SUMMER’S SIZZLE It had been, shall we say, a strange spring? But now that summer is here, there seems to be a little more pep in the city’s step. A renewed sense of life and a return to some semblance of normality has lifted spirits some. Giving a much-needed shot of energy to the arm of the local new home industry is the announcement of BILD Awards finalists for the Calgary Region. Some winners have already been named, as BILD Calgary Region nimbly negotiated the hurdles of the new normal by naming winners in few categories over the CTV Morning News prior to the big online gala awards night on August 13. One of the winners is actually our cover for this issue! A big congratulations to Harmony, which won Best Community of the Year – Calgary Region for the third straight year. What is even more amazing is that this joint development by Bordeaux Developments and Qualico Communities has barely scratched the surface of its potential, check out our story inside to see the amazing recreational and residential opportunities it has to offer. We also have a partial list of the finalists for this year’s awards inside. And if you haven’t yet, follow our Instagram and Facebook accounts for the latest updates on the award winners and more. We have a bunch of new property profiles in this issue, too; many of whom made it as finalists to this year’s BILD Awards. These includes Genesis, as both their builder group and land development arm combined for a company best 10 nominations this year. Calbridge Homes has a handful of nominations this year too, and the new show home of Fusion in Cornerbrook looks like it will be a contender in the future as well. The Village Trinity Hills by Metropia has a bright future too, as they get ready to open a new show home of a model that is already a bestseller. A word of caution though, even as some normalcy has returned to the city, this is not the time to relax our vigilance. Keep observing AHS mandated safety precautions: wash hands frequently, wear a mask in public and keep your social distance. Stay safe, everyone.

HARMONY: THE FUTURE IS NOW! by PEPPER RODRIGUEZ
Harmony’s promise has always been to find a forever home in a resort-themed community, and that promise is quickly coming to life as new amenities and residential options come online. This recreation-minded, residential community just west of Calgary has been known for its estate and semi-estate homes that go along with its easy-living, lakeside and golf community nature. The recent releases of its Edgewater luxury lakeside estate homes, its Poplar family-friendly line of move-up homes, and two townhome developments from StreetSide Developments illustrate the length and breadth of residential options it now offers. Jointly developed by Bordeaux Developments and Qualico Communities Calgary, Harmony – at full build out - will be home to more than 10,000 people. It has
barely scratched the surface of its full potential, in fact, its 40-acre lake that is now being enjoyed by its residents will grow to 140 acres in the future. Coming even sooner is its massive Adventure Park that promises a ton of fun for everyone, and also a world-class luxury spa resort by the lake shore that is about ready to begin construction. Offering a wide range of housing options is important and gives everyone the opportunity to enjoy its recreational amenities that go with an active lifestyle. “Harmony’s master plan has always included homes in a variety of styles and price ranges for everyone,” says Bordeaux Developments’ marketing manager, Laurel Lapointe. “It’s exciting to be offering a price point that enables even more families to enjoy the Harmony lifestyle.”

The Poplar Collection has been off to a great start, Lapointe says. “There’s been a lot of interest in building in Springbank from the $580,000s and not having to sacrifice on the size of home. At that price point you can get a 2,300-square-foot home with a south facing backyard, all within walking distance of the lake, a playground and the new Adventure Park.” The Edgewater Collection garners a lot of interest. “People want the lifestyle of a private access to Harmony Lake. They are looking for that legacy home, where they can raise their children or entertain grandkids on the lake, in their backyard. Currently there are only seven lots available on the northern side of the lake. Lot widths range from 46- to 60-feet. All but three have private docks.” There is also the Tamarack
Even more exciting is the entry of spa developer Groupe Nordik to construct its fourth Canadian spa in Harmony. Spanning five acres in Harmony’s Village Centre, the spa represents an investment of more than $45-million and the creation of approximately 400 full- and part-time, local jobs when it opens. Harmony’s pristine location in Springbank adds to its long list of amenity-rich lifestyle features. It is less than an hour from the mountains, and even less to downtown Calgary. “All the amenities are set in the prairie foothills with gorgeous Rocky Mountain views. Harmony brings together the best of urban and country experiences to create a remarkable place that is neither a suburb nor city-centre.” she says.

Collection. It offers upscale living on larger country-sized lots ranging in size from 50- to 70-foot wide frontages and has proven to be one of the more popular home segments in Harmony. Homes here start at $1 million with home, average lot and GST. What might kick interest into high gear is the introduction of Harmony’s first multi-family development, as StreetSide Developments brings in two townhome projects into the community. “We have two projects from StreetSide Developments for their Harmony Peaks (Phase 6) and Harmony Park (Phase 10),” Lapointe says. “The Peaks townhome project is currently for sale - we have sales on them actually. Prices start from the $470,000s with GST. This represents Harmony’s first multifamily town home project and also the lowest price entry into the community.” The Poplar and Aspen Collection gathers select front-attached garage and rear-laned homes
from Baywest Homes, Broadview Homes and Sterling Homes. The Edgewater and Tamarack Collections are comprised of award-winning builders Augusta Fine Homes, Baywest Homes, and Calbridge Homes. The update many want to hear is for Harmony’s much anticipated Adventure Park, whose first phase is expected to open in the fall. ”Feedback on the park has been tremendous, current residents (adults and kids) are excited to try out the skate park and the pump track,” Lapointe says. The first phase includes a beach volleyball court, All Wheel Flow Plaza, All Wheel Pump Track, dog park, toboggan hill, and a skating ribbon. It is four-season fun for everyone. She points out that Mickelson National Golf Club is open. “They have had an amazing turnout and Calgarians have been incredibly supportive and excited to golf a Phil Mickelson designed course. Harmony residents receive a social membership to the club - it is included in their Owners Association Fees.”

Morrison Homes listens to its customers, and its new Westport II show home is proof of that. Opening on July 18, the new show home in the northeast community of Cornerstone brings all the most popular modifications that customers had wanted in the previous Westport model into one affordable, family-oriented design. “The Westport was a popular model, but buyers always tended to make modifications to suit their needs, which tends to end up costing more. Redstone welcomes Maze Park
Getting lost will have a new, fun meaning in Redstone, when the northeast community opens its new maze park. Construction has started for the latest park in this family-friendly neighbourhood, and it is located in the far northwest corner of Redstone. It is expected open in August this year and will be the last little park in Redstone – a Qualico Communities development. As you enter the park the central feature will be a play structure on a pea gravel surface. This area will be surrounded by a picnic table, benches, plantings and the regional pathway. FINALISTS FOR BILD CALGARY REGION AWARDS ANNOUNCED Finalists for the Building Industry and Land Development (BILD) Awards, Calgary Region, have been announced. But because the pandemic has caused the organization to alter plans for the awards night, a few winners have already been announced as of press time. The list for BILD Awards finalist announcement came a little later in the year than usual, after the COVID-19 shutdown postponed the annual awards that were supposed to be held in the spring and will now be held online on August 13 instead. BILD Calgary Region has already started handing out awards via pre-recorded segments that have started airing on CTV Morning Live since July 15 As of press time, five winners have already been announced. Community of the Year – Calgary Region went to Harmony. This is the third year in a row that the community being jointly developed by Bordeaux Developments and Qualico Communities has won the award. “We are so thrilled, the team at Qualico and Bordeaux, we’ve worked very hard to bring Harmony where it’s at today, so thrilled to get this award now for our third year,” says Bordeaux’s Birol Fisekci. “Genesis is humbled to celebrate the 10 nominations we received in a wide array of categories,“ says Iain Stewart – President & CEO Genesis Land Development Corp. “This is an indication of (our) growth, innovation, progress and above all else – a team that strives for excellence.” Calbridge Homes, which is up for seven nominations this year, says the recognition from their peers is important. “Recognition from our peers and partners in the industry is always extremely rewarding and makes us even more excited to get to do what we do every day, which is to build quality homes for generations of Calbridge homeowners,” Beverly HighamLinehan, President & CEO tells Calgary New Home + Condo Guide. Fusion combines Fun and Functionality for the Family by PePPer rodriguez Family-friendly home designs have always been the heart of the matter at Calbridge Homes, after all who would have a deeper insight into the needs of a family home than a family-run enterprise? Calbridge has been building in the Calgary area for over 40 years, and its new Fusion show home in the dynamic community of Legacy in the southeast highlights the innovation, style and functionality that has always been at the forefront of its practice. The Fusion is one of the newest models to join the Calbridge Collection, says Ariana Kelly, marketing manager at Calbridge Homes. The Fusion is a double front attached garage home with three bedrooms and two-and-a-
half baths and it is currently only available in Legacy. It has 2,287 square feet of living space and the show home features a fully developed lower level that adds another 700 square feet and shows the home’s full potential with a fourth bedroom, full bath and a media room. Calbridge Homes’ command of style is very much apparent upon entering the front foyer. “The first thing you’ll notice is the open-toabove staircase. It makes the home feel spacious and grand and allows more natural light to flood into the upper landing,” Kelly says. “The main floor also showcases a den with barn door off of the dining area. Perfect for a home office or a reading room for a bit more of a private space.”

Calbridge, which has made a name for itself for its highly imaginative and ultra-luxurious Foothills Hospital Home Lottery grand prize show homes, has made it its business to create noteworthy homes that underline functionality. “I think what people will be impressed by is how functional the space is,” Kelly says. “It’s clear how much thought and intentional design went into creating the layout for this home. Every square foot has a purpose and the rooms flow into each other naturally, so the space is very supportive of that busy family lifestyle.” The main floor den is great for a home office or a dedicated space for homework and if buyers opt for the basement development it’s
another full level of living area to give everyone in the family their own space. The upper floor layout was quite intentional as well with having the bonus room create separation between the additional bedrooms and the master suite. For the Fusion specifically, Kelly says they offer an optional upper level floorplan pre-designed for purchasers to choose from that highlights a different bedroom and bonus room layout. “In general, though, our approach is that we want to build a home that is going to work for your family. If there are modifications that you want to make to a model in our Calbridge Collection we’re always open to that conversation and seeing what we can make happen on the lot
that you’ve chosen.” The show home features white oak laminate flooring throughout the main floor. Homeowners have the choice between hardwood, laminate, or luxury vinyl plank as part of our standard specification. Stone countertops are also featured throughout – another standard specification as part of CB Collective Series. your choice between hardwood, laminate or LVP flooring, stone countertops throughout, tiled ensuite shower and soaker tub, triple glazed windows, gas fireplace and a lot more.” Calbridge’s commitment to environmentally conscious and sustainable practices is also taken seriously. “It’s very important to us that all of our homes be built to be environmentally responsible. Therefore, every home we build comes with an EnerGuide label. Each one of our homes is tested and labelled on-site for their level of efficiency vs a typical new home. This is performed by a third-party energy advisor and presented to the homeowner in the form of an EnerGuide report. On average our homes perform 10-25 per cent better than the Alberta Building Code Reference House. ExtErior matters: a question of quality ovEr cost by PePPer rodriguez In the selection process of buying a new home, choosing the exterior materials of the home is typically where the least amount of time is spent. After all, those will likely be the most expensive to upgrade, and buyers largely have very little control on what materials they can use. But the recent freak hailstorm in Calgary serves as a reminder that maybe some more thought ought to be given in selecting your home’s siding, roofing, windows, fascia, and other exterior materials and accents. The tennis-ball-sized hail that pounded northeast Calgary in June caused more than $1 billion
in property damages. Homes with vinyl siding were practically shredded, windows were smashed in, roofing punctured. A hailstorm of such force is a rare enough occurrence, but it does give one pause if choosing different exterior materials might have made a difference. Experts tell us it does, but it can tend to get costly. Also, the community you choose to build in has a lot to say about what buyers can use for their exteriors. Land developers seeking to adhere to an aesthetic in the community they are developing can set architectural controls that tells

builders what exterior materials can and cannot be used for homes. Some communities, for example, use exclusively James Hardie cement fibre board sidings for all the homes, others allow vinyl and stucco. Cedarglen Homes’ Parks of Harvest Hills and Mattamy Homes’ Yorkville are examples of communities that use James Hardie fibre board exclusively for their siding. Cedarglen area manager for Parks of Harvest Hills, Mike Dwyer, says using this fibre cement material exclusively for siding has allowed them to maintain a
pleasant, uniform look throughout the community. “Using the Hardie board siding gives the community a nicer look, they don’t fade and are longer lasting. They are hail-resistant and fire-resistant too, and they can result in a significant reduction in home insurance,” Dwyer tells New Home + Condo Guide. The architectural controls set by the developer of the community does tend to limit the choices – but the homebuilder one chooses can also make a difference. Some builders have the ability to use a higher quality of vinyl plank or roofing material for example than others. The thought of upgrading siding or roofing material may be a tough pill to swallow for most, as that can significantly raise the price of the home. But as the hail event in Calgary shows, it can be a matter
of when you want to spend the money, instead of when you have to spend it. “This is the second time in four years our home has been damaged by hail, this last one in June was more significant,” says Jeramel Qunicina, a Calgary mortgage broker who lives in the northeast community of Saddleridge, one of the hardest hit areas by the storm. “The storm was so intense that it peeled off the siding on one side of our home, the roof sustained quite a bit of damage too and some of our windows were smashed in,” he says. Dave Krasman, the Director of Corporate Purchasing, Jayman BUILT, says using a sturdier vinyl siding and roofing material could have alleviated some of the damage. “Our show homes in northeast Calgary suffered

relatively slighter damage because of the Gentek vinyl siding that we use,” he tells New Home + Condo Guide. “It is a Made in Canada brand and has a heavier gauge than others and performs better in these kinds of situations.” “Jayman BUILT uses impact and wind resistant shingles which were damaged by the storm but did not leak. It was the roof vents that were typically broken and required immediate repair to prevent water ingress.” He says Class 4 impact rated shingles are available as an upgrade with a material cost of about 30 percent more than typical asphalt shingles, however, in this hail-storm both typical shingles and Class 4 shingles sustained damage. He says the use of triple pane windows also played a role in minimizing the damage. “The exterior pane might fracture but that’s the extent of the damage, double pane windows can shatter and lead to water getting inside your walls and the home’s interior.” What really did stand up to the test was James Hardie fibre cement board, and he says the builder uses this material in about a fourth of the 400 or so homes they build a year in Calgary. It is pricey, though, he says and may easily cost three times as much as regular vinyl siding. Jayman BUILT also offers the Gentek Sequoia Select ultrapremium vinyl siding, which Krasman says can be considered a midpoint between the Hardie cement fibre boards and industrygrade vinyl siding. He does say that the storm did provide a teachable moment to homebuyers to know more about the exterior materials used in their homes. “Getting the more expensive materials may pay off in the long run, they can also check with their insurance companies to see if they can get lower rates if they use these sturdier materials.” nexthome.ca 31
