Among those lucky residents are Antonio Michele and Antonella Gagliardi who just bought their family home in Encore. “Encore offered a middle ground for us in terms of luxury and affordability,” Antonio says. “Other builders in the area weren’t nearly as flexible with floor plans and finishes, which was very important to us.” “We knew we were looking for our forever home and quickly realized that we wanted the flexibility to be able to
customize a house exactly the way we wanted, so we switched gears and looked into building,” Antonella adds. The couple – both professionals working in the downtown- and their kids had lived in a neighbouring community but fell in love with Encore and all it had to offer. Encore’s proximity to schools, parks, the mountains and the city’s core made it an easy decision. “It’s a new development, but in a wellestablished area with many parks and schools and stores within walking distance for our kids,” Antonella says.

Encore and the rest of West Grove Estates has always had a strong focus on parks, amenities, and active family space with most purchasers having young children, says Bri-mor Developments’ Managing Director, Aleem Dhanani. “We now have a total of 7.5 acres of greenspace for the West Grove Estates community, with only nine lots left in Encore the market has certainly validated the West Grove Estates philosophy.” Dhanani explains that much of Encore’s success is a direct result
of the momentum Bri-mor has achieved in completing the previous neighbouring communities of The Rise at West Grove Estates and West Grove Estates. Together, the synergy created among these three communities, totaling 364 homes, have solidified Bri-mor’s vision for creating the perfect residential environment in the southwest. “Encore brings the classic West Grove Estates design elements from the Rise, with a modern twist. We have added two new modern home designs to Encore: Farmhouse, and Transitional that reflect a more contemporary taste. And for the first time, we are also allowing threestorey homes,” Dhanani says. Cedarglen Homes, the exclusive builder in Encore, opened two new showhomes last summer that give buyers a taste of just what life here can be like. But the community had been a hit even well before that. “Our biggest surprise is that we were 50 per cent sold out prior to the showhomes being open, which is a testament to the quality of product, builder, and price point being offered in this community,” Dhanani says. “The response has been overwhelmingly positive from the market.” The showhomes themselves are a big draw. Colour From customized storage solutions to coffee stations and bar areas for entertaining, kitchens have evolved into highly stylized spaces that reflect our personality and the way we live. When it comes to cabinets, colour is definitely the way to go. The standout colour this year is blue. Whether it’s a daring shade of navy, cobalt or teal, blue is popping up in kitchens everywhere. Though some of these shades are quite bold, blue is still a colour that is both comfortable and serene; as long as it’s not overdone.
Wood accents Beautiful marbles, quartz and warm wood tones are still a mainstay in our kitchens. Wood flooring is a definite, but so is adding wood accents in other areas of your space. A beautiful wood with a natural grain for a large island countertop can be a wonderful centrepiece, as can a beautifully grained walnut as an accent detail to portions of cabinetry. Accenting your bold-toned blue cabinetry with touches of a warm gold for your hardware will make it stand out even more.
Backsplash When it comes to your kitchen backsplash, I’m a big lover of Zellige tile. This is a wonderful tile, most often square in shape and highly lustrous with a pattern of irregular lines that
evokes a desirous hand-made vibe. The tile is simplistic and calm, yet offers so much texture and interest in a space without being a prominent pattern.
Eclectic vibe Blending different eras creates a unique look, so don’t hesitate to introduce vintage finds or antique collectibles to your more contemporary kitchen. Find some great salvaged barstools and re-cover them in a funky bold pattern. A great antique cabinet can be painted a trendy colour and turned into a bar in a modern space. Whichever way you decide to design and accessorize your kitchen, this is definitely the year to inject some uniqueness into your space and make it all your own!

here is a well-known leadership theory that says selecting one word to be your focus for the year will create clarity, passion, power and lifechanging impact. With this in mind, our word for 2022 is: Trees. Trees are the world’s most advanced breathing machines, a miracle of nature that has not been matched for efficiency and economy by anything created by humankind. We need more of them. We have all experienced the many health benefits of getting out into nature or ‘forest bathing’ – breathing clean air, watching wildlife, birds and insects while we enjoy the shade and the quiet. But most importantly, trees efficiently store carbon emissions that help to fight our climate change emergency. While it has always been this way, the number of trees is in decline. We need to act fast to save these miracles of nature and ensure a safe future for people and the planet. Design trends are finding inspiration in nature, sustainability and bringing the outdoors, inside. Perhaps you’ve been considering a landscape project for your home, be it a balcony project or a more ambitious endeavour. We also have some expansion plans. On November 11, 2022, the last tree of the Highway of Heroes Tree Campaign will be planted, marking the completion of a project that has created living tributes to Canadians
who have or who are serving during times of conflict. Seven years and $12 million later, more than two million trees will be planted by this date. This initiative has inspired us to expand our mission through our new national charity, Canadian Trees for Life. Launched in 2021, with $2 million in seed funding from Natural Resources Canada through the federal government’s 2 Billion Trees Committment program, Trees for Life wants to continue the momentum started last year, right across Canada. We planted more than 270,000 trees in 2021, and we are aiming to double that number in 2022. Trees for Life’s primary objective is to mobilize community-based tree-planting initiatives across Canada. Using our insights and networks, Trees for Life will provide Canadian tree-planting organizations with the tools, resources, and horticultural trade networks to enable them to grow existing tree-planting initiatives, implement new ones, and educate their communities about the value of trees. NORTHWEST by PEPPER RODRIGUEZ There’s a new vibrancy coursing through Northwest Calgary, as more new homeowners choose to make this amenity-rich, family-friendly sector the place to set roots in. The northwest is undergoing a rapid transformation, the sector that had once lived in the shadow of southwest Calgary as the most sought-after residential neighbourhood is gaining prestige. Where growth used to be focused along the Country Hills Boulevard NW, there are more new communities now sprouting around the northern sections of Stoney Trail and in other now-highly urbanized areas to the west. New communities, like Livingston, Carrington, Carrington South, Evanston and Ambleton are clustered around Stoney Trail and the accessibility the ring road offers. While University District , Greenwich, and Trinity Hills have become hotspots of cosmopolitan living. Rockland Park and Crestmont are at the very western edge of the city and offer stunning nature backdrops. Arbour Lake West is growing around an already established lake community. It’s this diverse offering of homeowning opportunities and lifestyle that has fuelled the growth of the Northwest and it’s not about to stop. The advent of more communities has ushered in a new era of affordability, but the sector does retain an air of exclusivity. We spoke with some of the most active residential community developers in the area to get their perspective on what is making the northwest so desirable today.

Winsport Calgary Olympic Park RECREATIONAL HAVEN
Calgary’s northwest has always been one of the most desired residential areas in the city, and the diverse range of amenities – from shopping, dining, recreational opportunities and more – attract more homebuyers. Nose Hill Park is at the very heart of the sector, surrouned by 12 residential communities and offers a ton of four-season recreational fun. The sprawling, 11 square-kilometre park is popular for hikers, joggers, and dog-walkers. Calgary Farmers Market is opening a second location in Greenwich near where Highway 1 and Highway 1A meet. The giant, 50,000 square-foot location is highly anticipated and is scheduled to open this summer. Across from it is the popular Winsport Calgary Olympic Park. It is a multi-purpose training and
competition facility that is used both for high performance athletic training and for recreational purposes by the general public. Its ski hill is very popular in the winter. Plenty of groceries and big box stores around these northwest communities, too, like the Creekside Shopping Centre, which has the popular Bro’Kin Yolk restaurant. Qualico Communities’ Nina Wulder recommends Tipsy Pig Kitchen + Bar in Evanston, as well as JPs Indian Bistro nearby. There’s also Sushi Al in Panorama Hills, as the northwest cuisine offerings has become as varied as the housing opportunities it presents. UNIVERSITY DISTRICT
The ingenious mix of commercial and residential is best seen in University District, the hugely successful

undertaking by University of Calgary Properties Group that has blossomed into a community of tomorrow now. In addition to strong sales for its residential condominium developments, the influx of a varied range of commercial and retail establishments here has created a truly cosmopolitan lifestyle. “The residents are excited about the retail diversity in University District as it brings even more amenities within reach,” says Maureen Henderson, Vice-President, Community Experience, University of Calgary Properties Group. The retail businesses are seeing steady traffic and the recent opening of Cineplex VIP Cinemas, OEB Breakfast Co., Village Ice Cream, The
Canadian Brewhouse, Cobs Bread, and Plantlife Cannabis have created more awareness for the retail main street due to their popularity. She says more “feet on the street is a good thing” for everyone. The mix of local favourites and well-known staples continues to create a desirable mix of offerings. The area offers condominium, townhomes, seniors living, and rental properties mindfully designed by innovative builders including, Homes by Avi, Brookfield Residential, Truman, The Brenda Strafford Foundation and Gracorp Properties. Anthem has a long history of development in northwest Calgary.

It has developed some of the most suceesful and pioneering communities in the sector, including Edgemont and Hawkwood, and they recently just sold out the awardwinning communities of Sage Hill and Nolan Hill. Anthem is making a return to the northwest with Glacier Ridge, says Jenny Cawthorn, junior marketing manager at Anthem. “Calgary’s northwest is one of the

city’s most sought-after quadrants due to its access to amenities and picturesque topography and we are excited to embrace the natural backdrop of the land and introduce a great new community that we will feature Calgary’s best builders, modern planning and design, and unique, landscaping, architectural guidelines and parks,” she says. “The community will also be thoughtful and inclusive for all families.” Glacier Ridge is being built on 840 acres and will have 6,000 homes on build-out. It can be seen as a continuation of their previous Sage Hill and Nolan Hill developments and is similarly blessed with the rolling prairie grassland topography of the area. Carrington South has been one of the hottest sellers in the northwest, as buyers are attracted to its boutique community appeal. The smaller scale of the development has given it a mien of exclusivity and the developers takes pains in maintaining its friendly, small town appeal. “Construction on the newest playground in phase 3 will be completed and ready for play early this summer, and our current and future homeowenrs couldn’t be more excited. This playground will include a basketball court, picnic area and even a toboggan hill!” says Michelle Wilken, Land Administrator at Apex Land. Builders in this 115 acre community with 2 extensively landscaped ponds include Excel Homes, Trico Homes and Truman. “Phase 3 is almost sold out, with only a few single-family front drive homes available for sale. Our newest Phase is being developed right now and will be ready for new home construction this summer. Our showhome builders are now

Brookfield Residential has been very active in the development of the northwest. Its Livingston community ushered the growth of The New North when it began just a few years ago. Its popular Rockland Park further west maintains its commitment to the sector’s growth. “At Brookfield we provide a diversity of housing types to fit the lifestyles and budgets of a wide range of buyers,” says Mary Aucoin, Brookfield Residential marketing manager. “Our communities are planned to incorporate the best of what Calgary has to offer, enhance the landscape, and foster community spirit.” She says Livingston will be announcing its first retail business later this year. A fun new park will be built near the new showhomes, and

six new showhomes from Brookfield Residential, Cedarglen Homes and Morrison Home are opening this summer. Of note in Livingston is that it has the largest homeowners association facility that Brookfield has ever built: The Hub. “This is an amazing building and outdoor park space exclusive to residents to experience and enjoy. We also have a temporary dog park and pump track, multiple greenspaces, pathways and a few different playgrounds,” Aucoin adds.

QUALICO COMMUNITIES
Qualico is just as invested in the northwest’s growth. Its hit community, Evanston, was a main driver for residential growth in the sector in recent years and it is all but sold out now. Its follow-up, Ambleton, promises to replicate this success. “The Northwest is so popular because of its proximity to amazing amenities and the sense of community people bring to the neighbourhoods. Qualico has been investing in this quadrant for many years building on the success of Evanston as well as Country Hills, Coventry Hills, Harvest Hills and Hidden Valley to name a few,” says Qualico’s Nina Wulder. The biggest amenity in Ambleton will be the pond, she adds. This area is meant to create neighbourhood gathering spaces and a way to bring the community together. There will also be areas along the pond that will keep a more naturalized look. There is also a future High School site planned for the community that will be an amazing addition to the area once it is built. There is a wide variety of housing options here as well. Jayman BUILT and Broadview Homes offer Laned and Duplex models. Broadview is currently sold out, Wulder says. There is also Shane Homes, Sterling Homes, and Trico Homes with Front Garage homes. “Trico also offers Front Garage Wide Shallow Models as well. And Truman Homes will have townhomes soon, but sales have not begun yet.”

They remain the most economical way of getting into the homeowning market, or an answer to changing lifestyle situations. It can be a crash pad for nightlife-oriented singles, or a quiet retreat for empty-nesters looking to downsize from bigger family homes. According to the experts NextHome spoke with, apartment condos are – by and large – a lifestyle choice. WHY BUY A CONDO?

It allows them to lock and leave, focus on things like travel, hobbies, career, personal life versus spending free time and money on home maintenance.” Homes by Avi marketing specialist, Marni Chenier, agrees. “Condos are a great option for buyers who want to keep home maintenance to a minimum. They only need to maintain whatever’s within the walls of their apartment, everything else is maintained by the condo association or management company which is now regulated in Alberta.” Kim Orr, senior marketing specialist for StreetSide Developments says the maintenance-free lifestyle is

indeed a big appeal, but the fact that apartment condos are more budgetfriendly is the most important factor going for it. “Apartment condos are perfect for many lifestyles as they are maintenance-free and are usually less expensive than townhomes or singlefamily homes.” Besides its inherent affordability, Stuart Wen, senior marketing coordinator for Rohit Communities, says the opportunity to create a stronger community is more present in multi-family living, especially in condos. “There’s a greater opportunity to meet and socialize more with your neighbours in condos.”

WHO’S BUYING?
Apartment condos do fit a variety of lifestyles, but first-time homebuyers and downsizers dominate the market. Recently, out-of-towners have played a major part in the market as migration to Calgary takes off. “We see buyers looking to relocate to Calgary suburbs every day from people right across the city and the country. Calgary is seen as a top destination for life/work balance and the value is incredible,” Logel says. “Calgary is a top destination for what I am referring to Post Pandemic Lifestyle changes people are going through and contemplating,” he continues. “Super affordable, clean, safe, economy is on upswing, great place to live, raise a family, work, get an education, business friendly and enjoy the great outdoors.” According to the Calgary Real Estate Board (CREB) there has been a surge in sales for apartment condos in the city in February, and supply is getting tight, in fact, the tightest it’s been since 2007, it says. Prices have been affected yet remain significantly lower than other property types, the CREB says, remaining over 14 percent below previous highs.
Orr says StreetSide has seen buyers from across the spectrum. “We have been seeing single and couples in between the ages of 20 – 34 years old who value community and affordability. The majority have been first time home buyers who want to leave the rental market or are moving out of their parents’ home. It really doesn’t matter if one chooses a condo in the downtown or in the suburb, most have this astounding ability to make the best of their location and fit the lifestyle residents want. In the inner-city, StreetSide’s latest condo complex, Konekt, is ideally located in the vibrant, historic neighbourhood of Inglewood. Stanley Park WALK 1: CALGARY DOWNTOWN, SUNNYSIDE, CRESCENT HEIGHTS, BRIDGELAND, EAST VILLAGE RIVER WALK
This seven or 11 km (4.3 mi to 6.8 mi) walk begins at the glassy, swirling, sloping masterpiece that is the Calgary Central Library. Walk back in time through the surrounding neighbourhood, which is where Calgary began. “Head” inside the public art of Wonderland at the Bow Tower before joining the Bow River Pathway while en route to the Peace Bridge, Calgary’s cultural icon. Bright red with a unique design, it pays homage to the Canadian flag. The neighbourhood of Sunnyside, with garage art, gargoyles and the tasty Vendome Café, leads to Crescent Heights and epic views of the Canadian Rockies, the Bow River and towering skyscrapers. Grab picnic supplies at the Bridgeland Market and stop in at St. Patrick’s Island. Or grab lunch to go from Sidewalk Citizen and sit along the River Walk; a perfect spot to be part of the city.
WALK 2: STANLEY PARK AND ELBOW RIVER PATHWAYS
Stanley Park is the starting point for this 7.5 km (4.7 mi) Elbow River walkabout. The riverside views are ever-changing, from beavers to groups of rafters to gorgeous homes. Graze your way up the Saskatoon berry slopes of the Britannia neighbourhood and then take a detour to Britannia Plaza for a scoop of habit-forming Village Ice cream or coffee at Monogram Café. Back on the escarpment path, watch for bald eagles soaring at eye’s view before you descend and then climb to River Park, where the ultimate river-valleydowntown view is your reward. Detour to Bell’s Bookstore & Café to pick up a snack, and then navigate Elbow Park’s architecturally diverse streets. A standout Rideau Garden is the big finish! WALK 3: ROXBORO, MISSION, MOUNT ROYAL, 17 AVENUE

Finish off with an indulgent scoop of Made By Marcus ice cream. A climb past the impressive homes and gardens of the Mount Royal neighbourhood leads to 4 Street S.W., home to more local shops and food hotspots. Yann Haute Patisserie, in the bright yellow house, is a must-visit for melt-in-your-mouth pastries and crusty breads. Simply the best!
Walk 1 covered part of East Village, but now it’s time to head in the opposite direction to explore historic Inglewood on this 4.3 km (2.7 mi) loop. But first, coffee. Grab a drink and a snack at Phil & Sebastian in the Simmons Building to fuel your exploration and then set off along the east portion of the River Walk. You’ll pass Fort Calgary, plenty of Canada Geese and locals floating along the Bow River as you make your way to Inglewood. The path winds past the Deane House restaurant – a fantastic pit-stop if you’re feeling peckish. Continue on to 9 Avenue, main street Inglewood, and wander past local shops before turning right onto 10 Street SE. This street curves around to pass The Livery and Inglewood’s signature red barn as well as the National Hotel – now home of The Nash restaurant. Turn right again onto 11 Street SE and make your way to Cold Garden and Ol’ Beautiful, two neighbourhood breweries. Head north on 12 Street SE back to 9 Avenue SE, where you can spend as much time as you’d like exploring the local boutiques that give Inglewood its eclectic character. When you’re ready to loop back, follow 12 Street SE towards the new Zoo Bridge and follow the river to Confluence Plaza at St. Patrick’s Island. Take your time strolling through this oasis in the city until you cross St. George’s Bridge. Get an unbeatable view of the city as you make your way back to East Village and the Art Walk.

Kensington WALK 5: EAU CLAIRE AND KENSINGTON
The northwest end of downtown Calgary is a great starting point for this 2.3 km (1.4 mi) loop. Begin your exploration at Alforno Café & Bakery before moving on to the lush greenspace of Eau Claire Park. Follow 2 Avenue SW to reach the park and eventually, the Bow River Pathway. Stop at Poppy Plaza for a quick photo op before crossing Memorial Drive to 10 Street NW. Turn onto Kensington Road NW and taking your time exploring the village in the city. Crave Cupcakes, Higher Ground Café, Pages bookstore, Kensington Pub and Hayden Block Smoke & Whiskey are among the many local favourites. Double back to return to 10 Street NW and continue north to 2 Avenue NW. Check out containR, an installation as well as pop-up arts and culture hub, along with Vendome Café. Hang a right onto 9 Street NW to make your way back to the Bow River Pathway. Cross the Peace Bridge and soak in the scenery before arriving back at Eau Claire Park.
