CALGARY IS HOT!

Calgary is hot right now, and I don’t mean just the early summer weather. The real estate market seems to be bucking the national downward trend as demand surges, pushing Calgary’s home prices nearly three percent higher from March last year to this April.

Our real estate contributor, Cody Battershill, tells me he isn’t surprised “due to a strong economy, large numbers of people moving to the province, and an interesting starting mix of good incomes combined with affordable prices relative to other major centres in Canada.” He adds that people are beginning to realize just how wonderful Calgary is and many are making the move raising demand for housing.

We take a look at some of these new homes and communities that are bringing a new energy to the city, starting with Homes by Dream’s offerings in the Dream developments of Alpine Park, Vista Crossing in Crossfields and Montrose in High River. Each community offers something different and growth – especially in Alpine Park – has been quite noticeable. Check our cover story for more.

HOMES BY DREAM: DEFINING LIFESTYLE THROUGH CHARACTER

A dream home. A dream community. The idea can bring many things to mind, but for Dream itself, it means building spaces and places with an almost a dogmatic focus on the decades-long experience that follows the actual sale.

“Alpine Park launched in the fall of 2021 and marks our first new development back within city boundaries since the completion of EvansRidge a few years back.” And it has been a successful return, as sales in Alpine Park have been very strong.

In a short span, Alpine Park has lived up to its potential as one of Dreams ‘signature communities’, presenting calming streetscapes, idyllic parks and lively playgrounds. Genesis’ Lewiston community breaks ground

Genesis Land and its builder partners broke ground in Lewiston, a new mixed-use community going up in the Keystone Hills area of northeast Calgary.

HOLD THE KEY FOR NEW HOME BUYERS IN CALGARY

The future is duplex homes for many first-time homebuyers looking to settle into a single-family home. They are practical, affordable, and they are hotter than ever among many new home buyers today, and not just firsttime homebuyers.

The duplex home used to be looked down upon as the poor cousin of the single-family home set. But through years of design innovation, sound-attenuation improvements,

and evolving exterior looks, this twinhome design has become a favourite.

Homebuilders have different names for the duplex. Some call it a sideby-side home, or a semi-detached home, or even a paired home. No matter what it is called, its flexibility, functionality, and perhaps most importantly, its affordability has made it a perennial best-seller.

A duplex is a single structure featuring two residences, each with

its own private entrance and one shared wall (there is a gap between homes to lessen sound transfer). Each home is individually owned, and unlike townhomes, have no condo fees. It’s twice the nice at half the price.

Sound transfer used to be the biggest knock against duplexes, but that is largely a problem in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks.

Besides its inherent affordability, the flexibility duplex homes offer homebuyers is just as integral to its appeal. There have been instances where families buy both units so the parents can live in one household and the kids in the next.

Duplexes continue to be a bestseller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Calgary’s best communities. We spoke with a few homebuilders to find out just exactly what the attraction is to this home.

PARTNERS DEVELOPMENT GROUP

The innate affordability of the duplex is what has made it such a sought after home these days, says Partners Marketing Manager, Cale Marklund, buyers get a home that has almost the same square-footage of a detached single-family laned home at a fraction of the price.

“Right now, home prices and interest rates are on the rise and that is especially relevant for single family homes, both front-garage and laned home types. Duplexes allow buyers to have the same features, home square footage, and lifestyle, but for a price that is a lot more comfortable.”

On top of that is the duplex’s versatility. Marklund says they can be outfitted with legal secondary suites, even ones with separate entrances for those living in the lower level.

“You can rent it out for added income and help paying down the mortgage,” he adds.

“It’s fantastic for extended, large, or multigenerational families – people can have their own space and privacy without being far away.”

He points out that the duplex also opens up possibilities as an investment property. “You can live on the main level and rent out the basement, buy two side-by-side units – keep one and rent one, or rent out the entire thing. They’re an attractive option that allows for great versatility.”

Partners is introducing their latest duplex models this month in Homestead, a master-planned community Partners develops in the northeast.

Marklund says these homes are available in 17- and 18-foot wide options, feature grand entrances,

and two-car parking at the back, with an option for double detached garage. They at offered in 1,561and 1,616-square-feet with four bedrooms and three baths. “They start in the low $500,000s and raise the value of the duplex to its fullest potential,” Marklund says.

Among their best-sellers are their duplex homes, perfect for those looking for an affordable home with no condo fees.

Morrison builds duplex homes in D’Arcy Okotoks, Cornerstone in the northeast, Dawson’s Landing in Chestermere, and Glacier Ridge in the northwest. They currently have 11 models available across all of communities ranging from 1,234 up to 1,604 square-feet. Pricing for their duplex typically starts in the mid to high $400,000s.

Their duplex (paired homes) were extremely popular in D’Arcy they quickly sold out as soon as they were introduced. Morrison Homes’ latest models promises to bring back the same excitement with the new Kirklin and Easton duplex showhomes offering floor plans to suit all demographics, whether you’re a first-time homeowner or looking to downsize.

The paired homes range between 1,485-1,596 sq. ft., the standard models offer three-bedrooms and two-and-a-half baths. “The Kirklin showhome, however, shows our popular dual primary bedrooms with ensuite baths along with a center open loft area. Providing a great space for all ages, from a kid’s playroom, dads man cave/TV room or home-based office,” says Morrison Homes’ Jodi Kellogg.

The Easton showhome is made of “wow!” with its centre staircase, wrought iron railing, main floor office and fully-loaded L-shaped rear kitchen.

Both the Kirklin and Easton are popular floor plans, especially with the new approvals of legal suites in Okotoks. The Kirklin allows for separate side entrances for legal basement suites whether it’s an Air BnB, mother-in-law suites or a place to call home for adult children or grandparents.

Rohit Communities’ focus on designer interiors has elevated their line of duplex homes with magazine-worthy spaces. “All

our homes come with Designer Interiors,” says Rohit’s Senior Marketing Coordinator, Stuart Wen. “Every element is carefully curated to create homes that belong in a magazine.”

Rohit offers a varied range of duplex floorplans, including models with front double car garage and those with laned rear detached parking. “We currently offer duplexes in Cobblestone Creek in Airdrie, plus Greystone and Heartland in Cochrane,” he says.

The shared wall is the only difference between a Rohit duplex and their detached single-family line, as they have very similar floorplans, and sizes that fit three bedrooms and two-and-a-half baths.

HIGH RIVER LIVING IT UP IN

The meandering Highwood River that runs through it, the rolling prairie grasslands surrounding it, and the misty Rocky Mountains just on the horizon, High River is truly a unique place to call home.

And many have. The population of the town about 70 kms south of Calgary has grown by leaps and bounds no doubt attracted by the engaging scenery and lifestyle, but also of its affordability.

High River population in 2023 is 14,556, it was at 13,584 in 2015, an almost seven per cent growth, according to the World Population Review website.

“There are few communities that boast everything that High River already has,” says, Jennifer McDonald, Marketing Manager for Dream, the developers of High River’s Montrose community.

The town itself that evokes a sense of nostalgia of simpler times make, but it is geared towards the future with new amenities and services that equip it for a modern lifestyle.

BACK ON ITS FEET

A decade since the historic flood that ravaged the town, High River is back up on its feet and ready to grow.

Since 2013, the Town of High River has invested over $400 Million in mitigation and re-building to protect the community from high water

events. And today, flood mitigation projects have made High River one of the best protected towns against high water.

The town says approximately $210 million on mitigation went to the construction of dikes, bank armouring, flood gates, floodway for overland flow, riparian storage and other projects.

While over $200 million on rebuilding including the downtown, underground infrastructure, roads, parks and other projects.

These measures seem to have attracted a new generation of homebuyers, as well as the fact that High River remains one of the most affordable communities to buy a home.

In fact, High River was among the two communities in the Calgary region that saw home sales rise last year when higher interest rates dampened the market in the rest of the region.

Prices though are on the rise as the average home price here according to the Zolo real estate marketing website is up 11.2 percent on a yearto-year basis at $429,000.

A LIFESTYLE FOR EVERYONE

The Town of High River has a wide range of housing options, both to own and to rent, that are suitable for all lifestyles, including the new normworking from home, the town says in its website.

“Whether you want to live in an established neighbourhood, a new and developing community, near the golf course or within the downtown, High River has housing that will suit your needs,” it adds.

Newer developments such as Montrose offer home buyers a freshly designed living environment. Proximity to schools, parks and pathways make Montrose family-friendly, while fine architectural additions lend elegance and style.

“These housing options are suitable to everyone from first-time homebuyers, families, retirees or those looking to downsize,” McDonald says.

MONTROSE

Montrose covers over 200 acres on the south side of this southern Alberta town and is built around a 16-acre pond that winds through the neighbourhood. A well-manicured central park with pergolas and benches provides a serene setting

for residents to enjoy in the warmer months, as do the winding pathway system and playgrounds.

Established in 2006, Montrose has proven to be just what High River needs, offering laned homes, villas and front drive homes from Homes by Dream and Hopewell.

“Montrose has seen a lot of change over the years of development. We’re excited to re-introduce laned homes back into the community with a limited release in the current Phase 2D and a much larger selection in the upcoming Phase 3,” McDonald says. “Alongside the front drive and villas product, laned homes encourage the neighbourliness of a small town with approachable and diverse architectural styles that appeal to a variety of homeowners.”

She says High River itself provides a less hectic lifestyle for those who are seeking the small town charm yet are not willing to compromise on convenience and services.

“Montrose offers an appealing option for both residents who are looking to upgrade within the town, a central location for people moving from surrounding rural communities to be closer to amenities, and people that are not forced to commute to downtown Calgary for work – selfemployed, remote workers, outof-town workers or home-based businesses and retirees.”
