IT’S BEGINNING TO FEEL A LOT LIKE… There’s a definite chill in the air this close to Christmas, but Calgary’s new home market has been hot. It’s a welcome surprise given what’s gone on this year, and the surge in the demand for new homes is a bright spot. Recent real estate reports indicate that sales for single-detached homes in September were the highest they’ve been since 2014! Everyone we’ve talked to in the new home industry for this issue also say they’ve enjoyed a healthy rise in sales as soon as the lockdown restrictions were eased. Our cover story on the New North community of Carrington South bears out this surge, as demand for its recently opened Phase 2 soared with buyers snapping up 40 per cent of the new offerings already since September. The same is true with Avalon Master Builder’s ZEN Riverstone, as this multi-faceted townhome development by the Bow River sees a rise in demand for its variety of floorplan options that suit every imaginable lifestyle. With Christmas getting nearer, we thought we’d also bring in a couple of feel-good stories sure to warm the heart. First is the Christmas décor feature where we talk to renowned Calgary interior decorator and entrepreneur, Danielle Paul, on achieving the best look for a stay-at-home Christmas celebration. Then we turn the spotlight on Daylen’s Place, a private initiative by a father who wanted for his young, adult son with Down Syndrome a place of his own where he can experience growing into adulthood as independently as he can. It’s a great story, trust us. This year has been full of surprises, but lately, it’s surprises we want. Let’s hope it stays that way into 2021. See you at the show homes.

Even though Calgary’s New North has enjoyed terrific growth in the last few years, Carrington South has managed to maintain its boutique, urban charm as its thoughtfully designed homes add value to buyers, especially as it opens its newest phase. This young community, jointly developed by H3 Developments and APEX Developments, is one of the hottest sellers in the northwest. It has already sold 90 per cent of its Phase 1 release, and sales for Phase 2, which only just launched in September, have taken off. “The addition of 91 new lots in this phase gives buyers the chance to capitalize on new pond lots, and new product by existing builders. the first time in the community, single-family laned homes are available exclusively from Excel Homes (the building arm of APEX Developments), as well as laned duplexes by Truman Homes. Excel’s 1,601-square-foot Dawson laned show home which
opened in August is getting rave reviews, says Excel homes area manager Tyler Scott. “It has been very popular and offering this new home type just broadens the appeal of the community,” he says. “At the moment, we are offering five different laned models ranging
from 1,435 to 1,795 square-feet, starting from the low $400,000s,” he adds. “Our laned home are flying off the shelf and we are so excited to see the positive response from our Excel Homes buyers.” Its Collingwood front-drive show home is opening soon, and Scott has high hopes for this as it has been their best selling model in 2020. The 2,235 square-foot home has four bedrooms and two-and-a-half baths, and, comes with upgrades including a master on the main floor, spice kitchen, and the ability to add a side entry to the basement. Rangeview breaks ground
Section23 Developments has broken ground on Rangeview, its new 322-acre community located in southeast Calgary. Bridgeland connects calgary’s past with its future by rachel feddema and pepper rodriguez
From idyllic tree-lined streets with quaint mid-century style homes, to the thriving, dynamic commercial hub of 1st Avenue, NE, Bridgeland brilliantly spans Calgary’s past and present. Bridgeland-Riverside, as it is more formally known, is a great place to call home, and with many new residential and commercial developments on the go, its reputation as one of the city’s most livable communities can only strengthen.
Vibrant past
This is one of Calgary’s most diverse neighbourhoods, and it has always been so. Before Europeans settled in the area, the land along the Bow River was commonly used by First Nations Peoples. The area became known as Germantown in the 1880s during Calgary’s first population boom as many German immigrants sought
out a welcoming working-class community just outside the city. In the early 20th century, another influx of new immigrants brought Ukrainians and Italians into the community. An area in lower Bridgeland became known as Little Italy, a name that locals still affectionally use to refer to 1st Avenue NE. Later the area was renamed Bridgeland as the Dominion Bridge Company operated nearby. In 1907, Calgary annexed Bridgeland and in 1908, the Bridgeland- Riverside community association was founded, and Riverside was officially annexed in 1910. GettinG around
Driving, cycling, walking, there are many options open to its residents for getting around, as
the Bridgeland Memorial C-Train station and Bow River Pathway are nearby. It is only a 15-minute drive to the airport, and a brisk walk into downtown. Living in Bridgeland also puts you near some of Calgary’s best family-friendly and entertainment hubs. It’s a short walk to St. Patrick’s Island, Tom Campbell’s Hill, the Calgary Zoo, TELUS Spark, Fort Calgary, and further along the Bow River Pathway you can get to Prince’s Island Park or Stampede Park for events. There are many amazing locally owned businesses in this community that have become Calgary icons making Bridgeland a hub for foodies, local shopping, and fueling your passions. With a young family, McMillan enjoys the urban lifestyle that Bridgeland-Riverside offers. Using bikes to get around as a family is easy, and there’s always something to do in the community, or in the neighbouring entertainment hubs. The quiet suburbs away from the downtown have been traditionally considered the best place to raise kids, but Bridgeland-Riverside challenges that assumption with a welcoming tight-knit community, an active community association, and easy transit options. Working with the city, province, and other stakeholders, they are committed to the development and beautification of the community for current residents and generations to come. space under the 4th Avenue Flyover into a welcoming area that includes food truck stalls, seating, play structures, lush landscaping, night lighting for pedestrians, and a display of local artwork. Construction is nearly complete and Calgarians will soon be able to enjoy the space later this year. One of the most anticipated developments is the General Block commercial amenity being developed by RNDSQR. It will go up on 65 7A St. NE and is expected to be home to a collective of small, high-quality local shops that serve local residents and visitors alike. A second floor office space creates opportunities for business to locate closer to the heart of Bridgeland and add even more diversity to this vibrant urban community. There’s plenty of new residential developments in the BridgelandRiverside community. There are leasing options, affordable home opportunities and lots of new multi-family developments. The Bridges masterplan that began in the early 2000s had brought over 30 acres of new housing where the Calgary General Hospital once stood. We highly recommend trying the smoked tuna tataki, although everything we tried was absolutely delicious. Holidays This year, being home for the Holidays takes on a new meaning, as the pandemic pretty much leaves us little choice but be at home. But look at it this way, sheltering in place can lead to a more intimate holiday celebration with the family, and isn’t that what Christmas is all about? Designers Edge President Danielle Paul certainly thinks so. “Just because the world has gone through some changes, does not mean the holidays are cancelled,” she says. With so much time being taken from the day-to-day, it is nice to take the opportunity to design your home in preparation for Christmas,” she tells New Home + Condo Guide. “As nice as it is to decorate for large gatherings, how about
decorating for you and your family bubble, like kids and parents? Besides, decorating should be just as much for you as it is for others. The positive energy that is created by bringing the holiday spirit into the home is a definite mood booster. We could all use a little bit of normality right now and this is the perfect opportunity to have an intimate holiday for you and your family.” Danielle has become one of the most prominent interior designers and entrepreneurs in

Calgary and she achieved this by being a stickler for details. She says it was something she grew into and did not necessarily start out that way. She says Christmas had always been her favourite holiday but decorating the home back then involved more of a feel than a precision. “As a kid we always had live trees and for some reason they were always a little crooked with sporadic bald patches throughout. Regardless, it was the centerpiece of our living room, decorated with
homemade ornaments and tinsel of all colors,” she recalls. She gives us a few tips on the best way to achieve the look for the season and make the home seem warmer and welcoming. “Three words: Welcoming, unique and elevated. Think of it as refining the roots of Christmas tradition. This is where you can really be creative with adding traditional and modern elements!” She says she and her team at Designers Edge decided to stick to warm tones, with
evergreen and gold accents for the tableau they designed especially for this magazine. She picked out strategic places in the home where Christmas décor can make the best impact. “Look at areas in your home that are most prominent. Whether it is the staircase, or the fireplace, focus on this area. If you’re on a budget, don’t feel the need to do all the rooms or areas in your house, focus on one and do it well.” The three areas Designers Edge nexthome.ca 27
picked for this feature are: Your Dining Table – We took this opportunity to take our love for Christmas heirlooms and thrifting to find traditional dishes with an antique look. This included clear glassware with ornate details and a baking dish that you would inherit from a family member. Layering is key for a festive table. Garland, candles, and anything that is a Christmas staple needs to be in the mix. Start styling from the center of the table and work your way out. Don’t forget to include some personal items to keep it unique to your family, just have a balance of materials in what you choose. Open Shelves - When space is limited, an open shelf might be a better option for adding some Christmas flair. In this case we took the concept of shadow boxes and used existing glass domes to enclose some fairy lights for a warm ambiance. Super easy and inexpensive to do. Also please incorporate greenery during the holiday season, it adds so much color and character to the space. Seating Areas - DIY decor is the best budget friendly alternative while also amping up the excitement leading to Christmas. Try taking some old, large frames and layer them in front of each other and prop them against the wall like we did here, then hang some garland from the frame. This is a simple project that could work with large mirrors as well. By adding a side table and a few presents beside a chair, you will have created a fun, cozy spot to sit next to the fireplace. Lastly, she has this to say: “Personal items have a way of making me feel relaxed and cheerful, so I always try to incorporate them in my décor and candles create a warm, ambient setting that is nostalgic this time of year. DAYLEN’S PLACE: THE SEED OF A DREAM by PEPPER RODRIGUEZ In a former farmland in a secluded part of Okotoks, the seeds of something beautiful have been planted and the fruits of a father’s love for his son will bear fruit that the entire community will benefit from. Daylen’s Place and Field of Dreams is a newly established home for young adults with Down Syndrome where they can learn to live their lives as independently as possible, and where they can benefit from each other’s company in a safe, secure and nourishing environment. It is the dream of Greg Toews who wanted to give his son, Daylen, all the opportunities to experience and enjoy life as an adult with Down Syndrome. “The moment he was born 18 years ago was the best day of my life, I loved him from the moment I set eyes on him, and I knew I would do anything I can to give him the life he deserves,” he tells Calgary New Home + Condo Guide in an interview. 30 New Home + Condo Guide | Nov. 13–Dec. 11, 2020

That love manifested itself in Daylen’s Place, a pair of 4,200-square-foot homes sitting on four acres each of a former farm that opened on the west side of Okotoks this year. It is located just below the D’Arcy Ranch Golf Course and backs onto a lush 35-acre environmental reserve and is a short walk to downtown Okotoks. It seemed fated that this would be the place to grow his dream
for Daylen. “I’ve been looking for a place like this for a long time, but anywhere in Calgary was prohibitively expensive for what I had in mind,” Toews recalls. “It just so happened that I was golfing at the D’Arcy golf course a couple of years ago when I saw this perfect piece of land that I knew would be the best spot for Daylen’s Place, and as luck would have it, it was for sale at the time, everything moved quickly after that,” he says. Even better yet, he met Dana Robinson, a former firefighter and custom home builder, whose family owned the land. “I was just excited to be part of what Greg was planning, I knew it would be special,” Robinson says. Now, Daylen’s Place is a oneof-a-kind housing and living experience designed to support safe and independent living for adults 18+ with Down Syndrome. Daylen’s Place and Field of Dreams features two identical bungalows with triple car attached
garages set in a big yard with a communal garden. Each home has seven master suites and state-of-the-art common areas on the main floor and fully developed basements. Toews’ vision was for each house to have three adult-aged Down Syndrome residents, with rooms for their respective caregivers. Each room has its own bathroom, each is already furnished and ready for immediate move-ins. The homes were specifically designed with wide hallways and staircases; an open concept main floor with clean, unobstructed lines of sight; the kitchens are wide and spacious with dual islands and expansive counters. The great room upstairs and the game room in the developed basement are equipped with the most modern entertainment systems and all the seven bedrooms have their own attached ensuites for maximum privacy. “We designed the kitchens in such a way that the kids can learn how to do their chores on their own, but still have the caregivers a space where they can keep a mindful eye on what they are doing,” Toews says. He also installed security cameras in the common areas to provide an extra layer of safety. “Everything was designed to be as maintenance-free as possible,” says Robinson, who is now in charge of keeping things in order on-site. Daylen himself is a big part of that charm. He is quick with a smile and has a very outgoing personality. He likes The Beatles, video games and Karaoke. “He’s like any other teenager in that respect, and living in this house, he will get to experience the normal rite of growing up of moving to his own home and learn what it’s like to be an adult,” his dad says.
“
I loved him from the moment I set eyes on him, and I knew I would do anything I can to give him the life he deserves.
“He can walk to town and buy his groceries, he can plant in the garden outside, he can cook his favourite spaghetti in the kitchen and make his own coffee in the morning. What is important for him and other kids with Down Syndrome is to establish a routine and this is what Daylen’s Place can afford them. A chance to build their confidence, instill a pride of ownership, a chance to spread their wings and find out who they are and how they fit in the world,” Toews says. Toews is a successful businessman with a string of commercial development concerns so he was uniquely qualified to undertake such a financially intensive development. And with each house costing $1.5 million, it is a significant investment. But Toews says it is all worth it, and this labour of love will contribute to his child’s growth but for every parent who wants to see their child with Down Syndrome succeed. “So many times, young

adults with Down Syndrome are left to stay at home and fall through the cracks. I believe these adults should have all the opportunities many of us take for granted,” Toews says. “Daylen has taught me more about life than I have taught him. This is my chance to give back to my son Daylen and to other adults with Down Syndrome and provide an opportunity to be the best they can be. I wanted to be part of the solution that gives adults like my son the best life possible, so I built Daylen’s Field of Dreams as a place for him to live and grow with others.
