As the Battle of Alberta sets off in the NHL playoffs for the first time in more than three decades, the province is decidedly on a path to renewed growth. Dawson’s Landing has been such a hit that it is launching Phase 3 already. This latest phase will have Front Garage Homes from Sterling Homes, Broadview Homes and NuVista Homes; laned homes from Trico Homes; and duplex homes from Morrison Homes. “Truman had laned homes and townhomes in the new phase and these have sold out already,” Wulder says.

Phase 3 will also have a brand-new park and playground that will open in the fall, as well as the second Stormwater Kidney™ that has already begun construction. “The park will be the perfect location for the Owners’ Association to hold Movie in the Park events, starting in summer 2023,” Wulder says. includes the stylish and durable luxury vinyl plank (LVP) flooring, quartz countertops in the kitchen and bathrooms, LED lighting and even window coverings that are rarely provided in most other townhome developments, he says. “It is hard to find a townhome under $500,000 in the southeast that offer as much as we do.” The Townhomes at Copperstone provide such good value that they are attracting a lot of investor traffic, as well. “Calgary remains a hot spot in real estate in the country, we’re still getting lots of interest from B.C. and Ontario.” He points out that inmigration numbers are encouraging and there is optimism that Calgary is coming out of its slump induced by the slow economy and the pandemic that has hounded it for the past few years. “Things are looking up,” he adds. Vesta is the developer and exclusive homebuilder of the community of Copperstone, which offers townhomes and single-family homes. The single-family homes offer an amazing range of models to fit a wide variety of wants and needs. “We have single-family homes on traditional lots, larger lots backing on greenspace, and 14 exclusive walkout lots for our new luxury estate homes,” van der Linden says. Possessions are about a year away for both townhomes and singlefamily homes. “It’s been a challenge keeping up with demand, but we have a reliable set of trades people and suppliers we can count on to maintain timelines,” he says. With all of that going for it, it’s easy to see why Copperstone is fast approaching completion. Van der Linden thinks that the community will be completely sold out within the next two years. “We are the last active new home development in Copperfield, and our townhomes and single-family homes represent the last opportunity to own a new home in this one-ofa-kind community.”

Developers have taken pains to knit this kind of relationship between homebuyers and the communities they design and bringing in more and better amenities is one way of connecting life to the community lifestyle. This flourishing community just west of Calgary in Springbank has become the true stay-cation destination it was always envisioned to be. It has certainly run away with industry acclaim, winning its fifth BILD Calgary Region – Community of the Year award at this year’s ceremonies. The developers, Bordeaux Developments and Qualico Communities, say they are honoured to win these awards and that teamwork with all the stakeholders has been crucial in the endeavour. But in the end, it’s still all about designing a community that residents will love. And in that, Harmony is a winner too.
And since the first showhomes opened here in late 2015, Harmony has certainly taken giant steps to design a community for the ages. Bordeaux Developments Marketing Manager, Laurel Campbell, says they began with completing Paint Brush Park and the roadways in Stage 1, and has since added more infrastructure, including its own Water Treatment Plant and Wastewater Treatment Plant, the only one in Canada that has Zero Setback Irrigation. They also have several resident-focused amenities including the south beach of the 140-acre Harmony Lake (with changing facilities), Sunset Cove
clubhouse. The extensive pathway system connects housing nodes, providing safe corridors from every home to all greenspaces and existing (and future) amenities,” Campbell says. Their diverse range of home options are also a big part of the design. Townhomes, front-drive homes, rear-laned homes, bungalow villas, estate homes and even lakefront homes are all found in this community just 10 minutes from the west end of Calgary. The immediate feeling of connection to the vision of a community filled with amenities, space to gather and the strong sense of community,” says Laurel Campbell, Marketing Manager at Brodeaux Developments. “The backdrop of a community lake surrounded by beautiful homes, rolling foothills and the Rocky Mountains. The design of the community had the notion of preserving the community spirit, she adds, so there is a large focus on providing amenities that encourage community gathering. These amenities include the lake, beaches, golf club, LaunchPad, community garden, Adventure Park (skate park, pump track, climbing wall, skating, dog park, tobogganing, etc.) and resident centric events, like the Santa Skate, Movie in the Park, etc. “Future amenities include a vibrant village centre with restaurants, housing, retail, harbour, and daycares, beach club, schools and golf

Developed by Section23, Rangeview is designed to nourish and inspire authentic living through food celebration, says Section23 marketing coordinator, Sarah Fehr. “Rangeview is envisioned as a vibrant and social gathering place for neighbours to connect in a setting surrounded by amenity-rich residential living, community gardens, garden-to-table food celebrations and more. and spaces for residents to gather, grow and flourish and activities to build a strong, resilient community.” Rangeview is already getting accolades not even two years since it broke ground in the fall of 2020, winning Best Show Home parade of the Year at the recent BILD-Calgary Region Awards. “To receive this award is an absolute honour for our team. We have worked side by side with our builder partners Baywest Homes, Homes by Avi and Jayman BUILT to design a streetscape that brings our signature Farmhouse architecture to life. As a new development, it was important to us to convey the community vision within our show home parade to allow the public to see and believe in the true potential of Rangeview,” Fehr says. That vision of ‘Agricultural Urbanism’ is key. This is the practice of integrating local food systems in the design and programming of neighbourhoods and communities. Driven by the demand for social, economic and environmental sustainability, Agricultural Urbanism is quickly gaining momentum across North America, and Section23 is uniquely positioned to pioneer this concept in Rangeview. As Calgary’s first garden-tablecommunity, Rangeview offers residents the opportunity to be part of something truly unique, she adds. Rangeview will have numerous garden-to-table initiatives

incorporated within the community. These will include the homeowners’ association-managed community gardens, orchards, greenhouses, structures, and common areas, all designed to connect neighbours through gardening and food celebration. “These gardens and spaces will inspire lifelong learning and encourage community involvement with events and programs, and will include shared spaces designed for planting, cultivation and food preparation, demonstration gardens to teach healthy gardening principles and practices, and activities, festivals, and markets with a focus on urban agriculture.” Beyond Rangeview’s bountiful gardens, approximately 60.4 acres or 19 per cent of the plan area is

open space. “Public and private open space forms a west-east green spine that runs through the heart of the community using agricultural ideals to highlight recreational and social interaction. Rangeview’s cohesive and integrated open space plan consists of agricultural areas, a constructed wetland, naturalized parks, neighbourhood parks, creative playground areas, schools, and sports fields.” It will have indoor and outdoor social spaces for seasonal farmers’ markets, festivals, and events. Managed by the Rangeview Homeowners Association, the Harvest Hall community building will be home to a variety of programs and events year-round. The 320-acre community in southeast Calgary will be developed in 17 phases over the next 15 years. “Rangeview will grow to include additional innovative residential housing types including apartments, townhomes and cottage homes that will appeal to a wider demographic with a goal of creating an inclusive and complete community. In total Rangeview will provide approximately 3,700 housing units to an anticipated population of 9,900 residents,” Fehr says. Pages on Kensington is a bit of a throwback. It’s one of the last few independent bookstores in Calgary, and entering its warm, cosy confines - with the nostalgic smell of books hanging in the air - is like going back in time. And it fits well with the characteristics of this entire northwest neighbourhood of Kensington. Calgary’s Stephen Avenue may have the hype, 17th Avenue S.W. the hysteria, but when it comes to being the hippest spot in town, Kensington beats them all hands down. Kensington Village, as it is lovingly called, is rooted in deep history, as well, and is the thriving business district of the community of Sunnyside-Hillhurst in the northwest. 2021 BILD CALGARY REGION AWARD WINNERS ANNOUNCED It was a return to glamour and greatness as the BILD Calgary Region (BILDCR) announced the winners for the 2021 BILDCR Awards! This year, over 1,100 members of industry attended the 2021 BILDCR Awards Gala on April 30 at the Telus Convention Centre where the brightest from Calgary and Region were rewarded for their innovation over the last year. The 2021 BILDCR Awards Gala featured 11 categories along with the prestigious BILDCR Grand Awards. Morrison Homes led the list of winners as they took home their 15th Builder of the Year (Large Volume) Grand award. Duplex homes: twice the nice at half the price by pepper rodriguez
The duplex home used to be looked down upon as the poor cousin of the single-family home set. But through years of design innovation, sound-attenuation improvements, and evolving exterior looks, this twin-home design has become a favourite – and not just with first-time homebuyers. Homebuilders have different names for the duplex. Some call it a side-by-side home, or a semidetached home, or even a paired home. No matter what it is called, its flexibility, functionality, and perhaps most importantly, its affordability has made it a perennial best-seller for homebuilders. A duplex is a single structure featuring two residences, each with its own private entrance and one shared wall (there is a gap between homes to lessen sound transfer). Each home is individually owned,

and unlike townhomes, have no condo fees. It’s twice the nice at half the price. Sound transfer used to be the biggest knock against duplexes, but that is largely a problem in the past as the advances in sound attenuation technology and floorplan designs work to limit the creaks and cracks. Besides its inherent affordability, the flexibility duplex homes offer homebuyers is just as integral to its appeal. There have been instances where families buy both units so the parents can live in one household and the kids in the next. Duplexes continue to be a bestseller for homebuilders as they are seen as an attractive alternative to condos or townhomes, and many are readily available in Calgary’s best communities. We spoke with a few homebuilders to find out just exactly what the attraction is to this home.

Brookfield Residential is a leading homebuilder and land developer in Alberta, and their duplex homes are an important segment of their production. “We have been building duplexes for years across Alberta and have introduced new models to meet buyer demand,” says Kelly Garcea, Sr. Business Strategies Manager, Land & Housing Development. “Prospective buyers indicated that larger square footages, upgraded kitchens and flexible spaces were widely sought after and so we have introduced models to meet these needs.” She says that demand is for duplexes that include suited basements, and Brookfield Residential’s provide that in select communities with two of their most popular duplex models. She adds that they are also in the design phase on a new three-

bedroom duplex that will offer a basement suite, a main floor office and upper bonus room. One of their latest models is the Oak, which is sized between 1,630 to 1,675 square-feet. “Its defining feature when compared to our other duplex models is the front dining room and rear great room offering a unique layout in our line-up. The Oak can have 2- or 3-bedrooms with a central bonus room, upper floor laundry and optional layouts. It can also be built with a basement suite or basement development. The Oak pricing will start in the high $400s, depending on community.” The Oak can be seen as a show home

Kristina Plank, Marketing Manager at Excel, says their duplexes have the cost advantage of coming with an attached garage, whereas “when you

buy a laned home, you have to pay extra for the garage.” “They are also designed to maximize living space and include all the features of a front-drive (FDG) home, such as a fenced yard and attached garage, at a fraction of the single-family home’s price.” Excel offers duplexes in Creekstone, located in Southwest Calgary, and in Chinook Gate in Airdrie. The Magnolia and Willow models are available in Chinook Gate starting in the high $400,000s, she says. One of their most innovative features is the sound-attenuation design of their duplex homes. “Our Hush Hush wall system uses select materials and intelligent engineering to reduce sound transfer between units. Popular is the Sasha model with its pocket office and bonus room upstairs. While the Jade’s open concept design give it a feeling of spaciousness, Chenier says. Trico Homes offers duplexes in the communities of Legacy in the southeast and Glacier Ridge in the northwest. “Buying a duplex from Trico is amazing option because our duplexes provide the same square footage and the same layout as our most popular laned models for a fraction of the price,” says Clint Pilon, Area Sales Manager for Trico in Legacy. “It makes the perfect opportunity for a first-time home buyer to enjoy the benefits of a laned home without a major increase in their mortgage payments – especially because these

Justin Rampersad, Trico Area Sales Manager in Glacier Ridge, says duplex homes offer “greater affordability than a laned home and greater value than a townhome. Community playgrounds may provide hours of fun for children, but their design has become serious business for developers as they stretch out their imaginations to provide the most engaging and inclusive tot lots for families. Nowadays, it isn’t just seesaws and slides and swing sets that comprise a playground, many in the newer communities have more elaborate set-ups that look more like they came from Little Nemo’s Slumberland (the Winsor McCay cartoon strip, not the Pixar fish). Monkey bars that kids don’t only swing from but can twist and turn around in, imaginative jungle gyms of all sorts of shape and colour that challenge creativity, rubberized mats instead of gravel and sand that reduce 38

Anthem Properties It’s been up for a few years, but this sprawling tot lot in Belmont remains the ideal for today’s playground. It has one of the most engaging and elaborate kids’ playgrounds around, a collection of custom monkey bars and jungle gyms and other climbing frames set amidst colourful, rubberized hilly mounds. Children young and old can spend hours of fun navigating the maze of fun constructs – including a mini-rock climbing slide!
