MARCHING INTO SPRING Well. Looks like the worst of the winter is behind us, nothing but blue skies ahead. Colin Pon and Cindy Chang decided to buy a home in Encore to make room for their growing family. Legacy on 5th opens to help Calgary’s vulnerable

Legacy on 5th, a nine-storey affordable housing development officially opened in Calgary’s Downtown West community. The building will provide new homes

for 74 vulnerable Calgarians, who are experiencing or atrisk of homelessness, including individuals with autism or cognitive challenges and vulnerable seniors. Legacy on 5th was made possible through a joint effort between HomeSpace Society, Calgary Homeless Foundation, Canada Mortgage and Housing Corporation (CMHC), City of Calgary, and the generous commitment of RESOLVE Campaign donors including philanthropists David and Leslie Bissett, who donated nearly $8 million towards the affordable

housing tower. “The RESOLVE Campaign represented a community wide response to a serious community defi¬cit,” says David Bissett on Calgary’s affordable housing crisis. “We had a great team effort on this building. Any of the new communities around the city will offer townhome developments, and buyers have lots to choose from that can suit their needs. There are traditional townhomes that have

three floors and a developable basement, then there are those with three floors but built on slab (meaning level to the ground and will not have a below-grade basement). Some have attached garages, and some don’t. Then there are stacked townhomes that place one- or two-storey units on top of each other. Jayman BUILT steps into the future with new line of NeT Zero homes by pepper rodriguez

Jayman BUILT has long spearheaded innovation in the Alberta homebuilding market and now they are taking the industry a quantum leap into the future as they introduce a new line of Net Zero homes. Its new Quantum Performance Ultra Efficient Homes combine cutting-edge energy-saving technology, smart home automation and affordability to give every single-family homebuyer the opportunity to live in a home equipped for the future. “Today, Jayman’s homes are already 20 per cent more energy efficient than code requires. But this Madeline has all the bells and whistles of Quantum Performance Ultra-E home. “There is no internal combustion in this home, everything is 100 per cent electric,” Desormeaux says. Everything is automated, from wireless light switches, temperature and humidity controls, and voice-activated showers. Alexa powers all the smart applications through the home and is already a standard feature in Jayman BUILT homes since last year. It is also equipped for the future with 200-amp electrical wiring needed for charging electric vehicles. Jayman also utilizes sustainable materials throughout most of the

There’s no shortage of new home options to choose from, and a ton of new communities are opening up with fantastic deals for the right buyer. The federal government also provides some assistance through the First Time Home Buyer Program from the National Housing Strategy that helps eligible first-time homebuyers purchase their first home. But stepping into such a big life-changing commitment, it’s normal to have doubts. That’s why a lot of homebuilders offer further assurances that can help new home buyers make the decision. We talk to a couple who just bought their first home about

their experience, and to Excel Homes and Trico Homes, two local builders who specialize in the first-time buyer market, for some expert advice. Making the leap

First time home buyers, Ceazar Simon and Coleen Cruz, knew they wanted to own their own home and have been searching since 2019. With the help of a realtor, they found one in the new community of Wolf Willow in the southeast. “We really didn’t know what we wanted, or where. We just knew it had to be a single-family home that we could afford,” Ceazar tells Calgary New Home + Condo

first-time homebuyer business. “Our most popular (starter) product types are duplex, laned and front-drive garage homes,” Plank says. “Buyers who are coming from an apartment or condo will, especially, appreciate the detached living aspects of this product type, as these detached homes off a sanctuary for new homeowners, a space that is 100 per cent their own. They are usually surprised at how much we can offer even on a smaller budget.” While Schwartz says pride of ownership and enjoying a fuller lifestyle are what appeals most to buyers. “Many of our first-time buyers enjoy an active lifestyle and want to devote their time doing things they enjoy most. Starter homes are a great fit because the smaller size makes the upkeep easier (for example, less lawn to mow), and you can still get everything you want without having to pay for extra living space and furniture or have higher utility costs and property taxes.” Best sellers

expLore Chestermere Loving Life east of Calgary If you haven’t been to Chestermere in the past few years, you will certainly be in for a jolt. Growth is evident everywhere, from the rising number of new residential neighbourhoods to the bustling commercial centres in town and just on its outskirts. Its call to fame is of course the famous Chestermere Lake, the 750-acre lake is still the city’s crowning glory as it remains an enviable four-season recreational hotspot. In the summer, there is water-skiing sailing, fishing, windsurfing, canoeing, and swimming. Migratory birds are drawn to it every fall and spring, and everyone can enjoy the scenic serenity on the two-lane bike path. But there is more to love in this young city just 10 minutes east of Calgary. There is of course the Lakeside Golf Club in town, a semi-private beautifully manicured 18-hole Championship Golf Course. The Calgary Yacht Club is on the shores of Chestermere Lake, and Anniversary Park is the lakeside park where many of the young city’s social and cultural life happens. Chestermere Landing is the city’s first commercial centre where the iconic Dockside Bar and Grill is located, and it has opened its marina for recreational activities in the summer and winter. Visitors to the young city are encouraged to make a stop at Crazy Pasta at 320 Westcreek Dr. to shop for authentic, fresh-made pasta, bread, and an assortment of imported Italian foods. They also have a small kitchen that offers

eat-in and take-out Italian food “all made from scratch”. The Dockside Bar and Grill is an institution in Chestermere. The lakeside hangout has been around since 1979. Visit them at 109 E. Chestermere Dr. for some great bar chow, a hearty breakfast or a sumptuous dinner. The massive East Hills shopping centre is right on the border between Calgary and Chestermere, and its cinemas, big box stores and boutique diners have provided a ton of convenience to residents along the 17th Avenue SE - Chestermere Blvd. corridor. Chestermere has grown at an amazing clip. It currently has a population of just under 20,000 people. According to the municipal government, in the last two census, Chestermere’s populations grew by 5,205 people,

an average growth rate of 7.09 per cent annually from 2011 to 2016. Despite its growth, Chestermere still has that recreation-oriented lifestyle, the idyllic countryside and the lakeside living charm that has made it into one of the most appealing residential neighbourhoods in the Calgary region. Today, it isn’t solely its resort town charm that continues to attract newcomers here, but its total family-oriented, ease-ofliving package. There are two new communities just sprouting on the western edge of town offering a wide range of home styles to fit every budget. One of them is Dawson’s Landing by Qualico Communities. “Dawson’s Landing is a great area with so many existing and future amenities,” says Emily Smith, marketing manager for Qualico Communities, Dawson’s Landing’s developer. “Existing restaurants, grocery, daycares and

professional offices are within a few minutes’ drive. There are a number of established schools within Chestermere, and two school sites planned for the community.” Dawson’s Landing is a community that’s been specially created to allow families to experience a close connection with nature, she adds. “There’s always something fun to do, from swimming, skating, and fishing at the lake. Picnicking at the future Stormwater Kidney and eco-park while learning about wetland preservation will be located within the community too. We are just a five-minute drive to Chestermere Lake and the East Hills shopping centre. And it’s all as little as 22 minutes from downtown Calgary or the airport.” Dawson’s Landing offers townhomes starting from the low $300,000s, duplex homes starting from the $330,000s, laned homes

starting from the $370,000s, front garage homes starting from the $490,000s, and bungalows starting from the $515,000s. Just across the road is Chelsea, by Anthem United. It offers singlefamily front-drive homes from Luxuria Homes, laned homes from Pacesetter Homes, Trico Homes and Truman Homes. Chelsea is a 320-acre master planned community that on completion will have over 7,0000 residents in a variety of housing types near schools, parks, neighbourhood shopping, pathways and an eco-park. Kinniburgh South is a little further east and is now down to its final phase with its semi-estate homes. Meanwhile, WestCreek Developments, is currently in the planning stages for Bridgeport – one of their two planned communities here. The future does look bright for what was once a sleepy lakeside town.

Make a clean start

to spring by PePPer rodriguez As spring approaches and warmer weather arrives, we open our windows to let the sunshine in – only to close it back again once we realize the mess the house is in. One thing sheltering in place has resulted in (besides our safety, of course) is the accumulation of clutter in the home. Overloaded coat racks heaped with various winter wear, Amazon boxes mixed with pizza boxes in a fort-like stack, paperwork piled high like some ungodly nest. All this working at home can lead to some unkempt workplace conditions. Spring cleaning takes a bit more importance these days, for sure. The rule of thumb for this annual ritual has been the Triple D – Designate, Donate, Dump. them; Donate is a favoured activity (when you haven’t worn a piece of apparel in two years, it’s time for it to go) and your local charity will thank you for it; and Dump is the last resort when recycling is no longer an option, as we really don’t want to add more to the landfill. But for professional cleaners, it goes a little deeper than that. Alicia Sokolowski, President & Co-CEO at AspenClean, says daily cleaning of the home is essential but a deep clean may be more important. “Although it’s very important to clean your home on a regular basis, it’s equally important to give it a deep clean at least quarterly, when the season changes. This kind of cleaning gives you an opportunity to prepare and re-organize your house for the upcoming season and to get into all those nooks and crannies that you might have missed during

your regular cleanings - we all do it,” she tells Calgary New Home + Condo Guide. “Spring cleaning is especially crucial since we spend most of our time wrapped up indoors during the winter. It’s an opportunity to clean our windows, blinds, carpets, drapes, oven, appliances, and to get behind the furniture. By Spring cleaning we can thoroughly remove all the dirt and dust that has accumulated during this cozy time,” Alicia adds. Tom Smeljov of CleanTech Calgary agrees, saying spring cleaning is as important as one’s physical and mental health. “Most of us spend a lot more time at home and indoors during the winter months, so dust and dirt can accumulate faster, and we might not notice,” he says. “Planning a spring cleaning is a great way to freshen up our

house and motivate us to clean up parts of the house that we may have neglected over the winter. Doing a deep clean of your home can give a real feeling of accomplishment and a fresh start for the warmer months.” Both point out that every home is different and everyone has their own set of priorities. However, they say that concentrating on high-traffic areas and the most used rooms – like kitchens and bathrooms – is a good start. “A top tip would be to make sure you air the house well to bring the fresh outdoor air in. Research shows that indoor air is more polluted than outdoor air, so it’s especially important to get fresh air in, now that so many of us work and study from home,” Alicia says. She points out that it is critical to keep entrances into the house clean and free from clutter. “This is the first impression your family and friends get when they walk in. It shows them they are entering a clean house and prevents the dirt from being tracked in. Clean your mats, organize your shoe and coat closet, clean the mirrors and remove dust from decorative elements.” The kitchen and family room

areas tend to get the most cluttered, and AspenClean advises that spring cleaning is a good opportunity to take a hard look at what’s needed in these places, what should be put away, or outright given away or recycled. “These areas are where we spend most of our time, cooking and socializing,” Alicia says. “In the kitchen - vacuum and clean up inside all the drawers and kitchen cabinets, reorganize and remove expired food, clean inside the appliances, like oven and fridge. In the family room - remove dust from bookshelves, put away the magazines that are no longer needed, reorganize the toys, board games, clean drapes, carpet and all the light fixtures.” Tom says to not forget the carpet. “First of all, if professional carpet cleaning is not in your budget, educating yourself to clean your own carpet the best way you can is better than not cleaning them at all,” he says. “As a general rule, if you have pets or small children that are still being trained or prone to messes, we recommend an annual deep cleaning. However, if your carpets do not get heavy use and you

vacuum them well on a regular basis, steam cleaning may only be necessary every two or three years.” Other areas that need attention are living rooms, bedrooms and home offices, Tom says. “Those seem to get cluttered easily. Clutter in these areas will discourage you from cleaning them. If you work from home, decluttering your workspace and giving it a deep clean could reduce your stress and improve your productivity.” According to Alicia, a clean home is best for your health. “A clean home is a healthy home and according to research, we spend as much as 90 per cent of our time indoors. With the pandemic, that number has surely increased!” She adds that new homeowners should keep in mind that keeping the house clean and fresh will maintain the value and enjoyment of their home for years to come. “Always invest in natural, green cleaning products and supplies to keep their homes clean and their families healthy.
