Let’s be honest: If you’ve been fortunate enough to own a home in the Toronto area over the last few years, you’ve done all right. Sure, this year has seen some slowing and uncertainty in the housing market, thanks largely to government policy. But it’s likely a blip. Indeed, Toronto is a perennial powerhouse. The city is expected to boast the fastest-growing metropolitan economy outside of Alberta this year, and is forecast to be a growth leader again in 2018, according to The Conference Board of Canada’s Metropolitan Outlook: Autumn 2017. “Toronto’s economy was firing on all cylinders during the first half of 2017, but growth has moderated since then, and this trend will continue through 2018, as government housing market cooling policies have their desired effect,” says Alan Arcand, associate director at the Board’s Centre for Municipal Studies. Toronto’s real GDP is forecast to grow 3.7 per cent this year, the fourth year in a row at higher than three per cent, and a still decent 2.5 per cent in 2018. What does it all mean for real estate? Economic strength equals jobs, which lead to population growth, which means demand for housing. Evern if the performance is a little slower, it’s still among the best in Canada.

DENSITY AROUND TRANSIT MAXIMIZES PUBLIC INVESTMENT

What would you build on a prime piece of land near a GO station? In a region such as the GTA, which is growing by about 100,000 people a year, this is a vital question. Building density around transit hubs means more people and more businesses have easy access to transit, which maximizes our public investment in it. BILD has long been an advocate for more density near transit and for updating municipal zoning bylaws to make building such density easier. A group of young builders gathered recently to discuss what they would build on a piece of land near the Aurora GO station, a site slightly less than 6,000 square metres. The provincial Growth Plan mandates minimum density targets for areas near major transit stations, such as this one, but Aurora’s Official Plan restricts building height in the area to a maximum of six storeys. The two innovative proposals for the site put forward by the young builders envisioned a combination of townhouses, stacked townhouses and midrise buildings of eight and nine stories. Despite the modest heights proposed, both projects exceed the maximum allowed in Aurora’s Official Plan. 16  NextHome.ca

One proposal, presented by Tyler Grinyer, a senior associate at Bousfields, featured a threestorey townhouse and a ninestorey midrise with retail space and a daycare on the ground floor. The development included a playground, a dog run and wash station and a coffee shop in a converted heritage house.

With the goal of offering family housing at an affordable price, Grinyer proposed eliminating resident parking spaces to allow for family-friendly three-bedroom units at a lower price. The development would only have a few visitor parking spots and residents could use onsite car sharing if they needed to drive. This is a creative solution, but Aurora’s Official Plan requires a minimum of one parking space for every unit.

The other proposal, presented by Barry Gula, vice-president of development and engineering at Freed Developments, aimed to minimize complications in the approvals process by staying close to Aurora’s zoning by-laws. The project featured four-storey stacked townhouses and threestorey townhouses on all sides of the base of an eight-storey midrise. A gym onsite would serve both GO riders and residents. Aurora tries to strike a balance between revitalization and preserving its unique small-town character, according to town Councillor Tom Mrakas, who participated in the discussion. Residents are more comfortable with taller buildings when they can understand how density benefits the community. Transit-oriented density is essential to maximize the investments we are making in transit. We all need to work together to educate residents and local decision-makers about its benefits.

TORONTO CONDO BOOM DOES THE DEMOGRAPHIC DATA SUGGEST IT WILL CONTINUE?

In early October, BILD had Avid Ratings and Environics Analytics present at its highrise forum. Environics, a marketing analytics company, presented data on the typical resident of a condominium apartment in the Toronto Census Metropolitan Area (CMA). They presented some interesting figures, which showed that 34 per cent of condo residents are under the age of 35 in the Toronto CMA, 44 per cent are one-person households, and 49 per cent have a university degree. The more surprising figures showed that 56 per cent of condo households drive to work, and 61 per cent were born outside Canada. These are important demographics to consider if you’re in the market for a condominium as an investment property. The data suggests a fairly young population, skewed toward oneperson educated households. In a suburban highrise project, you should consider buying a parking spot, as the 56 per cent of residents who drive to work is likely heavily influenced by residents in the “905” markets. One interesting point made by Environics is that they expect the “under 35” age demographic to decrease in the 2021-26 period, which is noteworthy given that 22  NextHome.ca  NextHome.ca |  GTA

is the time frame that almost all pre-construction condominium projects launching in 2017 or 2018 will likely see their first occupants. Will there be enough young folks available to rent all the investorheld units? This could potentially impact the rent you could charge. predict the level of immigration in Canada and Toronto, and the Liberal government has stated its intent to increase immigration in the coming years. Economists underestimated the level of population growth in Canada and the Toronto CMA in 2017, so if they can underestimate population in the short-run, there is a very good chance they would also do so for 2021-26. As with the weather, it should be easier to forecast the temperature tomorrow, but harder to forecast next week. Avid Ratings reported that 80 per cent of new-condominium

buyers in Canada would recommend buying a unit to family and friends. They also reported that 78 per cent of new-homebuyers looking at condominiums for their next purchase would choose a highrise building (11 or more storeys). Avid Ratings data also shows that people will sacrifice space in their home, but not the level of interior finish. They are willing to sacrifice common building amenities, but less willing to increase their commute. All of these factors are worth considering if you are buying a unit as an investment, or you’re buying for personal use and want to maximize your resale value. Avid Ratings survey findings also reveal that energy-efficient appliances and open-concept kitchens are two of the biggest must-haves in a new highrise home. Hopefully, this data helps you narrow your choice in the new condo market, helps you attract the right tenant or maximizes the value you receive when you eventually sell your suite. DANIELS’ ACCESSIBILITY DESIGNED PROGRAM The Daniels Corporation recently made history in the real estate industry, with an announcement that takes the concept of inclusive building to a new level. The Accessibility Designed Program (ADP) was officially launched earlier this month at DuEast Condominiums in Regent Park and Wesley Tower in Mississauga City Centre. The ADP provides standard suites designed specifically for people who have mobility needs, with features that exceed Ontario Building Code (OBC), at no extra cost. NO BETTER TIME THAN NOW

The ADP is based on the principles of the Accessibility for Ontarians with Disabilities Act: Independence, dignity, integration and equality of opportunity – characteristics that are in line with Daniels’ corporate philosophy. According to Cohen, “Daniels is committed to creating vibrant and inclusive communities that offer homes to the broad spectrum of the market, including people who find mobility difficult in traditional layouts. Rather than retrofit existing layouts, we designed the ADP suites from the outset to enhance their lives.” Daniels’ ADP suites are available in one-, two- and

three-bedroom layouts. Standard features include roll-out/low-threshold balconies with a swing door and large roll-in showers with mosaic tile flooring; a rough-in for a power-operated door; wider doors (minimum 34-in. clearance) throughout; a minimum 1,100-mm clearance between the kitchen cabinets and island; and at least one standard bath with the roll-in shower with handheld faucet, grab bars and seat, under-sink knee clearance and additional clearances (beside toilet and shower).

BARRIER-FREE LIVING

Barrier-free living continues throughout the amenity spaces and common areas as well, such as power door operators, larger turning radii, lowered concierge desks enabling direct eye-to-eye contact from a seated level and accessible kitchens in party rooms. Recognizing that mobility needs vary among individuals, Daniels offers purchasers the opportunity to consult with the ADP team to further upgrade their suite to meet their specific requirements. “People who use mobility devices should be able to select from homes designed with contemporary styles and finishes, yet are functional,” Cohen says. HOUSING INCLUSION

Daniels offers an alternate kitchen, for example, with under-sink clearance, counter heights lowered to 34 in., side-opening oven, pull-out counter below the stove, double-door fridge, cook-top with knee clearance and dishwasher drawer. “It has always been Daniels’ mission to eliminate barriers to homeownership, be they financial or physical,” Cohen adds. “The ADP represents our continued commitment to work toward greater overall housing inclusion.” The Daniels Corporation is one of Canada’s preeminent builder-developers, building more than 27,000 new homes across the Greater Toronto Area for over 34 years. CONDO MARKET TO CONTINUE TO GROW? YOU CAN BET ON IT

Well, this is different. The performance of the Toronto real estate market is so strong, that one local investment firm is betting on it – literally. Toronto-based Connect Asset Management has issued a challenge to the investment community at large, wagering that the downtown Toronto condo market will outperform any other investment. The real estate investment firm is betting $40,000 to go headto-head with any investment, putting its money on The Daniel Corporation’s DuEast Condominiums. DuEast is located at the northeast corner of Dundas Street and Sumach Streets in the Regent Park area of Toronto. “Not investing in downtown Toronto real estate is a huge mistake,” says Matt Elkind, co-founder of Connect Asset Management, who is also a realtor and real estate investor. “If you aren’t investing in the market, you should think again.” How exactly will such a challenge work? Takers will make a $40,000 investment and track it for four years. The “winner” will be the investment that realizes the largest gains, net of all expenses except tax. The winning investor then gets to donate the loser’s profit to a charity of their choice. 32  NextHome.ca  NextHome.ca |  GTA

“We believe that investing in the downtown Toronto condo real estate market will yield far higher returns than any investment fund, hands down,” Elkind says. “Toronto has an expanding economy and job growth, is a popular destination for new Canadians and is a business centre for the entire country. The demand for housing is increasing faster than new homes can be built, and that’s why the rental market is incredibly strong, with a one-percent vacancy rate, and prices have been consistently appreciating.” Connect Asset Management chose Daniel’s DuEast as the investment target for three reasons: the condo is well priced, beginning from the high $200’s; Elkind expects DuEast units to be attractive as rentals; and the massive revitalization currently under way in the area bodes well for value appreciation as the neighbourhood matures. As for the investment strategy to be used with DuEast, Elkind says

the initial purchase will close, the unit will be rented for one year and then sold. “While we don’t recommend selling, it’s necessary in order to get an accurate profit,” since the investment will be measured against stocks and mutual fund portfolios, which are easier to track. As of mid-October, no one has stepped up to take on the challenge, Elkind told NextHome, but some investment advisors he deals with are so impressed with DuEast they’re buying their own units.

choice, in addition to a $1,000 donation to their school. There are also 10 secondplace grants of $5,000 toward the winner’s local Habitat, plus for every entry received, Genworth will make a $10 donation to local Habitats from coast to coast. “I believe it is important that our

CANADIAN HOUSING STARTS SHOWED DOWNWARD TREND IN SEPTEMBER Canadian housing starts trended downward in September with 214,821 units compared to 220,573 units in August, according to the Canada Mortgage and Housing Corporation (CMHC). This measured a six-month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. In Toronto, although total housing starts decreased by seven per cent in September from the previous month, the overall pace of new home construction remained stable as strong demand for new homes in the Toronto Census Metropolitan Area (CMA) continued to persist. The decrease was led by lower apartment starts. Monthly variations in highrise starts were typical given delays in getting largescale projects off the ground, while lowrise starts remained strong. Meanwhile, in Brantford, single-

detached starts were high, and in London, both single-detached and multiple housing starts posted the highest levels for the month of September since 2006. Out west, housing starts in the Vancouver CMA trended downwards in September as fewer multi-family home projects got underway. The high level of housing starts over the past year has led to a record number of units being under construction in the

region, leaving little spare capacity to start additional projects. The standalone monthly SAAR of housing starts for all areas in Canada was 217,118 units in September, down from 225,918 units in August. The SAAR of urban starts decreased by 5.1 per cent in September to 198,910 units. Multiple urban starts decreased by 10.7 per cent to 131,388 units during the same time period. Single-detached urban starts increased by 8.2 per cent, to 67,522 units. “Housing starts were trending lower in September after increasing for eight consecutive months,” says Bob Dugan, CMHC’s chief economist. “Nevertheless, new home construction remains very strong as the seasonally adjusted number of starts was above 200,000 units for four straight months.” —Marlene Eisner OCT 28 - NOV 11, 2017  33

The Bank of Canada has already raised interest rates this year. And there’s speculation that as the economy heats up, we can expect further rate hikes, sooner rather than later, and lenders will pass the full cost of those hikes on to borrowers. GERANIUM SUPPORTS STOUFFVILLE FOOD BANK Geranium Homes once again headed up a food drive to benefit the Stouffville Food Bank. Every year, the Markhambased home builder promotes the food drive to residents of The Neighbourhoods of Cardinal Point in Stouffville. The company’s construction team and other employees collect donations from trades and suppliers of its active Stouffville building sites, which are added to the donations from suppliers working on Geranium’s new home developments, as well as other industry suppliers. CANADIAN HOME SALES EDGE UP AGAIN IN SEPTEMBER National home sales edged up in September with a modest 2.1-per-cent increase from the previous month, according to statistics released by the Canadian Real Estate Association (CREA), but remained down from levels recorded one year ago. Actual (not seasonally adjusted) activity stood 11 per cent below last September’s level. As well, the MLS Home Price Index (HPI) was up 10.7 per cent year-over-year in September while the national average home sale price climbed by 2.8 per cent in the same time period. The small gain in September builds on an even smaller increase in August, but leaves national home sales almost 12 per cent below the record set in March. Activity was up between August and September in about half of all local markets, led by Greater Vancouver and Vancouver Island, the Greater Toronto Area (GTA), London and St. Thomas, and Barrie. In and around the Greater Golden Horseshoe region, some markets posted monthly sales gains while activity in others remained near recent lows or fell further. “National sales appear to be stabilizing,” says CREA President Andrew Peck. “While encouraging, it’s too early to tell if this is the beginning of a longer-term trend. Calgary benchmark prices had a small .6 per cent increase on a year-over-year basis in September. Meanwhile, benchmark home price growth accelerated in Ottawa by 6.2 per cent, led by a 7.2 per cent increase in one-storey single family home prices, the largest gain since November 2010.

Chef, television personality and restaurateur Chuck Hughes was recently in Toronto to showcase LG’s stellar, chef-calibre line of black stainless steel appliances. What’s interesting about these appliances is that they are fabricated from stainless steel, painted in a darker hue and treated with a protective coating to make them fingerprint- and smudge-resistant. Brilliant, right? Not to mention on trend as well, with the move towards darker and more dramatic kitchens predicted for 2018. 58  NextHome.ca

Chef Hughes took the opportunity to highlight the impressive features of the LG black stainless steel LSE5613BD electric range (which features a bluecoloured oven to better conduct heat) by whipping up a super quick and yummy chicken dish. Of course, for a big-time chef, cooking food that is quick and easy isn’t necessarily top-of-mind or Michelin Star worthy. But, since having children of his own, Chef Hughes confides that he understands how quick, easy and healthy meals for families are a priority.

Chef Hughes’ Roasted Chicken with Fresh Tomato and Black Olives INGREDIENTS 1 bunch of fresh basil 1 bulb of garlic 1 handful of black olives 4 free-range chicken breasts 3 large, very ripe tomatoes (about 1.5 lbs.) 2 shallots, roughly chopped 2 tsp. small capers Olive oil 1-2 tsp. red pepper spread

1. Preheat the oven to 375 F. Use a cast iron roaster big enough to fit all the chicken in one layer. 2. Pick the basil leaves. Break the bulb of garlic into cloves, leaving them unpeeled. Destone the olives. 3. In the cast iron roaster, pile all the vegetables, garlic and herbs into the middle and drizzle with high quality olive oil. Season with salt and freshly ground black pepper. 4. Place the chicken on top of vegetables, drizzle with good quality olive oil and season well with salt and freshly ground black pepper. Bake in the oven, turning the chicken after 30 minutes. 5. After 30 minutes check for doneness*. To finish, place under the broiler to brown the chicken. And he offers a solution. “When it comes to cooking at home, it’s about using the right tools and knowing your kitchen gadgets well, to help quicken your meal prep,” says Chef Hughes. He mentions tools such as the convection mode on your oven to speed up cooking time. Most people think of convection for use in baking, but Chef Hughes insists it’s a great way to cook food faster and it’s also more energy efficient. One of his favourite accoutrements in the kitchen is a cast iron braiser from Le Creuset – cookware that can easily move from stovetop to oven, creating one-pot meals. True to his word, in less time than it takes me to dry my hair, Chef Hughes prepared a meal bursting with flavour, using only one pot. With a few trade secrets, I guess we can all learn to be master chefs in our own kitchens.

SCRATCHING THE NO PETS POLICY

EXCEPTIONS TO THE RULE

The emotional aspects of buying a condominium are often as important as the legal ones, and the two are inexorably intertwined. This comes up due to a question posed to me recently. Why can the condominium corporation stipulate no pets when you own your condominium? The answer is simple. If the declaration and by-laws specify “no pets,” you can’t have any. This is because the Condominium Act allows a corporation to make rules to promote the safety, security and welfare of unit owners, and prevent unreasonable interference in the common elements. For example, in January 1997, the case of Peel Condominium Corporation No. 499 and Amy Elizabeth Frances Hogg was heard and decided in the Ontario Courts of Justice. She wanted to keep her dog Jazz in her highrise condo, even though the declaration stated no pets were allowed. Hogg had a lawyer when she purchased the condo, had a disclosure statement, knew about the rule, but saw that others were breaking it. The judge found she had to obey the rules. An argument in equity or fairness was tried, and the judge referred to eight considerations. The chances of qualifying on all eight considerations were very unlikely, and Amy had to give up Jazz. 72  NextHome.ca  NextHome.ca |  GTA

Sometimes condominium rules may be struck down by the court. There have been a few decisions that ruled in favour of condo owners with a provable handicap who demonstrated they needed the pet to assist with said handicap, like a seeing-eye dog. Human Rights considerations can override condominium bylaws and rules. In YCC No. 26 v Ramadani, the courts confirmed it would review the board’s conduct to ensure their discretion has been used properly. In June, 2003 Justice Flynn made a decision in Waterloo North Condominium Corp. No. 186 v. Weidner, where he upheld the integrity of the Declaration and its “reasonableness”. He found that in this case, unless the owner was dependent on the dog or needed the dog in order to live in the unit, the Human Rights Code would not assist. He said a total ban on pets is not unreasonable. However, in 2005, in the Waddington decision, the landlord sought an order for the removal of Waddington’s two cats. The condominium’s rules provided that, “no pet should be permitted in the building.” The court decided that a blanket rule banning all pets was not enforceable as it was not reasonable. Another way to keep your pets may be through equitable reasons. In Staib v Metropolitan Toronto Condominium Corp., a provision in the declaration absolutely prohibiting any pets was held by the trial judge to be unenforceable

for equitable reasons. The court found that the condominium corporation failed to enforce the no-pet policy for 10 years, despite having knowledge of the cat’s presence. The judge refused to enforce the declaration due to the length of time the cat was allowed to remain, the tenants’ attachment to the cat and the age of the cat. THE MORAL OF THE STORY

Know that owning a condominium is different than owning a freehold home. You must be prepared to be part of the community and recognize that the rules are in effect to respect all residents, and you should expect no exceptions. SAVING FOR A DOWN PAYMENT? HERE’S WHAT YOU NEED TO SACRIFICE

Prospective homebuyers will often have to make some lifestyle changes in order to save enough funds for a down payment. But, how much do you really need to sacrifice? Ratehub.ca, a financial product comparison website, conducted a study to see how everyday luxuries impact Millennials’ savings. The methodology: The average cost of a home in Canada was $472,247 in August 2017, according to the Canadian Real Estate Association (CREA). Mortgage Broker CanWise Financial found that Canadian homebuyers put down an average down payment of 10 per cent. Using these figures, ratehub.ca calculated that Canadian homebuyers will need to save $47,225 for a down payment. So, what do you have to give up? Millennials love the finer things in life, but the costs of these luxuries add up. For example, a specialty beverage at Starbucks costs an average of $4; takeout meals cost approximately $15; Every Uber ride you take will amount to about $16.40; brunch costs approximately $25; and nights out will set you back $65. Here is how long it would take you to save for a down payment if you were to redirect the funds you would normally spend on these luxuries.

SOUTHWESTERN ONTARIO HOME PRICES SEE Q3 INCREASE

The market is looking brighter for some sectors in the Southwestern Ontario housing market, according to the latest Royal LePage House Price Survey. The aggregate price of a home in the Kitchener-WaterlooCambridge region rose 28 per cent year-over-year to $483,133 in the third quarter of 2017, while the aggregate price of a home in Hamilton also saw significant double-digit growth, increasing by 27.9 per cent year-over-year to $548,521. When broken out by housing type, in the KitchenerWaterloo-Cambridge region, the median price of a standard two-storey home increased 28.4 per cent year-over-year to $511,674 in the third quarter, while the median price of a bungalow climbed 28.9 per cent year-over-year to $443,726. During the same period, the median price of a condominium rose 15.4 per cent to $286,356 when compared to the same time last year. In Hamilton, the median price of a standard two-storey home increased by 30 per cent year-over-year to $582,639. Royal LePage Grand Valley Realty. “However, towards the end of this quarter, we did see inventory levels improve, shifting the region to a more balanced market.” In Hamilton, Joe Ferrante, broker of record, Royal LePage State Realty says, “We are still seeing multiple offers and the average days on market hasn’t changed much from last year.” Ferrante noted that although he expects increased inventory will result in more sales during the remainder of the year, homes are expected to maintain current price levels. Across the country, the Royal LePage National House Price Composite, compiled from proprietary property data in 53 of Canada’s largest real estate markets, showed that nationally, the price of a home increased 13.3 per cent year-over-year to $628,411 in the third quarter. When broken down by housing type, the median price of a standard twostorey home rose 13.9 per cent year-over-year to $748,049, and the median price of a bungalow grew 9.5 per cent to $525,781. During the same period, the median price of a condominium rose 15.2 per cent to $413,670. Meanwhile, on a quarter-over-quarter basis, home prices in Canada’s five most populated housing markets are rising at a similar, healthy pace – the first time this has occurred in six years. “For now, the Toronto and Vancouver housing markets have returned to earth,” says Phil Soper, president and CEO, Royal LePage. “After a period of unsustainable price inflation and sharp market corrections, we are seeing low single-digit appreciation in each. Calgary has shaken off the oil-bust blues and Montreal appears to be at the beginning of a new era of economic prosperity. Rounding out the ‘big five,’ the Ottawa market is behaving like it usually does – a picture of healthy market growth.” “For the first time since 2011,” says Soper, “we are seeing real estate in all five of our largest cities appreciate at a manageable, healthy clip. Canadian housing is enjoying a Goldilocks moment – not too hot, and not too cold.”

Q+A WITH MICHAEL KLASSEN, CO-OWNER, ELEVEN ELEVEN REALTY, TORONTO by WAYNE KARL have greatly appreciated over the last few years, which has enticed them to sell their single-family homes and use their equity to purchase more affordable homes in SWO and put the rest into their retirement funds. NH: What trends do you see

emerging in terms of geographic interest, product types and price points? ael Mich en s s Kla ner, w O Co even n El e v e El lty, Rea to n o r To NextHome: As a full-service real estate brokerage focusing on project management and preconstruction sales, how is business these days? Michael Klassen: Business is great. We’ve found the slowdown in the market to have more of an effect on our builder clients not releasing inventory, than an actual drop in buyer demand. However, things are already bouncing back. We have five new sites launching and there is a strong demand for all. NH: What are you seeing in market

conditions and trends? MK: Recent Brantford Regional

Real Estate Association numbers show that local home sales have set records in 2017, with a 4.4-per-cent increase from 2016. The average price of homes is up 100  NextHome.ca

eight per cent over last year for August, and for 2017 to date, up 22 per cent over 2016. However, the overall supply of homes is low. As for trends, many people near Toronto’s downtown core are moving to Southwestern Ontario to capitalize on more affordable home prices. When you can purchase a townhouse, semi or detached home with a real backyard for the price of a small condo downtown, a lot of young families and fist-time buyers are seeing real value in making that move. Newer subdivisions in the suburbs are beautifully built and buyers have access to local existing amenities such as parks, schools, planned and existing infrastructure and new retail – all of which are extremely attractive to young families. Many empty nesters are also making the move. Their homes

MK: There’s a huge demand for townhouses, semi-detached and detached homes. Investors are price-sensitive and they gravitate towards the townhouse, semi and smaller detached product. For the larger detached product, the GTA downsizer and young families are driving the market. Price points in SWO are still very attractive, so GTA investors are moving to those markets much faster than ever before. There’s still a lot of room for price appreciation in these markets compared to Toronto. NH: A lot of the projects you’re involved with are in Southwestern Ontario. Why SWO, and which areas are proving increasingly popular among new-home buyers? MK: The QEW makes commuting between the SWO cities easy, as they’re all off the highway and only about an hour drive from Toronto. Even better is the GO extension along the QEW. Brantford is becoming a hot spot for young buyers and families.


Its location along Hwy. 403 and a short distance from the 401 make commuting to Hamilton, Kitchener-Waterloo, London and the GTA very convenient. Brantford is also sought after for its post-secondary institutions such as Conestoga College, Nipissing University and Wilfrid Laurier University. The City is working with these educational institutions to implement infrastructural changes required for substantial expansion. Like Brantford, KitchenerWaterloo’s post-secondary institutions definitely have an impact on popularity. In addition to locals, many international students are looking for places to live close to campus, which is a draw for investors to purchase and rent out units. Furthermore, the continuously growing tech industry the KW region has led to a large amount of skilled workers in this field relocating to the area. NH: What is the biggest challenge

facing the business these days? For example, the approvals process and the lack of land availability are some of the issues impacting builders…

MK: These unethical agents don’t represent the majority of realtors. These practices are unethical and also illegal. Anyone who does this should have their license revoked. If you are a purchaser, remember to do your research and ask for references when possible. Never give cash – it is a red flag and a sign that this is not the realtor you should be working with. NH: Do developers you work with

MK: Outside of Toronto, lack of

available land is not an issue. And, luckily, the approval process is much faster than in Toronto. However, it’s still slow even in SWO. Once the land is finally serviced, it sells, as there is still high demand for lowrise product, but there is lack of control over how long it takes for approval. NH: The unsavoury practices of

some realtors – charging buyers exorbitant fees for preferential access to preconstruction condo units – has been in the news recently. What are your views on this issue?

MK: There are laws that govern registered real estate agents in Ontario. Cash transactions are not allowed, and if an agent receives any benefit from a transaction (for example, a referral from a mortgage broker), it has to be disclosed to all parties including the purchaser, seller and developer. At Eleven Eleven, we are 100 per cent transparent, as are the developers we conduct business with. We believe that all parties are entitled to know what is happening, to ensure that the rules are being followed.

All parties, including real estate developers, brokers and sales agents, are required to complete transaction and property reports to help prevent illegal and unethical practices. NH: How has the Ontario Fair

Housing Plan affected the market, and buyers’ dispositions? MK: Across SWO, both the resale and pre-construction markets have cooled as a result of an emotional reaction of purchasers who are fearful of recent measures such as the 15 per cent foreign buyers’ tax. However, the biggest concern is that the Ontario Fair Housing Plan measures do not actually address the real issues of housing unaffordability – slow approval processes and lack of housing inventory. Lack of product to sell, stemming from slow approval times, created a pent-up demand of buyers resulting in significant overall price appreciation. I am fairly confident the market will bounce back by spring 2018, and when this happens, people will question the Ontario Fair Housing Plan measures. OCT 28 - NOV 11, 2017  101
