What a difference a year makes. Last year about this time, we were hearing all about the federal government’s efforts to come up with a National Housing Strategy. For months, Minister of Families, Children and Social Development Jean-Yves Duclos consulted with provincial bodies, industry experts and everyday Canadians to devise a policy to address the myriad issues and challenges we’re facing. Now, after an Expert Roundtable in Ottawa on Oct. 5., we’re told the Strategy is weeks away. It was a daunting task, to be sure: To design a national strategy that addresses multiple and varied issues, and executes a vision that is equitable across differing economies, markets and conditions. From affordable housing to rental markets to homeownership, the challenges are complex and far-reaching. It’s not just that Canadians are expecting a lot from the Strategy, the single largest commitment in Budget 2017, with investments of $11.2 billion over 10 years. It’s that we need it. What’s happened over the last year, besides all the planning, is that many of the issues have grown even more difficult and challenging.

CENTS OVER SENSIBILITY CANADIANS WILLING TO EXCEED BUDGET TO BUY A HOME A new TD survey reveals Canadians are willing to put cents over sensibility when it comes to buying a home. Environics Research Group conducted an online survey among 2,000 homeowners, non-homeowners, homebuyers and potential buyers from July 28 to August 7, 2017. Of those who responded, 60 per cent said they would be willing to exceed their budget, with 56 per cent saying they would go over their budget by up to $50,000. “Emotions are playing too big of a role in the home-buying process and are tempting buyers to spend more than they can afford,” says Roy D’Souza, associate vice president, Real Estate Secured Lending at TD Canada Trust. “[The amount of] $50,000 might lose its sticker-shock compared to the overall price of a house, but it’s still a substantial amount of money that could be used to meet other financial needs. … Keeping your feelings in check is critical to making objective decisions that match your short- and longterm financial plans.” The survey also shows that 57 per cent of homebuyers say they are confident about what they can afford, yet 97 per cent admit they wished they had factored in their other financial obligations when determining how much mortgage they could really afford, with 54 per cent stating property taxes and 33 per cent including overall lifestyle expenses. “Owning a home is a lot more expensive than buyers expect,” says D’Souza. “Buyers who don’t account for these extra costs are potentially putting
themselves under a lot of financial stress should their circumstances unexpectedly change.” A helpful tool is a mortgage affordability calculator, whereby the potential buyer plugs in their financial information to help them understand how much home they can afford after monthly expenses, debt payments and savings are accounted for. For those looking to buy a home, here are more tips from TD: • Build a buffer before you buy: As much as possible, consider and plan for the unexpected by maintaining a financial buffer of at least three to six months, to help offset the impact of unforeseeable rate changes. Also, learn as much as possible about the best type of mortgage to suit your needs (for example, fixed versus variable interest rates) to ensure you’re making an informed decision that works best for you. • Be honest about your lifestyle: Don’t confuse your budget with the mortgage you qualify for. Consider what your priorities are and get honest about what you can live with, what you can live without, and how your mortgage payments and ongoing home costs will impact your quality of life. • Embrace a homeowner state of mind: From maintenance costs to various types of insurance needs, there are different expenses to factor in when determining how much you can afford. Test drive your mortgage by putting aside what you anticipate your mortgage payments and home owning costs will be each month to prove that your budget is sustainable.

GTA NEW HOME SALES DOWN IN AUGUST BUT STRONG COMPARED TO LAST YEAR Sales of new construction homes in the GTA were down in August, with the year-to-date sales still very strong, according to the Building Industry and Land Development Association (BILD). Altus Group, BILD’s official source for new-home market intelligence, reported 795 new homes sold in August. Lowrise single-family homes, which include detached and semidetached houses as well as townhomes, accounted for 114 of the homes sold, while 681 were multi-family homes, condo apartments in highrise and midrise buildings and stacked townhomes. BILD President and CEO Bryan Tuckey says August is typically a slow month and cautioned against reading too much into the drop. “One month does not a trend make. Late summer is a quiet time for real estate, and most builders wait until September to launch developments and bring new product to market,” says Tuckey.
August sales were down 69 per cent from August 2016 and 62 per cent below the 10-year average, but year-to-date sales are still ahead of last year and 28 per cent above the 10-year average. The overwhelming majority of the 31,749 new homes purchased so far this year were multi-family units, condo apartments in highrise and midrise buildings and stacked townhomes. Twenty per cent of year-to-date sales were lowrise single-family homes. “The longer-term decline in single-family’s share of new home sales has now kicked into hyperdrive – dropping from about one-half in 2015, to one-third last year, to less than one-sixth in recent months,” says Patricia Arsenault, Altus Group’s executive vice-president of Research Consulting Services. The supply of new housing increased marginally in August, but it is still far below what is considered a healthy level. At the end of August there were 6,608
multi-family homes and 1,880 single-family lowrise homes available for purchase in builders’ inventories. With this comes a corresponding slight decrease in prices. The average price for available new single-family lowrise homes was $1.28 million, down from July’s $1.3 million. However, that is still 38 per cent more than a year ago, when the average price was $931,506. The average price of available multi-family homes in the GTA in August was $644,327, down from July’s average of $665,041, but still 34 per cent more than a year ago. The price decrease for available new condo apartments in the GTA was due to slight declines in both the average unit size and the price per sq. ft. of available units. The average unit size in August was 859 sq. ft. whereas in July it was 871 sq. ft. The average price per sq. ft. was $750, down from July’s $764. In August 2016, the average price per sq. ft. was $595 and the average unit size was 808 sq. ft.

CONDOS: HOMES THAT WELCOME PEOPLE OF ALL AGES

It’s been a busy year for condo sales, with condo apartments accounting for nearly 80 per cent of the GTA’s 2017 new home sales as of the end of July. The fact that so many people are buying condos is not a surprise given Ontario’s intensification policy and lack of lowrise housing supply, and the resulting price growth in the new homes market, but let’s look at who is buying condos and what they are looking for. Condo buyers typically fall into a few main groups, each with its own distinct characteristics and priorities, according to a report from BILD member In2ition Realty. First-time buyers, largely single or coupled-up Millennials who may or may not have children, are one of these key groups. Their limited savings mean that price is an important consideration. They also consider the usefulness of the amenities, and they are attracted to aesthetics and technology, according to the In2ition report. The move-up buyers tend to be professional couples in their 30s, 40s and 50s, with or without families. They have significant savings and built-up equity. They are influenced by a new home’s location, value, size and functionality of layout, the report 24 NextHome.ca NextHome.ca | GTA
says. Move-up buyers value good design and high quality in materials, finishes and amenities. The downsizers or empty nesters are professionals or retired people in their 50s, 60s and 70s. Like the move-up buyers, they value great design, high quality and functionality, but they are also looking for entertaining space, according to the report. So what features are condo buyers looking for right now? In the kitchen, they want a full-sized fridge and a kitchen island, says the In2ition report. In the rest of the home, they want pocket doors, walk-in closets, window coverings, engineered flooring, smooth ceilings and smart wiring. With amenities, there is a trend toward quality over quantity, the In2ition report shows, because buyers are looking to minimize maintenance fees. Well-equipped gyms, hotel-style lobbies and car-sharing programs are popular right now.
With more people at all stages of life buying condos, we are seeing a growing demand for common spaces in developments. Features like playrooms, shared workspaces, communal gardens and social hubs that offer all residents more living space are becoming more popular. The building industry is in the new home business and it is constantly innovating to build the features and amenities that home buyers want and value. DANIELS’ ACCESSIBILITY PROGRAM DELIVERS INCLUSIVE CONDO COMMUNITIES The Daniels Corporation on Oct. 3 announced a new program offering condominium suites specifically designed for buyers who use wheelchairs. These units offer standard features at no extra cost such as roll-out/low threshold balconies with a swing door and large roll-in showers with mosaic tile flooring. Called the Accessibility Designed Program (ADP), the initiative exceeds the Ontario Building Code (OBE) that requires builders to provide at least 15 per cent of a development’s units designed as barrier-free. It is also in line with the four principles of the Accessibility for Ontarians with Disabilities Act: Independence, dignity, integration and equality of opportunity. More than 15 per cent of Ontario’s population, or one in seven, has a disability, including more than 40 per cent of people over the age of 65. Aside from offering adapted suites, Daniels’ ADP also incorporates mobility aids in the amenities, common areas and building entrances. Examples of these would include a lowered concierge desk, accessible kitchens in the party rooms, larger turning radii and waste chutes with automatic door openers. “Until now, there has been a significant lack of new residences designed for people with mobility needs,” says Jake Cohen, Daniels vice-president of Project Implementation. “Daniels is committed to creating vibrant and inclusive communities that offer

homes to the broad spectrum of the market, including people who find mobility difficult in traditional layouts. These buyers should be able to choose from designs that are both functional and contemporary, with the most upto-date finishes.” Over and above the standard ADP suite designs, buyers will be able to customize their suite to meet their individual needs. The ADP is being launched at two Daniels’ locations: DuEast Condominiums, the newest residential offering within the 69-acre Regent Park revitalization, and Wesley Tower at Daniels’ City Centre in a 23-acre master-planned community in Mississauga’s City Centre. ADP
buyers can select from one,- two,and three-bedroom layouts, many located on the ground floor. Daniels’ design team worked with Accessibility Advantage, one of Ontario’s leading accessibility consultants, Quadrangle Architects, a leader in universal accessibility design, and Luke Anderson, notable universal design advocate and founder of the StopGap Foundation, a charitable organization that designs and distributes ramps to stores with stepped entrances. “It’s not us that have disabilities, but it’s the places that we live, work and play in that are disabling,” says Anderson. “Daniels ADP initiative is a milestone in working toward a totally inclusive society.”

are various government programs available to help you buy a home: • Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. • First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the HBTC to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. OBOA, TARION AND OHBA STRIKE PARTNERSHIP AGREEMENT The Ontario Building Officials Association (OBOA), Tarion Warranty Corp. and the Ontario Home Builders’ Association (OHBA) have formed the Ontario Building Partnership. The goal of the partnership is to increase consumer protection for new homebuyers, improve industry standards and achieve greater consistency in education and application of standards in the province’s new home building industry. “We’ve been partners for years on a number of important issues, like preventing illegal building. Now, the Ontario Building Partnership will prioritize even more issues that are important to Ontario’s builders, municipalities and new homebuyers,” says OHBA
CEO, Joe Vaccaro. One of the first initiatives of the partnership includes striking a new working group that will focus on: • Advocating for a legislated, province-wide program to protect homebuyers from illegal builders; • Partnering on public education initiatives, including “Who Does What” campaigns, information sharing on trade strikes and other industrywide matters and regional issues;
• Ensuring that homebuyers benefit from consistent and improved construction standards across the province. “The home building landscape in Ontario is continually changing,” says OBOA President Matt Farrell. “New technologies, new risks and building innovations make it all the more important for us to be working together.” Tarion CEO Howard Bogach adds: “Part of what we’re trying to achieve is greater consistency in education and application of standards, and increased professionalism across the province. We know that will, in turn, provide greater consumer confidence and better products for the consumer.”

HOW TO IMPROVE THE ODDS OF GETTING A MORTGAGE

Getting a mortgage is a pretty straightforward process, but did you know there are ways to improve the odds of getting one? Ask yourself: “How much mortgage can I afford?” Just because you’re approved for a certain amount, doesn’t mean you should use all of the money available to you. The last thing you want is to be house poor. You should create a budget with expected carrying costs as well as any other expenses that may come up including vacations, retirement savings and having kids. With all that in mind, you can feel comfortable with your numbers. To ensure you get the mortgage that you need, you should do the following: MAKE A LARGE DOWN PAYMENT
With a larger down payment, you won’t need to borrow as much from the bank. Since the bank doesn’t have to lend you as much, there’s a much better chance of you getting that mortgage. Any down payment of more than 20 per cent means you won’t have to buy mortgage default insurance. IMPROVE YOUR CREDIT SCORE

mortgage. Your credit score is a number between 300 and 900, and most large lenders want your score to be at least 650. If yours is below that, take the following steps before applying for a mortgage. Pay your bills on time: This is one of the major factors that determines your credit score. Lenders want to see that you have a history of paying your bills on

time. If you miss two payments in a row, your score will drop dramatically. As long as you make the minimum payment listed on your credit card statement, your credit score will remain in good standing. Of course, you’ll end up paying high interest charges, so it’s not a habit to get into. Pay down debt: Lenders also look at how much debt you’re currently holding. If you have a car loan and you’ve maxed out your
line of credit, those things could work against you. While having some debt is fine, use a mortgage affordability calculator to see how that debt affects the amount you’ll be approved for when applying for a loan. Don’t apply for additional credit: There’s nothing wrong with having multiple credit cards, but you don’t want to be applying for them right before you get a mortgage. Lenders will see that you’ve put in these applications and wonder why you suddenly need access to so much credit. Even if you have a legitimate reason, you don’t want to give lenders a reason to decline your mortgage application. THE BOTTOM LINE
Applying for a mortgage is easy, but you’ll want to take a few steps to improve the odds of getting approved. Quite often it comes down to your credit score and debt load, which are easy to improve. Take the steps now so you won’t have any issues later when you’re ready to apply for a mortgage.

If you’re waiting for news reports that housing prices are dropping, then you need to seriously rethink your real estate buying strategy. It’s true what they say: Don’t believe the hype. Those who take the time to get the facts straight, and do their homework as to what they can afford to buy, will continue to reap the rewards. The GTA housing market overall is still strong and healthy, despite slight increases in mortgage rates and government tactics designed to cool some markets. Yet the media often uses headlines that scream the sky is falling, which is why it is so important to do your research, choose an experienced mortgage provider and buy a home that you can hold onto for the long term. Builders and developers selling new communities in an environment where consumers are constantly bombarded with reports of housing bubbles and skyrocketing housing prices are just as sensitive to news reports and pricing as you are. For example, a recent report from Altus Group, which compiles sales numbers for the Building Industry and Land Development 44 NextHome.ca NextHome.ca | GTA
Association (BILD), said that due to a small increase in the supply of new homes available in builders’ inventory, the average price of a new home dipped from an average of $1.3 million in July to $1.28 million in August. The decline is significant, sure, but if you continue reading the report, the average price of a new

home last year was $931,506, meaning if you’d bought a new home then, your home’s value is already up by 38 per cent. This is an important fact that some media sources neglect to mention or will bury in a story when pulling facts and stats from news releases. I can see the headline now: “New home prices drop nearly $400,000 in one month.” Not cool. Do your homework and go directly to the sources of news releases if you see questionable facts that don’t add up. Media sources pull a lot of excellent
facts from associations such as BILD, CREA, OREA, TREB and REBGV. And guess what, most of the time, the sky is not always falling. You just need to get all the facts straight. Housing forecasts are also good indicators that may help you mitigate risk. The Canadian Real Estate Association adjusts its forecasts quarterly. Right now, it says that the average resale home prices in Ontario will be up 8.7 per cent overall, but that prices are expected to be down 1.1 per cent in 2018. Does that mean you should wait until 2018 to buy? I hope you don’t, because rates could (and likely will) rise again, meaning you missed the boat to lock in at a great rate. The good news is that nationally, CREA is forecasting that home prices are expected to grow at an average of 3.4 per cent in 2017, and fall 0.6 per cent in 2018. RECORD-SMASHING CONDO SALES FORECAST FOR GTA THIS YEAR: HOUSING EXPERT

Economist Will Dunning recently released his Toronto Housing Market Digest for September, and his updated forecast is now calling for 34,300 Greater Toronto Area (GTA) new highrise condominium apartment sales in 2017. This would smash the all-time record by 5,000 units, set just last year. According to Altus Group data, there were 25,322 new condominium apartment sales in the GTA during the first eight months of 2017, a 38-per-cent increase over the record-setting pace in 2016. Just over 21,600 units have been launched into the market this year, meaning demand has clearly dwarfed supply, and unsold inventory levels are subsequently down 51 per cent since August 2016. What usually happens when demand exceeds supply is prices go up, and that theory has held true in the GTA this year. New condominium prices have risen from $481,000 on average in August 2016 to slightly more than $644,000 in August 2017 – a 34-per-cent increase year-over-year. year, there are still a number of high-profile launches scheduled, including the 82-storey The One project at the intersection of Yonge and Bloor, in addition to sites in King West, Regent Park, the West Don Lands, the Toronto waterfront, Yorkville, the Entertainment District, North York, the Mississauga City Centre, central Markham and Georgetown.

Can the resale housing market absorb 34,000 new units? We won’t find out until 2021 at the earliest, as many of these developments need to secure adequate sales to qualify for construction financing, complete their construction drawings, acquire a building permit, and spend two to five years being built.
Every time someone has questioned Toronto’s ability to take on more units and predicted a price decline due to oversupply, they have been proven wrong. Even 2009’s global economic meltdown hardly put a damper on the GTA new condo market. Is this time different? Only time will tell. Sky-high prices, new rent control guidelines and increasing interest rates will have an impact on investment returns moving forward. However, record immigration and job growth, the rise in single-person households and healthy baby-boomers staying put, will both increase demand and lower available supply in the coming years. When given the opportunity to chat with a designer, one inevitably talks about decor trends. But, when it comes to the award-winning designer Jane Lockhart (who is no stranger to NextHome), discussing design trends takes on a whole new meaning because... well, she helps set them. Specializing in new builds – both highrise and low-rise – Lockhart has the unique opportunity to work with builders and their customers directly. This relationship allows her to kit out new builds with the latest and greatest before it hits mainstream design. “It’s such a great partnership because as a designer, I get to do things that are really different,” she says. Case in point, one of the major shifts in design

she predicts is the nod towards black and charcoal kitchens (even black stainless steel appliances) instead of the traditional white ones we have seen for over a decade. “People are starting to feel that white kitchens have no personality,” Lockhart says. “The feeling that it is ubiquitous is catching on.” Lockhart has parlayed this sentiment into redefining her kitchen designs for new homes with this in mind. “Even if customers still want the white kitchen, it’s about bringing in tons of accents with interesting colour, pattern and detail to off-set the white.” Another emerging trend she is excited about is what she likes to call “putting hobbies on display. “It’s time to display your wine collection, gourmet knife
set and even what’s inside your fridge,” says Lockhart. She mentions LG’s Black Stainless Steel French Door Refrigerator with InstaView capabilities, that lets you see what’s inside the fridge with a simple tap on the front door. How cool is that? Gone are the days where everything is streamlined and hidden. It’s time to showcase what you love. The art of display spills out into the entertaining aspect of the home. With the busy entertaining season fast approaching, Lockhart explains that there is a move away from sit-down dinners and a preference for more beautifully presented buffet style tablescapes. “Even the width of tables is getting wider so that you can have family-style serving, where
everything is down the middle, free-flowing and selfserve.” No doubt, we are going to see more of these home trends become de rigueur in 2018, but you heard it here first from Jane Lockhart.

Design is a vital part of our lives. Design provides us spaces to live, to work, to enjoy. Design appeals to the eye, to the senses and to our personal aesthetic. But design is more than just creating a space and infusing comfort and beauty – and that is at the heart of Toronto’s recent show: EDIT – Expo of Design, Innovation & Technology. The inaugural show let visitors explore how life could be improved by thoughtful design.

EDIT was created by Design Exchange in partnership with the United Nations Development Programme. The curated show drew together some of the world’s most renowned design minds, students, artists, architects, thinkers and problem solvers. It was held in East Harbour (the old Unilever soap factory) in Toronto’s Don Lands, with over 150,000 sq. ft. of floor space over six floors plus the rooftop and the factory’s grounds. WHY DESIGN?
We’re attuned to our surroundings. The wrong colour, the wrong lighting, the wrong counter height – these things actually affect us and impact the function of a space. We pick our home’s features and finishes so carefully – but do we really understand how each design element impacts us or how to improve our lives by living in better design? EDIT examined how design effectively improves life, exploring four basic categories: nourish, care, shelter and educate, combined with the main exhibit: Prosperity for all. Each category was curated by a different leader in design. Bruce Mau curated Prosperity For All. Chief Design Officer of Freeman, and Co-Founder and Chief Executive Officer of Massive Change Network (MCN), a global design consultancy based in Chicago, Mau is revered for his work in design. Of the installations, he explained that “Design is a methodology of solving problems, not an expensive add-on.” Just one of many examples, one of the installations, Women’s Opportunity Centre, is a school in Rwanda. To train the students, the women built the school themselves and were taught the skills of design and construction in the process. The roofs of the buildings were designed so that the school functions to collect water. Another installation illustrated Zita Cobb’s concept of economic nutrition. Like a food label, the “ingredients” are development elements such as labour, materials, overhead, sales, marketing, investment in community and other factors that show the investment and economic benefit, creating accountability and illustrating a building’s impact. 70 NextHome.ca NextHome.ca | GTA
HOUSING DESIGN TO IMPROVE OUR CITIES
Some of the most impactful exhibits illustrated how we can improve our developments, homes and cities by implementing thoughtful design. In the exhibit No Lot is Vacant, the factory’s rooftop was filled with milk crates containing vegetable gardens. Utilizing crates, a developer’s vacant land parcel can be covered with mobile and temporary gardens so that the land is put to good use, pre-construction. As development starts, the garden is easily relocated. It’s an urban meadow that can feed a community. THE FUTURE IS WOOD
One of the insightful partner installations at EDIT, Great Gulf mounted The Future is Wood. Taking the perspective that “One of the oldest building materials known to humankind is also one of the most advanced,” the installation features 5,000 tree clippings that are to be planted after EDIT concludes. NOURISH, CARE, SHELTER AND EDUCATE
Each principle was explored: A cooling space created by a simple fan and high-powered water nebulizer; a Disney-themed shipping container-turned-livingspace. From ideation to reality the show featured private meeting areas within a public place created by the effective use of layering fabric; toys made out of reclaimed trash; solar-powered flashlights; 3D-printed prosthetics; IKEA’s kitchen lab; and a variety of basic, minimalist functional shelters. From simple to elaborate, low tech to futuristic, exhibits were impressive and made visitors stop and think – and become more aware of the design in their surroundings. It’s a great thought to take home from EDIT.

Here you are, getting ready to embark on your new life and ready to make what may be the largest single purchase that you will ever make when you are confronted by daily doses of economic doom. “What do I do?” you ask yourself. Don’t be afraid, take your time, do your research to identify the area you like, the services available to you and ensure that there are no hidden matters that could affect your decisions. What do I mean? No old dumps in the area; no commercial malls to be built right next door; what are the amenities in the area? Go to the local municipal office and check with the planning and zoning departments to ensure you know exactly what your neighbour and neighbourhood will be. Next, speak to the mortgage specialists at the bank you deal with and at the same time, consult a reputable mortgage broker. Find out how much money you are entitled to borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes that are within your budget. Get a pre-approval in writing so you have something to rely on, because it is critically important that you do not get caught up in the rush of buying a home beyond your budget. Traditional detached homes provide the freedom to do what you want but maintenance and upkeep fall on your shoulders. Lawyers are next. Look around for one by starting with media and look in magazines, newspapers, listen to radio and watch real estate television. Go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing up front and whether they make you feel comfortable. Call the Law Society of Upper Canada, Lawyer Referral Service. This service keeps lists of lawyers and refers
requesting members of the public to lawyers who practice in the area requested. However, this just gets you someone in your area. You need to really check them out when referred. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Once you’ve found the right area, type of home and lawyer, it’s time to find the right real estate agent. Be careful, you want someone who will work for you within your budget and area. CANADA NEAR TOP IN SURVEY OF GLOBAL HOME AND CONDO PRICES Canadian cities rank in the top 15 most expensive housing markets in the world, according to a new Century 21 Canada survey of home and condo prices in 75 global markets. It’s no surprise that Toronto and Vancouver were ranked high, with the Montreal housing market just missing the top 15, ranking 19th for condos and 18th for single-family homes. The survey listed the average cost of a condo in downtown Toronto as $833.20 per sq. ft., and compared that price to Tokyo, where the cost of a condo is $775.72 per sq. ft. For a singlefamily home in Toronto, the report listed the price as $594.65 per sq. ft., comparable to a single-family home in Weisbaden, Germany at $635.35 per sq. ft. In West Vancouver, the data revealed that a single-family home is
closely equated to San Francisco, averaging $824.47 per sq. ft. and $934.96 per sq. ft., respectively, while a condo in downtown Vancouver comes in at $1,172.80 per sq. ft., compared to $1,454.57 per sq. ft. in San Francisco. The cost of a single-family home in Vancouver is $824.47 per sq. ft., comparable to Singapore at 921.48 per sq. ft. In the Montreal market, the price per sq. ft. for a single-family home at $519.51 is most closely comparable to New York City, at $508.62 per sq. ft., while a condo in Montreal sells for $538.73 per sq. ft., just behind Hod Hasharon, Israel with $544.50 per sq. ft. Hong Kong was ranked as the most expensive city to purchase property, with the average singlefamily home in the Kowloon area priced at $3,570.23 per sq. ft.

This is 3.5 times more expensive than Beijing, the second most expensive city, at $1,005.31 per sq. ft. for a single-family home. In Hong Kong itself, condos are priced at $2,330.21 per sq. ft. These numbers are the result of a recent Century 21 Canada survey of 75 cities in 27 countries detailing the average price persq. ft. for a home, and found that generally, the price per sq. ft. is higher for a condo than for a single-family home. “Canada’s housing market has attracted much attention over the past few years. These numbers show just how we rank on a global scale,” says Brian Rushton, Century 21 Canada executive vice-president. “While prices are no doubt expensive, we really rank in the middle of the pack when compared to other global cities.”

ONCE LITTLE MORE THAN A
Victorian village surrounded by a township of farms, in the last few decades the formerly sleepy community of Milton has become an appealing destination for commuters. Central Milton begins just south of Hwy. 401 at Steeles, extending as far south as Louis St. Laurent Blvd, and from Hwy. 25 and Bronte in the west to James Snow Parkway. THE VIBE
Hailed as Canada’s fastestgrowing city, Milton’s population rose by a whopping 56.5 per cent per cent between 2006 and 2012. The influx of new exiles from city life has greatly improved shopping and dining options in the area, and brought new parks, arts and leisure centres to this previously quiet community. MEET THE NEIGHBOURS
Milton is a diverse community, both ethnically and across the age spectrum. While the majority of residents are white, English speakers, there is a large South 94 NextHome.ca NextHome.ca | SWO
Asian community, and growing black, Latino and east Asian populations. Younger families, as well as multigenerational ones, are drawn there for its excellent schools and affordable housing. The small-town community spirit doesn’t seem to have been diminished by population growth, and locals describe it as a very friendly place where neighbours are happy to help each other. PLANES, TRAINS & AUTOMOBILES
Located just 40 km west of Toronto via the 401, Milton is a great choice for commuters by car, train or bus – it’s also the western terminus of the GO line. Within town, cycling and driving appear to be the most popular options, due to the extreme expansion of the city in all directions. Milton also has its own public transit system.
CHUDLEIGH’S APPLE FARM Pick-your-own farms abound, but Chudleigh’s draws visitors from all over Ontario on beautiful fall weekends. The orchards are laden with fruit and there’s a petting zoo and hay slide amusement area for the kids.
THE IVY ARMS This Irish pub prides itself on its wide selection of domestic and imported beers, full menu (from entrees to typical pub grub) and nightly events, including karaoke and poker nights. Voted Best Patio and Best Sandwich in the Milton Choice awards!

Milton isn’t Toronto; it isn’t even Mississauga, so anyone coming from the city (or close to it) will find the cost of living comparatively reasonable. You’ll find most upscale restaurants and boutiques downtown and in the new shopping area near James Snow Parkway and the 401.

Having building amenities under your roof is a major appeal of condominium living. The opportunity to recreate, entertain and relax without having to drive anywhere is enticing. Amenities extend your living space and eliminate the need for you to have to fit exercise equipment, a home theatre, large dining table and other items into your suite. They are all just an elevator ride away. Over the years, it’s been fascinating to watch the metamorphosis of condo amenities as demographics and the times change. Large buildings have often included fabulous pools both indoor and outdoor. Some of the more intimate condominiums are now opting for whirlpools or dipping pools. We see new condos coming onto the scene with water features such as reflecting pools. It all depends on the target market for those buildings. Elaborate party rooms are being replaced by multi-function rooms that can be adapted for a multitude of uses. They may have sliding doors to separate a large area into smaller venues, or perhaps furniture groupings that delineate space. Many of these rooms open onto gorgeous landscaped terraces, adding yet another level of luxury to 100 NextHome.ca NextHome.ca | SWO
entertaining. Who knows what multi-purpose rooms may feature in the next few years? The possibilities are exciting. Sporty types love living in a condo where they have facilities that enable them to put up a volleyball net for a game or play pick-up basketball. In addition to a concierge, we are seeing more

buildings now providing an onsite resident services director whose job it is to organize and arrange programs and outings for suite owners. Of course, with the advent of electric cars, more of our condominiums’ parking levels will have plug-in stations. Walking and cycling are increasingly popular and we are seeing developers including bicycle storage racks. Some condos even offer bikeand auto-share options, which make a lot of sense, especially in downtown Toronto. All of these features have lifestyle environmental benefits. Green roofs are almost the norm nowadays. These amazing
spaces provide environmental benefits and also create parklike areas where residents can barbecue or just relax and enjoy views of the city or Lake Ontario. Some of these roofs have facilities for collecting rainwater that is then directed to irrigating the landscaping – another wonderful idea. The sky’s the limit when thinking about what the future of condominium amenities will bring. A lot will depend on the continuing evolution of condo buyers. As more families choose this lifestyle, we will probably see an expansion of kid-related amenities, including onsite daycare facilities, expansive playrooms and children’s theatre rooms. Imagine being able to drop off the kids at daycare before you even leave the building. Amenities enhance the community feeling of a condominium, which is essentially a vertical neighbourhood. It’s a fabulous luxury to be able to do so many exciting things without leaving home. I can’t wait to see what’s next!

Often, the goal of mediation is to attempt to fully settle a matter; however, mediation offers advantages even if it does not completely address an issue. For example, mediation can help parties narrow issues, thereby reducing the cost of taking further steps to address their conflict. NH: What does the process look like? MB: Mediation is a flexible process MB: Resolution is reached only if
all parties are agreeable to one or more of the options that surface in the course of the meeting. The mediator does not impose any decisions on participants. Mediation appeals to people because it is safe – they retain control of their outcome. It offers the opportunity to explore some creative options. It can also help improve ongoing relationships as well, which is often important in the condominium setting. However, the Condominium Act and the condominium communities unique governing documents – the Declaration, By-laws and Rules – cannot be ignored.

It starts with general introductory statements where parties to a conflict explain what has brought them to the mediation table and what they hope to accomplish. From there, participants delve a little bit deeper to consider the underlying interests. Once the underlying interests of the parties have been determined, mediation then moves toward the consideration of various options that may be available. NH: How long does it take? MB: The duration of a mediation

differs based on the complexity of issues and number of participants. Typically, mediation either takes place on a half-day, full day or multi-day basis. Some mediators charge hourly rates, but I offer mediation services on a flat rate basis to allow for some cost
certainty up front and to avoid cost being considered as a mediation builds momentum. NH: Is mediation legally binding? MB: The setting of mediation in and of itself is typically “without prejudice,” which means that any offer made by someone participating in mediation cannot come back to be used against them. This is to allow for a freer, more open conversation. However, if parties reach consensus in the course of a mediation, it is not uncommon for them to enter into a binding settlement agreement that is confidential. Such an agreement is not typically drafted by the mediator but by legal counsel to the parties, and can be prepared in the course of a mediation or as part of next steps that follow it. NH: What kind of issues require mediation? MB: As you can imagine,
when people co-exist in close community with one another, they get to know one another more intimately than they may wish. There is no shortage of surprising or entertaining stories from mediation. I find this is the case because often actions that escalate a matter to the point of needing mediation come as a result of an emotional, impulsive act rather than one that is rationally and calmly considered. While, ultimately, the goal of mediation is to look forward to how a situation can be improved, it is often important for participants to speak to events of the past – getting key moments “off their chest” to be able to move on. NH: How is condo mediation growing?
MB: Believe it or not, mediation
has been considered for some time as a means of addressing condominium disputes. Current provincial legislation has been in force since May 2001, and directs certain types of disputes in the condominium setting to mandatory mediation. Where we have seen a growth in condominium mediation has been the result of a string of court decisions making it clear that they want to see condominium disputes mediated. The courts have refused to hear – or offer an outcome – to situations that they have felt ought to have been mediated, and started to factor the path to court in considerations surrounding cost awards. What this has meant is that someone who is completely right at law may not be able to recover much of their legal costs if they are unable to convince a judge that they tried to avoid going to court by attempting a conciliatory approach before turning to an adversarial path. NH: When do you suggest people opt for meditation? MB: I believe that there is a sweet
spot in the course of any conflict when it is best to mediate. If you proceed too early, you run the risk of participants not investing enough into understanding the reality of their options and making uninformed decisions as
a result. At the same time, if you wait too long, ill will can intensify negative emotions between parties, adding hurdles to any path to reconciliation. While my clients are increasingly mediating earlier on, in an effort to address conflict proactively and more affordably, they typically first take steps to try to address an issue themselves. Sometimes, people are not comfortable taking steps for themselves, are too emotionally invested in a situation to approach it rationally or are concerned about getting their buttons pushed and reacting in a way that escalates a matters. Sometimes, the formality of the mediation process – and the involvement of a neutral third party from outside the community facilitating matters – adds comfort. While mediation is not nearly as formal as arbitration, tribunal proceedings or court, it does provide more structure than a typical conversation, and many find that helpful.
