Ambleton comes alive! by PePPer rodriguez The rolling, windswept foothills of Calgary’s north are a powerful sight that brings nostalgic memories of its pioneer past, but the booming growth this sector has enjoyed over the past few years shows us the promise of the future. The opening of the first showhomes in the new community of Ambleton is keeping this promise alive. The just-opened northwest neighbourhood of Ambleton is the perfect example of this sector’s rapid growth, as the young community displays much of the vibrancy and connection to nature that the northwest has become famous for. 8  New Home + Condo Guide  |  July 23–Aug. 20, 2021

Ambleton is being developed by Qualico Communities Calgary and can be seen as the sequel to its all-but-built-out, and exceedingly popular community of Evanston just across the road. With laned homes and frontdrive garage showhomes now open in the first phase and duplex homes and multi-family developments coming up soon, Ambleton has the similar diverse range in home options that has made Evanston so successful. “What’s really great about this new community is its proximity to already established communities,” says Nina Wulder, Communications &

Marketing Coordinator at Qualico Communities. “Shops, services, parks, pathways and bus route are all within five minutes of the community.” Lying along Calgary’s northwestern edge, just off the 14 St. NW access to Stoney Trail, Ambleton is made up of 160 acres that will have just over 1,200 homes in eight phases. It will feature enhanced natural settings and views of the surrounding landscape with play areas and gathering places for its residents to enjoy. The convenience of living here is made even more captivating by the huge number of already-


established amenities nearby. The twin commercial centres of the Evanston Towne Centre and Evanston Plaza are at the very doorstep of the community, CrossIron Mills is a straight shot down Stoney Trail and Highway 2, and there is no shortage of public and separate schools in the vicinity. It’s also close to numerous employment hubs, not the least of which is the Calgary International Airport that’s just 15 minutes away. Ambleton has gathered several of Calgary’s most prominent builders, and their expertise can already be seen in the newly opened showhomes. In Phase 1 there are laned homes by Broadview Homes and Jayman BUILT starting in the mid $400’s and Front-Drive Garage Homes from Shane Homes, Sterling Homes and Trico Homes starting in the high $500’s. Condos, townhomes and duplexes are scheduled to be introduced in Phase 2. Qualico Communities had launched an online promotion on Facebook in June to safely drum up interest in Ambleton and the new showhomes, and Wulder says it has been very warmly received while still keeping the well-being of staff and buyers in mind. “We strongly recommend visitors make an appointment to view the showhomes with the builders. This way visitors can have a more in-depth conversation with the builder sales teams without any interruptions. Also, safety remains a priority and builders want to showcase their homes in the safest way possible.” Wulder notes that pre-sale numbers have been great, and the momentum is continuing now that the showhomes are open. “The Facebook promotion is an opportunity for us to showcase the new showhomes in the community virtually in lieu of an in-person event. We also partnered

with Shaw for an exclusive offer to buyers, and prizes for those who engage in the posts. There has been more engagement and interest in these events thanks to these added perks!” What has been getting a lot of interest is the pond lots on Phase 1 that were the first to sell out. “These lots will back onto the stormwater pond which will be the hub of the community. Laned homes have also been incredibly popular as well due to their affordability for first time homebuyers,” Wulder tells Calgary New Home + Condo Guide. “Most buyers are coming from NW and NE Calgary and have been taking advantage of getting those established amenities nearby. We have a number of buyers coming from the Qualico communities of Evanston and Redstone, which speaks to the value and quality of our previous communities too,” she adds. The storm pond is expected to become a focal point in the community for residents. “It will have pathways and sitting areas and provide a natural space where neighbours can gather,” Wulder says. “There will be one high school site and over seven kilometres of pathways winding through the community once it is completed.” Ambleton is the latest development from Qualico Communities Calgary, adding to the nearly 40 previously

Southern pride explore southeast Calgary by pepper rodriguez

TV traffic reports sometimes refer to Calgary’s southeast as the “deep south,” perhaps in jest for what can sometimes be a challenging commute to the downtown. But these communities east of the Bow River and on either side of the southern portion of Stoney Trail and Deerfoot Trail can boast some of the best lifestyle balance anywhere. The new communities along Calgary’s southern borders have diversity, density and delight in equal measure. of the world-class South Health Campus hospital – is shaping up to be a commercial and employment hub, and the endless delight of living so close to the Fish Creek Provincial Park and the Bow River’s best fishing holes cannot be understated as qualities anyone would want in a forever home. The twin lake communities of Mahogany by Hopewell Residential and the all-but-sold-out Auburn Bay by Brookfield Residential have proven the enduring popularity of the stay-cation model that is often replicated in today’s newer communities. Wolf Willow by WestCreek Developments,

and Cranston’s Riverstone by Brookfield Residential both rely on their riverside locations to lure nature-loving homeowners. While Walden by Genstar and Legacy by WestCreek point to the convenience and wide choice of homes they offer for their success. Anthem United’s trio of communities - Belmont, Pine Creek and Sirocco at Pine Creek - and Hudson at Creekstone by Highfield Land Management, as well as Yorktown by Mattamy, are all technically in the southwest as they lie on the west side of Macleod Trail. There is growth for sure. But why do people love living here? First time home buyers, Ceazar Simon and Coleen Cruz, knew they wanted to own their own home and have been searching since 2019. With the help of a realtor, they found one in Wolf Willow. “We really didn’t know what we wanted, or where. We just knew it had to be a single-family home that we could afford,” Ceazar tells Calgary New Home + Condo Guide. “Our realtor took us to Wolf Willow and we saw the Raeya from Trico Homes and we fell in love with it right away.” He says they had no idea about this new community, but he’s glad they found it. “We

didn’t have a clue about Wolf Willow, and we were just so surprised that it’s close to the river, near the golf course and lots of commercial amenities just around the corner. We’re so glad to have found this,” he adds. Both of them grew up in Calgary but they were unfamiliar with the new Calgary suburbs. “I grew up in Millrise and Coleen’s from the north and we still have family there so it’s cool that Wolf Willow is kind of in the middle.” Pet people also love that many of the city’s biggest dog parks as found in the area., there are 14 City-run off-leash areas in the southeast. The 10-acre Jim Davidson Bark and Play area in Auburn Bay is busy any day of the week, River Park runs by the Bow River and connects to regional pathways to nearby communities of Quarry Park and Douglasdale. Cranston’s Riverstone is a community built around outdoor living, promoting healthy, active lifestyles. All of the homes are just steps away from parks and pathways, while still being close to great schools, playgrounds and amenities. The community includes a 22,000 sq. ft. Residents Association facility and 7.5-acre park that is the gathering place for friends and neighbours to come together, connect, learn, and stay active.

Cranston’s Riverstone has lived up to all expectations as southeast Calgary’s premier riverside community, and it may be hard to believe but it is already approaching build out. SeTon

Directly across the Deerfoot Trail from Riverstone is what just may be Brookfield Residential’s crowning glory in Seton. Billed as Calgary’s “Downtown South,” the young, vibrant community is quickly fulfilling its vast potential with its complete “live, work, play” lifestyle. It has the South Health Campus hospital right at its entrance, the world-record holding biggest YMCA, and more shops, restaurants, hotels and groceries than you can shake a stick at. Of course, the outstanding array of home owning options that Seton has is what has made it so successful in such short a time. Through his Aly Velji Design studio, his commercial and residential work has been a consistent awardwinner that goes beyond current trends. An explanation first. A bathroom is considered a full bath when it has four essential fixtures: a sink, a toilet, a tub and a shower (or a tub/shower combo). A half bath has just two of the four main fixtures, usually just the toilet and a sink. It is used mainly for the comfort of house guests and is usually on the main floor of the home, hence its importance in establishing a style for the home. It occupies so little space yet having some of the biggest aesthetic impact in the home, the

Who ever thought fractions would come into a home’s bathroom configurations? But here we are with half baths. Most single-family homes these days feature two-and-a-half or three-and-a-half bathrooms, some townhomes also have a half-bath and even apartment condos include this popular feature. The half bath, or powder room, has become such an important part of today’s lifestyle that it would be just as important to give it a style – a look that will make your guests say “oh my!” instead of “oh, meh.” We turn to one of Calgary’s most trusted interior decorator, Aly Velji, to give us a few pointers on how to achieve this goal. “Half baths are my favourite areas to design. It is a great place to have some fun, be a little whimsical, and take risks. Also, these are bathrooms that

powder room is definitely a favourite for the design imagination. With a bit of thought, inspiration and attention to detail, this space that your guests tend to see the most has plenty of potential to wow. Aly is very much in favour of wall treatments in the half bath, as they are a wonderful way to add interest and express taste. Tile, wallpaper, accent paint, wainscoting, wall paneling and moulding are all fantastic ways to add an extra layer of pattern, colour and texture. “One big essential for me in a half-bath is wallpaper!” Aly tells Calgary New home + Condo Guide. “It’s a great way to add some drama to the space. Be bold with your choices.” The plumbing hardware is of course the starting point in bathroom design (see sidebar), but the fixtures in the half bath can be treated separately from the rest of the bathrooms. Aly says he is all for consistency, but the half bath is far removed enough from the rest of the house that it can carry its own style.

Next up is the washstand which brings a glamour statement to the half bath. “I love the look of a washstand in a half bath, it feels a little more elegant and you can really have fun with what you do for the base.” There are lots of toilets to choose from these days. Low-flow, heated even automated with bidets, you can go wild with the selection. Although pedestal sinks remain great choices for smaller areas and come in a wide range of traditional to modern pieces. A word of caution on pedestal sinks: though they are sleek and stylish, they don’t offer storage space, so you will need accompanying pieces like baskets and bins to provide the functionality. Floating vanities with or without storage have been popular lately. They make a space light, airy and are simply cool-looking and impressive. Lighting is also an important facet in the design of the half bath. There are many beautiful vanity lights to choose from. But, if you want to bold and have high enough ceiling for it, go for a chandelier in the middle of the room. Also trending are wall

Bathrooms are really becoming areas of the home that are becoming a lot more design forward. When it comes to tile, plumbing, millwork and lighting, the possibility of creating an oasis in the home has never been stronger. Whether you want a bold and punchy look or something soft and spa like, there is a look for you.

Brass is a great finish to incorporate into a bathroom because of its decorative quality. I find it is a lot a warmer in its look and provides a gorgeous contrast against simple finishes. There are so many finishes of brass that you can incorporate into a space and modern fixtures are now coming in this finish as everybody wants it. I also love using matte black hardware for pluming in bathrooms. It also provides a more sharper contrast and adds a bit of an edge.

Use multi-colour LED strips to instantly change the hue of your room. When planning for lighting, ensure proper wiring is roughed-in. Add finishing touches like towels and vases and soap dispensers that can match the look of the room. Invest in a solid good quality towel bar and toilet paper holder. Just like everything else, there are lots of styles and finishes to select from. Change up your decor every now and then for a fresh look. The half bath can really create a huge first impression in a home, and the wonderful thing is it doesn’t have to match the design of the other bathrooms in the home. “Half baths are smaller rooms so you can really have some fun in these spaces. Think about lighting, plumbing fixtures, interesting counter tops and perhaps a patterned floor. Of course, I am a huge advocate for consistency in a home, but those rules are thrown out the window when it comes to half baths,” Aly says.

How would you approacH designing a smaller baTHroom compared To a larger one?

When it comes to smaller bathrooms, storage is key. The vanity plays a key component when it comes to smaller spaces so you have to be creative. I also love to be bold in my choices for smaller bathrooms to have a little more fun, especially in secondary bathrooms like a kids bath. Lighting is also very important and you want to make sure you have ample lighting especially if you don’t have a lot of natural light.

Showers are becoming larger and more of a focal point in bathrooms. We are also seeing tubs being removed from secondary bathrooms and putting in showers instead. These areas are great spaces to add in feature tiles and unique plumbing elements that can really make the bathroom look fabulous. Niches in showers are also a must as they provide a great place for storage and also a great area to install a feature tile.

We are still incorporating a lot of stand alone tubs in principal bathrooms. They are sculptural and beautiful, with so many different styles available, they are a great addition especially if you love your baths. We are going towards the more organic and softer shapes of tubs in our designs as I feel these lend themselves to a more spa-like aesthetic.
