According to the Alberta government, urban housing starts in the province totaled 2,760 in April 2021, a year-over-year increase of 43.8 per cent. Real estate market research website, wowa.ca, says Edmonton home sales reached 2,868 homes sold, a 282 per cent increase year-over-year and a 17 per cent increase compared to the previous month. Our feature on laned homes – that is homes with parking space in the back accessed through a laneway – reveals its continued popularity among first-time homebuyers and even downsizers. They’ve been so popular that many homebuilders are struggling to keep inventory of this particular product right now. Edmonton’s award-winning run at the CHBA National Awards continued with wins by Brookfield Residential’s Chapelle Gardens and Canada Land Co.’s Village at Griesbach. But that’s exactly what’s happening in Edmonton’s Blatchford. The former site of the province’s first airport is now being redeveloped into a modern community designed for the future. It is committed to achieving a healthier, more sustainable and enriched lifestyle for up to 30,0000 Edmontonians. 8

Blatchford, developed by the City of Edmonton, is envisioned as a carbon-neutral community that sits on 536 acres of prime land just minutes from the downtown core and is almost the same size. LOVING LIFE IN THE LANED HOMES by PEPPER RODRIGUEZ The laned homes have often been referred to as the Goldilocks of homes. They’re not too small, they’re not too big – they are just right. No wonder it’s the home type that many first-time homebuyers, young families and even those with changing lifestyles choose. Laned homes are detached single-family homes with rear detached parking behind it that back onto a laneway and they are suddenly red hot in Edmonton’s surging new home market. Some homebuilders are facing a challenge in the low inventory of laned homes currently as demand soars. The love for it isn’t surprising though, as the traditional laned 16 New Home + Condo Guide | May 28–June 25, 2021

home is the fairy tale home for many homebuyers. And that’s not only because of its street-friendly façade, but because it is easily the most affordable detached, singlefamily home option that makes the homeowning dream come true. Impact Homes and Rohit Communities are a couple of Edmonton’s most popular homebuilders and their line-up of laned homes has pushed the envelope for stylish innovation and affordability. Impact Homes, a sister company of Edmonton’s Coventry Homes, in fact, offers laned homes in 10 of the most popular communities in and around the city, and has two new showhomes set to open

this summer. Rohit Communities, meanwhile, has found success in the recent hot market with surging IMPACT HOMES

demand and is nearly sold out of their laned homes. Tara Van Horn, Marketing & Design Manager at Coventry Homes, says she isn’t surprised one bit by the popularity of the laned homes. “They’re more spacious and private than townhomes and duplexes, so you have no shared walls which greatly reduces noise transfer. SPRUCE GROVE AND STONY PLAIN: SMALL TOWNS, BIG HEARTS by PEPPER RODRIGUEZ Just a little bit west of Edmonton, the greenery is greener, the forests are lusher, nature is just that little bit closer at hand. The city of Spruce Grove and the neighbouring town of Stony Plain make this evidently clear with their parks and recreational areas that are attracting several new home opportunities with a family-friendly focus on nature. Spruce Grove is a city that is 11 kilometres west of Edmonton with

a population close to 37,000. It is the ninth largest city in Alberta with a healthy mix of industry, commerce and community that has made it a dynamic “live, work, play” community. A little further west is the town of Stony Plain, which is likewise on the path to progress with 15,000 residents and an evergrowing string of new residential communities. There are eight schools throughout the town that

operate under Parkland Schools. There are over 25 kilometers of trails in the town, and well over 20 playgrounds for residents to enjoy. A golf course, outdoor swimming pool and spray park are also there. Spruce Grove has attracted land developers Cantiro and Qualico Communities Edmonton to build some of the finest residential communities in the Edmonton area here. Cantiro has four communities under development in Spruce Grove, including Greenbury which they say is the top selling community in the city. Qualico Communities Edmonton currently is developing Springate at Spruce Grove and soon will add Easton to its list. Just 20 kilometres west of Edmonton, Stony Plain is an idyllic community with parks, recreation facilities, schools, shopping, and more. Alberta homebuilders took home 15 awards at the 2021 Canadian Home Builders’ Association (CHBA) National Awards for Housing Excellence, including two of the biggest awards going to a couple of Edmonton’s most popular communities.

The annual awards held in Ottawa on May 7 recognizes the best in Canadian new homes, home renovations, community development and residential marketing. This year more than 730 entries of top projects from across the country were received, representing rural and urban communities. Over 700 entries were submitted into 53 categories this year. Finalists and winners were selected by a group of nearly 200 judges made up of industry professionals from all over Canada. “The residential construction industry, like most industries in Canada, has had a tumultuous year. But despite the unknowns and challenges with lumber and other building materials, and labour shortages, our members continued to build and renovate the homes that Canadians need, and to develop communities they want to live in,” said CHBA CEO Kevin Lee.
