This year, it felt like winter would go on forever; endless days of snow, ice and unrelenting cold. And then BAM! Mother Nature flicked a switch and seemingly overnight, it’s June. Hello, sunny skies and warm temperatures. Winter gave us a host of bills associated with staying warm and cosy during the long, cold days and nights. Our energy consumption increased to heat our apartments and keep the lights on to ward off the dark. Spring and summer bring a whole new set of variables. We’ll use our indoor lighting less, but to get through the hot, humid dog days ahead, we need to cool off with fans and air conditioning. Saving on our monthly utility bills is not always easy, but there are a few ways we can all be more energy efficient. Check out the article on page 22 for tips on how you can put more money into your pocket while reducing your environmental footprint. ST. VITAL BETWEEN TWO RIVERS
DAWN PETER St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the Rural Municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided 10 RentersGuide.ca
alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With
baby boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. FOR RENTERS
Whether you rent an apartment, townhouse or a home, these tips will help you to be more energy efficient and save money. If there are things you can’t change on your own, share these ideas and encourage your landlord to make a change for the better. 1. Lighting is one of the easiest places to start saving energy. Replacing your five most frequently used light fixtures or the bulbs in them with ENERGY STAR certified LED lights can save more than $65 a year in energy costs. • Turn off the lights when you leave a room. Turning off just one 60-watt incandescent bulb that would otherwise burn eight hours a day can save about $15 a year! 22 RentersGuide.ca
2. Considering purchasing a room air conditioner? Buy an ENERGY STAR qualified model. It will use at least 10 per cent less energy than standard models. Be sure the unit fits tightly in the window so outdoor air is not getting in. 3. Consumer electronics play an increasingly larger role in your home’s energy consumption, accounting for 15 per cent of household electricity use. Many electronics use energy even when switched off. Unplug any battery chargers or power adapters when not in use (like your cell phone charger!). Use a power strip as a central “turn off” point when you are done using equipment. And even when turned off, electronic and
IT equipment often use a small amount of electricity. For home office equipment, this stand-by or “phantom” power load can range from a few watts to as much as 20 or even 40 watts for each piece of equipment. Using a power strip for your computer and all peripheral equipment allows you to completely disconnect the power supply from the power source, eliminating standby power consumption. 4. A 10-minute shower can use less water than a full bath. With a low-flow shower head, a 10-minute shower will use about 25 gallons of water, saving five gallons of water over a typical bath. A new shower head will also save energy — up to $145 each year on electricity — beating out both the bath and an old-fashioned shower head. 5. To keep out the heat of the summer sun, close window shades and drapes during the day. 6. Run the dishwasher with a full load and use the air-dry option if available. 7. Wash your laundry with cold water whenever possible. To save water, try to wash full loads or, if you must wash a partial load, reduce the level of water appropriately. Washing full loads can save you more than 3,400 gallons of water each year. 8. Don’t over-dry your clothes. Remember to clean the lint trap before every load. Dry full loads or reduce drying time for partial loads. One of the easiest things to increase drying efficiency is to clean the lint trap before each and every load. This step also can save up to $34 a year.

Style versus comfort Style is certainly top-of-mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by the back of a big, bulky sofa. When arranging your furniture, view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout.

People who are in debt often say they no longer want to be in debt. And often they take the steps to get themselves out. But, it seems to me, there are people who claim they want to get out of debt but do little to change their behaviour and the outcome. They keep on doing the things that got them into debt in the first place. Here are four questions you may want to ask about why you’re in the hole.
THINGS YOU CAN’T AFFORD TO BUY WITH CASH?
If you can’t afford to pay for something in cash today, you should not be buying that thing, I don’t care how important you think it is, how great a deal you’re getting, or how desperate you feel. Using credit is no way to get out of debt. Put away all forms of credit and commit to building yourself a budget that balances. If you want something, you’ll have to give up something else to accumulate the cash you need to buy it. DO YOU BUY THINGS FOR A ONE-TIME USE THAT YOU COULD BORROW FROM

YOU DON’T NEED?
Practically everyone is guilty of this. You need something such as a sewing machine or power washer twice a year so you go and buy one and then watch it – and the money you spent, likely on credit – sit and grow cobwebs (and interest charges?) What’s with us all? In the old days, friends borrowed from each other and stuff got way more use. Now our possessions are so much a part of who we are we a) hate to lend and b) hate to have to admit we don’t already have one. Dumb!
The biggest cue that you’ve got the impulse monkey on your back are the things you have bought but not used: the clothes with the tags still on, the shoes you have yet to wear, the new dishes you’ve used once in the six months that you’ve owned them. Impulse shoppers are the first to admit they have a problem and the last to do anything about it. If you’re an impulse shopper, you need to remove the fuel for the impulse. That means cutting up your credit cards – or disabling them in some other fashion – and limiting the amount of cash you carry. It also means leaving your debit card at home unless you’re headed out to take care of a need: gas, groceries, etc. When you do go shopping, you have to use a list and stick to it. Window shopping is torture for the impulse shopper so don’t browse stores since you’re just teasing yourself by drooling over a bunch of stuff you don’t need. 36 RentersGuide.ca

Is it because you’re trying to emulate the dudes and dames of TV and movie fame, wearing what they wear, driving what they drive, eating what they eat? How come? Hey, I’m all for spending your money on the things that bring you pleasure, so if you’re not using credit to make expensive brands part of your image, I’m not talking to you. But if you are using credit, what makes you think you have the right to this stuff if you can’t afford to pay for it?
ARE A STATUS SYMBOL?
While any car gets you from point A to point B, high-cost, brand-name buggies come with “oohs” and “ahhs” from friends and relatives. Ditto the D&G sunglasses, the LV handbags, the CL shoes . . . I could go on forever. If you’re paying a premium to have a brand name, you have to ask yourself why. Is it because

JUST STARTING OUT? RENTING IS YOUR BEST CHOICE

If you’re a young single, a freshat-work professional, or a recently married couple, and you’re wondering what to do, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services. What about insurance? 40 RentersGuide.ca
Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. The hassle and expense of having to sell your home would unnecessarily complicate any career move. Some bankers and real estate professionals will try to convince you that with renting you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc. , the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along
with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!
