUDY Making the buildings in neighbourhoods more diverse through mixed residential and commercial developments also makes it too expensive for many people to live in. A University of Waterloo study of Toronto neighbourhoods found that the increased cost, which was further heightened by the retraction of government support for affordable housing in mixed-use areas, led to the neighbourhoods becoming less diverse. The study also found the cost implications disproportionately impacted people in sales and service occupations. “Making mixed-use neighbourhoods was done with the best of intentions for our health, happiness and the environment,” says Markus Moos, a professor at Waterloo’s School of Planning. “But as communities become more attractive places to live, demand to live there increases costs. Walking to a nearby fancy coffee shop is nice, but the premium people pay for that luxury means the barista can’t afford to live near their job. “While mixed-use areas were intended to make things more affordable, factors such as the shift to a knowledgebased economy reduced

social diversity in the absence of policies designed to keep housing affordable.” The study examined neighbourhoods in Toronto between 1991 and 2006, at a time when mixed-use developments were prescribed following a rethinking of previous planning that led to decades of urban sprawl. It incorporated existing research on mixed-use developments, as well as housing affordability, classified as spending no more than 30 per cent of one’s income on accommodations. “Mixed-use neighbourhoods aren’t inherently misguided,” says Tara Vinodrai, a professor at Waterloo’s Department of Geography and Environmental Management. “In fact, they do achieve many of their intended outcomes. But, we’re asking who benefits from this? It’s not people in low-income groups or in low wage jobs. “What’s needed now is good policy to follow good planning. This includes inclusionary zoning, density bonuses linked to affordable housing, affordable housing trusts and other relevant methods.” The study, conducted with Waterloo graduate students Nick Revington and Michael Seasons, was recently published in the Journal of the American Planning Association.

TRENDING | HOME CARE

WHAT’S IN YOUR TOOLBOX? Enjoy the newness. Take a minute to savour not having a project hanging over your head. Enjoy living in a home built for you; that’s the benefit of living in a brand new home or condo. Now let’s get back to reality. Grab that “honey-to-do” list, get your tools out and get ready to take care of the details. Every homeowner needs a set of tools to fix the little things. Regardless of how freshly painted those walls are

58

or how perfectly the closets slide open and closed, you are going to need tools. You may not be the host of a television home decor show, but you do need them. TOP FIVE MUST-HAVES IN YOUR KIT: 1. DRILL

This may seem unnecessary – you think you’ll need a handyman if you ever need drilling done. But the truth is, having a drill will pay

for itself in less than one service call, and you’ll be glad you have one after hanging a whole home full of pictures, mirrors and art. For small pictures, you can tap a finishing nail into the wall, even use a picture hanger, but for larger and heavier pieces, you need to hang it properly. With drywall anchor in hand, you need to: A) drill a hole B) hammer anchor into the hole C) drive your screw into the hole

If you’re a bit handy and are thinking about getting a few projects done around the house, you may want to invest in a starter kit of power tools.

The “IKEA tool” Allen key (included with furniture) ikea.ca

2. HAND TOOLS: SCREWDRIVER, PLIERS, HAMMER, WRENCH

There is no end to the need for things to be tightened, adjusted, nailed down, pulled out and screwed in. 3. ALLEN KEYS (HEX KEYS)

RYOBI ONE+ 18V Li-Ion Cordless Combo Kit (4-Piece) $198. homedepot.ca

If you’ve ever assembled any furniture, you’ll know how important these are. They could practically be renamed “The IKEA Tool”. 4. FLASHLIGHT

Every household should have at least one flashlight – though probably a couple – and the toolbox is the best place to store it. You’ll always know where to find it here. From power outages to fixing things in dimly lit corners and closets, you need to be able to brighten and provide light. Trying to position a lamp to shine a light on the situation is tedious and cumbersome because of its size and the cord. An articulated flashlight with a flexible and directable head makes it especially easy to shine the light on any project. 5. TAPE MEASURE

YOUR TOOL KIT NEEDS SUPPLIES. THESE ARE

THE BASICS: • FINISHING NAILS, SCREWS, NUTS, BOLTS AND WASHERS – THERE ARE MULTI-PACKS THAT OFFER A FEW OF EACH SIZE AND STYLE

• PICTURE HANGERS • TAPE – ELECTRICAL, DUCT, SCOTCH AND TWO-SIDED

• DRYWALL ANCHORS • GLUE – REGULAR AND SUPER

This hardworking tool will always be better than just “eyeballing it” so get it out and use it. A good tape measure is worth a few more dollars – it will stay solid when you’re trying to measure across a long space. It can be extended up without curling and falling back at you when you most desperately need to measure a height. From spacing pictures to figuring out if that gorgeous couch you want will actually fit into your space, get a good tape measure, and then a mini one to carry with you.
