EDITOR’S NOTE

IT’S BEGINNING TO FEEL A LOT LIKE… There’s a definite chill in the air this close to Christmas, but Calgary’s new home market has been hot. It’s a welcome surprise given what’s gone on this year, and the surge in the demand for new homes is a bright spot. Recent real estate reports indicate that sales for single-detached homes in September were the highest they’ve been since 2014! Everyone we’ve talked to in the new home industry for this issue also say they’ve enjoyed a healthy rise in sales as soon as the lockdown restrictions were eased. Our cover story on the New North community of Carrington South bears out this surge, as demand for its recently opened Phase 2 soared with buyers snapping up 40 per cent of the new offerings already since September. The same is true with Avalon Master Builder’s ZEN Riverstone, as this multi-faceted townhome development by the Bow River sees a rise in demand for its variety of floorplan options that suit every imaginable lifestyle. With Christmas getting nearer, we thought we’d also bring in a couple of feel-good stories sure to warm the heart. First is the Christmas décor feature where we talk to renowned Calgary interior decorator and entrepreneur, Danielle Paul, on achieving the best look for a stay-at-home Christmas celebration. Then we turn the spotlight on Daylen’s Place, a private initiative by a father who wanted for his young, adult son with Down Syndrome a place of his own where he can experience growing into adulthood as independently as he can. It’s a great story, trust us. This year has been full of surprises, but lately, it’s surprises we want. Let’s hope it stays that way into 2021. See you at the show homes.

Carrington South StayS hot by PePPer rodriguez

Even though Calgary’s New North has enjoyed terrific growth in the last few years, Carrington South has managed to maintain its boutique, urban charm as its thoughtfully designed homes add value to buyers, especially as it opens its newest phase. This young community, jointly developed by H3 Developments and APEX Developments, is one of the hottest sellers in the northwest. It has already sold 90 per cent of its Phase 1 release, and sales for Phase 2, which only just launched in September, have taken off. “The addition of 91 new lots in this phase gives buyers the chance to capitalize on new pond lots, and new product by existing builders. And, we’re already over 40 per cent sold!” says APEX’s development coordinator, Morgan Gowland. Carrington South, which is 8  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

nestled just north of Stoney Trail, west of 1st St. NE and south of 144th Ave NW, is presenting a fresh, more vibrant and inclusive take on urban life, especially when it comes to family living. “This ideal northwest location offers people and families the connections to the places and spaces they value most. It’s conveniently located close to major routes, recreation and shopping areas, and even home to Calgary’s Transit on Demand system,” Gowland says. Carrington South’s irresistible appeal is showcased by the opening of a new parade of front-drive garage (FDG), zero lot line (ZLL) show homes from Excel Homes, Trico Homes, and, Truman Homes (three models are already open, Excel’s will make its debut in early December). Plus, for

the first time in the community, single-family laned homes are available exclusively from Excel Homes (the building arm of APEX Developments), as well as laned duplexes by Truman Homes. Excel’s 1,601-square-foot Dawson laned show home which

opened in August is getting rave reviews, says Excel homes area manager Tyler Scott. “It has been very popular and offering this new home type just broadens the appeal of the community,” he says. “At the moment, we are offering five different laned models ranging

from 1,435 to 1,795 square-feet, starting from the low $400,000s,” he adds. “Our laned home are flying off the shelf and we are so excited to see the positive response from our Excel Homes buyers.” Its Collingwood front-drive show home is opening soon, and Scott has high hopes for this as it has been their best selling model in 2020. The 2,235 square-foot home has four bedrooms and two-and-a-half baths, and, comes with upgrades including a master on the main floor, spice kitchen, and the ability to add a side entry to the basement. It is currently priced from the high $400,000s. Despite its quick growth, Carrington South’s idyllic nature remains intact as it was purposely designed around two scenic storm ponds connected by local and regional pathways. Its offering, which includes traditional, pond, and ZLL lots gives buyers tremendous leeway in choosing their lifestyle. And, residents love that there are no community fees here, adding immeasurably to its appeal when compared to surrounding NW communities. Trico Homes, which now has even more coveted pond lots nexthome.ca  9

available, is offering three models from their Hallmark Homes collection; a series of top selling models offering some of the best value in the industry. The Winston, Concord and Stanley FDG models, all offered in Carrington South, are a big part of Trico’s success in the community. “We are already almost 50 per cent sold out of our Phase 2 lots,” says Erica Lowe, Trico Homes area sales manager in Carrington South. “Our new Oxford ZLL and Harrington ZLL show homes have been a big hit, and are particularly appealing to young families.” Prices start from the mid $400,000s. “We’re especially proud of the Harrington as it is designed for big families with: two kitchens, two laundry rooms, and four bedrooms on the upper level along with a bonus room.” Truman Homes, whose Phase 1 townhomes sold out in record time, are now building a limited selection of laned duplexes . “I only have two left, so interested buyers should act fast,” says area manager Dilesh Sidhpura. Truman also offers front drive homes here, including their new Mystic show home. This stunning model presents a refined, urban take on a suburban family home. “You can build one here starting from $492,000 on a ZLL lot, an impressive offering given a similar home in the southwest could be as much as $400,000 more expensive on a conventional lot,” he tells Calgary New Home + Condo Guide. The new bridge over Stoney Trail connecting the community to 14th Street NW is set to open in 2021 and will add tremendously to the accessibility of the community. “You can already get to downtown in 20 minutes or less, but having this new bridge will make the trip even faster,” Sidhpura says. Plus, there are already a ton of wellestablished amenities surrounding the community including Symons 10  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

Valley Ranch Market, Vivo Recreation Centre, Landmark Cinemas, Cross Iron Mills, and Costco to name a few. From the community’s pathway, park, and playground network to the houses themselves, families feel right at home here. Featuring BUILT Green homes, and offering options like spice kitchens, main floor bedrooms, basement suites, and, loft spaces there’s a floorplan to suit every family and budget. “Many buyers are taking advantage of low interest rates and our award-winning builders

are offering a lot of impressive incentives right now,” Gowland says. Homes in the community start from the $350,000s. “With so much to explore right out of your door and everything you need close by, Carrington South really does offer families everything they deserve out of a new community,” Gowland says. It’s a rare opportunity to own in the NW at such an affordable price. Visit the showhomes by appointment or learn more at www.carringtonsouth.com.

By the numbers The drive to end homelessness in Calgary achieved another milestone with the virtual opening in October of James House. The 27-unit building in the community of Hillhurt/Sunnyside was built by Cardel Lifestyles and Logel Homes under the homebuilderled RESOLVE Campaign and in partnership with the Calgary Homeless Foundation (CHF), HomeSpace Society (HomeSpace) among others. The name honours the legacy of James Logel, the late father of Tim Logel, President and CEO of Logel Homes, and Co-Founder of Cardel 12  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

Lifestyles. It comes at a time when the pandemic highlighted more than ever the need for housing Calgary’s estimated 3,000 homeless. Logel says he believes his late father would be honoured to have his name on a building that is providing a home to vulnerable Calgarians. There are two more RESOLVEfunded buildings opening this year: • The Triveri House in Forest Lawn, built by Calbridge Homes, which will provide 38 homes for young adults supported by Enviros. • And a nine-storey concrete tower of 74 affordable units located Downtown 5th Avenue. The name will be revealed during the

launch date December 15. This building was funded by private philanthropist David Bissett, the Government of Canada through the Canada Mortgage and Housing Corporation and the City of Calgary.

Rangeview breaks ground

Section23 Developments has broken ground on Rangeview, its new 322-acre community located in southeast Calgary. The developer says Rangeview will be Calgary’s first “garden-totable” commmunity designed to nourish and inspire authentic living through food celebration. Rangeview will be the first community Alberta to introduce ‘Agricultural Urbanism’, which is the practice of integrating local food systems in the design and

programming of neighbourhoods and communities. Driven by the demand for social, economic and environmental sustainability, Agricultural Urbanism is quickly gaining momentum across North America, and Section23 is uniquely positioned to pioneer this concept in Rangeview. Rooted in Section23’s rich agricultural heritage, the community will become a vibrant and social gathering place for neighbours to connect, surrounded by amenity-rich residential living, community gardens and food production opportunities. When complete, it will be home to 3,000 families and a population of 10,000. “My father had one motto for his life. He said, ‘Be sure to take care of the land, and the land will take care

of you’. This philosophy continues to resonate with me today,” says Robert Ollerenshaw, Section23’s Founder and Executive Chairman. “It is an honour to see my vision for the community of Rangeview come to life, and we are pleased to share this land and my family’s legacy with the next generation.” Rangeview’s founding builder partner group, including Baywest Homes, Homes By Avi and Jayman BUILT. Development of the community’s first phase is now underway. Show Homes are expected to open mid-2021, with a Community Grand Opening slated for Fall 2021. The Theodore takes shape in Kensington The Theodore will be a defining landmark in Kensington, and it is beginning to take shape as construction begins. The 10-storey, glass-clad condo development will be in fact the tallest building in this vibrant innercity community. This marks the third building by Graywood Developments to break ground in the Calgary market and it promises to be something special.Located at the corner of 10th Street NW and Gladstone Road NW, The Theodore will be comprised of one- two- and three-bedroom suites, with stunning panoramic views of Calgary’s skyline, along

with access to walking and cycling paths, the LRT and retail. “The Theodore is a prime example of Graywood’s commitment to developing quality living spaces in the most sought after neighborhoods,” says Stephen Price, President and CEO, Graywood Developments. “We’re firm believers in the future of Calgary, and excited to be moving forward on what we consider to be a landmark development in Kensington. The Theodore showcases the best of two worlds, offering the amenities and bustling atmosphere of downtown living, and the reprieve that comes from being just outside the core.”

Available suites start from the low $300,000s, ranging from 508 to 1,519 square-feet. The presentation and show suite now open at 101, 227 10th Street NW. To find out more, visit www. TheodoreCondos.com. nexthome.ca  13

Community Feature | bridGeland-riVerside

Bridgeland connects calgary’s past with its future by rachel feddema and pepper rodriguez

From idyllic tree-lined streets with quaint mid-century style homes, to the thriving, dynamic commercial hub of 1st Avenue, NE, Bridgeland brilliantly spans Calgary’s past and present. Residents love the “village feel” of this melting pot community just on the northeastern edge of Calgary’s downtown. It is a diverse community full of history, 16  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

vibrant street life, locally owned businesses and restaurants, pet enthusiasts, and old growth trees. Bridgeland-Riverside, as it is more formally known, is a great place to call home, and with many new residential and commercial developments on the go, its reputation as one of the city’s most livable communities can only strengthen.

Vibrant past

This is one of Calgary’s most diverse neighbourhoods, and it has always been so. Before Europeans settled in the area, the land along the Bow River was commonly used by First Nations Peoples. The area became known as Germantown in the 1880s during Calgary’s first population boom as many German immigrants sought

out a welcoming working-class community just outside the city. In the early 20th century, another influx of new immigrants brought Ukrainians and Italians into the community. An area in lower Bridgeland became known as Little Italy, a name that locals still affectionally use to refer to 1st Avenue NE. Later the area was renamed Bridgeland as the Dominion Bridge Company operated nearby. In 1907, Calgary annexed Bridgeland and in 1908, the Bridgeland- Riverside community association was founded, and Riverside was officially annexed in 1910. GettinG around

Driving, cycling, walking, there are many options open to its residents for getting around, as

the Bridgeland Memorial C-Train station and Bow River Pathway are nearby. It is only a 15-minute drive to the airport, and a brisk walk into downtown. Living in Bridgeland also puts you near some of Calgary’s best family-friendly and entertainment hubs. It’s a short walk to St. Patrick’s Island, Tom Campbell’s Hill, the Calgary Zoo, TELUS Spark, Fort Calgary, and further along the Bow River Pathway you can get to Prince’s Island Park or Stampede Park for events. There are many amazing locally owned businesses in this community that have become Calgary icons making Bridgeland a hub for foodies, local shopping, and fueling your passions. There are several new additions to the business community as Made by

Marcus Ice Cream and Lil’ Empire Burgers recently opened in August, and next year Village Ice Cream, Una Pizza, and Phil and Sebastian will be moving into RNDSQR’s new General Block building. sense oF Community

Ali McMillan, Planning Director for the Bridgeland Riverside Community Association explains that Bridgeland-Riverside is special because this area has a rich social fabric; “our sense of community comes from our diversity. It is a very accepting and warm community.” There is a large range of homes in the area ranging from million-dollar infills to affordable housing which lends to this area being welcome for all kinds of people from different walks of life and in different stages in their lives. nexthome.ca  17

With a young family, McMillan enjoys the urban lifestyle that Bridgeland-Riverside offers. Using bikes to get around as a family is easy, and there’s always something to do in the community, or in the neighbouring entertainment hubs. The quiet suburbs away from the downtown have been traditionally considered the best place to raise kids, but Bridgeland-Riverside challenges that assumption with a welcoming tight-knit community, an active community association, and easy transit options. Not to mention the wealth of amenities readily available for families. Schools, places of worship, dog parks and pathways are in abundance. briGht Future

Another great element to the community is the commitment to planning, innovation and betterment of the community that is found in the Bridgeland Riverside Community Association. Working with the city, province, and other stakeholders, they are committed to the development and beautification of the community for current residents and generations to come. Something new coming to BridgelandRiverside is Flyover Park, an innovative use of urban space that will repurpose the underused 18  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

space under the 4th Avenue Flyover into a welcoming area that includes food truck stalls, seating, play structures, lush landscaping, night lighting for pedestrians, and a display of local artwork. Construction is nearly complete and Calgarians will soon be able to enjoy the space later this year. One of the most anticipated developments is the General Block commercial amenity being developed by RNDSQR. It will go up on 65 7A St. NE and is expected to be home to a collective of small, high-quality local shops that serve local residents and visitors alike. A second floor office space creates opportunities for business to locate closer to the heart of Bridgeland and add even more diversity to this vibrant urban community. There’s plenty of new residential developments in the BridgelandRiverside community. There are leasing options, affordable home opportunities and lots of new multi-family developments. The Bridges masterplan that began in the early 2000s had brought over 30 acres of new housing where the Calgary General Hospital once stood. Home-seekers can still purchase brand new condos here or explore infill projects throughout the community. Here’s our shortlist for new multi-family

5 New RestauRants to Try in Calgary

Cody BatteRshill

Are you looking to support local during these crazy times? There are quite a few new restaurants around the city that have just opened their doors and may not be getting the attention they deserve. Here’s a short list you should check out whether that be for dine-in or takeout – you choose! Scuba Jay’S bar

Kensington - 302 10th Street NW scubajaysbar.com What used to be Midtown Kitchen and Bar has now been taken over by a fresh new establishment called Scuba Jay’s Bar. This new watering hole offers local beers, wine, spirits, snacks, and even live music, although we’re not too sure how social distancing measures have affected their weekly events. This is a great spot to grab a beer, eat some finger food, and hang with friends!

Ponshu

pOnShu

Crowfoot – 10 Crowfoot Circle NW ponshu.ca This new sushi restaurant has taken over Sakana Grill’s location in the Crowfoot shopping area, and boy oh boy we’re happy that it did. They do sushi in a way that will keep you coming back for more, with an emphasis on using only the highest quality of ingredients. We highly recommend trying the smoked tuna tataki, although everything we tried was absolutely delicious. This place is a bit on the expensive side but the experience is well worth every penny. annabelle’S KiTchen

Triple O’S

Southeast – Dufferin Boulevard SE tripleos.com This west coast burger franchise specializes in scrumptious burgers, fries, milkshakes, and even breakfast sandwiches to boot (available until 11am). They offer a wide range of beef, chicken, fish, plant-based and veggie entrees with all your favourite sides to go with. What we really like is that they emphasize using locally-sourced ingredients; they are supporting local, and we should too!

Downtown – 111 8th Avenue SW annabelleskitchen.ca Annabelle’s Kitchen has recently opened up a new location in the city centre; the authentic Italian cuisine offered at its Marda Loop venue has made a serious impression on us locals. I absolutely loved their variety of antipasta for finger food pickings, leading up to a delicious thin crust pizza called lust for life with chicken, mozzarella, red onion, shishito peppers and parmesan cream sauce – a must try in my books!

Annabelle’s Kitchen

inDian expreSS (fOrmerly maT’S Diner)

Kensington – 1126 Kensington Road NW matsdiner.ca One of my favourite weekend breakfast / brunch / lunch spots is closing its doors. Well, kind of. As soon as I heard about Mat’s Diner changing into a new restaurant called Indian Express, I knew I was going to miss their breakfast poutine but was also excited to try the new authentic Indian dishes on the way. If Indian Express has food that’s as good as Mat’s Diner, we’re in for a pleasant surprise! Keep an eye out for its grand opening! Hope you and your loved ones stay safe and warm in the months ahead! PROPERTY PROFILE | ZEN RIVERSTONE

STYLISHLY AFFORDABLE

RIVERSIDE LIVING by PEPPER RODRIGUEZ

Stylish, affordable, lowmaintenance living in an amenityrich riverside community - that is the ultimate appeal of ZEN Riverstone. But the wide selection of townhomes they offer that can fit any lifestyle is an added edge that has been key to their success. ZEN Riverstone is one of the latest in Avalon Master Builder’s massively popular line of ZEN townhomes. This time, the wellrespected developer decided to bring a wider array of choices in floorplans that would suit the varied needs of buyers who want to live in this close-to-nature community in the southeast. ZEN Riverstone offers twostorey stacked townhomes, single-level living flats, and twostorey attached garage homes; and each set has five floorplan variations offering one-, two-, or three-bedroom suites. Some even come with the popular rooftop patio that ZEN buyers have come to love, and a developable third storey option. “Our wide range of floorplans and models welcomes all type of buyers,” says ZEN Riverstone sales representative, Mariam Ali. “We have ‘right sizers’ interested in our garage townhome as these homes offer lots of storage opportunities. First-time homebuyers love our stacked townhomes as it offers fully fenced backyards or rooftop patios making these homes great for entertaining. We also attract investors as we offer affordable price points while not compromising on our quality and the integrity of the build.” 24  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

There are three show homes that interested parties can visit to see the numerous design features and inherent functionality that ZEN Riverstone offers. “Visitors can see our stylish and affordable townhomes that boast open-concept living and our optional features including a dog room, third level development and private rooftop patio,” Ali says. “We also have quick possession homes available now, so buyers can move in this year.” It can never be understated that ZEN townhomes are also pet-friendly. “Buyers love that our townhomes are pet-friendly and we offer features and options for their pets, including private fenced backyards with all two-storey townhomes and optional dog rooms,” Ali says. Prices start in the $160,000s for the one-level living flats, $260,000s for the two-storey stacked townhomes, and from the $340,000s for the attached garage homes. ZEN Riverstone is located in the picturesque community

of Cranston’s Riverstone. It is surrounded by nature on one side, close to the Bow River and Fish Creek Park with tons of recreational possibilities. And on the other side iare the well-established communities of Cranston and Seton with the wealth of schools, commercial centres and other necessary amenities well within easy reach. Show homes are located at 111 Cranbrook Square SE or go to zenriverstone.com to find out more.

Home for the

Holidays This year, being home for the Holidays takes on a new meaning, as the pandemic pretty much leaves us little choice but be at home. But look at it this way, sheltering in place can lead to a more intimate holiday celebration with the family, and isn’t that what Christmas is all about? Designers Edge President Danielle Paul certainly thinks so. “Just because the world has gone through some changes, does not mean the holidays are cancelled,” she says. And though 26  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

large gatherings have been put on hold for the meantime, Danielle knows glamming up the home for the Holidays is a tradition that not even the pandemic can cancel. “You can still have the Holiday spirit and style up the home! With so much time being taken from the day-to-day, it is nice to take the opportunity to design your home in preparation for Christmas,” she tells New Home + Condo Guide. “As nice as it is to decorate for large gatherings, how about

decorating for you and your family bubble, like kids and parents? Besides, decorating should be just as much for you as it is for others. The positive energy that is created by bringing the holiday spirit into the home is a definite mood booster. We could all use a little bit of normality right now and this is the perfect opportunity to have an intimate holiday for you and your family.” Danielle has become one of the most prominent interior designers and entrepreneurs in

Calgary and she achieved this by being a stickler for details. She says it was something she grew into and did not necessarily start out that way. She says Christmas had always been her favourite holiday but decorating the home back then involved more of a feel than a precision. “As a kid we always had live trees and for some reason they were always a little crooked with sporadic bald patches throughout. Regardless, it was the centerpiece of our living room, decorated with

homemade ornaments and tinsel of all colors,” she recalls. She gives us a few tips on the best way to achieve the look for the season and make the home seem warmer and welcoming. “Three words: Welcoming, unique and elevated. Think of it as refining the roots of Christmas tradition. This is where you can really be creative with adding traditional and modern elements!” She says she and her team at Designers Edge decided to stick to warm tones, with

evergreen and gold accents for the tableau they designed especially for this magazine. She picked out strategic places in the home where Christmas décor can make the best impact. “Look at areas in your home that are most prominent. Whether it is the staircase, or the fireplace, focus on this area. If you’re on a budget, don’t feel the need to do all the rooms or areas in your house, focus on one and do it well.” The three areas Designers Edge nexthome.ca  27

picked for this feature are: Your Dining Table – We took this opportunity to take our love for Christmas heirlooms and thrifting to find traditional dishes with an antique look. This included clear glassware with ornate details and a baking dish that you would inherit from a family member. Layering is key for a festive table. Garland, candles, and anything that is a Christmas staple needs to be in the mix. Start styling from the center of the table and work your way out. Don’t forget to include some personal items to keep it unique to your family, just have a balance of materials in what you choose. Open Shelves - When space is limited, an open shelf might be a better option for adding some Christmas flair. In this case we took the concept of shadow boxes and used existing glass domes to enclose some fairy lights for a warm ambiance. Super easy and inexpensive to do. Also please incorporate greenery during the holiday season, it adds so much color and character to the space. Seating Areas - DIY decor is the best budget friendly alternative while also amping up the excitement leading to Christmas. Try taking some old, large frames and layer them in front of each other and prop them against the wall like we did here, then hang some garland from the frame. This is a simple project that could work with large mirrors as well. By adding a side table and a few presents beside a chair, you will have created a fun, cozy spot to sit next to the fireplace. Lastly, she has this to say: “Personal items have a way of making me feel relaxed and cheerful, so I always try to incorporate them in my décor and candles create a warm, ambient setting that is nostalgic this time of year. So, rule of thumb is to think of things that make you feel good during the Christmas holiday and execute it in your design and decor.” 28  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

TRENDING | DAYLEN’S PLACE

DAYLEN’S PLACE: THE SEED OF A DREAM by PEPPER RODRIGUEZ In a former farmland in a secluded part of Okotoks, the seeds of something beautiful have been planted and the fruits of a father’s love for his son will bear fruit that the entire community will benefit from. Daylen’s Place and Field of Dreams is a newly established home for young adults with Down Syndrome where they can learn to live their lives as independently as possible, and where they can benefit from each other’s company in a safe, secure and nourishing environment. It is the dream of Greg Toews who wanted to give his son, Daylen, all the opportunities to experience and enjoy life as an adult with Down Syndrome. “The moment he was born 18 years ago was the best day of my life, I loved him from the moment I set eyes on him, and I knew I would do anything I can to give him the life he deserves,” he tells Calgary New Home + Condo Guide in an interview. 30  New Home + Condo Guide  |   Nov. 13–Dec. 11, 2020

Greg and Daylen

That love manifested itself in Daylen’s Place, a pair of 4,200-square-foot homes sitting on four acres each of a former farm that opened on the west side of Okotoks this year. It is located just below the D’Arcy Ranch Golf Course and backs onto a lush 35-acre environmental reserve and is a short walk to downtown Okotoks. It seemed fated that this would be the place to grow his dream

for Daylen. “I’ve been looking for a place like this for a long time, but anywhere in Calgary was prohibitively expensive for what I had in mind,” Toews recalls. “It just so happened that I was golfing at the D’Arcy golf course a couple of years ago when I saw this perfect piece of land that I knew would be the best spot for Daylen’s Place, and as luck would have it, it was for sale at the time, everything moved quickly after that,” he says. Even better yet, he met Dana Robinson, a former firefighter and custom home builder, whose family owned the land. “I was just excited to be part of what Greg was planning, I knew it would be special,” Robinson says. Now, Daylen’s Place is a oneof-a-kind housing and living experience designed to support safe and independent living for adults 18+ with Down Syndrome. Daylen’s Place and Field of Dreams features two identical bungalows with triple car attached

garages set in a big yard with a communal garden. Each home has seven master suites and state-of-the-art common areas on the main floor and fully developed basements. Toews’ vision was for each house to have three adult-aged Down Syndrome residents, with rooms for their respective caregivers. Each room has its own bathroom, each is already furnished and ready for immediate move-ins. The homes were specifically designed with wide hallways and staircases; an open concept main floor with clean, unobstructed lines of sight; the kitchens are wide and spacious with dual islands and expansive counters. The great room upstairs and the game room in the developed basement are equipped with the most modern entertainment systems and all the seven bedrooms have their own attached ensuites for maximum privacy. “We designed the kitchens in such a way that the kids can learn how to do their chores on their own, but still have the caregivers a space where they can keep a mindful eye on what they are doing,” Toews says. He also installed security cameras in the common areas to provide an extra layer of safety. “Everything was designed to be as maintenance-free as possible,” says Robinson, who is now in charge of keeping things in order on-site. Daylen himself is a big part of that charm. He is quick with a smile and has a very outgoing personality. He likes The Beatles, video games and Karaoke. “He’s like any other teenager in that respect, and living in this house, he will get to experience the normal rite of growing up of moving to his own home and learn what it’s like to be an adult,” his dad says.

I loved him from the moment I set eyes on him, and I knew I would do anything I can to give him the life he deserves.

“He can walk to town and buy his groceries, he can plant in the garden outside, he can cook his favourite spaghetti in the kitchen and make his own coffee in the morning. What is important for him and other kids with Down Syndrome is to establish a routine and this is what Daylen’s Place can afford them. A chance to build their confidence, instill a pride of ownership, a chance to spread their wings and find out who they are and how they fit in the world,” Toews says. Toews is a successful businessman with a string of commercial development concerns so he was uniquely qualified to undertake such a financially intensive development. And with each house costing $1.5 million, it is a significant investment. But Toews says it is all worth it, and this labour of love will contribute to his child’s growth but for every parent who wants to see their child with Down Syndrome succeed. “So many times, young

adults with Down Syndrome are left to stay at home and fall through the cracks. I believe these adults should have all the opportunities many of us take for granted,” Toews says. “Daylen has taught me more about life than I have taught him. This is my chance to give back to my son Daylen and to other adults with Down Syndrome and provide an opportunity to be the best they can be. I wanted to be part of the solution that gives adults like my son the best life possible, so I built Daylen’s Field of Dreams as a place for him to live and grow with others. Toews says he plans to operate Daylen’s Place as a not-for-profit once he gets more residents in. “About one per cent of the population in Alberta is affected by Down Syndrome and I am sure parents would love to give their kids the opportunity that we’re able to give Daylen here.” For more information on Daylen’s Place, go to daylensplace.com. nexthome.ca  31
