When I was young, it was a regular occurrence to wake up to the sound of a vacuum cleaner at 8 a.m. and the scent of cleaning fumes burning my sinuses. I would often wait until the bedroom door opened and my mother pegged me with one of her infamous looks to get out of bed because it was time to clean. Over time, her cleaning habits became more relaxed and 8 a.m. on a Saturday morphed into whenever we got to it during the week, if ever. We didn’t live in a dirty house; cleaning just didn’t occupy the same amount of real estate in our minds anymore. When my partner and I bought our house, something clicked in my brain. That earlier memory raced to the forefront with a fervour that would make Martha Stewart squeal with glee: our home deserved a weekly and thorough deep clean. The nod of approval from my Portuguese grandmother when she first surveyed the state of our home gave me an adrenaline rush that equaled riding an epic rollercoaster. I was hooked on the look of deep vacuum lines in our plush carpet and the chemical smell of citrus. I managed to keep this regimen up for months. I had more cleaning products than I knew what to do with, and enough microfibre cloths to start an eBay business. I lived to be validated by the cleaning standards of my wellorganized Avó (grandmother) who gave me her approval with a sweep of her gaze – her eyes lingering on the state of our spotless baseboards that I had spent the better half of a morning scrubbing with a soft bristled brush. This is why I did it, to possess a home that was always visitor-ready and Avó-approved. As all adrenaline junkies can attest to, this rush wasn’t sustainable – and what goes up, must come down. The trouble with any extreme regimen is you eventually find yourself overworked. The housework just never seemed to end. My energy for creative projects took a hit, and whether I wanted to acknowledge it or not – I was using cleaning to procrastinate doing things I knew had a better ROI on my time. It was time to hang up my microfibre cloth. Our house is still clean, but I no longer squawk when the guest room carpets have been maimed by footprints, or fluster at the sight of a single rogue glass in the sink. In my retirement from being the champion of over cleaning, I’ve finally found the time to enjoy homeownership – the polished parts and muddy bits, too.

ADVICE | CALGARYISM

THE TOP FIVE TIPS FOR WINTERIZING YOUR HOME

CODY BATTERSHILL

It’s no surprise that we’ve already seen snow in Calgary. We usually have had a few snow falls by now, which means we should start preparing ourselves and our homes before the cold is here to stay. While there’s many things you can do to prepare your home for winter, here’s the top five best tips. #1 – SEAL LEAKS AND CRACKS

Inspect your home for leaks or cracks in window sills, roofing, doorways, baseboards, etc. that could let in cold air from the outside. Seal them using the appropriate method. Usually caulking works great for cracks indoors, but you should consult your local home department store to make sure you’re doing it the right way. #2 – TEST AND CLEAN YOUR FURNACE

Testing and cleaning your furnace before winter is ideal and should be done by every home owner who has one. If you’re unsure about how to do so, it’s always a good idea to get a professional furnace service to come and do it for you. It doesn’t cost too much and is well worth it in the sense that you’re getting two things done at once: winterizing your home while also performing standard home maintenance.

your home for the cold, it might also trim a bit off your heating bill. Window films can be found at your local home department store. Like all products, they vary in cost, features and quality, so take your time to find the right one for the job. #4 – ADD A LAYER OF ATTIC INSULATION

According to sources, about 25 per cent of the heat lost in your home is through the roof. Adding an extra layer of attic insulation can help to significantly to reduce heat loss while also helping out with your heating bill. Just make sure if you’re adding to an existing layer to not use a type of insulation that will act as a vapour barrier, which could result in mould growth. Find out what kind of insulation is in your attic, and then consult your local home department store about what type you should add for the best results.

#3 – APPLY WINDOW COVERINGS

#5 – CLEAR DRAINAGE PATHWAYS

Adding an insulating layer to your windows won’t only help prepare

Water can be a scary thing for home owners if it gets into a

crack and freezes – so do yourself a favour and make your home ice-proof by maintaining your drainage pathways. Clear your eavestroughs and point drainage spouts away from your home’s base structure – you never know when a Chinook is going to come around and cause all that snow on your roof to melt. You don’t want water draining towards the base structure of your home in the midst of winter, ever! Remember, taking good care of your home during the different seasons is a great way to preserve its value for when it comes time to sell. Wishing you and your home the very best this winter! 491 WALGROVE WAY

AVI GOES BACK TO SCHOOL Homes by Avi hosted the students of Jack James High School at the builder’s showhome at 491 Walgrove Way on Oct. 2 as they officially opened the house the students helped to build. This is the 21st time Homes by Avi has partnered with Jack James High School in support of their Knowledge and Employability Program. Homes by Avi founder Avi Amir (photographed in the blue parka) was on hand to thank the students for their contribution and spoke passionately about the importance of doing something you like and being happy.

Making the Grade All Saints High School in Legacy welcomes first Grade 12 class The official sod-turning ceremony for All Saints High School was Sept. 18, 2015. Construction began in July 2016 and the school opened its doors to students Sept. 4, 2018.

The school, under the guidance of principal Mike Bolder, is home to 1,310 students in grades 10-12, and will celebrate its very first graduating class.

All Saints High School is part of the Calgary Separate School Division (CSSD) and is the first Catholic High School to open in Calgary since Notre Dame in 2005.

The 150,000 sq.ft school was built for approximately $36.3 million, which was $5.5 million under budget and serves eight of Calgary’s deep south communities, including Auburn Bay, Chaparral, Cranston, Legacy, Mahogany, Silverado, Seton and Walden.

DID YOU KNOW?

We’re #4! It’s no surprise to Calgarians that their home has been ranked the 5th most livable city in the world by The Economist Intelligence Unit from 2009-2017. In 2018, Calgary rose to become the 4th most liveable city in the world. Population density is low, quality of life is high and housing abundant. lifeincalgary.ca/moving/calgary-facts

New show suites at Retreat

Your Custom Home A part of the new home industry that often goes untalked about is the renovation end of things. Many, if not most, single-family builders have a renovation division these days which has been a blessing for some over the past couple of years with the economic slow down adversely affecting the single-family category. One such builder is Your Custom Home, which has been operating out of Okotoks, building in Calgary and the surrounding area since 2012 focusing on estate, timber, infill and acreage homes. “In our first year,” says CEO Danny Louden, “we built 14 homes. In 2018, we didn’t build

any. The weak economy forced us to diversify.” So far this year, they’re at approximately $5 million in commercial projects and $1 million in renovations – exteriors, kitchens, bathrooms, garages, decks, etc. “Confidence in the market has begun to build since the provincial election,” says Louden, “I’m hopeful that with a stronger economy and more buyer confidence in 2020, that the new home market will be more active. Some of this strengthening will rely heavily upon the upcoming federal election. A struggling energy sector will continue to weigh on all facets of the housing market including custom home builds.”

Brookfield Residential opened four new show suites at its Retreat in Riverstone townhome development in Cranston on Sept. 21, as the project – now nearly 40 per cent built and occupied – moves into its next phase. When complete, the townhome project, one of Calgary’s largest, will feature 175 units set in 29 different blocks of units. Nine different floorplans are available, ranging from around 700 up to 1,482 sq.ft. in two- and three-bedroom plans with some models offering the much sought after convenience of single-storey townhome living with either a single, double or tandem double garage. Prices start in the $260,000s on these models, with another large single-storey show home facing onto the river valley escarpment set to open by the end of September also priced to sell at under $400,000. nexthome.ca  11

THE RISE AT WEST GROVE ESTATES OFFERS UNCOMPROMISED LIFESTYLE AND LOCATION Buyers who desire a semi-estate home that offers outstanding value without comprising on lifestyle and location will need to act soon or miss out on the chance to make this a reality at The Rise at West Grove Estates. Crafted by Bri-mor Developments, The Rise, which forms the last two phases of West Grove Estates, offers buyers a premium southwest Calgary location that has proven so popular with buyers that only 15 per cent of its lots remain to be built or designed for new homeowners, with many residents already calling The Rise 12  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

their home. Homeowners Axinya and Maxim were looking for a new home because their downtown apartment “became too small for our needs and all of our toys. We love everything about the west side. It’s the perfect location between downtown and the mountains and has all the amenities (such as vibrant West Springs and Aspen shopping nodes for groceries, eateries, services and schools,) only minutes away. We really like the clean, modern look of the The Rise with beautiful homes, parks and pathways and the reasonable

price really caught our attention!” While Bri-mor has created an affordable price point (prices start in the mid-$700,000s), the developer did not want to compromise the Estate community feel, says managing director Aleem Dhanani. “We are living in a new economic reality in the City and consumers are now simply looking for “real value” – that means great quality, lifestyle, curb appeal, amenities, greenspaces and all of this, at an affordable price. “The Rise brings real value to active families, young professionals and empty nesters

without trading-off important lifestyle choices,” he adds. “Our parks play a critical role in delivering this vision at the Rise with access to five park spaces, totalling over seven acres catering to the diverse needs of residents. The parks bring the community together in fitness, fun, and relaxation and create an enhanced sense of community spirit.” The community design was one of the reasons why homeowners Jennifer and Cameron Sherban chose The Rise. “For the first time, our girls can ride their bikes and

play outside in our community. We enjoy the sense of peace, and living next to really great neighbours who watch out for each other, which we didn’t experience living in the inner city. The stores and restaurants in the area offer a great selection, whether it’s grocery shopping or a night out!” Another draw for The Rise, Dhanani says, “is the lot profile available is unique allowing for significant price advantages due to smaller lot frontage, without compromising the option to build the living space required for a growing family or those looking to downsize.” And, together with premier builders – Brookfield Residential and Cedarglen Homes – homeowners can express their own taste and personality while designing their home in the exterior themes of Craftsman, French Country, Arts and Crafts, Tudor and Prairie. While The Rise is in its final stage of development, buyers can still design the home of their dreams or move in today in a quick possession home. Nestled in the Bow River Valley steps from the Blue Devil Golf Course, Bow River and Fish Creek Park trails are the latest Shane Homes paired showhomes to impress with their inviting open designs and incredible features. The two new paired showhomes – the 1,652-sq.-ft. Cascade and the 1,476-sq.-ft. Arbor II – are located in scenic Wolf Willow and are receiving rave reviews from buyers, says area manager Michael MacLean. “The Cascade is a new model for us and has quickly become our top

seller here,” MacLean says. “This home offers a generous square footage – most paired homes average 1,300 to 1,400 sq. ft., but the Cascade is over 1,600 sq. ft. – so it’s not a compromise and people are impressed with the size and space. You have three bedrooms plus a family room upstairs, something you never see in a paired home and people love it; the family room is definitely a wow factor.” The Cascade delivers a feeling of grandeur – from its full width veranda, 9-ft. ceilings found on

work that is not only behind the hood fan, but also on the island and a feature wall in the half-bath for visually stunning appeal. Upstairs, the central lifestyle room provides a relaxing space for the family to enjoy and helps to separate the owners’ suite from the children’s bedrooms, providing additional privacy. The owners’ suite is highlighted by a wood panel feature wall, and presents an inviting space with an ensuite with a walk-in shower and a spacious walk-in closet. A full bathroom, laundry closet and two generous-sized secondary bedrooms complete the second floor. MacLean says the Arbor II “has a more private feel as you don’t have a view of the kitchen from the front entry,” There is a defined space for the living room, and the floorplan is still open with a central dining room and rear kitchen. “The Arbor II has always been a popular model and people love its warm feel.” Among Arbor II’s terrific features are quartz countertops in the kitchen, owners’ suite with an ensuite with a walk-in shower and walk-in closet, upstairs laundry and two good-sized secondary bedrooms. Wolf Willow is a spectacular community being developed in southeast Calgary accessed off 210 Avenue S.E. “People love the location; it’s a very picturesque,” MacLean says. “We’re right across from the Blue Devil Golf Course, a few blocks away from the river and trails to Fish Creek Park.” And with being in the valley below Walden, people have easy access to a variety of shops and services. the main floor, and the smart design that leaves behind no wasted space. “People love that this design flows really well from the front living room to central dining and rear kitchen making it great for entertaining,” MacLean says. “By

having the closets, stairs, half-bath and mud room along the shared wall side, you’ll never hear your neighbours.” The kitchen features an expansive island, quartz countertops, stainless steel hood fan and upgraded decorative tile

I cannot stress enough the importance of “washable” with little ones! Finally, I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed. The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A fulllength mirror at the end of the hall is functional and created a runway for playtime. There was enough floor space for the girls to get out their doll houses and other toys, and still have room for everyone to enjoy whatever they were doing at any time. The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.

The BILD Alberta Awards are a culmination of innovative renovations, community development, new home construction and safety leadership in Alberta. PROPERTY PROFILE

BIRCHWOOD’S BRAND IS APPEALING TO A WIDE RANGE OF BUYERS With ‘brand’ new showhomes and special pricing, buyers will need to act quickly as Birchwood Properties moves into the final phase of its fabulous townhome development in Heartland in Cochrane. Birchwood’s Brand consists of 95 two- and three-storey townhomes. There has been such an incredible response from buyers, that there are now just 12 townhomes remaining. “We are in the final stages of selling in this exciting project 38  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

and homes are selling fast – we had six sales last month, so these last 12 will be gone before the end of the year,” says Adele Kerr, director of sales and marketing for Birchwood. “The townhomes in Brand have been extremely well-received and we have seen a variety of homebuyers from firsttime buyers and young families, to downsizing empty nesters,” “Buyers love the open concept designs throughout the main level of each of the models. Features such as kitchen islands,

9-ft. ceilings, ensuite bathrooms, quartz countertops, stainless steel appliances, and wide plank laminate floors, which you would typically see in a more move-up product, are appreciated in these entry level homes.” Kerr says. “And of course, having an attached garage and the opportunity to back onto greenspace is certainly a bonus – not to mention the incredible mountain views!” “We are offering special pricing on our completed inventory homes, which are available for

immediate move in — from an incredible $249,900 and savings of up to $30,000.” Brand offers three models: Devon, 1,055-sq.-ft. with two bedrooms, 1.5 bathrooms and an oversized single attached garage priced from $249,900; Galloway, 1,247-sq.-ft. with two or three bedrooms, 2.5 bathrooms and a double attached garage from $289,900; and Highland, 1,372-sq.-ft. also with two or three bedrooms, 2.5 bathrooms and a double attached garage from $294,900. All these inventory homes back onto greenspace. “The homes feature functional, family-friendly designs and the open-concept floorplans that maximize functionality in all three models,” Kerr says, adding that Brand is also pet friendly.

LOCATION Brand in Heartland in Cochrane DEVELOPER Birchwood Properties HOME TYPE Two- and three-storey townhomes with garages CONTACT brandtownhomes.ca

The exteriors are Prairie- and Heritage-theme inspired by the historic, small-town country living available in Cochrane. All the townhomes are fully landscaped

and maintained (perfect for lock and leave lifestyle), and offer front verandas or decks. Heartland is ideally located on the west side of Cochrane. It’s a short walk to the Bow River, and within a few minutes’ drive to Cochrane’s shops, restaurants, services, and recreation facilities, plus the Tuscany LRT Station is just a short drive up the highway, which is great for Calgary commuters. “The location of Heartland and the overall feeling of this charming new community is something buyers gravitate to,” Kerr says. “Heartland has direct access for a trip to the mountains, or a 20 minute commute to the city. You truly do get to enjoy the benefits of small-town living with the conveniences and amenities of the big city. Heartland is also preparing to welcome some fantastic new commercial including a PetroCanada, Tim Hortons, as well as a future RCMP station.” For more information, visit the two new showhomes at 32 Horseshoe Cres., units 1502 & 1504, Monday to Thursday, 2-8 p.m., weekends and holidays, noon-5 p.m., call 403-605-1400 or visit brandtownhomes.ca nexthome.ca  39

NEIGHBOURHOOD PROFILE

FIND HARMONY JUST WEST OF CALGARY by RACHEL FEDDEMA

1

2 If you’ve driven west on Highway 1 in the past few summers, you may have noticed a colourful collection of paddles attached to fence posts about 10 minutes past the Calgary city limits. This was just one artistic display to generate awareness for a new lake community in Rocky View County. Harmony has been under construction since 2014, but many are not yet aware of this prairie oasis with mountain views. Take exit 169 off the highway and just past the Spring Bank Airport, you’ll find a new development that’s quickly becoming a welcoming community. Harmony is the perfect place for anyone in search of a home that is outside the hustle of a big city, but also 42  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

surrounded by amenities so you don’t need to go far for your dayto-day needs or to find fun things to do for the whole family. LAKESIDE LIVING

The first 40-acre portion of Harmony Lake is already open for the enjoyment of the community. In phase three, this lake will be expanded to 140-acres making it larger than any other community lakes in Calgary, and the deepest man-made lake in Alberta. In the summer, the beaches are busy with families playing in the water and non-motorized boats roaming the lake. Stocked with rainbow trout, Harmony Lake is also a hit for local fishing enthusiasts.

WATER PURITY EXCEEDS REGULATORY STANDARDS

Harmony Lake provides more than just recreation and serenity to the community. Sourced from the Bow River, Harmony Lake is the community’s source for drinking and irrigation water. Harmony does not tie into Calgary’s water system; the community has its own stateof-the-art Water Treatment Facility with one of the most advanced and efficient water treatment technologies available. ADVENTURE ZONE

A unique recreation area is planned for the heart of this community. Aptly named the Adventure Zone, phase one of this area will have

FUN FACT

The earth excavated to create Harmony Lake was used to develop the unique elevations and rolling hills of Michelson National Golf Club.

a festival space, beach volleyball, skating path, all-wheel plaza and track, obstacle and climbing fitness, toboggan hill and a dog park. The whole project is projected to be completed in 2021. MICHELSON NATIONAL GOLF CLUB

Phil Michelson’s first signature course in Canada is located right here in Harmony. Designed for “challenging fun” Michelson designed this course to be adaptable to everyone from junior golfers and families to golf enthusiasts and professionals. All Harmony residents will have a social membership with the club to access the future Clubhouse, restaurant and banquet facilities. Full golf course memberships are now on sale, and the course is expected to open in Spring of 2020. A COMMUNITY FOUNDED ON VALUES

Over a decade of planning and development went into creating this community and eight guiding

principles were used to shape Harmony into a place where people can thrive: Live, Learn, Play, Work, Create, Connect, Sustain and Nourish. Several employment campuses with businesses are in the works, allowing residents to find employment opportunities in their community rather than commuting. Harmony also has a master community arts plan and strategy to foster creativity and support local artists. And with social gathering areas and over 25km of pathways to explore, Harmony creates spaces for people to connect and unwind.

residents to build upon. 3 DESIGNATED SCHOOL SITES

The community has been planned to include three schools that will be built as needed by the Rocky View School division. First to be built is a Kindergarten to Grade 9 school conveniently located near the future Village Centre, a gathering place with shops, dining and community gathering places. Currently, children in Harmony can attend the excellent schools in the Spring Bank and Calgary area with options for public and private schools and specialized curriculums.

ENVIRONMENTALLY RESPONSIBLE

All of Harmony’s social and cultural initiatives are complimented by a strong plan for environmental stewardship. Innovative waste management, recycling, water conservation and carbon footprint reductions strategies have been implemented during construction. Sustainability and conservation are also at the forefront of the building and home designs, so Harmony will have a sustainable foundation for

WHICH HOME WILL YOU CHOOSE?

Harmony offers a wide range of home types from a collection of distinguished homebuilders; Augusta, Baywest, Broadview, Calbridge, Nu Vista, Sterling and Streetside. From the high $400s to the $1Ms, this community has something for everyone; townhomes, move-up homes, rearlaned homes, bungalow villas, estate homes and lakefront homes. nexthome.ca  43

make your new home holIday rEady ChECk out these ClEanIng tIps from Mrs. MEyEr’s by marlene eisner Like it or not, summer is gone and it’s time to break out the jackets. Before you know it, it will be Thanksgiving and then December holiday celebrations, perfect occasions to showcase your new home. First impressions are everything. A fresh, clean scent and a spotless entryway are bound to wow your guests. First, shake and air out the welcome mat. BUYERS DRAWN TO AMAZING AMENITIES, VIBRANT LOCATION AT

BUCCI’S RADIUS With more than a dozen amazing on-site amenities and an enviable location that puts a wide range of conveniences at the doorstep, it’s no wonder so many people have chosen to live at Radius in Bridgeland. Crafted by Bucci Developments, Radius is a seven-storey concrete building that consists of 201 suites located in one of the most livable, vibrant and evolving communities in Calgary, which has literally come alive with excitement from buyers who began taking possession of

their condo suites earlier this year. “Buyers love that the building is now complete, and that they can immediately enjoy all the amenities such as the four fitness centres (yoga, spin, cardio, and weight training), a car wash, ski/snowboard/ bike workshop and concierge,” says Director of Sales, Marketing and Leasing Chelsey Marshall. She adds that the 8,000-sq.-ft. rooftop terrace featuring garden plots and barbecue station is a big hit and great place to socialize during the warmer days, while “our

walk-out garden homes have been popular with pet owners who love having a dog wash and grooming station in the building.” There is also free weekly food delivery to the on-site grocery delivery room, the SPUD room. Of course, a major attraction for buyers is the amazing location – “it’s a five-minute walk to the C-Train, Riverwalk pathway system, and two of Calgary’s top rated off leash parks,” she says, plus it’s close to the downtown core, minutes from great dining and boutique

style retail, schools, and has easy access to Deerfoot Trl., 16th Ave. and Memorial Dr. “Radius is also located at the top of the rise, across from the community centre and Murdoch Park so there are sweeping views of the downtown,” Marshall adds.

Buyers can still take advantage of a good selection of one-, two-, two-plus-den and penthouse plans ranging from 618-1,321 sq. ft. available for immediate possession and starting at $325,900. Well-appointed interiors feature 9- and 10-ft. ceilings, laminate floors, large kitchens with natural gas Bosch cooktops and wallovens, Fisher & Paykel fridges, quartz countertops, full-height quartz backsplash, full-sized eating bars, contemporary warm wood cabinetry, large private balconies or patios with gas lines, in-suite laundry with washer and dryer, and air-conditioning. Each unit also comes with titled parking and an assigned storage locker “All of the beautiful finishings that make up our two gorgeous style schemes, the 360 and the 180, are on display in our fabulous two-bedroom showsuites inside the Radius building,” Marshall says.

Radius also resonates with people who are looking for progressive features. The building is the first midrise residential development in Calgary to earn LEED platinum status with a number of ‘green’ features including solar panels and 65 per cent of the surface area of the roof. “With Radius, we had an opportunity to really support the lifestyle of our homeowners by providing outstanding quality and features, but also practical extensions of their private living space with over a dozen on-site amenities,” Marshall says. For more information on Radius, Bucci Developments’ fourth condo offering in highly sought after Bridgeland, visit the showsuites at 3 - 88, 9th St. N.E., Monday to Thursday, noon-6 p.m., and weekends, noon-5 p.m. or visit bucci.com/radius.

ADVICE | INSIDE THE NUMBERS

FALLING LEAVES MEAN RISING STARTS JIM ZANG The September numbers are in from CMHC and as expected, falling leaves are once again a sign of rising housing starts – which is why home builders might just be the only people in town welcoming an early fall with a warm embrace. Single-family starts are up, townhome (row) starts are up, and apartment style dwelling starts are up nearly double from August. Semi-detached homes are the only category to show a decrease and even then, it’s only by 22 units – hardly a blip on the radar. Overall, starts are up 49 per cent

50  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

from August, and an incredible 87 per cent compared to September 2018. The market needs to see several months in a row like that before it can actually be declared in ‘recovery’ mode, but certainly these are the best statistics the local housing industry has seen in some time. It could just be the shift in season, which traditionally sees an increase in housing starts, the change in provincial government, the New Home Buyer Incentive Program kicking in, a slowly improving economy, or, as is likely the case – it could be a combination of all these factors working in unison. There’s still a gap between 2018 totals and this year’s numbers of approximately ten per cent – but the gap is closing and a couple

more months like September will see it disappear completely, hopefully, by the new year. With Shane Homes celebrating their 40th anniversary in 2019, it seemed appropriate this month to ask Shane Wenzel, president of the Shane Homes Group of Companies, for his take on what’s happening in the local new home market. “In the beginning,” Wenzel says, “all we built were single-family homes. Now, like all businesses should, we’ve evolved with the marketplace and have expanded into street towns (townhomes), semi-detached homes and zero lot line homes. Singles are still roughly 50 per cent of what we build.” The company currently has about 100 single-family homes underway and 30 available

multi-family units, with more planned for next spring. It’s still a buyers’ market out there, he says, so making a deal before summer of 2020 would be best for anyone considering purchasing a new home. “2019 has been a slightly better year for us,” Wenzel adds, “where we saw consumer confidence improve was in the spring after the provincial election.” Like many, he believes Calgary still has a ways to go to reach a full economic recovery with some lingering uncertainty in the oil and gas sector. The positive, he says, is that people are still moving to Alberta. As for impacts at the federal level, Wenzel feels a change in

government has the potential to make a positive difference, depending on policy implementation. Shane Wenzel He says CMHC’s New Home Buyer Incentive Program hasn’t had much impact as of yet and, in fact, many of the folks he’s spoken too are leery of having the federal government involved in the equity of their home. “Our industry has seen bad policy at that level and the mortgage stress test was the best example of that. It needs to be repealed and re-thought based on regional housing markets. What’s concerning, and on the

horizon is the threat of forcing “net zero” in the new code, he says, “It’s expensive and the savings are nominal as compared to the cost. The smart approach, if reducing carbon footprints and energy use is the goal, would be to implement a renovation tax credit for older homes and making them more energy efficient. That would stimulate the economy and create jobs across the country.” Jim Zang is a professional writer/ editor who has lived in Calgary his entire life. He has been reporting on the local housing industry since the early 1990s and is the former editor and associate publisher of a variety of housing industry and lifestyle publications in Calgary and region.

NEWBIE NOTES

WE BOUGHT A NEWCONSTRUCTION HOME WOULD WE DO IT AGAIN? by AMANDA PEREIRA There is something surreal about watching your home come to life as it is built from the ground up. Buying a brand-new home is a unique experience – you enter the sales office and explore different floorplans, colour palettes, and begin to dream of the possibilities that come with living in your new community. If there is one immediate gripe with a new construction compared to a resale home, it’s 52  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

the waiting game. Builders and developers do their best to get the home to you in time for first closing, but that’s often not the case; various factors like labour or material shortages are often out of their control. Patience is admittedly not my strongest characteristic, and waiting was the hardest part. Of course, on the other side of the coin, there were benefits to this. As first-time homebuyers, we had nothing

to fill our home with – from the basic essentials like cutlery, right down to the we’ve-never-hadto-think-about-this-before items like a lawnmower. The year and a half gave us the opportunity to not only save our money, but also buy things at our leisure and often at a discounted price. Now that it’s been a year, we often get asked if we would do it again. Well, that all depends on when you would have asked us.

After we closed on our home in November of 2018, during the first couple of weeks, I had frequent tightening sensations in my chest. I was beyond stressed. We were still missing a bathroom counter upstairs, we had a gaping hole where our toilet’s plumbing met the wall, pickets were missing from the handrail on the stairs, and frankly, nothing quite looked like how we imagined. Thanks to the flippancy and lack of firm repair dates from our builder, I swore to anyone who would listen that I would never do this again. Now, almost 12 months later,

these issues seem so subjective and downright silly to worry about. When you’ve invested into your home and found the craftsmanship to be less than stellar, it can bring on a whole host of emotions, anxiety included. You’re plagued with thoughts of when will they fix it? Will they fix it? What if they don’t? And worse: what if the repairs are worse than before? We learned quickly that communicating calmly with our site supervisor yielded the best results. Before we knew it, the missing counters were installed, the fistsized hole in the bathroom was patched and painted over, and

the missing pickets were installed. They’ve completed the rest of the deficiencies and laid down our sod, and well, it’s made our house look like a home. So, the question remains: Would we do it all over again? Maybe. If we were to buy new again, I think we’d be better emotionally equipped to manage our expectations and be mentally prepared for how long it may take for the deficiencies in the house to match the vision we had of our completed new home. Buying new requires a certain level of patience – but nothing beats that new house smell. nexthome.ca  53

PROPERTY PROFILE

APEX’S HILLCREST LURES BUYERS WITH GREAT VALUE AND LOCATION From its affordability and amenities, to its location and scenic vistas, there are a plethora of reasons buyers are being lured to Hillcrest in southwest Airdrie. Thoughtfully designed by Apex Developments, Hillcrest offers a peaceful, family-friendly atmosphere making it easy for residents to enjoy life on the hill. “People love the fact that Hillcrest retained its natural landscape and scenic views. Plus, with the community almost completed, they’re relieved they won’t be surrounded by construction for years to come. 56  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

All the amenities are already in place for them to enjoy as soon as they move in,” says Doug Judd, area manager for Excel Homes, which along with Shane Homes, is building in the final phases of development. “They also benefit from Hillcrest’s location on the southern tip of Airdrie. Residents have almost the same commute time as new communities in Calgary, but are saving thousands of dollars on their homes,” Judd says. “A big attraction for buyers is that the school is close to opening (a K to 8 school is

scheduled to open in January 2020),” says Jamie Ivey, area manager for Shane Homes. “People love the location – they have a bus station about a 15-minute walk away that offers a direct route to downtown Calgary. They can walk to local commercial just across 40th Avenue, and they’re just a few minutes drive from Airdrie’s major amenities.” “Single-family laned homes start from just $320,000s here – that’s pretty amazing value. Plus, we offer great features and finishes and the ability to customize,” says Ivey.

In Hillcrest’s final phases, Excel is building laned single-family homes, front-drive garage duplexes and front-drive garage, and no-condofee townhomes, while Shane is building laned single-family homes and laned duplexes. “There are still a few opportunities to build a frontdrive garage single-family home in the community too, but people will need to act quickly before these lots are gone,” says Apex’s development co-ordinator Morgan Gowland. “Luckily, buyers still have their choice of lots in Phases 8 and 9 to build their dream home.” Hillcrest’s single-family laned homes are “appealing to everyone from first-time buyers

to downsizers, offering spacious options including loft, basement and garage developments. They even come complete with a landscaped front yard,” she says. With Hillcrest now more than 90 per cent sold, buyers can enjoy “the benefits of having a new home in an established community with a great feel, mature landscaping and plenty of friendly neighbours.” she adds. As well, Hillcrest welcomes people home with a stunning entrance, which includes a grand stone tower – a focal point of the community – and completed amenities that include two playgrounds, an extensive pathway system, storm pond and a central gazebo.

Hillcrest is conveniently located just off 8th St. and 40th Ave., making it a quick drive to shops, services, restaurants, and recreation facilities in Airdrie, CrossIron Mills, and to major routes leading to the City of Calgary. INSPIRATION |

by Phyllis lui and aleem Kassam

your world

There’s a definite art to bringing a burst of colour into a home’s neutral palette. One of the most common hurdles we face in our profession as interior designers is fear of colour. Honestly, we’ve heard it all: “It’s too bold; it’s too trendy; it’s too... colourful.” To all those excuses, we say, ‘You’re not afraid of colour; you’re just scared of the wrong colour!’ With that being said, here are some tried-and-true designer tips for choosing the perfect tone and shade, and how to incorporate it into your interiors to make your neutral rooms pop. So, where do you start? Colour has been proven to have psychological effects on people. As you dive into the pool of paint swatches, think about how your top colour choices make you feel, and how you want to feel in your space. The same room can have a completely changed ambience in a new hue. For example, cool colours such as blues and greens draw out feelings of tranquility, reliability and calmness. On the other hand, colours on the warm side of the spectrum tend to act like stimulants. Reds, oranges and 58  New Home + Condo Guide  |   Oct. 18–Nov. 15, 2019

yellows are known to elicit feelings of excitement, warmth and playfulness. Consider this when making your colour choices. Keep in mind that colour resonates with different people in different ways. The short answer to the colour quandary is this: It’s all about personal preference. If you love it, then it’s right. In this small but sweet urban space, we played with a combination of colours to bring out the homeowners’ sense of youth and modern fun. High ceilings, huge windows and neutral walls play perfectly with the complementary palette of warm greys peppered with pops of coral, blue and green – and a vibrant sunny yellow taking the spotlight. To create a sense of continuity through the home, we used the same sunny shade of yellow in every room, albeit in small doses. It instantly draws attention and lends a wonderfully warm hint of sunshine to the otherwise cool and contemporary backdrop. The cosy living room enjoys some yellow sofa cushions and some subtle, strategically placed, sunny accessories tucked away on the

bookshelf. As you move through the kitchen, a yellow tea kettle perched on the countertop is just enough to catch the eye as you pass through. In the bedroom, we echoed the same shade in some pillows and a playful pillowcase that picks up pops of yellow. A modest sitting area is inviting and instantly alluring, though you may not immediately know why. (Hint: it’s definitely the yellow!) We even carried our colour theme into the great outdoors, onto the balcony barbecue area, where a couple of yellow cushions invite sunny thoughts, even on cloudy days. It’s easy to introduce colour into a neutral space, despite common fears. Play around with different hues before you commit and remember, colour is subjective. You make the rules!
