DON’T CALL IT A COMEBACK Calgary has finally stepped off the shadow of the lockdown and has proceeded to Phase 2 of its reopening even a little ahead of schedule. Health officials deemed there were fewer cases of the virus being detected to allow the economy a little room to grow. Challenges remain, but, hey, we’ll take the win! It’s nice to see some life returning to the city. The new home industry welcomed the news, and many show homes are now open for walk-ins – at a safe social distance, of course. Those we talked to in this issue reported a surprising amount of sales were still made during the lockdown. So, for many, this isn’t so much as a comeback as a resurgence. One of those was Bri-mor Developments, our cover this issue, who says their popular The Rise at West Grove Estates community continues to attract homebuyers with only a handful of lots left. I’m not surprised, exploring the neighborhood and walking its pathways, it’s easy to fall in love with this popular southwest community. We have a clutch of new property profiles in this issue, too. Some are being featured here for the first time (The Village at Trinity Hills by Metropia); some are introducing new models (Net Zero townhomes from Avalon Master Builder; and The M Series bungalows by Cedarglen Homes); and some are announcing enticing quick move-in opportunities (Vesta Properties). Allison Harvie, Sales and Marketing Manager at Cedarglen Homes, agrees. “Building in The Rise allowed Cedarglen Homes the opportunity to build semiestate homes on the west side of the City at a price point that was more attractive than other new communities,” she says. “We found that the homebuyer in The Rise didn’t fit the cookiecutter profile and found ourselves designing family-sized homes that were individual to each buyer, allowing each home to be unique to the buyer. Upon launch we found success as the community attracted young professionals who wanted to be situated close to the downtown core but still have access to parks and greenspaces.” Brookfield Residential offers two storey front-drive homes ranging in sizes from 2,070 to 2,700 square feet, with the average being 2,500 square feet. Its most popular has been the Savona (2,500 square feet, three-bedroom) model due to it’s spacious open to above main floor and flexibility provided through the number of options created for this design. It has been a pleasure to see even during these times, the families out for bike rides and out on their driveways socially visiting, it is a great neighborhood with some great people.” Hippe says that their core demographic at the Rise has also been young families. “Primarily, our buyers have been young professionals (0 to 2 kids), who value the convenience of living in a community that is in close proximity to the downtown core and resides on the West side.” At The Rise, home designs have been created to reflect “the family” unit, Dhanani explains. “They create a fully functional

lifestyle and can cater to children, parents, grandparents, extended family and friends. The Rise, together with our builders, can make all residents’ ideal home and community a reality.” The 200 homes that will comprise The Rise will all be double front-attached garage semi-estate homes starting from 2,000 square-feet. There are only 12 M Series lots available currently in Seton. “The product development was less about price point than it was providing a single-family space for those there were not looking for a large home but still wanted the flexibility to personalize the floor-plan to suit their needs,” she adds. “To date we identified that the product appeals to all demographics but is focused on a more mature buyer who has roots in Calgary but may have a vacation home somewhere else.” Cedarglen’s area manager for Seton, Dennis Mullen, agrees. “Feedback for the M Series has been great. These homes fill a void in the market for buyers looking for affordable independent living without having to go into a

In the past, they have built townhomes that follow the Built Green and LEED Canada specifications. Williams says CHBA’s Net Zero Home Labelling Program puts more of an emphasis on energy savings. “By focusing on the energy side of green building, Avalon can keep our homes affordable. This program ensures third party verification holds us to a high standard,” he says. “Avalon’s experience in building Net Zero homes is why we were selected to participate, and it is an honour to be part of this program,” Williams says. Avalon and many other forwardthinking builders have been building high-performance homes for many years. Still, there is no formal measurement or standard

that defines them as such. “This works fine for one-off builds and homeowners who understand the details, but it doesn’t work for large scale adoption,” Williams says. CHBA’s Net Zero Energy Housing Council was created as a voluntary, self-funded group to gather intelligence and build awareness and transfer knowledge. “They’ve created a labelling program which provides the industry and consumers with clear and precise technical requirements for two levels of certification: Net Zero and Net Zero Ready Homes. In Avalon’s opinion, this program is the best way to prepare the industry and protect the consumer. Pre-construction sales of Avalon’s Net Zero homes started on June 1, and the response has been very encouraging. Avalon will be building eight Net Zero Homes and eight Net Zero Ready homes at ZEN Sequel in Seton, their second townhome development in this dynamic southeast community. ZEN Sequel is a 124-home community located in the popular southeast Calgary community of Seton. It is Avalon’s follow-up to its enormously successful ZEN Urban District townhome development. The Canadian Mortgage and Housing Corporation (CMHC) just announced stricter lending rules to go into effect July 1st, 2020. How exactly will these new rules affect home buyers going forward? According to RateHub.ca: 1. Home buyers will no longer be allowed to use borrowed funds for their down payment. 2. A higher minimum credit score is required for at least one borrower to qualify for a mortgage. 3. A lower limit on your gross debt service ratio as well as your total debt service ratio. Your gross debt service ratio is defined as the percentage of income you use to pay all monthly housing-related costs. Your mortgage and utilities are just a few examples. Your total debt service ratio is defined as all of your income required to pay all debts. That might include student loans, car payments and credit cards, for example. filled with old standbys such as spikes and petunias and into the realm of the exotic, an art in itself, an expression of creativity, painting with plants and sculpturing with foliage. No yard, no problem,


a balcony will do, containers allow you to maximize the use of space with hanging baskets, wall pots, window boxes or by vertical gardening using vines on trellises. Large space or small, creative containers can fill that empty space, add a punch of colour, provide a focal point and soften the look of walls or fences. And they’re portable (the smaller, lighter ones anyhow) and can be moved to the safety of indoors to avoid being pummelled by hail or wiped out by frost. No need for weeding or cultivating, just watering, fertilizing and removing dead blooms. And sitting in that comfortable outdoor furniture,

beverage in hand and admiring them of course. The style and selection of containers available today is boggling but don’t be afraid to think outside of the (planter) box and use whatever strikes your fancy, if it holds soil it can be planted. Drainage is important though, if there’s not already drainage holes in the bottom then you should drill some to allow the excess water to flow through. Choose colours and styles that compliment your house and garden and group different sizes and shapes of containers together using similar plants and colour schemes in each to visually tie them together. As for the soil, although you might be tempted to use soil dug from your garden in containers, don’t, it’s heavy, doesn’t drain well and possibly contains insects or diseases, instead buy good quality potting soil. Don’t fill containers too full, instead allow 5 – 10 cm from lip of rim to top of mixture to allow room for watering. Now comes the fun part, planting. Consider where you are planning to situate the pots and plant accordingly, all of the sun-worshippers together, the shade-lovers for a darker corner. Combine different sizes, colours and textures together in pleasing combinations. The tried and true formula for successful container planting involves three main elements – the Thriller (a tall focal point plant in the middle of pot if viewed from all sides, towards the back if viewed from one side), Fillers (various sizes and shapes of plants, foliage and flowering, to fill in around the focal point), and the Spillers (trailing plants which cascade over the edge and soften the look of the pot). Cram in lots of plants for a full, lush container. Contrast fine texture with coarse, use colours opposite each other on the colour wheel for a pleasant

jolt. Although in the past gardeners here tended to use strictly annuals, that has changed. Mix in perennials, then move them to a permanent home in your flower beds in the fall. Use tropicals to transform your outdoor space into an exotic get away with vibrant hibiscus and gently waving palms. These can be brought indoors in the winter, although it will take some adaptation to the reduction in light. Provide not only a feast for the eyes but a literal feast for the table by mixing vegetables in with flowers or devoting entire containers to edible plantings.

Hang upside-down tomatoes, plant swiss chard to complement some flowers, have zucchini climbing up a balcony railing, plant a small herb garden. Root crops such as carrots and potatoes can be planted in containers as long as they are deep enough. Full sun is needed to grow all vegetables, ideally 6 to 8 hours a day. Containers require more frequent watering and fertilizing than plants in the ground, hanging baskets especially need to be watered daily or even twice daily in hot weather. Mix slow release fertilizer in with soil before you plant, use a diluted solution of a balanced fertilizer such as 20-20-20, or if you choose the organic alternative use compost tea or diluted seaweed or fish fertilizer. Q: What rights do condo corporations have regarding the operation of Airbnb vacation rentals in our condos? As condo owners, we are worried about the damage that short-term renters can do to our property. A: There has been a significant ruling in Alberta regarding Condominiums and short-term rentals. Last fall a judge granted a temporary injunction, but in March this has now been made into a permanent injunction. The judge decided in his ruling that condo bylaws are constitutional and temporary renters who do not have a lease, are not allowed. In other words: bye-bye, Airbnb. The Alberta court ruling gives condo boards wide latitude to ban short-term rentals such as Airbnb, after a judge concluded that owners who use those services are essentially running hotels. It does caution though that it would depend on the exact wording of a condo board’s bylaws. Some of the salient points of the ruling, include: • Reduced to its essence, short-term occupancy through platforms like Airbnb where no lease is entered into, results in the functional equivalent of a hotel stay; • The short-term rental of units, in the absence of a lease, not only contravenes the bylaws 32  New Home + Condo Guide  |   June 26–July 24, 2020

of the Corporation, but would result in a fundamental change to the structure and character of the condominium, without the consent of the Board, and without consent of the vast majority of owners; • If the respondents’ argument were accepted, the Board would have its ability to manage the Corporation significantly impaired; • This would result in a small minority of unit owners unilaterally changing the character of the condominium regime, thus adversely affecting the majority of Unit Owners, without their consent. Under these particular Corporation’s bylaws a unit is to be exclusively used as a “one-family residence” and for residential, not commercial purposes. It remains to be seen whether this decision will be appealed but any decision that relies on the interpretation or application of Bylaws will be fact-specific.

It must be determined whether your relevant Bylaws are similar enough that you ‘match’ as opposed to being distinguished. The Bylaws should be reviewed in detail before any decisions are made.
