The start of finding a new home starts here. From which community you would want to set down roots in, to the home that fits your lifestyle, Calgary New Home + Condo Guide provides the insight and expertise you can trust. It is all that we do. And this month we have the lowdown on where best to begin your homebuying journey this homebuying season.
We start with Apex’s Carrington South. This dynamic, young community has been one of the hottest sellers in Calgary’s New North and it continues to appeal to young families with its easy- living features. And it will have even more to offer, including no-condo fee street towns, as its latest phase opens in June.
Growth is seen all over Calgary and the immediate area, and we feature a couple of other communities that are in various stages of development to meet increasing demand. Southpoint in Airdrie is on the verge of another breakout as this hit Vesta Properties community comes out with its latest release that will see six new home types coming out all at once, even as it eagerly awaits the opening of a new in-community commercial centre. Then there is Greystone by Burnswest Properties that embodies the surging growth in Cochrane. Located close to downtown Cochrane, it promises to bring the future to this Western Heritage town with an exciting residential and commercial mix.
If you’re undecided on the new home that fits your lifestyle, we talked to some of Calgary’s best homebuilders to get their insights on the best way to find the right-size home. We also put the spotlight on townhomes and why this multi-family style home may be the best option for new home buyers these days.
The summer is shaping up to be a busy one, see you at the showhomes.

The promise of a quiet suburban lifestyle is found in the young community of Carrington South, but what makes it so special is that all this tranquility is in the heart of the most dynamic sector in Calgary.
Carrington South is part of the New North that has seen some of the most explosive growth in the city in recent years. New freeways and interchanges, new commercial centres, new recreation centres and schools – the sector has seen a flurry of growth in such a short span of time. But amidst all this frenetic action, Carrington South’s residents enjoy a calm solitude, a suburban haven of quaint pathways and playgrounds and scenic ponds. It’s the perfect family-friendly community.
Jointly developed by Apex and H3 Developments, Carrington South is
now a well-established community that continues to enjoy strong demand, says Michelle Wilken, development coordinator at Apex.
“Lots are selling very quickly, and we will have Phase 5 presales starting in June,” she tells Calgary New Home + Condo Guide.
The balanced lifestyle that Carrington South offers has been its biggest selling point. “Now more than ever people are looking for that a balanced lifestyle where they can be both super comfortable in their homes and at the same time have access to beautiful outdoor spaces where they can re-charge,” she says. “And still have access to all the amenities they need. It’s the best of both worlds.”
Carrington South’s builder group includes Excel Homes, Trico Homes,
and Truman. The community features homesites for every budget and lifestyle, including traditional, zero lot lines, amenity lots and the new Street Towns coming in phase 5.
“Whether you’re downsizing, buying for the first time, or building a basement suite, you can do it here in Carrington South,” Wilken says.
Truman has found amazing success in the community for their line of laned and front-drive homes, and their upcoming Street Towns are sure to be a hit as well. Truman’s first Street Towns townhomes in Carrington South sold out quick and these new no-condo fee townhomes promises to be snapped up just as quick, says Truman district sales manager, Paul Dhaliwal.
“Carrington South is an amazing neighbourhood, it’s closest to the
downtown among all the New North communities this side of 144th Avenue NW. It’s also not as congested because of the predominance of single-family homes,” he points out.
He says the new Street Towns will have “unmatched style and design” and no condo fees. “Thoughtful layouts give you the open space typically found in single-family homes,” Dhaliwal says.
Trico Homes says they are as glad to be part of such a unique, boutique community and their brand of frontdrive homes have been a big part of the community’s success. “Carrington South is one of the most attractive communities to buyers due to the following factors,” says Trico Homes area manager, Erica Lowe.
“It has great accessibility to the major roads like Stoney Trail, Deerfoot Trail and Symons Valley Road. This community is also enriched with pathways and beautiful views of the ponds, a skate park, and two playgrounds. These outdoor amenities are already set up and will be extremely important for families who want to spend time together outdoors!”
She adds that their homeowners really like living in the community. “They are really enjoying the fact that the commercial plaza has opened in the area – giving them access to a No Frills, McDonalds, and Shell Gas Station.”
Lowe says Trico Homes will have their anniversary model, The Encore, as part of their offerings in Carrington South. “We will have new walkout lots coming in the new phase as well.”
Excel Homes offers laned and front-drive garage homes in Carrington South, and the builder that is celebrating their 35th anniversary this year promises exciting new models to mark the milestone will be added to the line-up.
“We plan on celebrating with our customers, industry partners and with everyone in the community, with lots of fun events, giveaways and sponsorships planned throughout the year. We could not have made it to 35 years without them, and we want to give back to express our heartfelt gratitude,” says Kristina Plank, Excel Homes Marketing Manager.
Excel Homes’ Collingwood showhome in Carrington South is great example of the inspiring, stylishly functional design of frontdrive garage homes available here. The 2,227 square-foot Collingwood is a three-bedroom model built for a family with growing needs. A large foyer will wow friends and family. With the sizeable pass-through wall into the kitchen, a spice kitchen was built in this home specifically designed to accommodate a family that loves to entertain. The centre bonus room separates the additional three bedrooms and side by side laundry room allowing the owner’s maximum privacy. Downstairs, a full basement suite option offers a get-away or private oasis for guests, family members or rental tenants.
Carrington South pond Carrington South playground“The Excel Difference: we’re striving to make homeownership simple, enjoyable, and more fun. Our mission is simple: to create a home buying experience that delivers the most joy and value to our homeowners,” Plank says.
With Carrington South’s newest park already ready to enjoy, there is so much already in place to make the community feel like home. The playground, toboggan hill, and three basketball courts, have seen much use, adding to the enjoyment residents can
get within the community. “It’s great to have places where kids can safely play and burn off energy and where neighbours can interact and build stronger bonds,” Wilken says.

Homes by Avi continues its success story in University District as the award-winning homebuilder introduces its third condo development, Autumn, in this rapidly developing urbanist community in the northwest. Autumn brings a ton of style and convenience to condo buyers by offering 162 spacious studio, one- and two-bedroom units atop 23,000 square feet of main floor retail space.
“We’re really proud to be part of such an amazing community as University District,” said Homes by Avi CEO Charron Ungar during the opening celebrations on May 6.

Fresh from its third straight win as Calgary’s Multi-Family Builder of the Year, Logel Homes continues its award-winning legacy with the release of the final phase at Seton West.
With the opening of six new show suites that express the aspirational lifestyle that Seton West boasts, this latest condo development
from Logel Homes is setting a new standard in apartment living. And people are loving it.
“We launched our fifth phase on March 11th and due to such high popular demand only waited five weeks to launch our final phase on April 22nd. People love the number of options we have with 12 different floorplans at multiple levels of
duplex, laned and front-drive garage homes. And more are coming.”
The builder group of Excel Homes, Homes by Avi and Truman is joined by Cardel Homes who will also be opening a front-drive garage showhome later in the year.
Rangeview’s unique urban design features integrated regional pathways, thoughtfully re-naturalized landscaped parks, ponds and activity centres to truly make Rangeview a complete community that your family will want to call home. “A focus on value and timeless design that puts a premium on community connectivity is what Rangeview offers,” Orme adds. Being able to walk through six show suites allows us to showcase our quality and attention to detail to the customer. The response has been overwhelming, and overwhelmingly positive, we’re already 50 per cent sold out in the first week but there are plenty of options throughout the development for our customers. With tight market conditions we are fortunate to be able to offer options and have available inventory for Calgarians,” he adds.
Logel Homes won the coveted Multi-Family Builder of the Year at the BILD Calgary Region awards. It was the third straight year it has won this distinction. low maintenance and more security. As a result, townhouses are a great option for a full spectrum of real estate buyers – first-timers, new families, and empty nesters included.
Why should you consider buying a townhouse in Calgary? There are many reasons why a townhome may be ideal for you such as affordability,
Here are three main reasons why many people choose to buy a townhome instead of a condominium or single-family property.
Townhomes are a more affordable option than buying a semi-detached or detached home, while offering more space than the typical condominium. They are an ideal property to consider for:
• First-time buyers looking for more space than a condo but at a better price than a detached property
• New families who need space to grow into while also prioritizing affordability in their home search
• Empty nesters looking to downsize and have less maintenance associated with their property
Most townhomes feature multiple floors which also helps provide more space between rooms when needed – a blessing when you want some extra space.
For example, having your home office on a different floor than the living room will likely keep distractive
noise to a minimum and help you focus on the task at hand.
Multi-floor layouts also typically mean you won’t have any unwanted noise coming from units above or below you.
interest in keeping the property safe. Today’s digital age means frontdoor cameras and motion lights are commonplace as well, improving security for all townhome owners in any given complex.
#2
Almost all townhomes are managed by a condo association that collects condo fees which are used to pay for things like exterior maintenance and landscaping.
Hence, townhome living can be hugely beneficial for many types of buyers given that less time spent cutting the grass and shovelling snow means more time for the important things in life such as work and family.
Townhome living also comes with added security given that these projects are often more dense, with more neighbours living closer together who all have a common
#3
With common security interests also comes a family-oriented feel in many townhome complexes. You’ll see your neighbours every so often, an opportunity to connect and nurture friendly relationships, especially for new families with young children!
Townhouse developments with nearby amenities such as playgrounds, schools and parks also contribute to the close-knit feel of living in a townhome community.
A townhome may be an ideal property for you to consider buying in your
next transaction depending on your real estate goals. As always, it’s essential to contact an experienced REALTOR® in Calgary before beginning your home search, one who will put your best interests at heart and help guide you throughout your next transaction.

Whether downsizing or upsizing a home, finding the right-size home is what everyone is looking for. “Rightsizers” isn’t just an industry buzzword, it is what all new homebuyers strive to be.
Finding a home that fits your lifestyle needs is important, but finding one
that fits the budget is just as critical, if not more so. After all, no one wants to be house-poor, meaning having a home that you can’t afford.
The Canada Mortgage and Housing Corporation (CMHC) says mortgage professionals use two rules to decide how much they’ll lend you. First, your
housing costs shouldn’t be more than 32 per cent of your gross income. Housing costs include mortgage principal and interest, taxes, heating expenses and half of your condo fees. Second, your total debt (for housing, cars and credit cards) shouldn’t be more than 40 per cent of your gross income.
Fortunately, Calgary’s new homebuilders work with their customers in offering all home types that can fit their various financial and lifestyle needs. A townhome, for example, can have as many as five bedrooms to fit households with extended families and limited budgets. We spoke with a few homebuilders to find out how they can help the “right-sizer.”
Morrison Homes Marketing Manager, Max Conrad, says arranging a budget is the first step. “With any new home the most important thing is going to be establishing your budget.
Working with a mortgage broker or lending partner will determine the affordability. Of course, if you’re right-sizing or down-sizing this might not be as important, but it’s still the starting point for any home purchase.,” he says.
“Once you have a budget set you should think about what’s important to you in a new home. Is it a spare room upstairs for grand kids? Or maybe it’s a hobby room to keep you occupied in your passion projects, or perhaps you’d like to develop the lower level with a full basement suite and side entry to allow for guests to have their own area,” he points out.
“These two factors are going to be the most crucial when determining the right size of home.”
Morrison Homes is this year’s BILD Calgary Region Builder of the Year (Large Volume), an award it has won for the third time in a row since 2020 and 16 times in the past two decades. It has the expertise and background to know what the market needs and a wide range of home types to offer to suit every need. That they also build in all quadrants of the city and in many of the surrounding communities has also made Morrison Homes a top choice for many buyers.
Among their best-sellers are their duplex homes, perfect for those looking for an affordable home with no condo fees.
Morrison builds duplex homes in D’ARCY Okotoks, Cornerstone,
Dawson’s Landing and Glacier Ridge. We currently have 11 models available across all of communities ranging from 1,234 SF up to 1,604 SF. Pricing for a duplex typically starts in the mid to high $400s.
“Sometimes you may want to right-size to a fully detached home, in that instance a laned home is also a great option! With homes starting in the low $500’s and in popular communities like Belmont, Livingston, Cornerstone, Wolf Willow, Glacier Ridge and even more there is likely a home that’s ready for you to make it yours,” Conrad says.
Morrison Homes also builds Front Garage and Estate homes in the city’s best communities.

“When you are looking for a new home, knowing what kind of home you can qualify for is very important,” says Jessica Sorrell, Vice President, Sales at Anthem. The land developer’s new Anthem Homes division caters to this need.
Anthem has been one of the most prolific land developers in Calgary and now they are venturing into building their own homes with Anthem Homes’ new laned homes.
“Laned homes are fantastic as they offer the opportunity to live in a detached home with lots of privacy but for a more comfortable price point. Laned homes also offer many of the options seen in other product types with bonus rooms, expanded ensuites or main floor bedrooms,” she adds.
ANTHEM Anthem AnthemSorrell says the laned homes are very budget-friendly and perfect for those that want attainable singlefamily living without the burden of condo fees.
“Buying new is a great opportunity to get the home you want. You can work with an Anthem sales team member to find a floorplan with options that suit your needs and then our professional interior design team can find home selections to suit your styles. In addition to the home you want, you get access to the new home warranty program available, giving you peace of mind in your investment.”
Anthem is launching the presale of its laned homes at the end of June in its northeast community of Cornerstone and Pine Creek in the southwest. “We currently have seven different models ranging from 1,260 to 1844 square feet,” says Joel Stewart, Manager, Design and Production. “We are very proud of the models we have built and the options we have available: Main floor bedrooms, expanded kitchens, bonus rooms, expanded ensuites, home office or flex spaces, working kitchens, legal basement suites and more.”

When trying to decide on a new home, it would be a good idea to visit a showhome and talk to the sales staff who can guide you in what would work best,” says Excel Homes Marketing Manager, Kristina Plank.
“In recent years, our homes have become so much more than just a place to live. They have become home offices, homeschools, the gym, the entertainment, and so much more. Think about how you live in your home and what suits your lifestyle,” she says. “Think of what matters most to you.”
Excel Homes offers the full range of single-family homes from duplex, laned and front-drive garage models, and they have all kinds of options within those categories. They can build homes to fit multi-generational needs, or two-master suite models, and anything else that the changing needs of buyers dictate.
“Our sales team will guide you through the home-buying journey. They will help you narrow down your top priorities and find a home plan that suits you best. The process can be daunting, but we are here to help, every step of the way,” she says.
Excel Homes offers six unique laned home models, with many
options to customize the floorplan by adding pre-planned options like a basement suite or even a loft. “Our laned homes come in a variety of sizes, ranging from 1,480 up to 2,326 square-feet when adding a loft to the home.”
Front-drive garage homes are also popular, mainly with newcomers from out of province. Many from Ontario and B.C. who have been able to sell their typically smaller home and upgrade to a bigger one in Calgary with the profit.
“We offer 15 different front drive garage home plans in a variety of sizes, ranging from 1,775 to 2,911 square-feet. “The Collingwood model is one of our most popular front drive garage floorplans. It is a 2,235 sq. ft. 4-bedroom, 2.5-bathroom home, perfect for a growing family,” she says.
Excel Homes has sells in the communities of Carrington South, Livingston, Homestead and Savanna in North Calgary; Creekstone, Rangeview, Mahogany and in the upcoming community Silver Spruce all in South Calgary. They also have homes in Cobblestone Creek and Chinook Gate in Airdrie.

“We are extremely excited for this launch! First-time buyers, move-up buyers, downsizers, and investors will all find a perfect opportunity to buy a home in South Point,” he adds.
Vesta Properties is excited to announce the introduction of a new, 50-acre commercial centre east to the residential community that brings convenience of added amenities such as shopping, commercial and medical services, and recreation right next door. South Point Village will feature 415,000 sq. ft. of mixed-use
commercial and retail space with a charming boardwalk skirting the Nose Creek Pond.
It is set to be Airdrie’s new destination to shop, eat, work, and relax.
“It will add much life into South Point,” van der Linden adds. “It will give our residents their own shopping district filled with local boutiquestyle shops, restaurants, cafes, services, and professional offices. A strong emphasis will be placed on pedestrian and bicycle access with paths meandering through the village connecting to a community pond and easy access to the South Transit terminal.” adds AJ.
South Point’s direct access to the 40th Ave interchange will provide easy access to the Queen Elizabeth – 2 Highway. South transit terminal right across residential community and the commercial center and proximity to Main Street will allow Airdronians commute hasslefree promoting a Transit Oriented Development.
“The new access off 40th Street to southbound Deerfoot should make driving to Calgary even more convenient for our residents,” van der Linden adds.
The demand continues to surge for quality and affordable homes in Airdrie. “We had little inventory left so there is pent up demand. We are
seeing a lot of buyers from out-ofprovince who see the affordability and easy-living lifestyle that South Point offers” says van der Linden.
First to release are Back-toBack and Urban Townhomes with Duplex Homes. Other home styles included in the latest phases are the Rowhomes, Single Family Lane, and Front-load Homes.
Rich in outdoor amenities, residents of South Point enjoy 12 acres of greenspace including an off-leash dog park, tennis, and basketball courts, taboggan hills, pond for skating and children’s activity area. There are picnic and BBQ areas in the community where the strong bonds have been formed.
South Point is one of the safest neighborhoods for families with children. Northcott Prairie Elementary School at a mere walking distance ensures peace of mind and easy drop offs.
“Vesta takes pride in building master-planned communities that are thoughtfully designed and carefully created to ensure sustainable and safe neighborhoods that bring value to your lifestyle and investment” AJ adds.
Once complete South Point will showcase over 617 new homes in Airdrie in an array of home styles inspired by classic architecture that offer homebuyers an unparalleled value.

Under the beguiling, blue skies of Cochrane, beside the gently flowing Bow River, surrounded by majestic views of the Rockies, lies Greystone, a new community that promises to put a new, contemporary spin on the Western living.
Developed by Burnswest Properties, Greystone broke ground last year to bring an elevated, modern, family-friendly living in the heart of Cochrane. By taking advantage of its one-of-a-kind location at the bend of the Bow River on the southeast side of Cochrane just outside of its downtown, Greystone offers a fresh new take on the town’s already established countryside living charm.
And the promise is coming to life!
Four new showhomes will be opening over the summer months and a grand opening celebration is slated on September 23, 2023.
Single-family front-drive garage homes, single-family rear drive, and duplex will be among the first homes available from Douglas Homes, Rohit Communities, Prominent Homes, Green Cedar Homes. Vertos condominium townhomes from Ocgrow Communities are also available with showhomes to come later.
Josh Hagen, vice-president of development for Burnswest Properties, says feedback has been very encouraging since the launch last year, as people realize the tremendous potential to live a fulfilling lifestyle in Greystone.
“Our location and vibrant mix of uses makes Greystone the ideal live, work play community,” he tells Calgary New Home + Condo Guide. “We are situated immediately next to downtown Cochrane, wrapped around the south and east by the Bow River and its river pathway system. Greystone is also connected directly with the existing 325,000 square foot Spray Lakes Family Sports Centre which is home to a variety of sporting opportunities and events.”
The homes themselves are reflective of Cochrane’s rich history and growth, he adds. “The homes celebrate the nature surrounding them, and green spaces abound, while stunning floorplans and luxurious finishes include every modern convenience. Likewise, the central setting offers access to new and existing shops and stores, healthcare, and wellness services, and so much more.”
Prominent Homes Area Sales Manager, Jaclyn Rabaaya, says Greystone is perfect for outdoorminded buyers who love an active lifestyle.
“Greystone is close to the river for walking and being able to utilize the outdoors, the Spray Lakes rec center
just next door is a fantastic place for families year-round and really comes to life in the summer with the outdoor water park as well as the large facility for baseball diamonds and pickleball right in the heart of the community,” she says.
Greystone is also set to have a brand new fully loaded commercial center with grocery, pharmacy, liquor store and food options as well right in the community, Rabaaya says. “The physical location is also fantastic as you can avoid much of the traffic that most commuters in and out of Cochrane really don’t like as the unique location gives access to the southeast bridge to Rivercrest and also the ability to come through downtown on the NW side and avoid much of the traffic congestion that builds up.”
Prominent President, Pal Shergill, says they decided to build there for all these reasons. “We really feel that this community is one of the best communities for the town of Cochrane and everyone that is going to live here. We also love the idea of the community being redeveloped from an old gravel and concrete site to becoming something brand new and sustainable for the community, a complete circle of life for this beautiful community.”
Shergill also touts the relative affordability of Cochrane. “Prices are more competitive in Cochrane, and we are able to pass these prices on to our customers where they can save on average 5 to 10 percent lower than
the prices we can offer in the city of Calgary.”
Ocgrow Group, which is developing Vertos townhomes in Greystone, couldn’t agree more. “It has the best of both worlds,” says Vertos Sales Manager, Miguel Tumang. “Everything is at your doorstep. Ocgrow decided to build here because of the wonderful lifestyle Cochrane offers already and the huge growth potential here at Greystone and all amenities offered within walking distance to Vertos.”
Hagen says that there is an even brighter future for Cochrane as more investments and businesses open creating a viable employment hub right in town. But the historic Western Heritage town just 20 minutes west of Calgary has not lost its small-town charm nor its pioneering spirit. And its enviable location in the Foothills gives everyone the opportunity to enjoy nature in all its glory.
The local golf course is listed in Alberta’s top ten. Also, paddle
boarding and rafting on the river are unique and exciting ways to stay cool during the hot summers, or go swimming and boating in Ghost Lake, which is just 20 minutes west of Cochrane.
Other fun ways to enjoy the warm season are camping and hiking, both of which are available nearby. With public land, backcountry, and serviced recreation areas to choose from, you can plan the exact excursion you’ve been dreaming of.
“You never have to go very far to find nature, adventure, and relaxation, and the options for play are virtually endless for the residents of Greystone,” Hagen says. “Whether it’s an interested in sports, dining, fitness, live music, walks along the river, cycling—you name it. It’s all here and many activities are only a short walk away – not to mention those magnificent Rocky Mountains are just 30 minutes away.” Find
Whether upsizing or downsizing, for many, the townhome is about rightsizing. The townhome is the most versatile new home option in the Calgary market these days; it’s stylish, functional, and just makes sense. Most of all, it’s affordable.
New home buyers love the fact that they can get a two- or threebedroom home for a lower price than is typical for a duplex or laned home, with the extra advantage of a lowmaintenance lifestyle.
Calgary builders offer townhomes in a wide variety of styles that work for different kinds of lifestyles. They may be stacked on top of each other; or side-by-side in a row; they
can offer single-level living or a three-storey lifestyle; and they might have condo fees and there are those that don’t.
Townhomes are hot on the homebuying market right now and are available in many of Calgary’s newest communities. We spoke to some of Calgary’s top townhome developers to get their insights on the enduring popularity of this multifamily housing type.
Trico Homes has always believed in the appeal of the townhome, which remains a consistent best-seller in their line-up.
Trico’s Director of Marketing, Glenda Schwartz, enumerates the number of advantages townhomes have, including cost-effectiveness, low maintenance, and security.
“They are often more affordable than single-family homes, making them an attractive option for first-time homebuyers or those on a tighter budget,” she says.
She adds that townhomes typically provide a well-designed layout with efficient use of space.
“They often feature multiple levels, allowing for separation between living and sleeping areas. This can be advantageous for families or individuals who want to maximize
space without the need for a larger single-family home.”
Adam Zymirski, Sales Manager of Trico’s West 83 townhomes, says another advantage of buying a townhome with Trico is being able to have your own parking garage. “Townhomes are a great steppingstone if you would like to own a larger home down the road, or they can be a great option for someone who is looking to downsize from a larger home into something small with less maintenance,” he adds.
“West 83 is our newest luxury townhome community, which just launched sales a few months ago in the community of West Springs,” Zymirski says. This is a community that is very well established with every type of amenity available within walking distance away.”
With interiors designed by Calgary’s preeminent designer, Aly Velji, West 83 presents curated townhome living in the west side’s most coveted location.
It will have 150 exclusive opportunities available (Phase I – 75 Units & Phase II – 75 Units), with homes ranging in size from 15-, 17and up to 20-feet in width. Two- and
three-bedroom models are available, and they are selling quick.
Along with West 83 in the southwest, Trico offers this summer Colours of Seton Townhome in the booming southeast community of Seton.
Colours of Seton Townhomes will be one of the last chances for townhome buyers to become homeowners in the growing community of Seton. There will be 95 townhomes released over 15 blocks, with 2- and 3-bedroom options. There will be single or double tandem garages, which will begin pre-selling in the summer of 2023.
Trico has more plans for even more townhomes in the near future. Stay informed at tricohomes.com.
Jayman BUILT has built a reputation on classy, sustainable, and highly styled homes, and their townhomes are in a class all their own. They offer both traditional townhomes with condo fees and street town with no condo fees.
Jordan D’Haese, Jayman BUILT Multi Family Sales Manager, says maintenance-free, lock and leave
lifestyle is the biggest attraction for townhome buyers. “You enjoy amazing amenities from parks, greenspace, gardens without the hassle of maintaining them. This includes snow removal in the winter as well! Peace of mind and you can lock and leave while on vacation!”
New from Jayman BUILT are the Les Jardins and Park Place townhomes, as well as the Seton Street Town, no-condo fee townhomes.
Les Jardins Townhomes offer two- and three-bedroom models, from 1,288 to 1,645 square feet., with tandem, single, and double attached garages, fully fenced and landscaped yards. These townhomes start from $470’s + GST. “The community features a two- acre central garden, inspired by the grand gardens of Paris (Les Jardins actually means “The Gardens” in French). This central space includes a water feature, community garden plots, pergolas with seating areas and twinkle lights. We have move in ready homes available now and more coming available this summer! You could move in before the end of the year!”
Park Place of Lake Mahogany recently launched for pre-sales, with showhomes coming in the Fall. With eight different models to choose from, ranging from 1,380 to 1,742 square feet, starting from the $490’s + GST. These models include twoand three-bedroom configurations, all with five-piece, spa-inspired ensuites, optional pantries and flex rooms. Cheekily named after wines, you can choose the model that suites your needs and personalize the interior.
While the Seton Street Towns have no condo fee townhomes, they still come complete with landscaping. There is space to add a detached garage on the back, should the purchaser wish. The main difference is that these are entered from the street (instead of through the garage like our multi-family products). “We have 3 models to choose from –the Brooklyn, Destiny, and Tempo – in two- and three-bedroom configurations. Ranging from 1,350 – 1,576 SQ. FT. and starting from the $540’s (including home, lot, and GST),” D’Haese says. Go to jayman.com for more.
Partners specializes in townhomes, and they are intimately familiar with what the townhome buyer needs. They have several on-going townhome developments in and around the city that cater to their buyers’ lifestyles.
“For most townhome developments, the low-maintenance benefit does come at a cost (condo fees),” says Cale Marklund, Marketing Manager at Partners. “But those costs cover everything from lawnmaintenance and snow-removal to weather-related damages and waste removal. Now, many builders are beginning to feature new options built on a no condo fee, or freehold,
structure. At Partners, we are beginning to offer more and more no condo fee townhomes, that still provide homeowners with the low maintenance peace of mind that a condo fee structure would.”
He says Partners offers low maintenance xeriscaping landscaping (drought tolerant, little watering required), “so if a homeowner wants to get away for the weekend, they can do so without having to worry about upkeep.”
Among Partners’ offerings is Central by Partners townhomes in Skyview Ranch in the northeast. These are the typical townhome development/ complex with 3-stories – attached garage on main, living space on second, and bedrooms on third. These ones are a condo fee structure, but offer fantastic low maintenance living, full-width balconies for outdoor living space, two- or threebedroom options and are located right next to a future LRT corridor in the NE, so accessibility isn’t an issue. “We only have six units left here, too! It’s been a very popular area lately. We also just sold out of our Symon by Partners townhomes, which were the exact same design, but in the community of Evanston in the NW.”
They also have Arrive D’Arcy II in Okotoks. These are no condo
fee street towns townhomes and bungalows: “This has been one of our most popular products due to the no condo fee structure, the modern architecture, and the street town style, as opposed to the townhome complex structure. The street town elevations offer a mix of bungalows (our Casa model floorplan), some with stunning vaulted ceilings, and two-storey townhomes (our new Rundle floorplan). These homes also come with a detached double garage, fencing, and front yard lowmaintenance landscaping all included in the price!”
They have been so popular that Partners just released the same style of development with the same two floorplans in the community of Sirocco in SW Calgary.
“We are days away from releasing another new product, this time in the community of Wedderburn in Okotoks. Based on popular demand, we decided to take our Casa model bungalow, and do our no condo fee street towns, but exclusively bungalows. This project will feature the same great bungalows as D’arcy and Sirocco with the same add-ons and features, but we’re slightly changing the exterior,” he says.
