In these last days of summer, there is a renewed energy going through Calgary’s new home market. New communities and new showhomes seem to be opening up every week, I should know, my head’s still spinning from the whirlwind weekend checking out the latest launches. Our travels sent us all through most of Calgary’s satellite towns and beyond, starting with our cover feature for Heartland in Cochrane, where Apex Developments just opened their latest phase and welcomed new builders. Check out our cover feature to see how much the countryfied lifestyle appeals to today’s new homebuyers. We also toured Vesta Properties Southpoint in Airdrie where new laned and duplex showhomes made their debut in the latest phase (their development of Copperstone in southeast Calgary also features prominently in this issue – check out the oversized insert inside). With its considerable countryside charm, affordability and style, Heartland has quickly become a favourite among new homebuyers in Cochrane. There’s even more to love now as this Apex Development community in Big Sky country starts its latest phase. There is a new Cabeza Grande Mexican restaurant here that’s gaining popularity, Mr. Mozzarella pizzeria offers delicious convenience for busy families, and old reliable Tim Horton’s is where community residents can get their morning caffeine fix on the way to work. A day care centre, liquor store and Petro-Canada gas station and convenience store complete the set-up. Heartland is a 250-acre community that will have approximately 1,500 homes when complete. Pacesetter’s homes in Heartland start from the $480’s. They have a limited time promo in September for upgraded ensuite and main bath plus additional $10,000 in free upgrades. Edmonton-based Rohit Communities has something up its sleeve, as they chose Heartland to launch their first single-family homes in the Calgary area. Details are still being worked out, but they will have three-bed, two-and-ahalf bath laned homes at 1,627 square-feet, as well as three-bed, two-and-a-half bath front-drive garage homes ranging from 1,723 to 1,886 square-feet. Sales are expected to commence in the fall. It’s no wonder they chose Heartland for this launch, as their front/back style duplex models have sold exceedingly well here, and only one duplex home is left to sell. The home is purposefully
designed to have one duplex with a front attached garage and the other has parking accessed from the back lane. A big edge to their success has been their new Designer Interior Concepts, which give buyers the opportunity to live large in a stylishly designed home at a fraction of the price. It is one of Calgary’s most anticipated events in the fall, and now, it’s back! The Calgary Fall Home show is slated to open its doors on September 30 at the BMO Centre, and the buzz is beginning to grow. After the pandemic-induced lockdowns forced the show’s cancellation last year, Calgary’s favourite all-about-homes show makes its return, and it promises to be as full of inspiration and information for the homeowner as it had ever been. “We are extremely excited to be back for the Calgary Fall Home Show - a show we know will be able to help boost the local 20 New Home + Condo Guide | Sept. 17–Oct. 15, 2021
economy here in Alberta,” says Martin Egli, Show Manager for the Calgary Home Shows. “The shows serve as a onestop shop for all things home improvement, and we heard from many local businesses during the pandemic that they were wanting the chance to return safely to be able to connect with homeowners directly,” he adds. “We also saw home improvement projects on the rise during the last two years and our consumers definitely missed having the opportunity to visit the exhibitors in-person. It will be great to be back and to provide both businesses and homeowners
the opportunity to connect safely, in-person and continue to produce vibrant events that we are known for.” The show, to be held at the BMO Centre from September 30 to October 3, will be welcoming over 200 exhibitors. “Whether Calgarians are looking to build their dream home or are simply looking to update a few areas in their home, the show ensures a robust and knowledgeable variety of exhibitors for attendees,” Egli says. “From tiles, tubs, to solar technology - the show really has it all.” He adds that homeowners looking to refresh their spaces
with small decor items will also be able to shop at the Home Marketplace, featuring The Watermark Shop, Primrose and The Sunroom Plant Shop. This will include a curated assortment of beautiful home decor items made from local makers and artisans, using sustainable methods and materials. Health and safety for everyone remains a top priority, Egli says. “The health and safety of attendees, exhibitors and staff is a priority. We have increased the number of sanitation stations, made the aisles larger to ensure proper social distancing, eliminated large gathering areas, and will continue to follow all provincial health guidelines set by the Government of Alberta and the City of Calgary.” The Calgary Fall Home Show has served the city as one of the best resources for home-related products and services. The launch on September 11 saw the opening of new duplex and Signature Collection laned single-family showhomes, all are new models that express a new thrust in Vesta’s home design focusing on spacious functionality. “The duplex has become our new starter home in Southpoint while the laned homes has become the new move-up. Vesta’s highly anticipated duplex homes are also newly designed to offer 1,629 to 1,733 square-feet of expertly designed living space. Okotoks has always been a jewel of a town in southern Alberta. The majestic views of the Rockies it offers, the lush nature at its doorstep with winding river walking paths and biking trails, and an undeniable small-town charm that shines through even as it continues to grow. It’s closeness to nature is underlined by the rolling grasslands of southern Alberta stretching out in all its splendour, the white-capped peaks of the majestic Rockies that look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. CODY BATTERSHILL With Fall and Winter upon us, it’s a good idea to begin thinking about how we can protect our homes from the cold. Here are a few simple, yet affordable ways you can prepare your home for chilly temperatures this coming Fall and Winter. #1 – CLEAR YOUR GUTTERS
Your roof’s drainage system diverts water from your house’s exterior and foundation walls, so it’s vital to keep this system clear and in check. Clogged gutters can result in damaged exterior surfaces and water seeping into the basement, issues that could be made much worse by freezing temperatures and expanding ice. #2 – INSPECT YOUR ROOF
A leaky roof could turn from an annoyance into a disaster real quick once the chilly snowfall and winter winds are here. So first, perform a roof inspection, checking the integrity of ridge shingles and metal flashing in valleys and around vents and chimneys. Also, look at your gutters for accumulations of granules, a sign that your shingles are deteriorating. Ensure you then take the necessary steps to fix any leaks in your roof before it’s too late, and please, always make sure to use the proper safety equipment and procedures while performing any of these tasks! 30 New Home + Condo Guide | Sept. 17–Oct. 15, 2021
Gaps in caulk and weatherstripping let cold air into your home, shooting up heating costs when it gets chilly outside. Inspect any windows and doors for air drafts that could be prevented with the right supplies from your local home department store. Ask a representative at the store for their advice on which caulking/ weatherstripping would work best given your situation at home. #4 – PROTECT FAUCETS AND WATER SYSTEMS
Calgary weather is more than cold enough to burst your pipes if water remains in outdoor faucets and irrigation systems. These systems can also be expensive to replace when damaged by ice, so make sure that you clear them well in advance before freezing temperatures are here. In Calgary, it could be below zero well before Halloween, so it’s always best to do this task as soon as you can! #5 – CHECK YOUR FURNACE
Furnace filters trap dust that would otherwise be distributed throughout your house. Clogged filters make it difficult for your furnace to regulate your home’s temperature, thus increasing your energy bills. Clean your filters every four to six weeks (vacuums work well) to ensure your furnace is operating at maximum capacity, and replace the filters at least every three months. Also, consider getting your furnace inspected by a professional who will look for things like overall performance, noisy belts and
erratic behaviour. Make sure to book well in advance! Maintain Your Home’s Value Preparing your home for the cold will help to better maintain its value over the long run, and you’ll be in a better off position when it’s time to sell your property in Calgary. Calgary’s best footpaths Early September can be called the “Goldilocks Time” of the season, when the weather isn’t too hot, nor too cold (yet) and the leaves are just beginning to change colours. Stanley Park is the starting point for this 7.5 km (4.7 mi) Elbow River walkabout. The riverside views are ever-changing, from beavers to groups of rafters to gorgeous homes. Graze your way up the Saskatoon berry slopes of the Britannia neighbourhood and then take a detour to Britannia Plaza for a scoop of habit-forming Village Ice cream or coffee at Monogram Café. at eye’s view before you descend and then climb to River Park, where the ultimate river-valley-downtown view is your reward. WALK 2: CALGARY DOWNTOWN, SUNNYSIDE, CRESCENT HEIGHTS, BRIDGELAND, EAST VILLAGE RIVER WALK
This seven or 11 km (4.3 mi to 6.8 mi) walk begins at the glassy,
swirling, sloping masterpiece that is the Calgary Central Library. Walk back in time through the surrounding neighbourhood, which is where Calgary began. “Head” inside the public art of Wonderland at the Bow Tower before joining the Bow River Pathway while en route to the Peace Bridge, Calgary’s cultural icon. Bright red with a unique design, it pays homage
to the Canadian flag. The neighbourhood of Sunnyside, with garage art, gargoyles and the tasty Vendome Café, leads to Crescent Heights and epic views of the Canadian Rockies, the Bow River and towering skyscrapers. Grab picnic supplies at the Bridgeland Market and stop in at St. Patrick’s Island. Or grab lunch to go from Sidewalk Citizen and sit along the River Walk; a perfect spot to be part of the city.
S.W., home to more local shops and food hotspots. Yann Haute Patisserie, in the bright yellow house, is a must-visit for melt-inyour-mouth pastries and crusty breads. Simply the best!
WALK 3: ROXBORO, MISSION, MOUNT ROYAL, 17 AVENUE
Calgary’s urban vibe is loud and clear on this 7.5 km (4.7 mi) walk that begins in Roxboro, where a hidden pathway leads to the Elbow River Pathway and into the vibrant walking streets of the Beltline. Follow the 13 Avenue Heritage Greenway to Central Memorial Park; food trucks await. Looking for a patio and some nourishment? Grab a pint at the Ship and Anchor, a Calgary mainstay perfect for people-watching, or get your caffeine fix from Analog Coffee. Finish off with an indulgent scoop of Made By Marcus ice cream. A climb past the impressive homes and gardens of the Mount Royal neighbourhood leads to 4 Street nexthome.ca 47
WALK 4: EAST VILLAGE TO INGLEWOOD LOOP
Walk 1 covered part of East Village, but now it’s time to head in the opposite direction to explore historic Inglewood on this 4.3 km (2.7 mi) loop. But first, coffee. Grab a drink and a snack at Phil & Sebastian in the Simmons Building to fuel your exploration and then set off along the east portion of the River Walk. You’ll pass Fort Calgary, plenty of Canada Geese and locals floating along the Bow River as you make your way to Inglewood. The path winds past the Deane House restaurant – a fantastic pit-stop if you’re feeling peckish. Continue on to 9 Avenue, main street Inglewood, and 48 New Home + Condo Guide | Sept. 17–Oct. 15, 2021
wander past local shops before turning right onto 10 Street SE. This street curves around to pass The Livery and Inglewood’s signature red barn as well as the National Hotel – now home of The Nash restaurant. Turn right again onto 11 Street SE and make your way to Cold Garden and Ol’ Beautiful, two neighbourhood breweries. Head north on 12 Street SE back to 9 Avenue SE, where you can spend as much time as you’d like exploring the local boutiques that give Inglewood its eclectic character. When you’re ready to loop back, follow 12 Street SE towards the new Zoo Bridge and follow the river to Confluence Plaza at St. Patrick’s Island. Take
your time strolling through this oasis in the city until you cross St. George’s Bridge. Get an unbeatable view of the city as you make your way back to East Village and the Art Walk.
WALK 5: EAU CLAIRE AND KENSINGTON
The northwest end of downtown Calgary is a great starting point for this 2.3 km (1.4 mi) loop. Begin your exploration at Alforno Café & Bakery before moving on to the lush greenspace of Eau Claire Park. Follow 2 Avenue SW to reach the park and eventually, the Bow River
Pathway. Stop at Poppy Plaza for a quick photo op before crossing Memorial Drive to 10 Street NW. Turn onto Kensington Road NW and taking your time exploring the village in the city. Crave Cupcakes, Higher Ground Café, Pages bookstore, Kensington Pub and Hayden Block Smoke & Whiskey are among the many local favourites. Double
back to return to 10 Street NW and continue north to 2 Avenue NW. Check out containR, an installation as well as pop-up arts and culture hub, along with Vendome Café.
