Heart-pounding excitement and heartbreak - June had been a wild roller coaster ride for the city, with the Oilers’ stirring Stanley Cup Finals run! Although it was a disappointing end to the hunt, the one thing that is undeniable is that the saga of the 2024 NHL season brought a lot of eyes to the city and how it celebrated as a community, how passionate its fans are, and how it’s a place one would be proud to call home.

THE ADVANTAGES OF A QUICK-POSSESSION HOME

Timing can be a crucial factor in determining the purchase of your new home and considering that this is likely the biggest investment of your life, everything must go just right. A spec home can help in the decision.

Building a new home from scratch where you get to choose everything from the floorplan to the finishes is the ideal many homebuyers hope for, but not everyone has the time to wait for it to be finished. Time constraints can press buyers who need the ability to move to a new home quickly, and in this situation the spec home is a perfect alternative.

The builder spec home has been a tried-and-true industry standard. A quick-possession or spec home

is industry speak for a home that is built before a homebuyer makes a purchase. It is constructed using builder specifications (hence, “spec”) and most are move-in ready or at least available for a quick possession.

SPEC HOME ADVANTAGE

But what is the difference between building a home of your own from scratch or buying a pre-made one? Turns out there really isn’t much. Both are new homes that no one has lived in before. The main difference is the time of possession. Building a new home can require a lot of patience. It can take as long as 10 months (sometimes longer) to move into a pre-sale home, and not

everyone has the luxury to wait that long. Homebuilders offer spec homes as a perfect solution to the timing problem buyers may have. This also allows builders to keep their team of tradespersons employed and busy.

“Spec homes offer a fantastic opportunity for new homebuyers who are looking to move quickly without compromising on quality,” says Tara Van Horn, Director, Marketing & Communications at Coventry Homes.

“These homes are already constructed or near completion, eliminating the lengthy wait times typically associated with building a custom home from scratch. This means you can see and walk through the actual home you’re buying,

ensuring there are no surprises. Additionally, as a flexible builder, depending on the stage of the build, Coventry can still offer client customization to the home where available. So new homeowners are still able to customize their spec home without going through the full pre-sale process.”

Colin Wilson, Sales Manager at Daytona Homes agrees. “Spec homes are an excellent option for new homebuyers because they offer convenience and great value. These homes are move-in ready, eliminating the sometimes-lengthy construction process”

Christian Rose, Sales Manager at City Homes, says that timeframe may be the biggest reason to buy a spec home, but there’s a lot to be said about seeing exactly what you’re getting too.

“Buyers can see exactly what they are purchasing, avoiding any uncertainty about the final product,” Rose says. “Additionally, spec homes often come with upgraded features and finishes that are included in the

price, offering great value for the investment.”

COMPETITIVE PRICING

Pricing between a pre-sale and a quick-possession home are on par most of the times, but there can be some cost advantages with the latter.

“There can be a cost advantage when purchasing a spec home as builders can often negotiate better pricing on materials and labor, which can translate into savings for the buyer,” Van Horn says. “However, spec homes are often priced competitively with other homes available on the market.”

Wilson points out that as spec homes go through the building process faster, there tends to be savings on costs which can be passed on to the customer. Furthermore, he says spec homes are often priced competitively to sell quickly.

“The average cost can vary depending on the size and location of the home, but buyers can generally expect to find spec homes in the range of $450,000 to $700,000,” Wilson adds.

Van Horn also notes that Coventry Homes’ spec homes are available from the high $400’s to the low $700’s and everything in between.

“The average cost of a spec home can vary widely based on location, size, and features, but generally, they are competitively priced within the market. City Homes’ Rose also points out that product availability, market conditions, and other factors can affect pricing of spec homes so they can be lower or higher than this average range.

If you’re Canadian and you own and operate a business, you might be wondering if it’s possible for you to

get a mortgage. While many selfemployed people believe this is out of reach, the answer is yes. However, there are some additional details that you need to know to make this process as seamless as possible.

Most traditional banks are harder on self-employed individuals because they do not understand the

unique needs of these borrowers. If asked to describe Beaumont in one word, it would be to no one’s surprise that the word most everyone would pick is “charming.” This vibrant, growing city just south of Edmonton is as picturesque as they come, and its wealth of new home opportunities makes it even more attractive.

acres of parklands, a dozen baseball diamonds, over a dozen soccer fields, outdoor rinks, inline rinks volleyball courts outdoor basketball courts and winding paths between most of them, finding these active areas is as much fun as playing in them.

Growing its recreational amenities is something the City has focused on. At the heart of those efforts is the Beaumont Sport and Recreation Centre (BSRC). It is a multi-use facility located in the heart of Beaumont. Featuring a NHL sized arena, hard court gymnasium, turf field house, aquatics centre, two-lane walking track, various multi-purpose spaces, The Arch Climbing Centre and a fitness centre expansion.

There are also a number of shopping opportunities in and around town too, including the Montalet Shopping Centre. If you’re looking for something more unique, the Southwest Edmonton area is just 10 minutes away, as is the massive Southgate Centre.

NEW COMMUNITIES

New residential opportunities are coming up as well, all offering easy-living amenities and homes suited for today’s lifestyles. These include Dansereau Meadows by Anthem in the northwest; Le Reve by Redco Developments to the north; Ruisseau by Qualico Communities in the southwest, Élan by Dream to the west; and Azur Beaumont by Avillia Developments.

Le Reve is one of these. Developed by Redco Developments, Le Reve is part of the 21 quarter sections of land annexed by Beaumont in 2017.

Most people love their personal outdoor space –decks, terraces, balconies and backyards. And no wonder. With long cold winters, we’re always eager to spend more time outside to watch the flowers and trees come alive. And we want to stay out there, listening to the birds, the gurgle of a water feature,

watching the sun set and connecting with friends and family.

As the pace of life quickens and our house sizes shrink, the outdoors is literally the last frontier, and the reason why we’re spending so much more on making our backyard, deck or balcony a destination oasis.

So, I say, out with the white plastic chairs and plexiglass tables, and in with the fire pits and heaters, deepseated sectional sofas, teak dining

tables and chairs, carpets and strings of lights to give us a more enjoyable time outside. Outdoor furniture manufacturers have been happy to provide a wider range of options to meet our need to linger outside, with furniture that has longer-lasting frames, fabrics that retain their shape and are water-resistant, and cushion foam that stays comfortable.

Who needs a cottage when you have a space like this?

HERE’S WHAT YOU NEED TO KNOW

Plan out your space according to how you intend to use the deck. If you are a big reader or sun tanner, but don’t like eating al fresco so much, then give more space to living room-type furnishings, and tuck a small dining table, maybe with leaves, off to the side and out of the way.

Carefully check out materials. There’s teak or treated pine, as well as metal mixed with wood, solid aluminum and wrought iron. Of these, teak and aluminum last the longest, and are probably the most expensive. Teak you need to baby a bit, while aluminum just wipes clean.

Consider modular furniture, pieces that fit together as a sectional or stand alone as chairs. You can change the seating arrangement to suit the occasion or your mood.

For privacy, especially on a condo balcony, create a privacy “wall” by positioning a row of evergreens in matching containers along the edges of your deck. You can also erect lattice or bamboo screening, then add wall-mounted planters and a water feature.

Music really adds to the ambience, as background — not too loud so your guests can’t hear each other or that the neighbours will complain.

Don’t forget the floor – wood flooring tiles are easy to install, and create an immediate room setting. Add an outdoor rug to pull it all together.

Decks aren’t just for daytime. Small white lights are magical when strung from house to tree. Add candles around the edges of your deck or terrace; flameless ones are safer. An ethanol fire pit not only creates mood, but keeps your feet warm. And the best thing? It can be moved around.

There’s nothing like dining al fresco, and if you’re the type who likes tons of people over, an expandable table might be the best choice. Classic wrought-iron tables look great and last forever but are pricey. There’s always teak, but it’s pricey, too, so check out the budget-friendly teak alternatives, which work equally well. If your deck is small, go for stackable dining chairs.

Stow outdoor dining essentials, such as table mats and napkins, covered lanterns or candle holders, near the back door or in a waterproof storage bench. Make sure to keep throws handy to ward off the evening chill.

An umbrella will shade the table from the sun and rain; one on a tilt arm can be adjusted to follow the sun all day. The new pergolas do the same and more, especially when fitted with a retractable canopy system, or are screened against bugs.

As for styles, the sky’s the limit. Fancy a week in the Hamptons? Check out sectionals in whitewashed and weathered greys made from resin wicker with East Coast fabrics such as navy and white stripes (in water-repellant fabrics). Prefer a Park Avenue brownstone? Then wrought iron with deep charcoal cushions set amidst a row of boxwoods might be better for you.

Depending on the space you have, hammocks are worthwhile for the down time they afford –snoozing or watching the stars.

Containers are the way to go for gardening. Depending on the direction they face, condo balconies are ideal for herbs and tomatoes but they need a lot of water, so make sure you have proper drainage. Tropical plants love sun and add a festive air to your deck. If you have less direct sunlight, fill tall tapered containers with ornamental grasses for a clean, modern, minimalist look.

Just like inside, the deck is made livelier with the addition of some artwork, such as wrought iron grills, architectural salvage, or window frames (with or without mirrored glass).
