FAMILY BUSINESS
PEPPER RODRIGUEZ EDITOR New Home + Condo Guide

There’s something about a family-run land development company that attracts families to their communities. Take Bri-mor Developments, our cover feature for the month, their latest Encore West Grove Estates has become the beacon for young families looking to put roots down in Calgary’s much-sought after southwest. Colin Pon and Cindy Chang are certainly happy with what they have found here for their children and are excited to be on our cover for the second month in a row. Calgary’s housing market has not only proven resilient through the pandemic but has outperformed all expectations, and the Calgary Real Estate Board says the city enjoyed its best February since 2014. Sales were up more than 54 per cent, year over year, with 1,836 sales last month. Only February 2014 and 2007 posted similar or better figures over the last 15 years, CREB says. Our property profiles on Q Condos at Sage Quarter Hill, Vivace by StreetSide Developments and Central by partners certainly reflect the optimism those numbers bring. It does look like a great spring, and we have the perfect features for you inside, including the best new apartment condo developments in the city, an Explore the Beltline feature, and lawn care tips. But the surest indicator of spring in the city is the annual BILD Calgary finalist list for the upcoming awards to be televised in April and May. See if your favourite builder or community made it to this year’s lists. We also have news about the CHBA National Housing awards where Alberta homebuilders and developers have snagged 70 finalist spots. It’s looking to be a rebound year for the industry!

EncorE West Grove estates brings a family-first approach by PePPer rodriGuez If ever there was a community built on family values, Encore West Grove Estates would certainly be at the top of the list. This southwest community by Bri-mor Developments has all the ingredients for a lifestyle that centres on a safe, caring and nurturing environment – they have also found a way to make this affordable too. A peaceful enclave surrounded by thick stands of aspen, crisscrossed by idyllic pathways and greenspace, and a location rich in amenities, Encore West Grove Estates certainly has it all. Encore especially benefits from the success of its West Grove Estates and The Rise at West Grove Estates sister communities that 8 New Home + Condo Guide | Apr. 2–30, 2021
already has amenities in place and neighbours ready to meet. In fact, when Colin Pon and Cindy Chang heard about the plans for the community, they knew that this would be the perfect place to call home and where they can raise their four young children in relative peace and security. “We were attracted to Encore due to schools in the area, shopping, West Side Recreation Centre, green spaces and outdoor family amenities,” Colin says. “There are lots of parks, outdoor recreation facilities and walking and jogging trails.” Colin and Cindy were the first to buy a home here, says Cedarglen Homes area manager,

Kimberley Holstein, and they were quickly followed by more likeminded families. “We’ve been averaging two to three sales a week through the fall and winter, it reminds me of the heady days of the early 2000s,” Holstein adds. In fact, almost a third of the first release of 65 lots have sold. “Encore West Grove Estates is getting a lot of attention for sure. It goes back to the conception of developing new homes on Calgary’s west side that are nestled in existing surroundings,” Holstein adds. Karun Gautam also brought
his family here because the community fits their lifestyle. Recent immigrants from the UK, Karun says he and his wife thought this was the community they can set roots in and raise their two kids. “We really love that there are all these schools nearby, and it is a well-designed community that we can already enjoy.” Affordability – the best in the sought-after southwest – is key in its appeal and it is largely due to the new, more feasible lot designs with functionality at its core that Bri-mor designed for this latest phase of its hit West Grove Estates community.
Cedarglen Homes
Bri-mor Managing Director, Aleem Dhanani says there is nowhere else in the entire west side of Calgary where young families can find a semi-estate home from the high $600,000s including GST. The new 32- and 34-foot lots are a perfect fit for the familyfriendly homes being built by the exclusive homebuilder in Encore – Cedarglen Homes. “Cedarglen has new ingeniously designed homes offered – including the new three-storey model – that lose none of the liveable space and retain their value,” Dhanani says. New show homes are slated to open in the early summer that will reflect the total lifestyle appeal of the community. “We will have our brand-new models, the Lacombe 3ST 24 and Clairmont 26, as the show homes and we’re very excited for people to see what they offer,” Holstein adds. The Lacombe 3ST 24 is one of Cedarglen’s popular three-storey models and the Clairmont 26 is nexthome.ca 9
a stylishly functional two-storey semi-estate model. “Our threestorey homes have been getting a lot of attention, and we’ve sold two of them in Encore already.” She says they were able to tweak most of their designs to suit the needs of today’s families. “We get a lot of buyers who work in oil and gas, but instead of going to an office in downtown, a lot of them have turned to consultancy and work from home. Our new designs reflect this new need with more emphasis on home office spaces, and lots of room for young families to grow.” Colin says the singular style of homes Cedarglen offers in Encore was only part of their decision to settle here. “We were also attracted to Encore due to schools in the area, shopping, West Side Recreation Centre, green spaces and outdoor family amenities. The commute to downtown and the expanded Stoney Trail make it easier access to the South side and close to the mountains for hiking and skiing.” Creating this remarkable environment for families to flourish was all part of the plan in creating this community, Dhanani says. Bri-mor has nurtured the entire West Grove Estates community to fruition, putting in place everything that was needed to bring out the full lifestyle potential of living in the southwest. There are a multitude of schools nearby, a diverse choice of restaurants, groceries and boutique shops that are under five minutes away. And within the community itself, life is ready to be lived – and enjoyed. There are nearly eight acres of greenspace throughout the whole West Grove Estates area that Bri-mor has designed to strengthen familial and community bonds and connect its three distinct developments. There is a junior football field, and a skating rink that has become a focal point of social 10 New Home + Condo Guide | Apr. 2–30, 2021

life in the community this winter. There is a reflective park that gives dog walkers and joggers a moment of contemplation, and the ravine and natural reserves surrounding it along with thick stands of aspen complete a closeto-nature character. Speaking of character, Brimor has retained a distinct look throughout the divergent phases by maintaining strong architectural controls. “A key strength of West Grove Estates has been its strict architectural controls which help maintain and preserve value,” Dhanani says. “We have worked to maintain the same inspiration as the previous phases.” That being said, he says they have approved two new home styles in Encore – Transitional and Modern Farmhouse – which
Encore West Grove Estates
allows for homeowners to “express themselves through modern styling while still tying visually to the current architecture found in our neighbouring communities of West Grove Estates and the Rise at West Grove Estates.” For the first time, white exteriors were allowed in Encore which has been wellreceived by buyers. Dhanani also points out that since Encore is just the latest phase of the greater West Grove Estates development, buyers are moving in to an already established community. “The community is largely fully developed with all the amenities like playgrounds, parks and pathways already there for everyone’s enjoyment,” Dhanani says. “There’s nothing else in the southwest quite like it in terms of affordability and amenities.”

ViVace at West 85th Final OppOrtunity by pepper rOdriguez Envisioned as an ambitious residential development built in the heart of a thriving commercial complex that would bring to life the natural synergy between the two, Vivace at West 85th has succeeded beyond all doubt. This popular multi-family endeavour from StreetSide Developments & Bri-mor Developments consists of two buildings providing 135 residences just steps away to the amenities of West 85th. With only 18 homes left, and the recent surge in new homes sales, it isn’t likely that they will be available for much longer. amenity-rich location within the West 85th commercial centre just off Bow Trail and 85th Street SW. The lifestyle offered here is what buyers have found so irresistible, says Vivace Area Manager Zoey Ledingham. “Our homeowners love the community and walkability. Nearly any amenity you need is close by!” Accessibility is also enviable, Ledingham adds. “Whether you need to go downtown or out of town, the West end is close, and with Stoney Trail nearly complete, it’s only getting better!” But the smart and efficiently designed condos have been a big part of its appeal too. “The suites are designed with the
homeowners in mind,” she says, pointing out that each one is bright and spacious with lots of storage. Designer features like the extended table attached to the centre island and chef-inspired kitchens are some of the best touches that buyers’ love. For Pamela Lake, who moved in six months ago, it is the panoramic view that she gets every day that has made life in Vivace so perfect. “I absolutely love the view from my living room window and from my balcony. I can see the mountains!” she says. Pamela also loves that every amenity is just a short walking distance away. “The grocery stores, drug stores, doctors, dentists and just about

An added bonus is that I’m minutes away from my family,” Pamela says. This coveted lifestyle is a result of a partnership between StreetSide Developments and Brimor Developments that built and operates the West 85th commercial centre that surrounds Vivace. “Our vision was to create a vibrant mixed-use community that would serve the wider West Calgary area and provide an immediate lifestyle benefit to residents of Vivace,” Development managing director, Aleem Dhanani tells Calgary New Home + Condo Guide. “And that vision has come to life.” “It’s been a key partnership between two companies that share a passion for providing the best homes in the most
accessible and amenity-rich locations, in this case, Bri-mor has already provided us with a wellestablished community location loaded with restaurants, services and boutique shops,” says Richard Daley, Vice President of StreetSide Developments. West 85th is in Calgary’s soughtafter southwest quadrant, just off the popular 85th Street corridor. It offers over 105,000 square feet of retail, professional office space and Vivace provides luxury condominium residences that make it the perfect destination in West Calgary to live, work and play. “We have day cares for kids, we have the Vin Room for date night, and Boston Pizza for watching the game with friends, all within the confines of our community. It’s small-town living in a modern setting,” Dhanani says. It really is the ideal setting for Vivace’s buyers. “Approximately half of our homeowners are downsizers, 30 per cent are first time buyers, and 20 per cent are
young professionals, some with families,” Ledingham says. “Vivace and all it offers is just perfect for any lifestyle.” Vivace offers two-bedroom suites, as well as two-storey twobedroom homes with prices starting in the $320,000’s. “It’s such a cool place to live, you get a sense of pride of ownership with a lifestyle you get to live and enjoy,” Dhanani says. EXPLORE THE BELTLINE: LIFE IN THE HEART OF IT ALL by PEPPER RODRIGUEZ
Calgary’s Beltline has it all – the energy of an inner-city community so close to the downtown with top-end shopping and dining scene, but the presence of the historic Central Memorial Park at its core also gives this dynamic neighbourhood the vibe of a quiet, urban oasis. Central Memorial Park is Calgary’s oldest park and it gives a quiet calm to the neighbourhood. It provides a serene respite to the condo dwellers and office workers in the buildings that surround it along the 300 block of 12th Avenue SW. According to the City of Calgary, the grounds were modelled after a formal Victorian garden featuring geometric pathways, elaborate garden beds, and rows of imported and native trees. It 14 New Home + Condo Guide | Apr. 2–30, 2021
features 11 unique memorials, including a Cenotaph, a Boer War Memorial, a World War I soldier statue and a memorial honouring Rt. Hon. Richard Bedford Bennett. Remembrance Day ceremonies are held here annually on November 11. Recently restored and re-opened to the public in 2010, this popular downtown park is also the location of the historic Central Memorial Library, the first public library in all of Alberta and is also designated as a National Heritage Site. Books aren’t the only things that hold knowledge here, as the library itself lists a lot of interesting features, including hidden symbolism and a mysterious room deep within it. It would certainly make for a fun afternoon for Beltline explorers. There is 12 decades worth of

history in the Beltline itself It was part of Calgary’s earliest days and is the amalgamation of the Connaught and Victoria Park communities. In the last 20 years, the Beltline has been one of the hottest places to buy a condo apartment in the city. Tons of mid-rise towers went up, including five from BC-based developer Qualex Landmark alone, their latest high-rise – Park Point – still offers new homes. Park Point still has eight, movein-ready, park-facing two-bedroom suites from the $480,000s. Prospective buyers are able to take self-guided tours of the suites by picking up the keys from the concierge. More information at www.parkpoint.qualex.ca. find a ready-made lifestyle replete with a myriad of dining choices and a trendy shopping scene that gives it a worldly, modern feel. Some of the best restaurants in Calgary are concentrated in the Beltline, many of them around the one square block around the Central Memorial Park. These include Native Tongues Taqueria, which many affirm as having the best tacos in Calgary. There’s no better place for an authentic Mexican meal, including a Mezcal and Tequila tasting station. Or sample a delicious variety of tacos at or try their family style Tacos al Carbon for an

It offers a menu crafted with local, seasonal, artisanal and handmade ingredients. The Belt Adjuster special is a personal favourite. https://www.thebeltliner.com/ A little further down the road is the popular hangout spot, CRAFT Beer Market. It has a new rooftop patio that opened last year, which might be a good spotfor a socially-distant gettogether come the warmer months. https://craftbeermarket. ca/calgary/downtown To feed the soul, the Beltline has one of the best independent bookstores in Calgary – Shelf Life Bookstore. It inhabits the historic Fourth Street building, and recently celebrated it’s 10th anniversary. Alberta homebuilders were nominated in 70 categories as finalists for the 2021 Canadian Home Builders’ Association (CHBA) National Awards for Housing Excellence. The annual competition recognizes the best in Canadian new homes, home renovations, community development and residential marketing. This year more than 730 entries of top projects from across the country were received, representing rural and urban communities. It’s a mark of perseverance in the provincial homebuilding industry that it was still able to snag almost 10 per cent of the of the entries despite a most challenging year. “The pandemic has been challenging for Canadians in many ways. One of things many people have experienced is spending more time at home than ever before. Our homes have needed to function as a place not only to live, but also to work, learn, and play,” says CEO Kevin Lee. “Our members worked with their clients through challenging times to still 16 New Home + Condo Guide | Apr. 2–30, 2021
put forward the great housing projects they are known for, to meet the evolving needs of home. The entries in the competition this year represent the full spectrum of Canadian homes, from high-rises to single family homes, and from rental and entry-level homes to stunning custom builds.” Brookfield Residential garnered the most nominations in Alberta as their Edmonton and Calgary divisions combined with 12, including for Best Website and Digital Campaign. Edmonton’s Accent Infills and Calgary’s Ultimate Renovations both have seven finalist nominations each. Other multiple Alberta firms with multiple nominations include Vicky’s Homes (Edmonton), Lupi Luxury Homes (Calgary) and Douglas Homes (Calgary), Creek Stone Fine Homes (Okotoks), Alloy Homes (Calgary), Madison Avenue Group (Calgary), Canada Lands Co. (Edmonton) and White Eagle Homes (Edmonton). In the multi-family, Rohit Group (Edmonton) is in the running for its inner-city Stadium Yards-Dauk
Commons project for Best Mid- to High-Rise Building. Most notably, four of the nine finalists for best community awards are from Alberta, namely: Village at Griesbach in Edmonton by Canada Lands Co., Brookfield Residential’s Chapelle Gardens (Edmonton), and Livingston (Calgary), and Macdonald Communities’ Watermark at Bearspaw (Calgary). The awards for excellence in housing will be presented during a virtual ceremony on May 7 as part of CHBA’s Homebuilding week in Canada. “It’s incredible to see the variety in homes we have here in Canada, and the architectural elements that differ from coast to coast. But there’s a lot of pride in living in a country where we have this great mix of small family-run businesses and large companies – all who do amazing work building the communities and places that Canadians call home,” says Lee. For a complete list of finalists, go to www.chba.ca/housingawards.

Trending | Lawn care
Creating your
backyard paradise by PePPer rodriguez With lockdowns still in place as spring comes in, our backyards are going to be a bigger part of our lives. Our outdoor greenspaces are in fact more crucial than ever. It’s our own little bit of connection to nature, and in Calgary – with our let’s say “unpredictable” spring weather patterns – taking care of the lawn needs a little more TLC. We asked Lori Heidt, CEO of Weed Man Lawn Care Alberta what was the most important thing for homeowners to be aware of for lawn care. “Make sure all the snow, ice and standing water is off the lawn before attempting to rake or you will do more damage. Our recommendation is to do a light hand rake with a flexible leaf rake. We are not a fan of power raking as it has been our experience that it does more damage to the lawn than good.” Here are Her Top Five Tips:
1. Number One is always Water! Our rainy season generally 18 New Home + Condo Guide | Apr. 2–30, 2021
occurs from April to June but for the most part the summer months are very dry. A healthy lawn requires one-inch of water once per week. This usually means one hour everywhere (90 per cent of the service calls we do each year are from lack of water). Water early in the day between 6 a.m. and 10 a.m. for best results. 2. Fertilize with a high-quality slow-release fertilizer. Your lawn will only take up as much nutrients as it needs at the time of fertilizing and will still need nutrients throughout the season. I always give the analogy of taking you out for a big buffet lunch and then telling you “make sure you eat enough food because you won’t eat for another 6 weeks”. That’s what happens when you use a quick release fertilizer. 3. Aerate! Aeration is quite possibility the single best thing you can do for your lawn each
year. Our recommendation is to do it in the fall as you get more bang for your buck with deeper plugs being pulled at that time of year, we also leave the plugs on the lawn to break down over winter. 4. Mow height, most lawns are made up of a blend of Kentucky bluegrass and fine fescue. Both of those species like to be left at a height of three inches. Cutting your lawn too short will often lead to disease or other issues. Keep the mower blade razor sharp, sometime this means sharpening it a couple times a season. A dull blade is harmful to the grass as it rips the grass as opposed to a clean cut. 5. Overseeding, this is the best way to re-invigorate your lawn and add new cultivars to help your lawn withstand drought and disease better. Keep in mind the areas you are trying to seed is important. Fescue loves shade while Bluegrass loves sunshine.

Homes by Avi opens August show suites
Homes by Avi opens the first in-building show suites for its August condos, a mixed-use six-storey multifamily development in University District. It has been very well received, says Homes by Avi marketing & Communications Coordinator, Kyla Cottom. “We welcome walk-ins, however we’ve been so busy with visitors who have pre-booked it can be a challenge to see everyone. We highly recommend
booking an appointment to see the 3 new suites.” Available from the mid $200,000s, quick possessions are available in this stately and dignified condo development that reflects all of the value propositions of vitality and connectivity of University District. Paying homage to Calgary’s urban landscape, August is comprised of 107 residential units situated above a main floor retail base. “Retailers have started opening on the main floor of our building, and the main street is really starting to bustle with activity,” Cottom says. “Buyers are really loving the convenience of the community, the ability to walk to amenities, our close proximity to parks and pathways and the dog park,” she adds. The University District offers 200-acres of amenities, services and experiences bound to cultivate an energetic atmosphere to call home. Plans for Rockland Park HOA facility unveiled Brookfield Residential unveiled its ambitious plans for the Rockland Park Homeowners Association (RPHOA) that stays true to their vision of getting amenities ready ahead of residents. The Homeowners Association facility will embody the Rockland Park story and will be the catalyst for connection with nature and four-season recreational lifestyle. This thoughtfully designed lifestyle facility will feature a 6,500 square-foot facility (approx.) on a four-acre park and will include flexible spaces that support lifestyle focused programming and experiences for every stage of life for the entire family. It includes an outdoor pool and hot tub. “When we envisioned Rockland Park, we knew it would be an
incredibly special place. A place that honors the four seasons of Canada,” says Jessie Seymour, Senior Manager for Marketing and Community Experience for Brookfield Residential. “We knew that outdoor pursuits and connection to nature would be what inspired many to build a home in Rockland Park. We elevate that experience by providing ample access to amenities as quickly as possible so even the first residents of the community will have an exceptional experience as soon as possible. That includes advancing construction of the HOA Facility and delivering completed greenspace amenity and access to regional pathways before the first resident moves in.”
The community and show homes are underway and will open later this summer, she adds. “We are expecting our first residents to move in by fall.” To learn more, go to www.experiencerocklandpark.com nexthome.ca 21

PROPERTY PROFILE
Q in Sage Hill Quarter Contemporary lifestyle takes the stage at Q Rob Kennedy knew he was looking at an opportunity to build a one-ofa-kind, game-changing residential development the very first time he saw the site for Q Condominiums in Sage Hill Quarter. After all, it isn’t every day that a chance comes along to purposefully build contemporary multi-family buildings in the heart of an up-and-coming commercial centre in the northwest. Kennedy, the president of Morrison Homes Multi-Family division, says he knew right away that the combination of its location within the thriving community of Sage Hill in the northwest, and the plans that Ronmor had for the 17acre mixed-use land itself captured his imagination from day one. Now, no one needs to imagine what it will be like as Q is coming to spectacular life, and the first 26 New Home + Condo Guide | Apr. 2–30, 2021
commercial properties are already open for business, and more are on their way – like a Shoppers Drug Mart, Co-Op grocery, and a Leopold’s Tavern. Q’s first residents are in fact set to move into their new homes later this fall. “This is the first condominium development designed specifically to fit within a commercial area,” Kennedy tells Calgary New Home + Condo Guide. “You will live in the middle of a bustling district that will have over 240,000 square feet of commercial and retail space; it will be like living in an urban area at a fraction of the cost.” The promise of Q Condos in Sage Hill Quarter has always been an uncompromising lifestyle – one that can enjoy the benefits of an amenity-rich location in the sought-after northwest community.
And it is a lifestyle everyone can enjoy – from Millennials looking for their first home to right sizers looking for a convenient, lock-andleave home. “What you can find in Q is a home that you can feel good about, as Q offers beautifully appointed floor-plans that are dressed in modern finishes and built with the quality you would expect from Morrison Homes,” says Q Condos area manager, Anna Crossley. “The cherry on top is the sense of community our residents will experience while living with such fantastic amenities at their door-steps”. Sage Hill Quarter brings a definite urban vibe to the suburban northwest. “This is an ideal condo location - right in the middle of an urban centre with a host of eateries,
coffee, medical, and fitness that will give a fresh new way of condo living,” she says. “This is a very livable condo development that you won’t find in most suburban communities. Q will offer a vibrant and very connected way of life with its urban feel” Q Condos, Crossley adds, is very much attuned to the needs of such a varied demographic who all want the “stylish, functional & vibrant community” that this development is already becoming. Q’s location works in a way that it is further away from other multifamily developments in the area that makes it seem less crowded but is still very much connected to the neighbourhood through the
various pathways that encourage exploring, as well as to nearby public transportation hubs. It’s a pet-friendly development too, so your furry friends are welcome! Crossley says that since the pandemic is nearing its end, they’ve seen a leap in home buying activity. “Investors are back, move ups, first time home buyers, and right sizers who are quite possibly in an even better position.” She points out that there has been interest from Millennials and Baby Boomers who see in Q the perfect community that suits their lifestyles and budgets. “Investors are seeing the value of Q, and they’re not just from Calgary as we have customers from as far away as Vancouver, Toronto and Hong Kong as they see the enormous affordability that Calgary has to offer” One of the things that has made Q so appealing to them is not only the unique concept but the functional design of the suites. “We have a couple one-bed-plusden suites that hit the sweet spot for buyers who need extra living space but can’t quite afford a two bedroom, or townhome, and those downsizers who like the extra flexibility that the den can give them. The den can be easily converted into a second bedroom,” Crossley says. The fact that buyers can purchase one of our suites from as low as the $220,000s is what has made Q such an appealing home. With interest rates at a record low, and our lower price points combined, buyers are able to comfortably fit their purchase into their budgets. With the current residential market on the rise conditions are ideal to get into Q now, Crossley says. “In my opinion, this is the right time to buy.” Sales have been strong with almost 60 percent of units in the first building sold. “We still have a great variety of one-bedroomplus-den and two-bedroom suites. We have a spacious 1,183-square-

foot two bedroom that I like to call a bungalow in the sky” “Living in the Q means not having to sacrifice on quality, affordability, or location. You are a short drive to downtown or to the highway west to the mountains. Q is in close proximity to major thoroughfares like Stoney Trail, Shaganappi Trail, and Beddington Trail, as well as an express bus station to downtown nearby. But the enviable lifestyle is what everyone will undoubtedly fall in love with. “Q certainly has the stylish, contemporary design that Millennials like, but it is the lifestyle component where, in a sense, they live more in the community than in their actual home that they will really find appealing. They can go out to the neighbourhood pub with their friends and not have to worry about driving back home, the convenience of a grocery store, drug store, and doctor’s office is just next door. Finding a place for a quick bite will always be easy as there are a variety of options close by. It’s a complete lifestyle package at an affordable price, you can feel good about.” Crossley says. nexthome.ca 27

6 ThIngs to Know Before
BuyIng a Condo Cody Battershill
Are you thinking about buying a condo in today’s market? Condominiums are currently one of the most affordable products on the MLS® and are a great option for those looking to live a low-maintenance, lock-andleave lifestyle. Whether you’re a first-time buyer excited about home ownership or perhaps an emptynester looking to downsize, here’s a handful of facts on condos you should know about before deciding on if this type of residence is right for you. Get a MortGaGe Pre-aPProval
First off, let sellers and real estate agents know you’re serious about buying a condo by getting a mortgage pre-approval. You’ll also be doing yourself a huge favour by finding out what price range you can starting browsing in. Some potential buyers find that dream unit on the MLS® they’ve always wanted before getting a mortgage pre-approval, then realize it’s outside of their budget. Don’t let this happen to you! Hire a realtor®
Hiring a professional Realtor® is the best place to start your condo search. 28 New Home + Condo Guide | Apr. 2–30, 2021
Having an agent who is experienced in buying and selling condos to help guide you towards a successful transaction while having your best interests at heart is a no brainer. Realtors® will also negotiate on your behalf which could translate into keeping thousands of more dollars in your pocket when making a purchase. Let the Realtor® interviews begin! Get a CoMPetitive PriCinG analysis
Condominiums are extremely well-priced compared to their 2014 highs, and inventory levels remain high. In short, the segment is well into buyers’ territory meaning you got lots of time to browse the market and shouldn’t feel pressured to make a move. There are currently some great deals out there in the condo market and it would be a shame if you ended up paying more than you should have. Condo doCuMent reviews are CritiCal
A professional condo document review is essential to feeling confident with your purchase. A condo document review for resale properties details the following (but not limited to): • Reserve Fund Report & Plan • Budget & Financial Statements • Annual Report For example, a healthy reserve fund that will allow the condominium corporation to
adequately cover repair and replacement costs is ideal and something all potential buyers should look for, otherwise you might be stuck with unwanted repair costs down the road. review tHe Condo Bylaws
Pet owners will want to take a look at condominium bylaws which specify which animals are allowed/not allowed to be living within the building. Condo bylaws also distinguish between what’s common property and personal property, and what owners can or cannot do with those properties. Consider your PerManent view
Buying a condo with a view in downtown, for example, might be great. But how long is that view going to last? Is it your “permanent” view, so to speak? You’ll want to perform indepth research on development permits and sniff out any other “hints” of future projects then consider if these buildings may block that spectacular view you have in one, two, or even five years down the road. Wishing you the best of luck in your home search!

Central at Skyview ranCh: In the heart of the new north by PePPer rodrIguez
Calgary’s northeast has undergone a sea change. What was merely known for low-cost housing in the past has transformed into a progressive, dynamic community replete with family-oriented amenities with its own unique lifestyle. partners has been instrumental in this growth of the New North by providing modern, stylishly functional multi-family developments in the community, and their latest – Central at Skyview Ranch – adds to its transformative run. Central by partners is a 99-unit townhome community with industry leading architectural design and modern finishes. This community is Certified BuiltGreen and offers heated attached garages plus additional parking on the full-depth driveways. Central will be partners’ third townhome development in the established community of Skyview Ranch and it promises to be the best one yet. Contemporary Scandinavian architecture, low maintenance exteriors, and fully landscaped and fenced front yards will make it quite a distinctive 38 New Home + Condo Guide | Apr. 2–30, 2021
addition to the Skyview Ranch streetscape. partners’ focus on superior finishes remain paramount, but there’s even more to look forward to in Central. “The quality of the home you get with Central by partners is well- above industry standards,” says Ismahan Omer, director of sales and marketing with Partners Development Group. “Our homes come fully equipped with high-specifications, including cement fiberboards exteriors, hot water on demand, nine-foot ceilings, quartz counters, laminate floors, bright-oversized energy-efficient windows, full height cabinets with soft close doors and drawers, and heated attached garages plus full-depth driveways for additional parking. “ Having the HardieBoard cement fiberboard exteriors is especially notable. The northeast has been hammered by ruinous hailstorms in the past and having this sturdy, hail- and fire-resistant exterior material certainly helps ease the minds of a lot of buyers. “It’s a low-maintenance material that not only

provides peace of mind to the buyer but preserves the value of the home as well,” Omer adds. Central offers three-story townhomes with two and three bedrooms, two-and-a-half bathrooms plus heated attached garages. They range in size from 989 to 1,435 square-feet. “Currently, we are offering two floorplan models – Waterton and Hudson but will be releasing two more as the community progresses,” Omer says. Sales have started and they are getting quite the reaction for their attractive pricing. “Our competitive pricing is making homeownership that much easier for our buyers. Being able to become homeowners from the mid $200,000s is just one of the reasons they love Central by partners. “ Feedback has been extremely positive. “Our buyers really love our open floor concept, energy efficiency and heated attached garages to name a few,” she says. The established community of Skyview Ranch itself offers many amenities nearby, including nearby groceries, shops, dining and recreational opportunities, School, transit and quick access to major roads and highways. It is close to the Calgary International Airport and other employment hubs, accessibility is very easy as it is surrounded by major thoroughfares like Deerfoot Trail, Stoney Trail Mtis Trail and Country Hills Boulevard. “This community is also perfect for families and those who love the outdoor can enjoy walks on pathway and playgrounds. Skyview Ranch is a desirable northeast neighbourhood,” Omer says. nexthome.ca 39

apartment condos offer innovative designs, amenity-rich lifestyle by PePPer rodriguez
Whether it’s a downtown tower, an inner-city mid-rise or a lifestyleconnected four-storey condo in the suburbs, single-level apartment style living offers a rich, fulfilling option for new home buyers. Apartment condos have always been thought of as a perfect firsttime homebuyer opportunity, but there is more to them than just that. Retirees looking to to age in place also see the benefit in singlelevel living. It’s a tempting option for investors, as well, and even young families are finding a fit here. Today, apartment condos have evolved from just the traditional four-storey wood frame building, and many now offer a complete lifestyle package with tons of inhouse amenities. They are thought of less as crash pad where one sleeps, to a home that offers a high quality of life. Towers, mixed-use, transitoriented or any other form of 40 New Home + Condo Guide | Apr. 2–30, 2021
apartment developments can be found in all corners of the city. What they all have in common is an affordable, dynamic lifestyle that is more appealing than ever before. Here are some of the newest ones in the city. A mAtter of trust
Trust is a big part of the game as far as buying into an apartment building is concerned. After all, buyers have to wait several months – sometimes years as far as concrete towers are concerned – before they can move into their home. All of the developers we spoke with for this feature are long established names in Calgary’s multi-family building scene. Jayman BUILT, Morrison Homes, Ocgrow Group of Companies, StreetsSide Developments and Truman are all accomplished multi-family developers with decades of experience. They
have all played a role in changing what Calgarians can expect from apartment-style condos. Building is in the nAme
Jayman BUILT’s Westman Village by Mahogany Lake in the southeast had provided the blueprint for the ideal stay-cation home with its all-inclusive resort like lifestyle. It promised the ultimate mutli-family lifestyle when it was launched and now that it is on the verge of completion, residents see all those promises were kept. Now, with their latest major multi-family development in Les Jardins along 18th & 24th Street SE, those same principles are still being carried out. Wallace Chow, Executive Vice-President Multi-Family at Jayman BUILT says they make it a point to include plenty of opportunities for socialization in all its multi-family communities.
In Les Jardins, you can see this the community gardens, dog park, and fitness centre. “There are also several benefits to single level living, particularly for aging in place, as the need to climb stairs is removed. Plus,” he jokes, “Single level living reduces your cleaning!” Les Jardins will have 70,000-square-foot central gardens, with water features, pergolas, community gardens and plenty of outdoor seating. “Les Jardins actually means The Gardens in French! Everything has been inspired by the gardens of Paris,” Chow says. Les Jardins Townhomes and Condos will be launching their condos this Spring, as their townhome showhomes open! The condos will be a four-storey condo building with several floorplans ranging from 635 so 1,035 square-feet. Find out more at www.jayman.com/lesjardins/ CreAting A lifestyle
Location is a major consideration in building a multi-family development, especially one that will afford residents the most accessible, convenient lifestyle possible. Morrison Homes MultiFamily has batted a thousand in finding the choicest locations in the city, but their latest – Q Condos at Sage Hill – creates its own lifestyle. “At Morrison Homes MultiFamily we take a lot of things into consideration when purchasing

land for our new developments. In general, we typically purchase land that is close to amenities, transit routes, and accessible to major transportation infrastructure,” says Rob Kennedy, President of Morrison Homes Multi-Family. “Our current customers have come home to Q Condos based on our unique location in the Centre of a well-designed and well-built retail centre in the heart of the popular northwest community of Sage Hill,” he adds. Construction of Q1 is well underway and we are excited to start moving our homwoners into their new homes this fall, Kennedy says. Go to myqcondo.ca for more information..
Putting the style in lifestyle
Providing the perfect lifestyle has been the underlying concept in every StreetSide Developments multi-family project. “When looking at potential locations we’re always considering a variety of factors, most importantly we’re looking for access to key amenities, either adjacent to or within a community.,” says Max Conrad, Marketing Manager at StreetSide. Their latest – Konekt - establishes new connections to its trendy location in the heart of the vibrant and lively Inglewood scene. The historic inner-city neighbourhood has tons to offer residents with its boutique shops, live music venues, and tons of diners and coffee shops to choose from. “We have a deep history in Inglewood itself,” he adds pointing out that past projects - Inglewood Grove and Pearce Gardens – are directly adjacent to Konekt Inglewood.” Check out stretsidecalgary.com for more. CAlgAry’s AffordABility
Harish Consul, President and CEO of Ocgrow Group, says Calgary’s unique affordability compared nexthome.ca 41
to other major cities like Vancouver and Toronto cannot be overstated, and why this may be the best time to invest in a new apartment condo now. “You have to go much further out of the city centre to find an affordable home in Vancouver or Toronto, but in Calgary inner city living is still very much affordable,” he tells New Home + Condo Guide. “Buying a new apartment condo now is a great investment for your future,” he adds. “You’re buying at today’s prices during pre-sales marketing phase, and by the time you’re ready for occupancy at building completion, you’re already building equity in your home.” Ocgrow has been building in Calgary for over 30 years, and they took a big step to the future with their latest innovation: SOLA. “Our partnership with Amazon gives all buyers a huge advantage, every single luxury residence at SOLA shall be fully Alexa enabled, together with our Gigabit ethernet speeds at SOLA which are fastest in western Canada, leads to all new owners enjoying a host of intelligent cloud-based voice services,” he says. “We see a huge tech boom in Calgary coming as our economy continues to diversify, with both current and new companies expanding growth significantly.
StreetSide Developments – Konekt
We feel SOLA is the right product at the right time for the city.” Consul may be right, as first releases for the 172-unit concrete, 9-storey luxury condo tower in trendy Kensington have sold out, and a second release was just launched. Visit SOLA at solacalgary.com for more information. multi-fAmily mAsters
Truman has undoubtedly mastered the art of multi-family development. For over 35 years, the renowned developer has built condos, townhomes and duplexes through all points in and around Calgary (they have single-family homes too). “Our vision is to raise the industry standard through innovation, quality and value – with the core belief that everyone can Live Better,” says Truman COO Tony Trutina. “Our extensive
Truman-West District
42 New Home + Condo Guide | Apr. 2–30, 2021
experience enables us at Truman to genuinely go a step beyond refined construction, by expressing a sincere care for the customer and community, for these are what make our developments complete.” They build apartment condos for every lifestyle – from the most affordable homes for first-time buyers to the more sophisticated and elegant single-level condos for those who want to retain a sense of luxury even as they scale back on the size of their home. But in every way, Truman tries to stay ahead of the ever-changing trends. “The biggest challenge for us has always been trying to stay ahead of the trends, in terms of design and how people live,” Trutina says. “Covid really shook the way we view our homes and living spaces. Shifting our focus to incorporate more multifunctional living spaces, even more natural light and using softer fabrics and colours to create a more serene atmosphere amidst the uncertainty and chaos outside.” Truman’s latest include West District - a southwest neighbourhood that is robustly liveable, workable and walkable – one that fully defines a connected community, Trutina says. “Just outside your doorstep are countless local grocery stores, fitness facilities such as F45 and YYC Cycle, restaurants like Una Pizza + Wine and Blanco, and so many more amenities. Every year, the design world and decoristas everywhere await the announcement from Pantone declaring the Colour of the Year. Pantone’s astute colour selection influences product development and design decisions from fashion to home furnishings. For 2021, Pantone has chosen not one but two colours to encapsulate the new year: The calming shade of Ultimate Gray 17-5104 and the vibrant yellow colour Illuminating 13-064. These two colours could not be more opposite, and that is precisely the point. “The union of an enduring Ultimate Gray with vibrant yellow illuminating expresses a message of positivity supported by fortitude,” says Leatrice Eiseman, executive director of the Pantone Color Institute. “Practical and rock-solid but at the same time warming and optimistic, this is a colour combination that gives us resilience and hope. We need to feel encouraged and uplifted; this is essential to the human spirit.” Whether you plan to incorporate both colours or just one, here are some simple ways to infuse the hues into your lifestyle.
