Infill Housing with a Beautiful Legacy Village at Griesbach is North Edmonton’s Ideal Infill Location

Infill housing has taken Edmonton by storm. The phrase ‘infill development’ refers to building within urban areas that are underutilized or unused. Infill developments are critical to accommodating the growth of a city and designing community spaces to be environmentally and socially responsible. Infill housing revitalizes neighborhoods and presents new opportunities for home builders across the city. Sustainable gardening Find out what you can do to make the world a better place – beginning in your backyard! by MARK & BEN CULLEN

hether you define yourself as a gardener or not, we hope you find the following suggestions helpful. These are our top four ideas for making your yard, which is an integral part of the community around you, an environmentally better place for all:

Hang your laundry Every year, Canadians use an average of 100 kilowatt-hours of energy using the clothes dryer. Your clothes dryer uses as much power as 225 lightbulbs. In total, for all Canadians, this is roughly equivalent to the output of three coal-fired power plants per year. It’s important to note that you can save up to $250 a year by drying your clothes outside.

Buy a rake This suggestion is a not-so-subtle way of saying that you should not buy a gas-powered leaf blower. And if you have one, ignore it and let it hang in the garage until it rots. Giving it away means that someone else might use it, and that would defeat the purpose. If everyone who uses a leaf blower instead used a fan rake (on the lawn) or a broom (on hard surfaces), imagine how much quieter our neighbourhoods would be. And how much more satisfying yard cleaning could be. There is more

They are insect and disease free, for the most part, and they attract all kinds of pollinating insects, birds and butterflies. Many perennial flowering plants are very winter-hardy and flower for an extended period each spring and summer. Some of our favourites include bee balm (Monarda spp.), purple coneflower (Echinacea spp.), Canadian ginger (Asarum canadense) and Joe Pye weed (Eupatorium spp.).

In the heart of the new northeast, growth is the long-range forecast. New families have taken to the fresh, dynamic, young communities that have blossomed mostly along Anthony Henday Drive and 187 Avenue NW. What used to be a more industrial part of the city is now gaining a reputation for the wide range of family-friendly, nature-centric, amenity-rich residential communities that are found in this New Northeast Many offer designs centred on nature and recreation that offer residents an environment they can enjoy and a shared space they can meet their neighbours. But the astounding array of housing options, offered in prices to fit almost any budget, is what the New Northeast has become known for. “We are welcoming our first residents in April 2022,” says Jesse LaFrance of JLDevelopments, Kin at Schonsee’s developer. Genstar says a little over half of Crystallina Nera has been developed and that over 3,000 residents already call the community home. Crystallina Nera is a vibrant and dynamic neighbourhood with housing options for everyone. It is ideally located with quick access to 82 Street, 66 Street and the Anthony Henday. Excel Homes Marketing Manager, Kristina Plank, says the new show homes have been very well received since they opened in October. New homeowning opportunities abound in Edmonton with the continued growth of new communities along its outer limits. Infill living, however, has gained a new appeal with the emergence of distinctive, forward-thinking developments closer to the city’s core. Building a new home in some of the more established communities surrounding Edmonton’s downtown has always been perceived to be costlier compared to new homes in the suburbs. But with new developments like Village at Griesbach and Blatchford that are located nearer the core, there is a more appealing way of living 20 New Home + Condo Guide | March 4–April 1, 2022

the downtown lifestyle at a more economical way. Infill development does speak to sustainability and Edmonton is serious about planning much of its future growth along established neighbourhoods and repurposed land or brownfield developments. And the passing of Edmonton’s strategic land use plan last year paves the way for even more growth in the industry. “The wonderful thing about living in an infill development is the proximity to establish shopping, transit and other mature neighbours,” says Georgette L’Hirondelle, CLC Marketing Manager, Village at Griesbach.

“Griesbach has poured life into the mature neighbours by adding beautiful greenspace, parks and lakes. Village at Griesbach housing types creates a diverse family-centric community, within a walkable community,” she adds. Tom Lumsden, Blatchford Development Manager, agrees. “Infill living can be appealing to people for a number of reasons - it can allow them to live in a vibrant and urban community, purchase a new construction home and live in a central location,” he says. “Blatchford combines the best of mature neighbourhoods — central living, connected streets,

vibrant public spaces — with sustainable features that will make the community resilient, including renewable energy and low-impact design, paths and public transit, high building standards and a diversity of housing.” The massive redevelopment projects of Village at Griesbach and Blatchford may not be traditional infill projects, but the repurposing of the land - the former used to be a military base and the latter was the city’s first airport – follow the tenets of sustainability and Edmonton’s vision for a revitalized urban core.

The burgeoning infill industry itself is enjoying tremendous growth as more homebuyers are enticed by the lifestyle – of shorter commutes to work, established and plentiful amenities, and even the presence of mature trees. Edmonton’s Infill Roadmap notes that supporting residential infill in established neighbourhoods is an important way to help everyone find the right homes in the right communities. It further states that supporting infill is also an important way to sustain established

neighbourhoods maintain their vitality and make the best use of existing infrastructure. Helping fulfill this vision is the Infill Development in Edmonton Association (IDEA), which provides the voice of the city’s infill development industry. “Our purpose is to drive change toward people-centred communities, and we do so through a committed volunteer board and diverse membership, including builders, developers, consultants and community members,” says Chelsey Jersak, IDEA’s current president and founder and principal of Edmonton-based Situate urban planning firm. whaT’s an infill?

“We commonly refer to ‘an infill’ as a skinny house, but ‘infill’ is actually a much broader term than most people realize. It refers to the creative reuse or transformation of land and buildings in existing parts of the city, and it can look like all kinds of things: new single detached houses, row houses, and apartment buildings in existing areas of the city are all forms of infill,” Jersak says. With the approval of Edmonton’s strategic land use plan last year, Jersak says the city is poised more

than ever to make big steps in the infill industry’s growth. “City Plan encourages small scale infill throughout all parts of existing residential neighbourhoods, and mid and large-scale infill along key roadways and employment areas (like Downtown, Garneau/U of A, Kingsway, etc). Rezoning to allow for row housing continues to take place within neighbourhoods, and we’re seeing more and more rezoning applications for four and six storey buildings in strategic areas slated for intensification,” she says. Village at Griesbach is a major redevelopment effort going on close to downtown, converting what was then the CFB Edmonton (Canadian Forces Base). Developed by the Canada Lands Company (CLC), the “Village” is ideally located 12 minutes from city centre at the intersection of 97 Street and 137 Avenue. Its innovative “urban village” design is one of the world’s best examples of this development concept which places the health and happiness

of people over the transportation efficiency of automobiles. “Village at Griesbach works to create a vibrant community by contributing to the creation of revitalization with mature neighbourhoods through community development,” L’Hirondelle says. “Griesbach provides open spaces, mature trees. As a master-planned development, Village at Griesbach promotes and provides a variety of housing options from condos to estate homes.” Buyers have responded well to the Village with already 65 percent of the development complete. “We have another decade of building and development remaining. When Griesbach is completed, the community will contribute to the city by having over 13,000 residents in a variety of housing types,” she adds. The “Village” offers both multifamily and single-family homes to appeal to almost all lifestyles. Offered are condominiums from the mid $200’s, to the mid $300’s for singlefamily townhomes, and up to over $800’s for a single-family attached garage and detached garage homes. “In addition, a majority of the lots have been zoned for garage suites and basement suites. It will be a key hub for the City’s goal of reaching 50 percent growth through infill,” Lumsden says.” By creating an energy efficient, high-density neighbourhood right in the city core, Blatchford will play a key role as Edmonton plans for another million residents in the coming decades.” Blatchford will be made up of two primarily residential spaces on the Blatchford

east and west side of the site, along with a town centre that will be packed full of life, an 80-acre central park, plenty of additional green space and a civic plaza. CHBA – EDMONTON REGION ANNOUNCES 2022 AWARDS OF EXCELLENCE IN HOUSING FINALISTS

Despite the challenges of the past few years, Edmonton’s new home industry continued to grow, and that growth is being celebrated as the Canadian Home Builders’ Association – Edmonton Region announces the 306 finalists for the 2022 Awards of Excellence in Housing. “The past few years have shown the resilience of our industry and we are excited to honour our members who have continued to develop and build beautiful places to call home,” says CHBA-ER CEO, Laura Bruno. Presented by Star Mechanical, the Awards feature 64 individual categories including Single Family, MultiFamily, Infill, Secondary/Garage Suite, Renovation, Sales Centre, Advertising, Development, Leadership, Environmental, Builders’ Choice, Sales Volume, Sales People and Builder/Realtor. The three Builder of the Year awards will be presented to the highest scoring builders in the small- volume, largevolume and multi-family categories. With this winter’s bitter cold snap, your upcoming bill might come with a bit of sticker shock. Outright electrocution in some cases. Even more worrisome is that electricity prices have been going up for some time. According to energy comparison website energyrates.ca, Alberta’s energy prices have increased by 34 per cent between November 2020 and 2021. Homebuilders have noticed and are taking initiatives to help consumers in the fight against rising energy bills while saving the environment as well. Many have taken up the Built Green

program, and some are taking the next level to Net Zero homes. Built Green Canada is an industry-driven, national, nonprofit organization committed to working with builders interested in responsible sustainability practices in the residential building sector. It uses a certification program that promotes healthy building measures, such as no or low volatile organic compounds, heat recovery ventilators for fresh air and high efficiency features. It also serves to underline the economic and health benefits of building “green.” This year, Built Green Canada launched its Net Zero Energy+ program for single family new homes, which it calls “a new level of achievement within the organization’s long-held, industry friendly green building program.” They’ve created a labelling program which provides the industry and consumers with clear and precise technical requirements for two levels of labelling: Net Zero and Net Zero Ready Homes. The initiative will help in achieving the Government of Canada’s 2030 target to have all provinces and

territories adopt a net zero energy ready building code. Today, there are Canadian builders reaching this target, while many more have a ways to go. A sure sign of spring is the Edmonton Home + Garden Show that is back this March after a nearly two-year hiatus. Another sure sign of spring is the start of the gardening season, which is always at risk of cancellation because of central Alberta’s notoriously fickle weather. Indoor gardens though, tend to flourish no matter the weather outside, and Sonya Nisevich of Plantsome thinks it’s the best kind of stress relief especially for the times we live in. “Caring for indoor plants comes with many benefits! Plants give you something to care for, teach patience, and promote concentration. They can also relieve stress and increase the 34

oxygen in your space. Not to mention - a green home is aesthetically SO pleasing!” she tells Edmonton New Home + Condo Guide. Plantsome is an Alberta-based indoor plant distribution company that ships to all Canadian provinces, and they are one of the 400 exhibitors coming this year to the Edmonton Home + Garden Show happening March 24 to 27 at the Edmonton EXPO Centre. Sonya says Plantsome was founded because buying plants should be easy and fun. The nationwide plant distributor says it couldn’t help but notice how inconvenient (and boring!) it is to buy plants. So instead of turning your car into a mess and

breaking your back to carry your new green friend home, they figured they would ship them to you and have some fun helping you select the perfect plants! “We love plants and take pride in carefully curating our tropical plants, but the mission doesn’t end there. We care deeply about the planet and want to leave it better than we found it. That is why we use as little plastics as we can, recycle all incoming packing material from our suppliers and work only with reputable vendors and nurseries.” Edmonton New Home + Garden Show sat down with Sonya to talk about the best ways to raise and care for indoor plants.

1. CAN YOU GIVE US SOME INDOOR PLANTS THAT WOULD BE RELATIVELY EASY TO RAISE IN ALBERTA?

Ssssssssnake Plants like Gus and Kaa (Sansevieria Zeylanica and Sansevieria Laurentii) are some of our go-to easy care amigos along with Pablo (Peperomia Obtusifolia)— he’s pet friendly, too!—and Amelia (Pothos Gold) if you’re feeling some trailing vibes. 2. CAN YOU GIVE US FIVE TIPS ON BEST WAY TO NURTURE THESE PLANTS?

How much watering, plant food, do they have to be transplanted to bigger containers? Snake Plants, Peperomia Obtusifolia, and Pothos are tough cookies that can survive a little neglect. They tolerate a variety of lighting conditions from bright, indirect light to partial shade and don’t need a ton of H2O. Snake Plants like to dry out completely between waterings and both Pothos and Peperomia Obtusifolia like for the top 1/3 to ½ of their soil to dry between waterings. These guys would like some plant food every month or every other month when they are putting out new growth (usually in the spring and summer). All purpose liquid plant food will do the trick. Every 2-3 years you’ll want

to repot if you’re noticing that the plant is starting to get root bound (the pot is filling up with roots). The new pot should be two inches in diameter larger than the existing pot, and always make sure it has drainage holes! 3. HOW DO YOU CHOOSE CONTAINERS FOR PLANTS?

Store-bought plants, is it okay to keep them in the vases or pots they come in? If you intend to repot directly into the new container, we always recommend that the new container has drainage holes. However, we usually recommend leaving your new green amigo in their plastic nursery pot and finding a decorative pot that fits the nursery pot inside, no repotting necessary! 4. WHERE BEST TO POSITION INDOOR PLANTS IN A HOME?

It depends on the lighting needs of the plant, so it’s important to check the needs of your specific plant. Most indoor houseplants will thrive in bright, indirect light so close to an east or west facing window or a little bit back from a south facing window. Make sure to avoid any heaters/heating vents/AC vents since they create pockets of very dry air which your green amigo will not appreciate.
