LOVE IN THE TIME OF THE PANDEMIC Calgary is in the throes of some tough times, it seems. We really didn’t need this COVID-19 global pandemic to complicate our lives, as we grapple with the turmoil already embroiling our oil and gas sector and a slow economy that was only just showing signs of recovery. But like the song says: Love is the answer. Social distancing and isolation dictated by mitigation efforts to control the spread of the virus may make things a little difficult to show your love literally. But there are other ways. You can show your love for your neighbour by following those protocols laid out by the federal and provincial governments and help “flatten the curve,” as they say. Our YYC Condo Expert, Maria Bartolotti, gives us some helpful hints on what to do for those living in multi-family settings. You can also show your love to the community by supporting local businesses, who are likely to be suffering from the financial burden brought about by the shutdown. Spring events that we love, however, have been postponed or even cancelled outright. The Calgary BILD Awards, for example, scheduled for April 18 has been pushed back to a later date. Many homebuilders have also resorted to virtual viewing of show homes, and some have decided to close the sales centres temporarily. Not all of them though, so follow us on Instagram (@ nexthome_calgary) to find out the latest. The recent moves by the Bank of Canada to cut overnight interest rates, followed by financial institutions offering varied assistance to customers show lots of love to the market. So, yes, pie-eyed as it may seem but love is the answer. We can get through this. See you in the show homes soon.

Even though a majority of the buyers at The Rise are from the surrounding communities that are already familiar with what the area has to offer, this hidden gem of a community is slowly becoming less of a secret. Inglewood is historic, Inglewood is trendy, Inglewood is today. No other inner city community in Calgary captures the glamour of yesteryear and the engaging spirit of the present than in this riverside community just to the east of downtown. Established in 1875, Inglewood is Calgary’s oldest neighbourhood, and it is now home to an eclectic range of shops – from quirky vintage furniture stores and indie fashion boutiques, to a diverse selection of restaurants and eateries. But popular as it is, Inglewood still holds some secrets. Here are a few destinations only local will know.

Inglewood Wildlands Park 9 Ave. SE On the very east end of iconic 9 Avenue SE is a lush, urban wilderness called the Inglewood Wildlands. The land is being rehabilitated from an industrially contaminated site back to its natural state. Pathways trace its long, remarkable history from a native hunting ground, to Colonel James Walker’s homestead, to an oil refinery and now to an urban wilderness park. It is also home to the Inglewood Bird Sanctuary and Nature Centre.

Recordland 1208 9 Ave. SE Seems like the COVID-19 pandemic of 2020 did what the advent of CDs, digital streaming services and the vagaries of the music industry could not do – get Recordland to close its doors – at least, temporarily. A staple of Inglewood, it is simply the best source for new and used vinyl records in the city. With over 500,000 LPs in stock (double that in storage, reportedly), it is a treasure trove for the music lover who can find discs (vinyl or otherwise) from polka to Metallica and everything in between among its shelves.
Gorilla Whale 1214 9 Ave. SE There are way too many diners, cafes and restaurants concentrated around the stretch of 9 Avenue SE from 8 to 14 St. SE and picking one is all but impossible. There’s fine dining at Rouge, and contemporary urban fare at The Nash, but Gorilla Whale is more emblematic of the kind of small scale restaurants that abound in Inglewood that are a joy to discover. Tamarack Lodge ground-breaking The shovels hit the dirt on Tamarack Lodge, the eighth and largest addition to the Spring Creek family of mountain-side homes in Canmore in February, marking the halfway point of the master-planned alpine community. “The mountain condo has replaced the historic cabin at the lake as the home of choice for recreational property buyers,” says Frank Kernick, president and owner of Spring Creek, and sales so far seem to prove him right, as approximately 80 per cent of the Tamarack’s 80 condominium homes have been sold. University District fetes Capella and Gramercy March was a big month for the University District, as the dynamic, young community in the northwest hosted a couple of special occasions that marked its continued growth. First was the launch of Gracorp’s Gramercy concrete condos, and the other is the groundbreaking for Brookfield Residential’s Capella condos. West Campus Development Trust (the developer for University District) and Gracorp Properties launched The Gramercy, the first concrete condominium offering at University District. It is also Gracorp’s first for sale residential development here following their Rhapsody rental suites that are anticipated to occupy this summer. Once complete, The Gramercy will offer 83 units across five

floors of residential living over a main floor retail platform, with one-bedroom suites ranging from 540 to 620 square feet, and twobedroom suites ranging from 785 to 1,140 square feet. Jayman BUILT charity to benefit Alberta’s homeless Jay Westman
As part of its 40th anniversary celebrations, Jayman BUILT will be donating $1,000 for each home it sells this year to four Alberta-based charities that have created a longlasting impact in the community, two of which are involved in helping end homelessness in Calgary and Edmonton. “With our milestone anniversary, it is important to remember where
we started and how we got here by giving back to the communities we live and work in,” says Jay Westman, Chairman and CEO, Jayman BUILT. “We are aiming to raise a formidable amount to support HomeSpace and other Alberta-based charities and are confident we will reach our goal.” With nearly 3,000 Calgarians experiencing homelessness and
tens of thousands more at risk, the support for affordable housing from Jayman could not be more timely. The beneficiaries of the Jayman program also include the MS Society Research, the Hotchkiss Brain Trust Institute, and Homeward Trust Edmonton. Jayman BUILT has planned to hold a gala later this year where the Westman Charitable Foundation will match the donations raised up to $1 million. Homes by Avi was scheduled to hold a big block party in the young northeast community of Livingston on March 14 to mark the launch of their new bungalow models. They had called on Arepa Boss to bring their food truck serving Venezuelan traditional dishes to the party. Concerns over the widening COVID-19 pandemic, however, cancelled those plans. Housing starts took a giant leap ahead this February. Not only were total starts up compared to last month but they were up more than seven per cent compared to February 2019. In fact, starts were up across all dwelling types except for apartment style, which makes perfect sense as condo builders respond to an oversaturated market by concentrating on clearing out existing inventory before launching new projects. For some first-time homebuyers, the decision comes easily. For others, the decision requires careful consideration. You may have concerns about financial obligations, the responsibility of upkeep or being “tied down”. Or perhaps, like some of my clients, you’ve been renting for 10 years, and dread the thought of writing yet another cheque to help pay off the landlord’s mortgage, but you’re worried about biting off more than you can chew. I’d encourage the fence-sitters among you to consider two overarching questions. Firstly, how strongly do you feel about owning your own home? While it’s possible to live perfectly well
while renting a good space, many of us find that homeownership is important to our sense of comfort, security, financial independence and identity. Certainly, there’s also a sense of satisfaction in watching your home equity (that is, the amount of the home that you own outright) increase with every mortgage payment. As a solid investment, a home is hard to beat. How many investments provide shelter and comfort to the investor up until the time of sale? Finally, there’s the big payoff – ultimately, you will own your home outright, and monthly payments will be a distant memory. That’s a luxury that renters simply don’t have. This brings us to the second, more crucial question: Can you afford it? Remember, your first home needn’t be a palace. Assuming that you’re steadily
employed, and don’t plan to move again shortly, the purchase of a modest home or condominium is nearly always a smart move. You may even find mortgage payments surprisingly affordable when set next to your rent. With mortgage rates still quite low, becoming a homeowner is available for everyone! You’re missing out big time if you don’t have professional photos done for your property. If you already have photos done, ask your Realtor about their quality if you aren’t sure. Remember, you don’t need to have a brand-new home to have it show well in photos. Proper staging in combination with an experienced real estate photographer can make a huge difference.

Q: Maria, what is the impact of the COVID-19 in multi-residential communities, and how best to keep our condos safe? A: Fears over the COVID-19 virus and its impact are quite valid. On March 17, the World Health Organization (WHO) declared it as a global pandemic, and everyone has been cautioned of the necessity of proper personal hygiene, social distancing and staying home as the best ways to mitigate its spread. These precautions, however, may not be enough in a multifamily setting, where residents not only live in close proximity but share common space. There is a need to reinforce the message at every opportunity, as the COVID-19 virus is highly infectious and can spread like the common cold. There is heightened risk of catching the virus from contact in shared common areas, like the elevator, lobby, and amenity rooms. Door handles in common areas are especially susceptible. It is thus important for condo managers to work with their boards and come up with a plan to help mitigate the spread of the virus. role in containing any potential outbreak in your condo. Like most condo managers, we at New Concept Management Inc. (NCM) strongly recommend that the following precautionary measurers be taken within your condo community. Meetings (Board, AGM and Onsite): I cannot stress this enough - social distancing is imperative! Condo managers and boards should, for the time being, use available technology for their meetings. Remote conference calls are the way to go. Communication: I’ve said this hundreds of times over the years. Effective and timely communication is essential. Keep your condo community updated with current information and let residents know of what measures are being taken to safeguard the condo. Neighbours: It is also important that we look after each other, especially if you know of seniors living in your condos who might need extra help. Cleanliness: Step up cleaning measures. Maybe include additional cleaning and disinfecting of areas, especially frequently touched surfaces. Installing sanitizer stations in amenity rooms or reminders to residents about proper hygiene. Playgrounds: If your condo community has a playground please follow the recommendations of Government and Health Authorities and issue a notice of closure to all residents.

school for The Willows – meaning no long bus rides to school for the little ones. The area around the community has also undergone a massive transformation with residents already enjoying the road improvements along James Walker Trail and River Heights Drive. A new bridge spanning the Bow River and connecting the south part of town to Cochrane’s downtown will also be opening soon. “The new bridge will make accessing Spray Lakes Sawmills Family Sports Centre and much of Cochrane’s commercial areas easier than ever,” Goldfeldt says. “This bridge will be open to vehicular traffic, and will also include dedicated bike lanes as well as a multi-use path that connects to the extensive pathway

You may have heard that the federal government recently announced changes to the mortgage stress test parameters – a mortgage qualifier test that changes the amount of mortgage you can be approved for or in other words, the price of a home you can afford. A quick history lesson

In October 2016, the federal government introduced the mortgage stress test for the first time. The goal was to protect risk in an overheated market and ensure buyers could still afford their homes if interest rates were increased. Back in 2008, many people were caught purchasing their home with little equity, with no room to increase payments once interest rates started rising, although this was more prevalent in the States than here in Canada. Borrowers with less than a 20 per cent down payment would have to qualify at the Bank of Canada’s five-year benchmark rate or their contractual mortgage rate plus an additional two per cent (whichever was higher). In 2018 it was expanded across all mortgages including those uninsured mortgages with more than a 20 per cent down payment. Again, it was added to help cool the market and potentially diminish speculators in the market.
Earlier this year, the government announced it would adjust the mortgage stress test to better reflect dynamic market changes. Now the stress test will be based on a weekly median five-year fixed insured mortgage rate from mortgage insurance applications, plus two per cent. The intent of the stress test is still intact in that it is meant to ensure you can still make your payments if interest rates were to rise. However, as the market changes, it will better reflect the actual mortgage rates offered in the market and be updated more frequently.

The truth? Not a lot. The change roughly equates to about 30 basis points or perhaps about three per cent more purchasing power. It’s helpful, but if you have been searching for a home recently, you’ll realize it does not drastically change your budget. In fact, several top executives at the
major banking institutes have all suggested that this will not have a big impact on the market and certainly not in areas like Toronto or Vancouver, where benchmark prices are high. The president and CEO of Scotiabank went further to suggest that rather than continue looking at the demand side of the equation, we need to be looking at the supply side as well if we want to see our markets balanced. “The inspiration for the design of the home was for it to have a luxe feel to it with a midcentury twist,” Aly says. Alloy Homes already had a definite modern bent in the structure of the home that Aly and his team took their cues from. “The home already had a modern look, which we of course wanted to reflect in the interior selections and furniture but also give the space some warmth and character. The willingness of the homeowner to be open to some unique and daring finishes really attracted us to the project, and we of course love working with the team at Alloy.” “The client loved the idea of having a black and white kitchen so we used this as a jumping off point,” says Katie Nelson, senior designer at the Aly Velji Designs. “We added warmth through wood tones to balance out the palette. We also carried this same mix of materials and palette through the entire house to ensure it felt cohesive.” The home has so many great features that it is difficult to pick just one, Aly says, but the one-of-akind fireplace in the main living room is definitely one element that will stick to mind. “The client had his eye on this fireplace for some time,” Aly says. “The dilemma was where to place it - the corner of the room or in the middle of the space. We chose for it to be in the middle of the living/dining room because it created some definition within the spaces. It also provided a stunning visual as you walked in the door. We love how it adds a midcentury vibe to the space.” “This fireplace is actually bio-fuel, which means you are able to have an open flame with out any obstructions or screens,” Katie adds. “This fireplace also has the ability to rotate so if you have a gathering in the dining room you can actually twist
the fireplace to face that side of the room!” Aly and Katie are also proud of how the threetone kitchen turned out with honed granite tops on the island and quartz countertops elsewhere. “We find that the three-tone kitchen is becoming a trend,” Aly says. “We love mixing and matching different cabinetry in a large kitchen like this because it adds so much interest. Large kitchens need some differentiation and this is a great way of doing it. It also is a great way to highlight certain areas in a kitchen like the hood fan for example.” Notice also the judicious use of brass throughout, which Aly says adds to the glam. “Brass is back and we couldn’t be happier. We love this addition to this interior because it helps to add some warmth and we have introduced it in subtle ways in some areas and then went really bold in others (like the bathroom). co-living Is BecomIng more Than a Trend, it’s a lifestyle Co-living can take on a lot of meanings – but any way you look at it – this relatively new concept makes living a lot more affordable. We spoke with Walter Melanson, Co-Founder and Director of Partnerships for PropertyGuys. com, to share his insights on all things communal living. “This trend is most popular in cities with a significant number of tech workers,” says Melanson. “According to a new report by Cushman & Wakefield, major co-living companies – including Common, Ollie and WeLive, which is run by the co-working company WeWork – have just over 3,000 beds at the moment,” he said. But co-living doesn’t just have to mean living with strangers. Families are also finding themselves in situations with multiple generations living under one roof. Whether you are sharing a space with your own family or sharing your space with a complete stranger, it’s important to ensure it makes the most sense for your lifestyle. When it’s With your family
With the high price of homeownership and renting, many families are now living with multiple generations under one roof. Children in their late 20s are finding it harder to leave home, with an inability to buy. It’s also easier for parents to stay where they are rather than move out, rebuy or rent in this market. Not to mention, grandparents need help closer to home as they get older, too.
Creating a functional space requires thoughtful consideration for everyone’s needs. Some of the most important things to consider in multigenerational houses tend to be organization for personal items, maximizing living space and of course, creating privacy. Tip: if the mortgage isn’t completely paid off, it may be worthwhile to start asking all generations to help contribute, it will likely be a lot cheaper than buying or renting. It’s having roommates on steroids – with curated groups of people living together so they can afford nicer homes and condos, rather than what they would get as a single renter,” says Melanson. “Twenty years ago, everyone would have laughed at
this idea, but now – it’s a norm.” This trend is largely driven by higher than ever market prices to rent and buy, as well as Millennials entering the job market later and staying single longer. The saving advantages of co-living have become an appealing way to affordably leave the nest. Many co-living spaces are focused on attracting specific demographics, where the utilities/ amenities cater to the age group these spaces are looking to target. Co-living is the way of the future for many who want to live in a big city. As this trend becomes more prevalent within the real estate industry – developers, agents and designers will continue to evolve and look at ways to approach this phenomenon. Sure, co-living may not be for everyone, but it is certainly is something to consider if you believe that everyone deserves a place to call home. VESTA’S SOUTHPOINT STARS IN AIRDRIE’S GROWTH With its population growing 85 per cent over the last decade, Airdrie certainly has become more than just Calgary’s little sister city to the north. Vesta Properties has played a big role in this growth as one of the city’s largest builders, and now its second master-planned community in the city is about to make the boom even bigger. Southpoint, Vesta’s follow up to the hugely successful Williamstown community, launched in 2017, and now it is about to embark on its latest phase as demand continues to surge. There will also be new models of their laned single-family homes later this year and new show homes – including brand new models - will be available by the summer. Southpoint is one of Airdrie’s greenest new
communities. The 12 acres of greenspace, including parks and pathways have always been one of the main attractions to the community, and now a new off-leash dog park has just opened and will surely add to its appeal. The new elementary school is also set to open in April and is walking distance for families with younger kids “We have Southpoint Park, which is about a six-acre (2.4-hectare) park in the centre of the community and features a basketball court, tennis court, a big outdoor play centre, and a toboggan hill for the winter.” Van der Linden says the park includes a barbecue area, as well. All of these amenities are complete, walking distance from home and open to residents. Its location off 40th Avenue S.W. Airdrie makes it one of the most accessible communities in the city. It has direct access to the Queen Elizabeth-II Highway, Main Street, and multiple transit options. “There are several commercial centres nearby as well, shopping, groceries, entertainment and schools are all within a five-minute drive,” van der Linden says. “Commuting to Calgary is easy too, as Airdrie’s express bus routes to downtown and the CrossIron Mills mall runs just outside Southpoint.” Southpoint attracts as wide a range of buyers as the varied home types they offer. “Affordability is key at Southpoint. We have traditional townhomes from $249,900 and single-family homes from $339,900. All including GST,” van der Linden says. “It’s a nice community to put down roots in, and grow,” he adds.
