The Hearth of the home is where loved ones draw near, sharing warmth and comfort together. It is this welcoming ambience that the new community of Hearthstone embraces. This young community along the northeast corner of Sherwood Park celebrated its grand opening in January 2023 and is now welcoming its first residents. “The first phase of the construction of the park – one of the community’s major amenities – will be completed this year,” says Careen Chrusch, Director of Marketing for Mattamy Homes, the developer and exclusive builder of Hearthstone. The event itself was a big hit, as crowds of visitors were delighted by the family-friendly fun event that encapsulated what living in such a 8

close-knit community will be like. “Our first residents already love their new homes.” Chrusch says. “Hearthstone’s Farmhouse Aesthetic makes the community feel so cozy and timeless, and our signature Widelot design of the single-family homes here creates a very pleasing streetscape.” The timeless vision for Hearthstone is enhanced by its close-to-nature location that makes it a haven for active and recreation-minded families. “We have the Oldman Creek Ravine as our backyard with 37 kilometres of walking trails and a wildlife corridor,” Chrusch says. Hearthstone offers a wide range of choices for homes to suit different budgets, and include single-family homes, duplexes, and townhomes.
The community covers a total of 320 acres and will have over 1,750 homes on buildout. Six showhomes are now open to visit and display the wide array of home styles and lifestyles available in Hearthstone. Among the most popular is The Armstrong, it is Hearthstone’s largest single-family showhome at 2,864 square-feet. It features four bedrooms, two-and-a-half baths above grade, a finished walkout basement, and double attached garage. “This home is striking because it has a very unique floor plan spanning several levels with a split-level loft in between the main and upper floor. It has a dog wash station and a spice kitchen, which is something you don’t always see. It has a soft,
understated colour scheme accented by unique lighting and textures,” says Tarilyn Shaw, Mattamy’s marketing coordinator. The Whistler front-drive garage, single-family home is at 2,224 square-feet, has four bedrooms and two-and-a-half baths above grade. “This home has a gorgeous main floor that features wall to wall kitchen cabinetry and a stunning blue onyx fireplace. Blue and gold accents weave throughout the home and make it a standout design. One of the most interesting rooms is the primary ensuite, which has a standalone tub and chandelier,” Shaw points out. The Fullerton is at 2,043 squarefeet, with three beds, and two-anda-half baths above grade; it features a finished basement, and a double attached garage. “This home has a moody feel, with earthy colour scheme and a gorgeous entertaining space. All three bedrooms have walkin closets. The walkout basement has a very cool lounge area and a music room.” In the duplex line is The Palliser, a finalist at the 2024 CHBA-Edmonton Region Awards of Excellence in the Best Multi-Family over $450,000 category. Did you know that Sherwood has its own biosphere? Did you know Sherwood Park has its own winery? Did you know Sherwood Park is not even a city or a town? There may still be a lot to know about this pleasant Alberta hamlet, but what has always been known is it remains one of the best places to live in the Edmonton region. Sherwood Park is, in fact, the largest hamlet in the world with a population of over 73,000 people, according to the 2022 census. It is
the largest urban area of Strathcona County which has a total population of 100,362 people. It was granted specialized status by the Government of Alberta in 1996 as an Urban Service Area. Growth is the abiding promise in Sherwood Park, with the population growing 2.3 per cent from 2018 to 2022. And it’s bound to grow even more, as there are several ongoing residential developments that make it the perfect place to put down roots in. Mattamy Homes’ Hearthstone and

There are a lot of unique restaurants and diners to quell any foodie craving in Sherwood Park, but La Patrona is a particular favourite among locals. Serving authentic Mexican food, it’s humble beginnings as a food truck grew from a dedicated following that seems to multiply every year. Their tortas and tacos are some of the best this side of the border. “There is also the Italian Centre, and the Emerald Hills commercial centre is very close by,” Chrusch adds. “L’OCA is slated to open in April 2024, we hear, it’s like Disney World for foodies!” There is even a local winery. Barr Estate Winery produces fruit wines from locally-sourced raspberries, strawberries, and rhubarb, and is open to the public for private tours.

Both developments from Mattamy and Rohit are attracting younger families, who are now becoming more prominent in the hamlet that used to mostly attract seniors and retirees. Diverse housing types, plentiful amenities and easy-living lifestyle Sherwood Park offers make it irresistible to many newcomers. NET ZERO HOMES REVOLUTION by PEPPER RODRIGUEZ Net zero homes may seem to be just the latest buzz word in the new home industry these days, but it’s certainly become serious business. Given the fact that cost of utilities continues to rise and the added burden of the carbon tax, many are now taking into consideration the new ways to make new home living more sustainable. Recently, more new home builders are turning to net zero homes as climate change continues to factor into our daily lives and reducing greenhouse gas emissions has become central in how businesses and lives are conducted today. BROOKFIELD RESIDENTIAL
Brookfield Residential has been studying how to efficiently build net zero homes for the better part of a decade and they are opening new showhomes in Edmonton and Calgary that display all that they have learned so far. Their first attempt in building an energy efficient home was with the passive house they completed in 2019, says Brookfield Residential’s Lindsey Wachowicz, Business Strategies Manager, Land & Housing Development for Alberta. She says what they had learned in building the passive house was that the resulting costs didn’t make sense for production housing at that time. “Since then, there have been a lot of new innovation introduced that may change the outcome we saw back then.” Today, Brookfield Residential’s net zero home is far different from that passive house, because there are different requirements for modeling and construction details required, and now the multi-national homebuilder and land developer feels more confident in how to efficiently build Net Zero homes. “Later this year, we will look to introduce Energy Efficient packages that include a limited net zero and net zero ready offering,” she says. “Net zero is important for future homebuyers to consider because it is an 80 per cent more efficient home,” she says. “With a thicker wall assembly, and an ASHP (air source heat pump) for your mechanical system – the home runs more efficiently and the energy used can be offset from the solar panels – this can help futureproof your home of any electrical rate increases.” With the advanced construction methods and materials, a new net zero home is a more comfortable with more even temperatures throughout. “The additional benefit of a tightly built home is it is a quieter home. Last, ultimately knowing you are helping support the environment, our net zero home saves 14 tonnes GHG emissions/year.” That is equivalent to getting 11 gas powered vehicles off the road per year.”

In Edmonton, Brookfield Residential has the Belvedere 4, a rear lane single family showhome in Edgemont. This home features three bedrooms, a bonus room, and a luxurious curved staircase. “For net zero, the home features an ASHP with a natural gas furnace as the back-up heat source. It also features a net zero wall assembly, high efficiency triple pane windows, electric appliances, and fireplace, as well 24 solar panels – just to name a few features.” Although there is an added price component in building a Net Zero home from 10 to 15 per cent more than a regular home, Wachowicz says to keep in mind the savings and peace of mind that a sustainable home design can provide. Rheubottom says these were much needed changes that can work with other affordable housing programs, such as CMHC’s MLI Select financing tool, that can present opportunities for developers to pursue projects like purpose-built rentals and mixed-use developments. He says this goes a long way in “enhancing housing affordability and community amenities that benefit all residents whether they rent or own.” The new bylaw is part of Edmonton’s Infill Roadmap that supports residential infill in established neighbourhoods to maintain their vitality and make the best use of existing infrastructure. IDEA is very much supportive of the roadmap, saying this is an important way to help everyone find the right homes in the right communities. IMPROVING EDMONTON’S INFILL COMMUNITIES

For someone moving into their first new-build home, my advice is to start slow and be intentional about what you bring into your space. Take the time to plan each room’s function and aesthetic before filling it with furniture and decorations. This proactive approach helps prevent clutter and ensures that your home reflects your personal style and meets your practical needs. 2. What should new homeowners organize first? Especially for firsttime homeowners moving into a new-built home. For new homeowners, especially first-timers in a new-build home, the
priority should be organizing spaces that will immediately affect your daily routine, such as the bedroom, bathroom, and kitchen. These areas are essential for your day-to-day comfort and functionality, setting a foundation for a well-structured home life. Keep in mind, the size of your home is set, and to truly love your space from the get-go, it’s key not to clutter it up. Honor the boundaries of what your home can hold, or you’ll find yourself in a constant battle of stress and fighting it. From the very first day, be mindful about what you allow to enter your space. 3. Why is organizing the household important? Organizing your home is crucial not just for the aesthetic and functional benefits, but also for your mental well-being. A well-organized space reduces stress, saves time, and enhances your home’s overall energy. Equally important is decluttering; knowing and respecting your clutter threshold is vital. If you consistently exceed this limit, no house will ever feel big enough.
