Under Cochrane’s big, blue skies, the community of Precedence in Riversong continues to flourish, as new homebuyers are attracted to its wide range of home options as well as the natural beauty surrounding its location. Check out our cover feature for more about this dynamic, young community. Precedence’s growth is indicative of the renewed strength in Calgary’s housing market. Alberta government statistics say urban housing starts in the province totaled 2,760 in April 2021, a year-over-year increase of 43.8 percent, even as the Calgary Real Estate Board says 3,209 homes were sold in the city in April compared with 571 during the same month last year. Confidence in the local housing industry is bolstered further with the announcement of this year’s winners in the Calgary BILD Awards. Despite missing the usual glitz, the annual event still managed to celebrate the strength and innovation inherent in the local industry. Check inside for a partial list of winners. The Jayman BUILT group as a whole has always been a big believer in Cochrane’s growth. Anthem United takes stake in Glacier Ridge development Anthem United and its partners have acquired a 50 per cent interest in an 836-acre residential development in Northwest Calgary, Alberta, which they will develop as a joint venture with the Ronmor Group that owns the remaining half. Currently known as Glacier Ridge, the future master planned community will include approximately 4,135 single family homes, 87 acres of multifamily and commercial land, and over 200 acres of environmental reserves, municipal reserves, and

open space connected by a network of pathways and trails. Construction is scheduled to start in Spring 2021, with showhomes by Shane Homes, Jayman BUILT, Morrison Homes, Trico Homes, and Cedarglen Homes opening the next year. Bob Faktor, Vice President Land Development for Anthem United, is excited about the opportunity. “The rolling topography of the existing land provides for unique development opportunities,” he tells Inside Calgary. “Residents will have expansive views that include over 200 acres of ravines and park space connected by a network of pathways and trails. Kensington: Calgary’s hip, trendy village by pepper rodriguez Inglewood may have the history, and 17th Avenue S.W. the hype, but when it comes to being the hippest spot in town, Kensington beats them all hands down. Kensington, just north of the downtown core, has a heady, trendy village scene. In fact, it is known as Calgary’s first urban village and today it has over 270 businesses within its boundaries. These include 75 retail stores, 38 eateries and pubs, 10 coffee shops, 21 salons and spas, three specialty services and shops and more. There are over 30 public art works and installations that add a bohemian flavour to the community. It also has a surrounding population of around 10,000-plus residents, with some 3,000 employed by member businesses of the Kensington Busines Improvement Area. This area of the Sunnyside/Hillhurst community is one of the earliest examples of “Live, Work, Play,” long before it became a buzzword in urban living. Pixel and Lido condos, StreetSide Developments had one of their best-sellers St. John’s here, so did Minto Communities with Annex and Bucci Developments’ Ven and (appropriately named) Kensington projects. Currently, Graywood Developments’ Theodore is a huge success and going up fast along the busy corner of 10 St. N.W. and Gladstone Road, while SOLA Condos by Ocgrow Group is quickly becoming a best-seller on 14th St. N.W. and Kensington Road. Ezra by Birchwood on 5th Avenue N.W. still has suites available. Kaleigh Kelly, Regional Sales Manager – Calgary, for Graywood Developments says the Theodore residents will have the benefit of living in an “incredibly connected” neighbourhood. “Theodore offers the best location in the heart of Kensington, less than one minute walk to Safeway and the LRT – residents can take advantage of the fantastic vibe that Kensington has to offer! The high streets are lined with incredible restaurants, coffee shops, boutiques, wine bars, fitness studios and so much more.”

The Kensington village scene is as gratifying an experience as can be imagined. Whether enjoying a 14 oz. Benchmark Angus Ribeye at Modern Steak, or the best Korean fried chicken in town at Wow Chicken, you will find a restaurant to suit your taste in Kensington. From the exotic to the everyday menu. “Our favourite restaurant in the area is Pulcinella,” says Consul. Pulcinella serves authentic Napoletana pizza using only Italian type 00 flour and olive oil to farm-fresh herbs and toppings. Kelly says the Theodore team frequents The Roasterie or Good Trade for coffee. “We are also big fans of Ikemen Ramen, Pie Junkie, Pepino’s, Hayden Block and Reds Diner!” She adds that there are way too many shops

to mention, but their favourites include Gummi Boutique (premiere candy store), Purr (fashionforward clothing store), Nanao Kimono (Japanese lifestyle store) and Frilly Lilly spa. In fact, it’s so well-loved right now that homebuilders are having a hard time keeping up with demand for what some have called today’s fairy tale home. Laned homes refer to how parking spaces are accessed, says Mike DeBoer, Manager of Operations at Genesis Builders Group. “Most typically, laned homes will have a porch or veranda facing the street and a parking pad or detached garage accessed off the rear lane,” he says. But the traditional laned home is the fairy tale home for many homebuyers because of its streetfriendly façade. It is also easily the most affordable detached, single-family home option that makes the homeowning dream come true. Excel Homes’ Marketing Manager, Kristina Plank, says the laned homes offer privacy and versatility and so much more to the new homebuyer, especially first-timers. “One of the biggest selling factors for a laned home is that they are typically a more affordable option, making them very appealing for new homeowners.

Another great feature is you own your own piece of land, giving you a backyard where you can choose to add a detached garage or keep the green space, which is great for families!” she says. Trico Homes Marketing Manager, Glenda Schwartz says laned homes also trump front drive garage homes in curb appeal. “Compared to front attached garage you have the opportunity to create gorgeous curb appeal. For Excel Homes, the laned homes are a big part of their line-up. “Our laned home sales make up 30 per cent or more of our business. They are a great stepping-stone for families to get into the housing market as they are well priced and offer the benefits of owning a single-family home. Calbridge Homes has established a reputation as a premier custom home or luxury home builder, but Nicole Ziemann, Calbridge Homes Sales Manager, says that is only a fraction of what they produce. “Laned home opportunities make up about 40 per cent of our overall single-family production in Calgary, Airdrie, and Cochrane.” Like many other homebuilders, Calbridge has noticed the spike in laned home demand and is releasing more models in more new communities this year, noting they won’t have quick possession laned homes until early 2022.

2020 BILD CALGARY REGION WINNERS ANNOUNCED by PEPPER RODRIGUEZ The best of the best in Calgary’s new home building industry this year were announced at the 2020 BILD Calgary Region Awards, that celebrated innovation and resiliency among the local homebuilders and land developers. In the face of daunting challenges – not the least of which was the pandemic – Calgary’s new home industry continued to grow. The winners of this year’s awards personified this strength, says BILD Calgary Region CEO, Brian Hahn, as he congratulated all who participated in the annual celebrations. “2020 was a year like no other for all of us, professionally and personally. Our industry pivoted quickly, introducing innovations and protocols to safely facilitate home sales, renovations and business operations. A community is more than a sum of all its parts, but it is the vision that determines what it can ultimately become. Planning the amenities, assembling the builder group – these are all essential in carrying out the vision for the community and developing the land into a home that people will want to call home. But that vision begins with determining how the community will look like, and this is where architectural controls come in. They provide the guidelines for the design and exterior look of the homes.” Bri-mor Developments’ Managing Director, Aleem Dhanani, agrees. “Architectural

controls help to maintain consistency in in building form while allowing diversity through the architectural theme and styles.” While Laura Button, LaVita Land’s senior development manager, says this helps the community maintain its character for the foreseeable future. “Architectural controls govern the key elements of home design elevations including style, colours and materials. These controls are important at the time of initial construction of a home, but they are also registered on title


for a certain length of time, say 25 years, so that consistency is maintained in the community should exterior renovations or rebuilding occur.” WelCome home

Partners Communities, the land development division of partners Development Group, is deep in the development of its first community – Homestead – and it interesting to see how they are molding the look of the community as its first showhomes open. Just on the east side of Stoney Trail and McKnight Boulevard in Calgary’s expanding northeast, Homestead is a throwback to simpler times and small-town living. Dennis Inglis, Vice-President of Land for partners, says they want to make this 230-acre community seem as welcoming and inviting to their “homesteaders.” “We are surrounded by farmland, canola fields across from Homestead will be there for years to come. But just how do you approach placing art in your home? It’s a very subjective matter, so it might help readers know how a professional approaches the subject. Here are a few tips from the experts: Danielle Paul, President of

Danielle: Art adds so much personality and expression to the home. It is an effective way to bring in colour, express yourself, tell stories, or remind you of the places you’ve been. Generally, we try to keep

our art consistent in terms of art style. It’s okay to mix it up a bit, but I would stay away from having an abstract in one room, then switching to a landscape and adding pop art and so on, in adjacent rooms on the same floor. Ask yourself, “what is my goal for art?” Do you want to collect art as an investment or are you just trying to fill walls? If you are trying to fill up empty spaces on the walls, step back and try to find meaning into what you are hanging. A piece that has movement and texture could


stand as a centerpiece for guests to gaze at, or an abstract piece may bring an accent colour into a certain space.

Sandi: When approaching what artwork to select for a showhome it can be challenging, because art is so subjective. I find in our Cedarglen showhomes I typically start by creating a general theme or color scheme the home is based around. Adding in pieces that complement the overall space can help elevate the experience you feel as you walk throughout the home. Christina: There are three tips I can offer when placing art in your home. • Look at your home as a whole. The idea behind this is so you can create balance throughout. You will need to figure out where you want ‘positive’ and ‘negative’ space. Positive space is where an object is occupying the space versus negative space is the empty space surrounding the objects. You want a nice balance of both so that your home doesn’t feel too cold and empty or too cluttered and fussy. • Use different mediums and alternative wall décor. It’s best to mix different types of wall art. If you choose to only hang canvas paintings everywhere, your home will look flat and repetitive. Spice up your walls by including a nice selection of framed prints, meaningful photos, mirrors, wall art made of wood or metal, tapestry and floating shelves. • Express your personality and make it your style. This all boils down to what feels good for you. For example, a modern minimalist may have large scale abstract artwork throughout the home with black and white photography framed in simple matching frames hung symmetrically at gallery height. nexthome.ca  43


Q: where in the home cAn Art mAke the best impAct?

Danielle: Some major places that should be focused on are areas that your guests will see. This would include the foyer, living room, dining room, and powder room. These are the rooms you can have a little more fun with art. You will generally find us stacking two pieces over the toilet or placing one taller piece in a powder room for height and impact, then bold, larger scale pieces in the living and dining room to serve as a focal point for your guests. Another room that could use some art is the bedroom. I think of the bedroom as a retreat and art can highly impact your mood. This is something you are going to be looking at first thing in the morning and last thing at night, so it is best to make sure it’s a piece that isn’t too bold or bright. The best spaces for art here are the wall in front of the bed or above the bed or nightstands for the most visibility. Home offices are also a great place to include art. Instead of being surrounded by blank walls and piles of paperwork, bring some colour and creativity into the room. We like to add character into this space with antique, structural pieces like in this photo. Sandi: Placing art may differ among the different rooms within a home. A Great Room or open concept kitchen area is a main focal point since it is often the space where guests reside, along with where people spend most of their time. This can be the perfect opportunity for statement pieces that set the tone of a home. Some key tips to determine where the appropriate spaces are to place artwork is to use the wall space as a guide to decide how much surface area there is to cover. require smaller pieces, or you can opt for a mirror to help open the space up. I love mirrors! They are a great option when working with a space that feels confined because they provide an illusion of the space being bigger and more open than it actually is. Christina: Great places to hang art in a home is on a blank wall where nothing is happening like at a front entrance, in a hallway, up a stairway, on a stairway landing, a bare wall in a room where there is no furniture or window on that wall. Other great places to hang art would be where a low furniture piece or object is covering part

of a big wall so for example, over a sofa or bed; above a console table, sideboard, dresser or desk; beside or above a fireplace, inside a bathroom over a toilet or towel bar.
