When I was young, it was a regular occurrence to wake up to the sound of a vacuum cleaner at 8 a.m. and the scent of cleaning fumes burning my sinuses. I would often wait until the bedroom door opened and my mother pegged me with one of her infamous looks to get out of bed because it was time to clean. Over time, her cleaning habits became more relaxed and 8 a.m. on a Saturday morphed into whenever we got to it during the week, if ever. We didn’t live in a dirty house; cleaning just didn’t occupy the same amount of real estate in our minds anymore. When my partner and I bought our house, something clicked in my brain. That earlier memory raced to the forefront with a fervour that would make Martha Stewart squeal with glee: our home deserved a weekly and thorough deep clean. The nod of approval from my Portuguese grandmother when she first surveyed the state of our home gave me an adrenaline rush that equaled riding an epic rollercoaster. I was hooked on the look of deep vacuum lines in our plush carpet and the chemical smell of citrus. I managed to keep this regimen up for months. I had more cleaning products than I knew what to do with, and enough microfibre cloths to start an eBay business. I lived to be validated by the cleaning standards of my wellorganized Avó (grandmother) who gave me her approval with a sweep of her gaze – her eyes lingering on the state of our spotless baseboards that I had spent the better half of a morning scrubbing with a soft bristled brush. This is why I did it, to possess a home that was always visitor-ready and Avó-approved. As all adrenaline junkies can attest to, this rush wasn’t sustainable – and what goes up, must come down. The trouble with any extreme regimen is you eventually find yourself overworked. The housework just never seemed to end. My energy for creative projects took a hit, and whether I wanted to acknowledge it or not – I was using cleaning to procrastinate doing things I knew had a better ROI on my time. It was time to hang up my microfibre cloth. Our house is still clean, but I no longer squawk when the guest room carpets have been maimed by footprints, or fluster at the sight of a single rogue glass in the sink. In my retirement from being the champion of over cleaning, I’ve finally found the time to enjoy homeownership – the polished parts and muddy bits, too.

THE TOP FIVE TIPS FOR WINTERIZING YOUR HOME

It’s no surprise that we’ve already seen snow in Calgary. We usually have had a few snow falls by now, which means we should start preparing ourselves and our homes before the cold is here to stay. While there’s many things you can do to prepare your home for winter, here’s the top five best tips. #1 – SEAL LEAKS AND CRACKS
Inspect your home for leaks or cracks in window sills, roofing, doorways, baseboards, etc. that could let in cold air from the outside. Seal them using the appropriate method. Usually caulking works great for cracks indoors, but you should consult your local home department store to make sure you’re doing it the right way. #2 – TEST AND CLEAN YOUR FURNACE
Testing and cleaning your furnace before winter is ideal and should be done by every home owner who has one. If you’re unsure about how to do so, it’s always a good idea to get a professional furnace service to come and do it for you. It doesn’t cost too much and is well worth it in the sense that you’re getting two things done at once: winterizing your home while also performing standard home maintenance.

Just make sure if you’re adding to an existing layer to not use a type of insulation that will act as a vapour barrier, which could result in mould growth. Find out what kind of insulation is in your attic, and then consult your local home department store about what type you should add for the best results.

Water can be a scary thing for home owners if it gets into a
crack and freezes – so do yourself a favour and make your home ice-proof by maintaining your drainage pathways. Clear your eavestroughs and point drainage spouts away from your home’s base structure – you never know when a Chinook is going to come around and cause all that snow on your roof to melt. You don’t want water draining towards the base structure of your home in the midst of winter, ever! Remember, taking good care of your home during the different seasons is a great way to preserve its value for when it comes time to sell. Wishing you and your home the very best this winter! Making the Grade All Saints High School in Legacy welcomes first Grade 12 class The official sod-turning ceremony for All Saints High School was Sept. 18, 2015. Construction began in July 2016 and the school opened its doors to students Sept. 4, 2018.
The school, under the guidance of principal Mike Bolder, is home to 1,310 students in grades 10-12, and will celebrate its very first graduating class.

All Saints High School is part of the Calgary Separate School Division (CSSD) and is the first Catholic High School to open in Calgary since Notre Dame in 2005.
The 150,000 sq.ft school was built for approximately $36.3 million, which was $5.5 million under budget and serves eight of Calgary’s deep south communities, including Auburn Bay, Chaparral, Cranston, Legacy, Mahogany, Silverado, Seton and Walden.

Your Custom Home A part of the new home industry that often goes untalked about is the renovation end of things. Many, if not most, single-family builders have a renovation division these days which has been a blessing for some over the past couple of years with the economic slow down adversely affecting the single-family category. One such builder is Your Custom Home, which has been operating out of Okotoks, building in Calgary and the surrounding area since 2012 focusing on estate, timber, infill and acreage homes. “In our first year,” says CEO Danny Louden, “we built 14 homes. In 2018, we didn’t build
any. The weak economy forced us to diversify.” So far this year, they’re at approximately $5 million in commercial projects and $1 million in renovations – exteriors, kitchens, bathrooms, garages, decks, etc. “Confidence in the market has begun to build since the provincial election,” says Louden, “I’m hopeful that with a stronger economy and more buyer confidence in 2020, that the new home market will be more active. Some of this strengthening will rely heavily upon the upcoming federal election. A struggling energy sector will continue to weigh on all facets of the housing market including custom home builds.”
Brookfield Residential opened four new show suites at its Retreat in Riverstone townhome development in Cranston on Sept. 21, as the project – now nearly 40 per cent built and occupied – moves into its next phase. When complete, the townhome project, one of Calgary’s largest, will feature 175 units set in 29 different blocks of units. Nine different floorplans are available, ranging from around 700 up to 1,482 sq.ft. in two- and three-bedroom plans with some models offering the much sought after convenience of single-storey townhome living with either a single, double or tandem double garage. I cannot stress enough the importance of “washable” with little ones! Finally, I added some pink velvet pillows (also washable), and a black and white throw blanket to balance off the wallpaper at the end of the bed. The artwork is another source of colour and pattern. By enlarging and hanging cute family photos, it added personality and a sense of belonging for the kids. A fulllength mirror at the end of the hall is functional and created a runway for playtime. There was enough floor space for the girls to get out their doll houses and other toys, and still have room for everyone to enjoy whatever they were doing at any time. The biggest lesson to learn from this makeover is that sometimes you have to think outside of the box – literally! If I had stayed with the square room as it began, it wouldn’t have the wonderful personality and function it has now.

2 If you’ve driven west on Highway 1 in the past few summers, you may have noticed a colourful collection of paddles attached to fence posts about 10 minutes past the Calgary city limits. This was just one artistic display to generate awareness for a new lake community in Rocky View County. Harmony has been under construction since 2014, but many are not yet aware of this prairie oasis with mountain views. ADVICE | INSIDE THE NUMBERS
FALLING LEAVES MEAN RISING STARTS JIM ZANG The September numbers are in from CMHC and as expected, falling leaves are once again a sign of rising housing starts – which is why home builders might just be the only people in town welcoming an early fall with a warm embrace. Single-family starts are up, townhome (row) starts are up, and apartment style dwelling starts are up nearly double from August. Semi-detached homes are the only category to show a decrease and even then, it’s only by 22 units – hardly a blip on the radar. Overall, starts are up 49 per cent

from August, and an incredible 87 per cent compared to September 2018. The market needs to see several months in a row like that before it can actually be declared in ‘recovery’ mode, but certainly these are the best statistics the local housing industry has seen in some time. It could just be the shift in season, which traditionally sees an increase in housing starts, the change in provincial government, the New Home Buyer Incentive Program kicking in, a slowly improving economy, or, as is likely the case – it could be a combination of all these factors working in unison. There’s still a gap between 2018 totals and this year’s numbers of approximately ten per cent – but the gap is closing and a couple
more months like September will see it disappear completely, hopefully, by the new year. With Shane Homes celebrating their 40th anniversary in 2019, it seemed appropriate this month to ask Shane Wenzel, president of the Shane Homes Group of Companies, for his take on what’s happening in the local new home market. “In the beginning,” Wenzel says, “all we built were single-family homes. Now, like all businesses should, we’ve evolved with the marketplace and have expanded into street towns (townhomes), semi-detached homes and zero lot line homes. Singles are still roughly 50 per cent of what we build.” The company currently has about 100 single-family homes underway and 30 available

It’s still a buyers’ market out there, he says, so making a deal before summer of 2020 would be best for anyone considering purchasing a new home. “2019 has been a slightly better year for us,” Wenzel adds, “where we saw consumer confidence improve was in the spring after the provincial election.” Like many, he believes Calgary still has a ways to go to reach a full economic recovery with some lingering uncertainty in the oil and gas sector. The positive, he says, is that people are still moving to Alberta. As for impacts at the federal level, Wenzel feels a change in
government has the potential to make a positive difference, depending on policy implementation. Shane Wenzel He says CMHC’s New Home Buyer Incentive Program hasn’t had much impact as of yet and, in fact, many of the folks he’s spoken too are leery of having the federal government involved in the equity of their home. “Our industry has seen bad policy at that level and the mortgage stress test was the best example of that. It needs to be repealed and re-thought based on regional housing markets. What’s concerning, and on the
horizon is the threat of forcing “net zero” in the new code, he says, “It’s expensive and the savings are nominal as compared to the cost. The smart approach, if reducing carbon footprints and energy use is the goal, would be to implement a renovation tax credit for older homes and making them more energy efficient. Buying a brand-new home is a unique experience – you enter the sales office and explore different floorplans, colour palettes, and begin to dream of the possibilities that come with living in your new community. the waiting game. Builders and developers do their best to get the home to you in time for first closing, but that’s often not the case; various factors like labour or material shortages are often out of their control. Patience is admittedly not my strongest characteristic, and waiting was the hardest part. Of course, on the other side of the coin, there were benefits to this. As first-time homebuyers, we had nothing
to fill our home with – from the basic essentials like cutlery, right down to the we’ve-never-hadto-think-about-this-before items like a lawnmower. The year and a half gave us the opportunity to not only save our money, but also buy things at our leisure and often at a discounted price. Now that it’s been a year, we often get asked if we would do it again. Well, that all depends on when you would have asked us.
After we closed on our home in November of 2018, during the first couple of weeks, I had frequent tightening sensations in my chest. I was beyond stressed. We were still missing a bathroom counter upstairs, we had a gaping hole where our toilet’s plumbing met the wall, pickets were missing from the handrail on the stairs, and frankly, nothing quite looked like how we imagined. Thanks to the flippancy and lack of firm repair dates from our builder, I swore to anyone who would listen that I would never do this again. Now, almost 12 months later,
these issues seem so subjective and downright silly to worry about. When you’ve invested into your home and found the craftsmanship to be less than stellar, it can bring on a whole host of emotions, anxiety included. You’re plagued with thoughts of when will they fix it? Will they fix it? What if they don’t? And worse: what if the repairs are worse than before? We learned quickly that communicating calmly with our site supervisor yielded the best results. Before we knew it, the missing counters were installed, the fistsized hole in the bathroom was patched and painted over, and
the missing pickets were installed. They’ve completed the rest of the deficiencies and laid down our sod, and well, it’s made our house look like a home. So, the question remains: Would we do it all over again? Maybe. If we were to buy new again, I think we’d be better emotionally equipped to manage our expectations and be mentally prepared for how long it may take for the deficiencies in the house to match the vision we had of our completed new home. There’s a definite art to bringing a burst of colour into a home’s neutral palette. One of the most common hurdles we face in our profession as interior designers is fear of colour. Honestly, we’ve heard it all: “It’s too bold; it’s too trendy; it’s too... colourful.” To all those excuses, we say, ‘You’re not afraid of colour; you’re just scared of the wrong colour!’ With that being said, here are some tried-and-true designer tips for choosing the perfect tone and shade, and how to incorporate it into your interiors to make your neutral rooms pop. So, where do you start? Colour has been proven to have psychological effects on people. As you dive into the pool of paint swatches, think about how your top colour choices make you feel, and how you want to feel in your space. The same room can have a completely changed ambience in a new hue. For example, cool colours such as blues and greens draw out feelings of tranquility, reliability and calmness. yellows are known to elicit feelings of excitement, warmth and playfulness. Consider this when making your colour choices. Keep in mind that colour resonates with different people in different ways. The short answer to the colour quandary is this: It’s all about personal preference. If you love it, then it’s right. In this small but sweet urban space, we played with a combination of colours to bring out the homeowners’ sense of youth and modern fun. High ceilings, huge windows and neutral walls play perfectly with the complementary palette of warm greys peppered with pops of coral, blue and green – and a vibrant sunny yellow taking the spotlight. To create a sense of continuity through the home, we used the same sunny shade of yellow in every room, albeit in small doses. It instantly draws attention and lends a wonderfully warm hint of sunshine to the otherwise cool and contemporary backdrop. The cosy living room enjoys some yellow sofa cushions and some subtle, strategically placed, sunny accessories tucked away on the
bookshelf. As you move through the kitchen, a yellow tea kettle perched on the countertop is just enough to catch the eye as you pass through. In the bedroom, we echoed the same shade in some pillows and a playful pillowcase that picks up pops of yellow. A modest sitting area is inviting and instantly alluring, though you may not immediately know why. (Hint: it’s definitely the yellow!) We even carried our colour theme into the great outdoors, onto the balcony barbecue area, where a couple of yellow cushions invite sunny thoughts, even on cloudy days. It’s easy to introduce colour into a neutral space, despite common fears. Play around with different hues before you commit and remember, colour is subjective. You make the rules!
