it comes to housing supply and price – particularly, on the former point, when it comes to new homes. So, creative approaches that address these issues are worth highlighting and celebrating. One of those examples is the latest public-private partnership involving The Daniels Corporation, Diamond Corp. and the City of Toronto (see page 50). The three parties came together on a project called Daniels FirstHome Markham Sheppard, a new community comprising 328 midrise condo units and townhomes with first-time buyers in mind. These 3Ps, as they are known, are increasingly essential to helping solve some of the GTA’s housing issues – namely making housing affordable for firsttime buyers. In this case, Daniels and Diamond bring the builder expertise, with Daniels also providing creative financing through its FirstHome program. The City, meanwhile, facilitated the land sale and will also be involved in the mortgage structure. Three partners, multi-faceted project elements and multiple benefits for all involved, especially first-time homebuyers. Indeed, this win-win-win is the kind of program we’d like to see more of.

CANADIAN HOME SALES EDGE UP IN AUGUST
National home sales saw a small 1.3-per cent gain in August 2017, according to statistics recently released by The Canadian Real Estate Association (CREA), of homes sold through Canadian MLS Systems. The monthly rebound in Greater Toronto Area (GTA) sales of 14.3 per cent from July fueled the national increase. Sales activity was flat for areas outside the GTA, and although it was the first monthly increase in activity since Ontario’s Fair Housing Policy was announced, sales activity in the GTA remained well down compared to the peak reached in March. Actual activity not seasonally adjusted was down 9.9 per cent in August over last year in about 60 per cent of local markets, led by the GTA and surrounding areas. “Experience shows that homebuyers watch mortgage rates carefully, and that recent interest rate increases will prompt some to make an offer before rates move higher, while moving others to the sidelines,” says CREA President Andrew Peck. The number of newly listed homes fell 3.9 per cent in August, marking a third consecutive monthly decline. The national result largely reflects a reduction in newly listed homes in the GTA, HamiltonBurlington, London-St. Thomas and KitchenerWaterloo, as well as the Fraser Valley. A decline in new listings has firmed market balance in a number of Greater Golden Horseshoe housing markets where it had recently begun tilting toward buyers’ market territory. The Aggregate Composite MLS HPI rose by 11.2 per cent in August compare to last year, representing a further deceleration since April. The deceleration in price gains largely reflects softening price trends in Greater Golden Horseshoe housing markets tracked by the index. Price gains diminished in all benchmark categories. Apartment units posted a 19 per cent gain, the largest year-over-year gain in August followed by 14.4 per cent for townhouse/row units and 8.3 per cent and 8.1 per cent, respectively, for two-storey single-family homes and one-storey single-family homes. Price trends continued to vary widely by region. In Greater Toronto, Oakville-Milton and Guelph, price gains slowed further on a year-over-year basis, although prices in those markets remain well above 16 NextHome.ca
year-ago levels. In other areas: Benchmark home prices in the Lower Mainland of British Columbia have recovered and are now at new highs, with a year-over-year gain of 9.4 per cent and 14.8 per cent for Greater Vancouver and the Fraser Valley, respectively. Home price increases in Victoria have slowed to about 16 per cent on a yearover-year basis and are still running at about 20 per cent elsewhere on Vancouver Island. Calgary price growth remained in positive territory, up eight per cent. In Ottawa, price growth accelerated by 5.9 per cent, led by a seven-per cent increase in one-storey single family home prices. There was a 3.9-per cent increase in the (not seasonally adjusted) national average price for homes sold in August at $472,247, but that number is heavily influenced by sales in Greater Vancouver and Greater Toronto. Excluding these two markets from calculations trims almost $100,000 from the national average price to $373,859. “Time will tell whether the monthly rise in August sales activity marks the beginning of a rebound, particularly in the Greater Golden Horseshoe region and other higher-priced urban centres,” says Gregory Klump, CREA’s chief economist. “The picture will become clearer once mortgages that were preapproved prior to recent interest rate hikes expire.”

OHBA ELECTS NEW PRESIDENT Pierre Dufresne was elected President of the Ontario Home Builders’ Association (OHBA) for 2017-18 at the association’s Annual Meeting of Members on Sept. 25 at the Fallsview Casino Resort in Niagara Falls. He most recently served as the association’s First Vice-President, has served as a member of the Executive Committee since 2014, sat on the OHBA Board of Directors since 2013 and served on the Canadian Home Builders’ Association (CHBA) Urban Council over multiple terms since its inception. With almost 30 years of experience in land development, Dufresne’s leadership style has been described as well-informed,
thoughtful and measured. He is Vice-President, Land Development at Tartan Land Corp., a company that has been building new homes and communities in the Ottawa area for more than 50 years.
Well-versed and very knowledgeable about the issues facing the industry, Dufresne brings a perspective from beyond the GTA and will be focused on creating a balance: being responsible to OHBA’s local associations, regardless of their size, and representing all interests of the building, development and professional renovation industry at the provincial level. CANADIANS WANT MORE COMMUNITY GREENSPACES A recent survey by TD Bank Group’s GreenSights Report says 95 percent of Canadians want to be near greenspaces, but most feel what’s in their neighbourhood is below par. The survey is part of the TD Common Ground Project, an initiative focused on revitalizing over 150 community greenspaces across Canada in recognition of the country’s 150th year. OTHER FINDINGS:
• Room for improvement. Sixty per cent said they visit their community greenspace once a week or more, and 77 per cent said there is room for improvement. Common enhancements suggested include: 18 NextHome.ca NextHome.ca | GTA
more public picnic areas, natural playgrounds and solar lighting. • A place to escape. The topthree activities listed to do in greenspaces were: Relax on their own (43 per cent); connecting with nature (42 per cent); and relaxing with family and friends (41 per cent). • Values and trade-offs. Eighteen per cent placed a high priority on living near a greenspace when looking for a place to live, closely behind “proximity to good schools,” (23 per cent) and “easy access to public transit” (19 per cent). Forty per cent said preserving greenspaces should come at the expense of commercial development,
followed by housing development (24 per cent) and parking (20 per cent). • Sustainability. Regardless of age, 94 per cent said natural sustainable playground equipment would be important for their local community greenspace. —Marlene Eisner

Since 1961, the average Canadian family’s total tax bill has increased by a staggering 2,006 per cent, dwarfing increases in annual housing costs (1,527 per cent), clothing (677 per cent), and food (639 per cent). Even after accounting for inflation, the tax bill has still increased 157.6 per cent over this period. “Taxes help fund important public services that Canadians rely on, but the issue is the amount of taxes governments take compared to what Canadians get in return,” Lammam says. “With more than 42 per cent of their income going to taxes, Canadians might ask whether they’re getting good value for their tax dollars.”
Despite high housing costs across the country, the average Canadian family spent more on taxes in 2016 than on housing, food and clothing combined, finds a new study by the Fraser Institute, an independent, non-partisan Canadian public policy think-tank. “Many Canadians may think housing is their biggest household expense, but in fact, the average Canadian family spent more on taxes last year than on life’s basic necessities – including housing,” says Charles Lammam, director of fiscal studies at the Fraser Institute and co-author of the Canadian Consumer Tax Index, which tracked the total tax bill of the average Canadian family from 1961 to 2016. Last year, the average Canadian family earned $83,105 and paid $35,283 in total taxes compared to $31,069 on housing (including rent and mortgage payments), food and clothing combined. In fact, the average Canadian family paid nearly twice as much of their income in taxes (42.5 per cent) as they did for housing (22.1 per cent). The basic necessities of life, which include food, clothing and housing, amounted to just 37.4 per cent of income – still less than the percentage of income going to taxes. This represents a marked shift since 1961, when the average Canadian family spent much less on taxes (33.5 per cent) than on food, clothing and housing (56.5 per cent). The total tax bill reflects both visible and hidden taxes that families pay to the federal, provincial and local governments including income, payroll, sales, property,

If you are thinking about purchasing a home, I would encourage you to look at new construction. In Canada each year, about 25 per cent of the homes purchased are new homes. There are many benefits with new homes, including that you get to personalize the features of your new home to really make it yours, and that you get to choose your builder based on reputation and quality. Make sure you are dealing with a reputable builder when buying a new house or condo. Check for the company’s registration with Tarion Warranty Corp., the provincial home warranty program that all builders must be registered with. It is also a good idea to seek references from current homeowners who purchased from the builder. Visit one of the builder’s recent developments and go knocking on doors and asking residents about their experience. They will likely be happy to share their knowledge. Look closely at your builder’s design, layouts, construction quality and finishing details. These will tell you a lot about the quality of the homes that will be built. the manufacturers are. Ideally, they should be reputable brand names that offer good warranties. If you feel pressured while visiting a sales office, or if the sales people don’t answer your questions to your satisfaction, consider doing business with a different company. Usually when you purchase a new construction home, you will choose your suite or model based on floorplans. Buying from plans requires careful attention and some people find it hard to visualize size strictly from written measurements. Be diligent and make sure you evaluate the space and how you will use it before you buy it. What might seem like a lot of space on paper, might, in fact, be too small for your existing furniture. When you go to the sales office, bring a list of your furniture and its dimensions. Bring a tape measure along so you can get a true sense of a room’s size and how it could work with your furniture. Also, think about traffic paths. Will doors, windows
or a fireplace limit your furniture placement? There is a lot to think about when looking at the plans, and some builders have turned to computer-generated graphics to help purchasers better visualize what they are buying. Some even offer virtual 3D models to help buyers see a fluid presentation of the home or condo suite. Your home is likely one of the biggest purchases that you will make in your life, so take the time you need to get a home that you will love.

When you’re buying a new home, it’s easy to suffer information overload. You need to track details on financing, insurance, services, taxes and last but certainly not least, your new home warranty. Every new-home owner should receive a New Homeowner Information Package from their builder. It will outline the package of warranties that protects you for up to seven years and $300,000 in coverage. Most builders will take the time to explain your warranty coverage – but some do not. Fortunately, we have an outstanding customer service team that is always ready to help. As of June of this year, our team had already fielded 23,960 phone calls, 10,734 emails and 1,064 online chats. Approximately two-thirds of all these inquiries came from homeowners, many of whom needed advice on how their warranty works. Our call centre reps say the two most common questions we receive from new home or condo owners are: “When can I report issues with my home?” and “How do I do it?” As a homeowner, you need to protect your rights. The first year of homeownership is a critical time to report any problems you have with the construction and function of your home. You can submit two forms in the first year after you take possession of your home – one within the first 30 days and one within the last 30 days. Missing these deadlines could mean that you’ll have to wait longer to have these issues addressed. Unfortunately, we find some homeowners are reluctant to submit warranty forms to Tarion because they are concerned that this will have a negative impact on their relationship with their builder. In school, we were taught that being a “tattletale” was a bad thing. What we explain to homeowners is that a warranty form provides a written record of issues in your home so that you have a recourse if
your builder does not resolve them. Responsible builders will address warranty issues in a timely manner, but if your builder doesn’t, the forms you submit help us help you. Every day, we work with newhome owners to answer questions, resolve issues and help ensure their homes are safe and protected. The City of Toronto recently announced that its chief planner, Jennifer Keesmaat, will step down from her role after five years, and the Fraser Institute has some advice for her replacement: Find a way to introduce more housing options. Between 2011 and 2016, Toronto welcomed more than 116,000 new residents. To accommodate this growth, the city added 65,000 housing units, mostly in apartments in five-storey buildings or highrise condos, the independent think tank says. The city is booming for oneperson households, but isn’t necessarily providing the type of
housing units that many families would prefer. The urban housing options most likely to accommodate families, such as townhouses, duplexes or walk-up apartments (often called the “missing-middle”), represent a fraction of new units built, underscoring a key issue Toronto faces – red tape at City Hall. On average, it takes almost 18 months to obtain a building permit in Toronto. In addition, more than two-thirds of building projects in Toronto required rezoning, the process whereby former factories can become lofts, and bungalows can become condo towers or townhomes. Faced with such hurdles, amid strong demand for housing, developers are limited to building as many units as they can per building permit, rather than the gentler densification or multibedroom units that draw families, which the City’s own planning staff recommend, the Institute says. One solution is “as-of-right” zoning, a technical term used to describe zoning that matches City Hall’s intentions, and letting
the housing market respond accordingly, as opposed to the more piecemeal approach Toronto currently uses. Keesmaat herself has advocated this approach, tweeting that Torontonians “need as-of-right zoning derived from area based plans.” While the condo boom has provided Torontonians with an alternative to pricey suburban housing and long commutes, the Fraser Institute says, a one-sizefits-all solution isn’t sufficient for a large metropolitan area hoping to retain young families. The City should allow for more options to meet those diverse preferences. “Whoever replaces Keesmaat as chief planner will inherit major challenges. Toronto faces enormous growth pressures, and the way City Hall responds may dictate the makeup of Canada’s largest city for a generation. If the new chief planner wants Toronto to be an attractive city for all types of families – including singles, couples, children and seniors – they should make meaningful moves towards giving Torontonians more housing options.” Wayne Karl is an award-winning writer and editor with experience in real estate and business. DATA SHOWS DECREASE IN NON-RESIDENT HOME PURCHASES Ontario’s non-resident speculation tax (NRST) is helping to address unsustainable demand in the Greater Golden Horseshoe (GGH) while ensuring Ontario continues to be a place that welcomes all new residents. New data shows that home purchases by buyers who are not citizens or permanent residents of Canada have decreased. Here are some quick facts about the data and GGH real estate: QUICK FACTS

period in Ontario overall. • As of April 24, 2017, the Province began collecting enhanced information to better understand trends in Ontario’s local housing markets. This additional requirement applies to anyone who purchases or acquires land containing up to six single-family residences or agricultural land. • As per the Toronto Real Estate Board, the average selling price for all home types combined was $732,292 in August 2017, up three per cent compared to August 2016. • As per the Canadian Real Estate Association, Ontario home resales declined five per cent in July from the previous month while average prices rose 0.5 per cent. —Sonia Bell

it, which is why you should always speak to a mortgage agent about your options. CONSIDER A BLEND AND EXTEND MORTGAGE
With Bank of Canada’s recent interest rate hikes and the prospect of another one in October, some homeowners are wondering if they should get a long-term mortgage. Expected rate increases can push Government of Canada bond yields higher, and the rate on a fixed mortgage is partly related to the yield on these bonds. The most common mortgage term is five years, but you can also find terms of six to 10 years. The longer term comes with a higher interest rate, but that’s the price you pay for added security. With some 10-year fixed mortgages having rates of less than four per cent, they look appealing if rates are expected to continue rising. However, there are a few things you should think about before locking in. POTENTIAL PENALTIES
If you currently have a mortgage and want to switch to a longer term, you’ll trigger a prepayment penalty. Lenders always include a clause in the mortgage contract that states how much you’ll have to pay if you decide to break your mortgage. Generally speaking, the penalty for fixed-rate mortgages is the greater of three months’ interest or the interest rate differential (IRD). To get around the prepayment penalty, you could instead opt for a blend and extend mortgage. This option is usually included with mortgages and can be appealing with rates rising. Here’s how it works: Let’s say you have two years remaining on the term of your mortgage with a fixed rate of two per cent. You could convert that mortgage into a new loan with a blended interest rate. The rate would be set somewhere between your old rate and what’s currently available. Currently, the rate on a five-year fixed mortgage is around 2.65 per cent, so that means you could potentially get a new rate around 2.3 per cent on a new fiveyear mortgage. You essentially agree to pay more immediately and for longer to avoid potentially higher rates when you need to renew your mortgage. The trade-off may be worth it since you’re avoiding any prepayment penalties with a blend and extend mortgage. THINGS COULD CHANGE
With the economy doing well, some economists believe additional rate hikes are on the horizon. Things may be pointing in that direction, but they’re just predictions. There’s no way of knowing for sure what will happen with the economy and how the
Bank of Canada will react. Without accurate information available, it’s difficult to forecast anything. In other words, there’s no way of telling if getting a longterm mortgage is worth it, since interest rates could go up, go down or remain flat in the future. Instead of worrying about what ifs, you can use a mortgage affordability calculator to estimate what your payments will be if rates rise. As long as you build in a bit of a buffer, rising rates won’t affect you much since it’ll still fit within your budget. THE BOTTOM LINE
A 10-year mortgage will give you peace of mind, but it’s impossible to say if you’ll save money in the long run. Traditionally, homeowners who have gone with variable-rate mortgages have paid less compared to fixed-rate mortgage holders. If you’re still unsure about what to do, contact with a mortgage broker who can go over all the options with you.

WHO IS BUYING ALL THESE CONDOS?

On April 20 of this year, the Ontario government announced a 16-point Fair Housing Plan that was intended to cool the bubbly house prices in the Greater Golden Horseshoe (GGH), and bring stability to the residential real estate market. One of the more notable points was the implementation of a 15-per-cent Non-Resident Speculation Tax. There were more than a few people that expected this foreign buyers’ tax to have a huge impact on the Greater Toronto Area’s new condominium market. In January 2017, I asked builders and developers across Canada what they thought were the biggest factors driving up resale house prices in their market for my spring Market Manuscript report. The majority of responses were from the Toronto area, and foreign buyers were mentioned by 17 per cent of developers. For my fall Market Manuscript, I asked the same question to the general public via social media and surprisingly, only 12 per cent of respondents felt offshore buyers were a key driver of resale housing values. In the months following the implementation of the NonResident Speculators Tax in the GTA, resale transactions plummeted and the average value of all resale properties dropped 44 NextHome.ca NextHome.ca | GTA

However, the average value of a resale condominium in the city of Toronto held up pretty well, declining from $578,000 in April to $540,000 in August. launches, Ontario’s Fair Housing Plan hardly impacted the market, with five projects that launched after April 20 already sold out, including two towers in Vaughan with more than 550 units and two in Richmond Hill with more than 160 units each. A tower in Mississauga has already sold more than 600 of its 633 units after nearly selling out its first phase prior to April 20. A two-tower downtown Toronto project has sold more than 700 units at more than $1,000 per sq. ft. Without any advertising,
a sales office or much fanfare, we’ve already had tremendous absorption at one of our condo projects on the Danforth. In the Greater Vancouver Area, foreign buyers accounted for 15 per cent of transactions the month before the tax was implemented and less than one per cent after the tax was enacted. The latest figures from the Ministry of Finance suggest foreign purchased declined in the Greater Golden Horseshoe as well, following the new tax. The fact that new condominium sales remain as strong as they have in the GTA suggests foreign buyers in the pre-construction condo market is much smaller than people perceive. The new condo market continues to boom, and investors continue to scoop up properties as they anticipate that when many of these pre-construction condominiums are finally built and occupied in 2021 or 2022, the average price of a condominium in the GTA will be significantly higher than it is today. historic properties, Peter & Adelaide is a contemporary interpretation of the city’s old warehouses that dot the district. A tapestry of brick, metal, concrete and glass is woven into a 47-storey tower, which features frontages on both of the intersecting streets that make up

Our challenge with Peter & Adelaide is to deliver a prominent design that still fits into the fabric of the community.” A compilation of volumes, masses and finishes crafted by BBB Architects, piece together a podium that steps up from three to six to 16 storeys along Adelaide. On Peter, the podium is pulled back at grade with the use of striking angled columns, enabling better sightlines on the historic buildings that bookend the property. “This is a great neighbourhood and the epitome of what urban living has come to mean in Toronto. We named the project Peter & Adelaide because we aspire to embody the spirit and liveliness of the intersection and add to the quality of life that is already here,” says Graywood Vice-President of Development, Adidharma Purnormo. With significant attention paid to how Peter & Adelaide works at grade, the design team turned its attention to a series of brick, concrete and bronze framed openings that mass up from the podium at different volumes and extend beyond the roofline. The extended frames create a unique
skyline presence, especially after dark when they are illuminated. “We want to reflect the warehouse district and refer to the brick and beam architecture in a modern vernacular,” says Greg Alexander, partner at BBB Architects and lead architect on the project. “By creating a series of framed openings in a variety of proportions and materials, we are referencing the traditional architecture to create an exciting composition. There isn’t one single image with this project. All the different elements in our building play off the historic properties that surround it. The ambition is to have everything integrate in a way where they balance off in a provocative manner.” A new pedestrian mews will flank the project on Adelaide, offering public space that further connects with the midblock behind 401 Richmond. The interiors and landscape, handled by U31 Inc. and MBTW, respectively, offer a singular experience for the Entertainment District. An outdoor amenity space on the 17th floor comes with a stylish rooftop swimming pool and reflection pool complete with cabanas and lounges. A large gym has views over Adelaide Street to the south and
an internal courtyard to the north, while a demonstration kitchen, oversized dining room and hotel-quality lounge offer ample opportunity for entertaining. Peter & Adelaide will offer everything from studios to threebedroom suites with pricing starting in the $300’s. Generously programmed homes come complete with quartz countertops and backsplash, integrated appliances and custom designed bathroom vanities. In a transformational private-public collaboration of city building in Toronto, The Daniels Corporation and partners Diamond Corp. recently broke ground on a new 3.6-acre condominium community at 5131 Sheppard Ave. East called Daniels FirstHome Markham Sheppard. Purchased from Build Toronto, these lands will be transformed into a community of 328 contemporary midrise condominium suites and townhomes designed with first-time buyers in mind. These lands were tendered for sale incorporating a mandate to provide 30 per cent affordable ownership housing within the entire community – demonstrating that significant long-term value can be achieved through intentional disposition of public assets. In addition, Daniels has drawn on its extensive affordable housing experience to create the First Home Boost, a down payment assistance program for the 30 per cent of the homes that will be financially accessible. Designed to help first-time buyers with an annual household income that does not exceed $90,500, being the 60th percentile of income for Toronto, eligible purchasers may qualify for an interest and payment-free second mortgage for more than 10 per cent of the purchase price, “boosting” their five per cent deposit to more than a 15-per-cent down payment. The second mortgage will be held by the City of Toronto and will be repaid, along with a percentage of capital appreciation, when the unit is resold, making this a sustainable program. Funds for the First Home Boost down payment assistance program are provided by the Federal and Provincial governments and administered through the City of Toronto’s Affordable Housing Office.
Build Toronto worked with the Affordable Housing Office collaboratively to assist in securing 30-per-cent affordable ownership housing on the property, contributing $1.6 million towards the down payment assistance. “I applaud both the City of Toronto and Build Toronto for recognizing the opportunity to harness the power of the private sector to create much needed affordable ownership housing in our city,” says Niall Haggart, executive vice-president of The Daniels Corporation. “Becoming a homeowner is a big financial step, and we have been working hard for decades to help make this a reality in the communities in which we build. Daniels, together with our partners Diamond Corp., continue to set the bar for this type of community development, and we are proud to partner with the City of Toronto and its agencies to be a part of the solution to help achieve the City’s affordable housing goals.” “Through the City’s Open Door program, we are streamlining the process and cutting red tape for developers who want to do business with the City so we can build much needed affordable housing quicker,” says Major John Tory. “The City invested $7.7 million to provide down-payment assistance loans to nearly 100 eligible families at 5131 Sheppard Avenue.” Homes at FirstHome Markham Sheppard will be priced from the $290,000s and will include three six-storey condominiums, with a total of 228 suites ranging from 443-sq.-ft. studios to 1,053-sq.-ft. three-bedroom layouts. There will also be 100, oneand two-storey townhomes, in one-, two- and threebedroom designs ranging from 528 to 1,172 sq. ft. Another innovative way Daniels will be keeping these homes financially attainable is to build them before the launch of sales. This approach has been successful with Daniels’ previous 15 FirstHome communities, which have almost always sold out within hours of going on sale. Building before selling also enables purchasers to walk through a model of each home type before making their decision, and owners can move in as early as 60, 90 and 120 days. Construction is underway, and first move-ins are scheduled for spring 2019. FirstHome Markham Sheppard is located at the southeast corner of Markham Road and Sheppard Avenue East, minutes to Centennial College, Hwy. 401 and the TTC. It is surrounded by local amentias including parks, shops, dining and other local amenities. A condominium, by design, is a vertical community in which neighbours live close to each other and meet in hallways, elevators and amenity spaces on a daily basis. It is also a glorious place to call home, where exterior and common area maintenance is handled for you by someone else, and you have access to wonderful amenities under, and in many cases, on top of, your roof. Condo living translates to peace of mind because of security measures in place, and the freedom to travel knowing your home is being looked after while you are away. If you are shopping for your first condo or are considering a move from a lowrise home, congratulations! You are in store for a delightful lifestyle change. Just remember that because of proximity to neighbours, you will be expected to adhere to guidelines set out by your condominium corporation. These rules and regulations safeguard your quality of life and protect your investment. Once you move into your new suite, you have responsibilities to help keep day-to-day living pleasant for everyone involved. For example, if you are a petlover, there may be a restriction on how large of a dog you can own. Be sure to check before you make your final decision. Nowadays,
many condos have dog-washing areas where residents can clean their furry friends’ paws after walks in inclement weather. Common courtesy is the overriding philosophy and it simply makes sense to be kind and courteous at all times. Of course, you will pay a monthly maintenance fee that will be administered by the Condominium Corporation to ensure the upkeep, repair and cleanliness of the building’s exterior and common areas.
The Corporation also administers the reserve fund that ensures your investment will be taken care of for years to come, and your fees cover salaries for the concierge and other staff. Maintenance fees are well worth it. People moving in from lowrise homes are delighted to put snow shoveling and lawn-mowing behind them. Many were paying for these services separately anyway, so they are happy to relegate those responsibilities to condominium staff. Maintenance
fees ensure that you have more time to spend enjoying your beautiful amenities, which are, in essence, extensions of your living space. These may include rooftop lounges and gardens, landscaped courtyards, pools, fitness facilities, games rooms, theatres and the like. Some condos have so many amenities that they hire a resident services director to organize group activities and social events. We have come a long, long way from the apartments and condominiums of the past, when the few amenities they had were relegated to dingy basements, and noise was a problem. Today’s condos are more soundproof than ever before. The Ontario Building Code has been continually upgraded, and builders install more sound-proofing elements, so they’re quieter by design. Other condo rules may involve what you can place on your balcony and main entrance. The guidelines exist to make everyday life comfortable for everyone. As the heart of the home, the kitchen should be a welcoming and functional space for every member of the family. Unfortunately, some kitchens don’t always fit the bill of those with special needs. Here are five elements to keep in mind to increase functionality and accessibility. 62 NextHome.ca
PLANNING You need to take the time to understand your needs. If you’re buying your new home or condo pre-construction, it would be ideal to take the opportunity to make some simple adjustments to the floorplan. Visual, hearing, cognitive and mobility difficulties all require different solutions. Once you know what elements are crucial to include (such as adequate task lighting under cabinetry for the visually impaired or ergonomic and reach dimensions for those with limited mobility), you can begin to develop your plan around them.
EASE OF MOVEMENT How a kitchen can be used is determined the second you step through the doorway. To ensure a space is accessible from all angles, consider the use of support rails in strategic locations. These allow residents with mobile difficulties to pull themselves up and around the room. For those using mobility devices, a 36-in.-wide clear space between an island and cabinetry and a 60-in. turn radius ensure they can move seamlessly throughout the kitchen.

EASE OF USE What’s a kitchen if it’s not functional? Limit the need for reaching, lifting and grasping with smart cabinetry. Whether it be pull-down units for upper cabinetry, handle-shaped or finger-pull hardware that’s easy to grip or roll-out drawers, these details make a world of a difference. Table-height counterspace and sinks with open space below are great options for individuals using wheelchairs.
SAFETY There are safety considerations to keep in mind from the floor to the ceiling. Using non-slip flooring and flush thresholds for different materials are great ways to eliminate mobility hazards. From a cabinetry perspective, we tend to incorporate appliances, such as microwaves, at a lower height – base cabinets or islands – to prevent the spilling of hot food. Control panels for cooktops and ranges are best placed as close to the body as possible, so the homeowner doesn’t need to reach over while cooking on hot surfaces. For the visually impaired, try to minimize any sharp protrusions from tables and floating shelves that can be difficult to notice.
MAINTENANCE Choosing a cabinetry finish that will wear well eliminates the need for frequent maintenance. Typically, we’ll use a wood finish rather than a painted finish, as those tend to be more forgiving from bumps an scratches. Nonporous countertops, such as quartz and porcelain, are virtually maintenance free, while also being incredibly hygienic and sanitary. If you’re expecting some wear and tear, don’t underestimate the power of a lifetime warranty. These products tend to have increased durability and quality.

When you think about decorating your home, you probably think first about wall colour, furniture and accessories. What goes on the floor is probably the last thing you consider, but it’s an important surface and one that can tie all the decorative elements together.

Start with a neutral Whether you prefer wood flooring, wall-to-wall broadloom or tile throughout your rooms, it will provide a great neutral background for an area rug. Add one on top of almost any surface (with care) to provide another layer of colour, texture, comfort and style. It can tie a room together or separate out different zones in one space. RIGHT SIZE
Usually, I’m a fair and reasonable person who likes to work with people and their design ideas, but there is one thing that makes me put my foot down – area carpets that are too small. This is one design feature where bigger is always better. A puny area carpet makes a whole room look small, especially if it’s not connected to any furnishings. Don’t settle for a four-by-six-ft. rug when you need eight-by10-ft. or bigger. All the furniture should be on top of the carpet, with room to spare. Local building centres offer area carpets, but in limited sizes and styles. Consider visiting a local carpet retailer or specialty store where you can see and feel the choices, ask questions and select the right size. CALM YOUR SPACE DOWN
If your room already has lots of pattern and you want to add a calming element underfoot, consider broadloom. It’s generally a long run of one pattern, texture and colour created on a broad loom in wide widths and used for wall-to-wall applications. But because of its versatility, such as choice of colours, textures and patterns, it can be custom-cut to fit your space and the edges bound to prevent fraying. When you want to make a statement with your area carpet, the choices are virtually endless. Today, you can go into many carpet stores and work with a textile specialist to have a one-of-a-kind piece made especially for your space. As design technology advances, so do your choices, especially with area carpets. Along with a vast array of beautiful floor coverings, companies like Weavers Art (weaversart.com) carry lines that are like fine art on your floor. QUALITY MATTERS
With area carpets, you will always get what you pay for. Man-made synthetic carpets such as polyester, nylon and olefin (also called polypropylene) are less expensive but may only last up to five years. Although the colours will last, the fibres may not feel as soft to the touch, will show wear quickly and may not hold up well to foot traffic. Natural fibres such as hand-knotted wool and silk from the east set the standard for carpets throughout the centuries. The search for new, renewable fibres continues, as companies such as Elte (elte.com)
recently introduced organic, natural fibres such as banana and bamboo silk into their carpet collections. Wool can seem like expensive choice, but it is practical because it’s a renewable, natural resource, it’s environmentally friendly, absorbs sound, is water repellent and retains its appearance for years. Companies such as Speers Road Broadloom (speersroadbroadloom.com) have developed a hardwearing wool carpet that is offered at a terrific value. Whether it’s a long-term investment, an artistic statement or a warm and cosy solution underfoot, choose wisely.

5 ORGANIZING MYTHS THAT CAN KEEP YOU STUCK IN A MESS And don’t forget to measure first. Bringing home the wrong containers adds more clutter.

It’s time to dispel some organizing myths that may be getting in your way of a more organized life. I’ve focused on the five most common beliefs about organizing, so you can get clear on what works and what doesn’t. Once we bust the myths, you’ll be on your way to organizing yourself like a pro. 1. Containers will always get you organized. False. Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. In fact, they can become part of the problem. Let’s take Nancy for example. She purchased several large plastic containers to organize all of her craft supplies and memorabilia. But she still couldn’t find what she was looking for when she needed it. Nancy mistakenly thought all she needed to get herself organized was a few containers. But what she really needed was to learn a bit about organizing. Before you spend money on containers or other organizing products, do some preliminary work and planning. The first thing I recommend is doing the purge. Only when you know exactly what it is you need to store, how much of it, and where the most suitable location is to store it, should you go out and purchase containers.
2. Multi-tasking is always productive. False. Although useful in some situations, multitasking can cause you to lose your focus and make costly and time-consuming mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity rather than thinking about all the things you should be doing instead. 3. Being messy automatically means you are disorganized. False. Organizing is not about how it looks, it’s about how it works. Visual, creative types need to have things out where they can see them, because out-ofsight is out-of-mind for them. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flip side of this though is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.
4. You have to toss everything to get organized. False. I often hear people say to me, “There’s no way I could get organized because I am too sentimental. I don’t want to get rid of everything.” Although you shouldn’t keep things you don’t like or will never use, there’s always a way to either display or store the things that matter. For example, shadow boxes or display cases allow you to protect as well as showcase the possessions that truly mean something to you. 5. If you write it on a to-do list, it will get done. False. I had a client who was so proud of her to-do list. It was prioritized, colour-coded and categorized, yet she was frustrated and overwhelmed at how many things on the list were not getting done. To get anything accomplished you have to actually schedule time to do the things on your list. Simply putting a task on a list is not a commitment. Blocking time on your calendar to do it is. INTERNATIONAL FESTIVAL OF AUTHORS Oct. 19-29, Harbourfront Centre This festival includes readings, interviews, artist talks, round-table discussions and book signings featuring authors from around the world. This year welcomes Chantel Acevedo, Kathleen Winter, Helen Humphreys, Roddy Doyle, Diane Schoemperlen, Catherine Graham, Grace O’Connell, Peter Robinson and Terry Fallis.
THE CURIOUS INCIDENT OF THE DOG IN THE NIGHT-TIME Oct. 10 - Nov. 19, Princess of Wales Theatre A unique young boy goes on a challenging journey to clear his name after he’s accused of murdering his neighbour’s dog. This Olivier and Tony Award-winning play makes its Canadian debut, adapting the best-selling novel by Mark Haddon.
HARRY POTTER AND THE CHAMBER OF SECRETS IN CONCERT Oct. 12-14, Sony Centre for the Performing Arts Come listen as the score of the second film – based on the beloved series of books by J. K. Rowling – is performed live, offering a chance to relive some of the movie’s most memorable moments.
ART TORONTO Oct. 27-30, Metro Toronto Convention Centre One of the largest art shows in the city, Art Toronto features work from contemporary and modern Canadian artists. The works are presented across a number of mediums, from painting to sculpture to just about anything an artist can imagine.

THE MARRIAGE OF FIGARO BY W. A. MOZART Oct. 26-Nov. 4, Elgin Theatre One of Mozart’s most famous works, this commedia dell’arte premiered in Vienna in 1786. It follows the plot of The Barber of Seville, taking place several years later as Dr. Bartolo seeks revenge on Figaro by interrupting his wedding to Susanna.
GUILLERMO DEL TORO: AT HOME WITH MONSTERS Sept. 30 - Jan. 7, Art Gallery of Ontario Filmmaker Guillermo del Toro presents his personal collection of art, artefacts, books and props from his Bleak House retreat. The collections range from del Toro’s childhood memories to his inspirations from the Victorian era, explorations of death and the occult, and, finally, comics, movies and pop culture. From YP.ca. Purchasing your first home will likely be the largest investment you ever make. Think about that. Why, you ask? In my 35 years of practicing law, I have seen young couples spend more time researching a new telephone than a new home If you take anything from this article, it should be this: Research everything ahead of time, such as builders, areas, amenities, property taxes, lawyers, zoning, bylaws and neighbours. And don’t let yourself be pressured by anyone. WHAT CAN YOU AFFORD?
Review your available cash for deposit, and your annual income to pay a mortgage and expenses. Then, speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will let you focus on homes you can afford. Get a pre-approval in writing so you have something to rely on, because especially today, it is critical that you do not get caught up in the rush of buying a home that is beyond your budget. CONDO VERSUS FREEHOLD
Condo living provides a carefree lifestyle – someone else cuts the grass and shovels the snow – but you pay monthly maintenance fees and sometimes others determine 84 NextHome.ca NextHome.ca | GTA
how the amenities, if not your unit itself, can be used. Freehold ownership means freedom to do what you want, but maintenance and upkeep fall on your shoulders.
Make your lawyer justify all expenditures that don’t make sense. NEW VERSUS RESALE
Once you determine what type of home you want, you need to decide between new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Be sure to see an experienced real estate lawyer familiar with these kinds of purchases before the agreement is final and no longer conditional. Research the builder, visit completed communities by the builder you’re considering, and ask people about quality and aftersales service.
Ensure that you have a preagreed fee with the solicitor. Then, have your lawyer provide a list of disbursements – those monies expended on your behalf necessary to properly search and close the transaction. This is where some lawyers may try to charge large fax, mail and photocopy fees. Make your lawyer justify all expenditures that don’t make sense. MISCELLANEOUS
Do you have a will? Is it up to date, and does it represent your current situation and state of affairs? A will prevents sibling disputes, clarifies who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from possessions to your realty, stocks and bonds, and will help guide your funeral arrangements. You will also need insurance for the home. This is the right time to look at life and disability insurance, to determine if you should be insuring your mortgage in case something happens to the major wage-earner. As you can see, there is a lot to consider when buying your first home. Being prepared will help you enjoy the experience and find that dream home.
FIND THE RIGHT LAWYER
A lawyer must advise you at the time you make your offer, to guide you in understanding the Agreement of Purchase and Sale. The right lawyer will explain how real estate agents work, what documents you will sign, and what is to be included in the offer. It is important that your lawyer explains all the potential costs you will face and what you may encounter.

LOCK ‘EM AND LEAVE ‘EM PROVINCE LAUNCHES COMMUTER BIKE PARKING PROGRAM Commuters who use a combination of cycling and public transit will soon have access to expanded bike parking at transit stations. The Province’s new Commuter Bike Parking Program will build secure bike storage lockers at GO Transit stations and car pool lots across southern Ontario. The plan will cost about $2.5 million, which comes from proceeds from the Province’s cap on pollution and carbon market and is part of Ontario’s Climate Change Action Plan. • 8 bike lockers will be installed at each of 15 commuter parking lots across the Greater Toronto and Hamilton Area, Niagara and Simcoe Region for a total of 120
bike lockers. The work is to be completed by March 2018. • 28 bike rooms will be installed at 26 GO Transit stations in the GTA over the next four years, expanding storage capacity and enhancing security. The first locations, which will be complete by spring 2018, include: Appleby, Markham, Mount Pleasant, Bronte, Unionville and Stouffville. “We are providing expanded and more secure bike storage at our GO stations to make it easier for our customers to lead active lifestyles and choose transit first,” says Rob Siddall, interim president and CEO, Metrolinx. —Marlene Eisner

Now Canadians can stay on top of their credit and react to any suspicious activity easily and quickly. Credit Karma will monitor its members’ TransUnion credit reports on a rolling, daily basis, searching for significant changes on a credit report including: • New credit inquiries, and whether a new account is opened • A creditor reports a delinquency • The status of an account has changed • New personal information such as 90 NextHome.ca NextHome.ca | GTA

FRED LOSANI CEO, LOSANI HOMES, HAMILTON BY LYDIA MCNUTT
FOR HAMILTON-BASED LOSANI HOMES, BUILDING HOMES AND COMMUNITIES IS JUST PART OF THE JOB. IT’S ALSO ABOUT GIVING BACK – AT HOME AND ABROAD desirable new home communities on the Hamilton Mountain. It will feature detached homes, townhomes and condo suites, so there is the right home for everyone.
NEXTHOME: Losani Homes has a
lot on the go at the moment. Can you share information about some of your upcoming communities? FRED LOSANI: We are proud
to bring to market Vista Ridge in the heart of Beamsville. Situated on a former old vineyard, Vista Ridge will offer more than 600 homes and feature single-family detached homes across several lot categories, as well as freehold and condo townhomes. We are also launching the second phase of Madison at Central Park, a much-anticipated community on the Hamilton escarpment. In 2018, The McKenzie in Caledonia and Brant West in Brantford will launch, both featuring detached homes and townhomes. And we’ll open Lincoln Estate in Lincoln, a smaller development that will feature singles on 35 executive style lots in Lincoln. NH: Losani specializes in new
communities west of the GTA. What do you look for when considering an area for development? FL: Location is paramount, the
status of the land itself and, of course, value. The backdrop and setting of our communities also plays a pivotal role in evaluating potential opportunities as does proximity to conservation lands 108 NextHome.ca
and trails, recreation, shopping and all the modern amenities that today’s purchasers deserve. We have delivered several communities whose amenities are unmatched. A major contributor to our success has been our ability to identify emerging markets in the surrounding Hamilton areas. Thanks to some very timely and strategic acquisitions, Losani Homes has been able to deliver incredible value for our customers. Our land development team has done an exceptional job positioning our land portfolio and growing our land bank over the last several years. NH: The first release of Madison
– phase 2 of Central Park in Hamilton – recently sold out. What are some of the key features of your master plan for this community? FL: Several key features make Central Park one of the most
Central Park is truly a community. The scale of the community enabled us to include a generous 15-acres of naturalized greenspace with a pond, eco-trail promenade and park. The eco-trail promenade connects to the 10-km East Mountain Trail Loop and the neighbouring 280-acre Eramosa Karst Conservation Area. The community park itself has been heavily influenced by its New York City namesake, featuring play rings inspired by the famous 110th street playground, as well as the Eramosa pavilion and carousel trellis. Situated on the Hamilton Mountain along the new Upper Redhill Valley Parkway, the development is perfectly located for easy travel. Central Park is surrounded by amenities. Everything you need is within walking distance. Recreational facilities such as golf courses, arenas and community centres are highly accessible by foot or bike. NH: Losani was one of the first
builders to introduce modern architecture to communities in the Greater Hamilton area. How did you know the time was right, and
what has the response been? FL: Introducing modern elevations
is something we have discussed for some time. We found the right materials to bring the vision to life, and had upcoming communities that we identified would be well suited to modern architecture. Given these two facts, we felt the lowrise market was ready for contemporary and modern architecture. We used our Pronto program – where we build homes before they are sold – as a test case. Initial response was positive and we continue to offer modern elevations in subsequent communities. We are proud of these new designs, and are happy to see the market respond so positively. NH: How important is it for
Losani Homes to “give back,” and what are some of your latest endeavours? FL: After raising hundreds of thousands of dollars by crosscountry skiing to both the North and South Poles, as well as hiking the entirety of the Bruce Trail to raise money for local children’s charities, we have directed our
attention internationally. In 2013, with the assistance of the Hamilton Community Foundation, the Losani Family Foundation was created to help support our charitable giving efforts under one unified front. The Foundation found the perfect partner in WE, formally Free the Children, which shares our commitment to positively impact local and global communities. In 2014, through the Adopt a Village campaign, Losani Homes directly contributed to a massive development project in Western Kenya that included building and sustaining crucial pillars of infrastructure. In 2015, several Losani family members traveled to Los Rios, Ecuador to build a new classroom and a state-of-the-art medical facility which will serve more than 12,000 people. These efforts were recognized by the 2016 NAHB National Sales and Marketing Council when Losani received the Building Industry Community Spirit award. Currently, the Foundation is working with WE for upcoming projects that include building a school in India, as well as helping to bring safe drinking water to villages along the Napo River.
NH: The housing market in
the GTA has gotten too hot to handle – particularly in the lowrise segment. Have you seen a spike in homebuyers leaving the Toronto area in favour of new Southwestern Ontario communities? FL: We have experienced a rise in sales and registrations from the GTA. With the steady increase in GTA home prices, we’ve seen a spike in homebuyers from Toronto, Mississauga and Brampton. The immediate impact has been felt in higher home prices across Hamilton, and with it the rental market has increased. NH: How well is the infrastructure
development in Southwestern Ontario meeting the increasing population and heightened demand for housing? FL: As Hamilton grows, so must the systems that support it. The LRT will help bridge the gap between Hamilton’s growth and the need for improved transit. The LRT is just the beginning of a long-term vision that includes five transit corridors to help connect key destinations across the city. SEPT 30 - OCT 14, 2017 109
