I was 22 years old when I signed my first lease. Even at that age I understood that no matter how hard I tried, bad things could happen, so I got myself some tenants’ insurance. Since that first one-bedroom apartment in Montreal – where, incidentally, I was robbed – I have lived in many rentals, and was robbed two other times. Each time I called my insurance company to make a claim. The last time someone broke into my apartment was in 2010. Replacing my stolen engagement ring and wedding band was not possible, but both of my daughters’ laptops were taken and let me say, having the insurance money to buy new ones saved the day. There was no way I could have replaced them had I not been insured. Sometimes it may feel as if we’re wasting money paying premiums year after year. Consider yourself lucky if you’ve never had to make a claim – having your stuff stolen or ruined is not fun. But if you have the misfortune of being a victim of a home burglary, a fire or flood, you’re going to be glad you kept your insurance paid up because that’s when you’ll need them to pay out. HOW INSURANCE WORKS While it may seem complex, insurance is really quite simple: Your premiums go into a large pool, if you will, at your insurance company. The claims of the few are paid from that pool. Because there are more people contributing to the pool than there are making claims, there is always enough to pay the claims – even large single claims like when someone is permanently disabled as a result of a car collision, or many smaller claims like those resulting from a natural disaster. (The 1998 ice storm that hit parts of Ontario, Quebec and New Brunswick resulted in an estimated 700,000 claims for damages totalling $1.4 billion.) However, large disasters (such as the ice storm) do come close to emptying the pool. INSURANCE FOR INSURANCE COMPANIES
Even when the pool comes close to emptying, there is another pool from which insurance companies can draw to pay claims. Some of your premiums are used by your insurance company to buy reinsurance – insurance for insurance companies. Sometimes losses are so big – like those resulting from an earthquake – that there is no way an insurance company can cover the costs. Reinsurance is an extra layer of protection against large losses. ANNUAL REPLENISHING

Here’s an elevator etiquette refresher. 1. EXIT THEN ENTER. Let passengers off before boarding the elevator. 2. WHEN TO TAKE THE STAIRS.

able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator. 3. HOLD THE DOOR! Your neighbours will remember you watching the doors close on them – and not in a good way. Hold the door for others who are running to catch the elevator. 4. KIDS. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all the floors like a Christmas tree. That’s no way to impress the neighbours or make friends.

HOW TO DEAL WITH
NOISY NEIGHBOURS JENNIFER BRAUN Rental living has its perks, but of the few compromises that come with this way of life, living with noise might be the biggest. The laws around neighbour noise aren’t clear-cut. Before you blow a fuse and prance over to your neighbours to unload, calm down and assess the situation. Ask yourself: • Are my neighbours that loud or are my walls just paper thin? • Are my neighbours being unreasonably loud or just annoyingly loud? You see, sometimes there’s a grey zone and it all comes down to perspective. Once you’ve assessed the situation, use this guide to help you deal with rental living noise. IF YOUR WALLS ARE PAPER THIN: If your rental’s walls are

annoying your neighbour as much as they are annoying you. Talk with them about the noise issue and try and agree on a reasonable timeframe when you can both get noisy activities done. Even with thin walls, you’ll still be able to get your beauty sleep if you can both agree to not vacuum after 8 p.m. IF YOU’RE EASILY ANNOYED:
Playing music at three in the afternoon isn’t completely unreasonable and doesn’t merit a formal complaint. Living in a building with other people just comes with compromise. That said, if your neighbour’s routine is annoying, think of ways that you can escape it. Get out more. Work at a neighbourhood café or catch an afternoon movie. If you want to stay in, try and drown out your neighbour’s noise with your own background noise. The sound of your own TV and music will make it feel less annoying. Finally, a good investment might be a pair of earphones or earplugs. Sometimes you just have to help yourself out.
IF YOUR NEIGHBOURS ARE UNREASONABLE: If your neighbours are actually being totally unreasonable – playing loud music into the wee hours of the morning or have an uncontrollable barking dog– it’s time to pull out the big guns. Assess the situation and write down specific times and dates when your neighbour took the noise too far. If telling your neighbour to keep it down doesn’t solve the problem, present the evidence to your landlord. Until you can get the issue sorted out, resort to earplugs.
