EDITOR’S NOTE
DON’T CALL IT A COMEBACK Calgary has finally stepped off the shadow of the lockdown and has proceeded to Phase 2 of its reopening even a little ahead of schedule. Health officials deemed there were fewer cases of the virus being detected to allow the economy a little room to grow. Challenges remain, but, hey, we’ll take the win! It’s nice to see some life returning to the city. The new home industry welcomed the news, and many show homes are now open for walk-ins – at a safe social distance, of course. Those we talked to in this issue reported a surprising amount of sales were still made during the lockdown. So, for many, this isn’t so much as a comeback as a resurgence. One of those was Bri-mor Developments, our cover this issue, who says their popular The Rise at West Grove Estates community continues to attract homebuyers with only a handful of lots left. I’m not surprised, exploring the neighborhood and walking its pathways, it’s easy to fall in love with this popular southwest community. We have a clutch of new property profiles in this issue, too. Some are being featured here for the first time (The Village at Trinity Hills by Metropia); some are introducing new models (Net Zero townhomes from Avalon Master Builder; and The M Series bungalows by Cedarglen Homes); and some are announcing enticing quick move-in opportunities (Vesta Properties). And if you are buying a new home, then Cody Battershill’s tips in navigating the new mortgage rules may be helpful, and our feature on container gardening can help you settle in your new home that much faster. Next issue, we’ll have more to celebrate as BILD-Calgary Region announces the finalists for this year’s industry awards. It’s another huge step marking a return to normalcy. ‘til then, stay safe and see you at the show homes.

Trust in the vision and the process the renowned developer has cultivated through the years, and trust in the ability of their partners to build on that vision. That trust has given rise to one of its most successful communities yet: The Rise at West Grove Estates. location in southwest Calgary has been such a hit that it is now down to its final 10 lots of the 200 it has. “Demand has remained so strong that we were even making sales during the pandemic lockdown,” says Aleem Dhanani, the Managing Director of Bri-mor Developments. A close partnership brings the vision of a family-oriented community together. The success of The Rise at West Grove Estates can be attributed to the unified efforts among its developer, Bri-mor Developments, and
its two exclusive homebuilders – Brookfield Residential and Cedarglen Homes – to bring about a complete community built on the foundations of family life while emphasizing the style in lifestyle. “I have always thought of our homebuilders as not just business partners but as an extension of our business philosophy,” says Dhanani. “We are confident that homeowners will benefit from incredible value and quality as their dream of homeownership becomes a reality.”
Brookfield Residential
Cedarglen Homes
He says working with the teams from Brookfield Residential and Cedarglen Homes has certainly been beneficial and exceeded expectations, as The Rise approaches build out with only a handful of lots left. Brookfield Residential and Cedarglen Homes fit Bri-mor’s vision for The Rise – both are well-respected homebuilders with a long pedigree in offering the semi-estate homes that were planned for this much soughtafter southwest neighbourhood. Both have come through with homes that spark joy and pride of homeownership while immersed in a community and family focused lifestyle at the Rise Calgary New Home + Condo Guide spoke with both homebuilders to find out what made The Rise different from
other communities and why their home products here have resounded so much with buyers. “The Rise at West Grove Estates has been a great opportunity for Brookfield Residential, and the customers who have trusted us in providing them with the home of their dreams over the past three years within the community,” says Brookfield Residential sales manager, Dan Hippe. “With the community’s unique urban feel combined with the accessibility to local shopping and professional services, easy routing to the mountain parks and convenient proximity to the downtown; The Rise provides Brookfield Residential’s customers with many conveniences that not many other communities can provide,” he says.

Allison Harvie, Sales and Marketing Manager at Cedarglen Homes, agrees. “Building in The Rise allowed Cedarglen Homes the opportunity to build semiestate homes on the west side of the City at a price point that was more attractive than other new communities,” she says. “We found that the homebuyer in The Rise didn’t fit the cookiecutter profile and found ourselves designing family-sized homes that were individual to each buyer, allowing each home to be unique to the buyer. Upon launch we found success as the community attracted young professionals who wanted to be situated close to the downtown core but still have access to parks and greenspaces.” Brookfield Residential offers two storey front-drive homes ranging in sizes from 2,070 to 2,700 square feet, with the average being 2,500 square feet. Its most popular has been the Savona (2,500 square feet, three-bedroom) model due to it’s spacious open to above main floor and flexibility provided through the number of options created for this design. While Cedarglen Homes’ products range from 2,000 to 2,300 square feet, and Cedarglen area manager for The Rise, 10 New Home + Condo Guide | June 26–July 24, 2020
Kimberley Holstein says they have been a perfect fit for the young families that have been attracted to the community. “The Rise at West Grove Estates is a community that is inviting young families, couples coming out of their first home, or condo and looking to establish themselves in a family home,” Holstein says. “Also I have to say the schools here on the west side are a huge contributor to bringing families into the community, we have had families move here for the sole purpose of having their children enrolled into one of these schools. It has been a pleasure to see even during these times, the families out for bike rides and out on their driveways socially visiting, it is a great neighborhood with some great people.” Hippe says that their core demographic at the Rise has also been young families. “Primarily, our buyers have been young professionals (0 to 2 kids), who value the convenience of living in a community that is in close proximity to the downtown core and resides on the West side.” At The Rise, home designs have been created to reflect “the family” unit, Dhanani explains. “They create a fully functional
lifestyle and can cater to children, parents, grandparents, extended family and friends. A family home must satisfy all that is important to a family – from the home design to the community within which it is built. The Rise, together with our builders, can make all residents’ ideal home and community a reality.” The 200 homes that will comprise The Rise will all be double front-attached garage semi-estate homes starting from 2,000 square-feet. They are on lots ranging in size from 34 - to 38-feet wide and start from the mid $700s. “There isn’t anywhere else on the Westside of Calgary where you can buy a home of comparable size and value at this price,” Dhanani says. The Rise certainly has more to offer its residents – it has been a safe haven for families to grow with over seven acres of greenspace including playgrounds, quiet park space and a junior soccer field. Homeowners also enjoy knowing one another in the unique interconnected environment that it offers, and its location just off Bow Trail and 85th Street S.W. has given its residents plenty of easy access to nearby commercial and retail areas.

DAWSON’S LANDING, CHESTERMERE
A FIRST FOR QUALICO COMMUNITIES Qualico Communities becomes the first residential developer to implement a Stormwater Kidney™ system with its just-opened community of Dawson’s Landing in West Chestermere. A Stormwater Kidney™ system works by cleansing stormwater, circulating the run-off water through spaces with a diverse ecosystem of plants and aquatic creatures so that nutrients contained in stormwater nourish the living organisms. “Constantly moving water provides unique visual and sound features while keeping the green spaces well irrigated so that the entire environment remains vibrant and resilient even during drought conditions,” says Clark Piechotta, Associate Director of Development with Qualico Communities. “Qualico Communities is the first residential
developer to implement a Stormwater Kidney™ system thus demonstrating a deep commitment to sustainable stormwater management infrastructure that also provides beautiful and engaging natural spaces for residents to explore,” Piechotta says. “We are really excited about this community. Not only because it is Qualico’s first community in Chestermere but because it will have some interesting elements,” says Thilo Kaufmann General Manager of Acquisitions and Development with Qualico Communities. “We will be releasing smaller front garage lots by the pond,” he says, a home type that has never been offered in Chestermere before. Show homes are now open. Find out more at liveindawsonslanding.ca.

Shane Homes introduces new model in Redstone Shane Homes has always been attuned to its buyers, and its latest show home, The Saffron, is a testament to this particular ability. The 2,600-square-foot The Saffron has four bedrooms and three full bathrooms all upstairs, plus a bonus room. It also has an option to have a bedroom with access to a full bath on the main

floor, says Shane Homes area manager, Jeff Luif. “It will also have a gourmet kitchen and a spice kitchen, as well as a side entrance,” Luif tells Inside Calgary. “Everything that buyers have told us they wanted in their homes here in Redstone, we put it all in The Saffron.” “The Saffron is very much a multi-generational home, which is really popular in Redstone. About 90 per cent of our market here want a private, side entrance and a developed basement, and the Saffron has the ability to suit all their needs,” he says. The Saffron starts from the $570,000s and the show home opens on June 27. Go to https://www.shanehomes. com/communities/redstone/ for more information.
Winners for Foothills Hospital Home Lottery announced David Pastor of Calgary won the $2.6 million Foothills Hospital Home Lottery grand prize show home in Cranston’s Riverstone, but he says the real winner is the cause the yearly draw supports. “Don’t get me wrong, winning is fantastic, but the ability to give to such a fantastic cause and have the what-if, if you can buy a dream and at the same time give to a tremendous cause, there is no downside,” he says. For the past 12 years, Calbridge Homes has topped itself time and again with their twice-a-
year lottery home grand prize creations in support of the Calgary Health Trust. This latest is a nearly 6,000-square-foot residential marvel by the Bow River that puts a new spin on riverside estate living.
Brookfield Residential opens next phase of Seton Brookfield Residential continues to make virtual headway as it opens 13 new show homes in the latest phase of its dynamic new community, Seton. “We’ve seen just over 2,500 views since May 30th in the Setonshowhomes.com web page, and 3,400 views in TheSetonExperience.com one,” says Brookfield Residential’s Sophie Gowsell. “As of this week we transitioned content over to setonexperience.com. We’ve seen a major spike in traffic since the move.” Brookfield Residential’s homebuilding arm introduced two rear garage and two duplex show homes; Jayman BUILT has two new front garage models; Trico debuts two front garage and two rear garage homes, while Cedaglen Homes opens two front garage homes, as well as the eagerly anticipated rear garage bungalow homes from their M Series (find out more about this in our Cedarglen property profile in this issue). nexthome.ca 13

Find your seton lifestyle with
Cedarglen Homes by PePPer rodriguez Seton is fast shaping up to be Calgary’s City of Tomorrow, and Cedarglen Homes is making sure it is a future everyone can enjoy with their exciting line of stylishly affordable, innovatively designed single-family homes. Seton’s reputation as the city’s “Downtonwn South” is attracting an expanding range of homebuyers, and Cedarglen is hitting all the marks with its equally varied selection of single-family homes, including paired homes, front drive homes and its new M Series bungalows. “Our product offering in Seton is diverse and has options for every lifestyle,” says Allison Harvie, Cedarglen Homes’ sales and marketing manager. 14 New Home + Condo Guide | June 26–July 24, 2020
“Cedarglen Homes is fortunate to offer three unique market segments, which compliment one another. Whether you are buying your first home or your last, Cedarglen Homes can accommodate your needs with the market segments we are building here in Seton,” she adds. Cedarglen recently opened new show homes in this dynamic new community in the southeast, including a new front-drive two storey home for the move-up market, and the very popular M Series bungalows that offer a new, affordable single-level living option. “Our paired homes are also open and we have new lots available,” she adds.
Brookfield Residential, Seton’s developer, is coming through on its promise to make the community a modern, sustainable, self-reliant community with all the live-work-play aspects of life contained within. It is an important employment hub in the region that includes the massive South Health Campus hospital, as well as an entertainment and recreational centre that has the 300,000 square-foot Brookfield Residential YMCA at Seton, the largest of its kind in the world. There is already a high school in the community, and various retail and commercial spots – not to mention the parks and pathways – that make it a complete lifestyleoriented community.
And it is in this singular environment that Cedarglen chose to launch its groundbreaking M Series of bungalows. “Seton was the right community to introduce the M Series because of the proximity to the shopping, hospital and other services,” Harvie says. “We felt that that this style of home best supported an empty nester demographic which there are limited options for in the Calgary market.” The M Series presents bungalow living like never before. A versatile single-level lifestyle that can fit the needs of a wide range of buyers – from those who like the idea of an aging-in-place home, to those looking for freedom from the rental cycle, to those looking to scale down from homes that no longer suit their needs. Best of all is the freedom it still gives to homeowners as a singlefamily home. Owners remain the master of their domain, with no shared walls and their own yards, their own property. “They are affordable, they have the right size, and gives residents
the autonomy of a single-family home,” Harvie says. Think of it as a stand-alone apartment with the flexibility to develop a basement. There are four models available in the M Series, all are two-bedroom homes ranging in size from 899 to 937 square-feet, with optional single- or double rear detached garages. There are only 12 M Series lots available currently in Seton. “The product development was less about price point than it was providing a single-family space for those there were not looking for a large home but still wanted the flexibility to personalize the floor-plan to suit their needs,” she adds. “To date we identified that the product appeals to all demographics but is focused on a more mature buyer who has roots in Calgary but may have a vacation home somewhere else.” Cedarglen’s area manager for Seton, Dennis Mullen, agrees. “Feedback for the M Series has been great. These homes fill a void in the market for buyers looking for affordable independent living without having to go into a
condo. The customization that Cedarglen Homes allows takes it a step further for people who have specific needs, whether it be mobility requirements or just from a design perspective.” He adds that a lot of young families are choosing to call Seton home, and Cedarglen’s prices have proven to be pretty attainable. The M Series start at $339,900, $379,900 for paired homes and $439,900 for our single family move up homes.

ZEN SEquEl by PePPer rodriguez Avalon Master Builder and its line of ZEN townhomes have always been at the forefront of building environment-friendly, sustainable and energy-efficient multi-family homes. They have reached the next stage of their evolution with Net Zero townhomes. “We are proud and excited to be working with The Canadian Home Builders’ Association (CHBA) in building Calgary’s first Net Zero Home‐certified Multi‐Unit Residential Building!” says Avalon Master Builder vice-president, Chris Williams. “Our building is one of seven projects across Canada set to prove Net Zero is possible in high-density living.” 16 New Home + Condo Guide | June 26–July 24, 2020
A Net Zero Home is designed, modelled and constructed to produce as much energy as it consumes annually, and is up to 80 percent more efficient than a typical new home. “Homeowners will love the comfort of our Net Zero homes,” Williams says. “They’re quieter, have superior indoor air quality and stay comfortable year-round. We build a complete package of energy-efficient, durable products and features into each home, including a fresh air system, extra insulation, doublecoated triple-pane windows, solar panels and superior heating and cooling.”
And to Avalon’s credit, they can do this affordably, with a projected $30 more per month, when you consider your increase in the mortgage payment and decrease in utility costs. “We’ve been able to streamline efficiencies and bring down further costs for our solar panels, which translates into lower prices for our buyers.” “Our Net Zero homeowners will save on their utility bills, be protected from energy price increases, and live in a healthier, more comfortable home,” he points out. “The added cost is less than one’s monthly coffee budget. Why wouldn’t you do that if you can live in a more comfortable,

energy-efficient home that is also environmentally responsible?” Avalon has always included progressive, environmentally minded designs in their homes. In the past, they have built townhomes that follow the Built Green and LEED Canada specifications. Williams says CHBA’s Net Zero Home Labelling Program puts more of an emphasis on energy savings. “By focusing on the energy side of green building, Avalon can keep our homes affordable. This program ensures third party verification holds us to a high standard,” he says. “Avalon’s experience in building Net Zero homes is why we were selected to participate, and it is an honour to be part of this program,” Williams says. Avalon and many other forwardthinking builders have been building high-performance homes for many years. Still, there is no formal measurement or standard
that defines them as such. “This works fine for one-off builds and homeowners who understand the details, but it doesn’t work for large scale adoption,” Williams says. CHBA’s Net Zero Energy Housing Council was created as a voluntary, self-funded group to gather intelligence and build awareness and transfer knowledge. “They’ve created a labelling program which provides the industry and consumers with clear and precise technical requirements for two levels of certification: Net Zero and Net Zero Ready Homes. In Avalon’s opinion, this program is the best way to prepare the industry and protect the consumer. Pre-construction sales of Avalon’s Net Zero homes started on June 1, and the response has been very encouraging. Avalon will be building eight Net Zero Homes and eight Net Zero Ready homes at ZEN Sequel in Seton, their second townhome development in this dynamic southeast community. ZEN Sequel is a 124-home community located in the popular southeast Calgary community of Seton. It is Avalon’s follow-up to its enormously successful ZEN Urban District townhome development. ZEN Sequel offers one- and twobedroom single-level-living flats from the $160,000s, and twoor three-bedroom two-storey townhomes with private fenced backyards and optional private rooftop patios from the $270,000s.
”
There are seven floorplans to choose from, ranging from 515 to 1,742 square feet. It is, after all, located in one of the most dynamic, self-sustaining new communities in Calgary, and Seton’s moniker of “Downtown South” certainly lives up to the billing. ZEN Sequel is close to an abundance of established amenities in Seton, including South Health Campus, shopping, restaurants, boutiques and the world’s largest YMCA. Seton currently has the Joane CardinalSchubert High School with five more future school sites. Quick and easy access to Deerfoot Trail, Stoney Trail (Calgary Ring Road), 52nd Street, and the approved LRT Green Line promise future growth.

Copperstone Townhome Interior
There’s always a silver lining aT VesTa’s
Copperstone + southpoint! by PePPer rodriguez Bridging the gap between luxurious style and affordability has always been the goal at Vesta Properties, and in these challenging times they are bringing even more opportunities to affordably own a stylish, welldesigned home at two of its bestselling communities. Vesta’s Silver Lining Sale is indeed one way of looking at the brighter side of things amid the pandemic, as those needing quickpossession homes get the perfect opportunity to snap up some of the best designed townhomes and single-family homes in Vesta’s Copperstone and Southpoint communities. “This is our biggest sale ever,” says Vesta sales manager, AJ van der Linden. “We want buyers to be
aware that there’s always a silver lining in every situation, and in this case, they can take advantage of some of the best pricing out there for a new home in Airdrie or Southeast Calgary with Vesta Properties.” For a limited time, he says buyers can save up to $25,000 on move-in ready homes in both communities. “The sale began on June 1, and we’ve been getting a lot of interest. We’ve seen very strong traffic to our show homes and we’ve sold more than eight homes per week, which tells us there is a lot of demand for new homes out there and buyers don’t want to miss out on the bottom of the market prices plus they want to take advantage of record low interest rates.”
20 New Home + Condo Guide | June 26–July 24, 2020
Vesta is both the land developer and exclusive home builder in the communities of Copperstone in southeast Calgary, and in Southpoint in Airdrie. “Both are thoughtfully designed communities that are surrounded by the best amenities in the area. They are located in wellestablished parts of their respective cities and have attracted a very diverse range of buyers – be they young singles and couples looking for their first home, or families looking for a community they can set roots in, or downsizers and retirees looking for a home where they can age in place.” Copperstone is the last piece of developable land in the well-established community of Copperfield in Calgary’s southeast.

Southpoint Townhome Interior
Southpoint Park
“Copperstone completes the last piece of the puzzle in this community, which is already very well developed with schools, parks, pathways and thriving commercial areas,” van der Linden says. “It is the last chance to own a new home in this part of town,” and he points out that buyers have to hurry as there are only a handful of quick-possession homes remaining. “The two- and three-bedroom townhomes at Copperstone come with double car garages, and they are just across the road from a new elementary school, a wide-open green space and a new playground. We also have new single-family home models in Copperstone including single front attached garage homes that have become very popular. The opportunity to develop legal suites here is an added bonus as a mortgage helper or in-law suite,” van der Linden says.
Townhomes are now at $279,900, including GST, which is a $20,000 savings off previous prices. While single-family homes begin from $419,900 including GST, or a $10,000 savings. In Southpoint, the savings get even bigger. “Our two- and three-bedroom townhomes in Southpoint have landscaped courtyards, double attached garages and upgraded standards that include quartz countertops, and buyers can save up to $25,000,” he says. They start at $255,000 including GST, which saves buyers $25,000. Also available in Southpoint are three- and four-bedroom laned single family homes that start from $339,900, or a $20,000 savings. “We have single-family homes with lofts and side-entrances now available,” he says. Southpoint is the ideal place in Airdrie to raise a family. The
community features over 12 acres of green space including a tennis and basketball court, children’s playground, barbecue area, and a new school and dog park at your doorstep. However, there are only a handful of quick-possession townhomes left in Southpoint and only three of their single-family homes, so buyers really have to act fast. “The traditional townhomes sold fast given their affordable price point, attached garage and exceptional access to the best Airdrie amenities,” van der Linden says. Southpoint is located at the corner of 40th Avenue S.W. and Reynolds Gate, Airdrie. For more information on Southpoint, go to www.vestasouthpoint.com. Copperstone show homes can be found at 1205 Copperfield Blvd. SE, or go to www. copperstoneliving.com. nexthome.ca 21

PROPERTY PROFILE | TRINITY HILLS
THE VILLAGE AT TRINITY HILLS OFFERS A VIEW-TIFUL LIFESTYLE by PEPPER RODRIGUEZ On top of a ridge overlooking the lush Bow River Valley, the majestic Rocky Mountains to the west and the sparkling spires of Calgary’s downtown to the east, this singular, jaw-dropping view of a seemingly limitless horizon is as inspiring as it gets. It’s a priceless vantage point that residents of Trinity Hills get to enjoy. Trinity Hills is a vast commercial and residential development rising along the iconic Paskapoo Slopes of southwest Calgary, just besides the similarly iconic Canada Olympic Park and WinSport Arena and overlooking the Trans-Canada Highway. It promises to be a self26 New Home + Condo Guide | June 26–July 24, 2020
contained community with its own modern commercial and retail area and all manner of recreational opportunities and amenities surrounding it. In the heart of all this is The Village at Trinity Hills, a modern townhome development by Metropia, that promises to bring a stylish, contemporary lifestyle that matches the beauty and uniqueness of its ridge location. The Village at Trinity Hills offers two-, three- and four-bedroom three-storey townhomes with two car parking, large balconies and inviting backyards. Sleek and contemporary, these
elegant modern residences from 1,487 to 1,752 square feet boast large windows and intelligent architectural detailing that combine to create an experience of home that is unlike anything else in the city. Show homes are open that allows visitors to experience the open concept interiors that include gourmet kitchens and spacious living and dining areas and the stunning views. The Village backs onto a 160acre natural heritage reserve, crisscrossed with walking trails and bike paths, and a calming natural view that will never
change. Couples, young families, and retirees will find a fit in the three models offered, and it simply made for pet-lovers with the freedom of miles of pathways right at their backyard. But living in Trinity Hills offers more than just stylish homes and a scenic location, it’s a complete lifestyle. The Village is the residential component of the development, that also includes the commercial and retail districts of The Town Centre, and The Gateway. The last two are being developed by Trinity Development Group. “Trinity Hills is a self-contained community that offers everything our residents will need for a well-balanced lifestyle,” says Lee Koutsaris, vice-president, sales, marketing and design at Metropia. “There will be
750,000 square-feet of retail and commercial space, including groceries, restaurants and boutique shops within walking distance from your brand-new home,” she adds. “You get to live next to WinSport and enjoy all the outdoor amenities of living next to a 160-acre natural reserve with trails for running, hiking and biking. But you can also be in downtown Calgary within 15 minutes, it’s also less than an hour’s drive out to Banff – there are no traffic lights between us and the mountains. The lifestyle that Trinity Hills offers is very unique – it is a true balance between city living and recreational enjoyment.” The market has responded quite positively to The Village, selling 24 townhomes (including four since March!) of the 71 offered in the first phase. “We launched sales in October 2019 and it has been very well received,” Koutsaris says. “The unique features of our site have continued to resonate with purchasers throughout the pandemic, as we have sold four

what do the Changes to CmhC mean for
homebuyers? Cody Battershill
The Canadian Mortgage and Housing Corporation (CMHC) just announced stricter lending rules to go into effect July 1st, 2020. How exactly will these new rules affect home buyers going forward? According to RateHub.ca: 1. Home buyers will no longer be allowed to use borrowed funds for their down payment. 2. A higher minimum credit score is required for at least one borrower to qualify for a mortgage. 3. A lower limit on your gross debt service ratio as well as your total debt service ratio. Your gross debt service ratio is defined as the percentage of income you use to pay all monthly housing-related costs. Your mortgage and utilities are just a few examples. Your total debt service ratio is defined as all of your income required to pay all debts. That might include student loans, car payments and credit cards, for example. The lower your debt service ratios are when buying a home, the better! A buyer’s mArket prevAils
CMHC’s changes will likely have an affect on the purchasing power of some home buyers. However, let’s keep in mind the incredible opportunities that currently exist in Calgary’s residential market. 28 New Home + Condo Guide | June 26–July 24, 2020
Nearly all residential markets in the Calgary Metropolitan Area currently sit deep in buyer’s territory. As a potential buyer, you have lots of time to make decisions and more options when it comes to negotiating on price and other details in the transaction. You also have more time to browse lender rates and what their qualifying criteria are. (Ed’s note: there are other options besides the CMHC, so make sure to ask a mortgage broker.) Make sure to do your due diligence for all aspects of the home buying process! Get the best Advice
A lot of clients are asking me if now is a good time to buy real estate in the Calgary area. My response to them is always to evaluate what their short, medium and long-term goals are as well as any risks there might be. Pandemic-related shutdowns and other economic factors have created much uncertainty for some home buyers. However,
opportunity has been created for others who feel they are financially secure and ready to make a move. For example, real estate investors now have an incredible opportunity to pick up future rental / redevelopment properties at lower prices. Once again, everything depends on your real estate goals. Make sure to sit down with your Realtor® and ask them as many questions as you need to feel comfortable moving forward. After all, you can never be too careful when buying a property no matter if it’s during high-times or low. Wishing you all the best during these tough times! TRENDING | CONTAINER GARDENING
Contain your creativity Make the Most of limited baCkyard spaCe with Container gardening by Patricia Johnson Summers are fleeting here in our Northern part of the world, gone in the blink of an eye, so we want to make the most of that time, relaxing, dining and entertaining in our outdoor spaces. And
we want to make these spaces more attractive and inviting with comfortable furniture, interesting art and pots overflowing with plants. Container gardening has grown far beyond plastic pots
30 New Home + Condo Guide | June 26–July 24, 2020
filled with old standbys such as spikes and petunias and into the realm of the exotic, an art in itself, an expression of creativity, painting with plants and sculpturing with foliage. No yard, no problem,
a balcony will do, containers allow you to maximize the use of space with hanging baskets, wall pots, window boxes or by vertical gardening using vines on trellises. Large space or small, creative containers can fill that empty space, add a punch of colour, provide a focal point and soften the look of walls or fences. And they’re portable (the smaller, lighter ones anyhow) and can be moved to the safety of indoors to avoid being pummelled by hail or wiped out by frost. No need for weeding or cultivating, just watering, fertilizing and removing dead blooms. And sitting in that comfortable outdoor furniture,
beverage in hand and admiring them of course. The style and selection of containers available today is boggling but don’t be afraid to think outside of the (planter) box and use whatever strikes your fancy, if it holds soil it can be planted. Drainage is important though, if there’s not already drainage holes in the bottom then you should drill some to allow the excess water to flow through. Choose colours and styles that compliment your house and garden and group different sizes and shapes of containers together using similar plants and colour schemes in each to visually tie them together. As for the soil, although you might be tempted to use soil dug from your garden in containers, don’t, it’s heavy, doesn’t drain well and possibly contains insects or diseases, instead buy good quality potting soil. Don’t fill containers too full, instead allow 5 – 10 cm from lip of rim to top of mixture to allow room for watering. Now comes the fun part, planting. Consider where you are planning to situate the pots and plant accordingly, all of the sun-worshippers together, the shade-lovers for a darker corner. Combine different sizes, colours and textures together in pleasing combinations. The tried and true formula for successful container planting involves three main elements – the Thriller (a tall focal point plant in the middle of pot if viewed from all sides, towards the back if viewed from one side), Fillers (various sizes and shapes of plants, foliage and flowering, to fill in around the focal point), and the Spillers (trailing plants which cascade over the edge and soften the look of the pot). Cram in lots of plants for a full, lush container. Contrast fine texture with coarse, use colours opposite each other on the colour wheel for a pleasant
jolt. Although in the past gardeners here tended to use strictly annuals, that has changed. Mix in perennials, then move them to a permanent home in your flower beds in the fall. Use tropicals to transform your outdoor space into an exotic get away with vibrant hibiscus and gently waving palms. These can be brought indoors in the winter, although it will take some adaptation to the reduction in light. Provide not only a feast for the eyes but a literal feast for the table by mixing vegetables in with flowers or devoting entire containers to edible plantings.
Hang upside-down tomatoes, plant swiss chard to complement some flowers, have zucchini climbing up a balcony railing, plant a small herb garden. Root crops such as carrots and potatoes can be planted in containers as long as they are deep enough. Full sun is needed to grow all vegetables, ideally 6 to 8 hours a day. Containers require more frequent watering and fertilizing than plants in the ground, hanging baskets especially need to be watered daily or even twice daily in hot weather. Mix slow release fertilizer in with soil before you plant, use a diluted solution of a balanced fertilizer such as 20-20-20, or if you choose the organic alternative use compost tea or diluted seaweed or fish fertilizer. Contain your creativity, and you can eat it too! nexthome.ca 31
ADVICE | ASK THE YYC CONDO EXPERT
ALBERTA COURT RULES TO BAN
SHORT-TERM RENTALS MARIA BARTOLOTTI
Q: What rights do condo corporations have regarding the operation of Airbnb vacation rentals in our condos? As condo owners, we are worried about the damage that short-term renters can do to our property. A: There has been a significant ruling in Alberta regarding Condominiums and short-term rentals. Last fall a judge granted a temporary injunction, but in March this has now been made into a permanent injunction. The judge decided in his ruling that condo bylaws are constitutional and temporary renters who do not have a lease, are not allowed. In other words: bye-bye, Airbnb. The Alberta court ruling gives condo boards wide latitude to ban short-term rentals such as Airbnb, after a judge concluded that owners who use those services are essentially running hotels. It does caution though that it would depend on the exact wording of a condo board’s bylaws. Some of the salient points of the ruling, include: • Reduced to its essence, short-term occupancy through platforms like Airbnb where no lease is entered into, results in the functional equivalent of a hotel stay; • The short-term rental of units, in the absence of a lease, not only contravenes the bylaws 32 New Home + Condo Guide | June 26–July 24, 2020
of the Corporation, but would result in a fundamental change to the structure and character of the condominium, without the consent of the Board, and without consent of the vast majority of owners; • If the respondents’ argument were accepted, the Board would have its ability to manage the Corporation significantly impaired; • This would result in a small minority of unit owners unilaterally changing the character of the condominium regime, thus adversely affecting the majority of Unit Owners, without their consent. Under these particular Corporation’s bylaws a unit is to be exclusively used as a “one-family residence” and for residential, not commercial purposes. It remains to be seen whether this decision will be appealed but any decision that relies on the interpretation or application of Bylaws will be fact-specific.
It must be determined whether your relevant Bylaws are similar enough that you ‘match’ as opposed to being distinguished. The Bylaws should be reviewed in detail before any decisions are made. She is actively involved in many aspects of condo living since starting as a Condominium Property Manager in 2001. In 2005, she started her own Condominium Management firm, New Concept Management Inc., and has not looked back.
