Dream The front porch Takes centerstage in alpine park by PePPer rodriguez
With its rolling terrain and bountiful amenities, the southwest has long been the most sought-after location for Calgary homebuyers. But selection was limited, as for nearly two decades there hadn’t been much new community development in this sector similar in scale to other parts of the city. Until now. Dream just launched Alpine Park and beginning October 30th the community’s first showhomes

spotlight the enormous lifestyle opportunities available here with an emphasis on the front porch. Dream, which has previous experience developing southwest communities like West Springs, Wentworth, and Castle Keep, indeed has the background to bring about the new face of the SW with Alpine Park. And its home-building arm – Homes by Dream – plays an integral part in this transformation with its new line of family-friendly porch-front homes. Providing the key to this new growth opportunity is the recent opening of southwest portion of Calgary’s Ring Road. The new access point opens the vast land west of the Stoney Trail - past established communities like Bridlewood, Canyon Meadows and Evergreen. “The west side of Calgary had been trapped in time for so long and communities just kept growing further and further south, the potential was untapped,” says Michael Tandara, Dream’s Director, Marketing, Western Canada.
“Dream has been assembling land in the area for over two decades, so it’s exciting to see the transformative kind of human-oriented community we’d envisioned for the area come to life.” Alpine Park will rise in a 640-plus-acres of land adjacent to the western boundaries of Fish Creek Provincial Park – one of the largest urban parks in the country. It will house an estimated 10,000 residents on build out. “(Alpine Park) is just part of over 1,600 acres Dream holds in the area,” Tandara says. “So we’re here for the long haul.” Dream is launching Alpine Park in style with numerous never-before-seen home designs from its founding builder partner group that includes, Calbridge Homes, Cardel Homes, Genesis Builders, and Homes by Dream. The first phase will have townhomes and laned homes, but Dream is particularly excited about the new court and vintage home types that will be making their debut in Alpine Park. “These are larger, wider porchfront homes that put a premium on curb appeal and charm,” says Francesca La Monaca, Director, Sales, at Homes by Dream. “Court homes range from 26- to 32-feet wide and from 1,600 to 2,500 square-feet, while vintage homes are up to 52-feet wide with 2,700 square-feet of living space.” Homes by Dream is unveiling its Sinclair showhome on October 30th, with a dramatic Engler farmhouse model to follow in November and a prairie-style Morrow in the new year. These three unique designs exemplify Dream’s vision for a people-centred community that focuses on the home and the
homeowners that live there rather than vehicle-centric approach seen in most North American cities. Court homes locate the garage in the rear – either a double rear attached garage or a detached garage with up to three bays – rather than at the front of the home. Green yards and outdoor living space replace the concrete driveways to create a more pleasant, communal environment. In this way, Alpine Park can be seen as a throwback to Calgary’s most charming and desirable historical neighbourhoods with homes that emphasize connection to the community streetscape. “Our court homes will have larger windows in front that have a huge positive effect on the way we live,” La Monaca says. “Not only do these bring more natural light into the interior of the home, they also allow homeowners to keep an eye on children playing out front, whether along treed boulevards or greened park spaces and encourage friendlier relations with neighbours.” “We also take full advantage of the added exposure of corner lots with homes that feature a more pronounced, wrap-around street presence,” Tandara adds. All homes in the community include premium Hardieboard or stucco exteriors, extensive architectural detailing and front and back outdoor spaces perfect for enjoying an indoor-outdoor lifestyle. The first of the court showhomes Dream is introducing is the Sinclair, a Mountain Craftsman style home with heavy stone and cedar accenting. It has 2,300-square-feet of living space and features a 10foot ceiling in the foyer. It has a flex room at the front of the house, an extra-long island that works great for busy families, La Monaca says.

“Its two-way fireplace connects the living room and the back deck in such a wonderful way and allows owners to maximize the enjoyment of their private outdoor space.” The Engler, which will follow in November, is the home La Monaca says may just be her favourite. It is one of the corner property court homes that Dream puts extra attention into. “It fronts the Hearth green court park on two sides and really makes an unmatched statement in its exterior and interior design,” she adds. The Morrow, another park-oriented home, is 2,500 square-feet with a Prairie Architecture elevation graced by brick accents. It has a double attached rear garage for convenience and 10-foot-high ceilings throughout the main floor for added grandeur. It also features a formal dining room that gives it a more traditional, timeless character. Apparent in Homes by Dream’s line is the simplicity with which it approaches homebuilding. “The goal is the ensure the process is streamlined, easy, and achieves a high-design outcome without a lot of the intimidation of more custom approaches, working with designers like Calgary’s Amanda Hamilton to curate inspired palettes,” La Monaca says. These palettes make it easier for homeowners to personalize their home and trust in the outcome. Dream has always believed that a home can only be as good as the community it is in. Now, they are putting this principle to work in Alpine Park. “It’s a truly walkable community where walking is a proper joy – whether that’s along tree-lined streets or off the road entirely through the green court system connected to six major parks and the community’s urban heart,” Tandara says. Alpine Park’s Village Centre will become the commercial and social hub of the community. It will feature a vibrant array of restaurants, stores, and services supported by locals and visitors and will host various community engagement activities like art shows. More importantly, it’s accessible within an eight-minute walk from almost anywhere in Alpine Park. With the completion of Stoney Trail, Alpine Park is just 20 minutes to the vibrancy of 17th Avenue SW yet you can be at a campsite along the river in Kananaskis in less than 30 minutes. With prices starting from $525,900, La Monaca believes that Alpine Park will make the southwest not just sought-after but attainable, as well. “Feedback has already been very favourable. It can be a starter home for those looking for an affordable way to get in the homeowning market; a downsizer or empty-nester home for those needing to scale back their lifestyle; they can even be a whole but separate household where mom and dad can live in one side of the duplex, and their grown kids in the other. At Trico Homes, the duplex has become a hit! “Trico has been offering duplexes in the community of Legacy since 2013; we are one of the premier builders in the community. We started building our duplexes in Phase One, and today we are in Phase 25,” says Trico Homes area manager, Carmen De Luca. The new phase the duplexes are in is also one of the most sought after. “This is such a special phase because we’re close to the ridge – a preserved natural green area that borders this beautiful community – with amazing views of downtown, the Bow River, and so much more.” Trico’s duplexes in Legacy also now have plans that allow
buyers to build a home that fits their wants and needs, she adds. “Whether you prefer an open concept main floor, a flex room on the main floor, or a separate entrance to the basement, we are able to accommodate all those options and more, all at a very attractive price point.” Trico Homes’ process includes the buyers in every step so they can have their input into everything that’s important to them in their home. “Our homeowners choose the lot, the floorplan, and everything that goes into their new home. They get to visit our suppliers, as well as our brand new Design Centre, where they really do
get to pick every detail of their new home,” De Luca says. Trico Homes offers laned duplex homes in Legacy with parking pads in the rear. Their two most popular models, the McKenzie and the Rowan II, are available, and they recently added another bestseller – the Raeya – into the mix. The McKenzie, which starts at 1,604 square-feet, works well for the work-from-home owners, De Luca says. “This model offers a flex room on the main level that is perfect for a home office or entertainment room. It has a modern kitchen with a corner pantry, spacious nook, and plenty of living space.” The Rowan II is 1,730 squarefeet, with an open concept main floor. “This home has a spacious great room that connects to the nook. The rear kitchen is a showstopper and makes buyers
forget that they are in a duplex, as it offers plenty of cabinetry, a large pantry, and is perfect for entertaining or large family dinners. It has a loft on the second level, which is standard with three bedrooms, and the master is especially spacious.” The newest and largest model in Legacy is the Raeya, at 1,802 square-feet. “This model offers a grand flex room on the main level, which is also great for an office, and has an open concept great room and nook that connects to the rear kitchen, making this home a fabulous choice for both leisure and family life. On the second floor, this home features three bedrooms plus a bonus room. We are so excited to offer this floor plan as a duplex and we think buyers are going to love it!” De Luca points out that all of Trico’s duplex homes in Legacy

Showcase all that your home has to offer by providing potential buyers with the opportunity to see how it looks during the warmer seasons. Include a photo album or digital slideshow of your home’s exterior in the spring and summer. Highlight patios, decks and outdoor furniture so buyers can envision themselves living in your home year-round. Nearby parks and ravines should also be photographed during the “green” seasons to let potential buyers know what the local area has to offer as well. #2 - FirSt imPreSSionS

It’s no secret, times are tough in Calgary’s downtown right now. The pandemic, the soft economy, the high office vacancy rates, and more, have all combined to put a damper on the vibrancy of the city centre. But on a lovely fall afternoon, amidst the stunning foliage lining the river pathways, and the weekend strollers taking in the last little bit of warm weather, the downtown area never seemed more alive. For those who haven’t visited the city core in a while, they’re in for a surprise in what it offers not just by way of the new sights and sounds of downtown, but also in the array of residential options it now offers. 24 New Home + Condo Guide | Oct. 15–Nov. 12, 2021
The East Village had long been the hotspot of residential growth. A 2016 census says there are 3,242 residents living in this redeveloped area just east of the core, and its population is expected to rise 200 per cent by 2042. Many of the residential towers – including Verve by FRAM Slokker - have been built out since then and there are still move-in ready options. There is also Waterfront, a master planned, mixed use community on the banks of the Bow River where Prince’s Island Park meets Chinatown. The 5.2-acre site has been transformed from the former home of the Greyhound bus barns to a sophisticated downtown
community and is touted as the single largest condominium development in Calgary at over 1 million square-feet, with over 19,000 square-feet of retail amenities. Downtown residents get to enjoy the new RiverWalk urban waterfront park, a four-kilometre stretch of walking and biking trails skirting the Bow River. It is a beautiful promenade where pedestrians and cyclists can enjoy some green space in the heart of the city. It was also designed to preserve and protect the river environment as well as flood protection. The RiverWalk stretches from the west part of downtown on the tip of Prince’s Island Park near the
iconic Peace Bridge all the way to East Village, and it is a lively, Instagram-worthy spot in early fall. The city recognizes the importance of the downtown core to all of Calgary and in April, City Council approved a $200M Greater Downtown Plan. According to the Calgary Downtown Association (CDA), the plan is the result of extensive engagement with citizens, the CDA, the downtown business community, and community associations. “But while the consultations were varied and extensive, the plan has one goal: create a thriving downtown so that Calgary itself can thrive. That means creating a place where people want to live and businesses want to set up shop,” the CDA says.
The $200M investment is the first step. The money is earmarked to address office vacancy, improve downtown vibrancy and support the development of complete neighbourhoods. The lion’s share of the money will go toward Arts Commons Transformation Phase 1 ($80M) and projects to improve public spaces and downtown neighbourhoods ($55M). Prince’s Island Park is already getting an upgrade with the construction of a new pedestrian bridge to Eau Claire. The iconic, historic park, which used to be a sawmill, had seen life return over the summer with the return of Calgary Folk Fest. Of course, River Café at the heart of the island is still the spot for a romantic dinner or a relaxing brunch.

Speaking of restaurants, the downtown offers anything and everything from boisterous night clubs, character-filled pubs and eateries, and world-class diners offering dishes of every international stripe. On can experience all this in a leisurely stroll through Stephen Avenue. It is Calgary’s main connector to arts, culture and commerce, and the City is working on plans to improve the look and accessibility of this vital stretch of 8th Avenue SW. Shopping is also abundant in the core at the CORE Shopping Centre. It collects the various downtown shopping malls of TD Square, the Holt Renfrew building, and the former Calgary Eaton Centre. It is the dominant shopping complex located in the downtown core of Calgary and spans three city blocks and contains approximately 160 retailers on four levels. It also houses the new and improved, City-run Devonian Gardens. The Devonian Gardens is an indoor urban oasis in the heart of Calgary that offers one hectare of botanical gardens including over 500 trees, 50 varieties of plants, a 900 square-feet living wall, fountains, fishponds and a playground to climb and explore. For Javier Mateo, it was love at first sight the minute he saw Q in Sage Hill Quarter.
