AULD LANG SYNE AND OTHER END OF THE DECADE MUSINGS It feels like it was just two weeks ago that I was writing the first Editor’s Note of the year for 2019. Time is a strange thing – whether you like it or not, the minutes are constantly ticking by, taking the days and seasons with it. This decade has seen its fair number of changes in the housing industry across the country and here at home in Alberta. The 2010’s witnessed fluctuating interest rates, an uptick in house prices, the implementation of the mortgage stress-test, the First Time Home Buyer Incentive and more. New home construction trends have shifted, too, thanks to a renewed concentration on green living. Builders and developers across the country are conceptualizing homes that implement features that are energy efficient and environmentally friendly through sustainable building. The last decade has also introduced clean lines, white and grey kitchens, and a deep love for neutral colour palettes. Curious about the 2020 colour trends? Explore the story on page 26 to learn what’s up and coming. On the technology front, it’s become easier than ever to manage your home when you’re not in it. The last 10 years have brought a robust range of technological advances including advanced home security and monitoring systems like cameras, and thermostats that are easy to control away from your home. ADVICE | INSIDE THE NUMBERS
APPLES AND ORANGES JIM ZANG While it’s true that smaller cities and towns have their own lifecycle – which may or may not be affected by market factors affecting larger centres – they may also have fewer energy sector workers and housing prices might be lower –but it’s still interesting to look at them just for comparison’s sake. Do lower prices necessarily result in higher sales volume, and therefore more starts? Let’s take a look. In Calgary we see that, upon closer inspection, the overall picture isn’t as bad as some may think. Considering the state of the energy sector and consumer confidence levels after the voting in of another Liberal federal government, a decrease in housing starts of five per cent from last year isn’t that bad. The numbers are pretty consistent across the board, with a ten per cent drop in all categories except row housing which shows a 35 per cent increase and, obviously, has become a very popular option with both buyers and builders. Up in Airdrie, where new home prices usually check in a good ten per cent less than Calgary averages, things are more of a mixed bag. Everything’s down, but with no rhyme nor reason to the numbers other than the fact that apartment home starts – traditionally the least expensive to purchase – are up.
Don’t read too much into this, though, as the sample size of eight homes isn’t enough to base any conclusions on. Looking west to Cochrane, it’s a nice view of the Rockies, but not a pretty picture of housing starts. From what was once a booming market just a couple of years ago, starts in Cochrane have dipped quite dramatically across all housing categories. It seems even lower market prices aren’t enough to drive demand as the numbers actually make Calgary’s chart look good. Meanwhile, down south in Okotoks, things are still rolling along quite nicely, thank you. The town with a population of nearly 30,000 saw a modest decrease in single-family starts, which was

balanced out by the addition of six new row home builds. It’s a small sample size, to be sure, but up is up. One thing to note in Okotoks, however, is the ongoing lack of new affordable housing – there hasn’t been an apartment condo start in Okotoks in the last two years – which will prevent younger buyers from being able to stay in, or move into, the community. If Okotokians want their kids to be able to live in town, they need to start looking for an affordable housing solution. Now for the numbers that are going to shock many Calgarians – Edmonton housing starts are up. How can this be? No doubt some of the difference can be attributed

to the fact that more energy sector head offices are located in Calgary, and hence more jobs lost – while there are more government jobs in Edmonton. In total, housing starts in Edmonton have outpaced Calgary by more than 1,000 homes so far in 2019. They have, however, experienced larger decreases in both the single-family and semidetached categories, with the
entire difference and then some being made up by a doubling of apartment starts over last year. What’s it all mean? It means that, pretty much across the board, it’s still a buyers market out there. Starts are down because demand is low, and when demand is low, the prices drop. If you’re one of the lucky ones in Calgary and area who is still working, it’s not a bad time to buy.

The holidays – a time of
overindulgence and leisure. Around this time of the year, many people find themselves sprawled out on the couch by a roaring fire toting an oversized bowl of popcorn while watching one of the season’s holiday classic films. These movie storylines are usually as memorable as their characters, but have you ever bothered to consider the setting of those films? As a kid I didn’t, but as an adult and Millennial first-time homeowner who is juggling mortgage payments, chores and all the other bits that come with homeownership, I can’t help but wonder: Just how did these people afford those homes?
1. HOME ALONE
“This is my house; I have to defend it.” The 671 Lincoln Ave. address has become an iconic landmark in Chicago thanks to the 1990’s film Home Alone starring Macauley Culkin. By Toronto and Vancouver pricing standards, this infamous red brick Winnetka, Illinois-based two-storey Georgian almost seems attainable if you have a little over $1.585 million (as of 2015) burning a hole in your pocket. At six bedrooms, 3.5 bathrooms and 4,234-sq. ft., this home has retained its original floorplan, but has received a much-needed facelift to fit modern standards. (Goodbye green tiled kitchen counters and red floor runners.) Reality aside, what exactly did

the McCallisters do for a living that would allow them to be globetrotters and own a then$874,000 home (based on 1990s prices)? Todd Strasser’s novelization of the film depicted Peter McCallister as a prominent businessmen (vague), and Kate McCallister as a fashion designer (which would explain the sharp 90’s fashion sense.) 2. A CHRISTMAS STORY
“Fra-GEE-leh… it must be Italian!” The address at 3159 W 11th St. in Cleveland, Ohio is home to an incredible 19th century Victorian that was the setting of the 1983 film A Christmas Story, which takes place in the early 1940’s. The home was bought in 2004 on

eBay by a fan for a paltry $150,000. The house, which had previously been reconfigured to incorporate modern windows and wood siding to cover the original vinyl, was returned to its near-replica film glory. In addition, the home across the street was purchased and converted into a museum that features many notable props from the film. While it’s never been entirely clear what the Old Man did for a living outside of fight with the coal furnace, the median yearly salary for men in the 1940’s was $956 as per the census – imagine buying a home on that? (What mortgage stress-test?)

“I need to get out of town. You know, I think I need some peace and quiet…or whatever it is that people go away for.” The premise of this 2006 rom-com movie is based on a concept that Airbnb has come to dominate since its inception in 2008. House swappers Iris and Amanda exchange homes during the holiday season in pursuit of R&R and soul searching. Whether you prefer a whimsical English cottage, or an opulent, practically palatial L.A. villa – the settings of this film fulfilled the best of both worlds. Here’s a fun fact, though: only one of these properties existed. The other was entirely constructed for the purpose of the film. In two weeks’ time, the Rosehill Cottage based in Surrey, England was erected and ready for exterior shooting. The interiors for the cottage were created entirely on a soundstage in Culver City, California. Its fictional inhabitant, a society columnist editor for the Daily Telegraph, is portrayed

by Kate Winslet. A comparable cottage of the same price in Surrey today goes north of £600,000 (about £422,000 in 2006) – next to a one-bedroom London flat at £350,000 (£246,000 in 2006.) Based off similar salaries available on Glassdoor U.K., one can wager Winslet’s character earned approximately £40,000 per annum. Across the pond is Amanda, portrayed by Cameron Diaz, an affluent and newly single owner of a thriving production company that specializes in movie trailer creation. She resides in a Mediterranean-style mansion that is not only very real, but sold for an estimated $9.5 million in 2019 (approximately $7.4 million in 2006.) Located at 1883 Orlando Rd., much of the interior of Amanda’s home was constructed on a separate soundstage to the very inexpensive tune of a $1 million – and that’s without any
utilities or exterior walls. While it’s entirely plausible that Amanda could have afforded to rent a more luxurious home in the English countryside, the film’s house-swap premise has less to do with exerting one’s affluence, and more to do with what the experience of adopting something new provides its leading ladies with: an opportunity to get away from their problems for a bit, and find a new lease on life along the way. (Which would you choose? I fancy myself as a charming cottage kind of girl.) Whether you aspire to own a red-bricked two-storey Georgian mansion, a nearly 100-year-old Victorian house, a cottage in the bucolic English countryside, or an extravagant L.A. villa – these homes and their inhabitants all have one theme in common: they evoke the spirit and warmth of the holiday season. nexthome.ca 21

ADVICE | CONTEMPLATING CONDOMINIUMS
CONDO BOARD CONFIDENTIALITY SOME ISSUES NEED PRIVATE DISCUSSION
LINDA PALFI Confidentiality is sometimes essential for the board of a condominium corporation. While a social-club atmosphere is healthy when times are good, difficult issues involving specific owners will arise that require tough decisions to be made. These are best discussed behind closed doors, and details should not appear in meeting minutes that might later be circulated to owners. This can be an interesting balancing act. Some condominium communities hold open board meetings, so that other owners are informed and feel involved. Yet if the board is discussing possible foreclosure on suites whose owners are not paying their contributions to common expenses, the guests should be asked to leave, and minutes might best omit the suite numbers and names of those affected. There are other issues that require confidentiality. Any instance that could embarrass an owner deserves privacy. In the first place, an alleged transgression could be a simple mistake, and it’s not fair to publicly discuss the noise thought to be coming from one suite, for example, when it later turns out it was coming from next door. In short, any potential discipline issue or concern affecting a homeowner’s personal situation or finances should be discussed
privately. As well, directors should be reminded not to disclose those names to owners who are not members of the board. Minutes can and should still be recorded fully. In this example, board members, other owners, and even potential home purchasers reading the condominium documents, all have a right to know how many suites are in arrears, what the impact is on the operating budget, and what steps are being taken to collect the needed money. Condominium owners reading the minutes will be reassured to know that their board is protecting the collective interest. Which suites are involved is not considered essential knowledge

for owners who are not serving as board members. Underlying this advice is the fact that while condominium corporations are legal entities, they are also political organizations. Human relations are important, as is fair dealing with individuals, consideration for their circumstances and, of course, confidentiality on sensitive issues. As we see over at city hall some days, this expertise can even be beyond the grasp of large-city politicians and administrators, so we shouldn’t set the bar too high for modest condo communities with a volunteer board of directors. Yet ‘best efforts’ count for a lot. Whether you are self-managing 16 homes in a four-storey walkup or governing a 160-home townhouse development with professional management, be sensitive to how it would feel if you were the party being discussed. Behind closed doors, your directors can have a full discussion, all the options for action can be explored, minutes can record what was decided, but no one will face embarrassment among their neighbours beyond the board. Large paint brands have already started releasing their 2020 palettes – which will help dictate what we see on the runways, in the showrooms and interiors the world over. Have you ever wondered what inspires these thoughtful colour trends? The “colour of the year” is usually chosen to represent
an emotional connection to the world around us. Here are some strong 2020 themes, and the hues that reflect them. You already know that the Earth has been top-of-mind politically, socially and equally prevalent in the world of art and design. Recent environmental concerns, as well as eco-friendly innovations coming on the scene, are inspiring a movement toward nature, in terms of the hottest colour choices. The growing popularity of the green and blue colour family, which as a

Heritage and tradition will be a top 2020 trend and is already being echoed in Pantone’s (pantone.com) highly anticipated colour forecast for the coming year. You can expect to see a palette inspired by the familiar and the relatable, featuring historical classics such as burning bright red, navy blue, saffron yellow and orange peel. When you hire movers, you’re entrusting your possessions to someone so they can get them from your old apartment to your new one. Do you know what you’ll need? We do. Here are our tips for hiring movers. 1. A GOOD, DETAILED CONTRACT
A contract ensures and outlines all expectations. This is particularly true when you hire professional movers. You’re obviously the “who,” and your gorgeous new apartment is obviously the “why,” but they also need to know exactly “what,” “where,” and “when” in order to transport your items to your new place. There are usually a lot of details, and finding out about them on moving day is counterproductive. Think ahead. 2. DO YOUR RESEARCH
The first thing to do is find a reputable mover. Check online with the Better Business Bureau or the Canadian Association of Movers, and of course, ask friends and family members to refer companies they have used. Select a company that has a triedand-true track record. When they meet you to arrange your move, they need to know about everything you expect to take so they can prepare as accurate an estimate as possible. Ask them all of your questions before signing the contract:
Insurance and liability, additional charges, any exemptions. 3. TELL THEM EVERYTHING
If there’s an extra stop to drop something off, it’s extra time and will add to the cost – plus they need to pack the item so it’s accessible. Let them know of an item that may be difficult to move – or any concerns you have. You don’t want to find out on moving day that there are extra charges or unmovable items. 4. GET AN ESTIMATE
In many ways, estimating is a science. Computers help, but the results are only as good as the information they input. Telling them on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs. And speaking of costs, the movers need to know well ahead of time if you want them to provide the service of packing.

Deciding this two days before the move likely won’t work. If you’ve been quoted only on moving and not on packing, you’ll need a new contract that reflects the cost of packing. If you do the packing yourself, read the contract as to whether or how much insurance your items are covered for, should damages occur. It is the mover’s responsibility as professionals to ask the right questions, but until they develop ESP, they need to rely on you to explain what you need from them. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.
