Calgary welcomes the Year of the Tiger with a roar, as the new home industry picks up where it left off with the opening of a bunch of new showhomes and communities. Leading the charge is Excel Homes with four new showhomes just in the Airdrie community of Chinook Gate. Chinook Gate, developed by Brookfield Residential, will actually open eight new showhomes this month – and half of them will be from Excel Homes. The well-respected homebuilder shows off its diversity with one front-drive garage, one laned and two duplex showhomes that underline the family-friendly appeal of this amenity-rich community. I see this time and time again where first-time homebuyers are searching for that perfect property but haven’t received mortgage pre-approval just yet. Then, when they do find a home or condo that fits them well, they find out that they are not approved for the loan amount required to make an offer on the property in the first place. Save yourself time and hassle by getting pre-approved for a mortgage when buying your first home, which will allow you to shop the market with a specific budget in mind. Homes by Avi marks 24th year of student program Homes by Avi celebrated over two decades of partnership with Jack James High School with the opening of the latest home that students from the school’s homebuilding training program helped construct. But in a tough economy compounded by climbing inflation, those looking to own their first home are faced with some extraordinary challenges. Homebuilders have taken steps to try to ease the burden for what has always been an important segment of the market by trying to keep costs down, offering new designs fitted for the starter lifestyle, and building in communities that offer amenities to support the buyers’ needs. The prospect of owning one’s own home – more to the point, having one built new – is an exciting, fulfilling life event. 14

Carson Khuu and Katherine Tampis are building their first home together in the budding northeast community of Homestead and they can’t wait to move in. Both are keenly aware of the challenges that buying a new home bring but are still very much looking forward to the adventure of this new life together. They both grew up in the northeast and their families are still in the area, so the location in the Partners Development Group community of Homestead works great for them. “It’s very accessible for our work, as well,” Carson tells Calgary New Home + Condo Guide. He says the biggest challenge for them was finding a home the fits their needs and lifestyle within their budget. They are both young health care professionals with no children yet but wanted a larger home that addresses the future. They found what they were looking for in Trico Homes’ Rowan II laned home.

“We had specific criteria such as a home that was large enough but not overtly, and a two-car garage. It was nice that Trico Homes allowed us to personalize our new build so that it truly felt like ours,” he says. “Trico is very transparent with costs and made sure we stayed within our budget. If we bought a pre-owned home and renovated, there could have been additional costs we did not anticipate. What also sold us on a new build was the warranty policies for new homes. As first home buyers, we feel supported with the warranties.” Carson says they were impressed by Trico’s Rowan II show home in Homestead. At around 1,800 square-feet, it had more than adequate space for their needs. “With the open concept floorplan and large windows, it looked and felt spacious.” “The large kitchen, pantry, and island are great features. We appreciate that Trico is mindful of the sink location to maximize counter and island space. We’re huge fans of dual sinks in the master bathroom,” he adds. The ability to personalize the home to fit their needs, like adding an extra linen closet, an accented shower shelf and installing pocket doors, was also key.

They are also including a detached garage in the build and the prospect of being able to develop the basement down the road is exciting as well. It’s a home that fits their current and future needs. FIRST-HAND ADVICE

The couple checked off many of the to-dos that first-time homebuyers need to understand before plunging into the market. By having a clear idea of what they want in a home and where they want to live, they are already way ahead of the game. Neil Donnelly of Remax iRealty Innovations says he gives his clients a questionnaire that helps them identify their needs. He says identifying the size of the home, the style of the home and the lot characteristics is the first step. “Next, I help clients find the right community based on an interview process that determines their lifestyle. It sounds simple but I have helped clients who love their home but don’t like the community its’ in,” he says. “Next, I help them understand the builders’ specs to identify which are standard items and which are upgrades,” which he says helps them stick to their budget. “When you look at a show home look at the home plan not the upgrades. Make sure you understand the standard items and what’s been upgraded,” the 20-year industry veteran says.

There are new ZEN floorplans released for 2022 but a key component of their designs continues to be increasing energy efficiency. Avalon is continuing to apply Net Zero and Net Zero Ready methods in their building designs and construction process, which has proven to be appealing for all their buyers. “As a first-time homebuyer, you can trust that a ZEN home will save you money and the environment as our townhomes are built with environmental sustainability in mind. We also have various floorplans and models ranging from 1-3 bedrooms with prices starting in the $180,000s. It will have 76 unique townhomes including two- and three-bedroom plans as well as two-storey City Homes, which have been a consistent best-seller. “ZEN Abrio will include drive-under units, combining our functional floorplans with the attached garages that many first-time home buyers desire and right-sizers require for comfort and accessibility,” she adds.

The promise that the eastern edge of Calgary’s downtown had always held is being fulfilled now, as East Village becomes the cosmopolitan heart and the future of Victoria Park comes at hand. In just over a decade, what used to be a disused and overlooked portion of Calgary’s inner-city has been transformed into a dynamic residential and commercial core that brings new energy to the area. There were only about a thousand residents in East Village when the Calgary Municipal Land Corporation was given the reigns to foster its growth. Now, there are over 4,000 residents in more than 1,500 residential homes – both condos and rentals – and more are coming. “We have two residential projects underway (one in construction that is rental and another that is underway with a development permit) that will offer another 350 new homes to the

community,” says Clare LePan, CMLC vice-president for marketing and communications. The redevelopment of Victoria Park is now also under CMLC’s purview and growth is already budding. “Victoria Park is home to about 2,800 residents and the master plan calls for 8,000 residents as development progresses over the next 20 years,” she tells Calgary New Home + Condo Guide. CMLC is going on 15 years of its 20-year redevelopment plan for East Village that began in 2009, and it has met the vision of creating a desirable, walkable, livable riverside destination. “East Village has transformed into one of the most dynamic inner-city communities in Calgary. There are few neighbourhoods that offer the range of amenities that are now in East Village and neighbouring communities like Victoria Park are poised for the same level of growth,” LePan says.

CMLC has expanded its focus to realizing the vision for east Victoria Park that calls for approximately four million square feet of absorbable mixed-use development in Calgary’s Culture + Entertainment District. While the current uncertainty of the Event Centre plan that includes a new home for the Calgary Flames may be a stumbling block in its progress, but the prospects of vigorous growth remain. The CMLC says that while the Event Centre has long been part of the vision for Calgary’s Culture + Entertainment District (C+E), it is by no means the only significant project in the works. “Even without an immediate answer on the Event Centre’s future, other citybuilding projects worth a collective $600 million are currently underway and are laying the foundation for the C+E’s success,” the CMLC says in a statement.

“The 20-year vision guiding this development has the flexibility to accommodate major projects like the BMO Centre expansion and the Event Centre while also prioritizing the crucial residential, commercial and mixed-use projects that add colour and vibrancy to the district and Calgary’s broader downtown.” Even as progress continues, East Village has already become one of the most desirable places to live in Calgary’s inner-city. Residents in East Village and Victoria Park are a walk from major amenities like RiverWalk and the regional pathway system along the Elbow River, St. Patrick’s Island, the Central Library, new innovation tech spaces like Platform, along with new retail offerings in both communities. East Village had nine new retail businesses open in 2021. “Currently, we have a winter Nordic loop that is open around Fort

Calgary in partnership with Foothills Nordic and Fort Calgary. It is a free, family friendly and safe activity outdoors for x-country skiing and snowshoeing. This is our second year of this program, and it has been a great community program in East Village,” she adds. Both East Village and Victoria Park are highly connected to the regional pathway system that offer over 700 kilometres of pathway throughout Calgary. Residents can jump on the pathway and connect to the downtown core, and communities to

the south, west, east and north. “One of the biggest additions to this whole area that benefits residents in East Village, downtown, Victoria Park and beyond is the 5th & THIRD development,” LePan says. “Offering the first urban Supertstore in Canada , a new Winners store along with other retailers provides a very easy and integrated retail destination for daily needs.” East Village and Victoria Park have an eclectic range of interesting local restaurants. favourite restaurants like charbar in the Simmons along the Bow River, Cardinale along 12th Ave (next to the Stampede Casino) and the King Eddy Bar in the historic King Eddy Hotel. Each of these spots give a great local experience and tie into the rich history of these communities. Watching a new East Village rise against the skyline of downtown Calgary’s east end is undeniably exciting. Bryan Baeumler really needs no introduction. The affable, gregarious host has several home renovations shows on HGTV Canada, but his live stage appearances are something he always looks forward to. His next appearance at the Calgary Home + Garden Show this month serves as a welcome breath of fresh air after the show’s pandemic-induced cancelation last year. “I’m looking forward to coming back to the show to connect with everyone - it’s definitely been a while,” he says. Appearing at the Trail Appliances Home + Garden Stage this year, Bryan will be tackling a host of fan-favourite topics including his own personal experience of opening a resort during the COVID-19 pandemic. His latest TV series, Island of Bryan, saw him and his wife, Sarah, leave their home and business behind and move their family to an undeveloped island in the Bahamas to renovate and restore a run-down beach front resort. And then the pandemic hit. “I’ll be talking about some behind the scenes insights into the show - opening a resort during COVID and everything in between. Plus sharing my tips with homeowners and what they can do to improve their own home,” he tells Calgary New Home + Condo Guide.

A natural-born teacher, Bryan has been educating and entertaining viewers across Canada and the US for about a decade with his string of hit shows that include Bryan Inc., House of Bryan, and Leave it to Bryan. The other topics that are top of mind among his audience is how the pandemic affects home renovation. He says delays brought about by supply chain issues have had the biggest impact. ‘Definitely timelines. We experienced that on the resort ourselves and had to manage with being creative with what we had available. I think folks need to have Plan A, B and C when it comes to renovating and be aware that their top choice might not be available in time - so either they have to wait or choose something else,” he says. As far as popular trends go, Bryan says he is seeing the rise of developing multi-functional spaces. “I think multifunctional spaces were obviously a huge trend during the pandemic. It’s something I think everyone - especially families with school-aged kids - had to adapt to. Creating spaces for temporary (or permanent) offices, or separate spaces to relax. I think people will be a lot more conscious of those considerations moving forward.” He says the pandemic lockdowns of the past two years will likely result in increasing the popularity of home

renovations. “Many people were staying inside a lot more than they anticipated so renovations will likely continue to grow,” he says. But safety needs to be guarded more vigourously. “A big part of renovations is in-person interactions (estimates, install) and being able to see products and such in person has always been important in this industry. I think folks can move parts of the discussion virtually - some designers are able to work virtually by just seeing the space over the computer and sending over rooms specs. Other jobs like contractors (electricians for example) will of course need to be in person. Always follow the guidelines and keep everyone safe by masking indoors and keeping interactions to a minimum.” Those are key advice that the Home + Garden Show is taking to heart, says Kristy Cairns, Group Manager at Marketplace Events, the show’s organizer. “We are continuing to follow all health guidelines set out by the Government of Alberta, The City of Calgary and the BMO Centre. We have extra sanitization stations around the venue, as well as larger aisles to ensure social distancing. Our Trail Appliances Home + Garden Stage is also social distanced seating,” she says. “If people are concerned about coming down to the show, we do encourage them to come during our shoulder hours, where there are less crowds. This is typically after 6 p.m. or in the morning just after the show opens.” The show remains to be the biggest trade attraction for the home improvement industry in the city. Cairns says this year will see more exciting features like Van Life, a few marketplace features like the For Your Home Marketplace, Do Your Part Refillery and Grasslands Flower Co. as well as a fun feature called Thrift Flips with the Calgary ReStore. Besides Bryan, the Renovation Husbands can also be seen at the Trail Appliances Home + Garden Stage. 26
