FORGING A NEW PATH TO EXPLORE CALGARY’S NEW HOME MARKET There’s a saying that goes: “when one door closes, another opens.” There are instances when that door is a revolving one. That particular instance hasn’t been the case in my experience, but I am taking my “Next” step. After more than a decade as the editor of Calgary’s New Home Living and Condo Living magazines, I am joining the NextHome team as the editor for its Calgary New Home + Condo Guide. It is clear that the Calgary new home industry is not one I can simply walk away from, and when the opportunity opened to join NextHome, I jumped at the chance. You can still expect in-depth and informative stories from us, ranging from profiles that spotlight the best new homes and communities in the city, market analyses that give a balanced outlook on what is to come, and style tips that can guide you in creating the look of your home. We can offer you, the reader, articles that give a rare insight and access to all the matters that help in making your decision of where, when, and who to build your home with. We’re excited to start this conversation anew, and that conversation begins in this issue. Brad Remington Homes Harmony 2020 There are big things in store for young Springbank community of Harmony in 2020. This recreation-minded, residential community just west of Calgary has been known for its estate and semi-estate homes that go along with its lakeside and golf community nature. But the release last fall of its Poplar Collection and the coming introduction of row townhomes this year brings a new sense of attainability to the community. The Poplar Collection gathers select front-attached garage and rear-laned homes starting in the high $500,000s. “Our target market is growing families that want to live within an active lifestyle community,” says Ryan Hall, Vice-President, Marketing & Communications at Bordeaux

One of Calgary’s busiest condo developers, Brad Remington Homes, has a hit in its My Legacy Park I and II condo developments in southeast Calgary. Construction is well underway for the second building of My Legacy Park II and sales have been strong, says. Bryan Logel, Sales & Marketing Agent for Brad Remington Homes. “Framing has begun, and completion is anticipated for summer of this year.” My Legacy Park II presents an amazing value for people looking to live in South Calgary, he tells Inside Calgary. “The location is unbeatable, especially with the new Township shopping centre being built just a couple blocks west of our site. a mortgagE marnie bennett Over the years, I’ve worked with clients – from accountants to engineers – whose ease with numbers would make your head spin. But, in my experience, such “mathletes” are far outnumbered by those of us who face financial calculations with apprehension. Thank heavens for mortgage specialists. Whether you opt to go through a broker or your financial institution, a good specialist will guide you with patience and know-how through the intricacies of choosing a mortgage. Remember, a mortgage pre-approval is the way to go. This means visiting your specialist before shopping for a home, and obtaining a realistic budget to work from. Preapproval also speeds up the purchasing process once you’ve found your perfect home. In comparison with the early 1980s, when mortgage rates surpassed 20 per cent, today’s rates – which tend to hover below four per cent – seem astonishingly low. But substantial savings can still be found by choosing certain mortgage features over others. Here are some of the most basic options you’ll encounter: Term LengTh

term. The shorter the term, the lower the interest rate; however, by choosing a longer term, you’re insuring yourself against the possibility of skyrocketing mortgage rates in the future. Fixed raTes, variabLe raTes and capped raTes
A fixed interest rate remains the same throughout the term, while a variable rate rises and falls along with the prime rate. While the second option means accepting some unpredictability, it may yield greater savings than a fixed rate. A capped rate is a type of variable rate that cannot exceed a set upper limit. If interest rates are low but you’re facing a longer closing date, you may choose to be locked into a capped rate, which will apply once your mortgage payments begin. Frequency oF paymenTs
Most lenders offer weekly, biweekly, semi-monthly or monthly payments. While at first glance the difference between bi-weekly payments (every other week) and semi-monthly (twice a month) may seem unimportant, it works
out to two more payments per year. Ultimately, those extra installments could take a couple of years off the life of your mortgage. the cost of
upgradEs by marlene eisner One of the great things about buying a newly constructed home is the ability to ‘make it your own.’ Sure, the builder has specific floorplans, but most builders are flexible when it comes to making changes to the interior of a home. Changes can involve everything from moving walls and opening up spaces to adding storage, upgrading appliances, finishes, heating systems, adding smarthome features, finishing a basement and in some cases, adding an in-law or rental suite. If we all had really deep pockets, choosing our upgrades to customize our ideal dream home would be a breeze. But most people have budgets to follow, although that doesn’t mean upgrades are off the agenda. Greg Graham is the COO of Cardel Group of Companies and president of Cardel Homes. says a few factors are critical when considering upgrades. First and foremost, buyers should pay special attention to what it will cost to have any upgrades installed during a new-home construction. “Under mortgage qualification rules, buyers should find out if they have sufficient room within the approved financing to add upgrades,” advises Graham. “You don’t want to be disqualified under pre-approvals or alternatively, have to reach into your pocket to add more equity, unless of course you have planned for it.” The key, he says, is to focus on the things that are really important to you, determine what needs to be done now or later, and constantly reassess your budget. “Structural upgrades (if they are offered by the builder) should always be considered first,” says Graham. “For example, if you
desire a kitchen nook extension or prefer developed basement stairs, these types of upgrades can’t be added later or are very expensive to add later. Consider all exterior structural items, too, such as adding windows or extending a garage, as critical in deciding on final selections and associated costs.” Interior design selections can always be added at the time of purchase, if it is within your budget, to customize your home to your personal taste and lifestyle. Other elements, like paint, flooring and faucets can also be added afterward, and are less taxing on the bank account.

BILD Calgary held their annual economic forecast dinner on January 15, with literally hundreds of movers and shakers from the local land development and home building industry on hand to officially ring in a New Year that they hope will bring an improved housing market. 24 New Home + Condo Guide | Feb. 7–Mar. 6, 2020
Stefanie Coleman, president and owner of Pretty Smart Homes in St. Thomas, Ontario, and current president of the Canadian Home Builders’ Association (CHBA), the national umbrella organization to which BILD Calgary belongs, spoke passionately at the event. She cited affordability and the role of governments in determining who can buy a home and who cannot as the issues that need to be addressed the most. According to Coleman,
affordability is the top issue the CHBA works on, at the local, provincial and national levels. However, she says, affordability does not just refer to the literal price of the home. “We’re talking about how the actions of all levels of government can impact whether Canadians have a fair shot at owning a home or not. From mortgage rules to development charges, regulatory delays and lack of supply, there are many policy issues impacting affordability. And
here in the West, policy around resource development continues to have a very big impact on broader economic conditions, something that directly impacts everyone in our industry.” At the national level, she says, affordability is impacted by rules around mortgage financing that determines who has access to a mortgage. At the provincial level, everything from building codes to taxation to land use regulations affect builder and ultimately consumer cost. Locally, she points to permitting processes and new home development taxes as having an impact. Two key recommendations were the return of 30-year amortization periods for insured mortgages for firsttime buyers, to adjustments to the current mortgage stress test, to the need for better intergovernmental cooperation to increase housing supply. “Given that housing affordability was one of the very few areas where all three national parties agreed that action was needed, CHBA’s advocacy work will continue to focus on needed affordability measures as we talk with all the national parties in Ottawa. We’re already seeing results. She says the CHBA is also advocating for a review of the
mortgage stress test to make it more dynamic with input from financial agencies. “And, of course, it is not just about the stress test. We have been very successful on many fronts. In March we were successful in having the government increase the maximum that can be withdrawn from RRSPs for a first home to $35,000 from $25,000. “And while we continue to push for 30-year mortgages for first-time buyers, a measure that was taken up by both he Conservatives and the NDP during the campaign, the Liberals also responded during the campaign by expanding their alternative approach First-Time Home Buyer Incentive, which allows households with less than $120,000 in annual income to apply for a shared-equity loan from CMHC to facilitate access to homeownership. There’s plenty more work to be done, she says, but “by working together, we are making a real difference.” BETTER LATE THAN NEVER
It may be a few weeks past New Year’s eve, but the 2019 yearend housing start numbers from Canada Mortgage and Housing Corporation (CMHC) certainly are good reason to celebrate.

Thanks almost entirely to a huge month of December, 2019’s housing start totals ended up outpacing 2018 numbers by more than 900 homes for an increase of just under eight per cent. Leading the way was the apartment category, with an impressive 1,446 units started in December – a huge number in itself but positively massive when compared to December 2018’s 113 starts. More important, however, is that the increase was felt consistently across all dwelling type categories, at least in December. There’s a reason why multi-family starts are up and single-family is down – and that reason is affordability.

HomeownersHip before marriage by AmAnDA pereirA My partner M and I lived with his family for two years before deciding it was time for us to spread our proverbial wings and leave the nest. After a few months of looking, settling on a new build, and solidifying our buy by signing on the dotted line, the agent representing our builder looked at my partner seriously, pointed a finger at him and said: “You got her the house, now it’s time you made an honest woman out of her.” I gave him a weak smile in response. The statement, though perhaps well-intentioned, was completely out of this century. Still, it made me consider just how much the trend has shifted in terms of the order of life’s traditional milestones. A decade ago, my ultraconservative, very traditional Portuguese grandmother might have erupted into histrionics while collapsing dramatically to the floor at the idea of me living out of wedlock – never mind buying real estate without a ring on my finger. When I told her in 2017 that M and I had bought our first home, she touched my hand and said, “Parabéns.” – congratulations. She was proud of our accomplishment in a landscape that makes it challenging for Millennials to get into the market to begin with. According to two reports, we are not alone in choosing to buy a home before committing to matrimony. A study in 2018 of homebuyers conducted by the Canada Mortgage and Housing

Corporation found that less than half of Millennial first-time homebuyers surveyed were married, compared to Gen Xers, based on a survey in which nine per cent of responders were firsttime homebuyers. A 2019 report by Pew Research Center substantiates this claim, noting that not only are Millennials less financially secure next to their predecessors, but the trend for getting married later in life has been going on for nearly two generations. Only 46 per cent of surveyed Millennials between the ages of 25 and 37 were married, compared to 67 per cent of Baby Boomers and 57 per cent of Gen Xers at the same age. It’s not just the perception of marriage that’s changing, it’s the size of home desired by Millennials, too. First-time homebuyers are purchasing
smaller homes, with 61 per cent having purchased a singledetached home in 2018. Long gone are the days of aspiring to own a home like the McCallister’s à la Home Alone: Pew Research Center notes that Millennials are experiencing a shift in priorities with a renewed focus on convenience and minimalism. McMansions are now a thing of holidays’ past. The emphasis on marriage before buying real estate isn’t what it once was. Call it a change in trends, a shift in priorities, or financial and emotional maturity. The only thing that is for certain is while we may be delaying exchanging vows, we aren’t giving up on our aspirations for homeownership – we’re just delaying the nuptials in exchange for the keys and the satisfaction of saying ‘home sweet home.’
