OPTIMISM ABOUNDS IN CALGARY HOUSING MARKET
PEPPER RODRIGUEZ EDITOR New Home + Condo Guide
+
Under Cochrane’s big, blue skies, the community of Precedence in Riversong continues to flourish, as new homebuyers are attracted to its wide range of home options as well as the natural beauty surrounding its location. Check out our cover feature for more about this dynamic, young community. Precedence’s growth is indicative of the renewed strength in Calgary’s housing market. Alberta government statistics say urban housing starts in the province totaled 2,760 in April 2021, a year-over-year increase of 43.8 percent, even as the Calgary Real Estate Board says 3,209 homes were sold in the city in April compared with 571 during the same month last year. Confidence in the local housing industry is bolstered further with the announcement of this year’s winners in the Calgary BILD Awards. Despite missing the usual glitz, the annual event still managed to celebrate the strength and innovation inherent in the local industry. Check inside for a partial list of winners. Congratulations to everyone! We also have exciting features on how developers create curb appeal in their communities, why the laned home may be perfect for you, and some ideas on how to fill the empty spaces of your new home with art. Pick us up every month – or follow us on Instagram and Facebook - to find out what you need to know about Calgary’s new home industry.

Cover Story
Precedence fulfills riversong’s promise by pepper rodriguez
Set on an idyllic hillside on the south side of Cochrane, with the lush Bow River Valley at your feet, and the tantalizing views of the nearby Rockies just outside your window, Precedence in Riversong is a nature lover’s dream community. Designed by Tamani Communities to reflect the rich natural landscape, Precedence in Riversong is truly one of Cochrane’s loveliest communities. And its wide range of home options that cater to young families, downsizers and empty nesters ensures that everyone will have the opportunity to enjoy the Big Sky lifestyle that it offers. “The natural setting is unmatched, overlooking the river and a 100-acre natural reserve right in the community,” says Tamani Communities VicePresident, Cam Hart. “There 8 New Home + Condo Guide | May 28–June 25, 2021
are numerous pathways, two playgrounds and a pedestrian bridge to downtown Cochrane that are all within Riversong.” Riversong was the first offering from Tamani Communities, the land development arm of Jayman BUILT. It is made up of four segments: the original Riversong; Riviera, which runs along the valley on the southern shore of the Bow River; the now all-but-sold-out River’s Edge Bungalow Villas; and Precedence, the final segment that may just have the best location on the Benchlands! Precedence offers no-condofee Street Towns by Trico Homes, laned homes from Jayman BUILT and Trico Homes, semi-detached and front-drive homes by Jayman BUILT that back onto a scenic escarpment. Jayman BUILT also offers semi-attached bungalows
that have been extremely popular for them. “A new phase is coming soon to Precedence,” Hart promises. The community attracts a wide range of buyers, but Hart says it is very popular among empty nesters and others looking to scale back their lifestyles. “They want to be close to the mountains but also the city, enjoying the lifestyle that Cochrane has to offer.” Precedence is also great for families with its proximity to several school districts and the high school right in the community. “Lifestyle is the main driver of purchasers – Precedence has the most picturesque location in Cochrane (in our opinion, of course), close proximity to the mountains, walking trails and all the amenities of the Town of Cochrane.”

The neighbourhood of Precedence offers a unique theme through the provision of a mix of housing types and styles placed within a striking natural setting. “Precedence is envisioned to contain a healthy, varied mix of housing styles enhanced through three distinct architectural styles. These architectural styles are
integral to creating the vibrant, attractive and unique community that we envisioned for the community,” Hart says. There is variety but consistency that complements the natural setting of the community. Homes here feature plenty of masonry, natural stones, wood, bold, dark colours, large windows and
interesting rooflines to create an engaging, compelling streetscape. “We put as much emphasis on the side and exterior elevations, as we do on the front, as they can be visible by the many pathways in our community,” Hart says. It is no surprise how much effort Tamani has brought to bear in designing the community.

The Jayman BUILT group as a whole has always been a big believer in Cochrane’s growth. It has, at one time or another, had a representation of all its products in this thriving western heritage town and has invested over $70 million in homes and land businesses here over the past few years. The success of Riversong can be attributed to its extraordinary closeness to nature, after all, not many communities can claim having the Bow River at its backyard. Riversong is also the only new community that has direct pedestrian access to Cochrane’s downtown. “Riversong is also home to a portion of the TransCanada Trail. The TransCanada Trail, also known as the Great Trail, connects Canada’s many coasts,” Hart says. It is close to the Bow River so it’s a great community for the avid fisherman. It also has easy access to Calgary or the mountains through the Cowboy Trail (Highway 22) that is right 10 New Home + Condo Guide | May 28–June 25, 2021
outside its main entrance. The opening of the new Jack Tennant Bridge nearby also gives residents quick access to downtown Cochrane and Highway 1A. New commercial centres as you enter the community on James Walker
Trail gives residents easy recourse for necessities. Jayman BUILT offers homes in Precedence from the $520s for its semi-attached bungalows. While Trico Homes starts from the $300s for their laned homes.

JELLY MODERN DOUGHNUTS
What’s Happening Rain or shine, hungry or not, June 4 is National Doughnut Day, and don’t we all deserve a sweet treat after all we’ve been through? Calgary’s own Jelly Modern Doughnuts is marking the special day by introducing the Strawberry Fields Doughnut, and you can get one for free at their two locations on 8th Street S.W. and the Calgary Farmers’ Market from 11 a.m. to 1 p.m. (while quantities last). They made the flavour specially for this day and you can let them know if they should keep it on their summer doughnut menu. Find out details and more at www.jellymoderndoughnuts.com.
Midtown in Airdrie opens new showhomes Midtown’s newest showhomes from Trico Homes, Shane Homes and newcomer, Wave Homes, have opened just in time for the spring homebuying season, and they are already turning heads. First Front-Drive Garage showhome opens in Arbour Lake West Meet Luna, the first, and much-anticipated, FrontDrive Garage show home in the thriving northwest community of Arbour Lake West. The 2,062-square-foot Luna showhome is a brand-new model from Hopewell Residential – the land developer and exclusive homebuilder in Arbour Lake West. It is an ideal home plan for families of all sizes that can accommodate up to five bedrooms, and offers special options like a spice kitchen, side entrance and more. “This floorplan is one-of-a-kind. It’s practical, yet stylish, with dozens of optional layouts, along with the opportunity for investment with a well-planned legal basement suite option,” says Nicole McLaws, Senior Marketing Manager at Hopewell Residential. The grand opening event held May 8th and 9th was very well attended, with appointments booked in advance and customers guided through COVID-safe private tours. Appointments to view the show home can be made at www.arbourlakewest.com.
The community itself is inspired. “Arbour Lake West is such a desirable community for all types of families - large, small and multi-generational alike. That is why we chose to build our spacious and multigenerational Luna show home in this established and amenity-abundant neighbourhood,” McLaws, says. First homeowners have already started moving into the community. Front-Drive Garage homes in Arbour Lake West start from the $600,000s.
Anthem United takes stake in Glacier Ridge development Anthem United and its partners have acquired a 50 per cent interest in an 836-acre residential development in Northwest Calgary, Alberta, which they will develop as a joint venture with the Ronmor Group that owns the remaining half. Currently known as Glacier Ridge, the future master planned community will include approximately 4,135 single family homes, 87 acres of multifamily and commercial land, and over 200 acres of environmental reserves, municipal reserves, and
open space connected by a network of pathways and trails. Construction is scheduled to start in Spring 2021, with showhomes by Shane Homes, Jayman BUILT, Morrison Homes, Trico Homes, and Cedarglen Homes opening the next year. Bob Faktor, Vice President Land Development for Anthem United, is excited about the opportunity. “The rolling topography of the existing land provides for unique development opportunities,” he tells Inside Calgary. “Residents will have expansive views that include over 200 acres of ravines and park space connected by a network of pathways and trails. Those calling Glacier Ridge home will feel a strong connection to the outdoors and a sense of community.” The Glacier Ridge lands are located within the westerly portion of the Glacier Ridge Area Structure Plan, along the West Nose Creek tributary, offering convenient access to Calgary’s Ring Road and close proximity to existing local services and amenities nexthome.ca 13

Kensington: Calgary’s hip, trendy village by pepper rodriguez Inglewood may have the history, and 17th Avenue S.W. the hype, but when it comes to being the hippest spot in town, Kensington beats them all hands down. Kensington, just north of the downtown core, has a heady, trendy village scene. In fact, it is known as Calgary’s first urban village and today it has over 270 businesses within its boundaries. These include 75 retail stores, 38 eateries and pubs, 10 coffee shops, 21 salons and spas, three specialty services and shops and more. There are over 30 public art works and installations that add a bohemian flavour to the community. It also has a surrounding population of around 10,000-plus residents, with some 3,000 employed by member businesses of the Kensington Busines Improvement Area. This area of the Sunnyside/Hillhurst community is one of the earliest examples of “Live, Work, Play,” long before it became a buzzword in urban living. It has been a hotspot for new condos in the last 20 years. Battistella Developments made a name here with their 16 New Home + Condo Guide | May 28–June 25, 2021
Pixel and Lido condos, StreetSide Developments had one of their best-sellers St. John’s here, so did Minto Communities with Annex and Bucci Developments’ Ven and (appropriately named) Kensington projects. Currently, Graywood Developments’ Theodore is a huge success and going up fast along the busy corner of 10 St. N.W. and Gladstone Road, while SOLA Condos by Ocgrow Group is quickly becoming a best-seller on 14th St. N.W. and Kensington Road. Ezra by Birchwood on 5th Avenue N.W. still has suites available. Kaleigh Kelly, Regional Sales Manager – Calgary, for Graywood Developments says the Theodore residents will have the benefit of living in an “incredibly connected” neighbourhood. “Theodore offers the best location in the heart of Kensington, less than one minute walk to Safeway and the LRT – residents can take advantage of the fantastic vibe that Kensington has to offer! The high streets are lined with incredible restaurants, coffee shops, boutiques, wine bars, fitness studios and so much more.”
Metro Element
Oolong Tea House
Harish Consul, President and CEO of Ocgrow Group of Companies agrees. “SOLA’s prime Kensington location gives new buyers so much of the best Calgary has to offer. From all the trendy Kensington restaurants and new retail coming up, the waterfront pathways along the Bow River, to our northwest location so close to U of C, SAIT and major hospitals, we’re still only minutes from downtown.” He says there’s even more in store for Kensington’s future. “Kensington truly offers such compelling value with great upside in coming years along The Rise, this new pedestrian friendly streetscape on 14th Street we’re creating with SOLA, and other new projects to come soon,” Consul says. The Kensington village scene is as gratifying an experience as can be imagined. Whether enjoying a 14 oz. Benchmark Angus Ribeye at Modern Steak, or the best Korean fried chicken in town at Wow Chicken, you will find a restaurant to suit your taste in Kensington. From the exotic to the everyday menu. “Our favourite restaurant in the area is Pulcinella,” says Consul. Pulcinella serves authentic Napoletana pizza using only Italian type 00 flour and olive oil to farm-fresh herbs and toppings. Kelly says the Theodore team frequents The Roasterie or Good Trade for coffee. “We are also big fans of Ikemen Ramen, Pie Junkie, Pepino’s, Hayden Block and Reds Diner!” She adds that there are way too many shops
to mention, but their favourites include Gummi Boutique (premiere candy store), Purr (fashionforward clothing store), Nanao Kimono (Japanese lifestyle store) and Frilly Lilly spa. Pages Books is one of the city’s last independent bookstores, Another Dimension is perfect for comic book and pop culture lovers, and the wide selection of contemporary furniture and accessories at Metro Element will keep you coming back for more. “Kensington consistently ranks at the top of Calgary’s most walkable communities, has its own grocery, and is just steps from the Sunnyside LRT Station,” Kelly says. “I think it’s important for people to know that Kensington is thriving, and the (local business association) has continued to work to bring people to the community through public art installations such as KensingtonLove and KensingtonBRIGHT Where we integrated our site construction fence into the community-wide KensingtonBRIGHT art exibit – an amazing community initiatiave to bring pop-up art to the various prime locations in Kensington! Who doesn’t love colourful exhibits or a giant heart?” For more about Kensington, go to www. kensingtonyyc.com. For more on The Theodore, got to www.thetheodorecondos.com. Loving laned homes by PePPer rodriguez The love for laned homes is real. In fact, it’s so well-loved right now that homebuilders are having a hard time keeping up with demand for what some have called today’s fairy tale home. Laned homes refer to how parking spaces are accessed, says Mike DeBoer, Manager of Operations at Genesis Builders Group. “Most typically, laned homes will have a porch or veranda facing the street and a parking pad or detached garage accessed off the rear lane,” he says. He does add that Genesis does have front-drive garage homes in Homestead with rear lane access as well. 22 New Home + Condo Guide | May 28–June 25, 2021
But the traditional laned home is the fairy tale home for many homebuyers because of its streetfriendly façade. It is also easily the most affordable detached, single-family home option that makes the homeowning dream come true. Excel Homes’ Marketing Manager, Kristina Plank, says the laned homes offer privacy and versatility and so much more to the new homebuyer, especially first-timers. “One of the biggest selling factors for a laned home is that they are typically a more affordable option, making them very appealing for new homeowners.
Another great feature is you own your own piece of land, giving you a backyard where you can choose to add a detached garage or keep the green space, which is great for families!” she says. Trico Homes Marketing Manager, Glenda Schwartz says laned homes also trump front drive garage homes in curb appeal. “Compared to front attached garage you have the opportunity to create gorgeous curb appeal. You can have beautiful landscaping rather than a driveway in front of your home.” Excel Homes, Genesis Builders Group, and Trico Homes are all opening new laned home
showhomes in the new northeast community of Homestead. Calbridge Homes also offers laned homes in Calgary, Cochrane and Airdrie. imporTanT markeT segmenT
For Excel Homes, the laned homes are a big part of their line-up. “Our laned home sales make up 30 per cent or more of our business. They are a great stepping-stone for families to get into the housing market as they are well priced and offer the benefits of owning a single-family home. Our floor plans are spacious, and well designed for growing families. They are very desirable for a large portion of our market and offer a great deal of flexibility and versatility.” Kelsey Orvis, marketing coordinator at Genesis Builders Group, says the laned homes is a growing segment in their production. “We’re currently at about 15 per cent laned homes, but with Homestead coming online we will be increasing that to about 25 per cent,” she says. “It is important to us that we provide a quality entry point to the market or an affordable yet efficient downsizer option.”
Dawson), and in Walden in the southeast (The Huntley).” Our laned models range from 1,435 to 1,825 square-feet, with prices starting from the low $400,000s. “A commonly asked question is do we have any laned homes with an exterior entrance to the basement. The answer to this is: yes! We offer legal basement suites in select communities,” she adds. For more information, go to www.excelhomes.ca. muLTi-generaTionaL modeLs
Genesis Builders Group believes their laned homes designed for multi-generational households
will be a hit in the new community of Homestead. Their laned home models here can come with spice kitchens, a main floor bedroom, and, of course, a complete basement suite. “We’ve just built a brand new model in Homestead as a showhome called the Ruben. We’ve taken all of the elements that are appealing in a Front Drive Home and re-created it an efficiently laid out laned home. At 1,932 square feet, three-beds and two-and-a-half baths it is still quite large. You can upgrade and add a main floor bedroom and even a spice kitchen,” Orvis says.

Excel Homes has always believed in the laned home and they offer this in most of the communities where they build, including Airdrie, Calgary and Cochrane, Plank says. “Our newest laned showhome is the Burton, in the community of Heartland in Cochrane. We are also excitedly awaiting the grand opening of four new Calgary laned showhomes this summer: the Windsor and the Dawson in Homestead, and the Dawson and the Bellevue in Livingston!” Both communities are in the north quadrants of the city. Excel also has laned showhomes in Savanna in the northeast (The Bellevue), Carrington in the northwest (the

Genesis has five other laned models available starting from the low $400,000s and range from 1,102 up to 1,932 square-feet. For more information, go to www.genesisbuilds.com. more for Less
Calbridge Homes has established a reputation as a premier custom home or luxury home builder, but Nicole Ziemann, Calbridge Homes Sales Manager, says that is only a fraction of what they produce. “Laned home opportunities make up about 40 per cent of our overall single-family production in Calgary, Airdrie, and Cochrane.” Like many other homebuilders, Calbridge has noticed the spike in laned home demand and is releasing more models in more new communities this year, noting they won’t have quick possession laned homes until early 2022.

“We have several exciting new laned home models in development that will be offered in Alpine Park (in the southwest) and Sage Hill Crest (in the northwest) this summer. Our existing laned models are available in Fireside of Cochrane and Bayview in Airdrie.” Selling well is the Stewart laned home, which has a central room, which is rare for this type of home. “Laned homes don’t often offer a bonus room due to square footage but this model is intentionally designed to maximize space. The sizes of bedrooms were not sacrificed to make this work too,” she adds. Current laned models start from the $440,000s. Go to www.calbridgehomes.com for more. newesT modeLs
Schwartz says Trico’s newest laned homes are opening soon in Homestead and they include some of their most popular models, including the Raeya, which has the potential to become a small hotel if you want it to. “This home can accommodate a main floor bedroom, four bedrooms on the upper floor and a two-bedroom legal suite basement development for a potential of seven bedrooms without compromising a spacious feeling and usability.” Trico’s laned homes in Homestead range from a 1,081 squae-foot bungalow starting at $414,900 to an 1,802 square-foot two-storey starting at $449,900. “Our laned homes in Homestead are conveniently located near the entrance of the community for easy access when leaving the area. We have spacious corner home sites available for those looking for a larger yard or garage.” For more, go to www.tricohomes.com.

DESERT
9
by SARA DUCK
Are you desperate to travel? I hear you. More than a year into this pandemic life, most of us have a serious case of wanderlust. One thing you can do to keep your favourite travel spot top of mind is to incorporate some of the destination’s quintessential looks into your home. Maybe it’s a set of black and white striped pillows a la Parisian chic or a vibrant Pendleton blanket reminiscent of the American Southwest – decor has the ability to transport you to a place you love. This season, I’m enjoying the vacay vibes of modern desert style. The modern desert look is inspired by an earthy palette – which feels so fresh after a long, dark winter, I can almost feel the desert sun. The look encompasses muted colours, paired with light wood accents, organic cacti shapes and a bold mix of patterns. While most of us will be staycationing this summer, keep those travel dreams alive; soon, they will be a reality once again.

2020 BILD CALGARY REGION WINNERS ANNOUNCED by PEPPER RODRIGUEZ The best of the best in Calgary’s new home building industry this year were announced at the 2020 BILD Calgary Region Awards, that celebrated innovation and resiliency among the local homebuilders and land developers. In the face of daunting challenges – not the least of which was the pandemic – Calgary’s new home industry continued to grow. The winners of this year’s awards personified this strength, says BILD Calgary Region CEO, Brian Hahn, as he congratulated all who participated in the annual celebrations. “2020 was a year like no other for all of us, professionally and personally. Our industry pivoted quickly, introducing innovations and protocols to safely facilitate home sales, renovations and business operations. We kept safely building and developing, helping people realize the dream of owning a home they love,” he says. Among the biggest winners were Morrison Homes, who took the Grand Award for Single-Family Builder of the Year - Large Volume, and Logel Homes, who won for Multi-Family Builder of the Year – Large Volume. The BILD Calgary Region (previously Calgary Region Home Builders Association) Grand Builder of the Year Award goes to the city’s top homebuilder determined with input from the industry and customers. Morrison Homes has won the award 14 times since 2000, this is Logel Homes’ first Grand Builder of the year Award.
Dave Gladney, President & CEO of Morrison Homes says this is the perfect way to celebrate the builder’s 60th anniversary. “Morrison Homes is honoured to receive this prestigious award and we can’t think of a better way to celebrate our 60th year in business. Being named 2020 Builder of the Year is a real testament to our team, especially in light of the challenges of the past 15 months and everything our city and industry have been through” he tells Calgary New Home + Condo Guide. “It speaks to the hard work of our staff, our trade and developer partners, and our customers. I’m incredibly proud of our team and could not work with a more resilient and committed group of people dedicated to getting the job done.” Brayden Logel, Vice-President of Logel Homes, was equally ecstatic for their win. “Winning this award is a testament to our team’s steadfast commitment to exceeding our customers expectations. I would also like to recognize our trade, consultant and developer partners for all their contributions. We could not achieve this level of quality without them.” Other Grand Builder of the Year winners are: Dream Ridge Homes (Single-Family - Small Volume); Urban Indigo fine Homes (Multi-Family – Small Volume); Ultimate Renovations (Renovator of the Year); and Avid Ratings (Partner of the Year). The following is a partial list of the 2020 BILD CR Awards. Go to www.bildcr.com for the full list of winners

architectural Controls: Creating curb appeal and character by PePPer rodriguez
A community is more than a sum of all its parts, but it is the vision that determines what it can ultimately become. Planning the amenities, assembling the builder group – these are all essential in carrying out the vision for the community and developing the land into a home that people will want to call home. But that vision begins with determining how the community will look like, and this is where architectural controls come in. Cam Hart, Vice-President of Tamani Communities, the 34 New Home + Condo Guide | May 28–June 25, 2021
development arm of Jayman BUILT, explains architectural controls as the determining factor in a community’s look. “Architectural controls create the thematic for the community and create a cohesive look throughout the community, so no one house feels out of place, but each home can still be unique and personalized for the homeowner. They provide the guidelines for the design and exterior look of the homes.” Bri-mor Developments’ Managing Director, Aleem Dhanani, agrees. “Architectural
controls help to maintain consistency in in building form while allowing diversity through the architectural theme and styles.” While Laura Button, LaVita Land’s senior development manager, says this helps the community maintain its character for the foreseeable future. “Architectural controls govern the key elements of home design elevations including style, colours and materials. These controls are important at the time of initial construction of a home, but they are also registered on title
for a certain length of time, say 25 years, so that consistency is maintained in the community should exterior renovations or rebuilding occur.” WelCome home
Partners Communities, the land development division of partners Development Group, is deep in the development of its first community – Homestead – and it interesting to see how they are molding the look of the community as its first showhomes open. Just on the east side of Stoney Trail and McKnight Boulevard in Calgary’s expanding northeast, Homestead is a throwback to simpler times and small-town living. Dennis Inglis, Vice-President of Land for partners, says they want to make this 230-acre community seem as welcoming and inviting to their “homesteaders.” “We are surrounded by farmland, canola fields across from Homestead will be there for years to come. We want to make everyone feel welcome here,” he says. Homes will mostly be in the modern farmhouse style to enhance the feeling of friendliness; streets are also designed in a grid pattern like in many small towns of southern Alberta. “Homestead’s main thoroughfares – its boulevards
Precedence
and avenues - will only have laned homes, which gives a better feeling of welcome. Seeing homes with front porches instead of front garages as you enter the community lends to this feeling of warmth and welcome that we are striving for,” Inglis says. Bri-mor has enjoyed enormous
Homestead
success in its West Grove Estates community in the southwest. The development links the original West Grove Estates, The Rise at West Grove Estates and the recently opened Encore West Grove Estates as a cohesive, family-friendly whole. Throughout the entire development, Bri-mor has always emphasized a versatile yet unified look that will stand the test of time. “Bri-mor does the homework so the homeowners can have confidence in the long-term character of the community,” Dhanani says. “The ideal streetscape is one that allows for creativity in the design and function of the homes and allows for community engagement. Included in that is the interaction between the homes and the parks in both functionality and aesthetics.” Through each phase of West Grove Estates, Bri-mor requires and has maintained elements in their projects that tie them together and differentiate their nexthome.ca 35
projects’ curb and community appeal. Some of the examples include upgraded rear yard and street side yard fencing provided by the developer, upgraded garage doors, exposed aggregate concrete driveways, smooth finish acrylic stucco and composite siding exteriors, lighted address plaques, as well as instituting a front yard landscaping program with the builders. “Encore carries on these elements, but also allows for a more modern edge in styling through the home’s exteriors,” Dhanani says. He adds that the land use zoning in Encore is R-G which is a very flexible regarding setbacks, building height and lot coverage. “The lots in Encore are a little shallower than previous phases but the zoning still allows to have a home size like The Rise West Grove Estates. The height allowance also adds the possibility for a third-floor flex space, which has become even more important in the post-COVID world.” For more information, go to www.encorewestgroveestates.com. unpreCedenTed
Precedence is the latest development in Tamani Communities’ Riversong in Cochrane and its appeal lies in its unmatched natural setting. With sweeping views of the Rocky Mountains, the Bow River Valley, and set on a hillside overlooking the river and 100-acre natural reserve right in the community, it is unrivaled in its natural beauty. Tamani’s task was clear: develop the community to make the most of this natural bounty. “Three unique architectural styles were developed for Precedence: West Coast, Modern Prairie and Urban Contemporary,” Hart says. “These three different housing styles help to provide a range of amazing looking homes for the community. Diversity, originality, and individual expression are encouraged, 36 New Home + Condo Guide | May 28–June 25, 2021

while still maintaining a sense of overall design unity throughout Precedence.” Precedence will offer a unique theme through the provision of a mix of housing types and styles placed within a striking natural setting. Its builders are required to choose proper home designs around the approved grading and site topography to take full advantage of views and to maximize lot space, Hart says. “Precedence is envisioned to contain a healthy, varied mix of housing styles enhanced through three distinct architectural styles.” Find out more at www.riversongcochrane.com. family-friendly ouTlook
Across from the Cowboy Trail in Cochrane sits the booming community of Fireside. Developed by LaVita Land, it was one of first communities in the town’s southern tip to take advantage of its scenic location and accessibility. In the decade or so that it has grown, Fireside has not veered far from its original vision to present a family-oriented, recreationally minded community. “In Fireside, we specify the architectural styles that our builders can choose from (currently Arts and Crafts/Craftsman, Prairie, Farmhouse and Mountain), the
allowable exterior colours and whether we prefer the traditional or modern interpretations of each,” Button says. LaVita has stressed the importance of architectural controls in in creating a cohesive, well-planned and coordinated community. “The controls are what create the whole welcoming experience and pleasant streetscapes that residents enjoy as they walk and drive through the community,” Button says. These include Fireside’s own unique wood fence and stone pillar fence that is built in various areas throughout the community and will be carried throughout the community as it continues to grow. “The Town of Cochrane prides itself on having a small-town feel, so that feeling combined with the Fireside theme has inspired our use of earthy tones and materials that fit in with the surrounding landscape of rolling hills and tall grasses,” she says. “Lastly, when you stand within the Fireside community and look west, there are clear and beautiful views of the mountains. Our main roads that head west through the community are tree lined to help frame the views that are already there without taking away from them.” Go to www.firesidecochrane.com for more.

Art of the mAtter by PePPer rodriguez You just moved into your new home, you’ve worked with the builder to design a home that fits your lifestyle and personalize it to answer your and your family’s needs. Now how do you go about making it your very own?
Designers Edge; Sandi Fedorchuk, Cedarglen Homes’ Showhome & Studio 81 Supervisor; and Christina Loc, renowned interior designer and owner of Calgary’s Metro Elements boutique design store. Q: how do you ApproAch
Art is the Answer!
plAcing Art in the home?
But just how do you approach placing art in your home? It’s a very subjective matter, so it might help readers know how a professional approaches the subject. Here are a few tips from the experts: Danielle Paul, President of
Danielle: Art adds so much personality and expression to the home. It is an effective way to bring in colour, express yourself, tell stories, or remind you of the places you’ve been. Generally, we try to keep
42 New Home + Condo Guide | May 28–June 25, 2021
our art consistent in terms of art style. It’s okay to mix it up a bit, but I would stay away from having an abstract in one room, then switching to a landscape and adding pop art and so on, in adjacent rooms on the same floor. Ask yourself, “what is my goal for art?” Do you want to collect art as an investment or are you just trying to fill walls? If you are trying to fill up empty spaces on the walls, step back and try to find meaning into what you are hanging. A piece that has movement and texture could
stand as a centerpiece for guests to gaze at, or an abstract piece may bring an accent colour into a certain space.

Sandi: When approaching what artwork to select for a showhome it can be challenging, because art is so subjective. I find in our Cedarglen showhomes I typically start by creating a general theme or color scheme the home is based around. Adding in pieces that complement the overall space can help elevate the experience you feel as you walk throughout the home. Christina: There are three tips I can offer when placing art in your home. • Look at your home as a whole. The idea behind this is so you can create balance throughout. You will need to figure out where you want ‘positive’ and ‘negative’ space. Positive space is where an object is occupying the space versus negative space is the empty space surrounding the objects. You want a nice balance of both so that your home doesn’t feel too cold and empty or too cluttered and fussy. • Use different mediums and alternative wall décor. It’s best to mix different types of wall art. If you choose to only hang canvas paintings everywhere, your home will look flat and repetitive. Spice up your walls by including a nice selection of framed prints, meaningful photos, mirrors, wall art made of wood or metal, tapestry and floating shelves. • Express your personality and make it your style. This all boils down to what feels good for you. For example, a modern minimalist may have large scale abstract artwork throughout the home with black and white photography framed in simple matching frames hung symmetrically at gallery height. nexthome.ca 43
Q: where in the home cAn Art mAke the best impAct?
Danielle: Some major places that should be focused on are areas that your guests will see. This would include the foyer, living room, dining room, and powder room. These are the rooms you can have a little more fun with art. You will generally find us stacking two pieces over the toilet or placing one taller piece in a powder room for height and impact, then bold, larger scale pieces in the living and dining room to serve as a focal point for your guests. Another room that could use some art is the bedroom. I think of the bedroom as a retreat and art can highly impact your mood. This is something you are going to be looking at first thing in the morning and last thing at night, so it is best to make sure it’s a piece that isn’t too bold or bright. The best spaces for art here are the wall in front of the bed or above the bed or nightstands for the most visibility. Home offices are also a great place to include art. Instead of being surrounded by blank walls and piles of paperwork, bring some colour and creativity into the room. We like to add character into this space with antique, structural pieces like in this photo. Sandi: Placing art may differ among the different rooms within a home. A Great Room or open concept kitchen area is a main focal point since it is often the space where guests reside, along with where people spend most of their time. This can be the perfect opportunity for statement pieces that set the tone of a home. Some key tips to determine where the appropriate spaces are to place artwork is to use the wall space as a guide to decide how much surface area there is to cover. Typically, smaller areas will 44 New Home + Condo Guide | May 28–June 25, 2021

MetroElement
require smaller pieces, or you can opt for a mirror to help open the space up. I love mirrors! They are a great option when working with a space that feels confined because they provide an illusion of the space being bigger and more open than it actually is. Christina: Great places to hang art in a home is on a blank wall where nothing is happening like at a front entrance, in a hallway, up a stairway, on a stairway landing, a bare wall in a room where there is no furniture or window on that wall. Other great places to hang art would be where a low furniture piece or object is covering part
of a big wall so for example, over a sofa or bed; above a console table, sideboard, dresser or desk; beside or above a fireplace, inside a bathroom over a toilet or towel bar. We have more of where our experts recommend the best places to buy great art at www. nexthome.ca. You can find out more about Danielle and Designers Edge at www.designersedge.ca. Interested parties can see Sandi’s work in any Cedarglen Homes show home and their Studio 81 design centre www.cedarglenhomes. com.
