As we finish the summer and move into the autumn, there are many things up in the air. Will there be a second wave of the pandemic? When are the kids going back to school? Can we plan a Christmas vacation? Though many things are unknown at this point, one thing is known: the real estate market in Canada, and BC in particular, is going strong. In fact, many experts are predicting the building and real estate industries to bring the country out of the recession that has been caused by COVID-19. The City of Surrey is leading the charge, and the city council has been fast-moving and forward-thinking in their process to look at and approve new developments, as well as new transit and infrastructure improvements. Burnaby is also working very diligently to create new, walkable, transit-connected communities within its borders. No matter what happens before a COVID vaccine is developed, BC remains a popular place to move to, and so we will need a source of new housing for the growth in population we continue to see. 2020 MARKS THE FIFTH YEAR OF THE VANCOUVER MURAL FESTIVAL (VMF). To celebrate, VMF announced an expanded three-week festival – August 18 through September 7 – featuring over 60 new murals in nine new neighbourhoods across the city. Plus, there’s a new mobile App to help you discover them all. This year, instead of a massive Street Party, Vancouver Mural Festival has been reimagined to share the positivity and spirit of VMF with even more people and communities across our city, where they were once confined to Mount Pleasant.

Surrey is Bustling with New Development More than $692 million in development projects were given approval to proceed by Surrey City Council at the August 6th Regular Council – Land Use Meeting. The projects that were brought forward range from high rise residential towers, rental apartments, townhouses to industrial warehouses. “With close to $700 million in building projects before Council last night, it’s clear that there is no shortage of confidence in developing and building in Surrey,” said Mayor Doug McCallum. 14  New Home + Condo Guide  |   Aug. 22–Sept. 5, 2020

Despite the economic crisis, home sales in Metro Vancouver in July 2020 were 22 per cent above the previous month and 9.4 per cent above the 10-year sales average for July.

The Brilliant Future of Plaza of Nations

The new James K. M. Cheng Plaza of Nations development proposal was unveiled in late July, and the spectacular new mixed-use neighbourhood will include market and below-market residential, commercial and retail space, as well as 100,000 square feet of civic amenities. These will include a new community centre, which will host a variety of functions with direct access to Georgia Plaza; a publicly accessible ice hockey/skating rink and sports science centre for both the community, and as a training facility for the Vancouver Canucks; a childcare centre for 69 children with outdoor space for children to play; and various public rooftop gardens, creating a dynamic network of public spaces. These

gardens are strategically positioned with a southern exposure, to create desirable restaurant patios, green spaces, urban farms, community gardens, and viewing platforms. Another exciting feature is the Grand Stair, which gradually slopes down to the water’s edge with a series of steps and platforms, providing unobstructed views of False Creek. Strategically positioned to capture the afternoon sun, these steps will become a favourite spot to catch the sunlight in the summer. This gradual amphitheater also provides flexible opportunities for cultural and performing art events, and leads to publicly accessible docks, providing space for paddlers, aqua bus, and motorized and nonmotorized watercraft.

Vancouver House Live Virtual Tour with Ian Gillespie Many Vancouverites are understandably curious about the uniquely-shaped tower that now curves over the North end of the Granville Bridge. With Vancouver House, Westbank created not only a dramatic addition to the skyline, but also a whole new neighbourhood surrounding the building and underneath the under-utilized bridge area. On July 28, Westbank’s president, Ian Gillespie took a couple hundred interested viewers through this iconic new building in a live, virtual tour. Starting with a short interview with the “starchitect” Bjarke Ingels, Ian Gillespie then began the tour in the piano room, with a custom Fazziano piano designed for the building. Then the new businesses in the Beach District were highlighted, including new restaurants from Momofuku to Autostrada, and a new outpost of Kitsilano’s popular French/ Vietnamese eatery, Linh Café. The tour then took viewers through the new pool, gym and the spectacular “Estate Units” above the 48th floor. The tour can now be viewed on the Westbank website.

Burnaby Plans Enhanced Neighbourhoods The City of Burnaby is moving forward with plans to re-envision the future of two northeast Burnaby neighbourhoods, and will soon be seeking residents’ input to shape how these areas will redevelop over the next 50 years, as put forward in the July 27th planning meeting. This fall, the City intends to engage residents in the development of new Community Plans for

the Bainbridge and Lochdale neighbourhoods. These plans will guide the transformation of these neighbourhoods into thriving Urban Villages, where people can easily set out on foot to get to work, to shop and enjoy themselves without having to drive. They will also accommodate a wide range of housing types and forms, and will be built around established transit corridors. nexthome.ca  15

There’s no arguing it: Colour is the best! Colour can change a mood at the flip of a dime; it has the power to take your interiors to new heights of luxury, serenity or calm, depending on the colour itself, or even shade and tone. But beware the dreaded colour misstep, which can send a space into a tinted tailspin faster than you can say “rose pink.” As interior designers, we can attest that colour is a wonderful tool, and from experience, we can say it is best served in thoughtful doses. Attack this beautiful beast armed with the 60-30-10 per cent rule. In this space, our 60-per-cent colour, otherwise known as the dominant colour, is off-white, which is chic and sleek in any scenario. Covering about 60 per cent of the space, walls and sometimes large furnishings are the usual suspects for the dominant hue, which is frequently a neutral colour chosen for its versatility and its wide-ranging appeal. The 30-per-cent colour, or secondary colour, should cover about 30 per cent of your space. As a general rule, select a colour that contrasts your dominant colour. We chose a few different shades of grey for furnishings, area

rugs and some accessories, which really “pop” against the white backdrop. Grey also happens to be another trending neutral these days, so it delivers the trend factor with the eternal appeal of a neutral colour, making it the ideal choice for big-ticket furnishings such as a sofa. Now for the smallest, yet arguably the “biggest” colour of your palette: The 10 per cent of your trifecta. Also referred to as the accent colour, this is the wow factor for your space. Though it only occupies 10 per cent of your view, your eye is instantly drawn to these small but steady punches of colour, often appearing in accessories such as textiles, artwork and curios on display. Our choice for the accent colour is a dusty rose pink. We love how this hue instantly warms up the otherwise cool palette of white and grey, making its small but not-so-subtle appearance in every room. An accent chair in the living room sofa; pops of pink books and accessories; a cosy cushion and rug in the bedroom. When it comes to choosing a colour combination for your home, consider how a particular colour affects your mood, and how you want to feel when

you’re in a specific room. If you’re having trouble nailing down that perfect combination, draw inspiration from a piece of art, a rug or a fabric swatch that you love. Ultimately, there’s no right or wrong choice. If you love it, then it’s right!

Tip If you’re aiming for a unified aesthetic in your home, carry the same colour scheme through every room, and particularly in adjoining spaces.

In 2017, I mentioned in my writing that a Toronto writer named Jackie Burns had published a children’s book entitled The Condo Kids – Adventures with Bob the Barbary Sheep. I applaud Jackie for breaking ground in children’s literature in this way. Highrise apartment-style living has been a staple in cosmopolitan centres around the world for decades. spectrum of purchasers opting for condominium living. Jackie’s first book was inspired by the experience of raising her first child in the first condominium she lived in, when he was a toddler. Today, Jackie, her husband and two sons are still condo-dwellers, plus, there are now three books in the Bob the Barbary Sheep series (www.thecondokids.com/). Children’s lives should be reflected in what they read, and growing up in a condo is one experience that has been neglected in most literature aimed at young people. In fact, condominium living carries with it a lot of advantages for children. By virtue of a condo being a vertical community, children feel

an immediate sense of belonging, with elevators, hallways and amenities becoming natural places to meet neighbours. In response to the demand for family-oriented condos, developers are offering three-bedroom and two-bedroom + den designs to accommodate their needs. We are even seeing kid-friendly amenities such as kids’ zones, climbing walls and the like. Balconies, terraces, courtyards and rooftop gardens become the children’s “backyards”. Add to that the fact that today’s condos are located close to parks, and the connection with nature is a natural. Location also means that families are close to local amenities and attractions.


Some people who work in Vancouver move into the city from the suburbs to eliminate long commutes, save on vehicle costs and have more time to spend with their loved ones.

Vancouver and the Greater Vancouver are home to wonderful educational, cultural and entertainment venues. When condo kids get older, they can jump on a bus or subway and get around the city on their own – something that is rare in the suburbs and small towns. Some people who work in Vancouver move into the city from the suburbs to eliminate long commutes, save on vehicle costs and have more time to spend with their loved ones. Security is another benefit to families in condos. Concierge

service provides the irreplaceable “eyes on the street” that help to protect residents of all ages. Modern condos are also more open and bright than ever before, and are equipped with security measures at all levels, including underground parking areas. And let’s talk practicality. With our current real estate prices eliminating many families from the low-rise market, condos are the logical choice. Another great thing about a condo is that family members can purchase separate suites in the same building. This enables

parents, their children and grandchildren, and other relatives to live close to each other while still enjoying privacy. Remember that old saying that it takes a community to raise a child? As I said, condominiums are essentially vertical communities, so it is only natural that families are opting for this lifestyle across Vancouver and the Greater Vancouver Area. We’re well over half a year into the pandemic that changed the world as we know it. Covid has tested our resolve, our ingenuity, our humanity. And, once again, we humans have proved we’re a resilient lot who are well able to respond with creativity and determination to these unprecedented challenges. This issue, NextHome chats with Ryan Lalonde, president of MLA Canada, about how the real estate industry is not only adapting to, but actually enhancing the homebuyer experience. 38  New Home + Condo Guide  |   Aug. 22–Sept. 5, 2020

NHCG: Even pre-pandemic, online shopping was booming. When it comes real estate, though, there’s always been an important “see it, touch it, walk through it” aspect. Is technology changing this perception? RL: Yes. In the past, the goal was to transition a

potential homebuyer from online to person-toperson contact as quickly as possible. So if you visualize there being 100 units of progress [steps]


from when a client is first thinking about buying a home to the day they actually move in, 20 per cent of that engagement would have been online and the remaining 80 per cent in person. Now, we’re seeing those numbers reversing. Interactive technology can now give buyers such a solid sense of what makes the home they’re considering special, that in some cases, people are comfortable making their purchase decision based 100 per cent on their online engagement experience. NHCG: Did the pandemic lockdown in March accelerate this shift? RL: Again, yes. Since we had to close all our

sales centres, our immediate quick fix was to launch MLA Live, an interactive, online tour with a member of our sales team. Clients get a really good sense of the space, and if they want to see a specific feature or room, their sales team member “walks” them over for a closer look. But we’ve been investing in our tech stack for many years. We were early adopters of [what has become] Avesdo, a completely digital sales and transaction process developed here in Vancouver that’s reimagining how we deliver all the assets and information we’ve taken for granted. NHCG: Most developers have posted details like price, floorplans, features, amenities, even information about the neighbourhood online for a long time. What makes this new experience more attractive?

NHCG: That sounds super convenient even before we had physical distancing restrictions. Where to you see future advances like this taking the industry? RL: It’s still all about the power of the relationships.

I believe the next step will include custom portals that will allow sales teams to gain an even deeper understanding of their clients’ needs and desires. RL: Previous online sales information has been mostly

static. New technologies allow a much deeper, much more personalized engagement that’s available on demand, whenever and wherever a client wants it. ULTRA-LUXURY COMES TO THE RENTAL MARKET by STEPHANIE MACDONALD

In Vancouver, the Private Waterfront Residences at Eventide are three ultra-luxury contemporary residences dispersed over a statuesque four-storey oceanfront building with unparalleled views of English Bay. We’re offering top-of-the-line amenities, a great location, and rigorous cleaning that’s on par with the world’s top hotels.” We chatted with the designer, Juli Hodgson, President of Hodgson Design Associates about the design considerations of a project like this.


NEW HOME + CONDO GUIDE:

Who was the person (or people) you had in your mind when you put together this space? Did you design with the end user in mind, or were you trying to highlight the structure of the interiors? JULI HODGSON: Eventide was designed with a sophisticated resident or guest in mind. The pristine lines and modern interiors create a continuous flow, connecting the indoor space with the peaceful, beautiful views of English Bay and beyond. It is always our intention, when designing a space, to highlight

the structural brilliance, enhance the expansive ceilings, place focus on the wraparound picture windows, and call attention to the sweeping views. We think Eventide epitomizes that vision. NH+CG: This project is different than your typical luxury condominium, in that they are long-term rentals. Did this have any bearing on your design strategy? J.H.: Eventide is one of the last buildings on Beach Ave. with spectacular unobstructed views of English Bay and Burrard Inlet. With

stunning views from every home in the building, the interior design concept compliments a space outfitted and furnished exquisitely with the highest attention paid to comfort. The vision for Eventide evolved as we discovered new features, artwork and personal touches that we wanted to include to make each guest’s stay more comfortable. NH+CG: The kitchen has a dark colour scheme, but you went very light with the rest of the spaces, what was the reason for this? …continued on page 46 nexthome.ca  45

J.H.: The kitchen design was inspired by a previous project I had worked on. I loved the idea so much that I created a translated version for Eventide. The dark colour scheme anchors the kitchen in this airy, bright and open space and draws your eyes immediately to the floor-toceiling windows. NH+CG: Being right on Pacific Street gives these homes amazing views, but privacy could also be an issue, being right across from the beach. What design considerations did you make to protect residents’ privacy? J.H.: We knew that our guests and residents would want utmost privacy and that is factored into the core of our design. Every suite is accessed by a private elevator entrance for optimal security. Each window has a discretely concealed sheer automated blind system to reduce glare from the sun and shield occupants from prying eyes without reducing the sweeping English Bay views. NH+CG: What was the most interesting/challenging aspect of designing a luxury space like this? J.H.: It’s a challenge to find the right balance between creativity, innovation and functionality in an open floorplan such as Eventide. We must always think about how to maximize and optimize space without cluttering or unintentionally blocking our connection to the outside space and views. Not knowing exactly who our guests or residents will be means we created a simple design that leaned into convenience, innovation and privacy without interfering in this building’s main attraction — the view. 46  New Home + Condo Guide  |   Aug. 22–Sept. 5, 2020
