BACK IN THE MID-1990S, if someone told you that your $100,000 home would be worth more than $300,000 in 2017, you might have thought that they were dreaming. Renovate the right way By Lanny McInnes
RESIDENTIAL RENOVATIONS are big business in Manitoba. In fact, Manitobans spend more on renovating their existing homes than they spend on new home construction in our province. In 2016, Manitobans invested over $2.3 billion into renovation projects to improve their homes. This created over 16,000 direct jobs and over $872 million in wages for workers in Manitoba’s residential renovation industry. With Manitobans investing that much into renovating their homes, it’s important that they have renovators they can count on. This June, the Canadian Home Builders’ Association (CHBA) and the Building Industry and Land Development Association – Greater Toronto Area signed an agreement to continue to grow and promote the RenoMark® program across Canada. RenoMark is the renovators’ mark of excellence in Canada and provides consumers a marquee source of renovation advice and professional renovation contractors. Manitoba Home Builders’ Association renovator members have been using the RenoMark program for many years. RenoMark renovators understand the value of customer service and continually educate themselves on trends, materials and new regulations so homeowners know their renovation process will be expertly handled, meeting the highest industry standards. MHBA RenoMark renovators always provide a written contract, offer a minimum two-year warranty on all of their work, and they will take out all the appropriate permits and license required for the project. This is your best insurance to ensure that your renovator, not you, are responsible for any problems that are encountered during or after the work is completed. Unfortunately, many people feel that this level of protection isn’t worth the extra expense and instead choose to find someone “handy” who is willing to 12

do a cash deal with no contract. This also means that there is no record of the work ever being done. So, if there are problems, there is no recourse for the homeowner. If the homeowner does an under-the-table cash deal, and then they encounter a problem a month or two after the project has been completed, there really isn’t anything they can do in terms of having the situation fixed. The homeowner is also on the hook for all liability regarding the project if the contractor fails to take out the required permits or suggests that the permit be in your name. This is very important because during a renovation, your home becomes a worksite. And if the permit is in your name, or you don’t have one, you become the prime contractor by default. If someone gets hurt as a result of working on your property, you – not the contractor you hired - are responsible. This is a significant risk many homeowners are unaware of. The CHBA has launched its “Get it in Writing!” public awareness campaign to inform consumers on how to best protect
themselves when hiring a contractor for renovations. “Get it in Writing!” provides great tips on how to decide what to ask contractors before you hire them, what a price quote should tell you, what warranties you should get, why a written contract is essential, and how building permits and inspections keep the whole project both legal and safe for you. Saving a few dollars by skipping the contracts and permits may seem like a good option when you are hiring someone for your next renovation project, but it’s a decision that could come back to bite you. Protect yourself and your investment by asking the right questions ahead of time and hiring a contractor that will do the job professionally.

WHEN THE TIME CAME FOR CHERYL TO TAKE THE LEAP into finally reviving the cabinetry in her Whyte Ridge kitchen, 10 years of ‘percolating’ ideas bore fruit. “There was one thing that became very apparent,” she says. “I realized that the footprint of the kitchen wasn’t going to change and I questioned why was I going to haul out everything to do a complete gut of the space when it was going to go in the exact same way!” That light bulb moment led her to Nu-Life Kitchens, Winnipeg’s leading full service renovation company offering cabinet re-facing, countertops, tile backsplashes, electrical products, installation services, and more. “When I arrived at the showroom, I thought I might be in there for a couple of hours, but within 20 minutes I saw exactly what was in my mind’s eye. Even the handles I chose are very discrete and blend seamlessly with the cabinet profile.” Sheri comments that “the kitchen concept was entirely Cheryl’s and was something she had in mind

Take the time you need to explore the possibilities for your home and develop a firm plan. Begins with the fundamentals - what do you need and how you want your “new” home to look, feel and work for you and your family. Once you have a clear idea of the “big picture”, your renovator will help you work out all the details. Set a realistic budget. Decide as early as possible how much money you want to spend - this allows you and your renovator to focus on the work that is doable within that budget. Experienced renovators can provide sound cost advice and recommendations. Sit down with your lender and discuss the amount you can reasonably afford and the most suitable financing options. Remember that your budget should cover everything that may arise from the renovation, including such items as new drapery, blinds, furniture and appliances. 22

Plan for the long term. Thinking ahead avoids short-term renovations that may need to be redone in the future. Discuss your short- and long-term goals openly with your renovator. Professional renovators can conduct a thorough inspection of your home and offer suggestions for the most effective sequencing of work over a period of time. Don’t jeopardize the quality of your renovation by compromising on the quality of products or materials. If it’s worth doing, it’s worth doing well, and that means using products that offer the right combination of performance, durability and aesthetics. Experienced renovators can help you choose the best products within your budget. Don’t choose a renovator on price alone. While it is always tempting to go for the lowest price, you need to consider the implications of doing so. Does the renovator understand what’s involved in your project and have the necessary experience? Will the renovator offer a warranty on the work? Will the renovator still be in business if you need to call back?
Take the time you need to explore the possibilities for your home and develop a firm plan. Begins with the fundamentals - what do you need and how you want your “new” home to look, feel and work for you and your family.
Protect yourself. Dealing with a professional renovator is your greatest protection against an incompetent or unfinished job. A written contract spells out the arrangements between you and your renovator and describes your renovation in detail. Professional renovators also carry workers’ compensation, liability insurance and any licenses required by your province. Don’t buy from a door-to-door salesperson without carefully checking out the company. Before you enter into any kind of agreement, talk with friends and family. Contact your local Home Builders’ Association to see if the company is a member - membership is an indication of professionalism. After over 10 years in Winnipeg, the couple is in the process of moving to #5-1421 St. James Street from their previous Portage Avenue location and opening a newlyenhanced 5000 square foot showroom. “We’re replicating what we had on Portage Avenue in terms of design and layout,” says Artur. “The main floor will showcase multiple brands of Italian cabinetry for kitchens and walk24

THE MOST COMMON of all the reno projects is the rejuvenation of the epicenter of your home, the kitchen. You have watched it done on HGTV a million times, thumbed though a thousand magazines and searched the internet endlessly looking for that perfect blend of functionality and design excellence. You’re now convinced it’s time to lose the sea of 1980’s oak along with that eyesore of a light box in your ceiling and finally have your dream kitchen in mind. This is around the time I receive your phone call wanting a price and a schedule for your reno. However, without building plans, these are impossible to answer. In time, I am happy to provide you the answers to both of these questions, but here is where most people need to be educated on how this process really all comes together. First off, you need to decide on your budget and what you want to invest in your project. Having a good reputable contractor or professional designer out to visit at this time is the best way to go over your wish list and identify what you want to accomplish in the end with your renovation. No one could give you a quote at this point, but based on the information you provide they should be able to give you a ball park number on where you should be thinking and let you know if your expectations and your budget are in line with each other. The next advice is the best advice I will ever give you! Hire a professional designer or Design Build company to develop your plans and bring your dream forward. Only they can see the big picture. They know your electrical, plumbing and HVAC requirements. They know the available options, what works well together and can design to fit your budget. Many places are more than happy to sell you cabinets and pretty pictures but don’t have or don’t know how to take into account the floors which may not be level or walls that may be out of plumb. What if the wall you want to take out is load bearing? Will you require the 28

involvement of a professional engineer and what permits are necessary? Your professional designer or contractor should be your quarterback on all these items to guide you through this process. ‘How long is this going to take,’ is big question number two. My standard answer on this is to allow yourself at least six months from the time you pull the trigger with the project. This will allow for design and revision time, permit application, demolition, rough in of new plumbing and electrical, site measure for cabinets (which are about 6-8 more weeks from this point), two more weeks for templating and installation of solid surface countertops and then another week for that spectacular backsplash to be installed. Three months of planning and permits and three months of construction should be your thinking, but more importantly also think about the
length of time you and your family will be without a kitchen. It is important to note that with a long schedule like this you have to consider events like Christmas and other holidays and plan accordingly for when you want to be without a kitchen. However, once you are through all the above, what a beautiful, functional and impressive kitchen space you will have!

A place for everything and everything in its place By Hellen Buttigieg
RANDOMLY TUCKING things away in spots that are convenient at the moment just won’t do. If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home. Organizing your home Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. What did I do with that manual? Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. Where’s the remote? Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys). Where are my keys? Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. 36

Everything needs a home Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. Organizing your life Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and
cell phone behind and delight in some of life’s simple pleasures without interruption. This is especially crucial if you are selfemployed and your boss is a tyrant! We can’t get very far in life on an empty fuel tank; we have to get off the busy highway once in awhile to refill it.

IF YOU IMAGINED YOUR DREAM HOME, how would that look? When asked this question most people jump to the far end of the spectrum and first imagine those high end luxury features like gold toilets and marble walls. Okay – maybe you’re not thinking quite that extreme, but most people envision those beautiful details that are featured in multi-million dollar show homes that are (just slightly) out of the standard price range. But take a step back and think if you were to renovate, what would you want and need? Each client comes with their unique set of desires, but there are also many common requests that we see time and time again. We like to sort these into three categories – the essentials, the aesthetic upgrades and the luxury features. We took to social media to see what responses we would get when asking this question and we received a wide variety of answers. 38 nexthome.ca
THE ESSENTIALS » LESS IS MORE. This design era is focused around ‘less is more,’ or, at least the appearance of such! One of our top responses was to add as much storage as possible to hide all the ‘stuff’ that we have. We all want that clean, fresh, large feeling space to call our home. » OPEN UP THE SPACE! Open concept is one of the most sought after essentials. No one wants to feel segregated in their home and we all want to optimize our time with family and friends. We want that sense of togetherness and have a constant FOMO (fear of missing out). It’s now customary to constantly multi-task, whether that be socializing while cooking for your dinner guests or washing dishes while helping your children
study. The open concept also helps tremendously when it comes to the flow and hubs of the house. » FUNCTIONAL KITCHEN. Generally speaking, the most common gathering area is the kitchen. We repeatedly receive requests for a more functional kitchen which frequently includes a large island with seating. This is usually the gathering spot for guests and the casual eating area/ homework space for day-to-day use. » ZERO WASTED SPACE. New houses are getting smaller so it’s imperative to minimize wasted space in your home. We creatively think of a house as a machine – focusing on the function and layout of the design, so it is efficient for your particular needs. » LARGE WALK-IN CLOSETS. In that desire for a clutter free space, many people want larger walk-in closets. The walk-in provides a hidden unified space that keeps clutter out of the sleeping area. » OFFICE SPACE. With more people having work from home careers, a common request is to create a separate office space segregated from the rest of the home.
THE AESTHETIC UPGRADES » ENTRY STORAGE. With the reoccurring focus of additional storage, many people love the built-in bench/cubby idea for each family member to have their own individual spot for shoes, jackets, backpacks, etc. » THE ENTERTAINMENT UNIT. People commonly focus on the entertainment unit area for renovation. As one of the main focal points in the home, we receive numerous design requests for an entertainment unit that will house a larger TV and a new beautiful ribbon fireplace. This area is also commonly treated with higher end finishes to enhance a luxurious look. » WHOLE HOME STYLE UPDATE. At this level of renovation, people often request for a whole home style update. This usually entails removing walls to open up the space, new cabinetry and plumbing and lighting fixtures, switching out paint colours and the addition of new furniture. » GOURMET KITCHEN. A considerable amount of the budget is usually spent on the kitchen. With this being the most 40

used room in the house, people want that gourmet feeling in their kitchen. High on the request list are waterfall edge islands, cabinets with more drawers for convenient storage, high end finishes, and high end appliances with warming drawers being of special note. We receive many requests for bar additions including separate storage for glasses, separate wine fridge and additional bar sink. Generally speaking, a kitchen renovation is the most costly renovation per square foot, but it is also one of the best for resale – who wouldn’t want a luxury kitchen?! » SPA ENSUITE. Many people love the idea of a luxury spa ensuite. Large soaker tubs or stand-alone tubs surrounded with high end finishes are very popular. And we can’t forget about double vanities! If the space is available, we almost always extend the vanity as much as possible to add more storage and get that extra sink in there as well!

Although we are interior designers, we often get requests for more lavish outdoor spaces. Whether it be at a nicely designed fire pit area or an extravagant outdoor kitchen, people want to be spending more time outdoors when possible. Given that Winnipeg has an unfortunately short summer season, people want to be able to take advantage of it. » THE MAN CAVE. Let’s face it – all a man wants is his own personal man cave to escape to and house all of his toys. We get this request frequently if the space permits and is always a fun space to plan out! » UPGRADED GARAGE SPACE. Many people don’t only want more garage space for housing their cars, they often want storage for seasonally used items as well. The garage is also a common place to add a work station for tool usage to keep the mess out of the house. We have even done an entertainment area in the garage, for the car buffs to relax and enjoy! » THE HOME THEATRE. The home theatre is a popular addition. With a large projector screen and reclining seats, what could be better than having your own personal movie theatre in the comfort of your own home?! Whatever renovation you are imagining, we love knowing the wants and needs of our clients. We always treat each client individually and love adding unique touches to even the simplest renovations to make it your personal haven.

YOU NEED 3 tbsp (45 mL) olive oil 1 red bell pepper, cut into ½-inch (1.5 cm) cubes 1 small zucchini, cut into ½-inch (1.5 cm) cubes 2 cups (500 ml) butternut squash, cut into ½-inch (1.5 cm) cubes 8-10 mushrooms, stemmed and quartered 1 small white onion, coarsely chopped Salt & pepper to taste 8 eggs, poached 4 whole-wheat English muffins, split and toasted ½ cup (50 mL) salsa
1. Preheat oven to 425°F (220°C). 2. Cover a baking sheet with non-stick foil. In a large bowl, toss vegetables in the olive oil. 3. Spoon onto baking sheet and roast in oven 15-20 minutes or until vegetables are tender. 4. Remove from oven and season with salt and pepper. TO ASSEMBLE 5. Set one split and toasted English muffin on each of the four plates. 6. Top each slice with a generous serving of roasted vegetables, followed by a poached egg. 7. Top the egg with a spoonful of your favourite salsa. 8. Serve immediately.
Cherry Pistachio Hermit Cookies Makes 8 servings
YOU NEED ¾ cup (175 mL) butter, softened ¾ cup (175 mL) shortening 2 cups (500 mL) packed brown sugar 3 eggs 2 tsp (10 mL) vanilla 3 cups (750 mL) all-purpose flour ¾ cup (175 mL) whole-wheat flour 1 ½ tsp (7 mL) baking powder ¾ tsp (3 mL) baking soda ½ tsp (2 mL) salt 1 tsp (5 mL) cinnamon 1 tsp (5 mL) nutmeg 2 cups (500 mL) dried cherries 1 ½ cups (375 mL) currants 1 cup (250 mL) pistachios
1. Preheat oven to 350 °F (175 °C). 2. Line baking sheets with parchment paper. 3. In a large bowl, beat together butter, shortening and brown sugar until light and fluffy, about 3 minutes. 4. In a separate bowl, whisk flours, baking powder, baking soda, salt, cinnamon and nutmeg. 5. Mix dry ingredients into the butter mixture until combined. 6. Fold in cherries, currants, and pistachios. 7. Drop dough by tablespoonfuls, about 2 inches (5 cm) apart onto baking sheets. 8. Bake until bottoms are golden brown and centers of cookies are still a bit soft, about 10 – 15 minutes. 9. Let cool on pans for 5 minutes and then transfer to a wire rack to cool completely. FINANCING your renovation
ONCE YOU HAVE DECIDED to renovate your home, you need to determine how you will pay for it, and how much you are willing and able to spend. If you intend to borrow money for your renovation, it’s a good idea to talk with your lender before you starting making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator. Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first you may do better by borrowing the funds for your project. Here are some of the options for financing your renovation project. 50

» Personal line of credit. This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying. And you’ll always enjoy a rate that’s lower than most personal loans and credit cards. » Personal loan. An instalment loan lets you budget regular payments at a fixed or variable interest rate for a set period
of time. Repayment periods typically vary from one to five years. However, once you pay off your loan, you no longer have access to the credit and will have to go through the approval process again if you need to borrow more funds. » Secured lines of credit and home equity loan plans. These lines of credit and personal loan plans are secured by the equity in your home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions, but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply.

Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. Energy efficiency for comfort and savings RECENT YEARS HAVE SEEN a resurgence of consumer interest in energy efficiency. In part, this reflects rising energy costs, but homeowners are also becoming increasingly aware of the close links between energy efficiency, home comfort and a healthy environment. Simply put, an energy-efficient home not only reduces your energy costs, it is also a better place to live. It is easier to heat or cool, and to maintain comfortable temperatures throughout the house. Indoor air quality is improved as moisture, dust and other airborne pollutants can be controlled more easily. And at the same time, an energy-efficient home is better for the environment, because less energy means fewer greenhouses gasses contributing to climate change and polluting our natural environment. Most renovations usually present many opportunities for energy efficiency improvements. This is the time when these improvements will cost you the least as you can “piggy-back” them on other renovation work. » If your renovation involves removing plaster or drywall from an exterior wall, professional renovators commonly recommend air-sealing the walls and adding insulation. Windows and doors that have deteriorated or leak can be repaired or replaced at the same time. » When selecting new windows, choose high-performance units with insulative spacers, inert gas fills and low-emissivity coatings. WITH HOME RENOVATION, the secret of success lies in careful planning based on a solid understanding of what you want to achieve. In many cases, the final design and specifications for the project will be worked out with the help of a renovation contractor, designer or architect. However, the more information you can give them, the better they are able to provide you with good advice and accurate cost estimates.
Once you have completed this preplanning, you’ll be in a much better position to ask a professional renovator, designer or architect to develop specific plans for your project. The time and energy you invest in this renovation homework can make a real difference in terms of the success of your project and your ability to keep within your budget. Give your foyer the special treatment it deserves CALL IT WHAT YOU WILL – foyer, foy-yay, vestibule, lobby, entryway or dumping zone… In modern times, they all mean the same thing – it’s the area we land in when we enter our home. It can be tiny and efficient or over-the-top grand. The word “foyer” has been used to describe a waiting room, corridor or lobby to a large space like a concert hall, hotel, theatre or corporate head office. It’s basically a chamber or area between the indoors and outdoors of a structure, accessed by an exterior door. 58

We’ve adopted the French pronunciation here in Canada where the word loosely translates to, “place for fire,” or fireplace. Because the grand old theatres from the 1700s to 1900s were large, drafty buildings, the gathering area inside the
entrance usually had a large fireplace to warm audiences between acts. It was called the foyer. Way before that, the elite classes in ancient Rome would generally live in two homes: A grand villa in the countryside or on the seashore, and a domus (where the word domestic came from), in the walled city. The hallway-like vestibule led to an open atrium that was sparsely furnished, but was filled with marble decorations, artwork on the walls and painted ceilings. This space served as the meeting room for the home. Few windows existed, so an open portico in the ceiling allowed rainwater to fall into a small indoor pool and allowed sunshine to light up the interior, much like a skylight today. The entrance simply acted as an air lock to hold heat in the winter, and cooler air in the summer. But like the thresholds to the theatre, this gave way to today’s symbols of wealth – the power lobbies we see in hotels, government buildings
and large corporations. All portend the wealth to be discovered beyond greater and grander entry ways. How does that translate into today’s homes? If we look at the ever-diminishing examples of 1950s post-war era homes, the entrance ways are small, efficient spaces to get you in from the outdoors. As suburbs started to give way to the ex-urbs, bigger and grander homes began to dot the horizon and the foyer set the prosperity tone for the whole home. The elegant two-story high entry with a sweeping staircase was no longer just a Disney castle fantasy. It was being replicated in multiple homes, in new communities, everywhere. As Canadians, most of us grew up being told to use the side door, back door and mud rooms to transition from indoors to out. We tend to see the foyer as a “guest space,” not something we use every day. So, it’s time for an attitude adjustment. It should be considered a
tone-setting, design-able space that represents who we are (or at least we could be)! It may go against our very nature to use anyone’s front door, but I say just do it. It may be one of the few times it gets used. No matter how grand or how small your entry space, decorate it to reflect your taste and treat yourself to the front door treatment as often as you can – no matter what you call it.
