Holiday lights: we love to look at them as we drive through darkened streets on winter nights – but man, are they a pain in the you know what to put up. It’s our second holiday season in our new home, but the first one in which we are in a financially sound place to indulge on the glow of the holiday spirit. We figured we would take the easy route and pay to have lights installed. Two storeys worth; lights around the porch, the whole nine yards. Genius, right? “It’s probably going to be about $800 to get them professionally installed,” my partner says, looking over my shoulder as I fill in a form for a free quote. “Nah, I would wager $500 at most,” I retort confidently as I press send. Less than 24 hours later, I got the quote…and nearly fell out of my chair. My partner was more or less on the money; we were looking upwards of $1,000 to get holiday lights strung on our house – which unless we struck gold within the next week, was not happening. Discouraged but not defeated, I took a step back and considered how we could get that high-end look at 10 per cent of the quote. We wanted it to not only look good, but be economical. A quick search of any home and outdoor goods retailer shows a variety of different lighting systems in different styles and colours. I’m apprehensive about getting on a ladder, so I was totally gob smacked to discover lighting projectors. These amazing devices are becoming widely popular with the simplicity of ‘setting it and forgetting it.’ So this year, we will not only be taking advantage of the lovely columns that hold up our exterior porch and wrapping it with lights, lush garland and bows, but there will be a projector on our lawn, too. For a little under $100, we can accomplish an incredible holiday lighting scheme that’ll make even the most Grinch of types stop their car to steal a peek. Lighting up your home for the holiday’s doesn’t have to break the bank, you just need a little imagination, some patience and some holiday cheer to get it done.

Calgary artist Rhys Douglas Farrell mural, titled “Migration”, has been chosen out of three finalists in AVLI on Atlantic’s public art competition and will be viewable to the public at street level in front of AVLI Presentation Centre located at 1201 – 10th Ave. SE, in Inglewood. AVLI on Atlantic itself is also a work of local public art, with developer Brian Kernick calling on the award-winning architects at Sturgess Architecture and Inglewood’s own celebrated

love designing bedrooms. They come in all shapes and sizes, so a cookie-cutter approach doesn’t work, especially when the space is small Designer Jo or awkward. I cannot stress enough the importance of “washable” with little ones! Finally, I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed. The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A fulllength mirror at the end of the hall is functional and created a runway for playtime. There was enough floor space for the girls to get out their doll houses and other toys, and still have room for everyone to enjoy whatever they were doing at any time. The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.

ADVICE | CONTEMPLATING CONDOMINIUMS
WHAT’S COMMON AND PRIVATE
RESPONSIBILITY? LINDA PALFI There’s no need for confusion in condominium living over who is responsible for utility lines and mechanical systems. When there’s a lack of clarity over whether a pipe or a chimney is common responsibility or that of an owner, we should default to it being common property. In other words, the condo corporation should maintain it and repair it. Problems arise, of course, when everyone is trying to avoid the cost – but expenses in housing is unavoidable. Let’s look at how confusion can arise when trying to discern who is responsible for the cost, and how easily it’s resolved. When a condominium apartment or a townhouse tap leaks, it’s obviously the owner’s personal property, and their job to have it repaired. Likewise, when an “elbow” drainpipe under a sink leaks, it’s our job as individual owners to repair or replace it. Confusion arises when that pipe serving only one suite is leaking at or just inside the wall, as this is now considered common property. Some people are troubled when they can’t even confirm where a leak started, as a pipe runs between common property and an individual suite. A common example in townhouse condos is a fireplace, which obviously serves just one home, but the chimney from it rises through a common property attic to vent above the common property roof. malfunctioning gas fireplace is the suite owner’s job to repair, but what about that chimney, both for repair and for maintenance? A long and late night debate could be held over where the responsibility changes hands. Townhouse condo boards often try to hold down monthly “fees” by making each owner responsible for their own chimney maintenance, but remember that the building’s attic, the roof framing and that exterior chimney are all outside the owner’s unit, and thus are common property. That so called bare land condo is different legally, but not operationally. The entire house is owned by the homeowner, but exterior maintenance is still deferred to the corporation of all the owners. Here’s a way to sort through this issue: individual owners are responsible “paint-to-paint”, or within their four walls. Boards are best guided by imagining an incident causing property damage, and an insurance claim dispute ending up in front of a judge. If you couldn’t sort out responsibility before the fact, the judge certainly won’t be able to after it, and the evidence might be charred. They will likely shrug and say that unless there’s specific evidence of a single owner’s responsibility, the corporation should have ensured that the property was maintained, and risk was reduced. In condominium townhouses, these debates are usually over chimneys. In condo apartment buildings, even the most luxurious ones, these debates revolve
around water pipes. Sometimes, only your plumber knows for sure. Often times, even they can’t even sort it out, but they just fix it and issue the bill. We don’t need a perfect solution, so don’t split hairs – we just need to repair problems and maintain services to our homes. Don’t feel taken advantage off when your neighbour’s leak is fixed at your apparent expense. Next year, you’ll enjoy a repair at theirs. Don’t object that your condo fee will be five bucks more per month, as over the long term your personal expense will be reduced by a similar amount. Here’s my condo motto for these issues: When in doubt, it’s common property.

A CHANGE OF MINDSET JIM ZANG The news of the federal Liberal party victory and Justin Trudeau’s re-election as Prime Minister was not well-received by many Calgarians, including some members of the housing sectors. Although disappointed, many are taking a ‘cautiously optimistic’ wait-and-see approach rather than a knee-jerk over-reaction. While we often hear from the big home builders and land developers on these issues, seldom do we hear from the ‘little guy’ – the materials supplier, tradesperson or professional service – who are equally affected, if not more, by the realities of an economic slowdown and it’s corresponding influence on new home sales and construction. One of these ‘little guys’ is Lenbeth Weeping Tile, managed by Bill Tillapaugh, who started the business 21 years ago in Calgary. An active member of BILD Calgary, the local home builders’ organization, while also serving on various committees, Tillapaugh has seen his share of ups and downs in the industry over the past couple of decades. “To some extent, all of the 18 New Home + Condo Guide | Nov. 15–Dec. 13, 2019
housing industry suppliers deal with the same issues,” he says. “Increasing equipment, manpower and capacity in a growing market, and then working towards adjusting how to best reduce that capacity when the overall market shifts. Our group has been working on developing strategies that allow us to increase and decrease our capacity based on our customers’ demands – I’ve spoken with other suppliers that are working on the same strategy.” Tillapaugh says the market in 2019 was pretty much the same as it was in 2018 for his company in terms Tillapaugh of volume. “Our group has been working to change our mindset by accepting that this current market is the reality of today and doing our best to provide quality products and services to our customers with a positive attitude. We’ve worked to find efficiencies in everything that we do. Products we use, how we order products, how we schedule work and how we complete the work have all been adjusted since late 2014.” They’ve also been working on sourcing more local products, he says, with a focus on Albertamade products – while at the
same time re-developing internal processes to eliminate seasonal service items for customers and cut down on administration. Efficiency, now more than ever, is not optional. Tillapaugh says he believes that “we have a confidence issue in Calgary. People are uncertain what the future holds and the federal election didn’t create any needed certainty. I am hopeful that with a minority government, affordability for housing will become a key issue for political parties and they will work towards either ending or reducing the stress test in markets where it doesn’t apply.” Through all the weeping, wailing and gnashing of teeth from some parts of the industry, Tillapaugh remains positive. “Our industry is filled with intelligent, innovative people and I believe that companies will continue to find ways to increase the offering to consumers. The overall product being built today and the service that new homeowners are receiving is first class. “I am optimistic that individuals will realize that this is the best time to purchase a new home with low interest rates and great product available.” TESTING THE WEST
The local housing industry, over the past few years, is definitely
not for the feint of heart. Factors like the economy – especially the health of the oil and gas sector – provincial and federal elections, immigration policies and even the weather can all impact new home sales, making it trickier than ever for builders to anticipate needs ahead of time and have shovels in the ground. Do you wait for purchases before beginning construction? Do you build spec homes, hoping your reading of the market trends is correct? Do you continue to build show homes at previous levels? When you’re talking projects that cost hundreds of thousands of dollars each for single-family homes and in the multi-millions for condos, these are decisions that weigh on builders and developers each and every day. According the most recent statistics released by Canada Mortgage and Housing Corporation (CMHC), October
was not a good month for starts, with totals down 48 per cent and reaching just over half of September’s number (Chart 1). Starts were down across the board, with the exception being row housing (townhomes) which showed a very moderate increase of 11 units (seven per cent). Not surprisingly, in a weakened market, much of the drop in absorption of singledetached homes shows up at higher price points (Chart 3). At the $850,000 and up level, sales are down. In fact, sales are down for most price ranges indicated – except at the lower end, where absorption rates are up. What this means is painfully obvious, people simply aren’t buying as many homes at the top end of the spectrum. People still need to live somewhere, however, so we see more lower-priced homes being sold.
November and December still to be accounted for, even the most optimistic market analyst would have to admit it doesn’t look great for reaching last year’s totals. Certainly the results of the federal election did not help build consumer confidence in the West in general and Calgary specifically.

Despite decreasing starts and absorption rates, the average price of a single-detached home has actually increased by about 1.8 percent. While such a limited increase might seem small in terms of percentage, to the average family a difference of more than $12,000 is significant, likely adding at least another year onto a mortgage. With unsold inventory at medium to high levels and prices still on the rise, consumers could use a break in the form of some moderate market correction and, of course, both consumers and builders would benefit from a relaxation of the mortgage ‘stress test’ regulations.

My parents lived with my dad’s sister for the first two years of their marriage before they bought their first home in 1989. They were in their early 20s. The house was a foreclosure that needed a lot of elbow grease, but they closed on it for a whopping $75,000 and secured a mortgage rate that was a little over 12 per cent.
My partner M and I lived with his family for two years when we decided it was time for us to spread our proverbial wings and leave the nest. After a few months of looking, settling on a new build, and solidifying our buy by signing on the dotted line, the agent representing our builder looked at my partner seriously, pointed a finger at him and said: “You got her the house, now it’s time you made an honest woman out of her.” I gave him a weak smile in response. The statement, though perhaps well-intentioned, was completely out of this century. Still, it made me consider just how much the trend has shifted in terms of the order of life’s traditional milestones. A decade ago, my ultraconservative and very traditional Portuguese grandmother might have erupted into histrionics while collapsing dramatically to the floor at the idea of me living out of wedlock – never mind buying real estate without a ring on my finger. When I told her in 2017 that M and I had bought our first home, she touched my hand tenderly and said, “Parabéns.”
– congratulations. There were no tears or fear surrounding the cultural perception that came with me and M living together, just pride for our accomplishment in a landscape that makes it challenging for Millennials to get into the market to begin with. According to two recent reports, we are not alone in choosing to buy a home before committing to matrimony. A study of homebuyers conducted by the Canada Mortgage and Housing Corporation in 2018 found that less than half of Millennial firsttime homebuyers surveyed were married, compared to Gen Xers based on a survey in which nine per cent of responders were firsttime homebuyers. A 2019 report by Pew Research Center substantiates this claim, noting that not only are Millennials less financially secure next to their predecessors, but the trend for getting married later in life has been going on for nearly two generations. Only 46 per cent of surveyed Millennials between the ages of 25 to 37 were married, compared to 67 per cent of Baby Boomers and 57 per cent of Gen
Xers at the same age. It’s not just the perception on marriage that’s changing, it’s the size of home desired by Millennials, too. First-time homebuyers are purchasing smaller homes, with 61 per cent having purchased a singledetached home in 2018. Long gone are the days of aspiring to own a home like the McCallister’s à la Home Alone: Pew Research Center notes that Millennials are experiencing a shift in priorities with a renewed focus on convenience and minimalism. McMansions are now a thing of holidays’ past, thanks to the mortgage stress test and the weight of student debt. The emphasis on marriage before buying real estate isn’t what it once was. Call it a change in trends, a shift in priorities, or financial and emotional maturity. The only thing that is for certain is while we may be delaying exchanging vows, we aren’t giving up on our aspirations for homeownership – we’re just delaying the nuptials in exchange for the keys and the satisfaction of saying ‘home sweet home.’

Storage with Style by Michelle hopkins Judson Beaumont has made a career out of challenging our preconceived notions of what storage should look like. The artist and founder of Straight Line Designs Inc. proves that storage doesn’t have to be boring to be functional. “I think of storage and ask, ‘Why does everything have to look the same?’” says the graduate of the Emily Carr Institute of Art and Design. “I want furniture to have personality, yet still be very functional. I want people to question why storage should be traditional looking.” Today’s storage solutions certainly don’t have to be drab, says Theresa Thom, franchise director, Stor-X Organizing Solutions. More importantly, homeowners don’t realize how many unused areas can easily be transformed into innovative storage spaces. For example, the small closet at the front door is often a landmine of clutter. “You can pull that door right off and create a mudroom, complete with bench, shelves, a couple of drawers and hooks,” says Thom. “Now that awkward closet is a much more functional one.” Wolf Nickel, president and founder of Stor-X adds: “There is also so much wasted space in laundry rooms. You can make the laundry room so much more efficient by adding a built-in folding table with hanging space, as well as shelving for brooms, mops and laundry supplies.” Before placing your belongings in a chest of drawers or curios in a

cabinet, Heather Knitel, the owner of Good Riddance Professional Organization Solutions, says, “Envision your space and how you would like it to look.” This is not only good advice for storage, but it’s a great opportunity to de-clutter. Knitel suggests systematically going from room to room. Everything should get pulled out of drawers, cupboards and countertops and sorted into three piles — donate, trash, keep. “Eliminate what you aren’t using,” says Knitel. “But stay very focused on the task at hand, meaning don’t go zigzagging. Stay in the room until it is done.” Many of us hoard magazines, books and newspapers. Recycle those old newspapers. Then, purge
yourself of those magazines and books by giving them to a hospital or other charitable organization that could put them to good use.
Clothing “Eighty per cent of the time, we wear only 20 per cent of our wardrobe,” says Knitel. When it comes to clothing, a good rule of thumb is, if you haven’t worn it for six months or for a season, get rid of it. “Most of us have to change the way we think. We tend to hold onto things way too long for emotional reasons,” says Knitel. “For example, that sweater grandma gave you five years ago that you have never worn … place it in the charity bin.”

TOP FOUR TIPS FOR SELLING YOUR HOME IN WINTER

Not everyone can wait until spring or summer to sell their home. If you are thinking about listing your property this winter, here’s a few tips that should help you entice potential buyers that walk through the door. #1 – CLEAR THE PATHWAYS
Make sure your pathways are cleared for showings. First impressions are everything, and you would be surprised by the kind of impressions you can make on a potential buyer with an uncleared driveway or walkway up to the front door. Besides, it’s the safe thing to do to avoid slips and trips. Footprints on freshly fallen snow can turn to ice quickly if the temperature is cold enough. If you’re having a tough time managing, try sprinkling a layer of sand or salt over your walkways to help out. #2 – GET A LARGE DOOR MAT
Having a good-sized mat for shoes seems too simple to be officially listed as its own tip, but it actually goes a long way in keeping your house clean for consecutive showings. Remember that potential buyers may be coming with their significant other, family members and real estate agent(s). #3 – TURN UP THE HEAT
How on earth would anyone be able to envision themselves in your home or condo if they are holding their elbows arms crossed and their teeth are chattering? It’s probably not going to happen. You want the inside of your property to be at a comfortably warm temperature, giving potential buyers the incentive to linger and take as much time as they need. Remember that it’s better to have the thermostat turned up a few more degrees than usual to stop the heat from turning on when the buyer’s around (some heating systems can be very loud). #4 – LET THE LIGHT IN
With winter comes less time to show with ample natural lighting. Do what you can to let as much natural light into your home by opening the blinds and drapes on all windows. In the evening or at night, turn
on all the lights inside of your house. A lot of showings happen after work hours, so having all the lights on and blinds and drapes open will give off a “glowing” effect from the outside. This look is the best way to show your home during the winter hands down and creates a great first impression for many buyers by highlighting the external features of your house.
