More than a decade doing this job and I still love attending all those showhome launches. And this has been an extraordinarily busy spring, with new showhome parades seemingly opening almost every weekend. I love it though! For me, it’s great to connect with all our homebuilder friends – some of whom we haven’t seen since the pandemic started. These include the team over at Tamani Communites, and the launch of the final phase of their flourishing Cochrane community of Precedence in Riversong on June 18. The event gave us the chance to say hi and see how this view-tiful riverside community has progressed. And, yes, we were there when they broke ground in what seemed was just a couple of years ago. If you follow us on Instagram and Facebook, you’d see how much the community has grown, and the stunning new showhomes from Jayman BUILT and Trico Homes that just opened. But read our story inside and find out why the community has become the hit that it is. They aren’t the only homebuilders that have something new to offer. We were also in touch with Morrison Homes to find out what else is new with them. Turns out, a lot! Fresh from their 15th Builder of the Year win at the last BILD Calgary Region Awards, Morrison Homes has 13 new showhomes this year – a few are already open and some are coming soon and we can’t wait to see what they look like. Trico Homes won’t be left behind with releasing new models as they have the new Bravo laned home model now available wherever they build laned homes. We also get to talk more about their other laned home models in a feature dedicated to this single-family detached home with rear laned parking. It’s the perfect starter home for many who like its street appeal and grown-up functionality. Be sure to check out our stories on how developers create curbappeal in their communities, and find out the latest shopping and entertainment possibitlities as we take you on a tour of Inglewood. There’s more to look forward to as the new home market gets into gear this summer, so follow us on Instagram and Facebook to find out the latest.

NEW SHOWHOMES UNDERLINE APPEAL OF
PRECEDENCE IN RIVERSONG Unprecedented lifestyle opportunities have always been the draw at Precedence in Riversong, and the four new showhomes recently introduced to the community magnify this appeal even more. But these opportunities are starting to dwindle as this viewtiful community enters its final phase. Jayman BUILT and Trico Homes opened their final set of showhomes in Precedence on June 18, and the four new models expertly captures everything it means to be living in this stylish, incomparable neighbourhood set on an idyllic hillside on the south side of Cochrane. Their family-friendly design, the stylish contemporary flavour of their looks and even the Big Sky openness of their floorplans make the most of the outdoor living possibilities here. These four new showhomes (two
each from Jayman BUILT and Trico Homes) are a fitting finale to this remarkable community. “This is the final phase of this amazing community in Riversong and your last opportunity in Cochrane for views of both the Rockies and the Bow River,” says Tamani Communities VicePresident, Cam Hart. He adds that these showhomes have taken every opportunity to heighten the enjoyment of the panoramic views available in the community. “They take outdoor living to a whole new level.” The majestic sight of the nearby Rockies, the unprecedented access to the Bow River and the recreational opportunities it presents, plus the ease-of-living lifestyle it offers has made Precedence in Riversong the community of choice in this side of Cochrane.
Precedence in Riversong is the latest segment of the greater Riversong community by Tamani Communities, the land development arm of the Jayman BUILT Group. And the grand opening of this final set of showhomes was a fitting event to celebrate the award-winning community. “The event was fantastic, not just for visitors to tour the showhomes but to enjoy complimentary food and games. With this being our last opportunity to celebrate the community, we really pulled out all the stops,” Hart says. The event also served to celebrate the amazing growth of the entire Riversong community that it has achieved in a relatively short span of time. “We currently have 3,500 residents in Riversong overall! It is a bustling

community,” Hart says. “Precedence itself has 156 homesites in its two phases, with Phase 11 mostly sold out. Phase 12 is our final phase and still has amazing availability of lots to choose from, including walkout options on the Ridge. The views don’t get any better than from here!” Precedence in Riversong has attracted buyers from all walks of life, Hart says. “From young families, just starting out, to growing families looking for more space, to retirees downsizing! The call of the mountains is an incentive for a lot of our homeowners. As well as those wanting that small town living.” For one thing, the community is as amenity rich as they come. Within Riversong there is a High School, two playgrounds, kilometres of pathways along the Bow River and along the ridge that gives stunning views of the mountains and river! “We are also very close to a pedestrian bridge leading into downtown Cochrane. We have commercial near to the community and it is growing each day.” “Riversong is also home to a portion of the TransCanada Trail. The TransCanada Trail, also known as the Great Trail, connects Canada’s many coasts,” Hart says. nexthome.ca

The opening of the nearby Jack Tennant Bridge a few years ago has also made a positive difference in lives of residents in the Riversong area. “The new bridge has made life easier for the residents of Riversong. They can quickly access all the amenities of downtown Cochrane and have an alternate way to get onto Highway 1A when commuting into, or from Calgary.” Precedence in Riversong is truly one of Cochrane’s loveliest communities. Buyers can still find their dream home here from Jayman BUILT and Trico Homes who both offer front attached garage homes, as well as bungalows, starting from the high $500,000’s or low $600,000s. “Cochrane is definitely more affordable in terms of starting from price for a front attached garage home,” Hart says. “For a similar model in various communities throughout Calgary, you can expect a $35,000 to $60,000 difference in pricing compared to that home in Cochrane. There is definitely a price advantage to moving to Cochrane.” Riversong was the first offering from Tamani Communities. Launched in 2008, it is made up of four segments: the original Riversong; Riviera, which runs along the valley on the southern shore of the Bow River; the now all-but-sold-out River’s Edge Bungalow Villas; and Precedence, the final segment that may just have the best location on the Benchlands!

NEW STAMPEDE FOOD
WHAT’S HAPPENING Summer is fast approaching and in Calgary that means one thing! Stampede! And this year is shaping up to be one to remember with the out-of-this-world culinary line-up awaiting visitors. The 2022 Calgary Stampede has cooked up a new menu that brings creative, daring, and spicy twists on traditional Stampede favourites. Over 40 new items are making their debut including Waffle Cookie Dough Ice Cream Sandwiches, Honey Habanero Ice Pops, Lemon Meringue Lychee Lemonade, Pig-kle Sandwiches, Cookie Dough-Nut Cookie Dough, Bao Baos, Unagi Sushi Tacos, and even Octopus Rangoon and Cricket Hot Dogs (which is exactly what it sounds). But don’t worry – old time favourites like corn dogs, cotton candy, and minidonuts will still be around. There will be something for everyone on the Midway at Stampede 2022, July 8-17. DID YOU KNOW?
Calgary’s historic community of Inglewood has 400 residential, institutional and commercial buildings constructed before 1914.
Painted Sky’s colorful lifestyle
Seton West opens show suites Logel Homes continues to impress as they opened six new show suites for their Seton West condos in the booming southeast community of Seton. It is Logel Homes’ third development since the developer started five years ago. Their first development, Auburn Rise, in nearby Auburn Bay, opened four years ago and is now all but sold out, and their Sage Walk in the northwest community of Sage Hill is also selling strong “Seton West building is our 50th building completed (since starting as Cardel Lifestyles back in 2002), and we have close to 500 condos and towns under construction today,” says Logel Homes CEO, Tim Logel. “We recently turned over our 4,500th condominium and townhome,” he adds Logel Homes started Seton West a year and half ago and recently commenced sales for its fourth building. It is one of the top selling developments in the city with 2/3 of the current phases sold out. There are two more phases to come. For two consecutive years, Logel Homes has been named Multi-Family Builder of the Year (large volume) at the BILD Calgary Region Awards. Their awardwinning condos can be seen in Seton West. Go to logelhomes.com for more.
Trico Homes Wayne and Eleanor Chiu in Alberta Business Hall of Fame Wayne and Eleanor Chiu were inducted into the Alberta Business Hall of Fame Southern Alberta last month. They, along with this year’s three other inductees, were recognized for their lifetime achievements and service to the economy, community and its future.
The Chius co-founded Trico Homes as immigrants from Hong Kong. Wayne is the founder and CEO of the Trico Group, and Eleanor is his spouse and business partner. They immigrated to Canada in 1982 and 10 years later started Trico Homes, which is celebrating its 30th Anniversary this year. Almost as important as the business has been their philanthropy, and in 2008 they launched Trico Charitable Foundation. They are advocates for affordable housing and have made many contributions to non-profit organizations, local First Nations and the post-secondary community.
The first blush of development is settling in on Qualico Communities’ new Painted Sky community. Located in Langdon, just east of Calgary, Painted Sky is doing brisk business as pre-sales begin in the first phase, even as a new high school in town starts construction. “The first phase is a Qualico exclusive phase,” says Nina Wulder, Communications and Marketing Coordinator, Qualico Communities Calgary. “Homes will solely be built by Qualico builders, including Broadview Homes with front-drive homes from the mid $600,000s; Sterling Homes’ front-drive Wide Shallow models from the low $600,000s; and NuVista Homes has laned models from the mid $500,000s.” She says people who purchase in Painted Sky can get a much larger lot and a bigger home for less money. “We anticipate triple car garages being the norm in this community,” Wulder says. Additionally, the first 30 buyers in the community will receive a Qualico Communities exclusive: $2000 credit towards services. Go to paintedskyinlangdon.com/GetRewarded for more. The community of Langdon has announced that construction began on a new High School (Grades 7-12) that is expected to be complete for the September 2024 school year.

ADVICE | CALGARYISM
WHY SHOULD YOU BUY A LANED HOME IN CALGARY?
CODY BATTERSHILL
Is a laned home right for you? It’s a good question that many families want an answer to, as laned homes are typically more affordable than single-family properties with frontattached garages. Laned homes are also “detached” homes, offering tons of conveniences such as a picturesque front porch, garage in the backyard and more than enough space for your family to grow. Here are a few more reasons why a laned home in Calgary may be an excellent fit for you! #1 – AFFORDABILITY
First and foremost, potential buyers looking for a detached property at an affordable price should consider laned homes. They offer plenty of space for a fraction of the cost of houses with front attached garages. Laned homes are also a great way for first-time buyers to get their foot into the door of home ownership. With layouts typically ranging from two to three bedrooms upstairs, laned homes offer the space required for young families to grow without breaking the bank. #2 – CURB APPEAL
A picturesque exterior is another benefit of owning a laned home. Most are designed with jaw-dropping architectural styles and are typically finished with large front porches, creating a curb appeal that’s hard to resist for many homeowners. Laned homes also require the garage to be built in the backyard
with access to a backlane. Therefore, the home’s aesthetics isn’t dominated by a front-attached garage as seen in many other singlefamily properties. #3 – PRIVACY
A detached home provides you with more privacy versus sharing a common wall with one or more neighbours in an attached-style property. So if privacy is important for you and your family, buying a laned home is one way to ensure you maximize yours. Laned homes also provide homeowners with more yard space and fences along the property lines are typically included by builders. Fenced yards provide a safe haven for you and your family to enjoy activities and events throughout the year.

Morrison Homes wins big at 2022 BILD Calgary Region Awards night
MORRISON HOMES’ WINNING WAYS by PEPPER RODRIGUEZ
Winning has been a tradition at Morrison Homes, after all the renowned Calgary-based homebuilder has the most Builder of the Year awards with 15. But the real winner has always been their customers. Founded in 1961, Morrison Homes won its 15th BILD Calgary Region Builder of the Year (large volume) award this year. The BILD CR Grand Builder of the Year Award goes to the city’s top homebuilder determined with input from the industry and customers, and Morrison has won it the most times in the city, including a 10-year consecutive stretch from 2001 to 2010. “Each time we are recognized as Calgary’s Builder of the Year it is a real honour for everyone in our company,” says Sam Hudson, Director of Marketing at Morrison 16

It was also so gratifying to finally meet and celebrate in-person with our peers following years of pandemic gathering restrictions.” The Ellsworth
But it has never been just about the awards and recognition at Morrison Homes. It’s still all about improving the lives of their clients through efficient, innovative home designs. “If winning any BILD Award indicates a commitment to excellence and quality, winning Builder of the Year surely tells us
that we are taking this commitment to a higher level both in terms of the quality of our homes we craft and, perhaps more importantly, the quality of the building experience we provide our customers. This should give homebuyers the reassurance that they are working with a builder they can trust,” Hudson reiterates. Morrison Homes has also never been one to rest on its laurels. “This year we have launched or are launching 13 brand-new showhomes in multiple housing types across Calgary and the surrounding area. This includes our duplex and laned home positions in the brand-new Anthem community of Glacier Ridge, which, due to lack of new home options in the northwest, has already captured a lot of buyer interest.,” Hudson says. Besides Glacier Ridge, Morrison Homes is also actively building in the other new northwest communities of Rockland Park, and Livingston. They also have offerings in Cornerstone in the northeast; Legacy and Wolf Willow in the southeast; as well as in Belmont, Pine Creek, Sirocco at Pine Creek in the southwest. Morrison also has offerings in the surrounding towns of Okotoks (D’ARCY and Wedderburn); and Chestermere (Dawson’s Landing). Morrison just opened another estate show home, The Ellsworth, in Livingston. It’s stately bearing with the open-to-above great room on the main floor, the glass panelling along the staircase and the luxurious, spalike design of its ensuite makes this

and more coming in Livingston later in 2022. Morrison Homes also builds in and around Edmonton. “It might sound cliché, but our success ultimately comes from our customers,” Hudson says. “At Morrison, we are obsessed with our buyers’ building experience and after possession care. This dedication, combined with constant feedback from our customers on product development and improvements, drives our team to create the housing product, building processes and innovations we know our customers are asking for.” Find out more about what Morrison Homes has to offer at morrisonhomes.ca.

Culture, commerce, and community all come together in Calgary’s most iconic inner-city neighbourhood: Inglewood. It’s all happening here – even after nearly a century and a half since it was founded! This historic inner-city community close to downtown Calgary remains as busy, trendy and happening as it was when it was founded in 1875, and no other inner-city community in Calgary captures the glamour of yesteryear and the engaging spirit of the present than in this riverside community just to the east of downtown. It is Calgary’s oldest neighbourhood, and today it is home to an eclectic range of shops – from quirky vintage furniture stores and indie fashion boutiques to a diverse selection of restaurants and diners, coffee shops and entertainment venues. Its resiliency was again on display, as its commercial hub continues to thrive even after the two years of pandemic lockdowns. “We only saw one store close throughout that, and it wasn’t even really because of
slow sales,” says Rebecca O’Brian, Executive Director of the Inglewood Business Improvement Area (BIA). Inglewood has been a lively residential and commercial hub in Calgary since 1875. Today, it continues to be a vibrant, historic, pedestrianoriented neighbourhood with about 400 residential, institutional and commercial buildings constructed before 1914. Inglewood was designated by the Canadian Institute of Planners as Canada’s Greatest Community in 2014.
But there are other residential developments afoot, O’Brien says. “The new Brewery-Rail Lands development by MATCO is now under review at the City,” she tells Calgary New Home + Condo Guide. Although it’s still a long way off before the first shovel hits the ground, it gives confidence in the continued growth of Inglewood.

LIVE IN INGLEWOOD
Inglewood offers a broad range of residential options as well, and they can range from the million-dollar single-family properties by the banks of the Bow River to the affordable multi-family developments that continue to spring up in the neighbourhood. StreetSide Developments’ Konekt Inglewood is the latest to join the ranks, but it has been so successful that it is all but sold out.

The Brewery-Rail Lands, located in a mostly disused industrial area off 17th Ave. SE, are envisioned as an innovative, compact, livable, mixed use, and transit oriented urban development in the heart of Calgary. It re-imagines the site’s industrial roots for the 21st century, MATCO says in its website. Find out more at www. breweryraillands.com. THE FOODIE SCENE
There’s fine dining at Rouge, and contemporary urban fare at The Nash, and even more of the smallscale restaurants like the new Gwailo (formerly Gorilla Whale) and Madison’s 12/12 that make Inglewood such a foodie haven.

9th Ave. parking area
Gwailo is a fun and funky restaurant and bar serving killer cocktails, craft beer, great wine and Chef Wong’s delicious Hong Kong-adjacent cuisine. Great tunes, awesome people and eclectic décor. It’s a good time. Find out more at gwailo.ca. Spolumbo’s and the Inglewood Drive-In are some of the most popular spots for lunch with long lines daily for their mouth-watering sandwiches and deli food. The Nash is as atmospheric as it gets. Set in a former 1900s hotel, this stylish restaurant serves inventive Canadian dishes & cocktails. Check out www.thenashyyc.com. There is also an emerging microbrewery industry in the community,
with Revival Brewcade, High Line Brewing, Cold Garden and even the new Pedal Pub – the original partyon-a-bike – leading the charge. This goes hand-in-hand with Inglewood’s hot live music scene at the Blues Can and the Ironwood Stage & Grill and more. RETAIL BONANZA
The modern mom-and-pop stores have also found a home in Inglewood with such niche shops like Plant, Lemonceillo, and Recordland that deal in very specific retail. Plant is not your typical garden store. With a continually expanding product line, partnerships with local and international makers, artists,

and craftspeople, Plant is known for offering unique, well-curated selection of products and designs, and friendly, approachable customer service. www.plantshop.ca They moved to a new location still in Inglewood, but Silk Road Spices remains Calgary’s connoisseurs of spice with the most fantastic selection of flavourful stuff from around the world. A word of caution, demand has been extremely high in their online store, it might be best to pop down to the shop to pick out your gift. www. silkroadspices.ca Since opening in Inglewood in 2015, Lemonceillo Home & Gift curated a diverse selection of local and international items, many of
Plant
which are found exclusively in Canada here. It has evolved into a destination for those who share our appreciation for unique and meaningful home décor and other unique items. Go to www.Lemonceillo.com for more. A staple of Inglewood, Recordland is simply the best source for new and used vinyl records in the city. “People fly to Calgary specifically to go to this store,” O’Brien says. “It’s absolutely iconic!” With over 500,000 LPs in stock (double that in storage, reportedly), it is a treasure trove for the music lover who can find discs (vinyl or otherwise) from polka to Metallica and everything in between among its shelves. www. recordlandcalgary.com.
A quiet afternoon can be spent just walking through Inglewood’s plethora of places to explore, like the Esker Foundation art gallery. There are plenty of outdoor spaces to stroll too, like the Pearce Estate Park, and the Inglewood Bird Sanctuary where strollers can spend an afternoon enjoying all that nature has to offer which leads to the Bow Habitat Station and the Harvie Passage walking trails. Then there’s the Inglewood Bird Sanctuary where strollers can spend an afternoon enjoying all that nature has to offer. Pearce Estate Park lies in a curve of the Bow River as it flows through the southeast part of Calgary and contains a 15-hectare reconstructed wetland and is home to the Sam Livingston Fish Hatchery and Bow Habitat Visitor Centre. It also has pleasant pathways that wind down to the Harvie Passage in the Bow River.

PROPERTY PROFILE | TRICO HOMES
NEW BRAVO LANED HOME MARKS TRICO HOMES’ 30TH ANNIVERSARY Trico Homes is celebrating its 30th anniversary this year and is marking the occasion with the introduction of their latest laned home model – the Bravo. Released this June, the Bravo is part of Trico’s 30th Anniversary Home Collection, and it is destined to become one of the flagship models of the multi-awarded homebuilder. “This collection of anniversary homes was curated through years of experience, innovation, and continuous improvement,” says Glenda Schwartz, Trico Homes’ Director of Marketing. “For our 30th Anniversary Home Collection, we’ve taken some of the most popular features and options, from some of our most popular models, and created a design that’s really captured the spirit of our legacy,” she adds. Carmen Tsui, Lead Product Development Designer for the Bravo, 24
New Home + Condo Guide | June 24-July 22, 2022
tells Calgary New Home + Condo Guide that the unprecedented flexibility, rarely seen in a laned home, is the key in this plan. “We have created this model with multiple options to accommodate different demographic needs. The base plan starts off at 1,600 squarefeet and has numerous options to expand the living space,” she says. Available options include a spice kitchen, and a main floor bedroom with full bath. Tsui says a lot of new homebuyers are choosing the spice kitchen option to “accommodate cultural cooking,” which minimizes the spread of cooking aromas through the rest of the living space. While having a main floor bedroom, she adds, is a necessity for multi-generational living, large families, or to use as a guest room. Homebuyers can also choose to develop the basement for additional living space.
The Bravo’s standard plan offers what homebuyers want and need, including a 10-foot island, walk-in pantry, and a large window at the stairwell to bring more natural light into the home. Being a laned home, it also has oversized windows at the front that add to the sunny optimism of the Bravo. The Bravo, starting from the low $500,000s, will be made available in eight of the most popular communities Trico builds in, including Chelsea and Dawson’s Landing in Chestermere; Midtown in Airdrie; Cornerbrook and Homestead in the northeast; Glacier Ridge in the northwest; and Seton and Wolf Willow in the southeast. For more information, and to find out what else Trico Homes has in store for their 30th Anniversary, go to tricoturns30.com.

TRENDING | LANED HOMES
LOVE FOR THE LANED HOMES by PEPPER RODRIGUEZ Laned homes have often been referred to as the Goldilocks of homes. They’re not too small, they’re not too big – they are just right. No wonder it’s the home type that many first-time homebuyers, young families, and even those with changing lifestyles choose. Laned homes are detached singlefamily homes with rear detached parking backing onto a laneway, and they are red hot in Calgary’s surging new home market. 26
New Home + Condo Guide | June 24-July 22, 2022
Excel Homes’ Marketing Manager, Kristina Plank, says the laned home has been a perennial best-seller for them. “They offer a lot of great living space, have huge curb appeal with no shared wall, are more affordable than a front-drive home, and typically similar in size. You get it all,” she says. Sam Hudson, Director of Marketing at Morrison Homes, says the adaptability of laned homes has made them a big favourite for single-family
homebuyers at Morrison Homes. “Homebuyers may have different reasons to consider purchasing a laned home, including factors like affordability or downsizing. Compared to duplex or townhomes, laned homes also tend to have more variety in terms of the range of square footage and floor plan options. So this housing type offers more adaptability and opportunity for personalization.
Windsor – Excel Homes Creston – Excel Homes
Trico Homes loves the laned home so much that they are marking their 30th Anniversary with the release of their latest laned home model, the Bravo. Trico Homes area manager, Ali Tahir, says their laned homes have everything that growing households need, including spacious living spaces as well as more privacy, but the Bravo adds the element of flexibility to the mix. “It’s something special,” he says. (Find out more about it on page 24). ENDURING APPEAL
The laned home is what most homebuyers imagine as the embodiment of the white-picketfence dream home. A friendly front porch, and front windows that allows residents to view the world outside and lets more natural light in the home. That’s the enduring appeal of the laned home, but who says you can’t improve on perfection? Plank says Excel is constantly tweaking their laned home designs to reflect ever-changing wants and needs of its buyers. “We are continually redesigning and reimaging our laned model lineup to ensure that our homes provide ample space with just the right amount of style to fit your family’s needs,” she says. “We currently offer over six unique laned models to choose from, ranging from 1,493, up to 1,795 square feet in Calgary and area. We are also launching some brand-new models later this year.” Excel Homes offers laned homes in almost all the areas they are active
in across the Calgary region. Prices start from the $500,000s. New are their Windsor and Creston models that just opened showhomes in the southeast lake community of Mahogany. “The Windsor is one of our most popular laned models. It is incredibly spacious, with a large kitchen opening up to the great room. Perfect for entertaining! While The Creston is also becoming very popular – it is a brand-new bi-level model released earlier this year. It features large ceiling heights, big windows and a ton of living space.” Excel is committed to simplifying the homebuying journey through every step of the way. Plank says this includes online home personalization, a website available in 10 languages, free legal fees, a move-in concierge service included, and so much more. Go to excelhomes.ca for more details and a full list of communities offered. Go to excelhomes.ca for more.
BEST OF THE BEST
Morrison Homes, which just won its 15th Builder of the Year trophy at the 2022 BILD Calgary Region Awards, knows a thing or two in coming up with home designs that fit their buyers’ needs. “Morrison’s laned homes stand out for their versatility, quality craftsmanship, and standard inclusions - including the latest smart home features. They also often come with side entry plan options, which affords homebuyers the choice to build revenue generating legal basement suites,” Hudson says. “We’re seeing a growing demand for more housing affordability, which is driving decisions that often favour laned homes,” he adds. Their Arista and Arista II laned home models are popular. “They are very similar in layout featuring a stunning open to above great room in the front of the home, is open and spacious, has multiple floorplan personalization options including a four-bedroom option, and can accommodate a side entry for basement suite,” Hudson says.

Indigo – Morrison Homes
Showhomes can be found in Belmont, Livingston, and Rockland Park. Morrison Homes is currently building laned homes in six Calgary communities; namely, Belmont in the southwest; Cornerstone in the northeast; Glacier Ridge, Livingston, and Rockland Park in the northwest; and Wolf Willow in the southeast. Morrison’s two-storey laned homes mostly come standard with three bedrooms and two-and-a-half baths, but Hudson says bungalow, four bedroom and two master bedroom options are also available. Laned homes start in the $500,000s. Check out morrisonhomes.ca for more.
Brooklyn – Morrison Homes
ANNIVERSARY SPECIAL
“Trico’s laned homes follow our unique design philosophy,” Tahir says. “We have very functional floor plans that come standard with large windows, wide hallways, wide staircases, and large bedrooms. Regardless of the size, our laned homes will feel spacious and have purposefully planned areas to enjoy.” Tahir, Trico’s area manager in the northeast community of Homestead, where their laned homes have been a hit, says all their laned home models come with popular options to choose from. These include main floor flex rooms, spice kitchens, secondary suites with separate entrances in the basement, as well as developed basements, and even upper floor loft space. Right now, Tahir says Trico’s most popular laned home model is the Raeya, whose main floor flex room has been its most popular feature. “Some 28

buyers convert the flex room into a main floor bedroom, while others set it up as an office space or second living room. It also comes with a central bonus room and spacious bedrooms as a standard,” he points out. “It is also very popular to choose our legal secondary suite option in the Raeya, since we can comfortably build a two-bedroom suite with kitchen, great room, and private laundry area. We can build this home anywhere we offer laned homes in the Calgary area. We have showhomes for the Raeya in Homestead, Cornerbrook, and Chelsea.” Most of Trico’s laned homes have three bedrooms with two-and-a-half baths, but Tahir says they also have
bungalow models for buyers who prefer a singlelevel lifestyle. “We also have models that can be personalized to include 4 bedrooms on the upper floor, and a main floor bedroom. We offer laned homes that range from 1 bed and 1.5 bath up to five bedrooms and three baths all above grade. We can also build up to two bedrooms in the basement so have the possibility to build a seven bedroom laned home.” For more of what Trico Homes offers, go to tricohomes.com.

Peace Bridge Bow Passage Overlook
Rotary Park
PICTURE THIS! CALGARY’S BEST INSTAGRAM SPOTS by PEPPER RODRIGUEZ Coming up with a list of the best places for Instagram selfies in Calgary will likely test the limits of your cellphone’s capacity. There are more wonderful places in the city where you can get the desired Instagram double tap than you can shake a memory stick at. Here are some of what we can recommend, some are no-brainers and are 32

instantly recognizable, others less so and might hold a few surprises for those new to the city – which most of our readers are! 1. PEACE BRIDGE
Instantly recognizable and iconic, the Peace Bridge is likely the most photographed spot in the city. It’s been an exceedingly popular
backdrop for graduation, prom and even wedding pics since it opened in 2012. The cylindrical red-and-white bridge was designed by famous Spanish architect, Santiago Calatrava, and connects the southern Bow River pathway and Downtown Calgary with the northern Bow River pathway and the community of Sunnyside.

Calgary Central Public Library High Park
2. CALGARY CENTRAL LIBRARY
The five-level 240,000 square-foot library designed by international architecture firm Snøhetta, and Calgary’s DIALOG educates as it entertains. Take a picture along the crystalline geometry of the façade that references Chinook cloud arches, or inside where the architects say the form might be seen as “resembling an open book, snowflake-like linework, or interlocking houses, anchoring the ideas of the collective and community.” 3. ROTARY PARK
For my money, it’s the best spot to take a cityscape shot of Downtown Calgary.
Rotary Park is on the hill north of Memorial Drive and east of Centre Street in the northeast. At the south end of Rotary Park is a beautiful vantage point called Jim Fish Ridge. Named for Jim Fish, a long-time parks visionary and supporter. One of the original Centre Street Bridge Lions is there too on a bluff overlooking the said bridge. 4. THE BOW PASSAGE OVERLOOK
Located in the Pearce Estate Park, next to the popular kayaking spot of the Bow River’s Harvie Passage, the Bow Passage Overlook might be the most overlooked Instagram spot in the city. A wonder, as it can be easily seen
driving down Deerfoot Trail. Designed to create “a physical and conceptual link between the city, the environment and the river” it also connects as a place for pretty pictures. 5. HIGH PARK
It opened in the middle of the pandemic in October 2020 to give Calgary’s Beltline residents a chance to enjoy the outdoors again, and today it has become one of the most popular photoshoot places in the city. The park reimagines the under-utilized 90,000 square-feet rooftop of the Centre City Parkade located at 340 10 Ave SW and provides much needed additional public space in the community.

Harmony front-drive shwohome parade
STREET LEVEL BEAUTY by PEPPER RODRIGUEZ Planning the amenities, assembling the builder group – these are all essential in carrying out the vision for a community and developing the land into a home that people will want to call home. But that vision begins with determining how the community will look like, and this is where sculpting the streetscape comes in. Key in determining how the community’s streets will appear are the architectural controls that developers use to determine the lasting look of the community, creating individual homes that bring a cohesive look throughout. No one house feels out of place, but each home can still be unique and personalized for the homeowner. Experts say having these architectural controls also help protect and enhance property values of the community. Having these guidelines in a community
ensures that there is a cohesive look throughout the neighbourhood, without being repetitive or looking cookie cutter. We spoke to a couple of awardwinning Calgary community developers who have some experience in bringing about notable streetscapes worth checking out.
LIVING IN HARMONY
Harmony has undoubtedly set itself as the premier four-season, stay-cation community in the Calgary region. Having won Community of the Year – Calgary Region for the fifth time at the BILD Calgary Region Awards speaks volumes to the lifestyle it offers residents.

Harmony streetscape
The master-planned community of Harmony, the first lake community in Springbank just west of Calgary, is well-known for the amazing amenities it has for residents. But driving into the community, visitors immediately feel the visual impact of its well-manicured streets. “Bordeaux’s philosophy is that the homeowners are the key ingredient in an appealing streetscape,” says Birol Fisecki, President & CEO at Bordeaux Developments. “Designing a community to encourage gathering in the front yards, having children playing together and neighbours 36

interacting triggers an emotional response of belonging to a community. When future resident drives through and see not only beautifully designed homes but feels the sense of community, the streetscape comes alive, and it feels like home.” He says the key in achieving a more long-lasting, appealing look is the large variety of architectural style of homes available in Harmony. There are eight distinct architectural styles in Harmony – from Arts & Crafts to French Country, to Contemporary, to Dutch Colonial and even Tudor. “Harmony also offers opportunities to build an estate level rear-laned home. Most communities reserve this product type for the starter homes, but we believe this home type offers the opportunity to add more character to the front of the home, encourages interaction between neighbours and increases street appeal,” Fisecki says. “A final distinction between Harmony and our other communities is how we situate the houses on the lots. Specifically, how Harmony’s side yard setbacks are correlated to lot widths and can be larger than many new communities. This provides more outdoor living space and planting space to increase the appeal of the community.” Fisecki points out that the architectural standards in Harmony
were a collaborative effort between Bordeaux Developments, Qualico Communities, and their strategic partners. “They are the result of Harmony’s vision of what it means to rethink a community.” The master-planned community of Harmony is a vision and partnership between Bordeaux Developments and Qualico Communities. Since its launch in 2016, the focus has been on creating an amenity-rich community for the residents. The community is still in its early stages of development, but it already includes a stunning 40 acre fresh-water lake (with another 100 acre lake to come); beaches; pathways; playgrounds; and Adventure Park. Harmony is also home to the Mickelson National Golf Club, LaunchPad and the future Village Centre featuring a world class wellness spa by Groupe Nordik. For more information, visit liveinharmony.com.
Legacy front-drive showhome parade
CREATING A LEGACY
For more than 20 years, WestCreek Developments has been one of Calgary’s most prominent land developers with communities spanning all its quadrants, including several Community of the Year winners. It’s impressive community of Legacy in the southeast is one of those winners, taking the coveted Bild Calgary Region Community of the Year title two years in a row. Today, they are also developing the communities of Cornerbrook in the northeast and Wolf Willow also in the southeast, and more coming soon. Kalida Manarin, WestCreek Development’s marketing manager, says they take pains in creating a cohesive community without making it look homogenous and boring. “WestCreek works hard to ensure that we do not build “cookie cutter” communities. We do this by going through and looking at every single house in the community before it is built. We create architectural controls so that every community can look different, but still looks cohesive,” she tells Calgary New Home + Condo Guide.
Legacy laned homes
She says the biggest challenge in creating engaging streetscapes is maintaining a variety of colours for each home. When a particular colour scheme gets popular and everyone wants to have it, it can be challenging to weigh the customers’ wants and what the streetscape requires. “As much as we want to make every customer happy with the colour of their dreams, as with anything colours go through trends and everyone wants a house that is the same one or two colours, so it is our goal and challenge to help let customers get their dream home colours while still having a street that is engaging and diverse so that every house is unique and stands out on its own.” Her advice: be the first buyer on the block so you get your choice of colours. The homebuyers and homebuilders are, of course, active partners in
creating the look of the community, Manarin says. “We partner from the beginning and review our standards often in a community while working with customers and builders to create both affordable but beautiful product. We tie it to create a cohesive feel and look in the community. We vary materials elevations and colours between communities,” she says. Timelessness in design and materials is key. “We always as Westcreek focus on timeless design and lasting materials. We want to ensure that when you come through our community in 10-20 years it does not look old and dated, especially on main roads. We also focus on keeping those materials moving through the community to park features as well.” Go to westcreekdevelopments. com for more, including links to their current communities.
