My life is one long road trip. I’m usually out of my office talking to industry experts and checking out the new showhomes and communities around the city. Getting around is a lot easier now with the completion of the Stoney Trail/ Tsuut’ina Trail ring road. I’ve driven it’s 101-kilometre length already and I can see how much this will spur further growth for the city.

To “amble” means to walk at a slow, leisurely pace, and this is certainly what life is about in Ambleton, where life is as relaxed as a Sunday stroll. It’s growth, however, is anything but slow.
This dynamic northwest community from Qualico Communities broke ground in 2020 and growth has been red hot, as it celebrates a major milestone with the opening of seven new showhomes and the start of sales for Phase 5. Considering that only seven phases are planned, Ambleton isn’t so much “ambling” as it is “racing” to completion.
Ambleton will open new front drive garage and laned showhomes from Broadview Homes, Jayman BUILT, Shane Homes, Sterling Homes, and Trico Homes on March 9, as well as introduce a new townhome development from StreetSide Developments.
“Ambleton has been selling very well,” says Monica Bilyk, Manager, Marketing & Communications for Qualico Communities Calgary. “With the unveiling of these new Showhomes and Phase 5 now selling, we want to say that Ambleton is only getting bigger and better with each phase!”

convenient location in this part of the northwest that has seen plenty of commercial development with nearby groceries like T&T, Walmart and Superstore. Its proximity to the recently completed ring road is another compelling advantage.
That it is also a smaller, boutique community means that construction could conclude earlier than most larger communities, which means a shorter time contending with construction traffic.
“And to add to that, we will be opening Ambleton’s secondary entrance along 24th Street and Ambleton Drive this Spring,” Bilyk says. Residents also now have access to three parks/playgrounds, as Phase 3’s playground opened last August and Phase 4’s playground (near the storm pond) opened in November.
The biggest amenity in Ambleton is the pond, she adds. This area is meant to create neighbourhood gathering spaces and a way to bring the community together. There will also be areas along the pond that will keep a more naturalized look. A future High School planned for the community will be an amazing
addition to the area once it is built as well.
The community also has more than seven kilometres of walking trails that is perfect for families with dogs and encourages an active lifestyle.

Driving excitement higher is the upcoming release of StreetSide Developments’ new townhomesAmbleton Mews. These townhomes will have three- to four-bedroom plans and start from the high $400,000s.
Many have been anticipating the release of StreetSide’s townhomes, she says, which add to the diversity of housing options in Ambleton, as well as to its affordability. “Affordability in the community remains one of our biggest draws,” Bilyk says.
Among the new single-family showhomes to open is Shane Homes’ Emerald 2 front-drive garage showhome. It promises to be one of the most memorable with seven bedrooms and five full bathrooms in 2,430 square-feet of living space. “We demonstrate what a home with a two-bedroom legal suite can offer,” says area sales manager, Troy Dixon.
Trico Homes will unveil its 30th Anniversary flagship model, The Encore. Jayman BUILT has two of its most outstanding laned home models, the Avid 20 and the Logan 18. The former is one of Jayman BUILT’s Net Zero homes – meaning it produces as much energy as it consumes in a year – and the showhome is equipped with its top-of-the-line energy-saving features and stylish sense to boot. Ambleton has become an attractive community for a wide group of people due to its variety of housing available, she adds. “It appeals to young couples looking to purchase their first home, to families with young children, as well as to those looking to set roots in Calgary.”
The northwest quadrant has always been one of the most popular residential areas in the city, and the rapid pace of its development is spurred by the completion of the ring road encircling Calgary that makes driving to any point in the
city a breeze. Ambleton is close to the airport and other major areas of employment, there are plenty of schools in the nearby more mature communities, and lots of recreational facilities as well.
Ambleton is, in fact, Qualico’s second major development in the quadrant following the build out of Evanston that’s just across 144 Avenue. Evanston was one of the major drivers of residential growth in the sector in its heyday, and Ambleton has quickly taken its place.
“The Northwest is so popular because of its proximity to amazing amenities and the sense of community people bring to the neighbourhoods. Calgary’s residential market is currently in seller’s territory with less inventory for sale while interest rates remain higher than buyers have experienced in recent years. For firsttime homebuyers, this could pose a challenge of getting into the market, but one that you can overcome if you’re dedicated to becoming a homeowner.
Whether buying a new build or resale, you can do a handful of tasks to ensure your first home transaction is a success. Let me share a few friendly first-time buyer tips with you to help.
#1 – CHECK YOUR CREDIT
First and foremost, it is a good idea to check your credit score before going down the road towards getting a mortgage. The lower your score, the less likely lenders will provide you with good interest rates or the option to borrow money altogether.
If you do have a lower score, check on the credit report as to why. Then, follow through over the next several months and correct these issues as best you can to improve your score.
You need the best mortgage rate possible, and having good credit sets you up to be offered the best deals by lenders. A better interest rate –even by a half per cent – could save you tens of thousands of dollars over your mortgage, so improving your credit before buying your first home is always best.
#2 – THINK ABOUT YOUR FINANCES
Do your due diligence with your finances to see how much of a home
you can afford. I recommend doing this even before you get mortgage pre-approval so you’re fully aware of how much you want to spend on a monthly basis.
Check online for the best rates, then use mortgage calculators to show how much your monthly payments would be given your down payment.
Mortgage calculators will give you a rough idea of your price bracket. It is important to know how much you can afford before shopping around, as you may find a home that you love but is out of your price range, which could lead to disappointment.
#3 – SHOP AROUND FOR THE BEST RATES
If your finances are solid, shop with multiple lenders for the best interest rates. This is an absolute must because sometimes lenders have different agreements with banks than others and can offer you a better interest rate as a result.
Checking with a few different lenders is always a good bet. For example, check with a major bank
and a mortgage brokerage for the best rates and the best deals.

RING ROAD OPENS
NEW OPPORTUNITIES IN SOUTHWEST CALGARY
The southwest has always been the most sought-after residential quadrant in Calgary. It is replete with family-friendly communities; a rich milieu of cultural, entertainment and recreational amenities; and a scenic, natural beauty with loads of parks to get lost in.
And with the completion of the Stoney Trail/ Tsuut’ina Trail ring road, it opens a lot more opportunities to live in.
The last leg of this more than 100-kilometre freeway opened this year (months ahead of schedule) that now provides easy accessibility to even the furthest communities from the downtown. More new residential developments have opened – or are being launched soon - in the southern periphery of the city that lends a sense of energy and vitality throughout.
This will undoubtedly benefit all the new communities that have come up in the sector, and now unlocks further growth in the wideopen areas of southwestern Calgary.
LIVING IT UP IN THE SOUTHWEST
The southwest has always been where everyone wanted to buy a home to settle down. Who can blame them? The southwest was one of the earliest residential areas to be developed in the city, so it’s an established, amenity-rich area with all the benefits of urban living as well as plenty of opportunities to enjoy nature’s beauty.
Some of Calgary’s most beloved parks are within this sector – Sandy Beach, Weaselhead Flats, the Glenmore Reservoir and the parks surrounding it, Edworthy Park with Douglas Fir Trail running through it
are just a few of the most popular recreational destinations in the southwest.
Communities in the southwest are also that much closer to the Rockies, so a mountain getaway is much easier.
Chinook Mall is of course THE shopping centre at the heart of the southwest, but the Core in the downtown and South Centre Mall further south can give it a run for its money.
The southwest does include much of Calgary’s downtown and it stands to reason that people want to live close to work here. It’s a straight shot down Bow Trail to the downtown from the established residential areas of the southwest, such as West Springs and Aspen Woods.

HIGH DEMAND
The problem used to be that most of the residential areas in the southwest had long been developed and built out, there’s not much options for buying a new, single-family home to cope with the high demand.
There are so much more choices now. First, the areas west
of Macleod Trail in the south opened starting in 2019 with the introduction of a host of new communities including Belmont, Pine Creek, and Sirocco at Pine Creek by Anthem Properties. Followed by Hudson at Creekstone by Highfield Land Management, and Creekstone by Apex Developments.
Then came the areas closer to Spruce Grove like Alpine Park by Dream, and Vermilion Hill by Qualico Communities, and Silver Spruce by Apex. And soon the
new community of Creekview by WestCreek Developments will be starting sales as well.

There’s a first time for everything, and just like riding a bike, driving a car, or learning to swim, the prospect is scary at first, but often, it’s just a matter of getting through with it. It’s much the same as buying a first new home – the stakes may be higher, but the reward is life-changing.
First-time homebuyers are the lifeblood of the new homebuilding industry, and right now there are a lot of them. Alberta’s strengthening economy continues to attract a record number of migrants from all parts of the country - and even from outside of it.
Alberta is still the only province without a provincial sales tax. There is also no payroll tax or health premium, as well as a low provincial income tax, making it an extremely desirable place to live with a strong economy and high demand for employment.

Calgary in particular offers affordable housing and has a relatively low cost of living compared to other major Canadian cities, making it an affordable place to live for people of all income levels. Also, it’s diverse and multicultural population makes it an obvious landing spot for everyone looking to start fresh.
So, whether it’s a local buyer trying to get out of the rental cycle, or someone entirely new to the city looking to own a home for the first time, here’s some advice from new home industry experts who know the market best.
WHY BUY NOW?
Affordability is always the main concern for many first-time homebuyers, the question of finances and having enough to actually build and live in a new home will always be the toughest hurdle in any homebuying decision.
Max Conrad, Marketing Manager at Morrison Homes, advises that it’s aways a good time to buy a new home, but getting the finances in order is important.
“It’s always a good time to get into the market if you are able. You can start building equity on your new home rather than paying rent,” he says. “Ensuring you have your mortgage approval ready and have started working with an Area Sales Manager on your community and model of choice, so when a home becomes available, you’re able to move forward on your dream home.”
Calgary makes it easy for firsttime homebuyers to find their dream home as there is a wealth of options to choose from. The new communities sprouting in and around the region offer a variety of starter homes – from apartment condos, townhomes, and singlefamily duplex and laned homes - giving everyone a chance to find
the appropriate home for to fit their lifestyle and budget.
Adding fuel to this growth is the completion of Calgary’s ring road, which has improved accessibility from almost any part of the city and even the furthest communities from the downtown. Everyone now has an easier time getting anywhere in the city, spurring the growth of new communities in the periphery of the city.
RIGHT TIMING
Carmen De Luca, director of Sales at Trico Homes, says it is “absolutely” the right time to buy your first new home right now.
“The current booming market and steady price increases indicate strong demand and potential future appreciation in property values,” she says. “While low-interest rates can certainly make homeownership more affordable, the current market conditions still present opportunities

for buyers to build equity over time. With the lack of inventory, particularly in desirable areas, getting into the market now allows firsttime buyers to secure their foothold in Calgary’s competitive real estate landscape before prices potentially escalate further.”
Excel Homes’ Marketing Manager, Kristina Plank, agrees. “It is a great year for first-time new home buyers to get into the market, as interest rates are expected to stabilize, providing more peace of mind. With high migration rates to Calgary from other provinces, the home prices in the city are expected to increase later this year, making now the best time to buy.”
THE FIRST-TIMER’S PERFECT HOME Calgary’s new homebuilders cater to the tastes and budgets of first-time homebuyers. Affordability is key, so there are single-family homes on zero-lot lines that offers considerable
savings on land costs. Choosing a multi-family home like townhomes (both no condo fee and those with condo fees are widely available) can be more budget-friendly. There are also plenty of models that can suit the first-timers lifestyle better.
Morrison Homes have duplex homes and laned homes to suit different budgets, and all are in high demand, especially the duplex, which almost always sell out as quickly as they can make them.
“Laned homes, which are perfect for the first-time homebuyer, remain our most popular options. Not only do these home types offer a considerable amount of space, but they also often allow for basement suite developments with side entries,” he says, which opens up possibilities of renting out the extra living space and help with mortgage payments.
“Our brand-new Ledger laned home model, whose show home
just opened in Cornerstone in the northeast has proved to be a popular choice among buyers. Other popular laned homes include the Arista and Nixon,” he says.
Excel Homes also says their duplex homes are very much preferred by first-time homebuyers. Their 35th anniversary models – the Cohen and The Nova – released last year were designed with first-time homeowners in mind.

Choosing the right community is an integral part of the search, and De Luca says Seton checks a lot of boxes for fist-time homebuyers.

Morrison’s Conrad agrees that choosing the right community can never be understated. “We spend a considerable amount of time when selecting which communities to build in, considering parks, schools, walkable amenities and much more. Where you buy is going to be based on many factors, like where you work, or where your family is, so it’s important to consider those factors when selecting your new community.”

Keep in mind, the size of your home is set, and to truly love your space from the get-go, it’s key not to clutter it up. Honor the boundaries of what your home can hold, or you’ll find yourself in a constant battle of stress and fighting it. From the very first day, be mindful about what you allow to enter your space.
3. Why is organizing the household important?
Organizing your home is crucial not just for the aesthetic and functional benefits, but also for your mental well-being. adding. It’s more about making steady progress than achieving perfection, and in my view, functionality takes precedence over aesthetics. It doesn’t need to look flawless; just respect the dimensions of the designated container for each item and stay to its capacity.
