New Home + Condo Guide
There’s nowhere better to live in Canada right now than right here in Alberta, and it’s not just me saying that. The numbers continue to bear out that people are coming from all over to live here, attracted by the strong economy and more affordable new home opportunities.
According to the Alberta government, housing starts in the province rose to 33,577 so far in 2024, a 35 per cent increase from last year. Monthly data from the Canada Mortgage and Housing Corporation (CMHC) reinforces that Alberta is helping meet the supply challenge with these new builds, which will benefit Albertans and help stabilize costs in the long run.
New home builders are in a good spot to help buyers take advantage of these new opportunities, including City Homes – our cover feature this month – who says it may be the perfect time to get into the home of your dreams right now. With interest rates dropping and new federal initiatives to spur the market, City Homes says they have buyers needs for the ultimate bespoke home covered. Find out more in our story inside.
We also get to explore West Edmonton and find out the numerous lifestyle advantages living here offers. Coventry Homes’ offering in Rosemont and West Secord, in particular, are terrific opportunities to experience this for yourself. Find out more in this month’s Explore series.
We also put the spotlight on bungalows and bungalow villas and give our readers an insight on the benefits of single-level living and who offers them in the city.

IT’S THE PERFECT TIME TO BUY A PERSONALIZED HOME FROM
CITY HOMES
If your dream is to own a stylish, timeless, and uniquely yours home, now might be the perfect time to explore City Homes’ line of bespoke single-family homes. After all, city lights will lead you home—and none shine brighter than City Homes.
As Edmonton continues to benefit from surging demand and easing lending rates, this could be the perfect opportunity to get into one of City Homes’ highly personalized
home models that blend exquisite style and function.
New home buyers today have a chance to take advantage of lower interest rates and the newly-announced 30-year mortgage option that that the federal government is extending to help first-time homebuyers. With surging demand and the rising cost of building materials, home prices are likely to increase,
making now an ideal time to become a homeowner.
City Homes is well-positioned to deliver for its clients, offering a refined, relationship-based approach to every home it builds— backed by over 30-years of industry-leading experience.
“We love getting to know our customers and helping them bring their one-of-a-kind homes to life. With customer care at the forefront,
Milan in Glenridding
we build remarkable spaces together,” says Stacy Herrington, Vice President of Sales for City Homes and Daytona Homes.
PART OF THE CITY
City Homes builds design-forward homes in seven communities across the Edmonton region (with more coming soon), and stands out for delivering innovation, superior quality, and exceptional customer service in everything they do.
But it’s in their ability to accommodate variations in their floorplans that truly sets them apart.
“Our semi-custom floorplans provide flexibility allowing for personalization that reflects our client’s unique lifestyles. Our talented team is not afraid to push
the limits and try something new to ensure every home we build is high in quality and tailored to each homeowner,” Herrington says.
“At City Homes, we’re delighted to deliver a highly personalized experience. When our designforward expertise meets our customers’ dreams, incredible things happen. Through our established processes, we design and build semi-custom spaces that truly reflect the character of homeowners.”
THE PERFECT CONDITIONS
Edmonton’s current economic conditions make it an ideal time to take the leap into homeownership. On September 4, the Bank of Canada cut the key interest rate to
4.25%, with economists predicting two more cuts this year.
First-time homebuyers are also getting a boost from the federal government, which is now allowing 30-year mortgages.
Experts say this significant change to mortgage rules will give homebuyers an additional five years to pay off their mortgage, creating more opportunities for Millennials and Gen Z’ers to purchase a new home.
However, these favourable conditions can be a double-edged sword for homebuyers. Increased demand could lead to higher construction costs and longer build times, making it crucial to act now to secure the perfect City home for you and your family.

LIFESTYLE-DEFINED DESIGN
City Homes brings an urban flair to its range of single-family estate and semiestate homes. “Nothing excites us more than bringing stylish, on-trend homes to life for our customers. With passion and energy, we’re constantly keeping our fingers on the pulse of architectural and interior design. We source stunning interior finishes, sustainable building options, intriguing design elements and top-notch materials to build spaces that go beyond all expectations,” Herrington says.
“There is a definite demand for homes that can adapt to the current needs of buyers yet remain competitively priced,” Herrington says.
“Our customers want something more than the standard, and we’re ready to deliver a personalized experience. With adaptable floor plans and a curated approach to home design, every home becomes a unique representation of its owner.”
Uniqueness comes standard in all of City Homes’ offerings and their five showhomes – including four that are opening soon – reflect this individuality.
“Our brand-new Milan showhome in Salisbury Village is truly showstopping,” Herrington says. Milan is a top selling model for City Homes. It is 2,602 square-feet, two storey home with four bedrooms, 3-and-a-half baths
with double front attached garage. It is a quintessential family home.
“This home has everything you could ever need, blending organic modern design with thoughtful details that elevate everyday living,” Herrington says.
The oversized dining nook, with its tiled surround, floor-to-ceiling windows, and floating shelves, is perfect for family gatherings. A gas fireplace, framed with custom oak slats and quartz, brings a cozy and inviting feel to the living room.
Downstairs, the basement offers versatility, with a cozy room theatre for movie nights and a dedicated dance room for hobbies or exercise. In the primary suite, a spacious walkin closet and a naturally lit makeup area bring a sense of luxury to your daily routine. “Every thoughtful detail throughout this home makes life feel a bit more special,” she adds.
There’s more to come! This November, City Homes is opening showhomes in Crystallina Nera and Rosemont, the former will feature a garage suite that has become a highly coveted feature for homebuyers. 2025 will see two more showhomes open in Alces and Marquis.
What connects all these new showhomes together is City Homes’ commitment to home design
excellence. “Building with enhanced design options, the latest interior trends, and impressive finishings, a City Home is a design-forward home,” Herrington adds.
City Homes takes a refined, relationship-based approach to every home it builds, backed by over 30 years of industry-leading experience. “We love getting to know our customers and helping them bring their one-of-a-kind homes to life. With customer care at the forefront, we build remarkable spaces together,” Herrington says.

NEW WEST EDMONTON COMMUNITIES BRING FRESH LIFESTYLE CHOICES
by PEPPER RODRIGUEZ
Someone new to the city can be forgiven if they think of the worldclass mall first when West Edmonton is mentioned. But this much soughtafter residential sector offers just as much choice when shopping for a new home, with a wide selection of communities and homes that are just as world-class.
The West Edmonton area, generally west of the North Saskatchewan River and south of Stony Plain Road, has become a haven for residential development, and one of the most diverse in the city. Its wealth of amenities, including the world-famous West Edmonton Mall, makes it popular among tourists and locals alike.
New communities like West Secord and Rosemont bring a jolt of energy to the sector, with a fresh offering of a varied, and desirable range of new home opportunities. Coventry Homes and Impact Homes are among the new home builders in those two
young communities, and they see something special in them.
“The overriding theme of the West Edmonton lifestyle can be summed up in one word: balance,” says Tara Van Horn, Director of Marketing and Communications for both Coventry Homes and Impact Homes.
“These communities offer a mix of convenience, affordability, and a connection to nature. You’ll find everything from nearby shopping and schools to walking trails and parks. It’s ideal for families, professionals, and first-time homebuyers who want the perfect blend of city living with a touch of the outdoors,” she adds.
West Edmonton has plenty to offer, with Whitemud Drive going right through the heart of it, accessibility is never a problem. There are tons of things to see and do nearby, and the list of restaurants and diners and coffee shops is as diverse as the communities themselves.
CLOSE TO NATURE
What many may not realize is that West Edmonton also has a rare closeness to nature with the meandering North Saskatchewan River flowing past. The new communities that have sprung up along West Edmonton all tout this abundance of greenery, including West Secord and Rosemont, both developed by MLC Group.
MLC says, in fact, that West Secord and Rosemont may be the last two new communities in West Edmonton.
West Secord is on Phase 8 which offers front drive lots that are tucked away off of the main road but are still moments away from the future Lewis Farms Recreation Centre. Rosemont will see eight new showhomes open this fall. The latter has parks, trails, schools, restaurants, transit and groceries, all in a connected environment.
Coventry Homes
“Coventry offers single family, multifamily and townhomes in our west communities,” Van Horn Fielden says.
LOTS OF AMENITIES
Developed by MLC Group, both West Secord and Rosemont have all the major amenities nearby and an unmatched accessibility.
Both boast a quiet, secluded setting that also allows close access to major driving routes such as the Anthony Henday, Winterburn Road, 199 Street, and Whitemud. Nearby amenities include many Public or Catholic schools that families can register at in the Southwest region, shopping centers, medical services, recreation facilities, and golf courses all In close proximity.
Buyers in West Edmonton can expect a lifestyle that emphasizes comfort, convenience, and connectivity, Van Horn says.
“Buyers in the west can expect a relaxed, family-friendly lifestyle with easy access to amenities. Whether you’re into outdoor activities, shopping, or dining, everything is within reach. Communities are close to major roadways, making it convenient for commuters, and you’ll find schools, parks, and recreational facilities just minutes away. It’s the perfect place to grow, whether you’re starting out or settling down.”
As for entertainment, the River Cree Resort and Casino is just a stone’s throw away. “The River Cree Resort and Casino is not just for gaming—its
restaurants offer great dining options. With a new $200M expansion starting in 2025, it’s sure to be one of West Edmonton’s go to for dining and entertainment,” Van Horn says.
She has a tip for coffee afficionados, as well. “Take a quick drive to Acheson for a hidden coffee spot at The Wall Coffee Roasters.”
THE COVENTRY HOMES EDGE
In West Edmonton, Coventry Homes and its sister company, Impact Homes, offer a wide range of home styles, including single-family homes and townhomes.
“These homes are designed for a variety of buyers—young professionals looking for their first home, growing families needing more
Coventry Homes

space, and even empty nesters who want to downsize without sacrificing quality,” Van Horn says.
“Our buyers are diverse, from young professionals and growing families to empty nesters looking to downsize. We cater to those who appreciate quality craftsmanship, modern design, and a communityfocused lifestyle,” she adds.
Coventry Homes is intent on growing with West Edmonton and have planned several new showhomes set to open in 2025.
“We have several showhomes coming to the west in 2025,” Van Horn says. In West Secord, Coventry will be opening its new Lyra showhome in Spring/Summer of 2025 with a “California Contemporary” design.
The front-drive-garage Lyra will be 2,282 square-feet. The large foyer opens to the central kitchen and dining room with the bright and spacious great room occupying the back of the home. The bonus room sits at the top
of the stairs of the second floor with the primary suite located privately at the front of the home. A large laundry room, main bath with dual vanity and two additional bedrooms complete the second floor.
While in Rosemont, Impact will open the Vasa in early 2025 with a “Soft Industrial” design
The home will feature a Revenue Suite in the basement. The Vasa is a laned home which has a standard size of 1,626-square-feet. The kitchen is set at the back of the home, with a comfortable island off the back foyer. Upstairs, the second floor showcases a front master bedroom with walk-in closet and four-piece ensuite, as well as two additional bedrooms, a full bathroom, and future laundry area.
Coventry will also open the Kepler in Rosemont in early 2025 with a “Modern Eclectic” design. “This house will be home to our new Oilers Fan Cave, so you can be sure there will be excitement around it,” she adds.
THE BIANCA
Currently, Coventry Homes has its hit Bianca showhome open in West Secord. At 2,012 square-feet, the front-drive-garage Bianca showcases a spacious and welcoming home design. The main floor boasts an open concept layout that provides a warm, enticing environment for family and friends to enjoy.
Visitors will find beautiful finishings throughout this home, particularly within the fabulous kitchen! Here a gorgeous quartz countertop island with an extended ledge centres the room, and statement green cabinets that create eye-catching contrast within the space. The kitchen features Coventry’s Executive Chef Lifestyle Package, and a generously sized walk-through pantry that brings additional convenience to the space.

TRENDING | BUNGALOWS YEG
SENSATIONAL, SINGULAR SINGLE-LEVEL LIVING
Empty-nesters, snowbirds, retiring Baby Boomers and Gen Xers - all find the stylish, swinging single-level lifestyle offered by the bungalow and bungalow villas simply irresistible, but lately both are getting noticed by other demographics as well.
The bungalow is traditionally a single-storied house with a sloping roof. Encyclopedia Britannica says the name derives from a Hindi word meaning “a house in the Bengali style” and came into the English language during the era of the British administration of India.
Today, it is the easy livability and charm of the bungalow is what makes it so popular. The living space is concentrated all on the main floor
by PEPPER RODRIGUEZ
and the owners don’t have to deal with stairs. This is what makes them so adaptable as an aging-in-place option for retirees and empty nesters. However, you might be surprised at how many more variations of the bungalow there are that fit not just the senior lifestyle.
They can be a little more expensive, as they take up a larger footprint compared to a traditional two-storey home, and bigger lots to fit them limit their affordability, especially in the city. But there are new models now that address these challenges, including having bungalows in zero lot lines, lofted models, and developed basements that can fit more varied lifestyles and
budgets. There are even bungalow villas that fall into the multi-family home category.
TRADITIONAL VALUES
The appeal of the bungalow lies in its simplicity and accessibility. The key reason for their appeal is the convenience of main floor living but have the flexibility of downstairs space for the extras (rooms for older children, visiting children/grandkids, workout space, craft rooms, storage, bonus space).
Kanvi is one of the most awarded new home builders in Edmonton and they offer some of the most stylish and elegant bungalows in the city. They build them in Arbours of
Kanvi
Keswick, Jagare Ridge, Jensen Lakes and in their infill communities.
Although the buyer of a bungalow is often described as an empty-nester or retired couple, the profile is quite diverse. They are a great option for families with teenagers who value privacy and their own space. The open layout makes bungalows are a great fit for families where children are more independent and don’t require high levels of supervision. It is, of course a great option for aging-in-place lifestyles. Kanvi’s The Luna 36 beautifully displays the appeal of the single-level lifestyle. It starts at 1,621 square-feet, available in 36- to 40-foot wide, with a onebedroom plus den standard and two full baths. Like many Kanvi homes, it is fully customizable. Find out more at kanvihomes.com.
DOWNSIZER APPEAL
The hottest form of bungalow home may be the bungalow villas. Think of it as a single-level townhome – a bungalow with shared walls. It has all the benefits of the traditional bungalow with single-level living convenience, at a multi-family home price.
“Bungalow villas are increasingly popular among retirees and downsizers seeking the convenience of single-level living without the hassle of stairs. These homes appeal
to those looking to simplify their lives, as they require less maintenance and allow for more leisure time, making them an ideal choice for individuals ready to embrace a more relaxed lifestyle,” says Homes by Avi Marketing Specialist, Michael Halak.

TOP TIPS FOR MESS-FREE KITCHENS AND BATHROOMS
by JYLLIAN PARK
There’s nothing more frustrating than overflowing drawers, vanities, cupboards, and bins, especially in the kitchen and bathroom. These two spaces see the most traffic in the home and, as a result, tend to accumulate the most clutter.
As the workhorses of the home, our kitchens and bathrooms require careful organization to maintain functionality and cleanliness. Pam Gilbert and Angie Smith, the expert organizers behind Edmonton-based Tidy Matters, share some of their insights.
WHY DO KITCHENS AND BATHROOMS STRUGGLE TO STAY ORGANIZED?
Pam Gilbert: Kitchens and bathrooms are some of the most challenging spaces to keep organized because they serve multiple functions and are constantly in use.
The kitchen is a gathering place where families cook, eat, snack, and even do homework, leading to a frequent shuffle of dishes, gadgets, and food items. Similarly, bathrooms are used daily for showering, grooming, and other personal tasks, resulting in constant handling of toiletries and small items.
Angie Smith: For busy families, these challenges are heightened by the need to move quickly through these spaces. Mornings are often rushed, with everyone trying to get ready and out the door, and evenings are filled with extracurricular activities, leading to items being left out and not returned to their proper places.
Staying Organized Without Minimalism
PG: If you’re not a minimalist but still want to keep your kitchen and bathroom organized, the key is to establish the right systems. It’s all about finding a balance between accessibility and storage. Store frequently used items within arm’s reach, and place less-used items higher in cabinets or a storage room. For space-limited homes, use vertical space with wall-mounted racks and stackable bins. AS: In the bathroom, consider using drawer dividers or small baskets to keep makeup, perfumes, and toiletries in check. Group similar items together and store them in a way that makes sense for your daily routine. If you have a lot of makeup, for example, designate a specific drawer or container for each type of product — lipsticks in one, eye products in another — so you can quickly find what you need.
DAILY AND WEEKLY MAINTENANCE TIPS
Maintaining a decluttered and organized kitchen doesn’t have to be a daunting task. You can keep the kitchen in order with minimal effort by incorporating a few simple habits into your daily and weekly routines.
DAILY TIPS:
• After each meal, take a few minutes to put away dishes, gadgets, appliances, and any ingredients you’ve used.
• Don’t let dishes pile up — wash them immediately or load them into the dishwasher.
• Put away items like mail and receipts that tend to accumulate in the kitchen.
• Wipe down the stove and countertops to keep the kitchen looking clean.
WEEKLY TIPS:
• Go through your fridge and pantry to purge expired food items.
• Restock supplies by creating a grocery list for items that are running low.
• Choose one cabinet or drawer per week to declutter and reorganize.
• Plan meals and only buy what you need to reduce waste.
THE APPEAL OF RESTOCKING VIDEOS — AND ALTERNATIVES
The viral trend of restocking videos has everyone obsessed with uniform, clear containers for dry goods and knickknacks. While this level of organization can be visually appealing, Tidy Matters says it’s not necessary for keeping things neat and tidy. If matching containers aren’t your style, consider these alternatives:
• Repurpose Containers: Use jars or containers you already have. Clear, labelled containers work well even if they don’t match.
• Create Categories: Group similar items together — such as baking supplies, breakfast items, or snacks — so you can easily find what you need.
• Label Everything: Clear labels on shelves, bins, and jars make it easy to identify what’s inside, regardless of the container type.
• Maintenance: Take time each week to tidy up and restock items to prevent clutter from accumulating.
