EDITOR’S NOTE
MARCHING INTO SPRING Well. Looks like the worst of the winter is behind us, nothing but blue skies ahead. Optimism certainly rules in the new home market these days, when sales keep marching right on up. Some of the homebuilders we talk to in this issue say their problem now is keeping a balanced inventory as demand continues to soar. Still, it’s a good problem to have. Speaking of blue skies – Encore West Grove Estates is where young families seem to be finding happiness in southwest Calgary, as this latest community from Bri-mor Developments certainly has attracted this demographic. Attractive, attainable, stylish homes are doing the trick here, as Encore is the most affordable in its class in the entire quadrant. We’ve got a bunch of special features for you to check out in this issue as well. We begin with our in-depth look at Calgary’s first-time homebuyer market and why this may be the best time for them to buy. We also spotlight Calgary’s townhome trend – a favourite among those just coming into the market as well as snowbirds and empty nesters. And what better way to mark the passage of spring than with a spring cleaning feature that gives readers tips on the best way to get results in this important annual task. Check them all out inside. It had been a trying winter and - to be sure – there are hold-over problems facing Calgary, but with spring comes renewed optimism and the promise of a new start.

Living in the southwest is a dream many Calgarians share but buying a new home in this most soughtafter location may be beyond the budget of most. That is until Encore West Grove Estates came along. This latest phase of the successful West Grove Estates community brings a new, more affordable facet to the enviable lifestyle that the southwest is famous for, and its affordability comes without losing any of the glamour. And with the surging sales it has enjoyed a few short months since their soft launch, Encore West Grove Estates seems to have tapped into a new energy and dynamism for this most remarkable and already wellestablished community. 8 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
Encore is appropriately named, as it is the latest in Bri-mor Development’s string of successful community developments in the area that started with West Grove Estates and continued through with The Rise at West Grove Estates adding 300 homes. The Rise is down to its last handful of lots even as Encore sales continue to surge. Bri-mor Developments has released 64 lots in Encore, and sales have been strong even through the pandemicinduced lockdowns, says Brimor Managing Director, Aleem Dhanani. And it’s easy to see why it continues to be popular. “One of the key benefits of Encore is that buyers are welcomed to an already
flourishing community including all the amenities, facilities, and neighbours ready for them to enjoy.” he tells Calgary New Home + Condo Guide. “Best of all, living here is more affordable than ever.” He says there is nowhere else in the entire west side of Calgary where young families can find a semi-estate home from the mid $600,000s. How it has achieved this affordability is worth mentioning as well. Bri-mor came up with new, more feasible lot designs with functionality at its core. The new 34-foot lots are a perfect fit for the family-friendly homes being built by the exclusive homebuilder in Encore – Cedarglen Homes. “Cedarglen has new designed homes offered – including
+ Community Encore West Grove Estates Developer Bri-mor Developments exClusive builDer Cedarglen Homes showhome aDDress 7124 11 Ave. S.W. style Bungalows, two- and threestorey attached garage semi-estate homes web encorewestgroveestates.com
the new three-storey model – that lose none of the liveable space that families require at an attainable cost,” Dhanani says. Professionals with young children make up the bulk of residents in these three West Grove communities, but Encore will be able to attract even more of this market with the attractive prices and stylishly designed homes. Colin Pon and Cindy Chang decided to buy a home in Encore to make room for their growing family. They were living in a two-bedroom condo with their four girls ages 12 to 6, so it was definitely time for a bigger home.
They not only loved what Cedarglen Homes offered in Encore but also its buyer-centred system. “Cedarglen has a very well-planned approach to work making it easy for customers like us to make choices from house lot, house plans, and all the customizations we could ever imagine doing with a house builder. It has also been a very pleasant experience working with their entire team, they were able to make things very flexible with our very hectic family schedule,” Cindy says. Colin says they were attracted to Encore due to the community’s green spaces and outdoor family amenities, schools in the area, shopping, and the West Side Recreation Centre. “The commute to downtown and the expanded Stoney Trail make it easier access to the South side and close to the mountains for hiking and skiing.” Bri-mor has nurtured the entire West Grove Estates community to fruition, putting in place everything that was needed to bring out the full lifestyle potential of living in the southwest. There are a multitude of schools nearby, a diverse choice of restaurants, groceries and boutique shops that are less than five minutes away. And within the community itself, life is ready to be lived – and enjoyed. There are nearly eight acres of greenspace throughout the whole West Grove Estates
area that Bri-mor has designed to strengthen family and community bonds and connect its three distinct developments. By designing an environment that fosters neighbourliness, the community itself evokes a tight knit small-town culture. There is a junior football field, and a skating rink that has become a focal point of social life in the community this winter. There is a reflective park that gives dog walkers and joggers a moment of contemplation, and the ravine and natural reserves surrounding it along with thick stands of aspen complete a closeto-nature character. Speaking of character, Brimor has retained a distinct look throughout the divergent phases by maintaining strong architectural controls.
nexthome.ca 9
“A key strength of West Grove Estates has been its strict architectural controls which help maintain and preserve value,” Dhanani says. “We have worked to maintain the same inspiration and quality development as the previous phases.” That being said, he says they have approved two new home styles in Encore – Transitional and Modern Farmhouse – which “allows for homeowners to express themselves through modern styling while still tying visually to the wellestablished architecture in West Grove Estates and the Rise. We are also excited to introduce white exterior colours to further allow customers to express themselves through their design choices” Cedarlglen Homes has been building in The Rise at West Grove Estates and is now entrusted to build all the homes in this new boutique community. Cedarglen President Howard Tse says they are excited to build on their success at The Rise and continue to offer an opportunity to build in West Calgary at a great price point. “In the past few years, we have welcomed over 100 different families into their new homes here, and it is officially time to open the next chapter.” Cedarglen is offering some of their best-selling models, including bungalows and three10 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
storey homes, on 32 and 34-foot wide lots. Cedarglen currently has a showhome open at 7124 11 Ave. SW and is building two new show homes to open by mid spring that will define the kind of lifestyle people can expect at Encore West Grove Estates. “Encore West Grove Estates is getting a lot of attention for sure. It goes back to the conception of developing new homes on Calgary’s west side that are nestled in existing surroundings. With the shorter commute to downtown and the draw to be close to the wide selection of nearby schools is still huge. I am seeing folks back that were wanting to get into a new home a year ago or more, and for whatever reason it was not the time then, but it is now. Likely interest rates have played a part to the
increase of traffic,” says Kimberley Holstein, Area Sales Manager Encore West Grove Estates. “With the recent global event of our world, families are also looking at homes differently. They are not just wanting a place to land at the end of a long day away from home, it is now where homebuyers are combining work and family under one roof. More time spent cooking, sitting with their coffee at home, wanting to enjoy the calm and serenity of their own spa like ensuite. Implementing features to their homes that even still amongst the hustle of life, their home can provide a play spaces, exercise spaces and a peaceful, fun place to staycation,” she says. Cedarglen has several home models that would work in Encore’s lots, including their ever-popular Huxley. “We still do very well with our Huxley model and have had several new models, like the Champion, Clairmont and Lacombe that are getting noticed. Two of these will be our new showhomes slated to open this spring!” Holstein says Encore really has the best value in the whole west side. “Where else on the west side can you get a single family home on a regular lot in the mid $600,000’s. The value of lifestyle provided in the Encore West Grove Estates is unbeatable. Since the release of in September of 2020, we have sold 16 homes.”

What’s Happening Developers of the prestigious lake community of Harmony say they are once again sponsoring Calgary athlete, Haley Daniels, in her Olympic quest. “Harmony is proud to once again sponsor Haley Daniels on her journey to Tokyo, Japan, where she will represent Canada at the 2020/2021 Olympic Games in competitive white water slalom canoeing,” says Laurel Lapointe, marketing manager at Bordeaux Developments. “Harmony has always had my back where they have been behind me every step of the way on my journey towards the Tokyo Olympics,” Daniels says. She remains confident that the Games – postponed by the pandemic last year – will push through in 2021. “It may just be a completely different Olympic experience,” she says, as there will likely be no spectators and strict health protocols are observed. “Haley’s goals and aspirations align perfectly with our vision for Harmony,” Lapointe tells Inside Calgary. “She has turned her dreams into goals and now she is accomplishing them. We hope the children growing up in Harmony, playing in the lake here or running outside, will have the role models and the foundation

Legacy on 5th opens to help Calgary’s vulnerable
Legacy on 5th, a nine-storey affordable housing development officially opened in Calgary’s Downtown West community. The building will provide new homes
for 74 vulnerable Calgarians, who are experiencing or atrisk of homelessness, including individuals with autism or cognitive challenges and vulnerable seniors. Legacy on 5th was made possible through a joint effort between HomeSpace Society, Calgary Homeless Foundation, Canada Mortgage and Housing Corporation (CMHC), City of Calgary, and the generous commitment of RESOLVE Campaign donors including philanthropists David and Leslie Bissett, who donated nearly $8 million towards the affordable
housing tower. “The RESOLVE Campaign represented a community wide response to a serious community defi¬cit,” says David Bissett on Calgary’s affordable housing crisis. “We had a great team effort on this building. Legacy on 5th is a very impressive building and we’re looking forward to seeing people move in and ful¬filling a need in the community.” The tower marks HomeSpace’s tenth newly constructed building in just five years in collaboration with Calgary Homeless Foundation through the RESOLVE Campaign. nexthome.ca 15

The enduring appeal of
townhomes by PePPer rodriguez
They may be stacked on top of each other; or sitting side-by-side in a row; they can offer single-level living or a three-storey lifestyle; they can have condo fees and there are those that don’t. They are the most versatile housing option in the Calgary market now, and the shared lifestyle it offers may be the best answer for many new home buyers. There may be a whole lot of types of townhomes but the one thing most they have in common is a shared wall. It is a multi-family home that offers the closest lifestyle to a detached singlefamily home but at usually a more affordable price. New home builders realize 20 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
that townhome buyers make up a significant part of the market and have constantly come up with new models, more engaging floorplans and made it more affordable in some cases. There are a ton of options to choose from, in almost any part of the city – it’s just a matter of preference and budget. Here are a few of the most outstanding new townhomes available today. Types of Townhomes
Any of the new communities around the city will offer townhome developments, and buyers have lots to choose from that can suit their needs. There are traditional townhomes that have
three floors and a developable basement, then there are those with three floors but built on slab (meaning level to the ground and will not have a below-grade basement). Some have attached garages, and some don’t. Then there are stacked townhomes that place one- or two-storey units on top of each other. They give homeowners more separation than a typical condo, because each unit has its own exterior front door and there are no elevators or shared lobbies. Buyers can also find back-toback townhomes that in addition to sharing side walls, homes share a back wall with another. This improves affordability, while
still giving homeowners their own space. There are quite a few more types like bungalow villas and live-work models that fall into the category. The affordabiliTy aspecT
Buyers can find a townhome to fit their need almost anywhere in Calgary, in almost any style – from the modern village feel townhomes to the more traditional ones in the suburbs. What’s common among them is the relative affordability. “Affordability is a main factor when considering the purchase of a new home, townhomes are priced in the market striking a balance for first time homebuyers and downsizers, giving them tremendous value in their

new home” says Max Conrad, Marketing Manager at StreetSide Development. Avalon Master Builder’s Sales and Marketing lead, Marni Chenier agrees, saying townhome prices are right in the wheelhouse of their buyers. “Many of our townhome buyers are first-time homebuyers, empty-nesters who need less space and want to right-size, and others are investors looking for a solid return on their investment.” Chenier says townhomes are a middle ground between an apartment condo and a single-family home. “In Calgary, townhomes can be an affordable option when you don’t want an apartment-style condo and aren’t quite ready for a detached home.”
low mainTenance appeal
There is also the undoubted appeal of not having to worry about exterior maintenance of the home. “Buying a townhome offers a maintenance free lifestyle. That’s perfect for people who appreciate all the free time they can spend doing what they love most, or for snowbirds who love the lock and leave, without worrying about the exterior maintenance,” says Partners Development Group marketing manager Laura Field. “Our homeowners’ association handles everything from snow removal to lawn care, gutter cleaning, etc.,” says Kristina Plank, marketing manager at Excel Homes who offers the Holland Park townhomes in the southeast community of Walden. Avalon Master Builder, Partners Development Group, and StreetSide Developments all specialize in multi-family developments, with the bulk of their offerings made up of townhomes. Excel Homes has developed a niche among first time home buyers with their single-family homes and their latest townhome – Holland Park in Walden – caters to the market as well. avalon masTer builder

Avalon’s townhomes offer exceptional opportunities to own affordable and energyefficient properties that provide a significant return on investment. Investors love their townhomes, Chenier says as they “offer everything a renter is looking for in a short or long-term rental property. Adding that their locations” offer quick access to major roadways are nearby health services, amenities, parks, pathways and recreation.” Check out their ZEN townhomes – some with rooftop patios – in Seton and Cranston’s Riverstone in the southeast, Rockland Park nexthome.ca 21
in the northwest, and Chinook Gate in Airdrie. Their newest is Rockland Park, it offers energy-efficient two storey townhomes and single-level living flats in Brookfield Residential’s young Rockland Park community in the northwest. There are seven different floorplans to choose from ranging from 500 to 1,700 square-feet, with features including rooftop patios, third-level developments and outdoor living spaces, they start in the $170,000s. www. zenrocklandpark.com for more.

Excel Homes has an array of townhome designs within Holland Park. “With the release of Phase 2 of the project we are now selling five different models ranging from two- to three-bedrooms, at 1,111 to 1,206 square feet, and all starting from the $240,000s,” Plank says. There are condo fees associated with this project. The fantastic location in this dynamic community of Walden in the southeast is definitely one of its best features. New show homes
are open that give a taste of what the lifestyle here could be. More at www.excelhomes.ca. parTners developmenT group

Jayman BUILT steps into the future with new line of NeT Zero homes by pepper rodriguez
Jayman BUILT has long spearheaded innovation in the Alberta homebuilding market and now they are taking the industry a quantum leap into the future as they introduce a new line of Net Zero homes. Its new Quantum Performance Ultra Efficient Homes combine cutting-edge energy-saving technology, smart home automation and affordability to give every single-family homebuyer the opportunity to live in a home equipped for the future. “Today, Jayman’s homes are already 20 per cent more energy efficient than code requires. These 26 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
Quantum Performance homes bring that up to 80 percent better than code,” Jayman President and COO Dave Desormeaux tells Calgary New Home + Condo Guide. “These homes will save customers approximately $2,300 a year in energy bills compared to the average Alberta home.” Net Zero homes produce as much energy as they consume annually, and Jayman’s Quantum Performance homes have a minimal environmental footprint that prevents eight tonnes of greenhouse gases emissions per year. By generating its own power, a Quantum Performance
home uses much less power from the electrical grid that is typically generated by burning natural gas or other fuels that emit greenhouse gases. Desormeaux adds that this new line of homes already surpasses the 2030 building codes. ““We’ve basically reached the 2050 targets that the federal government has outlined for Canada – this home is equipped for the future and will have a better resale value.” An example of the promise this new Quantum Performance home brings can be seen in Jayman BUILT’s latest showhome, the Madeline 24 in Seton. This Net
Zero 2,284-square-foot, threebedroom, two-and-a-half bath, double car attached garage front drive home comes equipped with what already comes standard with any Jayman home – including complete home automation and rooftop solar panels. “The intent was to show how any of our homes can be a Net Zero home,” Desormeaux says. But this Madeline has all the bells and whistles of Quantum Performance Ultra-E home. “There is no internal combustion in this home, everything is 100 per cent electric,” Desormeaux says. Everything is automated, from wireless light switches, temperature and humidity controls, and voice-activated showers. Alexa powers all the smart applications through the home and is already a standard feature in Jayman BUILT homes since last year. It is also equipped for the future with 200-amp electrical wiring needed for charging electric vehicles. Jayman also utilizes sustainable materials throughout most of the
showhome, flooring, tiles and even the drapery are made of recycled materials. “We also do our best to source everything locally,” Desormeaux adds. The Quantum Performance home’s secret is its next generation envelope that virtually seals in the temperatures of the home – which keeps it cool in the summer and warm in the winter. “The challenge was how to make a Net Zero home affordable, and Jayman has found a way to do this through our constant research and development process, and our buying power and relations with trades.” The Quantum series of homes will cost around $50,000 to $60,000 more than a similar home and lot. “This added cost is offset by the $2,300 annual energy savings achieved – and that is just based on current energy costs and those rates are expected to increase significantly in the next few years.” To find out more, visit the Madeline showhome at 206 Seton Heath, SE, or go to jayman.com. nexthome.ca 27

Buying your
first home, a voyage of discovery by PePPer rodriguez You may have heard that Calgary’s residential market is red hot right now. Strong sales have taken many new home builders by surprise (albeit, a pleasant one) and some have even been struggling to keep inventory. Prevailing circumstances may just make it ideal for anyone thinking of buying their first home to make the jump. Mortgage rates are still extremely low, there are tons of choices available especially for new homes. And if circumstances are forcing you to shelter in place for extended periods of time, wouldn’t you want to be in a place of your own and that you love? 28 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
There’s no shortage of new home options to choose from, and a ton of new communities are opening up with fantastic deals for the right buyer. The federal government also provides some assistance through the First Time Home Buyer Program from the National Housing Strategy that helps eligible first-time homebuyers purchase their first home. But stepping into such a big life-changing commitment, it’s normal to have doubts. That’s why a lot of homebuilders offer further assurances that can help new home buyers make the decision. We talk to a couple who just bought their first home about
their experience, and to Excel Homes and Trico Homes, two local builders who specialize in the first-time buyer market, for some expert advice. Making the leap
First time home buyers, Ceazar Simon and Coleen Cruz, knew they wanted to own their own home and have been searching since 2019. With the help of a realtor, they found one in the new community of Wolf Willow in the southeast. “We really didn’t know what we wanted, or where. We just knew it had to be a single-family home that we could afford,” Ceazar tells Calgary New Home + Condo
Trico Homes
Guide. “Our realtor took us to Wolf Willow and we learned about the Raeya from Trico Homes and we fell in love with it right away.” The 1,802-square-foot Raeya laned home from Trico Homes checked all the boxes for Ceazar and Coleen. It has three bedrooms and two-and-a-half baths, plenty of room for just the two of them and their dog. “It’s a home we can grow into,” Ceazar says. “We didn’t have a clue about Wolf Willow, and we were just so surprised that it’s close to the river, near the golf course and lots of commercial amenities just around the corner. We’re so glad to have found this,” he adds. Shawna Christensen, Trico Homes Area Sales Manager in Wolf Willow says the vast majority
Excel Homes
of their homebuyers are first timers. “Confidently, I would say 80 per cent of our buyers here are first timers.” Making it easy
Trico Homes Marketing Manager, Glenda Schwartz says there are several advantages in buying your own home. “As opposed to buying a resale, you won’t have to worry about doing any renovations, updates or unexpected repairs. Buyers also get a stronger emotional connection when building a home to call your own.” Her Excel Homes counterpart, Kristina Plank, says the starter home is the first step to the buyer’s independence. “It’s most likely one of the largest purchases an individual has made at this point in
their lives, and we want to ensure that the home includes everything they could need and more!” Both agree that buying a home – in general – can feel very daunting and both builders have instituted programs that will guide the buyer step-by-step through the process. starter hoMes
Trico Homes generally considers townhomes, duplex and laned homes as starter homes. “Trico’s starter homes are priced affordably so that first-time buyers can transition comfortably from renting to owning by keeping mortgage payments manageable,” Schwartz says. For Excel, it’s their single-family homes that gets majority of their

first-time homebuyer business. “Our most popular (starter) product types are duplex, laned and front-drive garage homes,” Plank says. “Buyers who are coming from an apartment or condo will, especially, appreciate the detached living aspects of this product type, as these detached homes off a sanctuary for new homeowners, a space that is 100 per cent their own. They are usually surprised at how much we can offer even on a smaller budget.” While Schwartz says pride of ownership and enjoying a fuller lifestyle are what appeals most to buyers. “Many of our first-time buyers enjoy an active lifestyle and want to devote their time doing things they enjoy most. Starter homes are a great fit because the smaller size makes the upkeep easier (for example, less lawn to mow), and you can still get everything you want without having to pay for extra living space and furniture or have higher utility costs and property taxes.” Best sellers
First-time homebuyers would do well to take note of Trico’s
Hallmark Homes Collection, featuring six of its signature singlefamily homes: the Rowan II, the Raeya, the Oxford, the Concord, the Winston and the Stanley. “The Rowan II, Raeya and Oxford are popular favorites among our firsttime buyers,” Schwartz says. “These homes are priced exceptionally well; the Rowan II and Raeya start from the high $300,000s and the Oxford from the mid $400,000s. They also come with Trico’s most popular features and specifications which you won’t have to pay extra to get,” Schwartz says. For Excel Homes, the 2,235 square-foot, front-drive Collingwood is the best-selling model. “In 2020 we sold a record breaking number of Collingwood homes to families looking to start their journey to new homeownership,” Plank says. “The Collingwood is one of our most flexible front-drive garage plans, offering buyers the ability to personalize their new home with several upgrades including a bedroom on the main floor, the addition of a spice kitchen, and the ability to add a side entry to the basement.”

She further points out that Excel new homeowners are eligible for the Built Green rebates on their new homes (https://www. builtgreencanada.ca/mortgagerebate-calculator). hoMeownership calls
Both Trico Homes and Excel Homes believe that there is no time like the present to jump in the homeowning bandwagon. “Some of our communities are in high demand or nearing completion, so this is the last chance that you can buy a new home there before it’s fully sold out. This includes Unity in Seton where we’re down to our last few townhomes, or Redstone with just four duplex homes remaining,” Schwartz says. Plank says, depending on what the buyer needs, they have the home and the location that fits. “Different buyers have different needs, some put price above all else and others have a specific community/area of the city they would preferer to live in. Excel Homes is fortunate enough to be able to offer our customers a variety of homes across Calgary, Edmonton and surrounding areas,” she says. All of our communities have unique selling features that will attract different buyers! There is no one community that is superior to the rest, but our newest communities include Homestead in northeast Calgary.

The Bradford
DemanD surges in
Copperstone by PePPer roDriguez
Tucked away in a quiet corner of southeast Calgary, the community of Copperstone has an enviable reputation as a hidden jewel. But it isn’t much of a secret now as many continue to discover the multifaceted lifestyle it offers. It has since become a challenge for its developer and exclusive homebuilder, Vesta Properties, to keep up with surging demand in Copperstone. Especially for their single-family homes, which offers the added appeal of developing legal secondary suites and the flexibility in choosing colours for the interior finishing. Demand for the new line of Modern Double Front Garage homes has gone through the roof that Vesta had to accelerate construction to keep up with demand. “Our new Modern Double Front Garage showhomes have been so very well received that we have virtually sold out in Phase 3, but we are hard at 32 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
work completing additional spec homes and opening up Phase 4 to meet demand,” says Vesta Sales Manager, AJ van der Linden. “Our unique new designs, such as the private master bedroom suite in the Bradford model and the fourth bedroom (second master bedroom option) in the Eastwood model, have been very well received. Also, new exterior designs featuring a take on the modern farmhouse exteriors as well as the legal basement suite options have been a hot topic among buyers,” he tells Calgary New Home + Condo Guide. As mentioned, Vesta’s flexibility in offering buyers a mix-andmatch finishing option for their home has been a key component to its outstanding success here. “People love the idea of being able to personalize their home and not be limited to the colour palettes chosen by the builder,” van der Linden says. The freedom to add a legal
secondary suite has also been a big reason why buyers have fallen in love with Copperstone. “There is a big demand for these homes in Copperstone, where a lot of families new to Calgary are putting down roots in – many of whom have multi-generational households,” he adds. The Signature Collection of laned homes has also been a big hit for Vesta in Copperstone. These highly sought-after threebedroom homes range in size from 1,735 to 1,867 square-feet and offer choice, versatility, and most of all comfort. Vesta also has three-storey townhomes in Copperstone. These are row townhome models each with two-vehicle garages that make them studies in functionality and style. Newly re-designed two- and threebedroom floorplans are now available ranging from 1,330 to 1,880 square-feet. All come with landscaped yards front and back.

ProPerty Profile | SouthPoint
Southpoint comes of age in Airdrie by PePPer rodriguez
It wasn’t too long ago that Southpoint was the newest community development in Airdrie. It’s the southernmost community closest to Calgary that holds a promise of tremendous accessibility, style and affordability. Now that promise is closer than ever to being fulfilled, as Southpoint introduces even more desirable and compelling homeowning opportunities. Demand has been so strong that keeping inventory has been a challenge this year, but new models are coming in that will spur growth even more. Vesta Properties - the developer and exclusive homebuilder in Southpoint – is introducing five new home products this spring to bolster its already strong market share in Airdrie’s rapidly growing south. And, as ever, these new models are offered with Vesta Properties’ popular mix-and-match program that allows buyers the added flexibility in choosing the colour palette for their homes to suit their personal style. Vesta sales manager, AJ van der Linden says they are bringing in five new products to Southpoint this year. “Duplexes and our new Signature Collection Laned homes will be starting pre-sales this spring,” he says.
34 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
Duplexes will range in size from 1,620 to 1,730 square-feet, all with single front attached garages. While its popular Signature Collection of laned homes will range in size from 1,730 to 1,870 square-feet, all with three bedrooms and a bonus room on the upper floor. Row townhomes (no condo fees), urban townhomes (no condo fees), and back-to-back townhomes (no condo fees) will also become available for presales this summer. New show homes are under construction to open later this spring. “We will have one laned home and a couple duplexes as new show homes for Southpoint,” he says. Van der Linden says these new models will give Southpoint an even bigger advantage in the wide range of options they already offer that fits all lifestyles and budgets. He expects sales to remain strong this year and continue the community’s strong 2020 performance. “The real estate market in Airdrie is really strong, depending on home type and price point. Lack of inventory – for both new and resale - and low rates have been fueling the overall market. Single family homes in the $350,000 to
$450,000 price point have been moving really fast,” he tells Calgary New Home + Condo Guide. It’s easy to see why Southpoint has been so popular. It is already one of Airdrie’s greenest communities with 12 acres of green space including a tennis and basketball court, children’s playground, barbecue area, plus a new school and dog park right within the community’s borders. It already offers the shortest commute to Calgary with easy access to the Deerfoot Trail and Stoney Trail, and it is within walking distance to Airdrie’s Express bus terminal.

expLore Chestermere Loving Life east of Calgary If you haven’t been to Chestermere in the past few years, you will certainly be in for a jolt. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts. Its call to fame is of course the famous Chestermere Lake, the 750-acre lake is still the city’s crowning glory as it remains an enviable four-season recreational hotspot. In the summer, there is water-skiing sailing, fishing, windsurfing, canoeing, and swimming. Migratory birds are drawn to it every fall and spring, and everyone can enjoy the scenic serenity on the two-lane bike path. The ice skating, pond hockey and ice-fishing along the frozen lake provide hours of recreation in the winter. 36 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
But there is more to love in this young city just 10 minutes east of Calgary. There is of course the Lakeside Golf Club in town, a semi-private beautifully manicured 18-hole Championship Golf Course. The Calgary Yacht Club is on the shores of Chestermere Lake, and Anniversary Park is the lakeside park where many of the young city’s social and cultural life happens. Chestermere Landing is the city’s first commercial centre where the iconic Dockside Bar and Grill is located, and it has opened its marina for recreational activities in the summer and winter. Visitors to the young city are encouraged to make a stop at Crazy Pasta at 320 Westcreek Dr. to shop for authentic, fresh-made pasta, bread, and an assortment of imported Italian foods. They also have a small kitchen that offers
eat-in and take-out Italian food “all made from scratch”. The Dockside Bar and Grill is an institution in Chestermere. The lakeside hangout has been around since 1979. Visit them at 109 E. Chestermere Dr. for some great bar chow, a hearty breakfast or a sumptuous dinner. The massive East Hills shopping centre is right on the border between Calgary and Chestermere, and its cinemas, big box stores and boutique diners have provided a ton of convenience to residents along the 17th Avenue SE - Chestermere Blvd. corridor. Chestermere has grown at an amazing clip. It currently has a population of just under 20,000 people. According to the municipal government, in the last two census, Chestermere’s populations grew by 5,205 people,
Dockside Bar and Grill
an average growth rate of 7.09 per cent annually from 2011 to 2016. Despite its growth, Chestermere still has that recreation-oriented lifestyle, the idyllic countryside and the lakeside living charm that has made it into one of the most appealing residential neighbourhoods in the Calgary region. Today, it isn’t solely its resort town charm that continues to attract newcomers here, but its total family-oriented, ease-ofliving package. There are two new communities just sprouting on the western edge of town offering a wide range of home styles to fit every budget. One of them is Dawson’s Landing by Qualico Communities. “Dawson’s Landing is a great area with so many existing and future amenities,” says Emily Smith, marketing manager for Qualico Communities, Dawson’s Landing’s developer. “Existing restaurants, grocery, daycares and
Crazy Pasta
professional offices are within a few minutes’ drive. There are a number of established schools within Chestermere, and two school sites planned for the community.” Dawson’s Landing is a community that’s been specially created to allow families to experience a close connection with nature, she adds. “There’s always something fun to do, from swimming, skating, and fishing at the lake. Picnicking at the future Stormwater Kidney and eco-park while learning about wetland preservation will be located within the community too. We are just a five-minute drive to Chestermere Lake and the East Hills shopping centre. And it’s all as little as 22 minutes from downtown Calgary or the airport.” Dawson’s Landing offers townhomes starting from the low $300,000s, duplex homes starting from the $330,000s, laned homes
starting from the $370,000s, front garage homes starting from the $490,000s, and bungalows starting from the $515,000s. Just across the road is Chelsea, by Anthem United. It offers singlefamily front-drive homes from Luxuria Homes, laned homes from Pacesetter Homes, Trico Homes and Truman Homes. Chelsea is a 320-acre master planned community that on completion will have over 7,0000 residents in a variety of housing types near schools, parks, neighbourhood shopping, pathways and an eco-park. Kinniburgh South is a little further east and is now down to its final phase with its semi-estate homes. Meanwhile, WestCreek Developments, is currently in the planning stages for Bridgeport – one of their two planned communities here. The future does look bright for what was once a sleepy lakeside town.

Trending | Spring Cleaning YYC
AspenClean
Make a clean start
to spring by PePPer rodriguez As spring approaches and warmer weather arrives, we open our windows to let the sunshine in – only to close it back again once we realize the mess the house is in. One thing sheltering in place has resulted in (besides our safety, of course) is the accumulation of clutter in the home. Overloaded coat racks heaped with various winter wear, Amazon boxes mixed with pizza boxes in a fort-like stack, paperwork piled high like some ungodly nest. All this working at home can lead to some unkempt workplace conditions. Spring cleaning takes a bit more importance these days, for sure. The rule of thumb for this annual ritual has been the Triple D – Designate, Donate, Dump. Designate means determining which items to keep and committing to find a place for 40 New Home + Condo Guide | Mar. 5–Apr. 2, 2021
them; Donate is a favoured activity (when you haven’t worn a piece of apparel in two years, it’s time for it to go) and your local charity will thank you for it; and Dump is the last resort when recycling is no longer an option, as we really don’t want to add more to the landfill. But for professional cleaners, it goes a little deeper than that. Alicia Sokolowski, President & Co-CEO at AspenClean, says daily cleaning of the home is essential but a deep clean may be more important. “Although it’s very important to clean your home on a regular basis, it’s equally important to give it a deep clean at least quarterly, when the season changes. This kind of cleaning gives you an opportunity to prepare and re-organize your house for the upcoming season and to get into all those nooks and crannies that you might have missed during
your regular cleanings - we all do it,” she tells Calgary New Home + Condo Guide. “Spring cleaning is especially crucial since we spend most of our time wrapped up indoors during the winter. It’s an opportunity to clean our windows, blinds, carpets, drapes, oven, appliances, and to get behind the furniture. By Spring cleaning we can thoroughly remove all the dirt and dust that has accumulated during this cozy time,” Alicia adds. Tom Smeljov of CleanTech Calgary agrees, saying spring cleaning is as important as one’s physical and mental health. “Most of us spend a lot more time at home and indoors during the winter months, so dust and dirt can accumulate faster, and we might not notice,” he says. “Planning a spring cleaning is a great way to freshen up our
CleanTech
house and motivate us to clean up parts of the house that we may have neglected over the winter. Doing a deep clean of your home can give a real feeling of accomplishment and a fresh start for the warmer months.” Both point out that every home is different and everyone has their own set of priorities. However, they say that concentrating on high-traffic areas and the most used rooms – like kitchens and bathrooms – is a good start. “A top tip would be to make sure you air the house well to bring the fresh outdoor air in. Research shows that indoor air is more polluted than outdoor air, so it’s especially important to get fresh air in, now that so many of us work and study from home,” Alicia says. She points out that it is critical to keep entrances into the house clean and free from clutter. “This is the first impression your family and friends get when they walk in. It shows them they are entering a clean house and prevents the dirt from being tracked in. Clean your mats, organize your shoe and coat closet, clean the mirrors and remove dust from decorative elements.” The kitchen and family room
areas tend to get the most cluttered, and AspenClean advises that spring cleaning is a good opportunity to take a hard look at what’s needed in these places, what should be put away, or outright given away or recycled. “These areas are where we spend most of our time, cooking and socializing,” Alicia says. “In the kitchen - vacuum and clean up inside all the drawers and kitchen cabinets, reorganize and remove expired food, clean inside the appliances, like oven and fridge. In the family room - remove dust from bookshelves, put away the magazines that are no longer needed, reorganize the toys, board games, clean drapes, carpet and all the light fixtures.” Tom says to not forget the carpet. “First of all, if professional carpet cleaning is not in your budget, educating yourself to clean your own carpet the best way you can is better than not cleaning them at all,” he says. “As a general rule, if you have pets or small children that are still being trained or prone to messes, we recommend an annual deep cleaning. However, if your carpets do not get heavy use and you
vacuum them well on a regular basis, steam cleaning may only be necessary every two or three years.” Other areas that need attention are living rooms, bedrooms and home offices, Tom says. “Those seem to get cluttered easily. Clutter in these areas will discourage you from cleaning them. If you work from home, decluttering your workspace and giving it a deep clean could reduce your stress and improve your productivity.” According to Alicia, a clean home is best for your health. “A clean home is a healthy home and according to research, we spend as much as 90 per cent of our time indoors. With the pandemic, that number has surely increased!” She adds that new homeowners should keep in mind that keeping the house clean and fresh will maintain the value and enjoyment of their home for years to come. “Always invest in natural, green cleaning products and supplies to keep their homes clean and their families healthy. A new home is a great opportunity to start fresh, protect your family and the planet too.” nexthome.ca 41
